- 0:00Speaker 1: The time is come, ladies and gentlemen.
- 0:01Speaker 2: Invest Fest. That's right, that's right.
- 0:03Speaker 1: Invest Best twenty twenty three is here.
- 0:06Speaker 2: August twenty fifth, twenty six, and twenty seventh in Atlanta, Georgia.
- 0:09Speaker 2: We are taking into a new level, bigger than ever.
- 0:12Speaker 2: This year we're gonna do twenty thousand people in Atlanta, Georgia.
- 0:17Speaker 1: I want you to do yourself a favor. Head over
- 0:19Speaker 1: to investmst dot com right now.
- 0:20Speaker 2: We will have activations for on Friday, Saturday and Sunday,
- 0:24Speaker 2: three days, musical performances, billionaires. Everything is going to be
- 0:29Speaker 2: a completely life changing experience. Vendor, marketplace, food, truck village.
- 0:34Speaker 3: You know how we do.
- 0:35Speaker 1: Don't wait, don't hesitate that over now.
- 0:37Speaker 2: If you can pay rent, you can pay a mortgage
- 0:39Speaker 2: because most of the time the rent is higher.
- 0:41Speaker 1: Oh yeah.
- 0:41Speaker 2: The problem that stops people from buying a home is
- 0:44Speaker 2: a down payment. So the dollars, you know that, but
- 0:46Speaker 2: it's like the down payment. So it's like if you're
- 0:49Speaker 2: living in the Bronx, you might be paying nineteen hundred
- 0:52Speaker 2: dollars a month for a one bedroom and not a
- 0:55Speaker 2: great neighborhood. Yep, you can, you can.
- 0:57Speaker 3: You can go by care forty in that same neighborhood.
- 1:00Speaker 2: What'll stopping you fifty thousand dollars sixty thousand down payment.
- 1:04Speaker 2: So that's what stops a lot of people from ever
- 1:07Speaker 2: buying a home, and they just stay on the on
- 1:09Speaker 2: the rent path. Rent comment to this is something that
- 1:14Speaker 2: people don't fully understand. Rent's not cheap.
- 1:18Speaker 4: My graduates from my school being forced back drop b drop.
- 1:24Speaker 3: Mike, drop back drop drop.
- 1:36Speaker 2: All right, guys, welcome back, eyl. We back back in
- 1:41Speaker 2: the lab. So this is gonna be one of those
- 1:44Speaker 2: episodes that people love from us from the beginning. You know,
- 1:48Speaker 2: it's great. We've been all around the world. We've been
- 1:52Speaker 2: talking to billionaires and you know, having high level conversation
- 1:55Speaker 2: stuff like that. But the most useful information has always
- 1:59Speaker 2: been the practical day to day stuff that the everyday
- 2:02Speaker 2: person can go out tomorrow and execute in their real life.
- 2:06Speaker 2: Whether it's how to open how to open a brokera account,
- 2:10Speaker 2: to buy stocks, how to start a five to twenty
- 2:13Speaker 2: nine plan, to save money for your kid, how to
- 2:16Speaker 2: you know, get a mobile home, how to get a
- 2:19Speaker 2: vending machine. All of those type of niche niche episodes
- 2:25Speaker 2: have always done well. So we talk about real estate
- 2:28Speaker 2: so much. We talk about real estate a lot, but
- 2:31Speaker 2: this is a topic that we really haven't talked about
- 2:34Speaker 2: in depth. So there's a KNAKA program in a c
- 2:38Speaker 2: A knacka.
- 2:39Speaker 1: Nonprofit community advocacy and home ownership organization for those.
- 2:43Speaker 2: Not KNAKA is a program that allows first time home
- 2:48Speaker 2: buyers to get a home. And there's a lot of
- 2:51Speaker 2: benefits as far as the down payment. There is no
- 2:55Speaker 2: down payment.
- 2:55Speaker 1: Right there, that's one of the benefits.
- 2:57Speaker 2: There's a variety of difference. What's some of the benefits.
- 3:00Speaker 1: So we got no down payment, credit score can be
- 3:04Speaker 1: as low as six twenty, closing costs none.
- 3:09Speaker 4: You get the lowest interest rate in the country, regardless
- 3:11Speaker 4: of your credit score, with the option to buy it
- 3:13Speaker 4: down lower.
- 3:14Speaker 1: I mean those benefits right there charge a lot a lot. Yeah,
- 3:18Speaker 1: this is one of those information on us. Application will
- 3:21Speaker 1: be on.
- 3:22Speaker 2: So KNAKA is a program that allows you to buy
- 3:24Speaker 2: a home the lowest cost possible. Let's just say that.
- 3:27Speaker 2: And uh, traveling around, we always meet great people. So
- 3:31Speaker 2: we met I'm not showing we met a while ago.
- 3:34Speaker 3: We met in Atlanta the first time.
- 3:35Speaker 4: That was the first time I met y'all at MGHTS
- 3:39Speaker 4: and Gyms episode.
- 3:40Speaker 3: Yes, yes, my guy in the room with y'all.
- 3:41Speaker 4: We did a club house before together and then I
- 3:46Speaker 4: met y'all again when y'all came to Chicago and me
- 3:49Speaker 4: and you got to spend some time on the boat
- 3:51Speaker 4: and that was that was the boat.
- 3:54Speaker 3: On the river.
- 3:55Speaker 2: That was a nice nice pulled up to the steakhouse.
- 3:58Speaker 5: Yeah yeah, yeah, the boat Chicago twist, and I know
- 4:03Speaker 5: I hear about Chicago, but yeah, we kicked it like
- 4:06Speaker 5: real players when y'all came fire.
- 4:08Speaker 1: That was definitely a moment.
- 4:09Speaker 2: Shout out to we coming back to Chicago for market Monday.
- 4:12Speaker 3: Oh yeah, I can't wait for that. I saw y'all
- 4:13Speaker 3: in the world too, the one.
- 4:15Speaker 1: To be one of the ones very intentionally to chow
- 4:17Speaker 1: Chicago as.
- 4:18Speaker 2: They So yeah, so we met Dre. So Dre has
- 4:22Speaker 2: become the online leader when it comes to speaking about
- 4:25Speaker 2: NAKA from firsthand experience. And this is why I like
- 4:28Speaker 2: to interview people like this as well, because it's one
- 4:30Speaker 2: thing to have somebody from the program speak about it,
- 4:33Speaker 2: but it's always beneficial from somebody that actually just went
- 4:35Speaker 2: through the program himself and had success. So he actually
- 4:39Speaker 2: went through the program, has success with the program, and
- 4:43Speaker 2: now he's an advocate for the program, and you know,
- 4:46Speaker 2: he teaches people and provides information about best practices on
- 4:52Speaker 2: how you can utilize the program so you can become
- 4:56Speaker 2: a homeowner. So yeah, first he had experience. Is not
- 4:59Speaker 2: like something somebody like, you know, teaching out of a textbook.
- 5:02Speaker 2: It's like the real life. This is what I did.
- 5:04Speaker 2: There's some mistakes that I made. This is things that
- 5:07Speaker 2: I did that you know, you should learn about, and
- 5:10Speaker 2: it's something that you know a lot of people have
- 5:12Speaker 2: been able to gain help from.
- 5:14Speaker 1: Yeah, it's one of those things. And like if you've
- 5:16Speaker 1: been in the real estate space, a lot of loan
- 5:19Speaker 1: officers don't know as much information as the people who
- 5:21Speaker 1: are actually going through it. So in order to you know,
- 5:24Speaker 1: understand it, going through the trials is part of it.
- 5:26Speaker 1: So I'm sure that you're educating loan offices and people progress.
- 5:31Speaker 4: Agents because everybody, because it's a man a program, is
- 5:35Speaker 4: so little known and I feel like a program like
- 5:37Speaker 4: this will just be known across the nation, just like
- 5:39Speaker 4: by everybody. But now is also a non for profit,
- 5:42Speaker 4: so they don't do any marketing. That's why they have
- 5:44Speaker 4: a clause in their program that once you go through
- 5:47Speaker 4: the program, you know what I mean, you kind of
- 5:48Speaker 4: got to advocate for the program because they don't have
- 5:50Speaker 4: marketing dollars, so you have to go out and tell
- 5:52Speaker 4: people about the program.
- 5:53Speaker 3: And at this point, I've become.
- 5:54Speaker 4: Like their biggest You're doing your due diligence way more
- 5:58Speaker 4: than my due diligence.
- 6:00Speaker 2: Yeah.
- 6:01Speaker 3: So, first and foremost, thank you for joining us, and
- 6:03Speaker 3: I appreciate you all having me on. Y'all know this honor.
- 6:05Speaker 3: I tell people all the time, like, man.
- 6:07Speaker 4: These brothers interview billionaires on the regular and I'm just
- 6:10Speaker 4: a south Side kid from Chicago to projects and here
- 6:13Speaker 4: I am.
- 6:14Speaker 3: Man, look at.
- 6:14Speaker 1: God crazy, Yes, eyl, He's worthy of all things.
- 6:24Speaker 2: Yes. So all right, so let's get into this. Where
- 6:27Speaker 2: does this all start? You from Chicago, right, used to
- 6:31Speaker 2: play basketball?
- 6:32Speaker 4: So no, I didn't play basketball, just hung around about
- 6:35Speaker 4: my friends there. So I'm from the South Side, Cargo
- 6:37Speaker 4: to Ida b Wells projects. I didn't grow up with
- 6:39Speaker 4: any financial literacy, man EBT, Section eight, government assistant everything.
- 6:45Speaker 4: In the late eighties and early nineties, my projects, just
- 6:48Speaker 4: like probably a lot of everybody's projects, were hit extremely
- 6:51Speaker 4: hard by the drug epidemic. My mom and dad were
- 6:53Speaker 4: affected by that. I ended up being adopted into my
- 6:56Speaker 4: own family by my aunt. Thank god, I didn't have
- 6:58Speaker 4: to go through the system or any of that kind
- 6:59Speaker 4: of stuff. So I moved out to the suburb called Maywood,
- 7:03Speaker 4: and there I went to a high school called Proviso
- 7:05Speaker 4: East High School, and Proviso East is essentially a basketball factory.
- 7:09Speaker 4: Michael Finley, Doc River, Steve Hunter, Shannon Brown, d Brown,
- 7:13Speaker 4: Sterling Brown is just like an unlimited amount of NBA
- 7:16Speaker 4: players that come out of this school. Just even now,
- 7:19Speaker 4: we still got a bunch of players in the league.
- 7:21Speaker 3: And me moving out there.
- 7:24Speaker 4: I went to this school and I used to rap,
- 7:26Speaker 4: and you know, sports in rap go hand in hand.
- 7:29Speaker 4: And I was just like, you know, this dude went
- 7:31Speaker 4: around the school battling everybody, beating everybody in rap battles
- 7:33Speaker 4: and all that. And of course to start basketball players,
- 7:36Speaker 4: it's like, yo, what's good, bro, We love what you're
- 7:38Speaker 4: doing or whatever. So we would link up, you know,
- 7:39Speaker 4: I pick up games and all that. But I realized
- 7:42Speaker 4: I wasn't nowhere near as good as these guys like
- 7:44Speaker 4: they like, you know, like they got Coach k and
- 7:46Speaker 4: Tom Izzo come in the city, stands to watch them. Like,
- 7:48Speaker 4: mind you, d you went to University of Illinois and
- 7:50Speaker 4: Shannel went to Michigan State, Bill self and Tom Izzo,
- 7:53Speaker 4: two of the greatest college.
- 7:54Speaker 3: Coaches ever, you know what I'm saying.
- 7:55Speaker 4: So these were like people that were coming to my school,
- 7:58Speaker 4: and like I got exposed early, mind you ding Shannon
- 8:01Speaker 4: with both all Americans too, So like we would hang
- 8:05Speaker 4: out with people like Lebron James before Lebron was Lebron,
- 8:08Speaker 4: Like we'd be playing Madden and Shannon crib and stuff
- 8:10Speaker 4: like that. So I got exposure really really early to
- 8:13Speaker 4: a lot.
- 8:13Speaker 3: Of dope stuff. Even though my mindset wasn't quite there.
- 8:16Speaker 4: God started showing me a lot really really early, Like yo, Like,
- 8:19Speaker 4: I'm putting you in these rooms and around these specific
- 8:22Speaker 4: people for specific reasons, and I need you to know,
- 8:24Speaker 4: regardless of what your circumstances are or where you're from,
- 8:28Speaker 4: you wanted them dudes, And I didn't realize that for
- 8:30Speaker 4: a very very long time. And those relationships kind of
- 8:32Speaker 4: cultivated that mindset for me.
- 8:34Speaker 1: Man.
- 8:35Speaker 2: So at what point do you get into real estate?
- 8:40Speaker 2: What point do you even have the aspiration to buy
- 8:43Speaker 2: a home, Because, like you said, a lot of times
- 8:44Speaker 2: people come from an environment where buying a home it's
- 8:47Speaker 2: not even something that's even a goal for.
- 8:49Speaker 3: Them, wasn't a goal at all.
- 8:50Speaker 4: So initially, like I said, I was chasing rap like
- 8:52Speaker 4: I was trying to do music. So one of my
- 8:54Speaker 4: other homies, Coachline on the Beat, he's a producer. He
- 8:56Speaker 4: sold over forty million records worldwide. Yeah, Rihanna, Burt Thay
- 9:00Speaker 4: Cake as Big Sean Anaconda, Nicki Minaj, Justin Bieber, He's
- 9:04Speaker 4: done so many records.
- 9:06Speaker 3: And he was and he was my producer.
- 9:09Speaker 4: And I'm meeting with labels, I'm opening up shows for
- 9:12Speaker 4: Fat Joe, Young Jock when he popping, you know what
- 9:14Speaker 4: I'm saying, sitting next to jay Z and Beyonce at
- 9:16Speaker 4: the Final four games. And when I tell y'all, this
- 9:18Speaker 4: shit would not break for me, like nobody would sign me,
- 9:22Speaker 4: Like it just would not happen for whatever the reason.
- 9:24Speaker 4: So after a while I realized, bro like your life
- 9:27Speaker 4: is a facade, Like you're not who you say you are.
- 9:30Speaker 4: You're not this imagery putting out there. You're doing music videos,
- 9:33Speaker 4: you hanging out with millionaires, which is cool, but you
- 9:35Speaker 4: dead as broke though, Like you got eviction notices on
- 9:38Speaker 4: your door, you have children that you're not taking care
- 9:40Speaker 4: of all of these things. So I have to really
- 9:42Speaker 4: have a like you know, sitting down with myself and
- 9:44Speaker 4: just be like all right, like you gotta do something different.
- 9:47Speaker 4: So I stepped away from music, and I wouldn't have
- 9:50Speaker 4: got me a job at a telemarketing company.
- 9:52Speaker 3: Bro Like just like the worst of the worst.
- 9:54Speaker 4: I'm calling people like putting him in schools like the
- 9:56Speaker 4: Ride University, like Everest, Like you know what I'm saying,
- 10:00Speaker 4: I'm really selling this ship though, like mind you, Like
- 10:02Speaker 4: I'm like I'm in the office killing like top salesmen
- 10:05Speaker 4: everything whole time. I'm knowing I'm just ruining people's lives,
- 10:08Speaker 4: like you know what I'm saying.
- 10:09Speaker 3: But it's a job. It's pays.
- 10:11Speaker 1: What's that what's that experience? Like though? Right like to
- 10:13Speaker 1: like I'm saying the story.
- 10:15Speaker 3: I'm just.
- 10:18Speaker 1: You.
- 10:18Speaker 4: I go from here and to look, it was a
- 10:21Speaker 4: time where I was I was like, I mean Kobe
- 10:23Speaker 4: Bryant Shanna play for the Lakers one back to back
- 10:25Speaker 4: championship with Kobe Mary Monica, Like I'm a part of
- 10:27Speaker 4: all of.
- 10:28Speaker 3: This kind of shit.
- 10:29Speaker 4: I go from here to here, like and I'm just
- 10:32Speaker 4: in this cubicle life, like.
- 10:39Speaker 3: What is happening in my life right now? Mind you?
- 10:42Speaker 4: Like I'm around people that are just getting out of jail,
- 10:45Speaker 4: like you know what I'm saying, women that got you know,
- 10:48Speaker 4: three four kids like people like that. I grew up
- 10:50Speaker 4: around Section e EBT and I don't judge any of this,
- 10:53Speaker 4: but this is just not the mindset that I had
- 10:56Speaker 4: and to trying to get sucked back into this environment
- 10:58Speaker 4: after like coming out of this environment.
- 10:59Speaker 3: It's like, like what is going on in my life right now?
- 11:02Speaker 4: So I had to like really just like you know,
- 11:06Speaker 4: come down, get off my hot horse, and be like, God,
- 11:09Speaker 4: what are you trying to do for me? And it
- 11:12Speaker 4: was just he's trying to teach me a lesson, Like bro,
- 11:14Speaker 4: like you not doing what I called you to do,
- 11:16Speaker 4: Like you know what I'm saying, Like all of this
- 11:17Speaker 4: is cool, it sound cool, but this ain't for you.
- 11:20Speaker 4: And once I realized that, I googled. I started googling
- 11:24Speaker 4: how do regular nine to fiver s get rich? This
- 11:29Speaker 4: is my first Google search cause I'm just like I
- 11:30Speaker 4: can't give up on my dream of getting wealthy because
- 11:33Speaker 4: I felt like sports and entertainment were it for me?
- 11:35Speaker 4: Coming from the hood, that's all we know, that's all
- 11:36Speaker 4: we exposed to, right, And I'm seeing my friends make it.
- 11:39Speaker 4: I'm seeing my homimaker and music. I'm like, yo, this
- 11:41Speaker 4: this is my move. But it's just like, no, this
- 11:43Speaker 4: ain't for you, right. And I kept on coming across
- 11:46Speaker 4: real estate in the stock market on my Google searches,
- 11:49Speaker 4: I came across the book RICHI Dad, Poor Dad.
- 11:51Speaker 3: It was on say Amazon, like four ninety nine. Just
- 11:53Speaker 3: it ain't gonna hurt me. Let me just buy this book.
- 11:55Speaker 3: The book came the next day. When I tell y'all,
- 11:58Speaker 3: I sat in my cubicle.
- 12:00Speaker 4: I was so locked in because this book just started
- 12:02Speaker 4: feeding me so much valuable information that I needed, and
- 12:06Speaker 4: I'm like, Yo, this is what I'm missing this whole time.
- 12:08Speaker 4: Like a light bulb went off on my head, like assets, reliabilities,
- 12:11Speaker 4: you know what I mean, taking ownership for your own,
- 12:13Speaker 4: not letting nobody boss you around like not as all
- 12:16Speaker 4: of these things. I'm like, Yo, this whole time, I've
- 12:18Speaker 4: been waiting on other people to do for me when
- 12:20Speaker 4: I need to be trying to do for myself. These
- 12:22Speaker 4: relationships have crippled me because I'm looking for my homies
- 12:26Speaker 4: to put me in position. I'm looking for my homies
- 12:28Speaker 4: to invest in me. I'm looking for my homies to
- 12:29Speaker 4: speak for me. And even though they did, that just
- 12:33Speaker 4: wasn't in God's plans, which is why it didn't work out.
- 12:35Speaker 4: Like you can have the most biggest and the best
- 12:38Speaker 4: speaking in vouching for you, if it's not in God's plans,
- 12:40Speaker 4: it won't ever work.
- 12:41Speaker 3: You can.
- 12:41Speaker 4: There are times where you can do absolutely everything right
- 12:45Speaker 4: and it still won't work out for you.
- 12:47Speaker 3: And what do you do then?
- 12:48Speaker 4: And that was my situation because I did everything right.
- 12:51Speaker 4: I was man going to radio, like you know what
- 12:53Speaker 4: I'm saying, paying DJ, do everything that you could possibly
- 12:56Speaker 4: do to be successful in the music industry. Man going
- 12:58Speaker 4: to the studio, mixing and mastering my records like you
- 13:01Speaker 4: know what I mean, really putting time, energy and money
- 13:03Speaker 4: into this, and it just never worked out.
- 13:05Speaker 3: And that book was just kind of.
- 13:07Speaker 4: Like just just like a mind explosion just went off,
- 13:10Speaker 4: like Yo, this is it. So immediately I started saving
- 13:13Speaker 4: all of my checks. After that book, I read Money
- 13:16Speaker 4: Master the Game by Tony Robbers. Ian speak on that
- 13:19Speaker 4: book highly heavily. I do too, cause it like, I say,
- 13:22Speaker 4: that really got my mind right as far as money,
- 13:25Speaker 4: Richard dat Porte got my mindset right.
- 13:27Speaker 3: But money master the game.
- 13:28Speaker 4: It was just like all right, man, vang art this
- 13:30Speaker 4: put your money over here, do this save you know
- 13:33Speaker 4: these many baskets. And it was just like what So
- 13:35Speaker 4: immediately man started doing full one K because they match.
- 13:38Speaker 3: Start saving all my bread, stop buying mic start eating
- 13:41Speaker 3: noodles every day.
- 13:42Speaker 4: Like bro, like I really just locked in and just
- 13:44Speaker 4: like sacrifice, stop going outside all the time. Job offering
- 13:47Speaker 4: overtime to people who were hitting their bonus. I was
- 13:50Speaker 4: a top producer in the job. I started working fifty
- 13:52Speaker 4: sixty hours a week. After about a year, I realized, Bro,
- 13:57Speaker 4: you got like ten grands saved up. You go buy
- 13:59Speaker 4: your house. So I call a mente, my mentor mind
- 14:03Speaker 4: a big sister, Keyoko. I met her through shunning relationships.
- 14:06Speaker 4: You always speak about relationships with Shah, and my relationships
- 14:09Speaker 4: that I have through my friends who played in the
- 14:11Speaker 4: NBA have been extremely valuable.
- 14:13Speaker 3: You know what I'm saying. I call her she's a broker.
- 14:16Speaker 4: I'm like, hey, Key, I'm ready about how She's like, yeah,
- 14:18Speaker 4: that sound cool or whatever, But you really need to
- 14:20Speaker 4: consider getting you a multi unit. You know what I mean,
- 14:22Speaker 4: because in your situation, you don't want to end up
- 14:25Speaker 4: stuck having to pay a mortgage and then you stuck
- 14:27Speaker 4: at that job that you really don't like. You use
- 14:29Speaker 4: that as a stepping stone to go get you a
- 14:31Speaker 4: multi unit. To qualify for your multi unit, and you
- 14:34Speaker 4: go through this program called nack A Neighborhood Assistance Corporations
- 14:37Speaker 4: of America. They got no money down, no coldes and costs,
- 14:41Speaker 4: no agent nor attorney fees, dre you off, the lowest
- 14:43Speaker 4: interest rate in the country, with the option to buy
- 14:45Speaker 4: down lower, all these different things.
- 14:47Speaker 3: And I'm like, you lie. She's like, no, I'm not.
- 14:49Speaker 3: What have I ever lied to you? I'm like, no,
- 14:51Speaker 3: you haven't. And uh. From there I went and deal,
- 14:54Speaker 3: she said, and just life life.
- 14:58Speaker 1: Now you're spokesperson.
- 15:01Speaker 2: So let's start at the beginning with NAKA. So I
- 15:03Speaker 2: first been introduced to NAKO in my sister was actually
- 15:06Speaker 2: going through the program with her late husband at the time,
- 15:12Speaker 2: and there was like a seminar that they had to
- 15:14Speaker 2: go through, and I was learning I had never heard
- 15:16Speaker 2: about the program before that they didn't actually go always
- 15:21Speaker 2: through with the program, which I find a lot of
- 15:23Speaker 2: people don't. The retention is so a lot of people
- 15:26Speaker 2: have criticized NACA because they're like, it's a lot that
- 15:28Speaker 2: you got to go through. It's very strenuous. So what's
- 15:32Speaker 2: the first step in the KNACKER process.
- 15:36Speaker 3: Like you said, going to that meeting.
- 15:37Speaker 2: It's about three or four hours and that's all over
- 15:39Speaker 2: the country, right.
- 15:39Speaker 4: Yeah, they pretty much break down everything, all of the
- 15:42Speaker 4: benefits of the program, the things that you have to do,
- 15:44Speaker 4: the rules for the program, things you can't do to
- 15:46Speaker 4: the program. And yeah, from there, you know, you sign
- 15:50Speaker 4: up and let them know what date you want to
- 15:53Speaker 4: meet with a mortgage counselor it could be up to
- 15:55Speaker 4: two years out, it could be up to two weeks out,
- 15:57Speaker 4: but you put whatever date when you're comfortable. I tell
- 15:59Speaker 4: people all the time, don't go into you're ready. You
- 16:02Speaker 4: know what I'm saying, Don't go into your like all
- 16:04Speaker 4: the way ready, don't go just trying to see what
- 16:06Speaker 4: they gonna say and all that, like you know, test
- 16:08Speaker 4: the program, Like, no, go when you're ready, when you
- 16:10Speaker 4: know you have your documentation order, you got your two
- 16:13Speaker 4: years work history and order, you got your two years
- 16:15Speaker 4: tax history and audio bank statements order like these are
- 16:18Speaker 4: things that all lenders require, not just NAKA. So it's
- 16:22Speaker 4: like you shouldn't be going to a lender any unless
- 16:23Speaker 4: you have this stuff in order anyway. But NACA is
- 16:26Speaker 4: just extra strict about their documentation because essentially, you're going
- 16:30Speaker 4: to these people asking them for hundreds of thousands of
- 16:33Speaker 4: dollars for absolutely nothing. Your credit ain't shit, you ain't
- 16:37Speaker 4: really shit, like you know what I'm saying, like most
- 16:40Speaker 4: of the time for real time, like, but these people
- 16:43Speaker 4: are still willing to give you a chance. Most lenders,
- 16:45Speaker 4: when you go to them in that situation, what they're
- 16:47Speaker 4: doing they're closing, doing your face and giving you a
- 16:49Speaker 4: decline letter NAKA.
- 16:50Speaker 3: They're gonna give you a checklist of things to do
- 16:52Speaker 3: until you to come back.
- 16:53Speaker 4: When you have those things done, your ID with them
- 16:57Speaker 4: is still gonna be intacked, your foul with them still
- 16:59Speaker 4: gonna be attack. You're gonna be able to update documents
- 17:01Speaker 4: and send stuff in, but they're just not going to
- 17:03Speaker 4: qualify you for a.
- 17:04Speaker 3: Loan until you get things marked off that checklist.
- 17:07Speaker 1: So it's a pretty strenuous checklist. So it's not IT'SANUD,
- 17:11Speaker 1: That's what I'm saying. Like people, most people with the
- 17:13Speaker 1: common misconception. It's like yo, I've seen people say yo,
- 17:15Speaker 1: I tried twice and I just can't get through it.
- 17:18Speaker 1: What is it? Is it the fact that they don't
- 17:20Speaker 1: have that profile that you just spoke about intact, or like,
- 17:24Speaker 1: what is the thing that is blocking people?
- 17:26Speaker 3: To me?
- 17:26Speaker 4: A lot of times it was my own fault. I
- 17:28Speaker 4: was getting in my own way, Like so just my mentality,
- 17:32Speaker 4: you know what I mean. So I'm you know, pointing
- 17:34Speaker 4: a finger at them. Like a lot of times they'll
- 17:36Speaker 4: be like, man, send us this document.
- 17:37Speaker 3: Or can you resend this?
- 17:39Speaker 4: And I would get mad and frustrated and want to
- 17:40Speaker 4: go back and forth and say of just sending the document,
- 17:42Speaker 4: like you know what I mean, So what if you
- 17:43Speaker 4: got to send it twice? Like it's just stuff, get lost, stuff,
- 17:46Speaker 4: get caught up in you know what I'm saying? Things
- 17:48Speaker 4: like that, And then too a lot of times people
- 17:50Speaker 4: get really frustrated because what they don't understand is KNAKA
- 17:53Speaker 4: is extremely understaffed. They're non for profit, they're understaffed, and
- 17:57Speaker 4: they're overworked. And then you got a person like me
- 18:00Speaker 4: out here screaming from the mountaintops on eyl where there's
- 18:04Speaker 4: millions of people following, Hey y'all, y'all can go get
- 18:06Speaker 4: y'all MAULTI unit with the knack of program So now
- 18:08Speaker 4: there's this rush of people going to the knack of programming.
- 18:11Speaker 3: Now they're even more overwork than more overwhelmed.
- 18:14Speaker 4: So it's like there has to be a level of
- 18:15Speaker 4: patience and understanding when you're taking advantage of a program
- 18:19Speaker 4: like this and just really getting like, all right, cool,
- 18:21Speaker 4: I know if I exercise patients at the end of
- 18:24Speaker 4: all of this, there won't be anything better out there
- 18:28Speaker 4: for me. So I made a real the other day
- 18:31Speaker 4: that said, I compare Naka to Tom Brady and Jordan.
- 18:35Speaker 4: They're not the biggest, they're not the strongest, they're not
- 18:37Speaker 4: the fastest, but they're the best in the clutch when
- 18:40Speaker 4: it comes to the closing table. When you look at
- 18:42Speaker 4: those numbers, they're gonna deliver every single time in the championship.
- 18:47Speaker 1: The inspiration from others drives us forward. Their resilience pushes
- 18:51Speaker 1: us to excel, and their path navigates the way towards freedom.
- 18:55Speaker 1: Ford is proud to celebrate Black History, not just this month,
- 18:59Speaker 1: but year round. They're committed to being the fuel for
- 19:02Speaker 1: change supporting Ford Fund program centered around economic, educational, and
- 19:07Speaker 1: empowerment opportunities for our communities to continue creating the future.
- 19:11Speaker 1: Learn more at fordfund dot org. Build Ford Proud.
- 19:16Speaker 4: Like you won't find anybody better. You won't find just
- 19:19Speaker 4: you won't find better numbers ever. And it's the same
- 19:21Speaker 4: thing like I say with Brady and Jordan, know they
- 19:23Speaker 4: not the most anything, but.
- 19:25Speaker 3: They just the best and they delivering a clutch when
- 19:27Speaker 3: it's time too.
- 19:27Speaker 2: So the steps all right, so you gotta go to
- 19:30Speaker 2: the seminar. Yep, that's like an all day thing, three
- 19:33Speaker 2: four hours and they edited what do they teach you
- 19:35Speaker 2: on the seminar?
- 19:36Speaker 4: They don't teach you anything. They just tell you about
- 19:38Speaker 4: the program, you know, like the benefits of the program,
- 19:41Speaker 4: like I say, the rules and different things like that.
- 19:43Speaker 4: Naka doesn't teach you real estate, so like if you
- 19:45Speaker 4: don't know real estate, you probably have to go learn real.
- 19:48Speaker 3: Estate and then go through the program.
- 19:49Speaker 4: Because I tell people this all the time, no matter
- 19:52Speaker 4: what program you're going through, if you're going to buy property,
- 19:55Speaker 4: have some knowledge because if you don't, you're at that
- 19:57Speaker 4: point leaving your agent, your whoever to kind of like
- 20:01Speaker 4: hijack your deal and lead you wherever it is you
- 20:03Speaker 4: want to go, as opposed to you quarterback in your
- 20:05Speaker 4: own deal. So have some knowledge and some information on
- 20:07Speaker 4: this stuff. So when you go in, you can kind
- 20:09Speaker 4: of tell your agent, hey, look, I'm looking for a
- 20:11Speaker 4: multi unit property undervalue that has people living in and
- 20:14Speaker 4: already cash flow. You can tell the lender, hey, look
- 20:16Speaker 4: i'm qualifying. I'm going to apply for a multi unit property,
- 20:19Speaker 4: So don't just qualify me based on my income. I'll
- 20:22Speaker 4: let you know how much the income the building is generating.
- 20:24Speaker 3: You know what I'm saying. Like, you work with these.
- 20:25Speaker 4: People and tell them what it is that you're looking
- 20:27Speaker 4: for so they can put the play together for you.
- 20:29Speaker 3: You know what I'm saying.
- 20:30Speaker 4: But if you don't know anything and you're just depending
- 20:32Speaker 4: on these people to do the work for you, you're not
- 20:34Speaker 4: going to get anything done because that's not their job.
- 20:37Speaker 1: So that that's one of the things, right, So you
- 20:39Speaker 1: have to have to do your due diligence before you
- 20:41Speaker 1: go in anything, and you have to have your profile
- 20:44Speaker 1: ready before you go.
- 20:45Speaker 2: Well, I want to just ask what the profile? So
- 20:48Speaker 2: all right, so you go through the seminar two hours,
- 20:52Speaker 2: then you meet with a counselor, and that's like an hour.
- 20:54Speaker 4: And that's not the counselor meeting depends on you know,
- 20:58Speaker 4: how much of your stuff you got together or not.
- 21:00Speaker 4: So when you meet with your counsel that's on the
- 21:02Speaker 4: thorough you know what I mean. Do diligence. Start with them.
- 21:04Speaker 3: Background check, you know, bank statement check. Man, give us
- 21:06Speaker 3: your two years tech history, give us your two years.
- 21:08Speaker 4: You know what I mean, work history, you know, just
- 21:10Speaker 4: like give us your like history of like you know,
- 21:13Speaker 4: where you've lived for the past ten years, like things
- 21:15Speaker 4: like that that they ask you. And some people can
- 21:18Speaker 4: get frustrated with it because a lot of times we
- 21:20Speaker 4: tend to have the mindset of man, I don't want
- 21:22Speaker 4: nobody in my business. But it's like, bro, like I said,
- 21:24Speaker 4: you're going to borrow hundreds of thousands of dollars from
- 21:27Speaker 4: these people, Like it's the bank. You need to have
- 21:29Speaker 4: a relationship with the bank. NAKA is funded by Bank
- 21:31Speaker 4: of America, So it's no different than going to Bank
- 21:33Speaker 4: of America, City bank whoever to go and get a loan.
- 21:36Speaker 4: There are gonna be certain things that are required and
- 21:39Speaker 4: if you're doing anything fraud or scammy or anything like that,
- 21:42Speaker 4: of course you don't want nobody and your business. But
- 21:44Speaker 4: if you legit man, get these people what they're asking
- 21:46Speaker 4: for because they're essentially about to change your life.
- 21:48Speaker 1: That person that you meet, let's say you've done those
- 21:50Speaker 1: first two steps and you know you sick with that person.
- 21:52Speaker 1: If that person stay with you through the process or
- 21:54Speaker 1: you pass the person.
- 21:55Speaker 4: Your mortgage counsel is with you throughout the whole process.
- 21:58Speaker 4: That's who you work with. And if there's a time
- 22:00Speaker 4: where you know you and your mortgage counselor not getting
- 22:02Speaker 4: the loan, they may not be responsive enough. You can
- 22:04Speaker 4: request to change your mortgage counselor like you have all
- 22:07Speaker 4: of those different options to pretty much like I say,
- 22:09Speaker 4: quarterback your own deal, which is what I did. And
- 22:12Speaker 4: like I told y'all, it's not the easiest process because
- 22:15Speaker 4: there are gonna be times where they may not get
- 22:17Speaker 4: back to you. They may not call back. Like bro,
- 22:19Speaker 4: I was pulling up to the office like you know
- 22:20Speaker 4: what I'm saying, like what's up? Like I sent y'all
- 22:22Speaker 4: my documents. I did everything that I'm supposed to do,
- 22:24Speaker 4: Like now what's the next steps? And you know they
- 22:26Speaker 4: would go review the five like you know what mister Ham,
- 22:28Speaker 4: is you right, I'm sorry, let me go in and
- 22:30Speaker 4: you know what I mean, push you through or whatever
- 22:31Speaker 4: the case may be. But if you're not proactive in
- 22:33Speaker 4: your own situation, nobody's gonna do it for you.
- 22:36Speaker 3: And I think most times.
- 22:38Speaker 4: People are used to or I don't know what they
- 22:40Speaker 4: used to, because you can't be used to anything if
- 22:41Speaker 4: you've never bought a property, so you don't even know
- 22:43Speaker 4: the mortgage process.
- 22:44Speaker 3: So for you to.
- 22:45Speaker 4: Complain about somebody not reaching out to you or following
- 22:47Speaker 4: up with you, that's not.
- 22:49Speaker 3: Necessarily your job. It's your job to follow up.
- 22:51Speaker 4: It's your job to send it in documentation, it's your job
- 22:54Speaker 4: to go to the office, like with anything.
- 22:55Speaker 3: That's what I learned, Like, man, I have to be
- 22:58Speaker 3: the person.
- 22:59Speaker 4: That's kind of like, you know, controlling a quarterback of
- 23:01Speaker 4: my own situation.
- 23:02Speaker 3: Otherwise people it's not important to us.
- 23:05Speaker 2: And also it's like like you said, you don't even
- 23:08Speaker 2: know if you haven't been through the process. And even
- 23:11Speaker 2: on a higher level, So we we're building the homes
- 23:14Speaker 2: and you know, these are million dollar houses, and we
- 23:19Speaker 2: had to go through a bunch of red tape and
- 23:21Speaker 2: send stuff and then the stuff they asked for the
- 23:24Speaker 2: stuff that we just sent, and it's like it's a
- 23:26Speaker 2: headache and it's a hassle, and it's like, you know,
- 23:29Speaker 2: it's not the most efficient buying a home without the
- 23:32Speaker 2: most efficient process. Period.
- 23:33Speaker 3: I love that you just said that because people don't.
- 23:35Speaker 4: People think it's just knacker, like everybody gonna ask you
- 23:38Speaker 4: the double send documents, and it's not. This is the
- 23:40Speaker 4: mortgage process, this is the home playing process. And y'all
- 23:43Speaker 4: don't y'all ain't never bought shit, so you don't know.
- 23:45Speaker 4: So you just complaining what you think you should be getting,
- 23:49Speaker 4: just entitlement, be beating your ass whole time.
- 23:50Speaker 3: Let's just call it what it is, beating.
- 23:52Speaker 1: That's what we said. It's one thousand, right, that's the
- 23:54Speaker 1: first part even getting a home. But now we, like
- 23:56Speaker 1: I said, we're buildings, so now we're deale with permits,
- 23:58Speaker 1: and that's a whole other process.
- 24:00Speaker 4: You gotta go through inspections and stuff that might not
- 24:02Speaker 4: approve certain stuff. It's just like, man, oh the time
- 24:04Speaker 4: and a patience thing. And again, no, even in sports,
- 24:08Speaker 4: you're when you're dealing with hundreds of thousands, millions of dollars,
- 24:11Speaker 4: These things take time.
- 24:13Speaker 3: These things take time.
- 24:14Speaker 4: And most times when you hear, like I say, about
- 24:17Speaker 4: somebody getting offered like a big contract, you hear about
- 24:20Speaker 4: them turning the contract down or just not working out
- 24:23Speaker 4: or the deal going bad.
- 24:24Speaker 3: Like this is business. This is just how business works.
- 24:26Speaker 4: Like I said, there are times when you can do
- 24:28Speaker 4: everything right and stuff just still won't go your way,
- 24:31Speaker 4: like it just and then what do you do? Like
- 24:32Speaker 4: you have to get back on the ground. You gotta
- 24:34Speaker 4: get back to it. You can't let it discourage you.
- 24:36Speaker 4: And a lot of times people get emotional about these things.
- 24:41Speaker 4: That's why you hear so much slander because like now
- 24:43Speaker 4: you're mad, Oh Nakaa.
- 24:44Speaker 3: Did this to you and not Couna did.
- 24:46Speaker 4: That's no, you just quit, like you know what I'm saying,
- 24:48Speaker 4: You quit the process essentially, because if you would have
- 24:50Speaker 4: stayed down, you would have came up. Because that's what
- 24:53Speaker 4: I did, and that's what my ex did, and that's
- 24:56Speaker 4: what my you know what I mean friends did. Like
- 24:58Speaker 4: that's what I've helped so many people this program who listen.
- 25:01Speaker 4: But it's this it's a mindset thing, you know what
- 25:03Speaker 4: I'm saying. Most people don't have their mindset in order,
- 25:05Speaker 4: Like I say, it's entitlement. You feel like you owed something.
- 25:07Speaker 4: It's like, nah, man, you got to go earn everything
- 25:09Speaker 4: that you need that you got out here, from property
- 25:12Speaker 4: to business customers, Like you have to go and earn
- 25:15Speaker 4: these things. You have to go and show and prove.
- 25:17Speaker 4: You have to like do what you need to do
- 25:19Speaker 4: in order to make things happen. And most people operate
- 25:21Speaker 4: in the space of instant gratification. And I think the
- 25:24Speaker 4: Internet has a lot to do with that because you
- 25:26Speaker 4: see people doing so well, and you see people accomplishing things,
- 25:29Speaker 4: and you see more of the celebratory moments online. You
- 25:31Speaker 4: don't see the hard, behind the scenes grind that it took.
- 25:34Speaker 3: You don't see.
- 25:35Speaker 4: The offers that I put in and you know what
- 25:38Speaker 4: I mean, got turned down or got beat out by
- 25:40Speaker 4: cash offers. You didn't see the time we're almost lost
- 25:43Speaker 4: ten thousand dollars in earn this money because you know
- 25:45Speaker 4: what I mean, the contractors didn't do what they were
- 25:49Speaker 4: supposed to do and give me the proper estimates. Just
- 25:51Speaker 4: like it's a lot of things behind the scenes that
- 25:53Speaker 4: people just don't know. And practicing patience and understanding how
- 25:57Speaker 4: this process goes will make your life and just your
- 26:00Speaker 4: process way easier when it comes to stuff and just
- 26:03Speaker 4: a lot less stressful because it's like, it's not easy.
- 26:05Speaker 4: It's a super stressful process, regardless of whether it's Naka
- 26:09Speaker 4: Faha conventional. It's a it's a process, man, And I
- 26:12Speaker 4: don't think people understand.
- 26:13Speaker 1: They gotta be ready for the long run. You said
- 26:14Speaker 1: when you spoke to your friend who recommended Knaka to you,
- 26:17Speaker 1: that you had ten thousand dollars, and so a lot
- 26:20Speaker 1: of times when people here Knaka and they had no
- 26:22Speaker 1: doubt payment, they think, oh, you need no money. That's
- 26:24Speaker 1: not just like that's like one of these misconceptions like, oh,
- 26:27Speaker 1: it's no money down, My credit can be six twenty,
- 26:29Speaker 1: but you need you need money to be in a program.
- 26:32Speaker 3: I mean any any any mortgage that you're gonna get.
- 26:36Speaker 4: You're going to have things you have to pay for, taxes, insurance,
- 26:39Speaker 4: like all of those kind of things. In addition to that,
- 26:41Speaker 4: Naka wants you to have a specific amount of money
- 26:44Speaker 4: saved up. Me I personally try to tell people save
- 26:47Speaker 4: about three and a half percent of the loan amount
- 26:49Speaker 4: that you're looking for, because that covers your taxes, insurance,
- 26:52Speaker 4: and it should cover you know what, I mean the
- 26:55Speaker 4: cushion of a few months that they require you to
- 26:57Speaker 4: have as well, because what they don't want to happen
- 26:59Speaker 4: is for you to be house rich and cash poor
- 27:01Speaker 4: because a lot of times what tends to happen to
- 27:04Speaker 4: people is they'll, you know, pay their down payment fees.
- 27:07Speaker 4: All of those different things you done came out of
- 27:09Speaker 4: twenty twenty five thousand dollars or whatever the case. Merk,
- 27:12Speaker 4: You've just spent thirty years of your life saving this money.
- 27:15Speaker 4: Now you just gave it away. Now you have this house,
- 27:18Speaker 4: and when something goes wrong with this house a roof issue,
- 27:21Speaker 4: a plumbing issue, you don't you can't fix it. You
- 27:23Speaker 4: don't have the money to fix it, and they don't
- 27:25Speaker 4: want you to do that. So they set you up
- 27:27Speaker 4: to whereas you have money, they set you up to
- 27:30Speaker 4: whereas if you go get a multi unit, you got
- 27:32Speaker 4: cash flow coming in because they make sure the numbers
- 27:33Speaker 4: fall right all of those different things. And this is
- 27:36Speaker 4: why I love them, because they protected me throughout the
- 27:38Speaker 4: whole process. There were times where contractors tried to do
- 27:41Speaker 4: food food shit, they're just different stuff, and that could
- 27:43Speaker 4: just like ran interference on all that, Like, nah, we're
- 27:45Speaker 4: not going for that at times, like somebody try to
- 27:48Speaker 4: sell you a four unit building but the building is
- 27:50Speaker 4: on his own for three units in the garden.
- 27:52Speaker 3: Unit or the basement unit would be like illegal.
- 27:54Speaker 4: But knaka, well, you know they gonna go do their
- 27:56Speaker 4: due diligence and you know what I mean, like check
- 27:59Speaker 4: you know, city record because and all that make sure
- 28:01Speaker 4: all of this stuff is owned and approved correctly, and
- 28:03Speaker 4: a lot of times like it don't.
- 28:04Speaker 3: And they protect you from all that stuff.
- 28:06Speaker 1: Even in your own personal right, Like I was reading that.
- 28:08Speaker 1: They'll check your patterns, right, They'll check your rent patterns,
- 28:11Speaker 1: they'll check your savings patterns. So it's not like hey,
- 28:14Speaker 1: they look at how much you were paying, how much
- 28:16Speaker 1: you make, and they'll say, well, that money could be saved.
- 28:19Speaker 1: So having that as an important system makes sense, right
- 28:23Speaker 1: because it's like you don't want to make sure, like
- 28:24Speaker 1: you don't want to have it where I say five hundred,
- 28:27Speaker 1: then I saved nothing for three months and I put
- 28:28Speaker 1: three thousand. They're watching that to make sure that they can.
- 28:32Speaker 4: Making sure you got good good money spend like good
- 28:34Speaker 4: money habits like and this is and it's not bad,
- 28:38Speaker 4: like you should want to have good money happen. You
- 28:39Speaker 4: should appreciate this kind of training, like, Okay, I need
- 28:42Speaker 4: this because I've been not disciplined for the longest amount
- 28:44Speaker 4: of time and now I have somebody challenging me to
- 28:47Speaker 4: do better.
- 28:47Speaker 3: Why wouldn't you want that?
- 28:48Speaker 2: So they approve you for you come with your information,
- 28:51Speaker 2: Da da da. They put it in the system and
- 28:52Speaker 2: they say, Okay, you're based off of what we think
- 28:56Speaker 2: you can get a two hundred thousand dollars more.
- 28:58Speaker 4: If you're going for a single family home, yes, but
- 29:00Speaker 4: that's not how it works with multi units. Okay, with
- 29:02Speaker 4: multi units, how it works is even with NAKA, so
- 29:06Speaker 4: they have limits. So with a single family home, which
- 29:08Speaker 4: is these are examples, it depends on what area you're in.
- 29:10Speaker 4: They'll give you a max. So let's say a single
- 29:12Speaker 4: family home, they might give you a max two hundred
- 29:14Speaker 4: thousand two unit. They might give you a max a
- 29:16Speaker 4: three fifty three unit. They might give you a max
- 29:18Speaker 4: a six hundred on a four unit, they'll give you
- 29:20Speaker 4: a max of like nine hundred and nine to fifty
- 29:21Speaker 4: or something like that. So for me, I'm like, why
- 29:24Speaker 4: not max out and go crazy? If I'm trying to
- 29:26Speaker 4: go get me a rental property, I'm gonna get four units.
- 29:29Speaker 4: The four units are gonna make sure I have a
- 29:30Speaker 4: place to live for free. Is gonna make sure my
- 29:33Speaker 4: mortgage is paid on top of steel having some money
- 29:35Speaker 4: at the end of the month's cash flow.
- 29:37Speaker 3: So I'm gonna do that.
- 29:38Speaker 4: On top of that, it's going to allow me to
- 29:39Speaker 4: go for a bigger mortgage, which is gonna put me
- 29:42Speaker 4: in a nicer neighborhood, you know what I'm saying. In
- 29:45Speaker 4: addition to that, if I go find a four unit
- 29:47Speaker 4: in a nice neighborhood, that means the rents are gonna
- 29:49Speaker 4: be high. You know what I mean, because that's just
- 29:52Speaker 4: what it is. When you live in nice neighborhoods, you
- 29:53Speaker 4: got higher rents and apartments are nice. So how KNAKA
- 29:57Speaker 4: qualifies you or lenders qualify you in general for multi
- 30:00Speaker 4: units is totally different than they do for single family homes.
- 30:03Speaker 4: A single family home, you're qualified strictly using your income.
- 30:07Speaker 4: When it comes to multifamilies, and this is why I
- 30:09Speaker 4: tell people, go find you a multifamily that has people
- 30:12Speaker 4: living in it already, because what they do is they'll
- 30:14Speaker 4: take seventy five percent of the income that the property
- 30:17Speaker 4: is generating already added to yours, and that is what
- 30:20Speaker 4: makes the property more than affordable. For example, this is
- 30:23Speaker 4: what I like to tell people. So let's say you
- 30:25Speaker 4: make two thousand dollars a month at your job, right,
- 30:28Speaker 4: and the mortgage on this property you're looking at is
- 30:30Speaker 4: three thousand dollars. Of course you can afford it. You're
- 30:32Speaker 4: a thousand dollars short. But let's say the property that
- 30:34Speaker 4: you're looking at also generates four thousand dollars a month
- 30:37Speaker 4: in rent. They'll take three thousand dollars of dot add
- 30:41Speaker 4: it to your two thousand.
- 30:42Speaker 3: Now that's five thousand. Subtract three thousand from that.
- 30:45Speaker 4: Now you have two thousand dollars left over at the
- 30:47Speaker 4: end of the month, which makes this property way more
- 30:49Speaker 4: than affordable. On top of they only use seventy five
- 30:52Speaker 4: percent of the rent, they're still twenty five percent. That's
- 30:54Speaker 4: still there. You get what I'm saying to you. So like,
- 30:57Speaker 4: that's that's how the multi unit math works. And people
- 31:00Speaker 4: don't understand that, and they're like.
- 31:01Speaker 3: I can't afford a multi unit. It's so expensive. How
- 31:04Speaker 3: do you afford a multi unit?
- 31:05Speaker 4: And you're making twenty six thousand dollars a year because
- 31:07Speaker 4: I understand how multi unit math works. And I went
- 31:09Speaker 4: and found me property that had high rents and cash
- 31:12Speaker 4: flowing already, and all I have to do is pretty
- 31:14Speaker 4: much sign a paperwork and move in.
- 31:17Speaker 1: So you found the property yourself. Didn't apply for the program, right,
- 31:20Speaker 1: So does it when you apply for it? Does it
- 31:22Speaker 1: have to be primary residents? How does that work?
- 31:25Speaker 3: Yeah?
- 31:25Speaker 4: So you do have to live in a property for
- 31:27Speaker 4: the life of the loan, But NAKA has a five
- 31:29Speaker 4: year leaning on a property because they're not designed to,
- 31:33Speaker 4: you know, create investors. They're designed to balance our neighborhood.
- 31:36Speaker 4: So they want you to live in a property and
- 31:38Speaker 4: for the first five years you have a twenty five
- 31:40Speaker 4: k lian on it. Every year drops off five thousand dollars.
- 31:43Speaker 4: So after the fifth year you probably like clean and
- 31:45Speaker 4: free to go do whatever you need to do, whether
- 31:47Speaker 4: it be refinanced or whatever the case may be. And
- 31:50Speaker 4: at this point, my first one, I've been in it
- 31:52Speaker 4: for eight years. The second one it's been five years.
- 31:54Speaker 4: So now I'm kind of like free and clear to
- 31:55Speaker 4: knackoling and I can kind of go move around how
- 31:57Speaker 4: I want to. But it's just like I'm set up
- 32:01Speaker 4: to the point where now I can pull equity out
- 32:03Speaker 4: of my properties. NAKA set me up to the point
- 32:05Speaker 4: in the beginning on my first deal, we didn't even
- 32:10Speaker 4: talk about this yet, but my first deal was immaculate.
- 32:13Speaker 4: I got a four unit property I moved in, so
- 32:16Speaker 4: I lived for free. All three units you know what
- 32:19Speaker 4: I mean, were paying rent already. I didn't put any
- 32:23Speaker 4: money down. I walked away from the closing table with
- 32:25Speaker 4: a five thousand dollars check. That same day I got
- 32:28Speaker 4: paid from my job. In addition to I kept all
- 32:31Speaker 4: of my money because I was going through the process
- 32:33Speaker 4: and they required me to keep saving, so that ten
- 32:35Speaker 4: thousand turned into fifteen thousand. So I went from making
- 32:38Speaker 4: about twenty six thousand dollars a year at my job
- 32:41Speaker 4: to having twenty six thousand dollars in cash in my
- 32:44Speaker 4: account after my first deal, which allowed me to go
- 32:47Speaker 4: start investing in the stock market, you know what I mean,
- 32:49Speaker 4: doing more deals, traveling network and building business, meeting guys
- 32:53Speaker 4: like y'all.
- 32:54Speaker 3: And that just came from that first deal.
- 32:56Speaker 4: And this is why I try to encourage people to
- 32:58Speaker 4: go through NACA, because they set you up so beautifully.
- 33:01Speaker 4: After the deal, it's like, damn, I still got all
- 33:03Speaker 4: this money left the average person they out of what
- 33:05Speaker 4: ten fifteen, twenty thousand dollars on the deal with faha,
- 33:09Speaker 4: you know what I'm saying, Like, it's not that with NAKA. Yeah,
- 33:11Speaker 4: I had to spend Actually I didn't spend nothing, but
- 33:13Speaker 4: you may have to spend a little money, like I said,
- 33:14Speaker 4: your taxes, insurance and little stuff like that. But man,
- 33:17Speaker 4: it's nowhere near the same as what a convention to
- 33:19Speaker 4: a FHA.
- 33:19Speaker 2: Long, so let me ask you this. Okay, a few things.
- 33:22Speaker 2: You was making twenty six thousand dollars a year when
- 33:24Speaker 2: you first got the house after taxis yep, okay, so
- 33:28Speaker 2: knaka all right. So some people are going to say, like,
- 33:31Speaker 2: what's the catch here, right, because it's like, okay, you
- 33:33Speaker 2: can make whatever you your credit score. You don't have
- 33:38Speaker 2: to have good credit.
- 33:40Speaker 4: But you do so you don't have to have good credit,
- 33:41Speaker 4: but your DTI has to be good, your debt income
- 33:44Speaker 4: has to be good, and you can't have like collections,
- 33:46Speaker 4: you know, you can't like no T mobile BI or
- 33:48Speaker 4: none of that kind of stuff.
- 33:48Speaker 2: They look at your they look at your credit profile,
- 33:51Speaker 2: not just for exactly Okay, Okay, that's good to know
- 33:55Speaker 2: and there's no money down down right, So how how
- 34:00Speaker 2: are you preventing people from putting themselves in situations where
- 34:03Speaker 2: they just gonna set themselves up for failure teaching? You
- 34:06Speaker 2: know what I'm saying, naka Like how like that's why
- 34:08Speaker 2: they're structuring, like you have to have this amount, so
- 34:11Speaker 2: they make.
- 34:11Speaker 4: Sure they make sure you got that cushion saved, so
- 34:14Speaker 4: when you start off, you've got a nice chunk of
- 34:16Speaker 4: money to handle whatever it is that you need to
- 34:17Speaker 4: handle any issues that may come up.
- 34:19Speaker 1: Et cetera.
- 34:20Speaker 4: They also require you to take a landlord class before
- 34:22Speaker 4: you're going to buy a multi unit too, so you
- 34:24Speaker 4: can understand like the rules. Absolutely they make you go
- 34:27Speaker 4: take that class so you can understand the rules, the laws,
- 34:29Speaker 4: and the regulations your particular area and stuff like that,
- 34:32Speaker 4: so you're not doing nothing illegal, like you know, discrimination,
- 34:34Speaker 4: just any of that kind of stuff.
- 34:35Speaker 1: So when you're trying to do the saving right, So,
- 34:37Speaker 1: like what he said, if you got the twenty sixersand
- 34:38Speaker 1: and they're seeing your saving pattern, they're seeing your rep pattern.
- 34:42Speaker 1: Let's say that you're late on rent one month. You cooked,
- 34:45Speaker 1: so now you gotta if you head it toward the
- 34:47Speaker 1: front of the line. Now you're going to the back
- 34:49Speaker 1: of the line.
- 34:49Speaker 3: So how long is that?
- 34:51Speaker 1: That's the how long is the process that they're looking
- 34:53Speaker 1: over a six month span, nine month span, a year.
- 34:55Speaker 4: So they look at your rent payments over a year.
- 34:58Speaker 4: You know, they gonna get that infan from your landlord
- 35:01Speaker 4: or whatever the case may be, or whatever you if
- 35:02Speaker 4: you live with your parents, they'll get that from them.
- 35:05Speaker 3: But yeah, man, they do it for about a year
- 35:07Speaker 3: and they go back and check that information.
- 35:09Speaker 2: So you so all right, you bring the property to Naka.
- 35:13Speaker 3: No.
- 35:14Speaker 4: So when I went to Naka, I had a it's
- 35:16Speaker 4: it's the same process with everybody else.
- 35:18Speaker 3: I went and got me an agent. We went out.
- 35:20Speaker 3: I got approved agent Knacker No. I'll use it the
- 35:23Speaker 3: agent outside.
- 35:26Speaker 4: But Naka does have agents who like kind of like
- 35:28Speaker 4: know their process, so it's a little bit faster when
- 35:30Speaker 4: you have one of their agents. But I just had
- 35:33Speaker 4: my agent, you know, registered through the KNACKA and learn
- 35:35Speaker 4: whatever their process was. Because again, their staff is overworked.
- 35:41Speaker 4: Like I say, you got a lot of people going
- 35:43Speaker 4: through the program. So I didn't necessarily want to go
- 35:45Speaker 4: with an agent who I wouldn't be a priority with.
- 35:48Speaker 4: You know what, I'm saying, so I went and found
- 35:50Speaker 4: my own agent who made me a priority and we
- 35:51Speaker 4: made it happen.
- 35:52Speaker 1: Your own agent through the knacka program that had knowledge
- 35:56Speaker 1: of the So Knacker approves you for the mortgage and
- 36:01Speaker 1: then you you bring the property to them.
- 36:04Speaker 2: Yeah, is there ever? I've heard people pass it, Like
- 36:07Speaker 2: some sellers they don't want to sell to Knack of people.
- 36:12Speaker 4: So I think that's I think that's all about communication.
- 36:15Speaker 4: Every time my agent went in, he would let people
- 36:17Speaker 4: know like, hey, look, my guy's going through a program
- 36:20Speaker 4: called a Knacker program. They got this, this, this and this,
- 36:22Speaker 4: this is this. He's the first time home buyer. Is
- 36:24Speaker 4: great for them, and NAKA also has some benefits for
- 36:27Speaker 4: the seller as well.
- 36:28Speaker 3: They pay like the seller's title fees.
- 36:30Speaker 4: Like it's a couple of things that's beneficial for the
- 36:32Speaker 4: seller too, to make the seller want to like possibly
- 36:35Speaker 4: like you know what I mean, jump at that and
- 36:36Speaker 4: then too, like you just got to have a you know,
- 36:38Speaker 4: an agent that know how to work and for next deals.
- 36:41Speaker 4: Like my agent, he used the emotion card and everything.
- 36:43Speaker 3: He's like, listen, my guy, he's from this neighborhood, he
- 36:46Speaker 3: has kids. They love the area. They want to still
- 36:48Speaker 3: go to the schools all of that.
- 36:50Speaker 4: So, like when you have somebody who like been owning
- 36:53Speaker 4: their property for a long time and they care about it,
- 36:55Speaker 4: they don't want to just sell it to an investor
- 36:57Speaker 4: who going to come tear it down.
- 36:58Speaker 3: They actually want somebody.
- 36:59Speaker 4: So you gotta have like people on your team who
- 37:02Speaker 4: are savvy and witty and know how to like, you know, communication.
- 37:04Speaker 2: Well, I'm like today because that's something that not just
- 37:06Speaker 2: in real estate, but any part of business. There's still
- 37:10Speaker 2: an element, like I know, AI is taking over everything,
- 37:12Speaker 2: but there's still an element of human interaction absolutely, so
- 37:16Speaker 2: I know could turn into a yes if explained correctly,
- 37:20Speaker 2: if you bring somebody lunch. This is just this is
- 37:24Speaker 2: part of any type of business. Right.
- 37:25Speaker 4: Both of my deals worked out like that. On the
- 37:27Speaker 4: first one it was the emotion car. On a second
- 37:29Speaker 4: it was cause we were black. It was a Puerto
- 37:31Speaker 4: Rican guy in a Puerto Rican neighborhood. He said, too
- 37:33Speaker 4: many white people was coming in and trying to low
- 37:35Speaker 4: ball him. He was a developer, he knew his area,
- 37:37Speaker 4: he knew what was going on, but he ain't looked
- 37:39Speaker 4: like a rich god though, so they would try to
- 37:40Speaker 4: play with him.
- 37:41Speaker 3: Man we came in.
- 37:42Speaker 4: He was like, I will give y'all whatever y'all need
- 37:44Speaker 4: to close this deal. He gave us forty thousand dollars
- 37:46Speaker 4: in clothes and credits. You know what I'm saying, Like,
- 37:48Speaker 4: just like really looked out for us because representation mattered
- 37:52Speaker 4: to him.
- 37:52Speaker 3: He was like, they're already gentrifying this neighborhood.
- 37:54Speaker 4: It went from a Puerto Rican neighborhood, so now it's
- 37:56Speaker 4: mainly white and now I got two brown young people
- 37:59Speaker 4: trying to move in.
- 38:00Speaker 3: Hey, oh yeah, let's do the deal.
- 38:01Speaker 1: You know what I mean?
- 38:01Speaker 4: A lot of times certain things can plan your favor. Again,
- 38:04Speaker 4: it's all God's timing, man like. And for me, I
- 38:07Speaker 4: knew that Naka was the best thing for me in
- 38:10Speaker 4: my particular situation. I'm like, where else am I going
- 38:12Speaker 4: to be able to go and take advantage of properties
- 38:16Speaker 4: in these amazing neighborhoods.
- 38:17Speaker 3: With these low.
- 38:18Speaker 4: Cost of entry numbers, Like you know what I'm saying,
- 38:21Speaker 4: Like it just it was just a no brainer for me, man,
- 38:23Speaker 4: And again it changed my life.
- 38:25Speaker 1: You said at the end of the closing, you got
- 38:28Speaker 1: money back, And I've heard stories of people when they
- 38:30Speaker 1: use Knacker, they get money back can you break down
- 38:32Speaker 1: here that words, because I know there's no closing costs
- 38:34Speaker 1: to be for you, so how do you get money?
- 38:35Speaker 4: So what happened was, again an excellent agent worked out
- 38:39Speaker 4: a fifteen dollar I mean a fifteen thousand dollars closing credit.
- 38:43Speaker 4: Ten grand was used to buy my interest rate down.
- 38:46Speaker 4: Five grand just ended up up in the air. Where
- 38:48Speaker 4: would it go to the buyer? It's just money. They
- 38:50Speaker 4: gave it to them, you know what I mean. Naadn't
- 38:52Speaker 4: allow you to walk away with cash no more. So
- 38:54Speaker 4: what they would probably do now is apply it to
- 38:55Speaker 4: the principle as opposed to buying the interest down. But
- 38:58Speaker 4: in that particular deal, it worked out for me, So
- 39:00Speaker 4: I walked tarns.
- 39:00Speaker 3: What's going on?
- 39:01Speaker 2: Listen?
- 39:02Speaker 1: EYLU is relaunching, revamping, retooling. That's why we're creating a

- 41:50Speaker 7: in Massachusetts. An MS thirteen gang member from El Salvador
- 41:54Speaker 7: accused of murdering a Texas man of Venezuelan charged with
- 41:58Speaker 7: filming and selling child pronography in Michigan. These are just
- 42:02Speaker 7: some of the heinous migrant criminals caught because of President
- 42:06Speaker 7: Donald J. Trump's leadership. I'm Christy Noman, the United States
- 42:09Speaker 7: Secretary of Homeland Security. Under President Trump, attempted illegal border
- 42:14Speaker 7: crossings are at the lowest levels ever recorded, and over
- 42:18Speaker 7: one hundred thousand illegal aliens have been arrested. If you
- 42:21Speaker 7: are here illegally, your next you will be fine nearly
- 42:25Speaker 7: one thousand dollars a day, imprisoned and deported, you will
- 42:29Speaker 7: never return. But if you register using our CBP home
- 42:33Speaker 7: app and leave now, you could be allowed to return legally.
- 42:36Speaker 7: Do what's right. Leave now. Under President Trump America's laws,
- 42:41Speaker 7: border and families will be protected.
- 42:44Speaker 1: Sponsored by the United States Department of Homeland.
- 42:46Speaker 3: Security with the five thousand dollars check security deposit's.
- 42:48Speaker 4: Like I just had a bag of cash that I
- 42:51Speaker 4: just had never seen before all at one time after
- 42:53Speaker 4: that first deal public and it allowed me. Like I said,
- 42:56Speaker 4: after that, I have been reading Money Master, the game
- 42:59Speaker 4: all at I went and took most of the money,
- 43:01Speaker 4: put it in Vanguard index funds. All of that kind
- 43:03Speaker 4: of stuff. I went and bought me a jag and
- 43:04Speaker 4: took a vacation got the jaz.
- 43:06Speaker 5: Yeah, we definitely got me jaz immediately immediately thereafter.
- 43:15Speaker 1: We know.
- 43:16Speaker 2: Okay, so all that, how long did that take for
- 43:20Speaker 2: you to start the program to get you first?
- 43:22Speaker 3: My first deal was six months.
- 43:23Speaker 5: Man.
- 43:24Speaker 3: People think it's like it's this long process.
- 43:26Speaker 4: So the first deal was six months from the time
- 43:29Speaker 4: I met with my mortgage counselor to the time I closed.
- 43:31Speaker 4: I met with my mortgage counselor in December because I
- 43:33Speaker 4: went to the meeting in October and I just wanted
- 43:35Speaker 4: to give myself a couple of months, just like I said,
- 43:37Speaker 4: to kind of like get some things in order before
- 43:38Speaker 4: I went and met with a mortgage counselor. From October
- 43:41Speaker 4: to December, I kind of got some things in order,
- 43:43Speaker 4: credit all that kind of stuff, pulled the documents that
- 43:45Speaker 4: I needed.
- 43:45Speaker 3: When I met with him, he told me everything I needed.
- 43:48Speaker 4: And he was the person that gave me to play
- 43:49Speaker 4: and told me to bring my girl back because he's like,
- 43:52Speaker 4: y'all not married or nothing.
- 43:53Speaker 3: No, y'all.
- 43:54Speaker 4: I was like, no, He's like, look this to play.
- 43:56Speaker 4: I see what you're trying to do. I like your style,
- 43:58Speaker 4: Like you know what I'm saying, Like, just you a
- 43:59Speaker 4: cool He's like, you seem like you about your money.
- 44:02Speaker 4: He's like, so this is what you do. You go
- 44:04Speaker 4: get you one, then you bring her back and y'all
- 44:06Speaker 4: get another one.
- 44:08Speaker 2: I want to talk about that because that's dividing conquer strategy.
- 44:10Speaker 2: Julian Gordon has spoken about this MG the mortgage Guy,
- 44:15Speaker 2: where if you're not married, it's actually beneficial. A lot
- 44:20Speaker 2: of times people will be like, all right, well I'm
- 44:22Speaker 2: not buying a home until we get married. Crazy, which so,
- 44:32Speaker 2: but there's actually benefits in place for buying a home
- 44:37Speaker 2: not being married, absolutely, because you can buy you each
- 44:40Speaker 2: can own a home individually, and then you can always
- 44:44Speaker 2: buy a home together when you're married. So the dividing
- 44:48Speaker 2: conquer strategy is something that people have talked about. So
- 44:51Speaker 2: explain this because another thing that people can say is like,
- 44:57Speaker 2: well I don't want to buy a home with somebody
- 44:59Speaker 2: then we break up, but you actually went through a.
- 45:00Speaker 3: Breakoup, yeah, so I've been through it.
- 45:03Speaker 2: Explain Explain this that the second the second play.
- 45:06Speaker 4: Okay, so the second play again, we took her back
- 45:08Speaker 4: or whatever the case. Your girlfriend at the top it's
- 45:10Speaker 4: my girl at the time, we took her back, and
- 45:11Speaker 4: by me knowing the program, I'm like, yo, I can
- 45:14Speaker 4: go big. So I'm looking at Chicago's biggest and best neighborhoods.
- 45:17Speaker 4: I know the maximum on four unions. I know I
- 45:18Speaker 4: can go up to nine hundred and fifty thousand dollars
- 45:20Speaker 4: all this, So I'm like, oh shit, We're going to
- 45:22Speaker 4: the North Side, Lincoln Park, Bucktown, Worker Park. These are
- 45:25Speaker 4: areas that you know what I mean, young, You know
- 45:26Speaker 4: what I mean. People who are making one two hundred thousand, Now,
- 45:29Speaker 4: these are the areas they moving in. They're not married,
- 45:31Speaker 4: but everything within walking distance, buses, trains, like you know
- 45:34Speaker 4: what I mean. It's a popping, gentrifying area in Chicago.
- 45:37Speaker 4: And I'm like, that's what we're going. So we go
- 45:39Speaker 4: up there and this process takes a year because we
- 45:43Speaker 4: just could not get deals like you know what I mean,
- 45:45Speaker 4: Like it just wasn't working out for us. But again,
- 45:48Speaker 4: at the end of y'all will understand why I'm not
- 45:49Speaker 4: working out, because God's timing is the best timing. We
- 45:53Speaker 4: went through probably four or five different deals where we
- 45:55Speaker 4: just got turned down. No, almost lost ten thousand dollars
- 45:58Speaker 4: in earnest money, just like went through the ringer with
- 46:02Speaker 4: this second one. But then we finally went to see
- 46:05Speaker 4: a property, and this property was amazing because it's almost
- 46:10Speaker 4: like a two for one. Y'all call them eighty us
- 46:12Speaker 4: out here. We call them coach houses in Chicago. But
- 46:15Speaker 4: this particular property, it had a three unit building in
- 46:17Speaker 4: the front of the lot and in the back of
- 46:19Speaker 4: the lot there's a coach house.
- 46:21Speaker 3: And this ain't no regular coach house.
- 46:23Speaker 4: This house has twelve foot call for ceilings, floating stairs,
- 46:27Speaker 4: just cherrywool oak floors. The guy who built the property
- 46:31Speaker 4: was a developer and he stayed there with his family
- 46:33Speaker 4: while collecting rent from the building in front. So essentially
- 46:36Speaker 4: this is a two for one. And like I said,
- 46:38Speaker 4: it's not a small property. I do peer space in
- 46:40Speaker 4: this thing. Make a ton of money in it right
- 46:42Speaker 4: now with her still living in it. So that deal
- 46:45Speaker 4: went like all right. We went to this guy walked
- 46:48Speaker 4: the property, like, yo, the property is amazing. He told us, Look,
- 46:50Speaker 4: the three units in the front, they all generating between
- 46:53Speaker 4: sixteen and eighteen hundred dollars a month. I'm like, yes,
- 46:56Speaker 4: cause I knew what numbers I needed. And then I
- 47:00Speaker 4: told my mortgage counselor about it. He's like, bro, the
- 47:02Speaker 4: only way you're gonna be able to afford this, He's like,
- 47:04Speaker 4: y'all gonna need about eighty thousand dollars.
- 47:07Speaker 3: And I'm like, he like, you got that. I'm like,
- 47:11Speaker 3: not quite.
- 47:12Speaker 4: But mind you, I had took like out of the
- 47:16Speaker 4: twenty six thousand, I had put like twenty of that
- 47:18Speaker 4: into the stock market. And this is right when Trump
- 47:20Speaker 4: had got in office, so that twenty had turned into
- 47:23Speaker 4: like twenty nine to thirty, you know what I'm saying.
- 47:25Speaker 4: I realized that, like, yo, I still got money in
- 47:27Speaker 4: the stock market.
- 47:28Speaker 2: She had some bread.
- 47:29Speaker 4: And then the rest we had to get from a
- 47:31Speaker 4: seller's you know what I mean, concession, which again I
- 47:34Speaker 4: told you all, he was willing to give us whatever
- 47:36Speaker 4: we needed because he wanted to sell it to a
- 47:38Speaker 4: minority couple as opposed to you know what I mean,
- 47:40Speaker 4: anybody white or an investor.
- 47:42Speaker 3: And that worked out in our favor.
- 47:43Speaker 4: So with that deal, we were able to buy an
- 47:46Speaker 4: interest rate down from three and a half percent to
- 47:49Speaker 4: zero point.
- 47:49Speaker 3: Eight percent your interest, yes.
- 47:51Speaker 4: Which made the mortgage go from thirty nine hundred dollars
- 47:56Speaker 4: to twenty seven hundred dollars.
- 47:58Speaker 2: How'd you get the interest rate?
- 47:59Speaker 1: Now?
- 48:00Speaker 3: I not gonn allow you to buy the interest rate down?
- 48:01Speaker 4: He gave us forty thousand dollars and we use some
- 48:04Speaker 4: of our own but buy the.
- 48:05Speaker 2: Interest rate then?
- 48:07Speaker 1: How low? I mean the point, how low can you go?
- 48:09Speaker 3: Right?
- 48:11Speaker 1: Great?
- 48:11Speaker 3: So at this point they don't even let people go
- 48:13Speaker 3: there low anymore.
- 48:14Speaker 4: Essentially broke the bank, like they changed the rules, like
- 48:16Speaker 4: you can't buy your interest rate.
- 48:17Speaker 3: Below one percent anymore. Like it's for need throw to buy.
- 48:20Speaker 2: An interest rate, you just you put a lump sum
- 48:21Speaker 2: of money up front here.
- 48:24Speaker 4: So essentially I gave them was about seventy five eighty
- 48:27Speaker 4: thousand dollars to save four hundred thousand dollars an interest
- 48:30Speaker 4: on the back end. So it's like I gave y'all
- 48:32Speaker 4: eighty bands to save four hundred just extra money that
- 48:35Speaker 4: I would have been paying. In addition to that, it
- 48:37Speaker 4: gave me twelve hundred dollars extra you know what I mean,
- 48:40Speaker 4: savings on the mortgage. So that made it way more
- 48:43Speaker 4: than affordable because, like I said, we now have a
- 48:44Speaker 4: twenty seven hundred dollars mortgage with.
- 48:47Speaker 3: Rents of five thousand dollars.
- 48:49Speaker 4: Now my network then jumped up to one and a
- 48:51Speaker 4: half million dollars in real estate through the knack of program.
- 48:54Speaker 3: It's built relationships.
- 48:57Speaker 4: I have a brand, I have a book, I travel,
- 49:00Speaker 4: I do public speaking. I'm here talking to the biggest
- 49:02Speaker 4: and the best. Also true all because of that first
- 49:07Speaker 4: deal with the Knacker program. My relationships have grown to
- 49:09Speaker 4: the point where I'm able to learn from other people
- 49:11Speaker 4: in my industry because they're attracted to me because of
- 49:14Speaker 4: how I did my deals. Like I have investors who
- 49:16Speaker 4: are worth fifteen twenty thirty million. I go to Bigger
- 49:19Speaker 4: Pockets conference and things like that. They're like a zero
- 49:22Speaker 4: point eight percent interest rate. These are the biggest real
- 49:24Speaker 4: estate investors in the world. We're talking about here that
- 49:27Speaker 4: you know what I'm saying, And they like, how did
- 49:29Speaker 4: you get a zero point eight how did you get
- 49:30Speaker 4: a twenty a half percent? Like no money down. I've
- 49:33Speaker 4: never heard of this program, And you would think people.
- 49:36Speaker 2: Know about this, and they don't Knacker for anybody or
- 49:40Speaker 2: you have to anybody lower income.
- 49:42Speaker 4: So it's it's it's designed for lower income people, but
- 49:46Speaker 4: you can do Knacker as a high income earner too.
- 49:48Speaker 4: They'll just consider you what's called a non priority member,
- 49:50Speaker 4: to whereas your interest rate will be a little bit
- 49:52Speaker 4: higher than the priority members, but it's still going to
- 49:54Speaker 4: be below the national average. And you can't buy in
- 49:58Speaker 4: a neighborhood that the median income is higher than your
- 50:02Speaker 4: media income.
- 50:03Speaker 3: It has to be equal to or less than your
- 50:04Speaker 3: media luxury.
- 50:06Speaker 4: Yeah, So for example, if you make two hundred and
- 50:09Speaker 4: fifty thousand dollars, you will probably have to buy a
- 50:12Speaker 4: neighborhood where the median income is one hundred thousand, one
- 50:15Speaker 4: hundred and fifty meters. I was making twenty six I
- 50:17Speaker 4: can go buying a million dollar neighborhood. Because their goal
- 50:20Speaker 4: is to balance out neighborhoods. NAKA doesn't want good or
- 50:22Speaker 4: bad neighborhoods. They want it to be all neighborhoods are equal.
- 50:25Speaker 4: The median income across all these neighborhoods are the same,
- 50:28Speaker 4: and that's how you create balance by putting people who
- 50:30Speaker 4: make thirty thousand in this neighborhood and people who make
- 50:32Speaker 4: two hundred thousand in this neighborhood, and it just kind
- 50:35Speaker 4: of like levels everything out so that way you don't
- 50:37Speaker 4: have red lining and things like that.
- 50:39Speaker 1: Can the high income earner. Can they buy down the
- 50:42Speaker 1: industry as well? How low can we go?
- 50:44Speaker 2: I think about one percent at this point one percent.
- 50:48Speaker 2: What's some of the mistakes that people make with KNAK.
- 50:51Speaker 2: I think the biggest mistake is probably just trying to
- 50:53Speaker 2: get a faint single family as opposed to multi family.
- 50:56Speaker 3: That's one. That's one and then two.
- 50:59Speaker 4: Feeling like it's gonna be easy because you hear me
- 51:02Speaker 4: talk about you no down payment, no closing costs, like yeah,
- 51:05Speaker 4: it's your lick, but it's just like it's still going
- 51:06Speaker 4: to be a process, like yeah, this is gonna be
- 51:09Speaker 4: your move, this is your blessing right here. When you
- 51:10Speaker 4: hear me talk that, get excited, but know that it's
- 51:14Speaker 4: not going to be easy just because you heard all
- 51:16Speaker 4: these benefits in the thirty second clip. Make sure you
- 51:19Speaker 4: go do your own due diligence. Make sure you go
- 51:21Speaker 4: watch the full interview. When I tell you about how
- 51:22Speaker 4: I almost lost ten thousand dollars. When I tell you
- 51:25Speaker 4: about they may slow drag when I tell you about
- 51:27Speaker 4: they may not pick up the phone, Like when I
- 51:29Speaker 4: tell you may have to pull up to the office,
- 51:31Speaker 4: knock some shit off the.
- 51:32Speaker 3: Desk, yell at Some people let them know you serious, Like,
- 51:34Speaker 3: don't skip that part. You know what I'm saying, Like,
- 51:37Speaker 3: don't skip that part?
- 51:39Speaker 1: Is there? I guess a database to show you because
- 51:43Speaker 1: obviously you know what the knack of offices where you live.
- 51:46Speaker 1: But if I'm living in a different state because a
- 51:49Speaker 1: website that fines like whether, well.
- 51:53Speaker 2: All right, let's talk about the landlord side of it.
- 51:55Speaker 2: What did you learn? What have you learned as far
- 51:58Speaker 2: as being a landlord?
- 51:59Speaker 3: Patience man, just understand one.
- 52:02Speaker 4: So during the pandemic, So the Puerto Rican who sold
- 52:05Speaker 4: us the second property right, his brother was in the
- 52:08Speaker 4: garden unit of the building.
- 52:09Speaker 3: He was just doing his brother a favor.
- 52:11Speaker 4: And at the time, we couldn't have his brother move
- 52:14Speaker 4: because we needed the income to qualify for the property.
- 52:18Speaker 4: So as bad as I wanted him to move, I
- 52:19Speaker 4: couldn't put him out, you know what I mean. And
- 52:22Speaker 4: his brother ended up extending his lease out for a year,
- 52:26Speaker 4: which guaranteed he stayed there. It was a small, one
- 52:30Speaker 4: bedroom apartment. Man, this dude had a big rock whiler
- 52:32Speaker 4: in there, just like you know, just a single junkie guy,
- 52:36Speaker 4: like no women in his life, just like you know.
- 52:37Speaker 3: It was just all bad and man, terrible, terrible, terrible.
- 52:42Speaker 4: Cigarettes like you know, just like gunk all over the stove,
- 52:46Speaker 4: and it just it was just bad.
- 52:48Speaker 3: It was just bad.
- 52:49Speaker 2: And I know I know the guy. I don't know him,
- 52:51Speaker 2: but I know, yeah.
- 52:58Speaker 3: All he took dog like you know what I'm saying,
- 53:02Speaker 3: you tripping.
- 53:03Speaker 4: So he tried to, you know, pull the whole pandemic
- 53:06Speaker 4: move where he aires the pandemic.
- 53:08Speaker 3: I ain't got to pay, right, he tried to run
- 53:11Speaker 3: a pandemic player listen, so listen. Everybody else wants. So
- 53:16Speaker 3: it's the thing.
- 53:16Speaker 4: Everybody else paid me throughout the pandemic. I never had
- 53:19Speaker 4: an issue. Everybody paid except for him. Mind you, he
- 53:22Speaker 4: was a mover. I'm hearing this dude's truck start up
- 53:25Speaker 4: every morning and go to work and move people.
- 53:27Speaker 3: Right, But he acting like he ain't got no money.
- 53:29Speaker 4: So I'm like, bro, all right, cool like and then
- 53:33Speaker 4: God always look out for me, bro, like always, like,
- 53:36Speaker 4: I just feel like I'm one of God's favorites. Man,
- 53:38Speaker 4: two weeks after he starts trying to pull that shit,
- 53:40Speaker 4: his apartment starts flooding.
- 53:42Speaker 3: I'm not getting that shit fixed, bro, I'm not getting
- 53:45Speaker 3: that shit fixed.
- 53:46Speaker 4: And in that frame of the month. Man it rained
- 53:49Speaker 4: about seven times, about seven times. So mind you he's
- 53:54Speaker 4: walking around and.
- 53:55Speaker 3: Poop water dog here, his dog is wet. His dog
- 53:58Speaker 3: here is so poopwater is just.
- 54:00Speaker 4: Man, he ran out of that place, like when I
- 54:03Speaker 4: tell y'all, he ran out of he he couldn't get
- 54:05Speaker 4: out of there fast enough. So I didn't even have
- 54:06Speaker 4: to put him out. I didn't have to e victim.
- 54:08Speaker 4: The flood got him out. And I just refused to
- 54:10Speaker 4: get it fixed because he was just like, man, you're
- 54:11Speaker 4: gonna keep it on, letting it flop, like you're gonna
- 54:12Speaker 4: pay me a rent? Like what are you talking about,
- 54:15Speaker 4: like even exchange, no rent money, no fix.
- 54:18Speaker 2: But could he could he have made because I know,
- 54:20Speaker 2: like these tenants have a lot of laws in place.
- 54:23Speaker 3: In Chicago, they definitely do, because like.
- 54:25Speaker 2: In New York, you don't even have to pay rent
- 54:27Speaker 2: for like a year, maybe sometimes even longer, and you
- 54:31Speaker 2: still the landlord still has to do whatever you tell
- 54:36Speaker 2: him to do.
- 54:36Speaker 3: That's crazy.
- 54:37Speaker 2: But like Georgia is a landlord of friendly states, so
- 54:39Speaker 2: you can evict somebody in like seven days.
- 54:42Speaker 3: I wish we could do that in Chicago. But blessed enough,
- 54:44Speaker 3: like I haven't had to.
- 54:45Speaker 4: And even with him, it just took two weeks for
- 54:47Speaker 4: him to go because the rain, Like I said, bro,
- 54:49Speaker 4: like just imagine waking up in the middle of the
- 54:51Speaker 4: night and shit water and pee and just like and
- 54:54Speaker 4: then you're like your dog, like your dog laying in this.
- 55:00Speaker 1: But on the other hand, when he leaves, now now
- 55:02Speaker 1: I have to clean up. Now you have to so
- 55:04Speaker 1: like having reserves, talk about that money to repair it.
- 55:08Speaker 4: Said, listen, that's that's the bare minimum as far as
- 55:10Speaker 4: my reserves, y'all. I had a thirty thousand dollars plumber
- 55:13Speaker 4: issue that beat my ass, like like so that that flooding.
- 55:17Speaker 1: H did you know prior to the flood The.
- 55:20Speaker 4: Flooding is what let me know that she's gonna cost
- 55:22Speaker 4: thirty thousand dollars to fix.
- 55:24Speaker 2: Talk about that. So I saw you talk about that before.
- 55:27Speaker 3: On ran to gyms.
- 55:28Speaker 4: So that happened, and I'm just like, I'm trying to
- 55:33Speaker 4: patch this thing up for like a year, you know
- 55:35Speaker 4: what I'm saying.
- 55:35Speaker 3: They went on.
- 55:36Speaker 4: I'm trying to Like I had the plumbers coming out
- 55:37Speaker 4: here like all right, cool, we can do this. This
- 55:39Speaker 4: is a short job we can do to kind of
- 55:40Speaker 4: like fix it. But then it kept on happening, and Uh,
- 55:43Speaker 4: the plumber came out. He's like, Bro, I got some
- 55:45Speaker 4: bad news for you. He's like, the only way we
- 55:47Speaker 4: can do this, we got to dig under the ground.
- 55:50Speaker 3: We gotta get to the pipe. Now only do we
- 55:52Speaker 3: gotta dig under.
- 55:53Speaker 4: The ground, Like we have to go get a like
- 55:55Speaker 4: an excavation machine.
- 55:57Speaker 3: Like and you like you pay for that.
- 55:59Speaker 4: They don't pay for that, Like so now you're renting
- 56:01Speaker 4: excavation machines. You're renting you're paying the person to operate
- 56:05Speaker 4: the excavation machine. Now they have to dig down ten
- 56:07Speaker 4: feet under the concrete, dirt all that get to the pipe,
- 56:10Speaker 4: take the pipe out, replace the pipe, put new dirt,
- 56:14Speaker 4: put new concrete, all of these different things.
- 56:17Speaker 3: And he's like, ye, it's gonna be about thirty thousand dollars. Bro.
- 56:19Speaker 3: My heart fell into my stomach Like what bro? Like
- 56:24Speaker 3: what like like like thirty bands? Like you're talking about
- 56:28Speaker 3: the down payment on another property type shit.
- 56:30Speaker 4: Like you're like, yeah, so blessed enough. I'm financially literate.
- 56:35Speaker 4: I use credit business credit interest free business credit.
- 56:39Speaker 3: You know what I mean.
- 56:40Speaker 4: I used one of my cards swiped that been paying
- 56:43Speaker 4: it down with the rent ever since then. I'm still
- 56:45Speaker 4: paying on that shit right now. But the thing is
- 56:48Speaker 4: financial literacy. Once that interest free is up, I just
- 56:51Speaker 4: transfer the balance to a new car, you know what
- 56:53Speaker 4: I'm saying interest free, So that way, at least I'm
- 56:55Speaker 4: not paying extra money on it. The rents have increased
- 56:57Speaker 4: over time, pier space is running up a bad so
- 57:00Speaker 4: it allows me to still take care of that without
- 57:04Speaker 4: it coming out of my arm.
- 57:05Speaker 1: It could be a blessing, right because I've had that
- 57:07Speaker 1: same sit little situation shower. I started seeing like the
- 57:10Speaker 1: water wasn't going down, like what's happening? Called the plumber.
- 57:13Speaker 1: They're like, you got a belly in your pipes? I said,
- 57:15Speaker 1: what is that? Right? And then they put the you know,
- 57:18Speaker 1: the camera camera like that's the belly and then you
- 57:21Speaker 1: look at it and it's like it's literally see you ye,
- 57:24Speaker 1: And now the water can't get out. I said, well,
- 57:26Speaker 1: how much is going to cost to fix? They were like,
- 57:28Speaker 1: you want the rough essment or real essment? Said give
- 57:30Speaker 1: me the real one. He said about twenty five thousand.
- 57:34Speaker 1: I was like, well to fix this like now, he's like, yeah,
- 57:36Speaker 1: twenty five thousand, and if we have to go out
- 57:38Speaker 1: to the street. We got to call the town. We're
- 57:39Speaker 1: gonna have the permits is probably gonna be forty thousand.
- 57:41Speaker 1: And you're sitting there. You have a family, We can't
- 57:46Speaker 1: take a shower, we can't watch the dies.
- 57:48Speaker 3: And for me it was my tenants. It's like, I
- 57:50Speaker 3: can't have people living like.
- 57:52Speaker 4: This, Like I would be foul to say yo to
- 57:54Speaker 4: constantly just keep trying to patch this up, and my
- 57:57Speaker 4: tenant's furniture and roads and all these things are getting
- 58:00Speaker 4: damaged and they're getting pissed, like dude, when are you
- 58:03Speaker 4: going to get this fixed? It's like you can't keep
- 58:05Speaker 4: on trying to patch this up because it keeps happening.
- 58:07Speaker 1: But on the other side of it is like, now
- 58:08Speaker 1: that that it's fixed, it adds value.
- 58:11Speaker 4: Adds value because you got the whole new plumbing line exactly.
- 58:13Speaker 4: All of these things in plumbing, electrical, roofwork, certain things
- 58:17Speaker 4: add value to your property. So now I just added
- 58:20Speaker 4: brand new plumbing lines to my property, which gave me,
- 58:22Speaker 4: you know what I mean, sweat equity. When did you
- 58:25Speaker 4: buy your first home twenty fifteen? How much was it
- 58:29Speaker 4: three hundred and sixty thousand dollars?
- 58:30Speaker 2: How much is it now?
- 58:31Speaker 3: Five hundred and ninety thousand dollars.
- 58:33Speaker 4: He said it with a smile, And I didn't pay
- 58:35Speaker 4: anything should and mind you three hundred and sixty thousand.
- 58:39Speaker 4: The mortgage has been paid down for eight years by
- 58:42Speaker 4: the tenants. I've been living for free. So that's all. Like,
- 58:46Speaker 4: once I sell this thing, it's going to be all
- 58:48Speaker 4: profit on top of twenty or thirty years of cash flow?
- 58:52Speaker 2: Are you getting positive cash flow now? Seventeen hundred a
- 58:55Speaker 2: month from a.
- 58:57Speaker 3: Place that I live? They know you're I'm cool. I'm
- 59:00Speaker 3: like the coolest landlord. Like so.
- 59:06Speaker 4: Yeah, so so like if I go do something big
- 59:08Speaker 4: or something like that, I wouldn't I wouldn't tell nobody,
- 59:11Speaker 4: but for this kind of stuff, and a lot of
- 59:13Speaker 4: people like, yeah, don't tell, Like nah, man, get familiar
- 59:16Speaker 4: with your tennis. Get build a relationship with your tennis,
- 59:18Speaker 4: like you know what I mean. Like that's that's a
- 59:19Speaker 4: good thing. Like don't in that way, it's easy for
- 59:22Speaker 4: you to have certain conversations without people getting offended or anything.
- 59:25Speaker 4: Like hey, miss Jones, don't forget it's the fifth Make
- 59:27Speaker 4: sure you pay your rent tomorrow. I ain't gonna charge
- 59:30Speaker 4: you a late fee, but make sure you like you
- 59:31Speaker 4: know what I mean, just like you have these relationships
- 59:33Speaker 4: and you can like you know, you watch people, kids
- 59:36Speaker 4: grow up, and just like all of these different things
- 59:38Speaker 4: that I've gotten to learn and see as a landlord. Man,
- 59:40Speaker 4: it's actually pretty cool to have relationships with my tenants.
- 59:43Speaker 4: And the main thing for me is, man, you treat
- 59:46Speaker 4: people with respect, You provide quality living spaces for people.
- 59:50Speaker 4: You don't do slum lord shit. I promise you your
- 59:52Speaker 4: tennants are going to take care of you like they're
- 59:55Speaker 4: gonna take care of you, because at the end of
- 59:56Speaker 4: the day, this is their home's mine and with them
- 1:00:00Speaker 4: living here. How many people do you know like to
- 1:00:03Speaker 4: tear up their own shit. It's rare, of course, you
- 1:00:07Speaker 4: see it. Sometimes people live in some pretty fucked up places.
- 1:00:10Speaker 4: But a lot of times in those situations, people don't
- 1:00:12Speaker 4: care because the landlord ain't taking care of the property
- 1:00:14Speaker 4: the way that they're supposed to. When you taking care
- 1:00:17Speaker 4: of your stuff, people who have nice stuff, they like
- 1:00:20Speaker 4: to keep it nice. I've never before I was a landlorder.
- 1:00:22Speaker 4: I've never lived somewhere and I just tore the place
- 1:00:26Speaker 4: up or nothing like. I like nice shit, so I
- 1:00:27Speaker 4: like to you know what, I mean, take care of it,
- 1:00:29Speaker 4: keep it nice. If I had company, I'm want to
- 1:00:31Speaker 4: come through. All this is nice, Like that's just common sense.
- 1:00:34Speaker 2: Right, So can you rEFInd out of the knocker?
- 1:00:37Speaker 4: Hell yeah, boy, rashad, I'm sitting on so much equity
- 1:00:41Speaker 4: right now.
- 1:00:41Speaker 3: Right so in order for me to.
- 1:00:43Speaker 4: Go get a home equity line of credit and pull
- 1:00:44Speaker 4: money out of a property that I own, I got it.
- 1:00:47Speaker 4: Your income and please go show income before you start
- 1:00:51Speaker 4: talking about doing.
- 1:00:52Speaker 3: Brrrs and all this kind of stuff.
- 1:00:55Speaker 4: These terms, it's all over the internet because at the
- 1:00:57Speaker 4: end of the day, you have to know the terms
- 1:00:59Speaker 4: of doing these things before you go out and do it.
- 1:01:02Speaker 4: Because yeah, that's your money, but it ain't your money,
- 1:01:04Speaker 4: like it's your money in your pocket. You got to
- 1:01:06Speaker 4: go get permission from the bank to access this money.
- 1:01:08Speaker 3: And if you don't have a.
- 1:01:09Speaker 4: Relationship with the bank and you can't show the bank
- 1:01:11Speaker 4: that you're making money, the bank ain't even want to
- 1:01:13Speaker 4: hear that shit at all. They gonna be like, boy,
- 1:01:15Speaker 4: this's our money.
- 1:01:18Speaker 1: We on this. So talk about the pair space play
- 1:01:21Speaker 1: because you're you live in the one, but the one
- 1:01:24Speaker 1: with your girlfriend. You are using pair of space. How
- 1:01:26Speaker 1: you came to contact with it and what's the play
- 1:01:28Speaker 1: on that.
- 1:01:29Speaker 4: So pier space is something that I found out about
- 1:01:31Speaker 4: when I was rapping. I used to, you know, have
- 1:01:34Speaker 4: videographers or whatever, and we just always these dope places.
- 1:01:36Speaker 4: But it would just be in the budget and what
- 1:01:38Speaker 4: they charged me for and I'm like, bro, where you
- 1:01:40Speaker 4: find this set or whatever the case may be. And
- 1:01:42Speaker 4: I would hear them talk about peer space, but I
- 1:01:44Speaker 4: just never looked into it. So one day I was
- 1:01:46Speaker 4: shooting some content at the new house. Like I said,
- 1:01:48Speaker 4: it's five so I like, man, it sounds for shoot
- 1:01:51Speaker 4: all kind of content in this house. My guy was like, bro,
- 1:01:54Speaker 4: you should consider putting his house on pier space.
- 1:01:56Speaker 3: You would check a bag.
- 1:01:58Speaker 4: And I'm just like, that's the shit you've been telling
- 1:01:59Speaker 4: me about it all these years. He like, fam, I'm
- 1:02:01Speaker 4: going to rent your house. Like I'm finna be calling
- 1:02:05Speaker 4: you and renting your house. So the next day I
- 1:02:08Speaker 4: went on peer space, you know, I went and took
- 1:02:09Speaker 4: me some pictures of the property or whatever.
- 1:02:11Speaker 1: Man.
- 1:02:12Speaker 4: Two days later, bookings, bookings, bookings, bookings, bookings, video shoots,
- 1:02:17Speaker 4: photo shoots. People want to come and host dinner parties.
- 1:02:20Speaker 2: It's just like peer space. Peer Space is a vibe
- 1:02:23Speaker 2: and a lot a lot of people still don't know
- 1:02:25Speaker 2: about pair.
- 1:02:25Speaker 4: Space, and it's crazy because the thing is you can
- 1:02:28Speaker 4: still live there. It's not like Airbnb.
- 1:02:30Speaker 2: You have to be gone and there's different rules like Airbnb.
- 1:02:34Speaker 2: A lot of these buildings they don't even allow it
- 1:02:36Speaker 2: allow and stuff like that, and they're cracking down. But
- 1:02:38Speaker 2: like we found out about peer Space when we went
- 1:02:40Speaker 2: to we got to show Revolt over aliability shots to Revolt,
- 1:02:44Speaker 2: So when we we do like off set locations where
- 1:02:48Speaker 2: we film with different stuff. So we were in l A.
- 1:02:51Speaker 2: And we were filming in LA at this house on
- 1:02:53Speaker 2: the hills and actually was at Atlanta. We were in Atlanta,
- 1:02:57Speaker 2: La too, but Atlanta we was film in an episode
- 1:03:01Speaker 2: and the lady who actually owned the house, she found
- 1:03:06Speaker 2: out that we were filming in so she stayed because
- 1:03:08Speaker 2: she was big fans of even Out so she wanted
- 1:03:10Speaker 2: to introduce herself. So then she started giving us to
- 1:03:12Speaker 2: play like yeah, you know, I rent this out the
- 1:03:13Speaker 2: peer space. So then we went to LA and then
- 1:03:15Speaker 2: we Revolt rented a spot there. So we were talking
- 1:03:18Speaker 2: to like the production team and all that and they like, yeah,
- 1:03:22Speaker 2: it's and the good thing about pair of space is that,
- 1:03:24Speaker 2: especially like for that type of thing, it's only for
- 1:03:26Speaker 2: a couple hours as opposed to the whole night, and
- 1:03:29Speaker 2: it's a lot more money because it's like this is
- 1:03:32Speaker 2: Revolt inc.
- 1:03:34Speaker 4: That you can have them come for two hours, NBC
- 1:03:38Speaker 4: come for two hours, CBS come for two hours. It's
- 1:03:42Speaker 4: not like all right, cool, were getting five hundred for
- 1:03:44Speaker 4: the night, Like nah, you can run this shit up
- 1:03:46Speaker 4: and then two of The crazy thing is so I
- 1:03:48Speaker 4: ran out my main floor, I ran out my office space,
- 1:03:51Speaker 4: I ran out my bathroom, all separate. I can have
- 1:03:53Speaker 4: three different things going on at the same time, getting
- 1:03:56Speaker 4: three different bags all from the same.
- 1:03:57Speaker 2: So airbnb is for people that want to come and
- 1:04:02Speaker 2: stay the night and live there for a day. Peer
- 1:04:04Speaker 2: spaces for people that want to do production, you.
- 1:04:06Speaker 3: Create or like music video.
- 1:04:11Speaker 1: What we're doing here is we just when we did
- 1:04:13Speaker 1: that photoshoot, same thing somebody's from home. You got like
- 1:04:16Speaker 1: five hours to do it, take the pictures, put everything
- 1:04:19Speaker 1: back the same way. By the time they come home
- 1:04:21Speaker 1: from work, you just made five hundred to one thousand
- 1:04:23Speaker 1: dollars just coming on home on the train.
- 1:04:26Speaker 2: If you live in a city that has like a
- 1:04:27Speaker 2: media presence like New York, Chicago, Atlanta, La. There's always
- 1:04:32Speaker 2: stuff happened, always stuff, Always something's happening, whether it's a production,
- 1:04:37Speaker 2: a music video, dinner.
- 1:04:39Speaker 4: Man, I don't have I've had so many YouTube like
- 1:04:41Speaker 4: sensations come and do stuff in my crib like people
- 1:04:44Speaker 4: with two million followers.
- 1:04:45Speaker 3: I'm like, are you dude off of yeah?
- 1:04:48Speaker 4: Like it's just be like you know what I made
- 1:04:49Speaker 4: to be cool, like the kind of people you interact
- 1:04:51Speaker 4: with and come across.
- 1:04:52Speaker 3: And then to another thing about peer space.
- 1:04:54Speaker 4: I feel like God put it in my life for
- 1:04:56Speaker 4: me to be, you know, a testimony to a lot
- 1:04:58Speaker 4: of the young guys. I get a lot out of
- 1:05:00Speaker 4: Chicago rappers that'll come there. So when they see me,
- 1:05:03Speaker 4: they see me look like this, you know what I mean.
- 1:05:05Speaker 4: Sometimes I might spark up a smoke or something or whatever.
- 1:05:07Speaker 3: They be like you own this. I'm like, yeah, this
- 1:05:10Speaker 3: is me.
- 1:05:10Speaker 4: I'm like I own the building in the front too,
- 1:05:12Speaker 4: Like bruh how I'm like, man, just to play go
- 1:05:15Speaker 4: through the NACA program. All this money you flashing in
- 1:05:17Speaker 4: this video, like with that ship in an account, like
- 1:05:21Speaker 4: you know what I'm saying, Like, build a relationship with
- 1:05:23Speaker 4: a bank, like you know what I'm saying. They'll come
- 1:05:25Speaker 4: in the house, they'll see you know what I mean,
- 1:05:27Speaker 4: the CNBC, the stock market on They're like, Bro, you
- 1:05:29Speaker 4: into this Like I know, I look like y'all, yes,
- 1:05:32Speaker 4: but this is my lifestyle. Like I buy, I buy property,
- 1:05:36Speaker 4: I invest in the stock market, I start businesses.
- 1:05:38Speaker 3: I'm like, this is my clothing brands.
- 1:05:39Speaker 4: You have a clothing bring yes, bro, Like I'm really
- 1:05:41Speaker 4: out here, like going crazy all because of NAKA.
- 1:05:44Speaker 3: Like it's just like.
- 1:05:47Speaker 4: You feel me like like like respectfully humbly, like you
- 1:05:51Speaker 4: know what I mean whole time Like yeah, y'all, and
- 1:05:54Speaker 4: you can do the same thing. And when I talk
- 1:05:55Speaker 4: to these guys like this, when I'm speaking their language
- 1:05:58Speaker 4: and I'm speaking their lingo, they like, yo, I want
- 1:06:00Speaker 4: to be like you.
- 1:06:02Speaker 3: I'm doing this.
- 1:06:02Speaker 4: Ship representation is like I'm doing this whole time thinking
- 1:06:06Speaker 4: this is the only way for me to get rich.
- 1:06:07Speaker 4: Here you are, you have thousands of people who follow
- 1:06:10Speaker 4: you on Instagram. I'm trying to do everything that you're
- 1:06:12Speaker 4: doing in a saturated lane, but here you are just
- 1:06:16Speaker 4: flourishing in.
- 1:06:17Speaker 3: Your own lane doing your thing Like yeah, bro.
- 1:06:19Speaker 2: And you're not compromising. Who you are as a person,
- 1:06:22Speaker 2: none of it all your safety, none of it. And
- 1:06:24Speaker 2: it's important and the thing is so essentially So, you
- 1:06:28Speaker 2: brought your first home with no money down, no money down,
- 1:06:32Speaker 2: it's increased to a stand since you since you purchased it.
- 1:06:38Speaker 2: You're getting seventeen hundred dollars positive cash flow and you're
- 1:06:42Speaker 2: living there, Yes sir, So you're living for free, yes sir.
- 1:06:45Speaker 2: And you've increased over the course of time equality. What
- 1:06:49Speaker 2: are you just going to keep this forever.
- 1:06:50Speaker 3: Or with the interest rates? Absolutely?
- 1:06:54Speaker 4: Like I say that the most I'll do is a
- 1:06:56Speaker 4: home maker line of credit to go and start reinvesting
- 1:06:58Speaker 4: in more stuff. Like I said, I am sitting on
- 1:06:59Speaker 4: the tone, love it, but like why sell a cash
- 1:07:02Speaker 4: flow and asset in a great community like this thing
- 1:07:04Speaker 4: is going to like the neighborhood is going to continue
- 1:07:06Speaker 4: to go up like I have. I'm ten minutes fifteen
- 1:07:10Speaker 4: minutes away from downtown. I have buses and trains that
- 1:07:12Speaker 4: give you access to downtown. I have amazing schools in
- 1:07:15Speaker 4: my neighborhood parks. I have churches, restaurants, anything, any amenity
- 1:07:20Speaker 4: that a tenant could want, and the kind of amenities
- 1:07:23Speaker 4: that make tenants want to stay.
- 1:07:25Speaker 3: For a long period of time.
- 1:07:26Speaker 4: I have those with my properties because I'm intentional about
- 1:07:29Speaker 4: the neighborhoods that I buy in.
- 1:07:30Speaker 3: Like this is why I tell people you need to
- 1:07:31Speaker 3: have education and real estate.
- 1:07:33Speaker 4: You can't just go and just like just cause you
- 1:07:35Speaker 4: got approved for a loan like no, like no, like
- 1:07:38Speaker 4: be intentional, be able to do neighborhood analysis understand Like okay,
- 1:07:41Speaker 4: where are the good schools, where are the.
- 1:07:42Speaker 3: People living at? Who have you know, good grocery stores?
- 1:07:45Speaker 4: Where are the like nice parks that like, what access
- 1:07:48Speaker 4: do I have to buses and trains to Whereas even
- 1:07:50Speaker 4: if I am far away from somebody's jobs and they
- 1:07:52Speaker 4: don't have a car, they can just take public transportation.
- 1:07:55Speaker 3: These things are important to tenants.
- 1:07:56Speaker 4: You can't when you're when you're investing in multi family least,
- 1:08:00Speaker 4: you can't go and do what's best for you. You
- 1:08:03Speaker 4: have to come from a tenant's perspective, like, Okay, if
- 1:08:05Speaker 4: I was a tenant and I lived here, when I
- 1:08:07Speaker 4: want to live here?
- 1:08:08Speaker 3: And how long would I want to live here?
- 1:08:10Speaker 1: So what's what's the what's the I'm sorry, what are
- 1:08:13Speaker 1: the loan terms on it? Is it traditional?
- 1:08:16Speaker 4: Like thirty years thirty year fixed right right thirty your
- 1:08:18Speaker 4: fixed rights, bro.
- 1:08:19Speaker 2: So you know Jamal King, Yes, mam man. So he
- 1:08:23Speaker 2: used to be a cop on the South Side, and
- 1:08:25Speaker 2: he was telling I remember the first time I was
- 1:08:26Speaker 2: telling I was talking to him and he was like,
- 1:08:28Speaker 2: you know, he's he stopped being a cop because he
- 1:08:31Speaker 2: realized he can make more of an impact doing real estate.
- 1:08:34Speaker 2: And he was like, when he was a cop, it's
- 1:08:36Speaker 2: a it's a thing where your job is to be reactive. Whereas,
- 1:08:43Speaker 2: all right, somebody comits a crime, now you arrest him,
- 1:08:45Speaker 2: and it's like it's anover ending cycle. Right, But as
- 1:08:50Speaker 2: a landlord and as a real estate investor, you get
- 1:08:52Speaker 2: to be proactive, right and now you actually you can
- 1:08:56Speaker 2: help change neighborhoods, You can educate people, You can change
- 1:08:59Speaker 2: some why's life so they don't have to even be
- 1:09:02Speaker 2: in a situation where you have to arrest arrest them. So,
- 1:09:05Speaker 2: coming from Chicago, how important is it for you to
- 1:09:09Speaker 2: ed you because obviously, you know when we hear Chicago,
- 1:09:11Speaker 2: everybody you always thinking about drill music and gang violence
- 1:09:15Speaker 2: and murders and all of that stuff.
- 1:09:17Speaker 3: Block We're not from sixty third.
- 1:09:19Speaker 2: Like just so, so if you think you think this
- 1:09:22Speaker 2: is something that you know, the education can help can
- 1:09:26Speaker 2: help change some of you know, the issues that are faced.
- 1:09:31Speaker 4: I know it can because it helped me, Like the
- 1:09:34Speaker 4: moment somebody told me about Knaka, the moment I found
- 1:09:38Speaker 4: out about rich Dad Porter, at the moment I read
- 1:09:41Speaker 4: money Master, the Game, mindset shift, the media, because now
- 1:09:45Speaker 4: I don't have to fucking go out here and risk
- 1:09:47Speaker 4: my life and do certain shit that I know that
- 1:09:49Speaker 4: I don't really even want to do, but I honestly
- 1:09:51Speaker 4: just don't know any better. Like this is what I
- 1:09:53Speaker 4: know to survive now. I have alternative routes because somebody
- 1:09:57Speaker 4: told me about it. I've been exposed to them. And
- 1:10:00Speaker 4: ninety percent of the issue is exposure. We don't have
- 1:10:02Speaker 4: exposure to any of this. Like I said, I was
- 1:10:04Speaker 4: exposed to my friends going to the NBA college coaches,
- 1:10:07Speaker 4: Lebron James, Like these are the things that made it
- 1:10:10Speaker 4: like believable for me. Like I saw rich people, I
- 1:10:13Speaker 4: saw wealthy people. I saw people who were doing things
- 1:10:16Speaker 4: on a large scale. I saw my friends come from
- 1:10:19Speaker 4: a small town in Maywood and go play for the
- 1:10:23Speaker 4: biggest and the best coaches in the country, go win championships,
- 1:10:26Speaker 4: with the Shannon played with Lebron and Kobe. He got
- 1:10:30Speaker 4: drafted by Cleveland and won two championships with Kobe.
- 1:10:33Speaker 3: Like that's like them and that's the crazy thing.
- 1:10:37Speaker 4: Like he was neck and neck with Lebron in the
- 1:10:40Speaker 4: All American Game, being the Jordan Game as far as
- 1:10:42Speaker 4: points the dunk contest, like I think he had co
- 1:10:44Speaker 4: MVP of the Jordan Game that year.
- 1:10:46Speaker 3: Like that's like this exposure like what it did for.
- 1:10:49Speaker 4: Me, man, it is just like it just changed my
- 1:10:53Speaker 4: life because coming from where we come from, like you
- 1:10:56Speaker 4: don't see it, you don't hear it, so to be
- 1:10:58Speaker 4: around it and exposed to it's like like this is it.
- 1:11:02Speaker 4: Like I don't have to settle for this. I don't
- 1:11:05Speaker 4: have to be okay with this. I don't have to
- 1:11:07Speaker 4: be this person, you know.
- 1:11:09Speaker 3: What I mean? Like I have options now, and I
- 1:11:11Speaker 3: feel like the.
- 1:11:12Speaker 4: More kids in our communities see this and see people
- 1:11:16Speaker 4: talk about it like intentionally, like aggressively, like how I
- 1:11:19Speaker 4: talk like and I speak to them in they language,
- 1:11:21Speaker 4: like you know what, it's just like that's life changing
- 1:11:25Speaker 4: for a lot of people because it's like, yo, I
- 1:11:26Speaker 4: don't have to go see your drugs.
- 1:11:28Speaker 3: I don't have to.
- 1:11:28Speaker 4: If I start this at eighteen nineteen years old, I
- 1:11:31Speaker 4: start you can go get a knack of property working
- 1:11:33Speaker 4: at McDonald's. As long as you can pay rent, you
- 1:11:37Speaker 4: can pay your mortgage. Now, it may not be in
- 1:11:39Speaker 4: the best neighborhood of ever, but it's ownership. It starts
- 1:11:42Speaker 4: there and then you can take that little piece of
- 1:11:43Speaker 4: property or whatever the case may be, in scale up
- 1:11:45Speaker 4: from there. But if we don't know about ownership, we
- 1:11:48Speaker 4: don't have any representation. We don't have anybody teaching us
- 1:11:50Speaker 4: these things. We don't have anybody talking about these things.
- 1:11:52Speaker 4: It's just kind of like.
- 1:11:53Speaker 2: You said something I was extremely insightful. Just now, if
- 1:11:56Speaker 2: you can pay rent, you can pay a mortgage. That's
- 1:11:59Speaker 2: true because most of the time the rent is higher.
- 1:12:02Speaker 1: Oh yeah.
- 1:12:02Speaker 2: The problem that stops people from buying a home is
- 1:12:05Speaker 2: a down payment. So there's dollars, you know that, But
- 1:12:07Speaker 2: it's like the down payment. So it's like, if you're
- 1:12:10Speaker 2: living in the Bronx, you might be paying nineteen hundred
- 1:12:13Speaker 2: dollars a month for a one bedroom a and not
- 1:12:16Speaker 2: a great neighborhood. You could you can you can go.
- 1:12:19Speaker 3: Buy pretty in that same neighborhood.
- 1:12:20Speaker 2: What'll stop you fifty thousand dollars sixty thousand down payment.
- 1:12:25Speaker 2: So that's what stops a lot of people from ever
- 1:12:27Speaker 2: buying a home, and they just stay on the on
- 1:12:30Speaker 2: the rent path. That rent common to this is something
- 1:12:35Speaker 2: that people don't fully understand. Rents not cheap at all,
- 1:12:38Speaker 2: rent at all.
- 1:12:39Speaker 4: Like I just told y'all my rents over here for
- 1:12:42Speaker 4: a one bedroom in Chicago now eighteen hundred, two thousand dollars,
- 1:12:46Speaker 4: like in this neighborhood and my other, in my other,
- 1:12:49Speaker 4: my first property, I'm getting fourteen hundred, fifteen hundred for
- 1:12:52Speaker 4: one to two bedrooms.
- 1:12:52Speaker 3: Like that's a mortgage.
- 1:12:54Speaker 1: Yeah, I know, people where we live right now. I mean,
- 1:12:56Speaker 1: you're talking about twenty five hundred and three thousand dollars
- 1:12:58Speaker 1: for a two bedroom. My mortgage is three thousand dollars
- 1:13:01Speaker 1: for my house.
- 1:13:02Speaker 3: And that's what I'm saying. I have a four unit
- 1:13:03Speaker 3: and my mortgage is three thousand dollars. You feel what
- 1:13:07Speaker 3: I'm saying.
- 1:13:07Speaker 4: Real, that's oh, my first one mortgage twenty seven hundred dollars.
- 1:13:10Speaker 4: On the second it's thirty five hundred dollars once you
- 1:13:12Speaker 4: factor in the taxes and insurance and stuff. But like bro,
- 1:13:15Speaker 4: like I'm hearing people say they pay this in rent,
- 1:13:18Speaker 4: Like so not only is my mortgage that, but I
- 1:13:21Speaker 4: don't even pay it. Somebody else pay it and I
- 1:13:24Speaker 4: got and I'm getting paid off of that mortgage. So
- 1:13:26Speaker 4: it's like, man, at this point, like we don't got
- 1:13:28Speaker 4: no excuses, y'all. Like I said, I started at twenty
- 1:13:32Speaker 4: six thousand dollars a year after taxes, Mom and daddy
- 1:13:35Speaker 4: did dope, like just all of these different things like,
- 1:13:37Speaker 4: ain't no excuses out here, bro, Like it's none like
- 1:13:40Speaker 4: Zebra when like.
- 1:13:41Speaker 3: When I hear people make excuses, bro, like that shit
- 1:13:43Speaker 3: burned me up.
- 1:13:44Speaker 4: Cause it's like, bro, like I come from this shit
- 1:13:47Speaker 4: like I didn't watch like you know what I'm saying,
- 1:13:49Speaker 4: a lot of foul last shit, a lot of traumatic
- 1:13:51Speaker 4: stuff in my life, and it's just like you making
- 1:13:54Speaker 4: excuses for them, like I ain't have my mama or
- 1:13:57Speaker 4: my daddy yo og raised you like you make an
- 1:13:59Speaker 4: excuse just like boys stop playing with me.
- 1:14:02Speaker 2: Swap.
- 1:14:02Speaker 1: Representation is important, man, So yeah, shout to you, Shout
- 1:14:05Speaker 1: out to the hostess. Got Ross back out there. We
- 1:14:09Speaker 1: got Mobile.
- 1:14:10Speaker 4: League out there because they're like we've like so myself
- 1:14:14Speaker 4: for Shauna and Mobile Home Elite have formed a partnership
- 1:14:17Speaker 4: to where it's like we just putting on for the city.
- 1:14:19Speaker 4: We have the meetups, We've started a business. We're gonna
- 1:14:24Speaker 4: host a Mastermind here soon. Man. Like we've just really
- 1:14:27Speaker 4: like just decided to just like take initiative and just
- 1:14:30Speaker 4: like you know, be the driving force of financial literacy,
- 1:14:33Speaker 4: real estate, et cetera in the city because we've grown
- 1:14:37Speaker 4: to the point where our brands are big enough to
- 1:14:40Speaker 4: do it. And then if we collaborate on this, the
- 1:14:45Speaker 4: competition like the next meetup, it's us. And then we
- 1:14:48Speaker 4: reached out to Jamal, Jamal gonna show up. It's just
- 1:14:50Speaker 4: like every we be so divided. A lot of times
- 1:14:53Speaker 4: we don't even realize. Man, A lot of stuff just
- 1:14:55Speaker 4: be a phone call away, you know what I'm saying.
- 1:14:57Speaker 4: But it show the way you think, kind of like
- 1:14:58Speaker 4: mess a lot of that up. But like we like
- 1:15:00Speaker 4: swept all of them the rook Like, yeah, we going
- 1:15:02Speaker 4: to get to it.
- 1:15:02Speaker 1: And representation is important and also is documenting the process.
- 1:15:05Speaker 3: Yeah.
- 1:15:05Speaker 1: So I want to talk about landlord life man.
- 1:15:08Speaker 4: So yeah, Man, I have a series on YouTube called
- 1:15:11Speaker 4: a Landlord Life. I'm just big on creating content in general.
- 1:15:14Speaker 4: I've been documenting my process in twenty fifteen, and it's crazy.
- 1:15:17Speaker 4: When I found y'all, I had a series called The
- 1:15:21Speaker 4: Renaissance Support and it was I was trying to do
- 1:15:23Speaker 4: what y'all doing right now. But I spent way too
- 1:15:26Speaker 4: much money on this shit. Right, Like I spent like
- 1:15:28Speaker 4: fifteen thousand dollars producing five.
- 1:15:30Speaker 3: Episodes, right, I had skits and.
- 1:15:32Speaker 4: I've rented out like this big like like acting studio
- 1:15:35Speaker 4: in Chicago and shit, and it was just like ridiculous,
- 1:15:37Speaker 4: Like I had some fire guests on it and everything.
- 1:15:39Speaker 3: But like once I looked at my budget.
- 1:15:41Speaker 4: Like you can't cheap well, so open close and like
- 1:15:47Speaker 4: it just it just showed me, like people love content.
- 1:15:50Speaker 3: People love that series. People love that show. And then
- 1:15:52Speaker 3: like I just started building content around everything I'm.
- 1:15:54Speaker 4: Doing the Landlord Life. And The Landlord Life is not
- 1:15:57Speaker 4: a fun series. I make it fun, but man, everything
- 1:16:00Speaker 4: that you're going to see on that series on my
- 1:16:01Speaker 4: YouTube channel is leaky roofs, plumbing issues toilets just you
- 1:16:08Speaker 4: know what I mean, HVA systems going bad. Like I'm
- 1:16:11Speaker 4: showing you guys all of everything that I'm dealing with
- 1:16:14Speaker 4: as a landlord.
- 1:16:15Speaker 3: We got three seasons over forty episodes.
- 1:16:17Speaker 4: I think the only good episode is me telling people
- 1:16:20Speaker 4: one of my tenants is the owner of a popular
- 1:16:22Speaker 4: shoe bou teak in Chicago.
- 1:16:23Speaker 3: So I got a plug on the shoot.
- 1:16:25Speaker 4: But outside of that, ain't no real benefits to like,
- 1:16:28Speaker 4: you know what I'm saying, managing your own properties on
- 1:16:30Speaker 4: the day to day, you know what I mean. I
- 1:16:31Speaker 4: want you all to understand this now, it's gonna be
- 1:16:33Speaker 4: beneficial on the back end, of course, you know what
- 1:16:35Speaker 4: I mean, when you cash out and you know what
- 1:16:36Speaker 4: I mean, you getting your cash flow. But some of
- 1:16:39Speaker 4: the stuff that you're dealing with, it's real, it's not
- 1:16:42Speaker 4: it's not Hollywood, it's not Instagram, it's.
- 1:16:44Speaker 3: Not you know what I mean.
- 1:16:45Speaker 4: Pulling up the lambow to the front of the property
- 1:16:47Speaker 4: with your Gucci's on. It's like, nah, boy, you're gonna
- 1:16:50Speaker 4: be fucking around walking in poop water sometimes, Like it's
- 1:16:53Speaker 4: just gonna be that, And like, you know what I mean,
- 1:16:54Speaker 4: you gotta understand what you getting into when you get
- 1:16:56Speaker 4: into it. But at the end of the day, what
- 1:16:58Speaker 4: I'll always tell people, it's not easy, but it's definitely
- 1:17:01Speaker 4: gonna be worth it. And like I said, I haven't
- 1:17:03Speaker 4: worked since two thousand and fifteen, Like I've just really
- 1:17:06Speaker 4: been out here moving around and networking and building relationships.
- 1:17:09Speaker 1: A long way from a cubicle, bro.
- 1:17:11Speaker 2: So what's next for you? I know you got the
- 1:17:13Speaker 2: education as well, took everything else you got.
- 1:17:15Speaker 4: So I host a monthly webinar I called Navigating NAKA
- 1:17:17Speaker 4: where I pretty much teach the NACA play because again,
- 1:17:20Speaker 4: NAKA can't tell y'all a lot of the stuff that
- 1:17:23Speaker 4: I can tell y'all because they're not allowed to kind
- 1:17:25Speaker 4: of like steer you in a particular direction.
- 1:17:27Speaker 3: I don't work for NAKA.
- 1:17:28Speaker 4: I'm not an agent, I'm not any of that, so
- 1:17:30Speaker 4: I can kind of like give you to play how
- 1:17:31Speaker 4: I need to give you to play how I ran
- 1:17:33Speaker 4: to play. So that's been doing extremely well. My NAVIGATINGNACA
- 1:17:36Speaker 4: webinar has been helping people like get their mindset right
- 1:17:39Speaker 4: and just like really understand the process and importance of
- 1:17:41Speaker 4: going through this program. In addition to that, man, I
- 1:17:44Speaker 4: got my merch mindset matters. This is a design. Books
- 1:17:47Speaker 4: are the keys that I'm trying to get into the schools,
- 1:17:50Speaker 4: like when they have like book Week and like you know,
- 1:17:52Speaker 4: different stuff like that. And I own this. I got
- 1:17:55Speaker 4: this trademarked and everything. So just like just really growing
- 1:17:57Speaker 4: my brand.
- 1:17:58Speaker 3: Bro.
- 1:17:58Speaker 4: I got a book that I've been a molding and
- 1:18:01Speaker 4: just traveling around speaking renaissances. Five step guid on getting
- 1:18:04Speaker 4: your shit together, and that book is pretty much my
- 1:18:07Speaker 4: blueprint and everything that I did to get my mind
- 1:18:10Speaker 4: right before I got started in real estate and financial
- 1:18:13Speaker 4: literacy and all that, just you know, self evaluation, understanding
- 1:18:16Speaker 4: that I was in my own way, you know what
- 1:18:18Speaker 4: I mean, Understanding the power of my mind and words,
- 1:18:21Speaker 4: Knowing that the way that I speak to myself and
- 1:18:23Speaker 4: the words that I put into the universe are extremely important.
- 1:18:25Speaker 3: It's a really really dope book.
- 1:18:27Speaker 4: It's a real quick short read, and I got some
- 1:18:29Speaker 4: dope interviews in there from some of my homies.
- 1:18:31Speaker 3: I think y'all know.
- 1:18:32Speaker 4: Read a new Face She'd be with Dame dash Alot,
- 1:18:34Speaker 4: she from Chicago, got an interview with her, and yeah,
- 1:18:36Speaker 4: interview with my homie Code Sign, interview with my homie,
- 1:18:40Speaker 4: my little cousin, dj Orio who chanced the rappers DJ
- 1:18:43Speaker 4: and like just doing a lot.
- 1:18:44Speaker 3: Of dope shit.
- 1:18:44Speaker 4: So the book is dope, Like I say, man, just
- 1:18:46Speaker 4: really trying to like scale and grow my brand, like
- 1:18:48Speaker 4: just following y'all blueprint for real, for real. Just like
- 1:18:51Speaker 4: I see all of the stuff that y'all doing, and
- 1:18:53Speaker 4: it's just like I really just like try to mimic it,
- 1:18:55Speaker 4: Like all right, cool to merge, you know what I'm saying, mother,
- 1:18:56Speaker 4: it's traveling, doing speaking, networking, help and adding value to
- 1:18:59Speaker 4: people's honestly, Like when it comes to this, like y'all
- 1:19:01Speaker 4: are the blueprint for real, for real. So it's like
- 1:19:04Speaker 4: I don't try to like go and reinvent the wheel.
- 1:19:07Speaker 3: It's just kind of like, no, you see what they do.
- 1:19:09Speaker 3: It's just like just do what they doing, you know
- 1:19:12Speaker 3: what I'm saying. They winning.
- 1:19:13Speaker 4: So it's like if you see Warren Buffett investing in
- 1:19:15Speaker 4: apple stock or whatever, It's like why would I go
- 1:19:17Speaker 4: and try to figure all this out when I could
- 1:19:19Speaker 4: just do what Warren Buffett's doing on a smaller scale.
- 1:19:21Speaker 2: Fact, you know, it's like smart man.
- 1:19:25Speaker 1: Like.
- 1:19:25Speaker 4: So that's what I'm saying, Like people over complicate things
- 1:19:27Speaker 4: a lot of time. It's like the richest and the best,
- 1:19:29Speaker 4: I'm going to do whatever they're doing. So when I
- 1:19:31Speaker 4: hear Warren doing something, when I hear motherfucking y'all doing something.
- 1:19:35Speaker 4: When I hear Ian doing something, when I hear you
- 1:19:37Speaker 4: know what I'm saying, Bill Gates doing something?
- 1:19:38Speaker 3: All right? Cool?
- 1:19:39Speaker 4: How can I apply this to whatever it is that
- 1:19:41Speaker 4: I'm doing. That's how you simplify your life?
- 1:19:44Speaker 2: All right, brother, It's been a pleasure, man. How can
- 1:19:46Speaker 2: they follow you? What's your social media?
- 1:19:48Speaker 1: Man?
- 1:19:49Speaker 4: At Renaissance one, two five across all social media platforms.
- 1:19:53Speaker 4: My website is www dot the Renaissance dot com. Now
- 1:19:56Speaker 4: you can get merch, books, you know, courses, everything that
- 1:20:00Speaker 4: is Renaissance, Troy Housekeeping, idols.

- 1:20:08Speaker 1: the entire city of Chicago. Like Shoddy said, we will
- 1:20:10Speaker 1: be back in Chicago for Market Monday's Live in October.
- 1:20:14Speaker 1: The date to be announced. It's going to be a
- 1:20:16Speaker 1: special one. But I just want to shout the whole

- 1:20:24Speaker 1: much love. We can only say thank you to put

- 1:20:39Speaker 1: Peace.
- 1:20:40Speaker 7: An illegal alien from Guatemala charged with raping a child
- 1:20:43Speaker 7: in Massachusetts. An MS thirteen gang member from Al Salvador
- 1:20:47Speaker 7: accused of murdering a Texas man of Venezuelan charged with
- 1:20:52Speaker 7: filming and selling child pornography in Michigan. These are just
- 1:20:55Speaker 7: some of the heinous migrant criminals caught because of President
- 1:20:59Speaker 7: Donald J. Trump's leadership. I'm Christy nom the United States
- 1:21:03Speaker 7: Secretary of Homeland Security. Under President Trump, attempted illegal border
- 1:21:08Speaker 7: crossings are at the lowest levels ever recorded, and over
- 1:21:11Speaker 7: one hundred thousand illegal aliens have been arrested. If you

- 1:21:19Speaker 7: one thousand dollars a day, imprisoned and deported, you will

- 1:21:26Speaker 7: app and leave now, you could be allowed to return legally.
- 1:21:30Speaker 7: Do what's right. Leave now. Under President Trump America's laws,
- 1:21:35Speaker 7: border and families will
- 1:21:37Speaker 1: Be Protected sponsored by the United States Department of Homeland Security,
