- 0:33who is doing great, but maybe you just want to
- 0:35hone a few skills here and there? This is the
- 0:38place for you. The Academy Presents Real Estate
- 0:41Investing Rocks podcast will connect you with
- 0:44industry experts so that you can save time, avoid
- 0:48costly mistakes, and begin living the life you've
- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. just by
- 1:00joining us here today. I think this is one of
- 1:03the issues. There's so many people that want
- 1:08to help people find a place to live. You know,
- 1:11our personal goal is to provide the best housing
- 1:14we can at the price point that each person can
- 1:18afford. So like we have one property that's very
- 1:22much a B property, so it's a little bit higher
- 1:24priced. And for the people that can afford to
- 1:27live there, we want to provide the best living
- 1:28we can at that price point. We have another property,
- 1:32absolutely a C property and it's pretty skinny
- 1:34already, but we want to offer the best we can
- 1:37at that price point. And if you bring in like
- 1:41a section, if you bring in section eight, they're
- 1:44usually not to market rent anyway. But when I
- 1:48hear these horror stories and yours is not the
- 1:50only one, it makes it really scary to get into
- 1:55those programs. And there's such a need for affordable
- 1:57housing. But the way that the whole program is
- 2:00being handled makes investors afraid of it. Because
- 2:04we're just average people. We can't float $20
- 2:09,000 a month for the next six months. We just
- 2:14can't. And our investors can't either. Even if
- 2:17we went to the investors and we said, hey, Section's
- 2:18not paying this month, we're going to have to
- 2:21cap call, they're not going to be happy about
- 2:23that. Because yes, they have the heart and want
- 2:25to offer housing, but at the same time, why do
- 2:28we have to pay for the government shortcoming?
- 2:34So it just makes it hard. And number one, I'm
- 2:40sorry you're going through this. Thank you. Because
- 2:43it stinks. And I think that it's actually fairly
- 2:49common for these kinds of larger programs, even
- 2:53though it's It's one city. New York City is huge.
- 2:56So I think it's fairly common for big programs
- 2:59to be a little antiquated in their processes
- 3:02or process -y. I don't know what the plural is.
- 3:06I think that's right. Process -y. They tend to
- 3:09be a little more like algo as opposed to digital.
- 3:14Why? And that's the problem. Like this whole
- 3:17digital world now. This is not like the post
- 3:22-COVID type of you should get with the movement.
- 3:25This was like, you should have been digitized
- 3:28a long time ago. Like how long have computers
- 3:30and the internet been out now? Like why? Why
- 3:33are you still manually processing paperwork?
- 3:37Why do you not have a portal? We pay our taxes
- 3:39on, it's New York City. We have so much other
- 3:43online stuff and I'm not sure why this one program
- 3:46can't be online, can't be digitized. There's
- 3:50a case file sitting on somebody's desk but nobody
- 3:53knows where it's at because there's no way to
- 3:55track it in the computer. And so unless you,
- 3:59can go through the thousands of however many
- 4:01hundreds of case workers they have and go through
- 4:03everybody's death. Like, do you have this case?
- 4:05Do you have this case? Like, no one's doing that.
- 4:08But like, New York City, we pay our taxes online.
- 4:11All our real estate deed and information is online.
- 4:16You know, like, all that stuff, I can go online
- 4:19and find almost everything else when it comes
- 4:23to real estate and systems and, you know, just...
- 4:27Property taxes insurance or whatever else But
- 4:32I can't do a program online like I just and every
- 4:36single phone number that look, you know, it's
- 4:38so funny At the bottom of the letter. They sent
- 4:42me it was like if you have any questions or concerns
- 4:45about a lot call this number So I called the
- 4:49number and it said do do this number No longer
- 4:57in service. Said, call blah, blah, blah, blah,
- 5:02blah instead. So I'm like, what? If you had enough
- 5:08time to put into the voice recording that this
- 5:12number's not working, but this is the new number
- 5:13you should call, why don't you just print that
- 5:16new number at the bottom of the letter and bypass
- 5:18this old number altogether? Like, why are you
- 5:22printing this automatically on an automated cancel
- 5:25letter? with an old phone number but the recording
- 5:28says the new number to call so there's already
- 5:31a new number why not just put that on the letter
- 5:33the first time i'm sorry i just it can't no i
- 5:38mean it just makes no sense it's like what you're
- 5:43saying so you've got somebody who's like their
- 5:46whole living situation is hanging in the balance
- 5:48and it's on some random person's desk whereas
- 5:52if it was in a system at least it could be found,
- 5:55they'd be able to say, oh, hey, well, it's with
- 5:57Caseworker, you know, Jones over here at XYZ
- 6:02location. So if you just go to XYZ location and
- 6:05look for Caseworker Jones, you're going to be
- 6:07able to find the case you're looking for and
- 6:10we can get it, you know, brought today or brought
- 6:12current or whatever has been done. Exactly. Exactly.
- 6:15So something of that. So I guess at the end of
- 6:18the day. This needs to be more than just complaining
- 6:21about antiquated systems. It's kind of, is it
- 6:26worth it? And how, if you're going to do it,
- 6:28how do you navigate it so that you can still
- 6:31be successful with it? Because, like I said,
- 6:34the pay is so much better than what I was charging
- 6:37my tenants previously. until they started a rate
- 6:41heist, that was like my financial freedom number.
- 6:44So I need the Fed to, everyone's messing me up
- 6:47right now. I need the Fed to come back down and
- 6:49I need city clubs to pay me, then I've got my
- 6:52financial freedom number. But in any case, yeah,
- 6:57so I think I mentioned it a little bit before,
- 7:00just making sure that you, really know how the
- 7:03system works. Sometimes it's hard to find out
- 7:05how the system really works until you get into
- 7:07it. But talk to other landlords who are in it
- 7:10and really try to dig deeper beyond their discontent
- 7:15if they are discontented with the system. Try
- 7:17to find out more why and what happened and details
- 7:21about it and talk to as many people as you can.
- 7:24Talk to tenants who are there like go go in person
- 7:28to different like offices trying to find the
- 7:33right location for like your zip code and like
- 7:36try to find someone who's willing to talk to
- 7:38you maybe even if you have to treat somebody
- 7:40to take them out for dinner because you just
- 7:42need to know how it works you know because some
- 7:44of you go in the government office in the middle
- 7:46of the day people are busy with all the other
- 7:48caseloads that they have to get through at the
- 7:50end of the day hey do you want to go out for
- 7:52a drink you want to go out for dinner like i'm
- 7:54willing to treat because i really i don't want
- 7:56to take up your time during the day but i really
- 7:58would appreciate you know just if from someone
- 8:01who is experienced in how this process works
- 8:05kind of thing. So whatever you can do or have
- 8:08to do to find out as much as you can and don't
- 8:11be scared to ask tenants when they come in. What's
- 8:15your, when is your cases, your case due every
- 8:20year? When's the next time it's due, it's gonna
- 8:23expire? Just like. getting as much of that paperwork
- 8:26and documentation because even with CityFeps,
- 8:29my tenants' payments come from sometimes from
- 8:32different departments. So the majority comes
- 8:34from CityFeps and then some of them have shelter
- 8:37allowances also comes from a different department
- 8:39with HRA. So those like that, I found that out
- 8:43just from like going through it and learning
- 8:46it. But if you can try to front load that curve
- 8:50and just be on the ground and not just rely on
- 8:55Trying to call and do whatever is on the internet
- 8:57because that being in person is still very powerful
- 9:02to meet people in person and have that contact
- 9:05person that you can you can call because I did
- 9:07call my contact person and she was able to look
- 9:09up some stuff in the computer and see What was
- 9:11missing so we don't I don't know if the case
- 9:13that was missing was on somebody's dick last
- 9:15But at least I know that she could see that it
- 9:17was missing, you know I mean, so I kind of like
- 9:19what the next step so she informed me what the
- 9:21next steps were for my tenant to go in and rectify
- 9:24things so Things are moving but it's just a shell
- 9:28-shock to get a letter like that in the mail
- 9:30and not know what's going on or how to handle
- 9:33it because I can't just Kick a lady out with
- 9:35two kids on the street and how do I even get
- 9:38her to move? like I can't enough to pay for her
- 9:41to moving costs because I don't I don't have
- 9:43that you know what I mean, so it's um It's something
- 9:49I could go on and on About do I still think is
- 9:53worth it? Yes, I do. I I don't know. I think
- 9:57Yeah, when it works it works well So I made a
- 10:03list of questions and I may have gotten them
- 10:04out of order, but so I put lessons learned Who
- 10:09is the caseworker? Where are they located? What
- 10:13is their phone number? How do I keep my residents
- 10:17case current? And then to the tenant, when is
- 10:22your case renewal? And do you know who your caseworker
- 10:25is? And then what is missing from the file? So
- 10:30if you know those things, you should be able
- 10:33to keep it smooth. Yeah. Yeah. And one thing
- 10:38that is another loop, and I don't know how section
- 10:40eight works when it comes to this, but for city
- 10:42FEPs, because I did ask my tenants this as well,
- 10:46but they don't have a caseworker per se. There's
- 10:50no one assigned to them. They have a case number.
- 10:53So if you can get the case number, which is also,
- 10:56I never knew how to find the case number because
- 11:00I thought it was something that was not provided
- 11:01to the landlords because it's like, I can't go
- 11:05in for my tenants. It's the tenants' case. They
- 11:07have to go in for themselves. So, like, that's
- 11:09another thing that sucks. Like, I can't go in
- 11:11advocating for them. But I asked the lady on
- 11:14the phone. She asked the case number. I said,
- 11:16I don't know. They don't provide that to us.
- 11:17She said, it's on the check that you get. And
- 11:19I'm like, oh, shit. I didn't know that. So I
- 11:23just happened to have the checks with me. And
- 11:25I looked, and I was like... Oh so I see where
- 11:27the case number so anyone out there who has it
- 11:29look on the checks it might have the case number
- 11:32might be there if the tenant doesn't know it
- 11:34and at least you have that number and there's
- 11:36normally a process okay for this For this particular
- 11:40voucher, the tenant has to go to their local
- 11:43office for this, like I said, either home base
- 11:45or HRA. Where is that at? If you can get an address
- 11:49for where the local office for you is, or a list
- 11:52of offices and which one is for your zip code.
- 11:55The first time I went running around, I had...
- 11:57different, I had a sheet that had like what should
- 12:00have been for my zip code and it wasn't there.
- 12:03Cause after I went there and then they told me,
- 12:05Oh, go to the other place. I went to the other
- 12:06place. It wasn't there. Then they told me, Oh,
- 12:08go to this other place. And so I went to the
- 12:10third place and that was it. So sometimes it's
- 12:13going to be running around, but how, how worth
- 12:17it is it to you? What's your ultimate like goal
- 12:20in being an investor? I know we all want to make
- 12:23money, but if you also have. a deeper why for
- 12:29what you're doing, then sometimes it's worth
- 12:32going through. And in real estate, no matter
- 12:35what you're doing, there's going to be headaches
- 12:36and there's going to be obstacles and roadblocks
- 12:39to get around and loop -de -loops to travel through.
- 12:43And it's just pick your poison, you know? Yeah,
- 12:48no, absolutely. You know, Nicole, I just want
- 12:49to thank you for being here and just for being
- 12:52willing to talk about Some of the crap that goes
- 12:55along with trying to trying to provide affordable
- 12:59housing I think there's a lot of us that we would
- 13:03love to do it, but we get scared I mean how many
- 13:07how many hours are there in a day and I have
- 13:10to go here there and everywhere and Maybe my
- 13:14maybe my residents maybe they know their numbers.
- 13:16Maybe they know the contact. Maybe they don't
- 13:19I mean, there's just so many what ifs So just
- 13:23thank you for bringing the reality of what it
- 13:25could be, but to also bring the reality of what
- 13:29it is when it's working. Because it's super easy
- 13:33to just moan and complain about things when they're
- 13:35going bad, but you also brought the beauty of
- 13:39when it's working well and being able to collect
- 13:42a higher rent and that money be in there and
- 13:46coming and you had residents with skin in the
- 13:48game and you had some that didn't that just weren't
- 13:50there yet. And so I think that you really brought
- 13:53a whole picture and just thank you. Oh, thank
- 13:56you. Thank you for having me again. And I, you
- 13:59know me, I'm an open book. I love to be transparent
- 14:02about the good and the bad because I just think
- 14:05people who are looking to get into it needs to
- 14:08just be aware on all fronts. And just because
- 14:11there's bad doesn't mean you shouldn't do it.
- 14:13It just means be prepared for it and just go
- 14:15in with your eyes wide open. Absolutely. So thank
- 14:18you again. And guys, if you're staying on this
