- 0:56You're already taking the first step. just by
- 1:00joining us here today. Hey guys, it's Angel and
- 1:03you're here for the REI Rocks Summit. Some of
- 1:06you are here for multifamily, some of you are
- 1:08here for industrial, and some of you are here
- 1:10for residential, whether that's residential,
- 1:12multis, or single family, and we've got you covered.
- 1:15So my friend Adam is going to talk to you now
- 1:17about some different ways to fund your residential
- 1:21and your single families. So Adam, I'm going
- 1:23to let you take it away. Thank you. And a lot
- 1:25of this can be applied across the various asset
- 1:27classes. I'm going to hone in on the single family
- 1:29because that's what I have experienced in. I'll
- 1:32show you in a little bit on the 75 plus transactions
- 1:34that I've done. Nothing super sexy. It's just
- 1:37a single base hit one at a time. Every single
- 1:40deal, I've done one single transaction at a time.
- 1:44I haven't done 100 units. I've done 75 units,
- 1:48one unit. at a time. So I've gotten some experience
- 1:51on the creative ways to do this, which you could
- 1:53apply to different business partnerships and
- 1:55other deals that you want to get into. So you're
- 1:58going to hear a little bit about me on why it
- 2:00might be helpful to listen. I love talking about
- 2:03real estate. This is all I do. Quit the civil
- 2:05engineering gig, both my wife and I, and this
- 2:08is all we do. I love it. We got young kids and
- 2:10this is the best thing that's ever happened to
- 2:12us. So we're going to talk through those six
- 2:13funding options. how you can use them with some
- 2:16examples and then talk about what is next. So
- 2:19specifically for me, 76 deals, 65 of them, single
- 2:24family, MLS, commercial loans, lease options,
- 2:28contract for deed, private money, off market,
- 2:31joint ventures, LLC partnerships, buying them
- 2:33all cash, doing conventional financing, hard
- 2:35money, multi -family and seller financing. So
- 2:39all of these through buying, selling, doing different
- 2:42things. Like that that's why all of these kind
- 2:45of get you know bundled up into all these different
- 2:47things but there's one thing that I'm extremely
- 2:50good at and is single -family financing and a
- 2:54lot of these can be up again can go back and
- 2:56forth but I'll try to break down what these mean
- 2:58like single -family homes everybody should know
- 3:00what that is buying it whether it's off the MLS
- 3:03or off market, the difference between a commercial
- 3:05loan and a conventional loan, maybe the difference
- 3:07between a lease option and a contract for deed,
- 3:09how you're using private money, the difference
- 3:10between a joint venture and an LLC partnership.
- 3:13So we can talk through a lot of those. And of
- 3:15course, if you have questions, feel free to ping
- 3:18anyone here on the team and we will dive through
- 3:21it. And then here's kind of the... the areas
- 3:25that I've mostly bought. So I'm up here in North
- 3:27Dakota. So that's where a large concentration
- 3:28is, but I have not stepped foot in any home that
- 3:32we have bought in the last three years. So doing
- 3:34all of this remote virtual flipping houses, buying
- 3:40long -term rentals, our specific strategy. So
- 3:43we haven't gone too far out West, but really
- 3:44the Midwest, the Southeast is kind of our jam.
- 3:48So here we are. The six funding options. Number
- 3:51one, leverage the seller. Number two, use the
- 3:53big banks. Three, the power of the local banks.
- 3:56Four, the hard money niche. Five, the private
- 3:59money gold mine. And then six, creative partnerships.
- 4:05First and foremost, and these are in no particular
- 4:07order, except for this first one. If you can
- 4:10leverage seller financing, owner financing, whether
- 4:14it's a wrap mortgage, a subject to a loan assumption,
- 4:16like this can be one of these best options. So
- 4:19if you're finding something off market, And depending
- 4:22on if there's a loan on the asset already, if
- 4:25they own it free and clear, this should likely
- 4:28be your very first ask as far as financing. Can
- 4:34you leverage the sellers? Maybe somebody is walking
- 4:36around with a 2 .5 % interest rate. Fantastic.
- 4:39Can we use that? Is there any way that we can
- 4:41leverage that existing financing? Because that
- 4:43just makes everything so much easier. And there's
- 4:47a whole master class you can do on this. You
- 4:49could Google. You know, Pace Morby, you can Google
- 4:51a bunch of other stuff on getting into the exact
- 4:53specifics, but specifically on the levers that
- 4:56you want to pull. Just get really familiar with
- 4:59what's called seller financing or owner financing.
- 5:01There's some fancy words, but essentially, if
- 5:04you can get the seller to give you a mortgage
- 5:06at two and a half percent interest rate with
- 5:08you putting no money down, take that deal if
- 5:11you can, assuming you vet everything else out,
- 5:14but. How great would that be versus a 7 % interest
- 5:16rate putting 20 % down? Your cash on cash ROI
- 5:19should be much better. Number two is the big
- 5:22bank. So this is where most people go. So I threw
- 5:26in Wells Fargo here, but Bank of America, Rocket
- 5:29Mortgage, whoever it is, all of these homes are
- 5:33sold in the secondary market without exception.
- 5:37So these are conforming loans. They have your
- 5:40best interest rates, the best points, the friendliest
- 5:43terms, or your 30 -year fixed, but they also
- 5:45come with the most stringent underwriting. You
- 5:47got to meet certain loan to value, debt to income,
- 5:51employment history, so they're the hardest to
- 5:53get, but they're also the best. So this is what
- 5:55I call the W -2 loan. If you got a W -2, more
- 5:58than likely, you can get this style of loan,
- 6:00which is what I got a bunch of when I was an
- 6:03engineer. And they were really easy. You basically
- 6:05call up anybody and they're like, oh yeah, sure,
- 6:06you got a great credit score. you got a W -2,
- 6:09you got stable history, let's give ADA a bunch
- 6:12of loan because according to the eyes of the
- 6:15bank, I am bankable. But the lend to you, not
- 6:18to an LLC, you can get creative by buying it
- 6:21and then deeding it over to an LLC, but we won't
- 6:23get too fancy with asset protection. We're strictly
- 6:26on financing this. So you would literally go...
- 6:29they're going to originate it and most likely
- 6:32sell it to someone. And then you're going to
- 6:34get another originator or servicer that's like,
- 6:36hey, by the way, we bought your loan. You're
- 6:38paying whoever it is. It doesn't really matter.
- 6:39It's whoever's willing to pay and service it.
- 6:41But they're all following the same underwriting
- 6:43criteria. It's the UAS, the Automatic Underwriting
- 6:46System. I became a registered mortgage loan originator.
- 6:49And all you're going through is you put it into
- 6:51this pool and a bunch of investors buying mortgage
- 6:54-backed securities are all buying your mortgage.
- 6:58Number three, the power of the local banks and
- 7:01credit unions. I don't know that people know
- 7:04the difference between number two and number
- 7:05three. So number three can do number two, but
- 7:10number two cannot do number three. So you can
- 7:14go like all thumbs are fingers, but not all fingers
- 7:18are thumbs. And so the local banks specifically,
- 7:22what I'm calling in -house commercial or portfolio,
- 7:25these are different than the secondary market.
- 7:28They're typically lending their own money. Yes,
- 7:31they're still regulated by FDIC, but if you don't
- 7:34have to sell this off in the secondary market
- 7:36and get a AAA plus rating or whatever it is,
- 7:39really the banks can, for as long as they're
- 7:41following usury laws, can basically lend money
- 7:44and make up their own terms. Now, I'm being a
- 7:47little bit loose and goose with that, but in
- 7:49general, they're lending their own bank money
- 7:52So you can get a lot more flexible on what you
- 7:54need for a credit score, a debt to income ratio,
- 7:57a self employment history, how much skin in the
- 7:58game. So these can be some of your best friends.
- 8:01They also require less paperwork. And a lot of
- 8:03times in general, commercial loans are more expensive
- 8:06than big banks because they're, you know, maybe
- 8:09backed by the government, but they can be so
- 8:11much more flexible and sometimes they can beat
- 8:13the big banks, but they're just so much easier.
- 8:15They'll lend to you or an LLC directly. And what's
- 8:18really cool is I can have 40 loans that are commercial
- 8:23loans, some people call them in -house or portfolio,
- 8:25and none of them are on my credit score. So I
- 8:28show no impact on my credit score versus if I
- 8:31bought 10 homes, you know, based on my debt to
- 8:34income ratio gets a lot of whack and that's why
- 8:35you have a limit. There's absolutely no limit
- 8:38on commercial loans for buying homes. So and
- 8:42a lot of times they can fund the rehab. So in
- 8:44our area, this is like a gate city bank, a border
- 8:46bank, a first community credit union. If anything
- 8:49with credit union, typically is what I'll call
- 8:51a non -conforming. Now remember, you can get
- 8:53placed with a loan officer who's gonna originate
- 8:56a home on the secondary market or you can have
- 8:58them do an in -house portfolio or what's called,
- 9:01you talk to a business banker and they're gonna
- 9:03give you a business loan. Even to buy, it's weird,
- 9:07why do they call it commercial loans when you're
- 9:09buying a single family home? I don't know why,
- 9:12but that's the general vernacular that business
- 9:14bankers use is they call it a commercial loan
- 9:17product. to buy single -family. So just getting
- 9:21over that barrier and knowing who to talk to,
- 9:23a lot of times can save you a lot. Be like, hey,
- 9:26I want to buy a single -family rental in my LLC.
- 9:30Who would I talk to? And that's going to immediately
- 9:33disqualify you from getting placed with a loan
- 9:35originator, unless they say buy in your personal
- 9:37name and we can deed it over to your LLC. Because
- 9:39a normal loan originator would say, I cannot
- 9:41originate a loan in the LLC. The big banks will
- 9:44tell you no flat out. Well, and I would say too
- 9:48if you back up on that are the last two singles
- 9:52we got we did with a commercial loan Because
- 9:55they were investment properties and our second
- 9:58large multifamily deal We did with a local bank
- 10:01loan or a regional bank. So it's the flexibility
- 10:05the amount of paperwork It's amazing. It goes
- 10:08faster. They can do desktop valuations so you
- 10:13don't have to pay for a bunch of third parties
- 10:14and it's We've really enjoyed using local and
- 10:18regional banks. Fantastic. And a great point
- 10:21to that is you can either use a local bank to
- 10:24buy FAR or be FAR and use a local bank to buy
- 10:28in that location. So it kind of goes both ways.
- 10:30Sometimes credit unions want you to be a member.
- 10:34So as I'm buying all my homes in Texas and Florida
- 10:37and Ohio and Illinois, and we're calling credit
- 10:39unions, I have to then qualify like, Hey, I want
- 10:41to buy an investment property in an LLC and I'm
- 10:44out of state, but I'm registered as a foreign
- 10:46entity within the state. Is that okay? So there's
- 10:48like another layer to get onto that, but it's,
- 10:51it's just, it's just way better. All right. Then
- 10:56we get into hard money. So I'm going to classify
- 10:59hard money as large brokers who are lending other
- 11:03people's money. So I use this as like the Lima
- 11:06one, the Kiavi. Basically, anybody that you see
- 11:12like DSCR loans, I call all of these hard money,
- 11:16not private money, but hard money because they're
- 11:17basically brokering, selling them off. And it's
- 11:19still a mortgage -backed security that they're
- 11:21pooling these and sending them off. They're just
- 11:22at a different terms because they're not going
- 11:26off of purely income. there's some credit score
- 11:29experience, and it's mostly just an asset based
- 11:32loan where they just want to make sure that the
- 11:34property cash flows. So can be really convenient
- 11:37if you're investing long distance, it's not for
- 11:40owner occupied. And there is, you want to factor
- 11:43in both the interest rates, the points, the fees,
- 11:47and the prepays when you're looking at these
- 11:49because conforming and nonconforming have specific
- 11:52rules on what they can do for prepays and points,
- 11:56hard money. typically does not so it's it's maybe
- 11:59the most flexible but in general from an overall
- 12:02cost perspective it's likely going to cost you
- 12:05more from an APR perspective and this is great
- 12:09if you've you know had low experience you i think
- 12:13need the minimum of the 620 credit score but
- 12:15it's really that hey i don't have the w -2 but
- 12:18this asset cash flows can you do a cash out refinance
- 12:21can you do a rental property and there are I
- 12:25bet no less than 25 of these probably fairly
- 12:29large hard money DSCR lenders.
