- 0:01custom made for each offer received on the seller's behalf by their agent of course some agents don't do this hence this article and this podcast I don't understand how they can work around this with their home sellers I trust everybody to do what they're going to do this is how I've been able to accept everything that's part of my way you notice that I didn't say I trust everyone I trust that everybody's going to do what they're going to do and if they hold back on the numbers to trick me I accept that that's what that person will do because they did it I won't be a part of it some agents wait until later in the transaction so even if it's a shock it can be too late for a seller to change anything in fact in most cases the best a seller can do at that point would be to stand in the street waving their fist and screaming when I talk to a home seller and we decide on commission concessions and price of their home I gather what they owe and I have my escrow officer put together a net sheet at the listing price this way they can see what those charges will be at the current listing price and terms that we agreed on it's big stuff but do you know how many calls I get from people that have gotten this document too late as part of their escrow package those calls are way more they should be and those calls shouldn't necessarily be to somebody that isn't part of the process they're using another agent but because I write so much content and things online regarding how to keep sellers safe and how buyers can stay safe and these sorts of things they end up finding me the best I can do is say exactly that I'm not part of your transaction not under contract it would not be proper ethical and potentially legal for me to make comments on your question or where to go next but I do understand that there is a pecking order in all real estate companies and even the broker has got that can talk to to maybe help them become more accountable now the best of us miss stuff missing this this type of thing this net sheet at the beginning and then throughout the process it's like forgetting to clean yourself after you use the bathroom after offers are received I as your realtor will send you specific net sheets on the offers that we will be responding to as well so not just in the beginning any kind of change in price is going to cause me to have Eskropi Prayer a new net sheet if you wanna do a price reduction if we talk about that as being a strategy because your property isn't moving as quickly as we believe it should and maybe there's been some sort of a market adjustment then that's going to necessitate me to send you another net sheet that's prepared at that same level tell you're an escrow and after that agent has the buyer has inspected the home gotten feedback from everybody within their sphere of influence and asked for things and has received things from a gracious seller in this case they have waited too long in my opinion this is the right prescription for a very upset seller and maybe terms for the agent getting quite a butt chewing transparency is key my brothers and sisters stop the nonsense and trust me when I say the sellers need their net sheet and they need it at the beginning when they get their net sheet for each offer received those net sheets should be covered completely with the seller as well if there's some additional credits request repairs fulfilled that are going to impact the sellers bottom line guess what yeah they're gonna need a new net sheet based on any new figures after we counter each offer and get those last ones standing the next sheet process will be fulfilled again I will have escrow produce them until we have that one last offer standing which the seller will either accept or won't in this way the seller is set for success without any surprises on the horizon or at least surprises that we can hopefully prevent here's another thing that's worth mentioning I know agents I work with a lot of agents I've been doing this since 1998 I've had thousands of interactions with other agents there are some agents that are great and there are some agents not so great and there are some I like more than others but my clients always come first I have nobody in this industry that is my friend no offense to those in this industry for a friend
- 4:24my level of friend is somebody you can call at 3: 00 in the morning when your world just completely collapsed then you're in the bottom of your basement even lower than that I am 100% climb focused and committed and as far as friends go I have one but that's it even the agents in my office they know I'm not one of those partying agents the next event I don't go to the next how great we are I don't play into that system because I'm more concerned with giving my sellers and home buyers the best service I'm not into playing with the agent the cubicle next to mine to a fault I keep to myself with the exception of the local networking groups for top producing realtors the rest now they involve in vibing and I'm not much of a drinker or a drinker at all and I like to take care of myself I have to get in bed early and get up early to start my day time is valuable mine is as valuable as yours and vice versa so don't let the water get muddy up by not doing something as creating a net sheet or asking your agent to have one created for you which they should be doing heck the agent only has to send an email to have one generated to the escrows officer and every escrow officer I've ever talked to they do this in their sleep and it's simple easy and just takes a moment the local agent the one who states they sell more properties in a certain neighborhood they're well connected they have a lot of buyers looking because they are the face of a particular neighborhood that's great sure they do a good job but I found that not being a part of that particular type of listing machine that's in a particular area and coming in from the outside seems to be of a bigger benefit for my homesellers than being someone who is dug in deeper than an Alabama tick in a specific section of town when I come in as an outsider I know all those local rules and regulations because I study up if I'm unfamiliar but I also have the listing agent and they know that I'm not one that's going to owe them from our latest golf game because I don't play well and I don't play golf with them what about the local agent selling the home I guarantee that's not going to stop any buyers from wanting to make an offer on your home in fact more than likely that buyer that is coming in to look at your residence is coming from some online sourcing system maybe they have their agent looking for them maybe they are looking on one of the big internet syndication websites but wherever however they find it it's gonna be more than just the local agents effort so don't buy off on you're not gonna get me offers because you're not listing with me type of pitch now I do understand this they wanna buy your home whomever this may be and I will be there to sell it to them through themselves if they wanna use me as their agent or through their own agent I know what they're what they're going to tell you I understand that process but those days of huckleberry are no more there is no person behind the curtain and the veil of real estate is totally transparent watch out for yourselves ladies and gentlemen ask for the things that I put together in my sellers course I'm Connor with honor I will be of great service to you and yours thanks for listening over and out thank you
