- 1:53Speaker 2: So happy to have you here for the webinar with
- 1:56Speaker 2: Matt and I on the six best ways to finance
- 1:59Speaker 2: multi real estate and scale your portfolio. For those who
- 2:02Speaker 2: don't know, my name is Julian Gordon, aka Miss Multifamily,
- 2:05Speaker 2: and I'm just happy to have you here. You know,
- 2:08Speaker 2: we're in interesting times in this real estate market, and
- 2:11Speaker 2: we will to make sure that you can continue to
- 2:12Speaker 2: buy real estate despite what you're hearing externally in terms
- 2:17Speaker 2: of the news and the media, what you're seeing with
- 2:18Speaker 2: interest rates and things of that nature. So just happy
- 2:21Speaker 2: that you're here in chat. Please let me know what
- 2:24Speaker 2: how many doors do you have right now? How many
- 2:27Speaker 2: doors do you have right now? Maryland said three, Patty
- 2:30Speaker 2: said two, Dexter thirteen, Yes, Omar two, got a duplex,
- 2:36Speaker 2: Jay one, Marlene one, Jay Young three, Mercedes zero, Terry two,
- 2:41Speaker 2: Jay two, Christy two, Jada two. So a lot of
- 2:45Speaker 2: duplexes in the building. That's all right, some zeros, that's okay,
- 2:49Speaker 2: all right. So we're gonna cover different financing strategies for everybody,
- 2:54Speaker 2: all right. So Matt is gonna be here in just
- 2:57Speaker 2: a second. What I'm gonna do is I'm gonna get
- 2:59Speaker 2: started with our reduction so that as soon as he
- 3:01Speaker 2: jumps in, we can get into the meat of it.
- 3:02Speaker 2: So give me a second while I share my screen.
- 3:06Speaker 2: The second while I share my screen, all right? And
- 3:13Speaker 2: also in chat, let me know what market are you in?
- 3:16Speaker 2: Right now? What market are you in? Give me cities
- 3:18Speaker 2: or counties. Don't give me states, give me cities or counties.
- 3:21Speaker 2: What market are you in?
- 3:24Speaker 3: Sure?
- 3:29Speaker 2: So where did the chat go? All right? So where
- 3:32Speaker 2: we got people from San Jose, Boston, Lake Charles, Louisiana,
- 3:37Speaker 2: Love Louisiana, Charlotte, Prince George's County, Brooklyn, Union County, Tampa,
- 3:43Speaker 2: Newcastle County, Las Vegas, Austin at aliens in the building,
- 3:47Speaker 2: I see a Courtney, Inglewood, Long Beach or Oakland, Broward County,
- 3:52Speaker 2: and Florida Atlanta to Los Angeles. Cool. So we got
- 3:57Speaker 2: people from all over they cut this is good, all right,
- 4:01Speaker 2: beautiful so let me get the introduction of the way
- 4:04Speaker 2: for those of you who came in late. Matthew is
- 4:06Speaker 2: on his way. He is headed up to his hotel room.
- 4:10Speaker 2: He has some traveling delays, but I'm gonna get us
- 4:12Speaker 2: started and he'll be here on time for us to
- 4:14Speaker 2: go through the meat of the presentation. And so for
- 4:18Speaker 2: those of you who don't know, my name is Julian Gordon,
- 4:20Speaker 2: aka Mister Multifamily, and I've built the multifamily movement over
- 4:24Speaker 2: two hundred and ninety two closings on about ninety million
- 4:27Speaker 2: dollars worth of real estate in the multi family movement.
- 4:30Speaker 2: At this moment in time, I don't know anybody who's
- 4:32Speaker 2: helped more people close a multifamily homes than myself. And
- 4:35Speaker 2: so I'm so grateful to be in this role and
- 4:37Speaker 2: for this to be my God given purpose. Now, this
- 4:40Speaker 2: would not be possible without partnership with people like Matt. Matt,
- 4:44Speaker 2: as you know, is MG the Mortgage Guy. I actually
- 4:47Speaker 2: called him MG the mortgage God because of his ability
- 4:50Speaker 2: to understand multifamily real estate financing and get many of
- 4:54Speaker 2: our students across the finish line. And so Matt and
- 4:57Speaker 2: I have strengthened this partnership to make sure that we
- 5:02Speaker 2: can help three hundred people close in twenty twenty two,
- 5:05Speaker 2: and we're well underway on that now. I was doing
- 5:07Speaker 2: some history and some research, and there was Harriet Tubman,
- 5:13Speaker 2: right who we know is a number one conductor on
- 5:14Speaker 2: the underground railroad, and she freed folks. But Harry Tubman
- 5:18Speaker 2: was also financed by a man named William Steel, and
- 5:21Speaker 2: he financed many of her trips. She also worked during
- 5:25Speaker 2: the summers to save up to actually do her trips.
- 5:29Speaker 2: She made nineteen trip, build a Mason Dixon line and
- 5:32Speaker 2: free three hundred people. So that's why that is our
- 5:34Speaker 2: focus for this year, is to try to free three
- 5:36Speaker 2: hundred people. And so Matt is on that side of
- 5:39Speaker 2: the equation, and I'm on this side of the equation.
- 5:41Speaker 2: I am the number one conductor on the above ground railroad,
- 5:44Speaker 2: which is multi family real estate. It is the pathway
- 5:47Speaker 2: to freedom in today's world. For those of you who
- 5:49Speaker 2: don't know, you may think that slavery is over, but
- 5:52Speaker 2: it has not ended. OK. We are engaged in what
- 5:55Speaker 2: I call modern day slavery. Slavery has adapted. It is
- 5:59Speaker 2: no longer physical change. It is now mental and monetary.
- 6:02Speaker 2: Slavery is now mental and monetary, all right, now, real
- 6:06Speaker 2: quick history lesson? Where did Harriet Tubman take people in
- 6:08Speaker 2: the middle of the night when she was seeking your freedom?
- 6:11Speaker 2: Where does she hide them in the middle of the night?
- 6:13Speaker 2: Anybody know where did Harriet Tubman hide folks in the
- 6:17Speaker 2: middle of the night? Quick history lesson? She usually did
- 6:23Speaker 2: her trips in the winter. So yes, they had to
- 6:25Speaker 2: go through rivers, but they didn't stand in the river.
- 6:27Speaker 2: The jay Lou said it and other people's homes. These
- 6:31Speaker 2: were called safe houses. These were called safe houses. So
- 6:35Speaker 2: do you realize that real estate has been part of
- 6:37Speaker 2: your journey to freedom since day one? Real estate has
- 6:40Speaker 2: been part of your journey to freedom since day one?
- 6:43Speaker 2: And so multi family real estate is what we call
- 6:45Speaker 2: the above ground railroad. It is the pathway to freedom.
- 6:48Speaker 2: But until you understand multi family financing, you'll think that
- 6:51Speaker 2: multi family homes and building an entire portfolio is out
- 6:54Speaker 2: of reach. And so really quickly, I need everybody to
- 6:56Speaker 2: type portfolio. I need everybody to type portfolio. Everybody go
- 7:01Speaker 2: ahead and type portfolio. Portfolios. Some people like I don't
- 7:05Speaker 2: even know what spell portfolio. No, I need you to
- 7:08Speaker 2: type portfolio. Okay, the reason I'm having you type portfolio
- 7:13Speaker 2: is because I want you to get out of the
- 7:15Speaker 2: mindset of just having one property, right. I need you
- 7:19Speaker 2: to get out of the idea in the American dream. Oh,
- 7:21Speaker 2: I just want to have a house. I just want
- 7:23Speaker 2: to have a house, right, And we'll cover that later on.
- 7:26Speaker 2: We want you to get into a portfolio mindset, and
- 7:29Speaker 2: that's what this particular webinar is really about. You saw
- 7:33Speaker 2: some people who have zero doors at this moment in time,
- 7:35Speaker 2: so they're still renting. You see people who have a
- 7:38Speaker 2: single family home. You see some people with their first
- 7:40Speaker 2: duplex and I think our highest was thirteen doors so
- 7:45Speaker 2: far on this webinar. And so as you continue to
- 7:47Speaker 2: scale your portfolio, there becomes some challenges and you have
- 7:50Speaker 2: to find different financing strategies. And that's what this webinar
- 7:53Speaker 2: is really all about. Now, Matt and I have helped
- 7:57Speaker 2: many people close together, and the two hundred and ninety
- 7:59Speaker 2: two closed in the multi family movement, he is responsible
- 8:02Speaker 2: for about half of them. These are some of the
- 8:05Speaker 2: people who we together have helped close. I've educated them,
- 8:08Speaker 2: I've talked him how to finance, how to finance, find
- 8:11Speaker 2: and finalize the deal, and then Matt was the one
- 8:13Speaker 2: who actually brought the financing to the table after evaluating
- 8:16Speaker 2: their financing folders and understanding the play that they were
- 8:19Speaker 2: seeking to run. So this is Novacane who closed in
- 8:21Speaker 2: South Carolina. This is Natalie closed and I believe Connecticut.
- 8:25Speaker 2: This is Sandy Sandy Chenties closed in Cypress Hills, Brooklyn,
- 8:30Speaker 2: New York. So a lot of people are like, oh, Julian,
- 8:32Speaker 2: this doesn't work in expensive markets. I live in Brooklyn,
- 8:34Speaker 2: I live in the Bay Area, I live in Los Angeles. Well,
- 8:37Speaker 2: we have students who have closed in those exact places.
- 8:41Speaker 2: Daffy closed in Albany, Georgia. He actually just closed on
- 8:45Speaker 2: another one recently as well. You see Mitchell and Brianna
- 8:50Speaker 2: Brene who closed on properties with Matt and I teaming up.
- 8:55Speaker 2: You see Afea and Linda Linda, who have also close
- 9:01Speaker 2: based on the work that Matt and I do. And
- 9:03Speaker 2: so we are a team. And this is why we're
- 9:06Speaker 2: bringing this information to you because we have a specific goal. Now,
- 9:10Speaker 2: for those of you who don't know me and just
- 9:11Speaker 2: want to test our credibility, this is my actual real
- 9:15Speaker 2: estate portfolio. These are the properties that I actually control.
- 9:18Speaker 2: At this moment in time, I currently control about thirty
- 9:22Speaker 2: eight doors all across the country in four different markets
- 9:25Speaker 2: in New York, Oakland, Oakland, New Orleans, Baton, Rouge, and
- 9:30Speaker 2: I also control properties in Atlanta, Georgia that you don't
- 9:34Speaker 2: see here. And so this is my actual personal portfolio.
- 9:39Speaker 2: But in addition to my personal portfolio, I actually have
- 9:43Speaker 2: more properties in that I am a managing partner and
- 9:47Speaker 2: a real estate fund, and I'm also a lead investor
- 9:50Speaker 2: in several real estate funds, Black owned real estate funds,
- 9:53Speaker 2: And so when you add up my percentage share of
- 9:56Speaker 2: those portfolios as well, I'm more around eighty doors than
- 9:59Speaker 2: i i am at forty. So forty is my personal
- 10:02Speaker 2: thirty eight is my personal portfolio. And when you add
- 10:06Speaker 2: in my percentage share of other funds, that is almost double.
- 10:11Speaker 2: So this is the work that I do. And my
- 10:13Speaker 2: journey only started in May of twenty thirteen when I
- 10:16Speaker 2: bought that first property in Brooklyn, New York, right here
- 10:19Speaker 2: in the upper left. And since that moment in time,
- 10:21Speaker 2: I've not paid a housing expense. I've not paid a
- 10:24Speaker 2: mortgage since May of twenty thirteen, family, I've not paid
- 10:28Speaker 2: a house and expense since May of twenty thirteen. Not rent,
- 10:32Speaker 2: not principle, not interest, not taxes, not insurance, not capex,
- 10:35Speaker 2: not repairs, are or vacancy rate. Imagine what would happen
- 10:38Speaker 2: for you if you no longer had a housing expense
- 10:40Speaker 2: for the rest of your life. Your housing expense is
- 10:42Speaker 2: literally going to be the biggest expense that you have
- 10:44Speaker 2: in your entire life. And if we can just get
- 10:46Speaker 2: rid of that one single thing, if we can get
- 10:48Speaker 2: rid of that one single thing, it will ensure that
- 10:51Speaker 2: you create regenerational wealth, not just generational wealth. Generational wealth
- 10:55Speaker 2: is only handed down from one generation to the next,
- 10:58Speaker 2: and usually the next generation fumble, okay. But regenerational wealth
- 11:02Speaker 2: is when you leave on cash flowing assets to the
- 11:04Speaker 2: next generation. And this is what I've been able to
- 11:07Speaker 2: do in less than a decade. So when it comes
- 11:09Speaker 2: to real estate, this is not a get rich quick ski,
- 11:12Speaker 2: this is not a get rich quicks team. This is
- 11:14Speaker 2: a get rich guaranteed system over time. It is the
- 11:17Speaker 2: most proven business model ever. I cannot guarantee you that
- 11:20Speaker 2: Amazon will be here one hundred years from now. I
- 11:22Speaker 2: cannot guarantee you that Apple or Tesla will be around
- 11:25Speaker 2: one hundred years from now, right, But I can't guarantee
- 11:27Speaker 2: you that as long as there are human beings on
- 11:29Speaker 2: the face of this planet, then guess what, multifamily real
- 11:31Speaker 2: estate will still be here and it will be as
- 11:33Speaker 2: valuable as ever. Okay. And so this is what we
- 11:37Speaker 2: are teaching you, is how to acquire this real estate,
- 11:41Speaker 2: especially in the midst of the market that we are in,
- 11:44Speaker 2: so that you can get in the game and not
- 11:46Speaker 2: let the news and the media stop you from actually
- 11:49Speaker 2: from actually understanding how to run these plays. All right,
- 11:54Speaker 2: So okay, cool. So with that, our and why Matt
- 12:00Speaker 2: and I decided to team up is that we know
- 12:03Speaker 2: that there's a growing gap between the rich and the poor.
- 12:05Speaker 2: It used to be right that if you went to
- 12:07Speaker 2: the right schools, you got the right job, you met
- 12:09Speaker 2: the right people, you can get from one side to
- 12:11Speaker 2: the other. But we know that that gap between the
- 12:13Speaker 2: rich and the poor is growing wider and wider and wider. Family,
- 12:18Speaker 2: and soon it's going to get to a point where
- 12:19Speaker 2: no matter what you do, no matter how many degrees
- 12:22Speaker 2: you have, no matter how hard you work, no matter
- 12:24Speaker 2: how much active income you make, it's going to be
- 12:26Speaker 2: almost impossible for you to get from one side to
- 12:28Speaker 2: the other. Okay, unless you have assets, cash flowing assets
- 12:32Speaker 2: that ensure that you and your last name are on
- 12:35Speaker 2: the right side of this equation. Because even if you
- 12:37Speaker 2: have high active income, if you're mortgaging, your cost of
- 12:40Speaker 2: living continues to rise due to inflation, just like gas
- 12:43Speaker 2: prices and things of that nature. Then guess what, You're
- 12:45Speaker 2: still stuck in the rat race. You're just stuck in
- 12:48Speaker 2: the rat race at a higher demand. Now your cost
- 12:51Speaker 2: of living is ten thousand dollars a month, right, and
- 12:53Speaker 2: if your cost of living is now ten thousand dollars
- 12:55Speaker 2: a month, which is one hundred and twenty per year,
- 12:57Speaker 2: then you making one hundred and eighty thousand dollars per
- 13:00Speaker 2: year after taxes are still not free. You're just enslaved
- 13:04Speaker 2: at a higher level. You're enslaved at a higher level. Okay,
- 13:09Speaker 2: So this is not about active income. That is the
- 13:12Speaker 2: secret the game. You've been taught to paper chase. But
- 13:15Speaker 2: this game is not about active income. The person who
- 13:18Speaker 2: has the greatest amount of passive income is who wins
- 13:20Speaker 2: the game. And in just a matter of eight years,
- 13:24Speaker 2: I've been able to build one hundred and eighty thousand
- 13:26Speaker 2: dollars in passive income through real estate alone, just my
- 13:30Speaker 2: real estate business alone. So collectively, if you look at
- 13:33Speaker 2: my portfolio, I collect about thirty seven thousand dollars per
- 13:37Speaker 2: month in rents. I do not keep all thirty seven
- 13:39Speaker 2: thousand dollars, Okay, sixty percent of that goes to principal
- 13:42Speaker 2: interest taxes, insurance, CAFEX, or prayers of in vacancy rates.
- 13:46Speaker 2: So that leads me with about forty percent. Forty percent
- 13:48Speaker 2: of thirty seven thousand dollars is about fifteen thousand dollars
- 13:51Speaker 2: per month. Fifteen thousand dollars per month times twelve months
- 13:55Speaker 2: is one hundred and eighty thousand dollars per year in
- 13:57Speaker 2: passive income that I built an eight years, Okay, that
- 14:01Speaker 2: will last forever. Some of you on the corporate plantation
- 14:05Speaker 2: and in the rat race will never even achieve that
- 14:08Speaker 2: with active income because you've been trading time for money,
- 14:12Speaker 2: and you have to get out of that cycle if
- 14:14Speaker 2: you want to be free, if you want to be wealthy.
- 14:17Speaker 2: I will never trade a high active income for passive
- 14:22Speaker 2: income because anybody with a high active income ultimately wants
- 14:26Speaker 2: to get free by creating passive income streams. So you
- 14:31Speaker 2: have to work for money. That's your first job. But
- 14:33Speaker 2: your second job is to make money work for you.
- 14:36Speaker 2: And many of you are failing right now. And I
- 14:39Speaker 2: don't say this to put you down, but many of
- 14:41Speaker 2: us are failing simply because we weren't taught right, simply
- 14:44Speaker 2: because we weren't taught how to make money work for us.
- 14:46Speaker 2: And once your money is working harder for you than
- 14:48Speaker 2: you work for it, at that point you can get free.
- 14:52Speaker 2: I got to full financial freedom when I acquired when
- 14:56Speaker 2: I got up to this property right here. Okay, I
- 14:59Speaker 2: had about ten indoors at that time, and that is
- 15:02Speaker 2: when I achieve full financial freedom. You do not need
- 15:05Speaker 2: millions of dollars in a bank account to achieve full freedom.
- 15:08Speaker 2: Full freedom is when your passive income is greater than
- 15:12Speaker 2: your cost of living period. And so if each rental door,
- 15:16Speaker 2: if I had ten rental doors right and they were
- 15:19Speaker 2: each producing four hundred dollars per month in cash flow,
- 15:22Speaker 2: right after principal interest, taxes, insurance capecks, or prayers of
- 15:25Speaker 2: registrate in terms of that's the money that I collected.
- 15:27Speaker 2: That's four thousand dollars a month. And if my cost
- 15:30Speaker 2: of living was not four thousand dollars a month. Then
- 15:32Speaker 2: guess what, I'm fully financially free simply because I created
- 15:36Speaker 2: four thousand dollars a month in positive cash flow and
- 15:40Speaker 2: passive income. Right. So this is some of the mindset
- 15:44Speaker 2: that you have to break in order to understand the
- 15:46Speaker 2: most direct path to freedom is not getting the highest
- 15:49Speaker 2: active income and just having a pile of money sitting
- 15:51Speaker 2: in a bank account. The fastest path to freedom is
- 15:54Speaker 2: actually to grow your passive income month by month by month,
- 15:58Speaker 2: year by year by year, acquire a property every single year. Okay,
- 16:04Speaker 2: are y'all capturing this? Are y'all with me? Are y'all understanding? Okay,
- 16:08Speaker 2: So with Matt and I, we are trying to close
- 16:12Speaker 2: the wealth gap. Literally, we are trying to close the
- 16:15Speaker 2: wealth gap. We know that the world's wealth these people
- 16:17Speaker 2: all have real estate in their portfolio. Okay. Of course,
- 16:20Speaker 2: eyl Or, your leisure is teaching you all the different
- 16:23Speaker 2: methods to build wealth, but we know the one that
- 16:25Speaker 2: is core and is staple in order to build wealth
- 16:28Speaker 2: is real estate. And so we are closing the wealth
- 16:30Speaker 2: gap one brick at a time, one brick at a time.
- 16:33Speaker 2: Through through how we've teamed up on the education and
- 16:37Speaker 2: the execution piece. All right, So these are some of
- 16:40Speaker 2: our students who have closed all across the country on
- 16:43Speaker 2: multifamily real estate. And like I said before, you were
- 16:47Speaker 2: now rocking with the best, you are literally now rocking
- 16:51Speaker 2: with the best. There's nobody that I know of that
- 16:55Speaker 2: has helped more people close on multifamily real estate than myself.
- 17:00Speaker 2: There's no other individual that I know of in the
- 17:02Speaker 2: country that has helped more people close on multifamily real
- 17:06Speaker 2: estate than myself. And I say that humbly. If you
- 17:09Speaker 2: know of somebody who has helped more people close on
- 17:11Speaker 2: multi family real estate than myself, and please let me know.
- 17:13Speaker 2: But at this moment in time, the multifamily movement has
- 17:16Speaker 2: helped two hundred and ninety two people close on their
- 17:18Speaker 2: first multifamily home, and their second, and the third and
- 17:21Speaker 2: their fourth. In fact, one person has eight properties. Okay,
- 17:26Speaker 2: that's eighty seven million dollars worth of real estate acquired.
- 17:29Speaker 2: That's ten million dollars in positive in revenues rental revenues
- 17:34Speaker 2: every single year, and about three million dollars in positive
- 17:37Speaker 2: cash flow that will be in these families' names forever. Okay.
- 17:42Speaker 2: And we're just getting started. And so we want you
- 17:44Speaker 2: to be part of that. And Matt and I are
- 17:46Speaker 2: trying to accelerate that process because we know how important
- 17:48Speaker 2: it is. Because guess what, what's today's date. What's today's date, family,
- 17:55Speaker 2: Today's date is the thirtieth, and in two days rent
- 17:59Speaker 2: is do Rent is due, and rent is going to
- 18:03Speaker 2: continue to be due until you do something about it.
- 18:08Speaker 2: There's no way to shake it. There's only three ways
- 18:11Speaker 2: to get rid of your house and expense forever. Does
- 18:13Speaker 2: anybody know what they are? You can live in a tent, okay,
- 18:18Speaker 2: you can go to jail, or you can buy multi
- 18:20Speaker 2: family real estate. Those are the only three ways to
- 18:23Speaker 2: get rid of your house and expense forever. Marlene said
- 18:25Speaker 2: to die, well, when you die, guess what you still
- 18:28Speaker 2: have to pay for? You still have to pay for
- 18:31Speaker 2: a funeral plot. And a funeral plot is what it's
- 18:34Speaker 2: real estate. Even if you die, you still have to
- 18:38Speaker 2: pay for real estate. The only way that I found
- 18:40Speaker 2: to get rid of your housing expense forever is to
- 18:44Speaker 2: actually acquire multifamily real estate. And so that is the focus,
- 18:48Speaker 2: all right, So we're going to focus on some down
- 18:51Speaker 2: payment programs that don't require you to put twenty five
- 18:53Speaker 2: percent down. We're going to focus on deal flow. We're
- 18:56Speaker 2: going to focus on deal analysis, right, but most importantly,
- 18:59Speaker 2: we're going to show you you sick strategies that you
- 19:01Speaker 2: can use to get financed. This is what blocks people.
- 19:04Speaker 2: Many people don't feel like they they feel like money
- 19:09Speaker 2: is the biggest issue when it comes to acquiring real estate,
- 19:12Speaker 2: and it's not. Money is not the biggest issue the fuck.
- 19:16Speaker 2: Finding the deal is harder than finding the money. Finding
- 19:20Speaker 2: the deal is harder than finding the money. But if
- 19:25Speaker 2: you don't understand how financing on multi famming real estate works,
- 19:28Speaker 2: then you'll think that money is the biggest issue, and
- 19:31Speaker 2: it's not. For those of you with poor credit scores,
- 19:34Speaker 2: guess what, there's a ways around that. For those of
- 19:36Speaker 2: you who don't have a huge savings guess what, there's
- 19:38Speaker 2: ways around that. What you cannot avoid is the work
- 19:42Speaker 2: that is required to find a great deal. But the
- 19:45Speaker 2: money is available, and the reason the money is available
- 19:47Speaker 2: is because real estate is a physical, tangible asset. The
- 19:52Speaker 2: bank is not going to finance you three hundred or
- 19:54Speaker 2: five hundred thousand or a million dollars for your ten
- 19:58Speaker 2: page business plan and you haven't sold products, but they
- 20:01Speaker 2: will finance you for some brick and mortar because they
- 20:05Speaker 2: know that if you ever fail to make that mortgage payment,
- 20:08Speaker 2: then they can actually reclaim that property for close on it,
- 20:11Speaker 2: take it back, being that they're in first lean position,
- 20:14Speaker 2: and sell it and get their money out of the deal. Okay,
- 20:17Speaker 2: So when you truly understand how financing works, that opens
- 20:20Speaker 2: you up and then your next step comes to find
- 20:22Speaker 2: that deal and to finalize that deal. So here in
- 20:26Speaker 2: this particular webinar, we're going to focus on financing. We're
- 20:29Speaker 2: going to focus on financing just to get you over
- 20:32Speaker 2: that first hurdle. Now, for those of you who stay
- 20:35Speaker 2: to the end on what we're going to do is
- 20:36Speaker 2: we're going to send you a list of one hundred
- 20:37Speaker 2: and forty seven down payment assistant programs. I've put this together.
- 20:41Speaker 2: They're all organized by state. So literally, you'll look at
- 20:45Speaker 2: this list of down payment assistant programs, you'll find your
- 20:47Speaker 2: state and you'll look for one that fits you. Some
- 20:50Speaker 2: of them are five thousand dollars grants, right literally, just
- 20:53Speaker 2: five thousand dollars that you don't have to pay. Some
- 20:55Speaker 2: of them, if you take a landlord class, they'll roll
- 20:57Speaker 2: your closing costs into the loan. Which means less money
- 20:59Speaker 2: out of podt it for you. Okay, So we're doing
- 21:01Speaker 2: everything in our power to help you save money and
- 21:04Speaker 2: make money in this process. Now you know, in the past,
- 21:08Speaker 2: Matt and I have talked about the four three, two
- 21:10Speaker 2: to one strategy, and most people based on the American
- 21:13Speaker 2: dream think that right out the gates, going from renting,
- 21:16Speaker 2: they should buy their dream home or start with a
- 21:18Speaker 2: single family home. And that is a climb to freedom.
- 21:22Speaker 2: It is actually harder to get free when you follow
- 21:25Speaker 2: the quote unquote American dream. The American dream is actually
- 21:28Speaker 2: American nightmare. And the reason they called it a dream
- 21:30Speaker 2: is because they had to rock you to sleep in
- 21:33Speaker 2: order to get you to believe in it. I don't
- 21:36Speaker 2: want to dream, right, I want to dream awake, not
- 21:40Speaker 2: when I'm sleep. I don't remember my dreams when I sleep.
- 21:43Speaker 2: Why Because I dream awake. A lot of people daydreaming
- 21:46Speaker 2: on their day jobs, or they only dream when they're sleep.
- 21:48Speaker 2: That is not when I want to dream. I want
- 21:50Speaker 2: to live out my dream every single day, Okay. And
- 21:53Speaker 2: that is a true American dream is when you're living
- 21:55Speaker 2: it out, not just when you're thinking about it or
- 21:57Speaker 2: you're trying to keep up with the Jones, and so
- 21:59Speaker 2: at people fall victim to buying a single family first
- 22:03Speaker 2: because that's what the American dream and AHGTV says, and
- 22:07Speaker 2: it's not true, okay, And so we are here to
- 22:10Speaker 2: show you there's a faster path to freedom if you
- 22:13Speaker 2: don't do what everybody else is doing. There's a faster
- 22:17Speaker 2: path to freedom if you do not do what everyone
- 22:20Speaker 2: else is doing, okay, And so we teach the four
- 22:24Speaker 2: three two one strategy where you actually have a countdown
- 22:28Speaker 2: your freedom instead of a climb your freedom, where you
- 22:30Speaker 2: start with the four plex and then you downsize to
- 22:33Speaker 2: a triplex, and then you downsize to a duplex, and
- 22:36Speaker 2: then you downsize to the single family that you desire.
- 22:40Speaker 2: And guess what, you won't even have to pay for
- 22:42Speaker 2: it because the cash flow produced by the rental properties
- 22:47Speaker 2: that you have, we'll not only paid for that mortgage,
- 22:49Speaker 2: but they're now covering your car notes, your student loan,
- 22:52Speaker 2: your child's tuition and childcare, your food, your internet, your
- 22:56Speaker 2: cell phone. You want a door for every expense that
- 22:59Speaker 2: you have. Okay, this is why I need you to
- 23:03Speaker 2: build a portfolio. You want to have a door for
- 23:06Speaker 2: every expense that you have Okay, this is how you
- 23:10Speaker 2: get free. You have all this money going out every
- 23:14Speaker 2: single month in twelve different ways, so guess what that means.
- 23:18Speaker 2: That means you need to have twelve different doors to
- 23:20Speaker 2: pay for those expenses. We are in the business of
- 23:24Speaker 2: providing quality, affordable housing to people who cannot who are
- 23:29Speaker 2: not positioned to own on their own yet. See, there's
- 23:32Speaker 2: been a narrative out there about all landlords or slum lords,
- 23:36Speaker 2: and it's not true. I provide quality affordable housing to
- 23:40Speaker 2: about seventy people. My thirty eight doors house about seventy
- 23:45Speaker 2: people who are not in a position to buy real
- 23:48Speaker 2: estate yet. And so guess what, They still need housing
- 23:51Speaker 2: and somebody has to provide that housing. And so that's
- 23:54Speaker 2: what we're in the business of doing. And especially in
- 23:56Speaker 2: our communities, we are trying to reclaim these properties back
- 23:59Speaker 2: from slum lords who do not care about our people whatsoever.
- 24:03Speaker 2: And we are trying to raise the quality and standard
- 24:05Speaker 2: of living in our community by taking ownership and control
- 24:09Speaker 2: of these properties. My section eight tenants they love Me,
- 24:12Speaker 2: have my portfolio with section eight. They love me. I
- 24:15Speaker 2: take care of them. I treat them like they've never
- 24:18Speaker 2: been treated before. They've been dealing with slum lords who
- 24:20Speaker 2: don't fix anything, don't care, don't care if they have
- 24:23Speaker 2: roaches and rodents, right, who who are right on their
- 24:29Speaker 2: neck for rent even though they haven't fixed anything, but
- 24:32Speaker 2: expect rent to be paid in full. Right, this is
- 24:36Speaker 2: our opportunity to take back what is ours, these quote
- 24:39Speaker 2: unquote hoods that we made that we live in. Right,
- 24:46Speaker 2: we actually you have to own. Can't call it my
- 24:49Speaker 2: hood if I don't own it, right, And so this
- 24:52Speaker 2: is our time, and this is our opportunity. And so
- 24:55Speaker 2: this is what we're focus is on. So your first
- 24:58Speaker 2: four plex that's going to pay for it health with
- 25:00Speaker 2: the rental revenue and your cars. Then your triplex pays
- 25:04Speaker 2: for itself, your food and your cell phone. Right, then
- 25:07Speaker 2: your duplex pays for itself and your single family, and
- 25:11Speaker 2: then your single family is free. This home that I
- 25:15Speaker 2: am in right now, guess what, y'all, it's my single family.
- 25:19Speaker 2: You think I got a mortgage, Nope, I own it
- 25:23Speaker 2: free and clear. I own it free and clear. But
- 25:26Speaker 2: see I had discipline and patience. I didn't buy a
- 25:29Speaker 2: single family home till I had twenty doors. I didn't
- 25:33Speaker 2: buy a single family home until I had twenty doors. Okay,
- 25:39Speaker 2: so this is some of the sacrifice that you may
- 25:43Speaker 2: have to make in order to get free. But some
- 25:46Speaker 2: of you want what you want right now. You just
- 25:49Speaker 2: want what you want right now. You want to keep
- 25:51Speaker 2: up with the jones. You want to compare yourself to
- 25:53Speaker 2: other people. You want to watch other people's Instagram fees, right,
- 25:57Speaker 2: and so you do what they do, and then you
- 25:59Speaker 2: realize that you're now a bondage too because you were copying,
- 26:01Speaker 2: because you were comparing. But if you actually take the
- 26:06Speaker 2: road less travel, you will find that you get free faster.
- 26:10Speaker 2: And that's exactly what I did. But it takes courage.
- 26:13Speaker 2: It takes courage, and some of you don't have the courage,
- 26:16Speaker 2: and that's okay. Hopefully with the education that we give you,
- 26:20Speaker 2: it builds up your courage to be able to say,
- 26:22Speaker 2: you know what I'm gonna do. I'm gonna do this different.
- 26:25Speaker 2: Somebody has to break the generational curses. Some of you
- 26:28Speaker 2: come from families who have been renting for multiple generations,
- 26:31Speaker 2: have never owned anything. Are you going to be the
- 26:35Speaker 2: one that breaks that curse? Or you're going to kick
- 26:37Speaker 2: the can down to the next generations to your children.
- 26:42Speaker 2: Imagine if with the snap of your fingers, you could
- 26:45Speaker 2: collect back all the rents that your mother, your father,
- 26:51Speaker 2: both sets of grandparents, and all four sets of great
- 26:54Speaker 2: grandparents paid. Imagine if you could have all that money back,
- 26:58Speaker 2: and not just the rent money that they paid over
- 27:00Speaker 2: what one hundred years, but also all the mortgage interest
- 27:05Speaker 2: that they paid over the past hundred years. Imagine if
- 27:07Speaker 2: you could have all that back right now, it would
- 27:12Speaker 2: change your life instantly, instantly. And so that is what
- 27:19Speaker 2: we're doing, that is what we are teaching, and that
- 27:22Speaker 2: is the next step. Okay, So, as I said before,
- 27:27Speaker 2: many of you have a negative relationship to debt. You
- 27:30Speaker 2: think that debt is bad, and this is why you
- 27:32Speaker 2: have been afraid to get a mortgage. Now, a mortgage
- 27:35Speaker 2: on a single family home is not good. And the
- 27:39Speaker 2: reason it's not good is because the word mortgage literally
- 27:42Speaker 2: means death pledge. If you take the prefix mor or
- 27:46Speaker 2: as a mortian a mortuary, the word mortgage literally means
- 27:49Speaker 2: death pledge. And so when you get a mortgage on
- 27:51Speaker 2: a single family home, you literally signed up for a
- 27:53Speaker 2: death pledge. Yeah, I know, you posted your little picture
- 27:57Speaker 2: on Instagram look at me on my home buyer or
- 28:00Speaker 2: a home owner. That's what you think. But you're really
- 28:02Speaker 2: not a homeowner. You're a home buyer. The bank bought
- 28:05Speaker 2: your home. You didn't buy it. You thought you weren't
- 28:07Speaker 2: paying rent anymore. You're not paying rent to a landlord.
- 28:10Speaker 2: You're playing rent to the bank to use their money.
- 28:12Speaker 2: That rent is called interest because you didn't have the
- 28:15Speaker 2: money to buy that single family home. So AGTV is
- 28:19Speaker 2: convince you that you're a homeowner and you're not. We
- 28:22Speaker 2: have to be very careful with our language. You're a
- 28:24Speaker 2: home buyer. I own this home. I'm a homeowner, Okay,
- 28:28Speaker 2: I own it free and clear. I don't owe any bank.
- 28:30Speaker 2: There's no first mean position. Okay, you are a home
- 28:33Speaker 2: buyer when you get a mortgage on a single family home. Okay.
- 28:37Speaker 2: And on top of that, that single family home, it
- 28:39Speaker 2: did not cost three hundred thousand dollars. That was the
- 28:43Speaker 2: sticker price. But where they stick you in the back
- 28:48Speaker 2: is the two hundred and eight thousand dollars of interest
- 28:51Speaker 2: that you're going to pay over the next thirty years
- 28:53Speaker 2: on that property. So that property was not three hundred
- 28:55Speaker 2: thousand dollars that you bought. That property is actually five
- 28:58Speaker 2: hundred and eight thousand dollars, but the sticker price that
- 29:01Speaker 2: you saw was three hundred and you bit, you went
- 29:05Speaker 2: for it. This is a deal. Oh and that doesn't
- 29:11Speaker 2: even include the private mortgage insurance, your homeowner's insurance, your
- 29:16Speaker 2: property taxes, and all the maintenance over that thirty year period,
- 29:20Speaker 2: So that three hundred thousand dollars property is more like
- 29:24Speaker 2: a seven hundred thousand dollars property. Money literally going out
- 29:29Speaker 2: the door. Now, my prayer for you is that your
- 29:34Speaker 2: property appreciated significantly, but that appreciation is not real money.
- 29:39Speaker 2: You want to know why. You want to know why,
- 29:43Speaker 2: because that appreciation is only covering all the interest that
- 29:46Speaker 2: you've been paying this entire time, so it's not real gain.
- 29:50Speaker 2: The appreciation on many of your properties is not real
- 29:52Speaker 2: game because it's just covering the interest that you paid
- 29:57Speaker 2: the entire time. Are y'all with me? All y'all understanding me? Okay?
- 30:04Speaker 2: So we want to change our language and our mindset
- 30:09Speaker 2: from I want to own a home or a house
- 30:12Speaker 2: to I want a portfolio. I want to provide quality,
- 30:16Speaker 2: affordable housing for people in my community who have been
- 30:19Speaker 2: victims to slum lords. And as a result of providing
- 30:23Speaker 2: that service, I actually get some profit, and I'm able
- 30:27Speaker 2: to use that profit to get free. Just think about this, y'all.
- 30:34Speaker 2: For somebody to say, I'm not just going to think
- 30:37Speaker 2: about housing for my own family, but I'm actually going
- 30:40Speaker 2: to be concerned about housing other families. That is a
- 30:46Speaker 2: noble thing. I'm concerned, and I'm actually going to take
- 30:50Speaker 2: a risk to go buy and take out debt on
- 30:54Speaker 2: another property to house other people who cannot yet afford
- 31:00Speaker 2: a house of their own. If there were not ethical
- 31:05Speaker 2: investors like ourselves, then where would people live? Where would
- 31:10Speaker 2: people live? See? That's what people don't understand in this conversation.
- 31:14Speaker 2: And so we get to change the narrative as ethical investors,
- 31:17Speaker 2: as people who put people before profits. If you were
- 31:20Speaker 2: just here to extract profits from people through rent, then
- 31:23Speaker 2: this is not the webinar for you. Okay, we already
- 31:27Speaker 2: have slum modes for that. Here we put people before profits,
- 31:30Speaker 2: and we serve people in the highest with the highest
- 31:33Speaker 2: quality and the highest standard. Then guess what our business
- 31:37Speaker 2: model works. My tenants stay with me for long periods
- 31:41Speaker 2: of time, right because I treat them well. Right. So
- 31:46Speaker 2: this is where we're going. So when we're talking about
- 31:50Speaker 2: multi family real estate and just lets you know, Matt
- 31:52Speaker 2: is having some technical difficulties right now. So I'm going
- 31:55Speaker 2: to keep on pushing and I can teach this myself,
- 31:57Speaker 2: but of course I want my brother here by my side.
- 32:00Speaker 2: I can teach this myself. Okay. So when we're talking
- 32:03Speaker 2: about multi family real estate, we are not talking about
- 32:05Speaker 2: those sixty unit buildings that you see when you drive
- 32:07Speaker 2: down the freeway. Okay, some of you live in some
- 32:10Speaker 2: big apartment complexes. That's not what we're talking about. We're
- 32:13Speaker 2: talking about two family, three family, or four family homes. Okay.
- 32:17Speaker 2: These are also known as duplexes, triplexes, or four plexes, right,
- 32:22Speaker 2: and there are only two point six million of them
- 32:24Speaker 2: in the entire United States and they only make up
- 32:26Speaker 2: eighteen percent of the rental supply. So we're looking for
- 32:29Speaker 2: a very specific rare asset, okay, and I'm trying to
- 32:34Speaker 2: make sure that you get one for not just one,
- 32:37Speaker 2: but multiple for you and your family. Now, what most
- 32:41Speaker 2: people don't know is that financing for a two family,
- 32:44Speaker 2: three family, and four family home falls under the same
- 32:46Speaker 2: residential guidelines as financing for a single family go home,
- 32:50Speaker 2: the same exact bank, the same thirty year fixed rate mortgage,
- 32:55Speaker 2: the same interest rate, the same documents that you would
- 32:58Speaker 2: use to acquire a single family home, or the same
- 33:00Speaker 2: documents that you would need for a two family, three family,
- 33:03Speaker 2: or four family home. And most of you didn't know
- 33:05Speaker 2: that once you get to five units or more, that
- 33:09Speaker 2: is considered a commercial property and that is a different
- 33:13Speaker 2: lending process, a different bank, a twenty year fixed rate,
- 33:16Speaker 2: and typically a higher interest rate. Okay, So this is
- 33:22Speaker 2: one of the secrets that people do not know, is
- 33:24Speaker 2: that with the same process that I would use to
- 33:26Speaker 2: acquire a single family I could have bought a multifamily
- 33:29Speaker 2: this entire time. Okay, Now, how do you get to
- 33:31Speaker 2: rent mortgage freedom? Meaning that you never have a housing
- 33:34Speaker 2: expense for the rest of your life because for most Americans,
- 33:37Speaker 2: thirty five percent of their income goes to housing, whether
- 33:39Speaker 2: that is rent or mortgage. So how do you get
- 33:41Speaker 2: to rent morgan freedom? Typically you're going to need a
- 33:43Speaker 2: triplex or a four plex for your first purchase. A
- 33:46Speaker 2: triplex or a four plex. I know some people have
- 33:48Speaker 2: some duplexes. Here there's some single family home. But when
- 33:51Speaker 2: you have a duplex, the rents from one side while
- 33:54Speaker 2: you live in this side, the rent from this other
- 33:56Speaker 2: side do not cover principal interest, taxes, insurance, capecks, or
- 33:58Speaker 2: pairs over a vacancy rate, so that you will still
- 34:01Speaker 2: have money coming out of your pocket for housing, but
- 34:03Speaker 2: that money that's coming out of your pocket for housing
- 34:05Speaker 2: will likely be less than what your tenant is paying
- 34:08Speaker 2: or what you were paying for rent. So we typically
- 34:11Speaker 2: want to go for a four plex on our first investment,
- 34:15Speaker 2: and then go down to a triplex, then a duplex,
- 34:18Speaker 2: and then a single family. Okay, so this is the
- 34:21Speaker 2: steps of the process. We are going to answer questions
- 34:24Speaker 2: live at the end. We're going to answer questions live
- 34:26Speaker 2: at the end. If we try to answer questions in
- 34:28Speaker 2: the midst of the presentation, literally, we can be here
- 34:31Speaker 2: for hours and hours and hours. What's that song by her?
- 34:34Speaker 2: I could do this for hours, right, we can do
- 34:37Speaker 2: this for hours? All right? So I want your questions
- 34:41Speaker 2: to be answered, but we're going to answer them live
- 34:44Speaker 2: at the end. Is that cool? Is that cool? So
- 34:47Speaker 2: hold your questions, write them down. I do not want
- 34:49Speaker 2: you to forget them. But the presentation is likely going
- 34:51Speaker 2: to answer many of your questions along the way. All right,
- 34:54Speaker 2: So again back to rent the mortgage freedom For those
- 34:56Speaker 2: of you who are not experiencing it yet ranted mortgaine.
- 34:59Speaker 2: Freedom is a resulted by multiicrimry real estate, which has
- 35:01Speaker 2: cash flow that eliminates your housing expense forever. Again, most Americans,
- 35:04Speaker 2: their housing expense is about thirty five thirty five percent.
- 35:08Speaker 2: Thirty five percent goes to housing. So if you're making
- 35:11Speaker 2: three thousand dollars per month, then about one thousand dollars
- 35:15Speaker 2: is actually going towards going toward your housing, whether that
- 35:19Speaker 2: is rent a mortgage. So imagine what would happen for you.
- 35:23Speaker 2: Imagine what would happen for you if, just like that,
- 35:26Speaker 2: with one single move to acquire multiicrimry real estate, you
- 35:29Speaker 2: never had a housing expense for the rest of your life.
- 35:32Speaker 2: What would change? In chat, let me know what would
- 35:34Speaker 2: change for you if you never had a house and
- 35:35Speaker 2: expence for the rest of your life. What would change
- 35:38Speaker 2: for you if you never had a housing expense for
- 35:39Speaker 2: the rest of your life? Let me know? In chat?
- 35:42Speaker 2: Tie said everything, Ryan said everything everything, everything, freedom, stress,
- 35:48Speaker 2: more money to invest able to travel, more buy more
- 35:51Speaker 2: stops everything, location, freedom, life, retire early savings. We don't
- 36:00Speaker 2: save money over here. Family saving money is death dead presidents.
- 36:06Speaker 2: We're supposed to resurrect them. We don't save money over
- 36:08Speaker 2: here beyond our emergency fund, generational wealth, access to resources,
- 36:13Speaker 2: crypto and defive invest Help more families, okay, help more
- 36:18Speaker 2: of my family. Beautiful, good, good, good. So everything that
- 36:22Speaker 2: you're typing right now, I'm able to experience, and I
- 36:24Speaker 2: am experiencing because of my multi family real estate portfolio.
- 36:28Speaker 2: So you are exactly right. Multifamily real estate is the
- 36:32Speaker 2: vehicle to get you everything that you were typing in
- 36:35Speaker 2: right here and right now. All right, So let me
- 36:39Speaker 2: just explain this to you. If we can literally just
- 36:41Speaker 2: get rid of your house and expense, whether that is
- 36:43Speaker 2: rent right or a mortgage interest, If we get rid
- 36:47Speaker 2: of your house and expense, let's say your housing expenses
- 36:48Speaker 2: one thousand dollars a month, and we can invest that
- 36:51Speaker 2: at six percent annually, you know how much money all
- 36:53Speaker 2: of you would have over the next thirty years. If
- 36:55Speaker 2: we could literally just stop you from paying rent or
- 36:58Speaker 2: mortgage interest, you would all be millionaires. One thousand dollars
- 37:05Speaker 2: per month invested at six percent for thirty years is
- 37:08Speaker 2: one million, fifteen five hundred and ninety dollars. You would
- 37:13Speaker 2: all be millionaires. If we could simply just do this
- 37:15Speaker 2: one thing, get rid of your housing expense. That's it.
- 37:20Speaker 2: I'm not asking you to magically pick the right stock.
- 37:23Speaker 2: I'm not asking you to pick the right crypto or NFT,
- 37:26Speaker 2: none of that. No guessing here. If we can literally
- 37:29Speaker 2: just do this one single thing, which is get rid
- 37:31Speaker 2: of your housing expense forever, I canon almost guarantee that
- 37:35Speaker 2: over the next thirty years you and your last name
- 37:37Speaker 2: will be millionaires. And this is cold hard cash millionaires,
- 37:41Speaker 2: not just equity millionaires. This is also there'll also be
- 37:44Speaker 2: equity in your property on top of that, but just
- 37:46Speaker 2: off of the cash you're saving the loan by not
- 37:49Speaker 2: having a housing expence, you would be a millionaire guaranteed. Okay,
- 37:53Speaker 2: But again it's a long term game. A lot of
- 37:56Speaker 2: y'all are to get rich quick schemes. How much money
- 38:00Speaker 2: have you really made in crypto? Okay? How much money
- 38:04Speaker 2: have you really made in NFTs? You just looking for
- 38:07Speaker 2: a lick, a quick lick. Are you making money consistently
- 38:11Speaker 2: every single day? It's one thing to buy one and
- 38:16Speaker 2: see it go up and pull out. That's great, But
- 38:18Speaker 2: how much did you lose? Do you even know? Because
- 38:20Speaker 2: you just keep pouring money back in? Do you really
- 38:22Speaker 2: even know how much you've made or how much you've lost.
- 38:27Speaker 2: I know exactly what my real estate portfolio has done
- 38:29Speaker 2: for me. I know exactly how much I'm going to
- 38:31Speaker 2: get every single month in rental revenue and profit. I
- 38:36Speaker 2: can almost anticipate appreciation. I know exactly what my tax
- 38:40Speaker 2: savings is going to be because I own multi fammily
- 38:42Speaker 2: real estate. So don't get caught up in these bright,
- 38:46Speaker 2: new shiny objects when multi family real estate is the
- 38:49Speaker 2: most proven business model of all time, one that will
- 38:52Speaker 2: last forever. Okay, I hope you win big on that NFT,
- 38:57Speaker 2: on that crypto, on that stop. I hope you win big.
- 39:00Speaker 2: But guess what. Once you win big, guess what you
- 39:03Speaker 2: have to do. You're typically gonna have to go put
- 39:05Speaker 2: it into real estate or your own business. All right,
- 39:09Speaker 2: So first thing we got to do is get you
- 39:12Speaker 2: off this HGTV foolishness. Right when people are in my program,
- 39:16Speaker 2: I tell them they cannot watch AHGTV. They can only
- 39:18Speaker 2: watch JGTV because AHGTV will literally tell you to do
- 39:22Speaker 2: the opposite of what I'm teaching you to do. It
- 39:24Speaker 2: will tell you to do the opposite of what I'm
- 39:26Speaker 2: teaching you to do. Okay, your first investment property will
- 39:30Speaker 2: not look like this family. Your first investment property will
- 39:33Speaker 2: not look like this. I wish your first four plexus
- 39:36Speaker 2: like this, it will not. Okay, Typically your first investment
- 39:39Speaker 2: property is going to be a B class property, not
- 39:44Speaker 2: in the hood. Okay, I want you to be safe
- 39:46Speaker 2: where you live and feel comfortable, but it's typically going
- 39:49Speaker 2: to be a B class property, not some A class
- 39:51Speaker 2: high end property that you might see on AHGTV. This
- 39:54Speaker 2: was my first home in Brooklyn, New York, my first
- 39:56Speaker 2: multi family, the triplex that I showed you earlier. My
- 39:59Speaker 2: first was not my dream home, but it made my
- 40:02Speaker 2: dreams possible. Did y'all catch that my first home was
- 40:06Speaker 2: not my dream home, but it made my dreams possible? Right?
- 40:11Speaker 2: They put linen white paint over everything. They could at
- 40:14Speaker 2: least put that gentrification gray, which y'all know about that
- 40:16Speaker 2: gentrification gray paint. How many y'all got gentrification gray in
- 40:19Speaker 2: your apartment or your house right now? Keep it real?
- 40:23Speaker 2: How many y'all got gentrification gray in your apartment or
- 40:26Speaker 2: house right now? Okay? Look at my countertops for Micah countertops,
- 40:32Speaker 2: No granted my appliances white appliances, No, stainless still cabinets,
- 40:36Speaker 2: basic cabinets from those or home depot. If I would
- 40:39Speaker 2: have walked into this property with HGTV eyes, I would
- 40:41Speaker 2: have walked out and missed out on the opportunity. But
- 40:44Speaker 2: this property is appreciated by over four hundred thousand dollars
- 40:46Speaker 2: over the past eight years. That's fifty thousand dollars and
- 40:50Speaker 2: new net worth for doing nothing over the past eight years.
- 40:54Speaker 2: Some of y'all don't even make fifty thousand dollars per
- 40:56Speaker 2: year in active income, working two thousand hours per year.
- 41:01Speaker 2: I had had to do nothing except by right in
- 41:04Speaker 2: order to experience this increase in equity. Okay, I saw
- 41:11Speaker 2: the wave coming from Manhattan to Dumbo. What did JG
- 41:14Speaker 2: saying four forty four? Should have bought that property in Dumbo?
- 41:16Speaker 2: Dumbo right, then to Fort Green, then to Clinton Hill,
- 41:20Speaker 2: then the Sty Heights, then to Bedstide, And so I
- 41:23Speaker 2: bought in Bedstide before the wave hit Bedstide. And what
- 41:27Speaker 2: was Bedsty called? What was Bedside called in twenty thirteen family,
- 41:32Speaker 2: when I bought this property, it was called do thank you, Jamila,
- 41:36Speaker 2: do or die? Bedstide. That's where I bought. I bought
- 41:38Speaker 2: in a neighborhood called do or Die? Who was to
- 41:41Speaker 2: live in a neighborhood called do or Die? I did
- 41:44Speaker 2: because I knew it was about to happen. I saw
- 41:46Speaker 2: what was changing. I was able to identify the thirty
- 41:49Speaker 2: three signs of gentrification, and I realized that bedside had
- 41:52Speaker 2: about ten to fifteen and it was moving towards thirty three.
- 41:55Speaker 2: And so now that wave is all the way out
- 41:57Speaker 2: in East New York towards JFK, and my appreciation on
- 42:00Speaker 2: that property just going up and up and up, and
- 42:02Speaker 2: it's stuck because it's New York. It ain't never going down, right.
- 42:06Speaker 2: And I'm able to use that equity through a helot
- 42:10Speaker 2: or refinancing to buy more and more real estate and
- 42:13Speaker 2: smaller or less expensive markets. So you got to learn
- 42:16Speaker 2: how to play the game right. You cannot work your
- 42:19Speaker 2: way to wealth. So you got to decide what side
- 42:22Speaker 2: of the equation do you want to be on it.
- 42:23Speaker 2: You're gonna be a single family at TV buyer that's
- 42:25Speaker 2: looking for granted countertop. Are you gonna be a multi
- 42:27Speaker 2: fammily real estate investor that's looking for guaranteed cash flow?
- 42:30Speaker 2: Are you gonna be buying based on emotions? Are you
- 42:33Speaker 2: going to be buying based on economics right? Are you
- 42:37Speaker 2: looking for your dream home? Are you going to be
- 42:38Speaker 2: looking for an asset that will pay for your dream home?
- 42:41Speaker 2: Are you looking for a finished basement? Are you looking
- 42:43Speaker 2: to start building wealth? Which side of the equation do
- 42:46Speaker 2: you want to be from? Be on? Okay, if you
- 42:50Speaker 2: stick with me and Matt long enough on the right
- 42:52Speaker 2: side of the equation, we can get you the home
- 42:55Speaker 2: that you desire for free without you paying for it.
- 42:58Speaker 2: But if you want to peoplep with the Joneses and
- 43:01Speaker 2: you want to follow the American dream, you want to
- 43:03Speaker 2: feel the pressure, you want to compare, then good luck
- 43:06Speaker 2: on that path to getting free. You will only slow
- 43:08Speaker 2: your process and it will take you longer and longer
- 43:11Speaker 2: and longer, meaning more years of work, more savings, less freedom. Okay,
- 43:17Speaker 2: so many people think that you need a lot of
- 43:22Speaker 2: money to get started in real estate, and you don't.
- 43:25Speaker 2: You don't, and I'm improving to you. I bought that
- 43:28Speaker 2: property in twenty thirteen. Here's my W two from twenty twelve. Family.
- 43:34Speaker 2: This is my actual W two from twenty and twelve,
- 43:37Speaker 2: and I only made thirty five thousand dollars, so I
- 43:42Speaker 2: bought a triplex in Brooklyn, New York, when I wasn't
- 43:45Speaker 2: making a lot of money in New York City, the
- 43:47Speaker 2: most expensive market in the world, while I was an entrepreneur,
- 43:50Speaker 2: and within three years of an economic recession. So this
- 43:53Speaker 2: is proof that you do not need lots of money
- 43:56Speaker 2: to get started in real estate, especially multi family state. Right,
- 44:02Speaker 2: this is my actual W two. This is what the
- 44:04Speaker 2: lender used to qualify me for that triplex in Brooklyn,
- 44:07Speaker 2: New York. But because you didn't understand how real estate
- 44:11Speaker 2: multi TIMI real estate in particular, was finance, you didn't
- 44:13Speaker 2: believe that you could actually get in the game with
- 44:16Speaker 2: your low income houseway, houseway, I'm gonna show you how. Okay,
- 44:22Speaker 2: So if you go to buy a single family home,
- 44:24Speaker 2: the lender will typically finance you for about forty six
- 44:28Speaker 2: times right, what your W two income is. So if
- 44:32Speaker 2: your W two income for this pink single family in
- 44:34Speaker 2: New Orleans, which is one of my major markets, six
- 44:37Speaker 2: times forty is two hundred and forty thousand dollars. Now,
- 44:40Speaker 2: there's other factors that apply, like your credit score, the
- 44:42Speaker 2: consistency of your income, et cetera. But in general, a
- 44:45Speaker 2: lender will finance you for about six times your W
- 44:47Speaker 2: two income. Okay, that's if you buy a single family home, right,
- 44:52Speaker 2: But what most of you didn't know is that multicim
- 44:54Speaker 2: real estate is financed a little bit differently, all right,
- 44:56Speaker 2: and it makes a huge difference. Right, So your mind
- 45:00Speaker 2: blowed to Mosi's ready, You're ready watch this. If you
- 45:07Speaker 2: instead by a multifamily home, what you didn't know is
- 45:10Speaker 2: that the lender will give you credit for seventy five
- 45:13Speaker 2: percent of the rents that you are going to get
- 45:15Speaker 2: once you acquire the property, and they will add that
- 45:18Speaker 2: to your W two income today and then qualify you
- 45:21Speaker 2: based on that number. So this is an actual four
- 45:23Speaker 2: plex that I own in New Orleans, Okay, and imagine
- 45:27Speaker 2: that each door is one thousand dollars of rent. That's
- 45:31Speaker 2: four thousand dollars a month times seventy five percent, that's
- 45:33Speaker 2: three thousand dollars times twelve months is thirty six thousand dollars.
- 45:37Speaker 2: So the lender will take that thirty six thousand dollars
- 45:39Speaker 2: in future rental income. I haven't collected one rent check,
- 45:43Speaker 2: but they will take that thirty six thousand dollars in
- 45:45Speaker 2: future rental income. Add it to my forty thousand dollars
- 45:49Speaker 2: of W two income and then qualify me based on
- 45:52Speaker 2: seventy six thousand dollars of income. Seventy six times six
- 45:57Speaker 2: is four hundred and fifty six thousand dollars. Literally able
- 46:00Speaker 2: to buy twice as much real estate because I buyt
- 46:03Speaker 2: a multi family home instead of a single family home.
- 46:07Speaker 2: So you just simply didn't know how real estate was financed. So,
- 46:11Speaker 2: hearing me out on this, it is actually easier to
- 46:15Speaker 2: buy a multi family home than it is to buy
- 46:17Speaker 2: a single family home. You heard it. It is easier
- 46:23Speaker 2: to buy a multi family home than it is to
- 46:26Speaker 2: buy a single family home. The reason I was able
- 46:28Speaker 2: to buy a triplex in Brooklyn, New York with only
- 46:30Speaker 2: thirty six thousand dollars of income is because New York
- 46:33Speaker 2: rents were so high. So when you take two thousand
- 46:36Speaker 2: dollars per month in rents for the two bedroom and
- 46:39Speaker 2: the three bedroom that I had up there, right, actually
- 46:42Speaker 2: for the whole building, six thousand, right, seventy five percent
- 46:46Speaker 2: of that is forty five hundred times twelve months is
- 46:52Speaker 2: fifty four thousand dollars. So thirty six thousand was my
- 46:57Speaker 2: W two right plus fifty four, So now they're qualifying
- 47:01Speaker 2: based on ninety thousand dollars of income. This is how
- 47:08Speaker 2: so some of you have been taking yourself out of
- 47:09Speaker 2: the game because you just thought that you didn't make enough,
- 47:12Speaker 2: but you just didn't know how real estate was financed. Okay,
- 47:17Speaker 2: So again you've got to get off of We're gonna
- 47:21Speaker 2: get into all the loan types. We're gonna get into
- 47:22Speaker 2: that in just a second. Okay, So you got to
- 47:24Speaker 2: get off the American dream because a lot of y'all
- 47:27Speaker 2: are dating. How many if you single type single, if
- 47:30Speaker 2: you are serious, type serious, if you engaged, type engaged,
- 47:34Speaker 2: and if you married, type married. If the single type single,
- 47:39Speaker 2: if you serious, type serious, if you're engaged, type engaged,
- 47:42Speaker 2: if you're married type married. All right, so this is
- 47:47Speaker 2: from my single and my serious and my engaged folks. Okay,
- 47:54Speaker 2: don't do stupid stuff like this. Do not buy your
- 47:59Speaker 2: first home together. Don't it's romantic. Oh we bought our
- 48:07Speaker 2: first house together. It is the stupidest thing that you
- 48:10Speaker 2: can do when it comes to building wealth for your family.
- 48:14Speaker 2: You never ever want to tie two people to one mortgage.
- 48:19Speaker 2: You never want to tie two people to one mortgage.
- 48:24Speaker 2: So now you have this three hundred thousand dollars mortgage,
- 48:27Speaker 2: and you both put your names on the mortgage. So
- 48:30Speaker 2: now it looks like your family has six hundred thousand
- 48:32Speaker 2: dollars worth of debt, when it's really only three hundred
- 48:35Speaker 2: thousand dollars worth of debt. So whoever has the highest
- 48:37Speaker 2: income and can get finance for that home by themselves,
- 48:41Speaker 2: they should go get that home. In fact, you should
- 48:43Speaker 2: both buy multi family homes first and then bring your
- 48:47Speaker 2: kingdom and Queendom or however it worked for you together.
- 48:52Speaker 2: That's how we start building wealth as a community. But
- 48:55Speaker 2: instead you want to keep up with the Joneses. You
- 48:57Speaker 2: want to do the romantic thing. We put our first
- 48:59Speaker 2: have together, and you literally cut your wealth in half together.
- 49:07Speaker 2: You were cutting the cake, and you were cutting your
- 49:09Speaker 2: wealth in half because you were following the American dreams,
- 49:12Speaker 2: trying to keep up with the Joneses. See it's little
- 49:15Speaker 2: stuff like this that'll literally throw you off. Your friends
- 49:19Speaker 2: follow the blueprint, They follow mass blueprint, they follow the
- 49:22Speaker 2: multi family master plan, and now they have double the
- 49:25Speaker 2: wealth that you have because you wanted to do the
- 49:27Speaker 2: romantic thing. Oh no, I know, but I just want
- 49:31Speaker 2: to buy our first house together, you know, it's our
- 49:33Speaker 2: big because we're gonna live there, We're gonna have our
- 49:35Speaker 2: kids there, We're going to buy our first. You're trying
- 49:38Speaker 2: to create wealth? Are you trying to look cute on
- 49:40Speaker 2: paper and on Instagram? Okay? Instead, you divide and conquer. Okay,
- 49:50Speaker 2: you divide and conquer. You both go get your multi families.
- 49:54Speaker 2: Then you come together and you let their rental income
- 49:58Speaker 2: or the cash flow from that multi family, those two
- 50:00Speaker 2: multi families actually buy you your dream home. This is
- 50:05Speaker 2: the process. Now you have your dream home, and you
- 50:09Speaker 2: weren't working for it, you weren't paying for it. You
- 50:12Speaker 2: have it because you are housing other people. And the
- 50:18Speaker 2: game that you get, the process that you get from
- 50:20Speaker 2: providing quality, affordable housing to other people, actually gives you
- 50:23Speaker 2: the freedom to buy your dream home without you paying
- 50:28Speaker 2: for it. Even if both of you were to lose
- 50:31Speaker 2: your jobs, family, your dream home would still be yours.
- 50:38Speaker 2: Are y'all getting this? Mabel said it right? Key rings
- 50:41Speaker 2: before wedding rings, key rings before wedding rings. This is
- 50:46Speaker 2: really crucial, right, This is really crucial. You can double
- 50:51Speaker 2: your wealth if you both run the play, or you
- 50:53Speaker 2: can cut it in half. It's up to you, Okay,
- 50:56Speaker 2: So this is Alan, right, he's a vet. He uses
- 51:01Speaker 2: VA loan. What we're going to talk about in just
- 51:02Speaker 2: a second. He uses VA loan to buy this property.
- 51:05Speaker 2: He said, Hello, Julian, I want to thank you for
- 51:07Speaker 2: the great service you provide. I learned a great deal
- 51:08Speaker 2: from a detailed instruction for the past three months during
- 51:10Speaker 2: the pandemic, and I recing clothes on the multifiming property
- 51:12Speaker 2: in Baltimore, Maryland on six seventeen twenty. The property cash
- 51:15Speaker 2: flows and is an appreciating market with built in equity
- 51:18Speaker 2: as well, or not have had the confidence to handle
- 51:20Speaker 2: the deal like such a boss without the expert knowledge
- 51:22Speaker 2: provided in your course. I feel like I have the
- 51:24Speaker 2: answers to the test every step along the way. Thanks again, brother,
- 51:26Speaker 2: for the gateway to freedom and generational wealth. I would
- 51:28Speaker 2: certainly pay it forward. So Alan went on to propose
- 51:32Speaker 2: to a significant other on the third floor of that property. Right,
- 51:35Speaker 2: they got engaged, They got married two months later, they
- 51:40Speaker 2: gave birth to a child three months after that. And
- 51:42Speaker 2: what did he say? Key rings? Same thing Mabel said,
- 51:45Speaker 2: key rings before wedding rings. Key rings before wedding rings. Okay,
- 51:54Speaker 2: so now I know you're here. I had to get
- 51:57Speaker 2: that out of the way just to flip some of
- 51:59Speaker 2: your mind set around multi family real estate financing. We're
- 52:02Speaker 2: going to go into the specific strategies right here, right now,
- 52:05Speaker 2: because I know all y'all are here, like Julian. Okay,
- 52:07Speaker 2: we fifty two minutes in and you know, Julie, show
- 52:12Speaker 2: me the money. Okay, I get it now, but show
- 52:15Speaker 2: me the money. How many already for me to show
- 52:17Speaker 2: you the money? How many already to show me the money? Okay?
- 52:24Speaker 2: So the reason I'm not showing the reason I took
- 52:27Speaker 2: a minute to show you the money is because some
- 52:29Speaker 2: of your mental real estate is off. You think that
- 52:33Speaker 2: you just want to go straight to the A step
- 52:36Speaker 2: A through Z. But the reason some of you don't
- 52:39Speaker 2: have any physical real estate is because of your mental
- 52:40Speaker 2: real estate. You have a lot of limiting beliefs and
- 52:43Speaker 2: mental blockages that are stopping you from actually understanding and
- 52:46Speaker 2: getting into the game. So we had to get those
- 52:48Speaker 2: out of the way first to just show you that
- 52:50Speaker 2: this is possible. Okay. But now that we've addressed some
- 52:53Speaker 2: of the mental real estate up here, the most important
- 52:56Speaker 2: real estate that you have, now we can actually get
- 52:58Speaker 2: into the tactic. The problem is that many of you
- 53:02Speaker 2: have been pursuing the tactical, but if you have, you
- 53:05Speaker 2: haven't been addressing the mental. Okay, And here's how I know.
- 53:11Speaker 2: Almost all of you have read rich Dad, Poor Dad,
- 53:14Speaker 2: or you bought it. Forty million people have bought rich Dad,
- 53:17Speaker 2: Poor Dad, but forty million people have not bought real estate.
- 53:23Speaker 2: So there's a gap there. There's a knowing doing gap.
- 53:26Speaker 2: I had the information. I watch EYO all the time.
- 53:29Speaker 2: I'm on market Mondays. I'm watching all these YouTube videos
- 53:33Speaker 2: on how to buy multi family real estate, but I
- 53:35Speaker 2: haven't bought multi family real estate. There's a knowing doing gap,
- 53:40Speaker 2: and that is your mental This is a knowing doing
- 53:43Speaker 2: gap right here. This is why you aren't able to
- 53:45Speaker 2: get to the promised land over here. It's because you
- 53:48Speaker 2: know better, but you're not doing better because there's something
- 53:51Speaker 2: blocking you here. So I know a lot of you
- 53:55Speaker 2: want to skip steps. You want to go straight to
- 53:57Speaker 2: the tactical. But you've had the tactical for however, you've
- 54:00Speaker 2: been wanting this for five, ten, fifteen years now, you
- 54:02Speaker 2: still haven't done it. You've had it on the tactical.
- 54:05Speaker 2: You can go try to piece this together on YouTube,
- 54:08Speaker 2: blog post podcast. You can watch all the podcast blog
- 54:11Speaker 2: posts that you want. You have the tactical it's there.
- 54:13Speaker 2: What nobody teaches you is the mental real estate, okay,
- 54:18Speaker 2: says be transformed by the renewing of your mind, not
- 54:21Speaker 2: the renewing of your YouTube playlist. All right, So strategy
- 54:29Speaker 2: number one, okay, it's FHA fha Okay. FAHA is one
- 54:35Speaker 2: of our favorite plays to run. And many of you
- 54:38Speaker 2: know this. And for those of you who already have doors,
- 54:40Speaker 2: who already use FAHA, stay tuned. Okay. So with FHA,
- 54:45Speaker 2: you literally only have to put three and a half
- 54:47Speaker 2: percent down, Okay, three and a half percent down. So
- 54:50Speaker 2: this is a duplex that I control in New Orleans,
- 54:52Speaker 2: and three and a half percent down is only ten thousand,
- 54:55Speaker 2: five hundred dollars, right, It's ten thousand, five hundred dollars, right,
- 55:00Speaker 2: And so this is very very powerful. So let me
- 55:03Speaker 2: show you what that looks like, right, And three hundred
- 55:09Speaker 2: thousand dollars three point five percent down, ten thousand, five
- 55:13Speaker 2: hundred dollars, okay, to control the three hundred thousand dollars property.
- 55:16Speaker 2: The rents on this property are thirty two hundred dollars.
- 55:19Speaker 2: The more you're just twelve fifty nine, the taxes insurance
- 55:22Speaker 2: are three thirty five and the CAPEX repairers are of
- 55:24Speaker 2: the vacancy rate are five hundred and fifteen dollars. Okay,
- 55:28Speaker 2: this is money that I set aside from rents every
- 55:30Speaker 2: single month for future repairs in vacancy. All right. So
- 55:34Speaker 2: people say, Julian, how do you fix the property? What
- 55:36Speaker 2: every month? When I get the thirty two hundred dollars
- 55:40Speaker 2: in rent, I set aside five hundred and fifteen dollars
- 55:43Speaker 2: every single month for future repairs. Does this makes sense?
- 55:47Speaker 2: CAPEX is capital expenditures roof, foundation, electrical, plumbing, HVAC. I
- 55:53Speaker 2: know that those are going to be big bills later on,
- 55:56Speaker 2: so I'm starting to save for them now Today. Big
- 56:03Speaker 2: expenses don't come out of my pocket. They come out
- 56:05Speaker 2: of my cap X and my repair reserves that I've
- 56:07Speaker 2: been saving. This makes sense, okay. And then the cash
- 56:15Speaker 2: flow on this property is one thousand, ninety dollars every
- 56:18Speaker 2: single month for the rest of my life. Okay. So
- 56:21Speaker 2: here's an old rent check from this property about this
- 56:23Speaker 2: property in twenty nineteen. This is an old rent check
- 56:25Speaker 2: from that property. Okay, thirty two hundred dollars every single month,
- 56:28Speaker 2: sixteen hundred per unit. All right, so answer me this,
- 56:33Speaker 2: what are the business? Can you buy for three hundred
- 56:35Speaker 2: thousand dollars with only ten thousand, five hundred dollars down,
- 56:38Speaker 2: get finance for the other two hundred and eighty nine
- 56:40Speaker 2: thousand dollars in thirty to forty five days simply by
- 56:43Speaker 2: emailing some documents to a lender, have that business immediately
- 56:46Speaker 2: cash low in thirty days and succeed with minimum time,
- 56:49Speaker 2: effort experience. Please let me know in chat there are none.
- 57:10Speaker 2: There are none. Family rest in pieces of Alex Trebet.
- 57:14Speaker 2: This is why multi family real estate has to be
- 57:16Speaker 2: the first asset in your family's name. There are so
- 57:19Speaker 2: many benefits from it, removing your house and expense, it
- 57:22Speaker 2: providing you with cash flow, providing you with tax savings right,
- 57:25Speaker 2: and also principal paydown and appreciation. Right. These five benefits,
- 57:29Speaker 2: there's no other asset class that provides you with all
- 57:32Speaker 2: five of those things. You cannot live in your stock portfolio,
- 57:35Speaker 2: you cannot live in your cryptocurrency, you cannot live in
- 57:38Speaker 2: your NFT okay, but you can live in your multi
- 57:43Speaker 2: family home. So not only is it an asset, but
- 57:45Speaker 2: It also removes your biggest expense that you will have
- 57:48Speaker 2: in life, even greater than taxes, which is your house
- 57:51Speaker 2: and expense. Okay, So here's why you buy your multi
- 57:56Speaker 2: family first and not a single family. Okay, So listen
- 57:59Speaker 2: to this. If you use your three and a half
- 58:03Speaker 2: percent down for your single family one hundred thousand dollars
- 58:05Speaker 2: single family, right, that's thirty five hundred dollars down payment. Ooh,
- 58:10Speaker 2: look at me, I got a house for thirty five
- 58:11Speaker 2: hundred dollars. Okay, But then you come to this webinar,
- 58:14Speaker 2: you say, Julian and I am going to be a
- 58:15Speaker 2: multifimmering real estate investor. Now, little did you know is
- 58:17Speaker 2: that you're gonna have to put twenty five percent down
- 58:19Speaker 2: for a non owner occupied multifammy home. If you do
- 58:22Speaker 2: not live in the property. It's gonna be twenty five
- 58:25Speaker 2: percent down to twenty five percent down on that three
- 58:27Speaker 2: hundred thousand dollars property is seventy five thousand dollars. So
- 58:30Speaker 2: let's add up those two down payments and watch this.
- 58:33Speaker 2: That's seventy eight thousand dollars worth of down payment. Okay, okay,
- 58:38Speaker 2: now watch this. Get your mind blown. The Mosi's ready,
- 58:43Speaker 2: I'm going to answer questions live at the end. Family,
- 58:46Speaker 2: I see you answer asking questions. Everybody, please hold your questions,
- 58:50Speaker 2: copy them, paste them on a word document, on a note,
- 58:54Speaker 2: and I'm going to answer questions live at the end. Okay.
- 58:56Speaker 2: I got to get through the presentation first, which is
- 58:58Speaker 2: the reason people came, and any miscellaneous questions about the
- 59:04Speaker 2: presentation or otherwise I will answer at the end. Is
- 59:07Speaker 2: that fair? Is that cool? Everybody? I'm just seeing tons
- 59:12Speaker 2: of questions in the chat. I know you're excited. I
- 59:14Speaker 2: know you want to learn, right, but I'm literally teaching
- 59:17Speaker 2: a thousand people right now, So I can't just run
- 59:20Speaker 2: off down this road with you. When these thousand people
- 59:24Speaker 2: came here for a specific reason, which was to learn
- 59:26Speaker 2: these six strategies. All right, it would actually be selfish
- 59:30Speaker 2: if I just went down that road with you while
- 59:32Speaker 2: nine hundred and ninety nine other people just were waiting
- 59:35Speaker 2: for me to come back. So I'm going to answer
- 59:39Speaker 2: questions live at the end. Is that clear? All right? Cool?
- 59:43Speaker 2: Back to the lecture at hand. So watch this, y'all.
- 59:46Speaker 2: If all we did was change the sequence, If all
- 59:50Speaker 2: we did would change the sequence, plus what happened to
- 59:52Speaker 2: the total down payment, y'all watch this. If we put
- 59:54Speaker 2: three and a half percent down on our multifamily, first,
- 59:57Speaker 2: look at the total down payment ten five hundred dollars.
- 1:00:00Speaker 2: Then after living there for one year, which is the
- 1:00:02Speaker 2: FAHA requirement, then we put twenty five percent down on
- 1:00:04Speaker 2: our single family, which is actually not required if it's
- 1:00:07Speaker 2: a single family that you're going to live in, But
- 1:00:09Speaker 2: just to keep the numbers consistent, twenty five percent down
- 1:00:11Speaker 2: one hundred thousand dollar properties only twenty five thousand dollars.
- 1:00:14Speaker 2: So now the total down payments for the same two
- 1:00:17Speaker 2: properties is only thirty five thousand dollars. The same two
- 1:00:22Speaker 2: properties you now control for half the money. Did y'all
- 1:00:26Speaker 2: catch that? All we did was changed the sequence. The
- 1:00:31Speaker 2: numbers don't lie. There's no magic tricks here, family. All
- 1:00:34Speaker 2: we did was change the sequence. All we did was
- 1:00:36Speaker 2: get off the American dream. And you can see how
- 1:00:38Speaker 2: much easier it is for you to acquire multiple properties
- 1:00:42Speaker 2: then for you to get your single family first and
- 1:00:45Speaker 2: then try to buy multifamily. Literally half the money. Forty
- 1:00:52Speaker 2: three thousand dollars difference. Okay, it would take some of
- 1:00:56Speaker 2: you four years to save up an additional forty three
- 1:01:01Speaker 2: thousand dollars. I literally just saved you four years if
- 1:01:03Speaker 2: you're able to save one thousand dollars a month. Okay,
- 1:01:06Speaker 2: So this is the key to knowing the play to run.
- 1:01:10Speaker 2: So this is how we would use FAHA. So basically,
- 1:01:12Speaker 2: for those who are renting right now, you're renting, you're
- 1:01:15Speaker 2: paying one thousand dollars a month. The landlord takes that
- 1:01:17Speaker 2: thousand dollars, that four thousand dollars, okay, they pay their
- 1:01:21Speaker 2: two thousand dollars mortgage, they pocket the other two thousand,
- 1:01:24Speaker 2: and they use that for their single family home or
- 1:01:26Speaker 2: for their lifestyle. Right. And so now what you want
- 1:01:28Speaker 2: to do is you want to acquire a four plex
- 1:01:31Speaker 2: right or triplex like I did in Brooklyn. Now you're
- 1:01:33Speaker 2: receiving you're living in this unit for free. Right, You're
- 1:01:36Speaker 2: receiving three thousand dollars in rent. Right, you're saving three
- 1:01:40Speaker 2: thousand dollars rent from the other units. But guess what,
- 1:01:43Speaker 2: on top of that, you're no longer paying rent anymore.
- 1:01:45Speaker 2: So that's actually four thousand dollars in your pocket. So
- 1:01:48Speaker 2: you now take that, you live here for one year, okay,
- 1:01:50Speaker 2: which is the FAKA requirement, then you go buy you
- 1:01:53Speaker 2: pay your mortgage of two thousand. Then you go buy
- 1:01:55Speaker 2: the single family home that you desire. Now you move
- 1:01:58Speaker 2: a tenant into the unit that you are in. Now
- 1:02:00Speaker 2: you're receiving four thousand dollars from this property right plus
- 1:02:04Speaker 2: the one thousand dollars from no longer paying rent anymore.
- 1:02:07Speaker 2: And now you pay the two thousand dollars mortgage over
- 1:02:09Speaker 2: here and the two thousand dollars mortgage over here. Now
- 1:02:11Speaker 2: you have two properties, a try four plex and a
- 1:02:14Speaker 2: single family. And you went from paying negative one thousand
- 1:02:17Speaker 2: dollars in rent every single month to now having two properties,
- 1:02:22Speaker 2: a four plex plus your single family. And then did
- 1:02:25Speaker 2: it and then did it? Excuse me? And an additional
- 1:02:29Speaker 2: one thousand dollars in your pocket every single month. And
- 1:02:33Speaker 2: literally this can happen in under two years if you
- 1:02:37Speaker 2: lock in and get focused. You can get your rent
- 1:02:40Speaker 2: mortgage freedom in three months if you lock in, But
- 1:02:44Speaker 2: then after fulfilling the one year FAKA requirement, then in
- 1:02:47Speaker 2: about fifteen months or more, you can actually have the
- 1:02:50Speaker 2: single family that you desire, and you're not even paying
- 1:02:52Speaker 2: for it. So you went from paying negative one thousand
- 1:02:57Speaker 2: dollars every single month and having nothing to show for
- 1:02:59Speaker 2: it to now having two properties a four plex and
- 1:03:03Speaker 2: a single family that you desire plus one thousand dollars
- 1:03:06Speaker 2: in your pocket positive cash flow? Are you'll grasping this? Okay?
- 1:03:14Speaker 2: So most people after they get their first multi family home,
- 1:03:18Speaker 2: they're like, I want to get my single family home now, Matt,
- 1:03:21Speaker 2: and I say, no, not yet. I didn't buy my
- 1:03:26Speaker 2: first single family home til I had twenty doors. We
- 1:03:29Speaker 2: encourage you not to buy your first single family home
- 1:03:31Speaker 2: until you have ten doors. Okay. And so did you
- 1:03:35Speaker 2: know that you can use faha twice? Did you know
- 1:03:38Speaker 2: that you could use faha twice? You can use faha
- 1:03:45Speaker 2: multiple times. I can use faha twice? How sway? How sway?
- 1:03:54Speaker 2: Yes you can? Right, So instead of buying a single family,
- 1:04:00Speaker 2: we actually want you to go buy a triplex, okay,
- 1:04:04Speaker 2: after the four plex, and then a duplex, and then
- 1:04:06Speaker 2: your single family. This is the four three two one strategy. Okay.
- 1:04:12Speaker 2: And the reason why is that a lender, if you
- 1:04:15Speaker 2: go from a single family and then you tell them
- 1:04:17Speaker 2: that you're going to buy a triplex, they see that
- 1:04:19Speaker 2: as a downgrade and they don't believe you. They don't
- 1:04:22Speaker 2: believe you. Why would you do that you're just trying
- 1:04:24Speaker 2: to use the FAKA program to get over on us
- 1:04:26Speaker 2: and to acquire an investment property. We don't believe that
- 1:04:29Speaker 2: that's what you're really going to do, and so we're
- 1:04:31Speaker 2: not going to lend to you. But if you are
- 1:04:33Speaker 2: going from a four plex down to a triplex, or
- 1:04:35Speaker 2: a triplex down to a duplex, or duplex down to
- 1:04:38Speaker 2: a single family home, they see that as an upgrade
- 1:04:40Speaker 2: to your life. Now, this is an upgrade from a
- 1:04:43Speaker 2: wealth standpoint, but from the lender's perception, in the FAHA
- 1:04:47Speaker 2: guidelines perception, they see this as a downgrade. So it
- 1:04:51Speaker 2: becomes very difficult for you to get financed for a
- 1:04:54Speaker 2: multi family home that is greater, it has more doors
- 1:04:57Speaker 2: than the one you're currently living in. Okay, So, all
- 1:05:02Speaker 2: my single family buyers, if you feel you messed up,
- 1:05:05Speaker 2: type messed up, I'm not doing this to shame you.
- 1:05:08Speaker 2: I'm doing this to educate all the renters that are here. Renters.
- 1:05:13Speaker 2: Just look at the chat real quick, Renters, look at
- 1:05:16Speaker 2: the chat real quick. I hope you all are seeing this.
- 1:05:22Speaker 2: You got about sixty single family buyers who are telling
- 1:05:26Speaker 2: you anonymously that they messed up. Do not follow in
- 1:05:30Speaker 2: my footsteps. Now, some of y'all gonna be hard headed.
- 1:05:32Speaker 2: You're gonna do what you do anyways. I wish you
- 1:05:34Speaker 2: the best, but you literally have sixty or seventy single
- 1:05:37Speaker 2: family buyers saying do not do what I DIDs. Are
- 1:05:42Speaker 2: you seeing this? Renters? Are you seeing this? Okay? Now again,
- 1:05:51Speaker 2: for those of you who bought single family homes, you're
- 1:05:52Speaker 2: not stuck unless you choose to be. There are six
- 1:05:54Speaker 2: ways to reverse yourself out of the situation. Only two
- 1:05:57Speaker 2: of them require you to sell, and there are five
- 1:05:59Speaker 2: ways to use FAH twice. Okay, so how do I
- 1:06:02Speaker 2: use FAJA twice? Here are some of the strategies. One relocation.
- 1:06:09Speaker 2: They have a one hundred mile rule. If you move
- 1:06:12Speaker 2: over one hundred miles away from your current property, you
- 1:06:15Speaker 2: can use FAHA again. If you increase in family size
- 1:06:19Speaker 2: and the single family that you bought no longer fits
- 1:06:22Speaker 2: or suit your family, you can use FAHA again. If
- 1:06:25Speaker 2: you are vacating a jointly owned property due to divorce
- 1:06:28Speaker 2: or something like that, you can use FAHA again. If
- 1:06:32Speaker 2: you are non occupying co borrower, mean that you bought
- 1:06:35Speaker 2: a home for an aging parent or something like that,
- 1:06:38Speaker 2: and guess what you can use FAHA again. Okay, So
- 1:06:44Speaker 2: these are some of the strategies within the guidelines that
- 1:06:48Speaker 2: allow you to use FAHA another time. All right, So
- 1:06:54Speaker 2: you are not stuck unless you choose to be all right. So,
- 1:06:59Speaker 2: FAHA will not sure more than one property as a
- 1:07:01Speaker 2: principal residence for a borrower, except as noted below. FAHA
- 1:07:04Speaker 2: will not ensure a mortgage if it is determined that
- 1:07:06Speaker 2: the transaction were designed to use FAHA mortgage insurance as
- 1:07:10Speaker 2: a vehicle for obtaining investment properties. Even if the property
- 1:07:14Speaker 2: to be insured will be only one owned using FAHA
- 1:07:18Speaker 2: mortgage insurance, the property must be owner occupied for at
- 1:07:20Speaker 2: least a year. So when you were talking to a lender, family,
- 1:07:25Speaker 2: never ever, ever, ever, ever, ever ever use the word
- 1:07:30Speaker 2: investor or investment. Never use the word investment property when
- 1:07:37Speaker 2: you were trying to get an FAHA mortgage. Don't use it, Okay,
- 1:07:44Speaker 2: don't use it, all right. So that is strategy one.
- 1:07:49Speaker 2: Strategy two is NAKA And yes, you see that correctly.
- 1:07:54Speaker 2: Naka is zero percent down zero as in zero. It
- 1:07:59Speaker 2: don't really get lower than that. People like Julian, Can
- 1:08:02Speaker 2: I get a house for free somewhere? No, there's no
- 1:08:04Speaker 2: free houses but zero percent down is as closed as
- 1:08:06Speaker 2: you can get. There's still closing costs, but zero percent
- 1:08:10Speaker 2: down is as closed as it gets to free. Okay,
- 1:08:13Speaker 2: and Naka is for first time home buyers only. It's
- 1:08:16Speaker 2: not for investors who are trying to get a second property.
- 1:08:18Speaker 2: Okay and so Naka has no down payment, no closing costs,
- 1:08:23Speaker 2: no point.
- 1:08:25Speaker 4: This episode is brought to you by P and C Bank.

- 1:11:18Speaker 2: What you know is the reason why you don't have
- 1:11:20Speaker 2: physical property. Your intellectual property can get you physical property,
- 1:11:24Speaker 2: but many of you just don't know enough. This is
- 1:11:26Speaker 2: why you're here right now, Okay, And so NAKA is
- 1:11:30Speaker 2: a very powerful program. No down payment, no closing costs,
- 1:11:34Speaker 2: no points or fees, right, and no credit score consideration.
- 1:11:38Speaker 2: All right. Marlee said, I paid nine thousand dollars in
- 1:11:41Speaker 2: closing costs with NACA, but Marlese did that because she
- 1:11:44Speaker 2: was buying down her interest rate. She didn't have to
- 1:11:46Speaker 2: buy down her interest rate. She could accepted the standard
- 1:11:49Speaker 2: interest rate that they had, but she decided to buy
- 1:11:51Speaker 2: it down, and so she has a one point three
- 1:11:52Speaker 2: seventy five interest rate, which is basically free money. Okay.
- 1:11:56Speaker 2: So the website is in ACA dot com, in ACA
- 1:12:03Speaker 2: dot com, Okay, in ACA dot com. So your excuse
- 1:12:08Speaker 2: if I can't afford it, I've literally wiped that clean.
- 1:12:10Speaker 2: I never want to hear that from you again. I've
- 1:12:12Speaker 2: literally given you a zero percent down program. You want
- 1:12:16Speaker 2: somebody to pay you to buy a property? What do
- 1:12:18Speaker 2: you want from there? What else can I give you
- 1:12:20Speaker 2: besides that? Okay? So if you want to see what
- 1:12:24Speaker 2: this looks like, you want to see what this looks like.
- 1:12:27Speaker 2: This is Gloria. Gloria said, I close on my first
- 1:12:30Speaker 2: triplex July first and Philadelphia through NAKA. I was approved
- 1:12:33Speaker 2: for four to eighty with one point five percent interest,
- 1:12:35Speaker 2: asking price five twenty, offered five ten cellar, pay two
- 1:12:39Speaker 2: percent closing costs for me to close on the home,
- 1:12:41Speaker 2: and I walked away only paying title fees. I'm still
- 1:12:44Speaker 2: in disbelief. So if you don't believe this is possible,
- 1:12:47Speaker 2: this is Gloria. She did it. Y'all know how much
- 1:12:50Speaker 2: title fees are. You'll know how much title fees are
- 1:12:53Speaker 2: our family. She bought a triplex in Philadelphia for title fees.
- 1:12:58Speaker 2: Title fees are the equivalent to a pair of jordan Yep,
- 1:13:00Speaker 2: Jamila got it right. Rashida got it right. Title fees
- 1:13:03Speaker 2: are the equivalent to a pair of Jordan's. She bought
- 1:13:05Speaker 2: a triplex for a pair of Jordan's. Family. Title fees
- 1:13:09Speaker 2: are the equivalent of a round trip flight from New
- 1:13:11Speaker 2: York to Los Angeles and back. That's all title fees are.
- 1:13:15Speaker 2: And she got a triplex. So some of y'all out
- 1:13:17Speaker 2: here talking about all Ie got the money, I'm them
- 1:13:18Speaker 2: in paycheck to paycheck. Stop lying, because if I looked
- 1:13:21Speaker 2: at your bank statement over the past ninety days, I
- 1:13:23Speaker 2: could find four hundred dollars wasted. Some of y'all blew
- 1:13:27Speaker 2: two hundred dollars on dinner this past weekend. Some of
- 1:13:32Speaker 2: y'all blew two hundred dollars in Target yesterday. Some of
- 1:13:36Speaker 2: y'all got shoes and clothes in your closet with tags
- 1:13:39Speaker 2: on them. That you ain't even worn. That's over two
- 1:13:41Speaker 2: hundred dollars. Now, listen to me. Some of y'all got
- 1:13:48Speaker 2: designer clothes with other families names on them, hanging up
- 1:13:54Speaker 2: in a closet that's owned by another family while your
- 1:13:57Speaker 2: family is struggling. You got designer clothes with some Italian
- 1:14:04Speaker 2: family's name on it, hanging up in a closet of
- 1:14:08Speaker 2: another family. While your family is struggling. You are living
- 1:14:16Speaker 2: paycheck to paycheck. You lying. You're not living paycheck to paycheck.
- 1:14:20Speaker 2: You are lying. You were making bad choices. Your priorities
- 1:14:24Speaker 2: are not in order. That's what's really going on. So
- 1:14:28Speaker 2: when you're ready to stop living to lie and talking
- 1:14:31Speaker 2: is to start talking about the truth, telling the truth
- 1:14:34Speaker 2: about your situation, then we can talk. But as long
- 1:14:36Speaker 2: as you want to stay in your illusion, I can't
- 1:14:38Speaker 2: help you. As long as you want to stay in
- 1:14:43Speaker 2: your illusion that you broke and you ain't got no money,
- 1:14:46Speaker 2: I can't help you. I need you to have an
- 1:14:49Speaker 2: abundance mindset. You know, I drove a two thousand Honda
- 1:14:53Speaker 2: accord until two thousand and eighteen. I drove a two
- 1:14:57Speaker 2: thousand Honda accord until two thousand eighteen. Okay, this was
- 1:15:06Speaker 2: the sacrifice I was willing to make to build my portfolio.
- 1:15:09Speaker 2: Some of y'all are just not ready. Some of y'all
- 1:15:11Speaker 2: got nicer cars than me right now. Some of y'all
- 1:15:15Speaker 2: got nicer clothes than me right now. But you don't
- 1:15:19Speaker 2: own anything. Some of y'all all, y'all own is some clothes, electronics,
- 1:15:23Speaker 2: and some furniture. If I look at your balance sheet,
- 1:15:26Speaker 2: all you own is some clothes, some electronics, and some furniture.
- 1:15:33Speaker 2: If you die today, there would be nothing to pass on.
- 1:15:35Speaker 2: People don't want your clothes. People don't want your furniture,
- 1:15:39Speaker 2: people don't want your electronics. If you're trying to create
- 1:15:44Speaker 2: regenerational wealth, then you need to buy assets that will
- 1:15:47Speaker 2: be handed out from generation to generation to generation. Said you,
- 1:15:53Speaker 2: No more buying red bottoms when your bank account is bleeding,
- 1:15:58Speaker 2: No more buying coach bags when you need a life coach.
- 1:16:09Speaker 2: All right, yeah, straight, No, Chaser, I'm just calling you
- 1:16:14Speaker 2: on your BS. I'm calling you on your BS. We
- 1:16:16Speaker 2: don't have time to play around if we're trying to
- 1:16:18Speaker 2: close the wealth gap. This is tough love. I hope
- 1:16:21Speaker 2: you can tell that I'm coming from a place of love.
- 1:16:23Speaker 2: This is tough love. I'm not trying to put you down.
- 1:16:25Speaker 2: I'm trying to light a fire under your assets. What
- 1:16:28Speaker 2: does it say this has assets over liabilities. I'm trying
- 1:16:31Speaker 2: to light a fire under your assets. And I don't
- 1:16:35Speaker 2: know why anybody else hasn't done this before. Okay, because
- 1:16:40Speaker 2: this is just how I talk. If you're not ready
- 1:16:41Speaker 2: for it, if you're sensitive, then I'm sorry. Okay. So
- 1:16:47Speaker 2: not only did Gloria do this, The first family that
- 1:16:51Speaker 2: I helped close on a multi family home was a
- 1:16:53Speaker 2: royal family and they closed on a four plex in
- 1:16:54Speaker 2: Los Angeles. Right, four plex in Los Angeles using knack up,
- 1:16:58Speaker 2: all right, So that's number two. Number three is matt
- 1:17:05Speaker 2: and other favorite strategy, which is the FAKA two O
- 1:17:08Speaker 2: three K, the FAHA two O three K. And this
- 1:17:12Speaker 2: is so powerful because it allows you to buy a
- 1:17:16Speaker 2: property to rehab and get finance for the renovation. So
- 1:17:20Speaker 2: let's say you find an eighty thousand dollars property and
- 1:17:23Speaker 2: it needs a sixty thousand dollars rehab. That's one hundred
- 1:17:25Speaker 2: and forty thousand dollars. FAHA two O three K will
- 1:17:30Speaker 2: only charge you three and a half percent down on
- 1:17:32Speaker 2: the one hundred and forty thousand dollars, which is only
- 1:17:35Speaker 2: four thousand, nine hundred dollars, and then they will finance
- 1:17:38Speaker 2: you for the other one hundred and thirty five thousand dollars,
- 1:17:42Speaker 2: and you will get a consultant to help you with
- 1:17:45Speaker 2: the rehab to make sure that it's done properly. So
- 1:17:48Speaker 2: this is the FAHA two O three K where you
- 1:17:51Speaker 2: can get into a rehab property and build it out
- 1:17:55Speaker 2: the way that you desire and get finance for the renovation.
- 1:17:58Speaker 2: And what's beautiful about this is that if done properly,
- 1:18:02Speaker 2: if the rehab is done properly, that property won't just
- 1:18:05Speaker 2: be worth one hundred and forty thousand dollars, it will
- 1:18:08Speaker 2: actually your praise at one hundred and seventy thousand dollars,
- 1:18:11Speaker 2: meaning that you now also have thirty thousand dollars in equity.
- 1:18:15Speaker 2: This is the FAHA two oh three K. Matt and
- 1:18:18Speaker 2: I love this particular loan product, okay. Right next is
- 1:18:27Speaker 2: the Home Possible loan for first time home buyers, and
- 1:18:30Speaker 2: it is very similar to the FAH loan, Okay, but
- 1:18:34Speaker 2: with Home Possible, you need a little bit higher credit score, right,
- 1:18:38Speaker 2: and you can cancel your private mortgage insurance also known
- 1:18:42Speaker 2: as PMI. You can cancel it once the property reaches
- 1:18:46Speaker 2: an eighty percent loan to value ratio. You cannot cancel
- 1:18:50Speaker 2: it with the fah loan anymore. And you used to
- 1:18:52Speaker 2: come off after five years. It no longer comes off
- 1:18:55Speaker 2: after five years automatically. So this is the benefit of
- 1:18:58Speaker 2: the Home Possible loan. Okay, But minimum down payment is
- 1:19:02Speaker 2: three percent. Your credit score minimum must be sixty sixty.
- 1:19:05Speaker 2: You can cancel PMI. Sellar assistance can be up to
- 1:19:09Speaker 2: three percent. The loan limits varied by market, and the
- 1:19:13Speaker 2: borrow income limits varies by market. So this is the
- 1:19:16Speaker 2: home Possible loan. Yes, it's very similar to a conventional loan, okay,
- 1:19:21Speaker 2: very similar. So what is PMI. PMI is private mortgage insurance.
- 1:19:26Speaker 2: So there's literally just money that's set aside to protect
- 1:19:28Speaker 2: the banks. Now why the banks need protection, I don't know.
- 1:19:30Speaker 2: The banks are the ones who got bailed out for
- 1:19:32Speaker 2: their poor decisions, right, so it's not the banks that
- 1:19:35Speaker 2: need to protection. It's the consumers that need protection. But
- 1:19:38Speaker 2: the government has set up PMI to protect the banks
- 1:19:41Speaker 2: to prevent the market from crashing again. So basically PMI
- 1:19:45Speaker 2: what they'll do is you'll get a percentage based on
- 1:19:48Speaker 2: your credit profile. And if you have a mortgage of
- 1:19:50Speaker 2: five hundred thousand dollars, let's say your PMI is one percent,
- 1:19:54Speaker 2: so that's basically they'll take us. They'll take one percent
- 1:19:56Speaker 2: a year, which is five thousand dollars, right, and then
- 1:19:59Speaker 2: divide that by twelve months, and your PMI would be
- 1:20:03Speaker 2: literally four hundred and sixteen dollars every single month going
- 1:20:06Speaker 2: to the banks to protect them. It's not going against
- 1:20:09Speaker 2: your principle or anything like that. It's literally going to
- 1:20:12Speaker 2: protect the banks. So if we can avoid PMI, we're
- 1:20:16Speaker 2: happy to do so, right, We would love that, But
- 1:20:20Speaker 2: this is literally a mechanism set up to protect the banks,
- 1:20:23Speaker 2: and it's predatory on all consumers who are buying property.
- 1:20:27Speaker 2: But it's just part of the game, and you have
- 1:20:29Speaker 2: to find a deal that's great enough to make sure
- 1:20:32Speaker 2: that it accounts for private mortgage insurance. All right, cool?
- 1:20:37Speaker 2: Next up Strategy five is VA loan. Okay, this is
- 1:20:41Speaker 2: for all the veterans that are out there. Yes you
- 1:20:43Speaker 2: can use your VA loan for multifami real estate, and
- 1:20:46Speaker 2: yes you can use your VA loan multiple times. VA
- 1:20:50Speaker 2: loan is one of the best mortgages in the entire country.
- 1:20:52Speaker 2: It's only zero percent down, zero percent down, okay, So
- 1:20:57Speaker 2: this is why I love the VA loan. So all
- 1:21:00Speaker 2: my vests out there, thank you for your service. Your
- 1:21:03Speaker 2: eligibility is that you serve ninety days consecutive during the
- 1:21:07Speaker 2: wartime on eighty one days of service during peacetime, you
- 1:21:11Speaker 2: have more than six years of service in the National
- 1:21:13Speaker 2: Guard Reserve, or you are the spouse of that particular person. Okay.
- 1:21:18Speaker 2: If you fit those requirements, it's zero percent down, no PMI. Right.
- 1:21:24Speaker 2: For those who sacrifice their life for this country, the
- 1:21:27Speaker 2: government has set up this particular loan product to support
- 1:21:31Speaker 2: them and owning a piece of this country. So that
- 1:21:34Speaker 2: is for the VA loan right. So of course not
- 1:21:37Speaker 2: everybody's eligible for that, but that is a powerful tool
- 1:21:40Speaker 2: if you are a veteran. Okay. Strategy six is conventional
- 1:21:45Speaker 2: five percent primary, meaning that this is going to be
- 1:21:48Speaker 2: your primary residence. Okay. So what that looks like is
- 1:21:53Speaker 2: you are putting on a three hundred thousand dollar property.
- 1:21:55Speaker 2: You put five percent down, which is fifteen thousand dollars.
- 1:21:57Speaker 2: Now you're only getting rent from one unit, so instead
- 1:22:00Speaker 2: of thirty two hundred dollars a rent. You're getting sixteen hundred.
- 1:22:03Speaker 2: The mortgage is twelve fifty nine, the taxes insurance are
- 1:22:05Speaker 2: three thirty five. The capex of payers of a vacancy
- 1:22:08Speaker 2: rate is five fifteen. Your rent, excuse me, your rent.
- 1:22:12Speaker 2: Your former rent was twelve hundred. So the property right
- 1:22:19Speaker 2: cash flows at negative five to ten. So that negative
- 1:22:23Speaker 2: five to ten is actually less five hundred and ten
- 1:22:26Speaker 2: dollars going out of your pocket to own this duplex
- 1:22:29Speaker 2: is less than what you were paying in rent of
- 1:22:31Speaker 2: twelve hundred dollars. Okay, so the cash flow is negative
- 1:22:34Speaker 2: because it's a duplex and you're losing five hundred and
- 1:22:37Speaker 2: ten dollars a month. But you're losing five hundred ten
- 1:22:39Speaker 2: dollars a month while also controlling this duplex, whereas right
- 1:22:43Speaker 2: now you're losing twelve hundred dollars a month to rent
- 1:22:47Speaker 2: and you own nothing and have nothing to show for it.
- 1:22:50Speaker 2: So your actual cash flow when you subtract the five
- 1:22:53Speaker 2: hundred and ten from the twelve hundred dollars is actually
- 1:22:56Speaker 2: six eighty nine and six eighty nine times twelve divided
- 1:23:00Speaker 2: by your initial investment is actually a fifty five percent
- 1:23:03Speaker 2: cash on cash re term so this is five percent
- 1:23:08Speaker 2: down owner occupied multi family, all right. Now, you will
- 1:23:13Speaker 2: have PMI until you reach eighty percent loan to value,
- 1:23:16Speaker 2: right when you use conventional. Okay. The next is conventional
- 1:23:20Speaker 2: twenty to twenty five percent down. Right. This is for
- 1:23:23Speaker 2: an investment property, meaning that you are not occupying the property.
- 1:23:27Speaker 2: So same property, but look at the numbers. It's different.
- 1:23:30Speaker 2: Three hundred thousand dollars twenty five percent down is seventy
- 1:23:32Speaker 2: five thousand dollars. The rents are thirty two hundred dollars
- 1:23:34Speaker 2: because you're not living there. Mortgage taxes and insurance capature
- 1:23:38Speaker 2: payers of a vacancy rate are the same. The cash
- 1:23:40Speaker 2: load is one thousand nine dollars every single month. This
- 1:23:43Speaker 2: is my actual property right one thou eighty nine dollars
- 1:23:48Speaker 2: times twelve divided by the initial investment of seventy five
- 1:23:51Speaker 2: thousand dollars plus some closing costs is about a seventeen
- 1:23:54Speaker 2: percent cash on cash return. Okay. So this is what
- 1:23:58Speaker 2: twenty five percent owner occupied looks like. Now, non owner occupied,
- 1:24:02Speaker 2: excuse me. Twenty five percent down investment excuse me. And
- 1:24:08Speaker 2: of course there's no PMI once you have twenty percent
- 1:24:13Speaker 2: equity in the property. All right, all right, so finally,
- 1:24:20Speaker 2: actually two more, I got some bonus ones for you.
- 1:24:23Speaker 2: Bonus one is the Burd strategy. This is strategy number eight. Okay,
- 1:24:27Speaker 2: we promise you six, we're gonna give you nine. We
- 1:24:31Speaker 2: promise you six, but we're gonna give you nine. And
- 1:24:33Speaker 2: that is a hard money, hard money used for the
- 1:24:37Speaker 2: BURD strategy, which is going to be ten percent down
- 1:24:39Speaker 2: with experience, in twenty to thirty percent down with no experience.
- 1:24:43Speaker 2: So if you've never done any kind of construction or whatnot,
- 1:24:47Speaker 2: there's going to be a higher down payment for the
- 1:24:50Speaker 2: bur strategy. Okay, so what is the birth strategy. The
- 1:24:53Speaker 2: Burd strategy is to buy something that's you're going to
- 1:24:56Speaker 2: rehab renovate it, rented out, then refinance and get your
- 1:25:00Speaker 2: money out of the deal, and then repeat the process. Okay,
- 1:25:02Speaker 2: so let me walk you. Let me walk you through this.
- 1:25:06Speaker 2: So we buy something at eighty thousand dollars right with
- 1:25:09Speaker 2: a sixty thousand dollars renovation budget. Right, we have to
- 1:25:13Speaker 2: put down ten percent of that, which we if we're experienced,
- 1:25:16Speaker 2: ten percent will be fourteen thousand dollars to get this
- 1:25:19Speaker 2: hard money loan. Okay, so we get the loan, we
- 1:25:24Speaker 2: finished the construction, and then we start renting this property
- 1:25:26Speaker 2: out at two thousand dollars per month. It's a due
- 1:25:28Speaker 2: pleats one thousand dollars per unit. Okay, Once we have
- 1:25:31Speaker 2: leases and show that the property is being rented, then
- 1:25:34Speaker 2: we can go back to the bank and we can
- 1:25:36Speaker 2: get refinance for two hundred thousand dollars right at seventy
- 1:25:42Speaker 2: percent loan to value. So we'll get refinanced for one
- 1:25:45Speaker 2: hundred and forty thousand dollars. Wait, one hundred and forty
- 1:25:48Speaker 2: thousand dollars, that's how much we put in, so we
- 1:25:50Speaker 2: actually get all of our money out of the deal. Right,
- 1:25:53Speaker 2: but guess what the property is worth two hundred thousand
- 1:25:56Speaker 2: dollars and we just refinanced at one forty so we
- 1:25:59Speaker 2: now have sixty thousand dollars in equity with no money
- 1:26:02Speaker 2: in the deal. On top of that, the property is
- 1:26:07Speaker 2: still cash flowing. And then we go do it again.
- 1:26:11Speaker 2: We get our money back out, and we go do
- 1:26:13Speaker 2: it again. This is the repeat process. This is the
- 1:26:16Speaker 2: burd strategy. Okay, but again it's ten percent down for
- 1:26:20Speaker 2: the acquisition and construction. If you're experienced, and it's going
- 1:26:23Speaker 2: to be twenty to thirty percent down for acquisition and
- 1:26:26Speaker 2: construction if you are in experience. All right, so this
- 1:26:29Speaker 2: is the burd strategy. It's a more advanced strategy. But yo,
- 1:26:33Speaker 2: we know that you were here because you want the goods,
- 1:26:35Speaker 2: and so we're giving you. We're spilling the tea. We
- 1:26:37Speaker 2: spilling the tea. All right. Now, the final strategy, okay,
- 1:26:42Speaker 2: to finance your next deal is actually raising money, raising capital. Okay,
- 1:26:50Speaker 2: so you're like jeling, who am I going to raise
- 1:26:51Speaker 2: capital from? Well, there's a lot of people you can
- 1:26:55Speaker 2: raise capital from. When you understand how money works, and
- 1:26:57Speaker 2: here's how it works. Do you know that cash is trashed? Y'all?
- 1:27:01Speaker 2: Cash is actually the lowest building asset in the entire world.
- 1:27:05Speaker 2: Cash is the lowest building asset in the entire world.
- 1:27:08Speaker 2: You know, only your Bank of American same as account
- 1:27:10Speaker 2: is on the yielding point zero one percent interest. So
- 1:27:13Speaker 2: cash is actually trash. It is not backed by gold.
- 1:27:17Speaker 2: You can't eat it, you can't drink it, it can't
- 1:27:19Speaker 2: keep you warm. Okay. The only reason we value cash
- 1:27:22Speaker 2: is because it is a liquid. It is liquid, meaning
- 1:27:25Speaker 2: that we can transfer it into other assets easier. Okay,
- 1:27:29Speaker 2: But we don't really value cash, And on top of that,
- 1:27:32Speaker 2: there's inflation. Your cash sitting in your bank account literally
- 1:27:36Speaker 2: lost six to ten percent of its value last year
- 1:27:38Speaker 2: because they were printing so much of it. Right, So
- 1:27:44Speaker 2: we if we know that cash is trash and that
- 1:27:47Speaker 2: people are actually losing money and their money is spoiling
- 1:27:50Speaker 2: when they leave it in a bank account, then what
- 1:27:52Speaker 2: does that mean? Then what does that mean? That means
- 1:27:57Speaker 2: that if you can actually present them with an opportunity
- 1:28:01Speaker 2: that's going to yield a higher interest rates than what
- 1:28:03Speaker 2: they're getting in their Bank of America account and not
- 1:28:06Speaker 2: allow them to lose their money due to inflation, then
- 1:28:09Speaker 2: guess what they will happily give you their money. If
- 1:28:13Speaker 2: you can present an opportunity where they're going to get
- 1:28:16Speaker 2: a twelve percent return versus them keeping their money and
- 1:28:20Speaker 2: losing six to ten percent due to inflation, then guess
- 1:28:24Speaker 2: what they will happily give you their money. All it
- 1:28:28Speaker 2: is is understanding yields, okay, And so if you are
- 1:28:32Speaker 2: able to go out and find a deal and run
- 1:28:34Speaker 2: the numbers and get a twelve percent find a deal
- 1:28:37Speaker 2: that's gonna yield a twelve percent return, then guess what
- 1:28:40Speaker 2: there's gonna be many people lined up to hand you
- 1:28:43Speaker 2: over their money, right, because guess what you are now
- 1:28:49Speaker 2: the plug, you with the plug, and there's only so
- 1:28:53Speaker 2: many outlets, and so the plug can only receive so
- 1:28:56Speaker 2: much money for this deal. And so people are going
- 1:28:59Speaker 2: to have to act if they believe in the analysis
- 1:29:02Speaker 2: and the deal that you brought to the table. And
- 1:29:05Speaker 2: so how this works is that you bring in the
- 1:29:09Speaker 2: investors and you take a ten, twenty, or thirty percent
- 1:29:14Speaker 2: stake in that deal. No money in by you, or
- 1:29:17Speaker 2: you can put money in skin in the game to
- 1:29:19Speaker 2: show them that you're serious as well, right, that you
- 1:29:21Speaker 2: have some skinning the game. And this is how you run.
- 1:29:24Speaker 2: Your next play is you actually raise money by becoming
- 1:29:28Speaker 2: the plug, by finding deals. I told you money is
- 1:29:31Speaker 2: not the issue people are looking. People are looking for
- 1:29:34Speaker 2: ways to give away their money every single day. Some
- 1:29:36Speaker 2: of y'all got an Amazon tab open on your computer
- 1:29:39Speaker 2: right now. People are actively looking for ways to get
- 1:29:42Speaker 2: rid of money every single day because people don't value money.
- 1:29:45Speaker 2: We don't value money. If we value money, we would
- 1:29:47Speaker 2: have earned it and we would just store it off.
- 1:29:49Speaker 2: We we just have rooms of money. But we don't
- 1:29:52Speaker 2: want money. We actually want what we believe money can
- 1:29:56Speaker 2: get us and if you can help somebody get more
- 1:29:58Speaker 2: of what they want, then guess what it would happily
- 1:30:01Speaker 2: give you their money. This requires a deep understanding of
- 1:30:05Speaker 2: money and you standing in your power and knowledge of
- 1:30:09Speaker 2: real estate. But if you can do that, then there's
- 1:30:12Speaker 2: opportunity for you. Okay, So I want to just ask you,
- 1:30:17Speaker 2: what would you think? What do you think would happen
- 1:30:20Speaker 2: if you just bought one property every single year for
- 1:30:24Speaker 2: the rest of your life. What do you think would
- 1:30:27Speaker 2: happen if you just bought one single property every year
- 1:30:32Speaker 2: for the rest of your life. I want to show
- 1:30:33Speaker 2: you something, if you bought one duplex every single year.
- 1:30:38Speaker 2: Let's take uh, let's take Jessica, Jessica Lindsay, Jessica, tell
- 1:30:41Speaker 2: me how old you are? I know I shouldn't ask
- 1:30:43Speaker 2: a lady's age, but you kind of is the kind
- 1:30:46Speaker 2: of anonymous. How old are you, Jessica? Jessa? Hold on
- 1:30:48Speaker 2: nobody else type real quick? Jessica's thirty four? And Jessica,
- 1:30:52Speaker 2: when do you think? How long? How long did your
- 1:30:55Speaker 2: grandma live? How long did your grandma live? How old?
- 1:30:58Speaker 2: How old are your grandma? Jessica? Her grandma's ninety one
- 1:31:02Speaker 2: years old. So watch this. So Jessica's thirty four, and
- 1:31:06Speaker 2: let's say she lives as long as her grandma, and
- 1:31:09Speaker 2: that means she bought That means she buys fifty seven
- 1:31:11Speaker 2: rental properties over the remainder of her life. And if
- 1:31:14Speaker 2: she buys duplexes, right, that's actually one hundred and fourteen
- 1:31:18Speaker 2: doors and one hundred and fourteen doors cash flow and
- 1:31:20Speaker 2: get three hundred dollars per door is thirty four thousand
- 1:31:23Speaker 2: dollars per month in rents are four hundred and ten
- 1:31:26Speaker 2: thousand dollars passively every single year that she's going to
- 1:31:31Speaker 2: be able to pass on to the next generation. Now,
- 1:31:35Speaker 2: let me get somebody. Let's say, okay, this is that's
- 1:31:39Speaker 2: a long term game. Julian fifty seven years. Okay, let's
- 1:31:41Speaker 2: just say Jessica did that until she was forty four. Right,
- 1:31:45Speaker 2: Let's just say she did it for ten years, right,
- 1:31:48Speaker 2: and she was buying triplexes instead, right, total doors would
- 1:31:53Speaker 2: be thirty doors over ten years. I'm at thirty eight
- 1:31:55Speaker 2: doors right in eight years. That's three hundred dollars per door,
- 1:32:00Speaker 2: nine thousand dollars per month in positive cash flow, as
- 1:32:03Speaker 2: one hundred and six figures per year, and passive income
- 1:32:06Speaker 2: for the rest of her life and for the rest
- 1:32:07Speaker 2: of her children's life if she just locked in and
- 1:32:10Speaker 2: did this for ten years. Okay, this is the name
- 1:32:16Speaker 2: of the game's to create passive income family. This is
- 1:32:21Speaker 2: just yeah, this is just your passive income. You could
- 1:32:22Speaker 2: still go out there and make active income if you
- 1:32:25Speaker 2: want to, right, but this is just your passive income.
- 1:32:28Speaker 2: So this is the name of the game, right, And
- 1:32:32Speaker 2: this is what Matt and I would encourage you to do.
- 1:32:35Speaker 2: Matt was having some issue and so sorry, he says,
- 1:32:38Speaker 2: He's sorry he couldn't be here. But as I told you,
- 1:32:41Speaker 2: we're in this together. That's my brother. I know what
- 1:32:43Speaker 2: he knows. He knows what I know, right, and so
- 1:32:45Speaker 2: I was able to bring it home for you all.
- 1:32:47Speaker 2: So imagine if you would have played the long term
- 1:32:50Speaker 2: game a long time ago, you'd be a lot further
- 1:32:54Speaker 2: along today. So our encouragement is that you stop chasing
- 1:32:59Speaker 2: get rich quick skin and instead you buy a multi
- 1:33:02Speaker 2: family real estate. Right. This is not a get rich
- 1:33:06Speaker 2: crits scheme. This is a get rich guaranteed system over time,
- 1:33:11Speaker 2: and if you play the long term game, you can
- 1:33:14Speaker 2: make sure that not only you but your family is
- 1:33:17Speaker 2: wealthy forever, all right. So with that, I'm going to
- 1:33:24Speaker 2: answer questions in just a second. Matt and I have
- 1:33:26Speaker 2: a program called the four three two one Strategy where
- 1:33:31Speaker 2: we not only teach you how to execute all of
- 1:33:34Speaker 2: these ways of getting finance, but also how to analyze
- 1:33:38Speaker 2: real estate deals, how to find real estate deals, and
- 1:33:41Speaker 2: how to get those real estate deals to the closing table.
- 1:33:45Speaker 2: And so I want to share that opportunity with you
- 1:33:47Speaker 2: for those of you who want mentorship, for those of
- 1:33:49Speaker 2: you who want to close on more properties in twenty
- 1:33:52Speaker 2: twenty two, for some of you who's going to be
- 1:33:53Speaker 2: your first property, for some of you you'll be closing
- 1:33:56Speaker 2: on your third or fourth property. But if you are
- 1:33:59Speaker 2: serious about building your real estate portfolio, Matt and I
- 1:34:02Speaker 2: are trying to help three hundred people close and this
- 1:34:04Speaker 2: year alone, and we want to invite you to be
- 1:34:08Speaker 2: part of that. So, if you are open to it,
- 1:34:12Speaker 2: do I have permission to share this opportunity with you?
- 1:34:16Speaker 2: Do our permission to share this opportunity with you? Okay?
- 1:34:21Speaker 2: Appreciate that. Appreciate that, all right? Cool? So as we
- 1:34:28Speaker 2: share before, Matt and I have many people who we
- 1:34:31Speaker 2: have helped close together. I've done the education process in
- 1:34:34Speaker 2: terms of helping people learn how to find deals, how
- 1:34:37Speaker 2: to analyze those deals right, and then how to build
- 1:34:40Speaker 2: their real estate rolodex, how to identify the thirty six
- 1:34:43Speaker 2: souns of gentrification, how to know what the twenty three
- 1:34:45Speaker 2: numbers are that you need to evaluate a deal. And
- 1:34:47Speaker 2: then Matt is the one who helps him get to
- 1:34:49Speaker 2: the closing table with the financing part of the equation.
- 1:34:53Speaker 2: All right, So the first hurdle that you have is money.
- 1:34:55Speaker 2: Can I afford it? Right? And so Matt has a
- 1:34:59Speaker 2: pro called the home Buyer's Blueprint, And in this program
- 1:35:03Speaker 2: he teaches how to get financed with the best terms,
- 1:35:06Speaker 2: whether it's your first, second, third, or fourth purchase, the
- 1:35:09Speaker 2: keys to financing and getting your money out of deal
- 1:35:12Speaker 2: so that you can keep on investing, and how to
- 1:35:14Speaker 2: execute FAK two or three K loans so that you
- 1:35:17Speaker 2: can step into equity in a newly renovated home. Okay.
- 1:35:21Speaker 2: So that program by itself is normally one thousand dollars. Okay,
- 1:35:27Speaker 2: This is what Sindrika and Sandy said. Sandy said, I
- 1:35:30Speaker 2: now have three pre approval letters, one for five hundred,
- 1:35:33Speaker 2: one for four hundred and fifteen. And this morning, I
- 1:35:35Speaker 2: got a VA for seven hundred For the newbies in
- 1:35:38Speaker 2: this group, do not skip steps. I will leverage these
- 1:35:41Speaker 2: to get the best rate. And of course the VA
- 1:35:42Speaker 2: loan is my first choice. So you see the variance
- 1:35:44Speaker 2: in the pre approvals that Sandy got as low as
- 1:35:48Speaker 2: four hundred and fifteen and as high as seven hundred.
- 1:35:50Speaker 2: So then you have to know how to make those
- 1:35:52Speaker 2: lenders to compete for your business. Right then, Sindrika said,
- 1:35:55Speaker 2: a couple of lenders tried the Oki dok on me,
- 1:35:57Speaker 2: specifically with leaving out prepaid costs, offering more money and
- 1:36:00Speaker 2: lowering the rate but doubling all other fees. So the
- 1:36:03Speaker 2: lowest interest rate does not mean the best terms on
- 1:36:06Speaker 2: the loan. And you have to know that there are
- 1:36:08Speaker 2: a lot of predatory lenders out here, right, But when
- 1:36:10Speaker 2: you go to Matt or Brandy to get finance, right,
- 1:36:14Speaker 2: then that will ensure that you are dealing with somebody
- 1:36:16Speaker 2: who has ethics and is actually working on your behalf, right.
- 1:36:20Speaker 2: So that's the home buyer's blueprint. The next obstacle is
- 1:36:24Speaker 2: finding a market, right, and that's where my teaching comes
- 1:36:27Speaker 2: in and finding the deals. So with the multi family
- 1:36:29Speaker 2: master plan, I'll show you how to use the twenty
- 1:36:31Speaker 2: three numbers to analyze real estate deals anywhere and make
- 1:36:34Speaker 2: sure that you buy it right. This is a detailed analysis,
- 1:36:37Speaker 2: and I'll walk you through that in just a second.
- 1:36:38Speaker 2: Then I'm going to show you how to build your
- 1:36:40Speaker 2: real estate rollerdecks of agents, lenders, and contractors to find
- 1:36:43Speaker 2: off market deals. Then I'll show you how to identify
- 1:36:45Speaker 2: the thirty three signs of gentrification so that your home
- 1:36:48Speaker 2: has your homes have maximum appreciation potential. The multifamily master
- 1:36:52Speaker 2: plan by itself typically costs twenty four hundred and ninety
- 1:36:55Speaker 2: seven dollars. Now in each module, Module one is fine,
- 1:37:00Speaker 2: finance it, then we go in to find it, then
- 1:37:02Speaker 2: finalize it, fix it, and fill it. So I teach
- 1:37:04Speaker 2: you step by step how to build your real estate
- 1:37:08Speaker 2: portfolio in the exact same way that I've done in
- 1:37:11Speaker 2: less than ten years. Okay, So from there, every single
- 1:37:16Speaker 2: week you have a brand new challenge. So this is
- 1:37:17Speaker 2: not just an online course. Every single week you have
- 1:37:19Speaker 2: a brand new challenge. So we start with our financial
- 1:37:21Speaker 2: house cleaning challenge, then our lender shopping challenge, then the
- 1:37:24Speaker 2: pre approval challenge, then the real estate agent challenge, then
- 1:37:27Speaker 2: the Neighborhood Knowledge Challenge number one and the Dala Day
- 1:37:29Speaker 2: Challenge number one. Then you go into your real estate
- 1:37:32Speaker 2: team building challenge and you do each challenge, the new
- 1:37:35Speaker 2: Neighborhood and Dela Date Challenge over and over and over
- 1:37:37Speaker 2: again until you close on your first property or your
- 1:37:40Speaker 2: next property. Okay, So this is the program front to back.
- 1:37:45Speaker 2: This is the actual curriculum. Every single week, you're gonna
- 1:37:47Speaker 2: get your mindset modules. Then you're gonna get your movement modules,
- 1:37:50Speaker 2: so be transformed by the doing of your mind first, right,
- 1:37:53Speaker 2: then we go take action. So this is the program
- 1:37:55Speaker 2: in detail. Every single module is designed to make you
- 1:37:59Speaker 2: money or set gave you money. There's no fat in
- 1:38:01Speaker 2: this program whatsoever. It is the fastest path that I
- 1:38:05Speaker 2: was able to create to get you to understand multi
- 1:38:07Speaker 2: family real estate at the level that I understand it.
- 1:38:09Speaker 2: So if you want to join, you can go to
- 1:38:11Speaker 2: get four three two one WI excuse me, get four
- 1:38:15Speaker 2: three two one dot com. Get four three two one
- 1:38:18Speaker 2: dot com. If you were ready to join the program,
- 1:38:21Speaker 2: all the details are there. Okay. Now every single week
- 1:38:25Speaker 2: we have our weekly dealroom calls, and I know that
- 1:38:27Speaker 2: there's some uh, there's some family members that are here.
- 1:38:30Speaker 2: I saw who did I see up there? Before? I see?
- 1:38:33Speaker 2: Michael is up there. Every week we have our weekly
- 1:38:36Speaker 2: Dealom calls and on our weekly dorroom calls. This is
- 1:38:38Speaker 2: where you can get coached by me. Yes, you can
- 1:38:41Speaker 2: get coached by me personally. You can sign up to
- 1:38:44Speaker 2: be in the hot seat and I will coach you
- 1:38:46Speaker 2: live in front of the family. Okay. So if this
- 1:38:48Speaker 2: is the closest you're going to be able to get
- 1:38:50Speaker 2: to one on one coaching, Ask yourself, who can you
- 1:38:53Speaker 2: go to to ask real estate questions right now? Is
- 1:38:56Speaker 2: there anybody in your phone that you can go to
- 1:38:58Speaker 2: to ask real estate questions right now? Now? No? Okay?
- 1:39:03Speaker 2: And so this is your opportunity to be coached by
- 1:39:06Speaker 2: me to make sure that you are making the right
- 1:39:09Speaker 2: decisions on your calls. What's going on, Crystal? What's going on?
- 1:39:13Speaker 3: Some moll?
- 1:39:14Speaker 2: I got family members that are here right now, just
- 1:39:16Speaker 2: showing love. Rosa, I see you, okay, Carmala, what's going on?
- 1:39:22Speaker 2: So multi d Sanders, I see you? So multifamily movement
- 1:39:25Speaker 2: is in the building. It's good to see you all.
- 1:39:28Speaker 2: This is family, right and we are a tight knit family, okay.
- 1:39:34Speaker 2: And so in addition to that, you're going to get
- 1:39:37Speaker 2: the purchase or past deal analyzer. All right, this is
- 1:39:40Speaker 2: the financial model that I use to evaluate every single
- 1:39:43Speaker 2: deal that I do. Okay, there's twenty three numbers that
- 1:39:46Speaker 2: you need to know. If you leave out one single number,
- 1:39:48Speaker 2: you can step into a bad deal. When you're buying
- 1:39:50Speaker 2: a single family home, it's how much do we get
- 1:39:52Speaker 2: approved for? Four hundred thousand? How much? How much is
- 1:39:55Speaker 2: the home? Three ninety do we like it? It's three factors.
- 1:39:57Speaker 2: When you're buying multi family real estate, actually twenty three
- 1:40:00Speaker 2: numbers that you need to know to evaluate the multi
- 1:40:02Speaker 2: families real estate deal effectively. Okay, and so this is
- 1:40:06Speaker 2: the purchase a past Deal Analyzer. I will not only
- 1:40:09Speaker 2: give you this tool, but you also I'll also teach
- 1:40:11Speaker 2: you what those twenty three numbers are, where to find them,
- 1:40:13Speaker 2: how to find them quickly, and how to evaluate the
- 1:40:16Speaker 2: purchase of past deal analyzer. Right here will tell you
- 1:40:18Speaker 2: what the cash on cast return is, and it will
- 1:40:20Speaker 2: tell you whether you should purchase a pass on the deal.
- 1:40:23Speaker 2: I see Maddie in here, levon what's going on y'all,
- 1:40:27Speaker 2: y'all representing I love it, I love it, I love it. Cool.
- 1:40:30Speaker 2: You will also get the Multifamily Movement Real Estate Investor Workbook.
- 1:40:34Speaker 2: This is your real estate Bible. This is what you
- 1:40:36Speaker 2: will keep with you. This is what you will keep
- 1:40:39Speaker 2: with you in your car and your purse and your
- 1:40:41Speaker 2: backpack and your briefcase. This is a workbook, sixty four
- 1:40:46Speaker 2: worksheets all of my tools that I use. So, for instance,
- 1:40:49Speaker 2: this is the property value Assessment, and it is the
- 1:40:51Speaker 2: forty hidden value signs of hidden value in the thirty
- 1:40:54Speaker 2: signs of hidden costs that we look for as multi
- 1:40:57Speaker 2: fammy real estate investors when we go into a property,
- 1:40:59Speaker 2: we're not looking for countertops, we're not looking for stayles,
- 1:41:01Speaker 2: still appliances. We're looking for hidden value and hidden costs.
- 1:41:05Speaker 2: So that is the multi timer real Estate Investor work
- 1:41:07Speaker 2: Book that you will get that when you join. Okay,
- 1:41:09Speaker 2: then after that it's how do I scale up right
- 1:41:13Speaker 2: and how do I free my family? And the way
- 1:41:15Speaker 2: you do that is through scale. And so in Matthew's
- 1:41:18Speaker 2: other program, The Home Buyer Blueprint, Volume two, we're going
- 1:41:21Speaker 2: to show you how to hire the right team to
- 1:41:23Speaker 2: successfully navigate the rehab process, how to use two three
- 1:41:26Speaker 2: K loans, the home style rehab loan and hard money
- 1:41:28Speaker 2: and construction loans, and he's also going to have monthly webinar.
- 1:41:31Speaker 2: He also has monthly webinars with private lenders breaking down
- 1:41:35Speaker 2: their products and more. So that is how what you
- 1:41:38Speaker 2: will use to scale your portfolio. So for those of
- 1:41:41Speaker 2: you who don't believe that this is possible for you,
- 1:41:44Speaker 2: I want to show you something. Okay, this is one
- 1:41:47Speaker 2: of my best students, Jimmy. Jimmy is closed on twenty
- 1:41:50Speaker 2: one doors and a year and a half. He says,
- 1:41:52Speaker 2: thanks to Julian our goal with fifty doors, and we're
- 1:41:54Speaker 2: halfway there and one point four years controlling over one
- 1:41:57Speaker 2: point nine million dollars in real estate. Didn't need an
- 1:41:59Speaker 2: NBA to get to the next million. In one and
- 1:42:01Speaker 2: a half years, Jimmy and Candice have closed on twenty
- 1:42:05Speaker 2: one doors and one point nine million dollars of real
- 1:42:08Speaker 2: estate one and a half years, family, one and a
- 1:42:11Speaker 2: half years. And if you think that that's amazing, Julius
- 1:42:15Speaker 2: closed on twenty eight doors in seven months. Fast forward,
- 1:42:19Speaker 2: in a few days, my wife will turn forty years old.
- 1:42:21Speaker 2: We've closed on eight real estate deals worth two point
- 1:42:23Speaker 2: sixty five million. Actually we close on two deals so
- 1:42:25Speaker 2: far in August making in a special birthday present. And
- 1:42:29Speaker 2: for those of you who have all kinds of excuses,
- 1:42:32Speaker 2: guess what. Julians and his wife are not even US
- 1:42:34Speaker 2: citizens yet, yet they provide quality, affordable housing to seventeen
- 1:42:40Speaker 2: American families. See, we as Americans, we started resting on
- 1:42:43Speaker 2: our royals thinking we're the best country. We're actually not
- 1:42:45Speaker 2: the best country. There's a lot of good here, but
- 1:42:49Speaker 2: if you look at statistically where our kids are in math,
- 1:42:52Speaker 2: where we are in terms of incarceration, all those kinds
- 1:42:55Speaker 2: of things, health, we aren't doing that well. And so
- 1:42:58Speaker 2: we have and his wife, who are not even US citizens,
- 1:43:02Speaker 2: actually come in here and buying multifamily real estate in
- 1:43:05Speaker 2: America and then providing housing to Americans. Okay, any excuse
- 1:43:13Speaker 2: you have when it comes to this process, I have
- 1:43:14Speaker 2: a way above it, through it, or around it. With
- 1:43:17Speaker 2: the exception of chronic unemployment. If you were happily unemployed
- 1:43:22Speaker 2: and you like receiving a small check every single month,
- 1:43:25Speaker 2: then I cannot help you. Okay, I cannot help somebody
- 1:43:27Speaker 2: with victim consciousness or poverty consciousness, But any other excuse
- 1:43:32Speaker 2: you have, even bankruptcy, Matt and I can help you
- 1:43:36Speaker 2: get to the closing room. Okay, so the root to
- 1:43:39Speaker 2: the success is one. You're gonna get educated. You're gonna
- 1:43:42Speaker 2: get the multi family master Plan, the home Buyer's Blueprint
- 1:43:44Speaker 2: Volume one, and the home Buyer's Blueprint Volume two. All
- 1:43:47Speaker 2: the details are at get four three two one dot com.
- 1:43:50Speaker 2: All of the details at get four three two one
- 1:43:53Speaker 2: dot com. All right, then you're gonna get paired with
- 1:43:55Speaker 2: the lender. That lender is likely going to be Matt
- 1:43:58Speaker 2: or Brandy. These are the two of the best mortgage
- 1:44:02Speaker 2: workers in the entire country. They finance all over. Okay,
- 1:44:06Speaker 2: and you now know that you're not dealing with a
- 1:44:08Speaker 2: predatory lender who's trying to get over on you. This
- 1:44:10Speaker 2: is Matt and his team down here, right right now. Okay.
- 1:44:14Speaker 2: Then we have step three is that we have a networker.
- 1:44:18Speaker 2: Certified real estate agents, people who I've educated real estate
- 1:44:22Speaker 2: agents to who I've educated right on how to evaluate
- 1:44:25Speaker 2: multifamily real estate deals and know the difference between a
- 1:44:27Speaker 2: real estate listing and a real estate deal. This is huge.
- 1:44:30Speaker 2: You do not want to work with your cousin who
- 1:44:32Speaker 2: just got their license yesterday. Anybody can go get their
- 1:44:35Speaker 2: real estate license in about thirty days. That does not
- 1:44:37Speaker 2: make them qualify to teach you how to build wealth.
- 1:44:40Speaker 2: But with Multifamily Movement certified agents, you will know that
- 1:44:43Speaker 2: you are working with an agent who understands the difference
- 1:44:45Speaker 2: between a real estate deal and a real estate listing.
- 1:44:48Speaker 2: We're not looking for real estate listings. We're looking for
- 1:44:50Speaker 2: real estate deals. And then finally, we have our online
- 1:44:55Speaker 2: technology where we share off market deal with one another
- 1:44:57Speaker 2: called the Purchase of Past Deal Analyzer. I spent over
- 1:45:01Speaker 2: five figures and invested in this technology where we build
- 1:45:05Speaker 2: as a community, all right, and so this is the
- 1:45:07Speaker 2: power of what we are teaching. This is a movement
- 1:45:10Speaker 2: in real life. This is two hundred of us in
- 1:45:12Speaker 2: New Orleans for our Generational Wealth Conference. This is our
- 1:45:14Speaker 2: conference that happens every single year. You will get a
- 1:45:16Speaker 2: ticket to that conference to learn how all my wealth
- 1:45:19Speaker 2: building strategies be on just real estate as well as
- 1:45:22Speaker 2: go deeper into other aspects of real estate like commercial
- 1:45:25Speaker 2: real estate, Airbnb, et cetera. So everything that Matt and
- 1:45:28Speaker 2: I put together for you is worth eight thousand, four
- 1:45:30Speaker 2: hundred and ninety six dollars and you can join now
- 1:45:33Speaker 2: at get four three two one dot com right now.
- 1:45:36Speaker 2: Matt and I and eyl family. We are only looking
- 1:45:40Speaker 2: for one hundred people to join this program, and there
- 1:45:42Speaker 2: were over a thousand of you on this webinar. There's
- 1:45:45Speaker 2: about eight hundred of you here right now. We're only
- 1:45:48Speaker 2: looking for one hundred people in this particular cohort, right,
- 1:45:51Speaker 2: and so if you are ready to do this, then
- 1:45:55Speaker 2: go ahead and go to get four three two one
- 1:45:57Speaker 2: dot com to join. Okay, so here are your options.
- 1:46:01Speaker 2: Option number one to join is actually going to feel free,
- 1:46:03Speaker 2: but it's going to cost you the most, and that's
- 1:46:05Speaker 2: you do nothing. It is you do nothing. And while
- 1:46:07Speaker 2: you do nothing, rents are going to continue to rise,
- 1:46:09Speaker 2: what makes it harder for you to say? And prices
- 1:46:11Speaker 2: will continue to rise, what makes it harder for you
- 1:46:13Speaker 2: to buy. So that's option number one. And April first
- 1:46:17Speaker 2: is right around the corner. And if you continue to
- 1:46:19Speaker 2: do nothing, rent is going to continue to be due
- 1:46:22Speaker 2: month after month after month, and there's nothing you can
- 1:46:27Speaker 2: do to stop it except for by multifammy real estate.
- 1:46:29Speaker 2: There's no other way around here housing expen except to
- 1:46:33Speaker 2: buy multiicammy real estate. And so that is what Matt
- 1:46:35Speaker 2: and I here are here to teach you. So with that,
- 1:46:38Speaker 2: this program is actually two nine hundred and ninety seven dollars.
- 1:46:43Speaker 2: For most of you, that's equivalent to one to two
- 1:46:46Speaker 2: months of rent a mortgage expense. And literally, that's all
- 1:46:48Speaker 2: we're asking for is one to two months of rent
- 1:46:50Speaker 2: and mortgage expense to put you in a position to
- 1:46:52Speaker 2: never have to pay rent and mortgage expense ever. Again,
- 1:46:55Speaker 2: I have two hundred and ninety two documented examples of
- 1:47:00Speaker 2: people who no longer have a housing expense for the
- 1:47:02Speaker 2: rest of their life because of what Matt and I
- 1:47:05Speaker 2: brings to the table for you right now if you
- 1:47:07Speaker 2: join this particular program, two hundred and ninety two examples,
- 1:47:12Speaker 2: so I know that this is possible for you. The
- 1:47:14Speaker 2: question is do you believe in yourself? And so normally
- 1:47:18Speaker 2: this program would be this, But for right now, what
- 1:47:20Speaker 2: Matt and I are going to do is we're actually
- 1:47:23Speaker 2: going to take off the two thousand, nine hundred and
- 1:47:28Speaker 2: ninety seven dollars and you can actually join right now
- 1:47:32Speaker 2: for two thousand, four hundred and ninety seven dollars. You
- 1:47:37Speaker 2: can join for just two thousand, four hundred and ninety
- 1:47:40Speaker 2: seven dollars. Okay, the first twenty five people will be
- 1:47:45Speaker 2: able to get access to the program for two thousand,
- 1:47:48Speaker 2: four hundred and ninety seven dollars. After that, it will
- 1:47:51Speaker 2: go up to two thousand, nine hundred and ninety seven dollars.
- 1:47:54Speaker 2: First twenty five people. It's a little fast action bonus
- 1:47:58Speaker 2: for those who are serious and really want to make
- 1:48:00Speaker 2: this happen. We have nine months less than a year.
- 1:48:04Speaker 2: I know that of the one hundred people who join,
- 1:48:07Speaker 2: I believe that half of you will be able to
- 1:48:09Speaker 2: close within this year and the other half will be
- 1:48:12Speaker 2: able to close within the next year and a half. Okay,
- 1:48:16Speaker 2: if you come in, you follow the Homebuyer's Blutprint one right,
- 1:48:20Speaker 2: you follow the Multifamily master Plan to a t. You
- 1:48:23Speaker 2: do not skip steps. You will be able to close.
- 1:48:27Speaker 2: And then once you close on your first property, then
- 1:48:29Speaker 2: you go to the home Buyer Blueprint Volume two and
- 1:48:31Speaker 2: you learn how to build your portfolio. Okay, so again
- 1:48:34Speaker 2: that's get four three two one dot com. First twenty
- 1:48:37Speaker 2: five people can join for twenty five hundred dollars. After
- 1:48:40Speaker 2: that it's going to go up to twenty nine hundred
- 1:48:42Speaker 2: and ninety seven dollars. All right, So some of you
- 1:48:46Speaker 2: believe that this is expensive, and my question to you
- 1:48:49Speaker 2: is what's more expensive? One thousand dollars four hundred and
- 1:48:55Speaker 2: ninety seven dollars now or fourteen hundred dollars in rent
- 1:48:59Speaker 2: over the next year. What's more expensived four hundred and
- 1:49:02Speaker 2: ninety seven dollars today or seventy two thousand dollars worth
- 1:49:05Speaker 2: of rent over the next five years. What's more expensive
- 1:49:08Speaker 2: twosand four undred ninety seven dollars now or one hundred
- 1:49:11Speaker 2: and forty four thousand dollars over the next ten years.
- 1:49:14Speaker 2: If I simply asked you to add up all the
- 1:49:17Speaker 2: money that you spent in rent or mortgage interests since
- 1:49:22Speaker 2: you've been quote unquote living on your own, how much
- 1:49:26Speaker 2: would that be? In fact, yes, it is, It's lifetime.
- 1:49:32Speaker 2: It's lifetime. In fact, let me know in chat how
- 1:49:35Speaker 2: much are you paying rent a mortgage? Right now? I
- 1:49:39Speaker 2: see quite a few people joining. I'm going to celebrate
- 1:49:41Speaker 2: those folk. If you join, please let me know in chat.
- 1:49:45Speaker 2: I see seven hundred, thirteen hundred, three thousand, fifteen hundred.
- 1:49:48Speaker 2: I saw some zeros. I don't know if people living
- 1:49:50Speaker 2: on the streets or they living at their mama's house.
- 1:49:53Speaker 2: Nineteen ninety five eighteen hundred thirteen fifty nine hundred thirty
- 1:49:57Speaker 2: two hundred, twelve hundred, fifteen hundred, fifteen hundred, twenty three hundred,
- 1:50:00Speaker 2: nine twenty eight, fourteen hundred, twenty five hundred, fifteen hundred,
- 1:50:04Speaker 2: ten forty one, twenty eight hundred. You are just gonna
- 1:50:08Speaker 2: keep paying that for the rest of your life. If
- 1:50:11Speaker 2: this is not the pathway for you, can you please
- 1:50:13Speaker 2: let me know in chat what is going to be
- 1:50:15Speaker 2: your pathway to get rid of your housing expense. If
- 1:50:18Speaker 2: you're not going to join get four three two one,
- 1:50:20Speaker 2: please let me know what are you going to do
- 1:50:22Speaker 2: to get rid of your housing expense? Please just let
- 1:50:24Speaker 2: me know what the game plan is other than this
- 1:50:29Speaker 2: Sean Bell owned thirty two doors, Proud of you family,
- 1:50:32Speaker 2: Proud of you family, Paris. If your home is paid off,
- 1:50:37Speaker 2: we actually want to refinance while these interest rates are
- 1:50:39Speaker 2: low and use the equity. Right now, you have money
- 1:50:41Speaker 2: that's stuck in the walls of your home, that's just
- 1:50:43Speaker 2: sitting there. Okay, we actually want to use that to
- 1:50:46Speaker 2: build your portfolio. All right, So again that's get four
- 1:50:52Speaker 2: three two one dot com. Now, for those of you
- 1:50:55Speaker 2: who don't have two four ninety seven dollars, that's a
- 1:50:57Speaker 2: red flag, right, that's a red flag. Something is broken
- 1:51:01Speaker 2: in your financial system, and the easiest way to fix
- 1:51:03Speaker 2: your financial system is to get rid of your biggest expense,
- 1:51:05Speaker 2: which is housing. So we literally just do this one thing.
- 1:51:08Speaker 2: It would literally change your world around. In fact, earlier
- 1:51:11Speaker 2: on you all type getting rid of my housing expends
- 1:51:13Speaker 2: would change everything for me, okay, And so that's what
- 1:51:16Speaker 2: this focus is, to change everything all right. Now, if
- 1:51:21Speaker 2: you do not have two thousand, four ninety seven dollars,
- 1:51:23Speaker 2: you can't take advantage of the savings of fourteen ninety five.
- 1:51:27Speaker 2: When you do the one pay you get access to
- 1:51:28Speaker 2: everything immediately, okay, And you say fourteen ninety five, But
- 1:51:32Speaker 2: for those of you who need, those of you who
- 1:51:35Speaker 2: need a payment plan, you can join on the payment
- 1:51:38Speaker 2: plan of four ninety nine per month for just eight months.
- 1:51:41Speaker 2: This is not some payment plan that goes on forever,
- 1:51:44Speaker 2: and I hope you forget No, that's not how we operate.
- 1:51:46Speaker 2: It's eight months, and after that you're done. You have
- 1:51:49Speaker 2: lifetime access to the programs, all right. But in fact,
- 1:51:53Speaker 2: for right now, what we're gonna do is we're gonna
- 1:51:55Speaker 2: take off an additional payment. We're gonna take off an
- 1:51:59Speaker 2: additional payment, Okay, And so you can actually join for
- 1:52:04Speaker 2: four ninety nine per month for just seven months, four
- 1:52:07Speaker 2: nine a month for just seven months. All right, and
- 1:52:12Speaker 2: so again that's get four three two one dot com.
- 1:52:15Speaker 2: That's get four three two one dot com with the
- 1:52:17Speaker 2: one pay you save fourteen ninety five. But if you
- 1:52:20Speaker 2: need to do the four ninety nine per month payment plan,
- 1:52:22Speaker 2: then go ahead and do that. You also get to
- 1:52:25Speaker 2: bring a buddy into the program for free. You also
- 1:52:29Speaker 2: get to bring a buddy into the program for free.
- 1:52:31Speaker 2: That buddy includes your best friend, spouse or homie blood
- 1:52:34Speaker 2: which is sibling, parents or kids, or a business partner
- 1:52:37Speaker 2: who you're going to invest with. Okay, why would we
- 1:52:40Speaker 2: do that? Because if we know that you will have
- 1:52:43Speaker 2: a higher degree of accountability and a greater chance of
- 1:52:45Speaker 2: success when there's somebody around you who also wants this,
- 1:52:48Speaker 2: who says, let's go do module five this this weekend.
- 1:52:51Speaker 2: Let's go look at these three properties today, right, and
- 1:52:54Speaker 2: so we are allowing you to bring a buddy into
- 1:52:56Speaker 2: the program for free, and all the instructions to add
- 1:53:00Speaker 2: your buddy to your account is an orientation. Okay, So
- 1:53:06Speaker 2: many of you are sitting at home alone right now.
- 1:53:08Speaker 2: You're watching this webinar alone. How many you are watching
- 1:53:10Speaker 2: this webinar alone right now? How many you are watching
- 1:53:15Speaker 2: this webinar alone right now? Somebody said, dole loon, how
- 1:53:22Speaker 2: has it ever crossed your mind that the reason that
- 1:53:24Speaker 2: you haven't achieved everything that you desire is because you've
- 1:53:26Speaker 2: been trying to do everything by yourself. The problem with
- 1:53:29Speaker 2: personal development is that it's personal. But when you look
- 1:53:32Speaker 2: at the world's most successful people, all of the world's
- 1:53:34Speaker 2: most successful people moving packs, but here you are trying
- 1:53:38Speaker 2: to be the acception to the rule. I'm just gonna
- 1:53:40Speaker 2: do it on my own. I'm gonna pick up myself
- 1:53:41Speaker 2: by my own bootstraps. Well, guess what, somebody had to
- 1:53:44Speaker 2: make the boot traps. So you still are not alone.
- 1:53:47Speaker 2: With the multicamming movement, you now get to be part
- 1:53:49Speaker 2: of a family of people who are committed to create
- 1:53:52Speaker 2: a regenerational wealth and entering into what we call the
- 1:53:54Speaker 2: asset class. There's the lower class, the middle class, the
- 1:53:58Speaker 2: upper class, which are highly paid people, but it's all
- 1:54:00Speaker 2: active income. And the only true group of people that's
- 1:54:03Speaker 2: truly free is above them, which is the asset class.
- 1:54:06Speaker 2: And that is what we're aspiring to be. Can everybody
- 1:54:09Speaker 2: type asset class. That's new language. I created that language,
- 1:54:12Speaker 2: and I want everybody to type that in asset class.
- 1:54:15Speaker 2: That is the new aspiration. I'm not trying to be
- 1:54:17Speaker 2: middle class. Who wants to be in the middle I'm
- 1:54:19Speaker 2: not trying to be upper class just having good active income.
- 1:54:25Speaker 2: I want to be part of the asset class where
- 1:54:27Speaker 2: I am one hundred percent free. And the best way
- 1:54:30Speaker 2: I know to do that at this moment in time
- 1:54:33Speaker 2: is multifamily real estate. All right, So if you signed up,
- 1:54:38Speaker 2: please let me know in chat so I can give
- 1:54:40Speaker 2: you some love. If you signed up, please let me
- 1:54:43Speaker 2: know in chat so I can give you some love. Melissa,
- 1:54:48Speaker 2: Welcome to the Welcome to the family. Happy to have you.
- 1:54:53Speaker 2: If you join, let me know in chat. Pat Rashida said,
- 1:54:56Speaker 2: almost done. Joseph, welcome to the family. Pre welcome to
- 1:54:59Speaker 2: the family. Oh and welcome to the family. Let's share. Yes,
- 1:55:03Speaker 2: you can bring your ten year old. We love having
- 1:55:05Speaker 2: the young ones with us. Okay, Milton, welcome to the family,
- 1:55:12Speaker 2: mister says, signing up tomorrow. Michael already in the game.
- 1:55:20Speaker 2: Al Ada, welcome to the family. Happy to have you.
- 1:55:25Speaker 2: Good good, good good we Weeda Okay, pleasure to meet you.
- 1:55:31Speaker 2: For those of you who have PayPal, you can use
- 1:55:32Speaker 2: PayPal credit. PayPal credit there is no interest for six months,
- 1:55:36Speaker 2: but only we don't want you to buy this on
- 1:55:38Speaker 2: our credit card. We don't want you to increase your liabilities.
- 1:55:42Speaker 2: But PayPal credit is no interest for six months. So
- 1:55:44Speaker 2: if you know that you have a tax return or
- 1:55:46Speaker 2: a lumputh come come in within six months, you can
- 1:55:49Speaker 2: go ahead and take advantage of the one pay discount
- 1:55:51Speaker 2: of fourteen ninety five and use PayPal credit and then
- 1:55:54Speaker 2: just pay off that balance when the lump sum that
- 1:55:57Speaker 2: you have for it's your birthday bonus or whatever come in,
- 1:56:01Speaker 2: all right, all right, So with that, there are a
- 1:56:05Speaker 2: few more bonuses that we have, and I'm gonna answer
- 1:56:07Speaker 2: questions live in just a second. I'm gonna give you
- 1:56:10Speaker 2: time your Rapper's Credit Etiquette course. This will help you
- 1:56:13Speaker 2: boost your credit score by fifty to one hundred and
- 1:56:14Speaker 2: fifty points for those you want to get your interest
- 1:56:16Speaker 2: rate down. If your credit score is totally shot, then
- 1:56:20Speaker 2: you typically are gonna want to go with NAKA because
- 1:56:22Speaker 2: NACA does not take credit into account when financing you. Okay,
- 1:56:26Speaker 2: so you do not need great credit if you're going
- 1:56:28Speaker 2: to go through NAKA. I'm also going to give you
- 1:56:30Speaker 2: my ARII Tax Secrets program, which is how to reduce
- 1:56:33Speaker 2: your tax liability using multi family real estate in the
- 1:56:36Speaker 2: tax code. I showed you how one multi family property
- 1:56:40Speaker 2: is going to literally save me two hundred and seventy
- 1:56:41Speaker 2: eight thousand dollars in taxes over thirty years. Right, you
- 1:56:44Speaker 2: do not need an LLC. You just need to do
- 1:56:46Speaker 2: your accounting properly. Okay, I'm gonna answer questions just a
- 1:56:49Speaker 2: second family, Okay. I'm also going to give you my
- 1:56:52Speaker 2: Airbnb Overnight success course, which is how I built a
- 1:56:56Speaker 2: six figure Airbnb business. So if you decide to get
- 1:56:59Speaker 2: a four plex and to air B and B two units,
- 1:57:01Speaker 2: rent out one unit, and live in the other, this
- 1:57:02Speaker 2: could be a great business model for you. In fact,
- 1:57:05Speaker 2: April she is earning over ten thousand dollars a month
- 1:57:08Speaker 2: off of her first four unit in Virginia Beach because
- 1:57:11Speaker 2: she airbnb'd all three units. And she just sent me
- 1:57:14Speaker 2: her resignation letter for her job. So shout out to
- 1:57:18Speaker 2: April on running the play off of two properties. She
- 1:57:22Speaker 2: got this property another one and then quit her job.
- 1:57:24Speaker 2: All right, So this is real life stuff. These are
- 1:57:28Speaker 2: real human beings, real stories. Family. Okay. I'm also going
- 1:57:31Speaker 2: to give you the purchase a Past deal Analyzer online version. Okay.
- 1:57:35Speaker 2: This is the technologies that I've invested in and built
- 1:57:37Speaker 2: for my community alone. With the purchase of Past Deal Analyzer.
- 1:57:41Speaker 2: This is where we share off market deals with one another.
- 1:57:44Speaker 2: All right. We share off market deals with one another,
- 1:57:47Speaker 2: and this is where we connect with people in our market.
- 1:57:49Speaker 2: These are the beautiful people in the Orlando market. We
- 1:57:51Speaker 2: also share our real estate rolodexes with each other, the
- 1:57:54Speaker 2: best agents in our markets, the best lenders in our markets,
- 1:57:56Speaker 2: the best inspectors, insurance companies, general contractors, etc. All that
- 1:58:00Speaker 2: data is collected in the purchase of Past Deal Analyzer. Okay.
- 1:58:03Speaker 2: We also meet in groups called market meetups all across
- 1:58:06Speaker 2: the country. So you see Saint Louis here, you see
- 1:58:09Speaker 2: Baton Rouge, the Bay Area, Atlanta, Dallas, Brooklyn, New Jersey.
- 1:58:16Speaker 2: We connect in real life. These are real life meetups,
- 1:58:20Speaker 2: So you're literally plugging into a real family. If you
- 1:58:22Speaker 2: fill alone on this journey, then this is your opportunity
- 1:58:25Speaker 2: to plug into a real family instead of trying to
- 1:58:27Speaker 2: lift up your friends or your family members who don't
- 1:58:30Speaker 2: get it. At this moment in time. You get to
- 1:58:31Speaker 2: join a group of people who is already elevated and
- 1:58:34Speaker 2: you get to rise to the occasion. Right. Then we're
- 1:58:36Speaker 2: also going to give you the FUELIP module, which shows
- 1:58:38Speaker 2: you how to scale up your portfolio. Especially for those
- 1:58:41Speaker 2: of you who already have a single family with equity,
- 1:58:43Speaker 2: we want to show you how to build that portfolio
- 1:58:45Speaker 2: up all right, So, and then you all get a
- 1:58:48Speaker 2: ticket to Generational Wealth Conference, which is our basically our
- 1:58:50Speaker 2: family reunion when we come together for two days. It'll
- 1:58:53Speaker 2: be free for you. Okay, it'll be free for you,
- 1:58:55Speaker 2: and you get to come to Generational Wealth Conference. And
- 1:58:57Speaker 2: on day one we do all of my wealth building
- 1:58:59Speaker 2: strategy be on real estate, whether that's stock market investing, cryptocurrency,
- 1:59:03Speaker 2: whole life insurance, or and on day two we do
- 1:59:07Speaker 2: other aspects of real estate, whether that's Airbnb, rehabs, new construction,
- 1:59:10Speaker 2: and commercial real estate. Okay, so everything here, including the bonuses,
- 1:59:16Speaker 2: would be over eleven thousand dollars. You can join right
- 1:59:18Speaker 2: now for twenty four hundred and ninety seven dollars. We're
- 1:59:21Speaker 2: only looking for one hundred people right now. There are
- 1:59:23Speaker 2: over one thousand people on this webinar. There's actually six
- 1:59:27Speaker 2: hundred and seventy people still here right now based on
- 1:59:31Speaker 2: some of the people who already let me know that
- 1:59:33Speaker 2: they join. Actually, let me check my phone real quick.
- 1:59:38Speaker 3: What is that one, two, three, four, five, six, seven, eight, nine, ten, eleven, twelve, thirteen.
- 1:59:51Speaker 2: It looks like twenty five people already in. Remember, I
- 1:59:55Speaker 2: think it's about twenty five. Remember the two thousand, four
- 1:59:58Speaker 2: hundred and ninety seven will be for the first twenty
- 2:00:00Speaker 2: five people who do the full pay, right, So I
- 2:00:03Speaker 2: think there's some of those left if you are ready
- 2:00:05Speaker 2: to go. So don't procrastinate, don't hesitate, and don't wait,
- 2:00:09Speaker 2: all right, So, literally, you were just one deal away.
- 2:00:11Speaker 2: This is my first deal in Brooklyn, New York. It
- 2:00:13Speaker 2: literally changed the financial trajectory of my life. This was
- 2:00:16Speaker 2: the first domino. And when you buy your first multifamily home,
- 2:00:20Speaker 2: the moment you do that and you collect that first
- 2:00:22Speaker 2: rent check, you're going to want to buy another one,
- 2:00:24Speaker 2: and another one and another one. And this is how
- 2:00:26Speaker 2: my wealth got built. Over the past eight years. Literally,
- 2:00:29Speaker 2: I've been able to build one hundred and eighty thousand
- 2:00:31Speaker 2: dollars in passive income right in less than a decade. Right,
- 2:00:35Speaker 2: all through Multi Tammi Real Estate. So you're gonna start
- 2:00:37Speaker 2: the programs Toe Finals. Welcome to the family. I see you, Jeffrey,
- 2:00:40Speaker 2: Welcome to the family. I see you, Richard, Welcome to
- 2:00:43Speaker 2: the family. Happy to have you all right, So you're
- 2:00:45Speaker 2: gonna get onboard. You're gonna get your deal analyzers. Start
- 2:00:48Speaker 2: the online course, go through orientation by our weekly doing
- 2:00:51Speaker 2: them a call on Sunday. You'll get emails about Matt's call.
- 2:00:54Speaker 2: Then we'll have our first challenge. You'll start your first
- 2:00:56Speaker 2: challenge on Monday. Right now. The price is four ninety
- 2:01:00Speaker 2: nine per month for seven months or two thousand, four
- 2:01:03Speaker 2: hundred and ninety seven dollars one time lifetime for the
- 2:01:05Speaker 2: first twenty five people. After that, it's going to go
- 2:01:07Speaker 2: up to two thousand, nine hundred and ninety seven dollars
- 2:01:10Speaker 2: or back to an eight pay. So, if you're ready
- 2:01:13Speaker 2: to go, go ahead and go to get four three
- 2:01:15Speaker 2: two one dot com again. That's get four three two
- 2:01:17Speaker 2: one dot com. You have until Saturday. You have till Saturday.
- 2:01:24Speaker 2: When do y'all get paid? When y'all get paid? Y'all
- 2:01:26Speaker 2: getting paid on Friday. When's the first? When's the first? Yes,
- 2:01:33Speaker 2: the first is Friday, So I know some of you're
- 2:01:35Speaker 2: gonna have to wait till Friday till your paycheck comes in,
- 2:01:38Speaker 2: and that's totally understandable, So go ahead and UH. If
- 2:01:42Speaker 2: that you have to wait till that hits, then you
- 2:01:44Speaker 2: have till Saturday. You have until Saturday to join, right,
- 2:01:48Speaker 2: so you'll see a timer on that page at get
- 2:01:50Speaker 2: four three two one dot com and uh, and you
- 2:01:53Speaker 2: want to make sure you join before that timer expires.
- 2:01:56Speaker 2: We have class on Sunday and we want you to
- 2:01:58Speaker 2: be done with orientation by Sunday at eight pm Eastern. Okay,
- 2:02:02Speaker 2: so my question to you is what are you waiting for?
- 2:02:05Speaker 2: You know, you wanted to buy real estate for three, five, ten,
- 2:02:08Speaker 2: fifteen years now, and waiting is not going to help you.
- 2:02:11Speaker 2: Prices are going to continue to rise, and it's going
- 2:02:13Speaker 2: to make it harder and harder and harder for you
- 2:02:15Speaker 2: to get in the game. The more you hesitate, procrastinating
- 2:02:18Speaker 2: and wait. If you think interest rate increases are bad,
- 2:02:21Speaker 2: well guess what. Here's where we are in terms of
- 2:02:24Speaker 2: the past. What is this forty seven years of interest rate?
- 2:02:30Speaker 2: We're still down here. So even if the FED increases
- 2:02:32Speaker 2: the interest rate, YO, point two five percent. That's still
- 2:02:35Speaker 2: insignificant in comparison to what interest rates were in the
- 2:02:38Speaker 2: nineteen eighties. I wouldn't be in the game of real
- 2:02:41Speaker 2: estate if my interest rate was eighteen point sixty three percent,
- 2:02:44Speaker 2: I would not be buying real estate. I've been a
- 2:02:46Speaker 2: different asset class. So we are still experiencing all time
- 2:02:50Speaker 2: lows in terms of Morgan interest rates. And you want
- 2:02:52Speaker 2: to get in before the interest rates rise anymore, all right,
- 2:02:56Speaker 2: because here's what a one percent increase in interest will
- 2:02:58Speaker 2: do for you or do not do against you. So
- 2:03:01Speaker 2: if you're able to close on a property at three
- 2:03:03Speaker 2: percent interest rate, that's going to be one hundred and
- 2:03:04Speaker 2: sixty five thousand dollars in interest. Okay, if you allow
- 2:03:07Speaker 2: the interest rate to increase by one percent to four percent,
- 2:03:11Speaker 2: that's going to increase your interest to two hundred and
- 2:03:13Speaker 2: twenty six thousand dollars. That's literally sixty thousand dollars more
- 2:03:17Speaker 2: for the same exact property, all because you procrastinated and hesitated.
- 2:03:23Speaker 2: This program is only two thousand, four hundred and ninety
- 2:03:25Speaker 2: seven dollars. If we can literally just get you in
- 2:03:27Speaker 2: the game before the interest rate increases, you've already saved
- 2:03:31Speaker 2: and got a huge ROI on your investment. All right.
- 2:03:36Speaker 2: So with that, I want to say thank you, thank you,
- 2:03:38Speaker 2: thank you, thank you for being here. This has been
- 2:03:41Speaker 2: an absolute pleasure to teach you. Matt text me and
- 2:03:44Speaker 2: he apologizes for not being able to make it. He
- 2:03:47Speaker 2: has some travel issues, and then he has some technology issues.
- 2:03:50Speaker 2: That's my brother. His mind is my mind. We are one,
- 2:03:53Speaker 2: and I was able to bring it all the way
- 2:03:54Speaker 2: home for you, and now I'm trying to get you
- 2:03:56Speaker 2: a home if you will allow us to. Okay. So
- 2:03:59Speaker 2: with that, I want to take questions. Now. I'll probably
- 2:04:02Speaker 2: take about ten, ten or fifteen questions. I know there
- 2:04:05Speaker 2: were tons of them in chat. I want you to
- 2:04:08Speaker 2: use a Q and A function, though, please do not
- 2:04:10Speaker 2: answer ask your questions in chat. Please use the Q
- 2:04:13Speaker 2: and A function and I will answer them there in order. Okay,
- 2:04:17Speaker 2: thank you, I appreciate that, Rodney, so Rashida. The conference
- 2:04:20Speaker 2: is in January. It is every January, typically on MLK weekend.
- 2:04:24Speaker 2: All right, that's when the conference is. What software is
- 2:04:28Speaker 2: do I use for property management? I use Tenant Cloud
- 2:04:31Speaker 2: or Cozy. Do you have a property manager? Yes, I
- 2:04:34Speaker 2: have a property manager. Property managers typically take six to
- 2:04:38Speaker 2: ten percent of rents. So if your rents on a
- 2:04:40Speaker 2: property are four thousand dollars per month, a property manager
- 2:04:42Speaker 2: will take anywhere from two hundred and forty to four
- 2:04:44Speaker 2: hundred dollars per month as their fee for managing that
- 2:04:47Speaker 2: property for you. Okay, what if I'm self employed? Self
- 2:04:51Speaker 2: employed is okay as long as you're making decent income
- 2:04:54Speaker 2: in that it's consistent for those who are self employed.
- 2:04:57Speaker 2: Remember I got financed from my first deal self employed.
- 2:04:59Speaker 2: So for those and self employed, I encourage you to
- 2:05:01Speaker 2: one start paying yourself out of your business bi weekly.
- 2:05:05Speaker 2: So now you have income and your business has income.
- 2:05:08Speaker 2: When you are going for financing, you'll show both of
- 2:05:11Speaker 2: those to the lender, right and if as long as
- 2:05:13Speaker 2: you own one hundred percent of the business, the lender
- 2:05:15Speaker 2: will take that income into account, right, the business income.
- 2:05:19Speaker 2: And if you are in a cash based business and
- 2:05:22Speaker 2: you do a lot of write offs to avoid taxes,
- 2:05:26Speaker 2: there is something called a bank statement loan, which is
- 2:05:29Speaker 2: going to typically be a higher down payment and a
- 2:05:31Speaker 2: higher interest rate, but it is a great option still
- 2:05:34Speaker 2: if you are self employed, Okay, how can I join?
- 2:05:39Speaker 2: How can I become a certified real estate agent in
- 2:05:42Speaker 2: your program, so one, you have to complete the course.
- 2:05:45Speaker 2: Once you complete the course, you will take a test
- 2:05:47Speaker 2: and from there you can get license to serve all
- 2:05:51Speaker 2: of our students in that market and benefit from the commissions.
- 2:05:55Speaker 2: All because you join the community, you learn the methodology,
- 2:05:58Speaker 2: and now you get to access that network. Okay, next question,
- 2:06:04Speaker 2: if you're married, can you and your spouse reap the
- 2:06:06Speaker 2: benefits of first time home biership if we were to
- 2:06:08Speaker 2: buy separately, Melissa, It all depends on if you're in
- 2:06:12Speaker 2: a community property state. If you're in a community property state.
- 2:06:16Speaker 2: If you're in a community property state, that debt is
- 2:06:18Speaker 2: going to be reflect on both of you. And if
- 2:06:20Speaker 2: you're not, then yes, there are ways to run the play,
- 2:06:25Speaker 2: but there are specific language patterns that you have to
- 2:06:28Speaker 2: use the lenders in order to be able to get
- 2:06:29Speaker 2: financed separately. If you are already married. Okay, Deanna, pa,
- 2:06:36Speaker 2: please bring your questions over into and one. Bring your
- 2:06:39Speaker 2: questions over into the Q and A function. There's seventy
- 2:06:42Speaker 2: two questions there. I'm answering them in order in the
- 2:06:44Speaker 2: Q and A function. You'll see Q and A at
- 2:06:45Speaker 2: the bottom of your webinar screen. Okay, are you going
- 2:06:49Speaker 2: to post a PowerPoint and allow access after this live zoom. Yes,
- 2:06:54Speaker 2: I will post a replay up. I'll post a replay
- 2:06:56Speaker 2: up so that you can see it. So if you
- 2:06:58Speaker 2: want to share this with your butt to your whatnot
- 2:07:01Speaker 2: before you join, you can do that. But again, we're
- 2:07:05Speaker 2: only looking for one hundred people and that two forty nine.
- 2:07:09Speaker 2: In fact, what I'll do is because it looks like
- 2:07:11Speaker 2: we're already at twenty five people. So what I'm what
- 2:07:13Speaker 2: I'll do is let me change this really quickly. I'll
- 2:07:16Speaker 2: allow the two four hundred and ninety seven dollars or
- 2:07:18Speaker 2: the seven pay to go until I allowed to go
- 2:07:23Speaker 2: until uh midnight. So let me change this really quickly.
- 2:07:29Speaker 2: One second, all right, So since we already are at
- 2:07:35Speaker 2: twenty five people, I will allow the two four hundred
- 2:07:38Speaker 2: and ninety seven dollars to go until midnight, so it
- 2:07:42Speaker 2: won't just be the first twenty five people, it'll be
- 2:07:44Speaker 2: uh until midnight, So take advantage of that before the
- 2:07:49Speaker 2: clock strikes twelve. Okay, Michael, what's going on? Michael? On
- 2:07:54Speaker 2: a retire bet who hasn't used my BA loan? What
- 2:07:56Speaker 2: is your advice for building a four place? Michael? You
- 2:08:00Speaker 2: can use two O three K loan for a new construction.
- 2:08:03Speaker 2: But I honestly don't encourage you to use UH to
- 2:08:07Speaker 2: try a new construction for your first purchase. Brother, I
- 2:08:10Speaker 2: don't encourage you to do that for your first purchase.
- 2:08:12Speaker 2: I encourage you to get your feet wet with an
- 2:08:14Speaker 2: existing property and then from there, once you've built up
- 2:08:18Speaker 2: equity and got to feel for it, then go into
- 2:08:23Speaker 2: UH then consider new construction. That's a completely different play,
- 2:08:26Speaker 2: completely different financing process. Your VA loan I do not
- 2:08:31Speaker 2: think will position you for new construction, unless if you're
- 2:08:35Speaker 2: leading it, if you found a builder who is doing
- 2:08:38Speaker 2: a new construction. Normally builders doing new constructions for single
- 2:08:42Speaker 2: company homes. I don't know if you're gonna be able
- 2:08:43Speaker 2: to find a builder who's gonna be doing a new
- 2:08:45Speaker 2: construction for a four plax. So that's a harder play
- 2:08:50Speaker 2: to run, brother, Okay, cool, UH. Next question that's a repeat.
- 2:09:08Speaker 2: If you already have a single family home, I'm not
- 2:09:09Speaker 2: looking to move. What's the best way to get started? So, Raquel,
- 2:09:12Speaker 2: the best way for you is going to be to
- 2:09:13Speaker 2: find a small or less expensive, non sexy market where
- 2:09:17Speaker 2: twenty five percent down makes sense. So for me, that
- 2:09:19Speaker 2: was New Orleans, and then it became Baton Rouge. So
- 2:09:22Speaker 2: in Baton Rouge, I purchased properties for twenty five thousand dollars,
- 2:09:25Speaker 2: put in fifteen thousand dollars to them forty thousand in
- 2:09:28Speaker 2: but they're worth sixty now and they cash flow like crazy.
- 2:09:31Speaker 2: So these this is how you expand your portfolio. Your
- 2:09:34Speaker 2: money does not have to work in the same city
- 2:09:36Speaker 2: as you do. Right, Your money does not have to
- 2:09:39Speaker 2: work in the same city as you do. Right. You
- 2:09:42Speaker 2: own Amazon stock, never been to Seattle, you own Nike stock,
- 2:09:44Speaker 2: never been to Oregan, Okay, So your money does not
- 2:09:48Speaker 2: have to work in the same city as you do.
- 2:09:49Speaker 2: And once you understand real estate at the level that
- 2:09:52Speaker 2: Matt and I teach it, it actually opens up the
- 2:09:54Speaker 2: entire country to you and you're not just limited by
- 2:09:56Speaker 2: the city that you live in. I still see tons
- 2:09:59Speaker 2: of questions coming in through chat. Please everybody use the
- 2:10:03Speaker 2: Q and A function. Use the Q and A function.
- 2:10:07Speaker 2: We're over one hundred questions now, so I'm going to
- 2:10:10Speaker 2: continue to answer them in order. If I have not
- 2:10:12Speaker 2: gotten to your question, it's not personal. There's one hundred
- 2:10:15Speaker 2: questions family, I'm going through them one by one. I'm
- 2:10:18Speaker 2: trying to eliminate duplicates. It is not personal if I
- 2:10:21Speaker 2: have not seen your question. All right, okay, how do
- 2:10:25Speaker 2: you control debt to income when using this strategy? So holden,
- 2:10:28Speaker 2: that's a great question. So when you buy right using
- 2:10:31Speaker 2: the criteria that Matt and I lay out for you,
- 2:10:33Speaker 2: your debt to income racial should actually improve with every
- 2:10:36Speaker 2: single purchase. It should get better because while you're adding
- 2:10:40Speaker 2: on debt, which is going to be the mortgage, your
- 2:10:42Speaker 2: income when you bought right should actually be should improve
- 2:10:48Speaker 2: your debt to income ratio with every single purchase. My
- 2:10:51Speaker 2: debt to income racial has gotten better and better and
- 2:10:53Speaker 2: better because as my eyes get better and better and better,
- 2:10:57Speaker 2: I'm finding better and better deals. So this is how
- 2:11:00Speaker 2: it works. If you are buying wrong, then your debt
- 2:11:02Speaker 2: to income race you will go down with every single purchase.
- 2:11:05Speaker 2: All right, You're welcome holding all right? Would you encourage
- 2:11:10Speaker 2: people getting an LLC before seeking the purchase in their
- 2:11:12Speaker 2: own name? So Knack A VA and FAHA do not finance.
- 2:11:16Speaker 2: Do not finance LLCs, They only finance individuals. I don't
- 2:11:20Speaker 2: encourage you to get an LLC until you have at
- 2:11:22Speaker 2: least ten doors. You can have up to ten mortgages
- 2:11:25Speaker 2: in your name, in your personal name. Okay. People say, oh,
- 2:11:29Speaker 2: but what about liability, this and that. Well, with a
- 2:11:31Speaker 2: single member LLC, you really have no protection unless you
- 2:11:34Speaker 2: know how to set it up with anonymity. So a
- 2:11:36Speaker 2: single member LLC, it is easy to pierce the corporate veil, right,
- 2:11:40Speaker 2: and so you're really not protected. The way you protect
- 2:11:42Speaker 2: yourself and you just get insurance. Family, you just get insurance. Period,
- 2:11:47Speaker 2: That's how you protect yourself. I've had somebody slipping falling
- 2:11:49Speaker 2: on our property before. Insurance handles everything. Okay, So that
- 2:11:53Speaker 2: is the key to protecting yourself. You don't need to
- 2:11:55Speaker 2: go create all these other infrastructures at LLC for every
- 2:11:57Speaker 2: single property. You don't need that yet. You're not that
- 2:11:59Speaker 2: as yet we are. You're trying to get you your
- 2:12:01Speaker 2: first property, all right, Peterday I answered that for self
- 2:12:08Speaker 2: employed folks. Can you use FAHA if you have a purchase,
- 2:12:19Speaker 2: if you have purchased a rental property in an LLC. Actually,
- 2:12:22Speaker 2: if that, if that rental property purchase under the LLC
- 2:12:25Speaker 2: is not showing up on your credit report, then FAHA
- 2:12:28Speaker 2: or your lender will not be aware of that debt
- 2:12:31Speaker 2: and you should be able to use faha, all right,
- 2:12:37Speaker 2: how do you calculate capex capex is I set aside
- 2:12:41Speaker 2: ten percent of rents for Capex, So rents are four
- 2:12:43Speaker 2: thousand dollars. I set aside four hundred dollars every single
- 2:12:46Speaker 2: month for capex. Okay, so four hundred dollars a month
- 2:12:49Speaker 2: is going to a separate account to cover future roof,
- 2:12:52Speaker 2: for pair, foundation, electrical plumbing, HVAC, major things. Okay, all right.
- 2:13:01Speaker 2: How did the pandemic affect my portfolio? I said it
- 2:13:04Speaker 2: on the Webinar Family. Half of my portfolio is section eight.
- 2:13:08Speaker 2: So whether the economy is up or down, guess what
- 2:13:10Speaker 2: I'm getting paid by the government. Whether the economy is
- 2:13:14Speaker 2: up or down. Right, Then of my market rate tenants,
- 2:13:18Speaker 2: I know how to screen them very well, so I
- 2:13:20Speaker 2: choose people who are in education or in healthcare. So
- 2:13:23Speaker 2: out of my thirty eight units, I only have three
- 2:13:25Speaker 2: people downsize. Nobody tried to live for free off of
- 2:13:28Speaker 2: me during the pandemic. Okay. I had three people downsize,
- 2:13:31Speaker 2: move back home, etc. And I feel those units back.
- 2:13:33Speaker 2: This is how you protect your portfolio family, is that
- 2:13:36Speaker 2: you diversify it by having guaranteed programs like Section eight
- 2:13:40Speaker 2: make sure that you cover your mortgages. My Section eight
- 2:13:42Speaker 2: tenants cover about ninety percent of all my mortgages. So
- 2:13:45Speaker 2: even if none of my market rate tenants paid during
- 2:13:48Speaker 2: the pandemic, I would only have to come out of
- 2:13:50Speaker 2: pocket about twelve hundred dollars to fill the gap. But
- 2:13:53Speaker 2: my market rate tenants, I screened them very well. The
- 2:13:55Speaker 2: first asset is the building. The second asset is who
- 2:13:57Speaker 2: you allow to live in that building. Right, This is
- 2:14:00Speaker 2: a real key part of the equation. Right, It's not
- 2:14:02Speaker 2: just about getting the property. You actually actually know how
- 2:14:04Speaker 2: to manage that property. All right. I'll tell you two
- 2:14:09Speaker 2: more questions and we'll call it a night. If you're married,
- 2:14:16Speaker 2: but one person is on the mortgage, you should be
- 2:14:18Speaker 2: free and good to go. Right, So go see if
- 2:14:20Speaker 2: you can get financed on your own. If you are
- 2:14:23Speaker 2: married but only one person is on the mortgage, okay, Okay,
- 2:14:29Speaker 2: Should I sell my single family to do the fourth
- 2:14:31Speaker 2: three to two one strategy? Okay? It all depends. There's
- 2:14:34Speaker 2: a lot of questions I would have to ask you.
- 2:14:36Speaker 2: Who's in your family, do you have kids, are they
- 2:14:39Speaker 2: in a great school district? How much equity is in
- 2:14:42Speaker 2: your home? How much do you owe. What is your
- 2:14:43Speaker 2: interest rate? What market are you in? Are you willing
- 2:14:46Speaker 2: to live in a single in a multi family? Are
- 2:14:49Speaker 2: you ready to run the fourth three to two to
- 2:14:51Speaker 2: one play? Are you attached to that single family home?
- 2:14:54Speaker 2: Is there any nostalgia to it? Are you entangled with it? Right?
- 2:14:58Speaker 2: These are all kinds of questions that are are you married?
- 2:15:01Speaker 2: These are the kind of questions that I would have
- 2:15:02Speaker 2: to ask you in a hot seat to help you
- 2:15:04Speaker 2: make the best decision for you and your family. Okay,
- 2:15:10Speaker 2: cool if she said she would sell? All right? Last question,
- 2:15:17Speaker 2: I'm sorry, family, that's over one hundred questions. I'm trying
- 2:15:20Speaker 2: to get to as many as I can. I'm checking
- 2:15:22Speaker 2: for duplicate kids, Kyrie. Yes, how do you teach how
- 2:15:27Speaker 2: to buy properties in other states? I just said it.
- 2:15:29Speaker 2: Your money doesn't have to work in the same city
- 2:15:31Speaker 2: as you do. I bought my property in Oakland and
- 2:15:33Speaker 2: in New Orleans without without being there. So when you
- 2:15:36Speaker 2: know how to play the game at this level, yes,
- 2:15:39Speaker 2: you can buy anywhere. I do not have any PA
- 2:15:43Speaker 2: I do not have any experience in Canada. I only
- 2:15:44Speaker 2: teach what I know, family and what I've done. All right,
- 2:15:50Speaker 2: last question, best financial play for married couple with zero
- 2:16:03Speaker 2: doors KNACK or FHA. So and you both want to
- 2:16:06Speaker 2: buy separately, and the program that you go and is
- 2:16:11Speaker 2: based on your income and your credit. So if you
- 2:16:13Speaker 2: have high income and great credit, then you probably just
- 2:16:16Speaker 2: want to go conventional. But if one of you has
- 2:16:18Speaker 2: low income or high income and bad credit, you may
- 2:16:22Speaker 2: want to go KNAKA. So it all depends on your
- 2:16:25Speaker 2: income and your credit. All right, So, Nicole, Billy, Shanise, Anonymous, Gail, Peter,
- 2:16:33Speaker 2: Christina j Kwannie Sean, I'll, Malik, I see your questions.
- 2:16:38Speaker 2: There's many more devon Tamika JV. I won't be able
- 2:16:41Speaker 2: to get to them tonight. I appreciate you. I hope
- 2:16:45Speaker 2: I'll give you enough information to make an informed decision
- 2:16:47Speaker 2: about joining the program or just buying multi fammer real estate.
- 2:16:50Speaker 2: Whatever you decide, Matt and I wish you the best.
- 2:16:53Speaker 2: Whatever you decide, whether you decide to join or not,
- 2:16:55Speaker 2: we wish you the best. We only know one way

- 2:18:03Speaker 2: to Matt to see if he wants to keep the
- 2:18:05Speaker 2: pricing at twy four hundred and ninety seven dollars. If not,
- 2:18:08Speaker 2: it will go up to twy nine hundred and ninety
- 2:18:10Speaker 2: seven dollars at midnight tonight. So I'm gonna connect with
- 2:18:14Speaker 2: him on tomorrow and see if we are going to
- 2:18:16Speaker 2: keep that price as it is or it's going to
- 2:18:18Speaker 2: go back to the original price. All right, appreciate you,
- 2:18:22Speaker 2: love you, wish you all the best on your journeys,
