- 0:02Speaker 1: And good morning, good morning, good morning. Welcome, Welcome, Welcome.
- 0:04Speaker 1: It's time to welcome Becky Gallion here from Truity A
- 0:09Speaker 1: Better Way to Bank, and we've got the Truity Credit
- 0:12Speaker 1: Union going on here today. It's almost Christmas and wow,
- 0:17Speaker 1: what a time.
- 0:17Speaker 2: Huh what a time. I'm almost on Christmas shopping.
- 0:21Speaker 1: Oh yeah yeah, well, speaking for guys around the planet day,
- 0:25Speaker 1: it's not even Christmas Eve. So and now I'm only kidding.
- 0:28Speaker 1: I'm only kidding. I'm only kidding. Now, tell us a
- 0:31Speaker 1: little bit about yourself and what you do at Truity
- 0:33Speaker 1: to help people's lives be a little bit better.
- 0:36Speaker 2: I am the Mortgage Development Officer, so my role is
- 0:41Speaker 2: to bring in the mortgage business in the Bartlesville area
- 0:45Speaker 2: Bartlesville surrounding area.
- 0:47Speaker 1: You know something, I think twenty twenty six for some
- 0:49Speaker 1: people will be a great year to look at either
- 0:53Speaker 1: building or buying a new place to live or maybe
- 0:56Speaker 1: even a business.
- 0:58Speaker 2: Yeah, we can do it all.
- 1:00Speaker 1: You can't do that. That's one thing I like about
- 1:02Speaker 1: Truity is I never hear we can't.
- 1:06Speaker 2: I hear we can, or we'll find a way or
- 1:09Speaker 2: tell me more.
- 1:10Speaker 1: Or tell me more. Now, how's the market looking right now.
- 1:15Speaker 1: I know that when we get near the holidays, it
- 1:18Speaker 1: shifts a little bit.
- 1:19Speaker 2: Yeah, holidays, it's always a slow time for real estate.
- 1:23Speaker 2: But I mean in the area, I still think it's
- 1:25Speaker 2: pretty steady. We're still doing good. We're having a good
- 1:29Speaker 2: production month for December, which yeah, nobody really likes to
- 1:34Speaker 2: buy or sell in the Christmas time, but it's moving.
- 1:38Speaker 1: Oh, you give them a couple weeks after January first,
- 1:41Speaker 1: it'd be like pop and popcorn. People be all over
- 1:43Speaker 1: your phone.
- 1:44Speaker 2: Oh yeah, uh huh. And with the rates too, So
- 1:47Speaker 2: rates have softened a little bit. So if your rates
- 1:51Speaker 2: are in maybe like the mid to high sevens, it
- 1:54Speaker 2: might be good for people to call in and start
- 1:56Speaker 2: asking if it's worth to refinance, because right now we're
- 2:00Speaker 2: kind of in the low sixes for the thirty.
- 2:02Speaker 1: Year rates and debt makes a big difference.
- 2:05Speaker 2: Oh yeah, it could really help with that Christmas money.
- 2:09Speaker 1: And right there, he says, let's talk, let's make it happen.
- 2:13Speaker 1: I like that. I like that. Now you were talking
- 2:17Speaker 1: off air about a thing called helock, and that might
- 2:20Speaker 1: come in handy for people coming up as we thought
- 2:23Speaker 1: out from winter and going into spring. Tell Us a
- 2:25Speaker 1: little bit about this.
- 2:26Speaker 2: Okay. So the helock is a home equity line of
- 2:29Speaker 2: credit and it's really great for pretty much anything, for
- 2:33Speaker 2: debt consolidation, for home improvements, you know, springtime home improvements.
- 2:38Speaker 2: It's a good good thing to have if you want
- 2:40Speaker 2: to do new floors or painting, or build that back
- 2:45Speaker 2: porch that you've been wanting to do. I mean, the
- 2:47Speaker 2: Heelock is a great product for those things.
- 2:51Speaker 1: Wow. And it's all you have to do is ask
- 2:53Speaker 1: a few questions and we'll see what we can make happen.
- 2:57Speaker 1: It's really about what you need to do, chef, to
- 3:00Speaker 1: have a home. Yeah, because it's a equity lenning.
- 3:03Speaker 2: Yes, you have to own a home.
- 3:06Speaker 1: Cat there, that's all.
- 3:08Speaker 2: Yeah.
- 3:09Speaker 1: Now, when folks start getting into the idea of purchasing
- 3:15Speaker 1: at home or or just about anything that has to
- 3:19Speaker 1: do with the real estate, what have you, or getting
- 3:21Speaker 1: a mortgage, they often have more questions than they even know.
- 3:28Speaker 1: And that's where Trudy comes in. You have the answers
- 3:31Speaker 1: or the access to where the answers may lie.
- 3:35Speaker 2: Yeah, there's so much that goes into a mortgage buying
- 3:38Speaker 2: a home, and there's so many hands involved in the
- 3:42Speaker 2: whole transaction, and I know it can be overwhelming and
- 3:46Speaker 2: there's a lot to learn, There's so much. But that's
- 3:49Speaker 2: where I come in and my team comes in, and
- 3:52Speaker 2: we can help you hold your hand basically through the
- 3:55Speaker 2: whole process and explain it so that you feel comfortable
- 4:00Speaker 2: and confident and purchasing. I mean, it's the biggest transaction
- 4:05Speaker 2: of your life, buying a home.
- 4:07Speaker 1: Yeah, it is, and I'll tell you it's a lot
- 4:09Speaker 1: easier now than it was way last century. I'll tell you, folks,
- 4:14Speaker 1: right around nineteen eighty, I guess in the eighty one
- 4:18Speaker 1: it might have been my first home double digit interest
- 4:23Speaker 1: and everyone might say, well it's six, oh my gosh, yeah,
- 4:27Speaker 1: well double that, folks. But it was done now with
- 4:32Speaker 1: the interest rates where they are now and softening a
- 4:34Speaker 1: little bit. I'm telling you, if you've got that thought,
- 4:37Speaker 1: and if you've got the drive behind it and the
- 4:41Speaker 1: reasoning behind it, it doesn't hurt to pick up the phone.
- 4:45Speaker 1: It doesn't hurt to get online, it doesn't hurt to
- 4:47Speaker 1: make an appointment at Truity and at least get the
- 4:51Speaker 1: ball rolling.
- 4:52Speaker 2: Yes, just ask the questions.
- 4:54Speaker 1: That's it, And you know, it just seems like mystery
- 5:00Speaker 1: just kind of peels away. Those first time home buyers.
- 5:05Speaker 1: They're they're like, oh my gosh, I'm entering someplace I've
- 5:08Speaker 1: never been before. I'm so scared. Like you said, you're
- 5:10Speaker 1: gonna hold your hand right through the whole process. Yeah.
- 5:13Speaker 1: And for the folks who've done this through time at two,
- 5:16Speaker 1: they often say, well, and you know, Trudy made it
- 5:18Speaker 1: a lot easier than couple of times. Yeah.
- 5:21Speaker 2: I talked to a couple of people this week. Actually
- 5:24Speaker 2: that's their first time buying a home, and they're both
- 5:27Speaker 2: telling me that they don't know anything, that they're nervous
- 5:30Speaker 2: about it because it's a big deal. But you just
- 5:33Speaker 2: have to explain the steps. Step one, apply and get
- 5:37Speaker 2: pre approved, Step two find a home, you know, and
- 5:41Speaker 2: so we'll help you through all of that.
- 5:43Speaker 1: Wow, that that you've taken a lot of anxiety away
- 5:46Speaker 1: from people right now, I can tell try. You know,
- 5:49Speaker 1: they really don't know. Do I find the home first,
- 5:52Speaker 1: or do I find the line of credit first? What
- 5:54Speaker 1: do I do? Well, you need to find out just
- 5:56Speaker 1: how much you have in order to furture is what
- 6:00Speaker 1: you feel you need? Exactly got to be in the ballpark.
- 6:03Speaker 2: Yeah, find out first if you can buy a home
- 6:05Speaker 2: before you start looking, because you don't want to get
- 6:08Speaker 2: your hopes up and get excited about this beautiful home
- 6:11Speaker 2: that you see and then find out you can't qualify
- 6:14Speaker 2: for it. So yeah, step one qualify very good.
- 6:18Speaker 1: Now you've got a beautiful building right downtown.
- 6:21Speaker 2: Isn't it pretty with the lights?
- 6:23Speaker 1: It is? And then when you go inside you got
- 6:26Speaker 1: the mural, and then you got all these very helpful
- 6:29Speaker 1: people all the way from the teller to the folks
- 6:32Speaker 1: way upstairs, that are there to help you. And because
- 6:36Speaker 1: you're dealing with a credit union, you're going to be
- 6:39Speaker 1: treated like an owner.
- 6:41Speaker 2: Yes, because you are.
- 6:44Speaker 1: That's a big difference with a credit union, isn't it.
- 6:46Speaker 2: Yep, you are the owner always. You have a share,
- 6:51Speaker 2: You have a share.
- 6:51Speaker 1: In it all, and you don't have to worry about,
- 6:54Speaker 1: you know, playing Wall Street or anything. You just really
- 6:57Speaker 1: have to band together and make it happen. That's pretty
- 7:01Speaker 1: easy to do here in Bartlesville.
- 7:02Speaker 2: Well, there are no shareholders at the credit union, so you,
- 7:06Speaker 2: the member are the owner, which is why we're able
- 7:09Speaker 2: to offer such great rates, savings rates, I mean, that's
- 7:15Speaker 2: how we're able to provide such good service.
- 7:18Speaker 1: And indeed, you do you know. I really like your website.
- 7:22Speaker 1: It's very, very helpful, and I'll tell you, over the
- 7:25Speaker 1: last three years it's become even easier to navigate more
- 7:29Speaker 1: tools and you can get quick answers, and you even
- 7:32Speaker 1: have a little button you can actually talk with somebody. Yeah,
- 7:36Speaker 1: a little chat feat chat box, a little little banker
- 7:39Speaker 1: in a box.
- 7:40Speaker 2: Yes, that's perfect.
- 7:43Speaker 1: And if the person you're chatting with does can't help
- 7:47Speaker 1: you on the spot, they're very quick at getting someone
- 7:52Speaker 1: to you to answer your question. I mean, I really
- 7:56Speaker 1: appreciate the that service end of it. There. Actual it is.
- 7:59Speaker 1: So then you have this thing called an app. Now
- 8:02Speaker 1: I'm gonna I think everybody knows that I'm not exactly
- 8:05Speaker 1: a young person. I'll be sixty six here pretty soon,
- 8:08Speaker 1: so this whole thing with an app is still kind
- 8:10Speaker 1: of new to me. But I find you're.
- 8:14Speaker 2: Pretty easy to work with, I hope, So I think
- 8:16Speaker 2: it is. It's pretty What's because you're young, you use
- 8:19Speaker 2: it friendly. You just start pushing buttons and you'll figure
- 8:23Speaker 2: it out.
- 8:24Speaker 1: And really it is easy to navigate it too, and
- 8:27Speaker 1: you can even find your credit score and oftentimes, you know,
- 8:31Speaker 1: you get a little little thing on an email saying, hey,
- 8:34Speaker 1: good news. You go. Well, how you like that?
- 8:37Speaker 2: Yeah? Perfect, I'm glad you saw that. Yeah, it'll report
- 8:41Speaker 2: the credit score for the primary owner of the member.
- 8:44Speaker 1: Sure, And it just makes it so darn easy. Now,
- 8:49Speaker 1: like you said, with the market being the way it
- 8:52Speaker 1: is and going into next year, that's off when folks
- 8:55Speaker 1: start around Christmas, they say, hey, you know what would
- 8:58Speaker 1: be a really good Christmas skiff for next year, Let's
- 9:01Speaker 1: let's buy a home for our sell discussions often start
- 9:06Speaker 1: right around the twenty third about that, because somebody's been
- 9:09Speaker 1: thinking about it for a few months, couples, and it
- 9:12Speaker 1: just kind of boils up there, and then there's the smiles,
- 9:16Speaker 1: and then there's everything else, and then there's let's get
- 9:19Speaker 1: our to do list, let's see what we're eligible for,
- 9:23Speaker 1: let's let's get things rolling and uh and then of
- 9:26Speaker 1: course they make a call, and you better make it
- 9:29Speaker 1: Truity call back. Yes, she's got all the answers well,
- 9:33Speaker 1: and if she does, you knows somebody who has them.
- 9:35Speaker 1: All That fact great, But truly is it's great to
- 9:39Speaker 1: work with you there. I You know, I tell everybody,
- 9:42Speaker 1: not only is it convenient to work at Truitty, it's easy,
- 9:46Speaker 1: and I can't really think of a process when it
- 9:50Speaker 1: comes to you know, financial institutions that's made it as
- 9:53Speaker 1: easy as say your team has. It's it's just awesome,
- 9:57Speaker 1: you know.
- 9:57Speaker 2: I think it's important to make it easy to do
- 10:00Speaker 2: business because everything is so difficult these days. And that's
- 10:04Speaker 2: just what I love about Truity is that we're here,
- 10:07Speaker 2: we're local, we're in the community, and we try to
- 10:10Speaker 2: serve our community to the best of our ability and
- 10:14Speaker 2: to make it easy always.
- 10:16Speaker 1: Now with mortgages, can you help somebody who's thinking about
- 10:19Speaker 1: building a home.
- 10:20Speaker 2: Yep, we can do construction loans, yes, you.
- 10:23Speaker 1: Can see, folks, if you thought about building, I'll baby.
- 10:28Speaker 1: And then of course established homes that are just pressure
- 10:30Speaker 1: on the market. Folks, maybe are making a different leap
- 10:36Speaker 1: to another neighborhood. Maybe that's the neighborhood you've always wanted
- 10:40Speaker 1: to be in. As they're vacating, you can go and
- 10:44Speaker 1: get a mortgage for an existing home as well.
- 10:47Speaker 2: And raw land if you just have some land that
- 10:49Speaker 2: you just love and want to buy, we can do
- 10:51Speaker 2: raw land too.
- 10:53Speaker 1: You know something, we're kind of blessed with that We've
- 10:56Speaker 1: got a lot of Oklahoma around us.
- 10:58Speaker 2: Yes, beautiful kind tree around here.
- 11:01Speaker 1: I can't say that anywhere in the United States we
- 11:05Speaker 1: have that kind of market, but we do here in
- 11:08Speaker 1: Oklahoma and it's available.
- 11:10Speaker 2: Yeah, we have I think, well, we may be one
- 11:14Speaker 2: of the only lenders around that can offer financing on
- 11:18Speaker 2: land at decent rates, you know.
- 11:20Speaker 1: At decent rates. Well see right there, you ask a question,
- 11:24Speaker 1: you find out and of course I would have never
- 11:27Speaker 1: known were part of this conversation on the radio today. Now, also, folks,
- 11:36Speaker 1: you need to know that we have the building that's
- 11:39Speaker 1: a facility on Washington. It's really artistic. That's really cool,
- 11:43Speaker 1: and I like the way that's put together.
- 11:45Speaker 2: The South, the Washington South, Yes, uh huh. And we
- 11:48Speaker 2: have the ITM and Dewey hopefully everybody already knows about
- 11:52Speaker 2: that one.
- 11:53Speaker 1: Yeah, that's pretty cool.
- 11:54Speaker 2: I know. And we just did the groundbreaking on our
- 11:58Speaker 2: Pahusca branch last week, so that was huge.
- 12:02Speaker 1: I know.
- 12:02Speaker 2: I'm so excited about that. I'm excited to get involved
- 12:05Speaker 2: in the community in Pahusca and just grow over there.
- 12:08Speaker 1: That is going to be a nice footprint, I know that.
- 12:12Speaker 1: You know, all of those Age County is you know,
- 12:16Speaker 1: it's so vast. Yeah, it's bigger than some states.
- 12:19Speaker 2: I know, just driving over there. I love that dry
- 12:23Speaker 2: especially in the evening when the sun sets. It's so pretty.
- 12:26Speaker 1: And now you get to be a part of it
- 12:28Speaker 1: with Truity Credit. I know.
- 12:30Speaker 2: It's exciting. We're growing, we really are.
- 12:33Speaker 1: Now you also have what O late the Kansas uh
- 12:36Speaker 1: huh laate.
- 12:37Speaker 2: Yeah, we did a groundbreaking there last week or the
- 12:41Speaker 2: week before.
- 12:42Speaker 1: And and so you're more than just on the corner
- 12:46Speaker 1: downtown with the big lights. Yes. Now, if folks decide
- 12:51Speaker 1: to have an account with you, like say, maybe you've
- 12:53Speaker 1: a debit card, you don't have to just do that
- 12:57Speaker 1: where the locations are. You can use that anyway.
- 13:00Speaker 2: Oh yeah, anywhere all over the United States. And we
- 13:02Speaker 2: can do loans all over our mortgage loans all over
- 13:05Speaker 2: the United States. You can't except for Hawaii except for.
- 13:09Speaker 1: Well yeah, there's a little something about that maybe in time.
- 13:15Speaker 1: But that's nice to know that you have that kind
- 13:18Speaker 1: of flexibility and that you have that kind of span.
- 13:21Speaker 2: Yep, all over we help.
- 13:24Speaker 1: That's it. Wow, that's amazing. Well, Becky, I want to
- 13:27Speaker 1: thank you for being here with us today and I
- 13:28Speaker 1: hope you and your family have a really wonderful holiday season.
- 13:32Speaker 1: Merry Christmas.
- 13:33Speaker 2: Merry Christmas.
- 13:34Speaker 1: And to everyone at Truity, tell them I said, hey,
- 13:37Speaker 1: will do thank you. Probably be in there and visit
- 13:40Speaker 1: my money here pretty soon. I talk like I'm a gazillionaire,
- 13:45Speaker 1: but I'm not. I'm just a regular guy. Thank you
