A massive 694,000-square-foot industrial park is rising in north Tempe, replacing the old Big Surf Waterpark—torn down in 2021. Layton Construction began work in February 2025, building three huge new facilities ranging from 190K to 259K sq ft, designed to host diverse businesses. No tenants have been announced yet, and no official opening date has been set. The transformation—from summer fun to industrial hub—is underway, and the future of this Tempe neighborhood is being reshaped one steel beam at a time.
