- 0:00Hot tubs are quite important for families, for couples, groups.
- 0:03They really shout about these things, which helps them command
- 0:06a higher room rate. Unless you do that, you're not
- 0:08going to understand what that overnight experience feels like.
- 0:11Hello and welcome to the Host Planet podcast.
- 0:14My name's James Farley, the founder of Host Planet.
- 0:17Today we're going to be talking about upselling and making your
- 0:21short term rental shoppable. What if there was a way for your
- 0:25guests to buy the amazing mattress that they've slept on
- 0:29or the amazing towels that they've used in the bathroom, or
- 0:32brilliant kitchen products or even a Peloton bike?
- 0:36That's what we're going to be chatting today about with Joanne
- 0:39Hedges, the Co founder of Libby. That stands for Love it, Buy it.
- 0:44It's a fab episode. Lots in there about branding and
- 0:47upselling and how you can provide an amazing guest
- 0:50experience. Joe, where are short term rental
- 0:59hosts falling short when it comes to building loyalty?
- 1:04OK, this is interesting. So I think the the kind of the
- 1:08six to 12 months that we've been really immersing ourselves in
- 1:11the short term rental industry. I think there's loads to learn
- 1:14here because it's such a personal space.
- 1:16It's so different to booking a hotel and I think guests
- 1:19expectations are almost more than their home.
- 1:23You know, they want a better experience in their home.
- 1:25You're spending two, three, £400 for a weekend away on arrival,
- 1:29you're expecting nice things, nice interiors, you know, open
- 1:33that door and get that instant surprise and delight I want to
- 1:36be here feeling. And I think the disconnect comes
- 1:38from the fact that as consumers we spend so much more money now
- 1:42at home on lavish coffee machines, lovely shower gem hot
- 1:46tubs in the back garden aren't uncommon nowadays, you know.
- 1:49So I think, you know, as a property owner, it's quite a
- 1:52hard thing to achieve that, but making sure that you're paying
- 1:55attention to those small details, you know, and making
- 1:57sure you've got some lovely bits of art, throws, cushions,
- 2:00candles in there really can make a difference to the guest
- 2:03holiday memories, et cetera. How important do you think it is
- 2:07for owners to actually stay in their rentals to to understand
- 2:11the experience that they're providing?
- 2:13Hugely, hugely. I think unless you do that,
- 2:16you're not going to understand what that overnight experience
- 2:19feels like. One of the things for me staying
- 2:22in a short term rental is not having a nice coffee mug.
- 2:24I know it sounds really, really particular, but I like coffee.
- 2:28I like a nice mug, also like a nice wine glass.
- 2:31So it's those tiny little details.
- 2:33We come from a retail background and that mantra retail is detail
- 2:36that applies to any industry, you know, So it's just taking
- 2:39that time to kind of walk around your property, see what rooms
- 2:43are lacking, see, see what things are not in your
- 2:45cupboards. You know what?
- 2:46What do you need to replenish on a regular basis?
- 2:49OK, real talk now for all you hosts out there, you know that
- 2:52moment when your guest messages you again with hey, what's the
- 2:56Wi-Fi code? Or you're staring at 5 different
- 2:59calendars wondering if you've accidentally double booked the
- 3:02cottage. Yes, we've all been there.
- 3:05That's why here at Hostplanner we recommend Housefully.
- 3:08It's basically your rentals control centre.
- 3:11It handles bookings across all the big platforms, syncs your
- 3:15calendars to ensure there are no double bookings, automates guest
- 3:18messages, and even creates these really slow digital guidebooks
- 3:22that stop all the repeat questions.
- 3:24Honestly, it just makes your life easier and keeps your
- 3:28guests happier, helping you achieve those all important five
- 3:32star reviews. And here is a little bonus.
- 3:35If you're a House Planet listener, you can get $500 off
- 3:38on boarding the Housefulies property management software and
- 3:4230% off digital guidebooks for life.
- 3:45Just hit the link in the show notes and and use the codes
- 3:48Planet 500 for the PMS and House Planet GB for the guide books.
- 3:54And if you'd like a proper walkthrough, there's also a link
- 3:57to book a demo with Frank Bosey from House Philly.
- 4:00He will show you how it's all works.
- 4:03Less stress, more bookings sorted with House Philly.
- 4:07You mentioned hotels there at the start.
- 4:09What do you think short term rental operators can learn from
- 4:13the hotel industry? So we work with hotels have done
- 4:16for the last four years or so, 10 years for with crews.
- 4:20So really immersed in that holiday retail and that's our
- 4:23backgrounds. I think what hotels do a good
- 4:26job at, I'm not saying they do a brilliant job, but where they
- 4:28invest in things like premium linens, mattresses that are, you
- 4:33know, hotel quality grade for the best night's sleep.
- 4:35They really shout about these things, which helps them command
- 4:38a higher room rate. I think adding things, one of
- 4:42the things I hear a lot in short term rental and on your podcasts
- 4:45in particular is about putting better imagery up there to get
- 4:49better reviews, rank higher, get your bookings in there.
- 4:52But ultimately, no matter how good the photograph or the
- 4:55photographer as such, if you've not got a nice environment, the
- 4:58photo's not going to look great. So, you know, add in those
- 5:00things like I keep mentioning, it's those blankets, candles,
- 5:04art, you know, make that space look good.
- 5:06It might even be as simple as a nice vase with flowers.
- 5:09You know, it's just making that space look a little bit more
- 5:12enticing and engaging. And hotels, yeah, they, they do
- 5:15a good job of selling what brand partners?
- 5:17Because I think what brands do as well is it creates trust, it
- 5:21creates loyalty, quality. You know, I'm going to somewhere
- 5:24that's invested in lots of town amenities.
- 5:27It's invested in 300 dead count linen.
- 5:29So yeah, I think brands can add a lot of weight to your property
- 5:32as well. I think if you wanna get the
- 5:34guests, you gotta have the great photos.
- 5:36If you want to keep them, you gotta have a great mattress
- 5:39'cause they they gotta have a good night's sleep.
- 5:41I remember ages ago asking Mark Simpson what was his number one.
- 5:44So if he said get a good mattress and, and it's something
- 5:46that I think a lot of owners probably don't prioritize, they
- 5:49might get like a bog standard one or just like middle of the
- 5:52road from IKEA or something like that.
- 5:54But of course it is so important.
- 5:55It's a night sleep, right? That's it and sometimes shames
- 5:57it even comes from the spare room that's not used.
- 6:00So the mattresses move from home into short term rental.
- 6:03Now that's fine if you're starting out and I appreciate
- 6:06that budgets can be low. People don't have the money.
- 6:08And what I'm speaking about today, it doesn't have to be
- 6:11huge investments, but when you do make those big investments,
- 6:14they typically last you a lot longer.
- 6:16Again, command hire room rates, you're not replenishing all the
- 6:19time, you know so and you're getting better reviews.
- 6:21So ultimately, in the long run, it will last, and I think that's
- 6:25important to realize too. What do you think short term
- 6:28rental operators can do to really stand out in such a
- 6:31competitive industry? Definitely.
- 6:34I think it's really interesting talk about it kind of
- 6:37experiential upselling a lot in the industry, you know, whether
- 6:41that's private chefs, guided tours, etcetera.
- 6:44But I think we fail to think about when the guest is
- 6:48physically sat in that room at night, you know, or in the
- 6:50living space, you know, what are they doing to make the
- 6:53experience in property as well. So, and again, it sounds
- 6:58repetitive, but it is my business that is about, you
- 7:01know, the end of the night is someone wanting to pour a little
- 7:03bit of whiskey into a nice glass.
- 7:05That's a memory for someone, you know, the smell that they light
- 7:08in that camp candle, that room, Arona will remind them of their
- 7:12stay of your property. You know, So I think standing
- 7:16out is is not just thinking about the physical stay.
- 7:19It's definitely like you say, getting in your property, what
- 7:22makes you happy, what makes you think again about that space And
- 7:27products and brands can definitely help do that.
- 7:30When it comes to upselling and trying to make more revenue,
- 7:34what are the trends that you're seeing in the short term rental
- 7:37industry that are proving successful?
- 7:39So we find that definitely. So we take a lot of data from
- 7:43our brand partners. So we work with over 50 brands
- 7:47at the moment, constantly adding brands.
- 7:49So if anyone goes on the website, there's something
- 7:50you've not seen, we're loading newness.
- 7:52But we find that taking brand data because they have the
- 7:56marketing teams, they have the power behind them.
- 7:58So something like Peloton's a really good example where they
- 8:01have data that shows that 50% of travellers now want an element
- 8:04of activity and Wellness in their next day, whether that's
- 8:07hotel, short term rental. So we've done lots of studies
- 8:11with them. We've even put a case study in a
- 8:13short term rental where you can put a Peloton bike into a state
- 8:16and you can charge up to £50 more a night just for having
- 8:19something there. Airbnb.
- 8:20Similarly, a couple of years ago they talked about if you put a
- 8:23hot tub into your rental, you can command up to £35 extra a
- 8:26night. You typically encourage longer
- 8:28stays, bigger group stays, etcetera.
- 8:31And then if you can't go as lavish, is that at the time
- 8:34being, again, Loxitan, they've got studies that show if you put
- 8:37in nicer amenities, you can charge up to 15% on your room
- 8:41rate at night. So definitely trends in putting
- 8:46better product and definitely leads to higher room rates.
- 8:49Another one is dog treats. Believe it or not, unbelievable.
- 8:53That's one of our best selling products online is premium dog
- 8:57treats. It's not just a Kilnar jar with
- 8:59cheap treats in there. They are doggy, doggy brews,
- 9:02Sunday roasts for dogs, pasta martinis.
- 9:05And I think guests really appreciate that really extra
- 9:08touch of thinking. They love their dogs.
- 9:10They love their four legged friends.
- 9:12So if you've thought about them as a property owner, it really
- 9:15boosts that instant connection and relationship you have with
- 9:18your guests. That's a holiday for the dog as
- 9:20well, right? You know, they can't be missing
- 9:22out. It's interesting what you say
- 9:24there about the the extra amenities.
- 9:26I've just been in the Far East for a few months and I always
- 9:29wanted to book a place that that had a gym.
- 9:31So if it was in a big tower block in like Manila or Tokyo,
- 9:34where I was and it had a gym that instantly went to the top
- 9:37of the wish list. Just just in terms of like
- 9:40providing those extra luxury items.
- 9:43How important is it to showcase those in your listing if you're
- 9:47providing them? You know, don't like not talk,
- 9:49talk about them would be the worst thing to do, wouldn't it?
- 9:50If you're if you're providing it.
- 9:52Yeah, definitely. I think before.
- 9:54So at the point of booking there, you know the guest has an
- 9:58abundance, a sea of properties the wade through.
- 10:01I think the most filtered things nowadays that are filtered on
- 10:05are dog friendly properties. And if you've got hot tubs, so
- 10:07not too dissimilar to you with your gym, hot tubs are quite
- 10:10important for families, for couples etcetera groups.
- 10:13So making sure that you then list the brands that you've put
- 10:18in, whether you know, we we've just launched with LSA
- 10:20glassware. Now to me, I was thinking, why
- 10:23are we launching glassware when things break or get stolen,
- 10:26that's a big issue. But you know, they've come up
- 10:28with a product that's unbreakable champagne fluids,
- 10:30you know, smash proof wine glasses.
- 10:33And I think that's so genius. So I think what brands are
- 10:36trying to do to get into the space is really interesting and
- 10:39encouraging. So shout about it would be my
- 10:41thing. You know, if you've got Hypnos
- 10:43matches, if you have a Peloton bike, if you are putting in
- 10:46beautiful linens, shout about it.
- 10:49It's only going to be more engaging.
- 10:50It's only going to make people want to stay and book with you
- 10:52more and more. So all these luxury amenities
- 10:55and these products, you can get them via your company, of
- 10:59course. So tell us more about Libby.
- 11:02What is it and how do you operate?
- 11:05So we are, we'd like to call ourselves brand and product
- 11:08experts. We come from a retail background
- 11:11very much and within the holiday environment, so cruise retail
- 11:15and we work with hotels as well. So we've started to make hotels
- 11:18shoppable for the last four years.
- 11:20How we do that is basically we work with hotels, we analyse
- 11:24what the guests have liked during their stay and they can
- 11:27shop it and buy at home. So not only are we kind of
- 11:29getting the data back to see what customers and guests in
- 11:32hotels really love, we can now share that with short term
- 11:34rentals and say, look, mattresses are selling like
- 11:38hotcakes because they've had the best night's sleep.
- 11:40So understanding what guests are enjoying in hotels and relaying
- 11:44that into short term rentals has been really important to us.
- 11:46But the reason it was more important for us is that we
- 11:49realized that brands want to be in this space.
- 11:52They want more and more people accessing using the product, you
- 11:55know, cost of acquisitions really high.
- 11:57So to get someone to use a lock stand, hand wash, it's actually
- 12:00quite a hard thing to do. So brands want to be here.
- 12:03I think we're we benefit the short term rental owners and
- 12:08property owners is the fact that typically you're either buying
- 12:11online, running around the High Street, you've not got access to
- 12:16as many premium trade accounts. So what Libby does is we treat
- 12:19you like a business customer. We use our collective buying
- 12:22power and give be able to give you the offers and the discounts
- 12:25on these products that you might not be able to get, well, you
- 12:28definitely wouldn't be able to get with some of the brands.
- 12:30So, yeah, so we've given kind of access new brands into this
- 12:33environment at trade pricing, which is super exciting.
- 12:36So very simply, you use these products yourself in your short
- 12:39term rental and then you say to your guests, hey, do you want to
- 12:42buy this thing? And, and, and here's the link.
- 12:44And and presumably you you get a Commission on any sale.
- 12:46Yeah. That's how we work with hotels
- 12:48at the moment for sure. Yeah.
- 12:49And the hotel gets Commission, we get Commission.
- 12:52We are evolving to that in short term rental space.
- 12:54So that will be innovation to come in the next year or so for
- 12:57sure. So watch this space on that.
- 12:59There might be another revenue stream for your short term
- 13:01rental property owners, but the moment we're just keen on
- 13:04elevating spaces and making you be able to increase your room
- 13:08rates and your revenue that way to start with.
- 13:10But eventually yes, big dream is for them guests of short term
- 13:14rentals to build shop their stay as well.
- 13:16And is this mainly for rentals at the luxury end of the scale
- 13:20or is this any, you know, something that anybody can
- 13:23consider even if budget? I mean, there might be people
- 13:25out there running more budget rentals who think, oh, I don't
- 13:28think I can afford this stuff. But what?
- 13:29What would your thoughts on that be?
- 13:31Definitely James. So I think it's interesting when
- 13:35people come on the site or they initially hear about investing
- 13:39in product, investing in and we've talked a lot about hot
- 13:42tubs and fitness equipment, which is a heavy investment.
- 13:45But I think what our site allows you to do is to kind of almost
- 13:48test and trial in a small way. So investing in, and I will give
- 13:53the example of Oxtan because we're speaking about them.
- 13:56You know, a hand wash typically on High Street is 23 lbs for a
- 13:59bottle. That's expensive for a hand
- 14:01wash, especially for a short term rental.
- 14:03Whereas on the site with the collective buying power, you can
- 14:06buy a pack of 6 and the price drops right down to £7.23 to be
- 14:10that. So but to the guess, the
- 14:13perceived value there is you have went out and bought that
- 14:16£20 plus hand wash for your property.
- 14:18So the perceived value of the whole property instantly goes
- 14:21up. But yeah, that's our overall
- 14:24idea. It's investing in small ways.
- 14:28We definitely understand that things like mattresses, hot tubs
- 14:31are more one offs or every five years, etcetera where there's
- 14:34something quite regular that is bought is the amenities, is the
- 14:37dog treats. So there's really something for
- 14:39everyone at any end of the scale to test trial probably
- 14:44definitely are targeting the people who are interested in
- 14:47really upscaling their properties, renovating
- 14:49properties. But at the same time, if someone
- 14:52just wants to do a nods to luxury to to add something else
- 14:55and we can accommodate that too. How easy is it to get started
- 14:59with Libby? And I'm really interested to
- 15:01know what are the most popular products.
- 15:03I mean you've mentioned dog treats there.
- 15:04Is there anything else that that short term rental health should
- 15:06be aware of? Yes.
- 15:08So basically we like to keep it simple.
- 15:12We are very much and kind of trade marketplace online.
- 15:15So we have our main libbyloves.com where you'll find
- 15:19Libby trade marketplace you can access and instantly save
- 15:23prices, savings on all brands. What we do like to do.
- 15:26So at the moment, we started with 50 short term rental
- 15:29clients. We're now up to about 100.
- 15:32We've really built relationships with those clients.
- 15:34They've been individual hosts to start with.
- 15:36We are starting to work with some more aggregator groups.
- 15:39Can't name them today, but hopefully soon we'll be
- 15:42launching with them in the industry.
- 15:44But yeah, it's very much go online, see what you like and
- 15:49then you basically can buy. We like to keep it super simple.
- 15:53Best products I could, really can't get over the amount of Paw
- 15:56Star martinis I am selling. I used to be a fashion buyer,
- 15:59James, and now I'm selling doggy brew and Paw * martinis.
- 16:03So that's an interesting shift for me personally.
- 16:06But other than that, the next category is, is your your your
- 16:09basic 3 core, which are linens, then toiletries, then
- 16:12mattresses. But we have everything from TV
- 16:15consoles, arts and we're striving more this year to kind
- 16:19of regionally look at more local products like local artists,
- 16:22local Potters, hampers, wines, etcetera that come from
- 16:26different regions. So stay with us as we grow
- 16:30please. Yeah, any feedback, anything
- 16:32that short term rental hosts are looking for as well.
- 16:34We don't want to just load the site with product that's not
- 16:36going to work for people. So we're very conscious of
- 16:39getting that core, core categories correct and then then
- 16:42building on it. Yeah, really interesting in in
- 16:45terms of the products that you sell maybe from the hotels at
- 16:49the moment, which are the ones that provide the most
- 16:52Commission, which are the ones that provide the most sales?
- 16:55I I'm thinking like the high end products here.
- 16:56You know, you mentioned the Peloton bikes and that kind of
- 16:59thing. Yeah, so it works.
- 17:02All brands categories deliver different commissions, margins,
- 17:05et cetera. Naturally, you'll sell a lot
- 17:07more things like shampoo, conditioners, hand in hand
- 17:11lotion sets, which deliver really high margins and
- 17:14commissions and your turn's higher, but your price is lower.
- 17:17But as soon as you sell a mattress at 1000 lbs + a night,
- 17:20you know that that revenue is quite nice.
- 17:22But you know, typically your Commission is a little bit
- 17:25lower. Don't really want to say them
- 17:27over, over and out loud because then you're committed.
- 17:29But yeah, it ranges anywhere kind of from 50 down to 15 and
- 17:33every category is different. Interesting stuff when it comes
- 17:37to upselling. I'm sure there'll be hosts up
- 17:39there who think I've never done any upselling.
- 17:42I don't want to annoy him. I guess I'm not sure what to do.
- 17:44What would you suggest to the best practices for providing
- 17:48upsells? Yeah.
- 17:49I think the biggest bit of feedback we've had throughout
- 17:53our whole journey is they don't want people don't want to come
- 17:56across salesy, you don't want to be adding on lots of money to
- 17:59your nightly room rate and it being really obvious.
- 18:01So it's all about being subtle if I'm honest.
- 18:04I think people really do appreciate and notice those
- 18:07differences going into a property and seeing nice things
- 18:09around them. So upselling is a difficult one,
- 18:14but I think I think what you can do is just put a little bit
- 18:17extra cash onto your room rate if you do have nicer products
- 18:20within your properties, whereas at the and you and list them
- 18:24like you say, you know, list that you've got a welcome
- 18:25hamper, list that you've got whatever toiletries you're
- 18:28putting in your bathroom. So I think that's probably more
- 18:31from our point of view with brands and products.
- 18:34And in terms of the process, is it simply a case of, you know,
- 18:37sending a link to the marketplace when people book or
- 18:40something like that or maybe like reminding people during
- 18:43their stay that products are available?
- 18:44Are there any like best communication tips really for
- 18:48for hosts? Yeah.
- 18:49So, so at the moment what we're doing is we're deliberately
- 18:52targeting hosts themselves. So, so we will be doing our
- 18:55biggest efforts this year to get a Libby brand out there.
- 18:58I'm calling it Libby Marketplace at the moment, but we are
- 19:00changing to Libby collection. I say in the next two weeks, my
- 19:04team say in the next four to six weeks.
- 19:06So watch this space. But Libby collection, we will be
- 19:10putting it loud and proud. We'll be your air success with
- 19:13you to teach the industry about Libby collection and how we'll
- 19:16be kind of targeting hosts is through big property management
- 19:19groups. So where you have your property
- 19:22listed on a big aggregator group, they will be pushing it
- 19:26to host the members portals, the home pages.
- 19:30I can't disclose who partner at the moment, but we have two and
- 19:32three big ones to come in the next few weeks.
- 19:34So hopefully the industry will get to know us a bit better.
- 19:37And I think the main benefits to think about, we're really trying
- 19:40to think about the pain points for a short term rental owner.
- 19:43And now knowing that sometimes, in most cases, this is a side
- 19:47hustle, it's a second business, people have full time jobs.
- 19:49So we're trying to help you save time, save money, increase your
- 19:54guest impact and ultimately profit.
- 19:56And doing that through one factor because there's so many
- 19:59layers to short term rental management.
- 20:01And here I am talking about some nice pillows and put some nice
- 20:05throws in, but it makes a big impact.
- 20:07And if you can do it in a one one stop shop element and really
- 20:11good pricing, why wouldn't you? Makes a lot of sense.
- 20:15There will be hosting managers out there thinking are you
- 20:18integrated with any property management platforms or that
- 20:21kind of thing? So what's the situation there?
- 20:23Yeah, like I say there, so hopefully in the next couple of
- 20:26weeks we've been working with a number of the big players that
- 20:29cover quite a lot of the UK properties.
- 20:32So yes, we will be launching on their main landing pages as the
- 20:36the go to place for premium hotel and luxury products at
- 20:40trade pricing. We'll be also integrating into
- 20:43members portals. Hopefully members within these
- 20:46kind of aggregator groups will be receiving E blasts and how we
- 20:49want to do that is not to be too salesy towards you guys.
- 20:53We really want to educate that, you know, putting this product
- 20:56in here can lead to increased revenue by X amount deliver.
- 21:00You know, we'll be given a lot of industry stats and like I
- 21:03say, of which the brands have collected from kind of global
- 21:06response. Fantastic.
- 21:07Yeah, Always good to back it up with the data, of course.
- 21:10So tell us, where can people find out more information about
- 21:13Libby? Where should they go?
- 21:14Libbyloves.com, you will find the two different platforms on
- 21:19there, but obviously the Libby Trade Marketplace is the one to
- 21:22go and we will be launching our new site very soon.
- 21:25So whilst I'm at your air success James, I will be
- 21:28shouting about that. We'll be also be doing an
- 21:30exclusive offer for people there on the day to sign up and get
- 21:34some just extra discounts. So yeah, but libbyloves.com at
- 21:38the moment is your best place to go, and anyone's more than
- 21:40welcome to reach out to me. Ask me any questions.
- 21:44Let make me learn more. I'm always up for learning.
- 21:46So yeah, please reach out. Amazing.
- 21:48We'll put all your details in the show notes so people can
- 21:50reach out. Alright then Joe, we've got a
- 21:53few questions to finish. First of all, your favorite
- 21:57brand in the STR industry, apart from Libby of course.
- 22:00I. Can't say Libby, I have to say
- 22:04I'm making a few friends over the last couple of months.
- 22:06You being one of them, James, a big supporter of myself and
- 22:09Libby. But female founder to female
- 22:12founder. I'm going to go Sidi Mattal and
- 22:14why hungry. Super cool, very innovative and
- 22:18doing a good thing for chefs as well.
- 22:20I like that narrative around chefs are underpaid and she is
- 22:24kind of solving that problem too.
- 22:26Yeah, absolutely. Great shout out for City there.
- 22:28She's got an amazing business and yeah, it's great to be great
- 22:32to be collaborating with her. OK, then, a individual in the
- 22:36STR space that you'd like to give a shout out to and why?
- 22:39Yeah, probably gonna back that with you James as a compliment
- 22:44to you today. I cannot you, you know, you
- 22:47again can start your own business.
- 22:48In the last few years. I know as a founder how hard it
- 22:51is. You've rebranded, looks amazing
- 22:53and very welcoming to the industry.
- 22:55I think one thing I have found with the short term rental
- 22:58industry is people are willing to learn, people want to help.
- 23:02So it's really not an intimidating space to get
- 23:04involved in. So thank you for allowing me to
- 23:07do so. All right, it's a pleasure and
- 23:08thank you very much for the shout out.
- 23:10That means a lot. Thank you and thanks for your
- 23:12kind comments about our new brand as well.
- 23:14Final question then your #1 tip for house to want to create a
- 23:18shoppable rental. Oh, go back to the basics.
- 23:22You know, don't have horrible bars of soap sitting on the, you
- 23:27know, like they're all messy. They're all clumped up.
- 23:29They're not nice and active. So walk around your property,
- 23:32have a look at the basics, you know, whether that's the
- 23:34cutlery, the plates, the soaps. We're not asking you to overhaul
- 23:39and redesign your space, but it's those simple little touches
- 23:43that guests will think, hmm, someone's thought about that.
- 23:45You know, someone's really thought about me being in this
- 23:48space. So yeah, that's what I would
- 23:50advise. Fantastic.
- 23:52Thank you so much for sharing your wisdom and telling us all
- 23:55about Libby. Thanks for joining us on the
- 23:56podcast. Not at all.
