- 1:41Johnson, a holiday let owner and manager, plus a consultant with
- 1:45Sykes Holiday Cottages. How's it going, Natalie?
- 1:48Very well. Thanks, James.
- 1:49How are you? Yeah, really good.
- 1:51Thanks. Excited for this episode.
- 1:53Let's get straight in. You've got 10 need to know facts
- 1:57for. All holiday let owners so take
- 2:00it away. With fact #1.
- 2:02Yeah. So fact number one is don't
- 2:05underestimate the amount of money that you'll need to spend
- 2:08on your property. I think sometimes as a new owner
- 2:12you look at a property and think I'll just give it a coat of
- 2:15paint and everything will be fine.
- 2:17But you know, there's there's a lot to do to get Holiday Cottage
- 2:20ready and it's not just a case of furnishing it.
- 2:23You need to think about all sorts of things like your
- 2:26interior design, what the customer will want.
- 2:29So just have a real look and and calculate what you'll need to
- 2:33spend on the property before you buy it.
- 2:36Yeah, it's a great point. I mean, it's very different
- 2:38maybe to buy, to let investment where it might be a case of
- 2:41having an unfurnished property. You give it a lick of paint, you
- 2:45get maybe a few essentials that you need with a holiday let.
- 2:48There's a lot you need to buy and a lot that you need to think
- 2:51of. And one thing that we talk about
- 2:53a lot on the podcast is kind of staying in the property yourself
- 2:57to make sure that everything is there that that you would
- 3:00expect. I mean, how important do you
- 3:01think that is? It's definitely important as an
- 3:04owner when you finished a property, your first thought is
- 3:07let's get some money in. But it's definitely a good idea.
- 3:10I think if you, if you live in it yourself, you can just simple
- 3:13things like have I got something missing in the cupboard?
- 3:16You know, you want to cook and you've not got your garlic
- 3:18crusher, for example. So I think that's a really good
- 3:21idea and it just helps you get those final touches finished,
- 3:25really. And when it comes to amenities
- 3:29as well and making sure that you're providing everything for
- 3:32your guest experience, how important is it to?
- 3:34Have that ideal guest. In mind like depending on like
- 3:37the location of your property and then buying the right
- 3:41amenities for that guest. So I think you've got to think
- 3:44about things from every perspective.
- 3:46So people often say to me, oh, I'm doing my holiday cottage and
- 3:50I'm trying to appeal to cyclists, for example.
- 3:52But cyclists are a really small percentage of the population
- 3:56that go on holiday. So you do need to think about
- 3:59your guests, but essentially your guests could be anyone and
- 4:02everyone. So one thing I always tell my
- 4:05owners when I go and visit them as a property consultant is you
- 4:08should be trying to appeal to as many people as possible.
- 4:12So you've got young couples, old couples, you've got people
- 4:17working in the area, you've got people visiting families.
- 4:20So it's not just your typical holiday maker as as you would
- 4:23think of it. So you're trying to appeal to as
- 4:26wide an audience as possible because obviously the more
- 4:29people you attract, the more income you get for your holiday
- 4:32cottage. I was having a chat with a few
- 4:35industry people last week as well and we were talking about
- 4:38if we set up a holiday rental tomorrow in terms of the
- 4:42interior design and what we provide, we'd probably like to
- 4:46theme it according to like a group of people.
- 4:49You don't obviously don't want it to be too narrow, but how
- 4:51important is it to to theme a holiday property and kind of
- 4:55make sure that everything looks consistent from a design point
- 4:59of view? Yeah, so I have mixed feelings
- 5:02about themes. So sometimes people go totally
- 5:05to town on a theme and it's a little bit too much.
- 5:08So for example, if you buy the seaside, people love to give it
- 5:11a seaside theme, but you can get carried away with that.
- 5:14And you've got to be careful that it doesn't become too
- 5:16Disney like for example, but having a a theme from the area
- 5:21or some link to the area is a good idea.
- 5:25So for example, one of my cottages is an old post office.
- 5:29So I have actually got postage stamp cushions and then in in my
- 5:34picture frames, very simple picture frames.
- 5:37But I've printed off pictures of old post boxes.
- 5:41So just to link it to the fact that it was an old post office,
- 5:46but you don't want to go too hard on the post office because
- 5:48then you're only appealing to one kind of person.
- 5:51And like we said, you want to try and appeal to as many people
- 5:54as possible. So subtle, subtle themes I think
- 5:56are a good idea. Makes a lot of sense.
- 6:00OK then. So let's get on to tip #2.
- 6:04Yeah, so tip #2 look at things from all perspectives.
- 6:08So we've already sort of spoken about the fact that we're trying
- 6:10to appeal to as many people as possible, but think about what
- 6:16you'd like to put in that property.
- 6:18So you touched before on interior design and themes.
- 6:22Interior design is a really important aspect of holiday
- 6:25cottages. So unlike a long term let's
- 6:28where you simply furnish it as cheaply as possible and get your
- 6:31tenants in, there's a lot of competition out there for
- 6:34holiday let's. So the emphasis is on quality
- 6:38and it's on putting things in there that are fairly neutral.
- 6:41So you want to put your own personality in, but you don't
- 6:45want it to be personalized to yourself, if that makes sense.
- 6:49So you may absolutely love a red gloss kitchen and a Salvador
- 6:54Dali painting, but the majority of people are not going to like
- 6:58that. So what you're doing is you're
- 7:00taking every person and if they walked into a room, you're
- 7:03looking for it to be fresh, inviting, look good on the
- 7:07photographs and really neutral. Not not without some personal
- 7:13touches, but nothing that is too personal to you.
- 7:16So it's not to be looking like your own house, it's to be
- 7:20looking like a place that you look at that picture and think,
- 7:24yes, I would like to stay there. And how important is it to set
- 7:29up a rental so that you can take those great photos and also from
- 7:34a guest experience as well, having a place which is quite
- 7:37Instagrammable because if they come along and take a few photos
- 7:42and share them, you want other people to see it and think I
- 7:45want to stay there. Absolutely.
- 7:47Instagram is massive, obviously these days and you know, a lot
- 7:52of the owners we go and see are people of different ages,
- 7:55different backgrounds. But ultimately the basic rule is
- 7:59you are trying to take nice pictures.
- 8:01The pictures are the things that are going to sell that property
- 8:04to somebody looking at that listing.
- 8:07So propping it in the sense that you can have, you know, a nice
- 8:12bunch of flowers on the table. You have a little book in the
- 8:17corner. So to make it look inviting, but
- 8:21you're not propping it with personal family photos or
- 8:25anything that make it look like someone's home, it should be
- 8:29looking like a space that somebody walks into and they
- 8:33think, wow, this is mine for a week.
- 8:36Makes a lot of sense. OK, then tip #3.
- 8:40So don't cook corners. So a lot of my owners when I go
- 8:45and see them, they're really excited and they're like, I've,
- 8:49I've done everything and bought everything from a charity shop
- 8:52and I've made it look amazing. I'm not saying you can't pick up
- 8:56any bits from vintage, vintage stores and things like that, but
- 9:02as a general rule, you want to be putting quality in things
- 9:06that last is false economy to just throw a few bits in and
- 9:10think that that's going to be OK.
- 9:13So make it spend as much as is applicable for that particular
- 9:18type of property. So it's relative to the type of
- 9:20property that you're doing. So if we're looking at a little
- 9:23terraced cottage in a village, you know, we're not looking to
- 9:26put Vilro and Bosch bathrooms in necessarily, but we're looking
- 9:30to put something in that is of a very good standard that is going
- 9:34to last. So with my holiday cottages, I'm
- 9:37putting things in then I'm hoping going to last for the
- 9:39next 10 years. And to be fair, I mean my my
- 9:43oldest holiday cottage is 12 years renovated now and the only
- 9:47things I've really replaced are cushions, maybe the odd bedding
- 9:52and the odd towel, but everything else still looks good
- 9:58and relevant today. So you don't want anything
- 10:00that's too fashionable that's going to go out of fashion
- 10:02either. Yeah, buy things to last,
- 10:05definitely. My mum always says buy cheap,
- 10:08buy twice and that is really applicable to, to holiday let
- 10:11properties because you're going to have people using it all the
- 10:13time. You, you are going to come up,
- 10:15come up against wear and tear. So yeah, you know, make, make
- 10:18that investment at the start. All right then, Natalie tip #4.
- 10:23So I say tip #4 you're making a lot of money from your holiday
- 10:29cottages, but you want to watch obviously what you're spending,
- 10:34so whatever you do is coming off your profits.
- 10:36So things like welcome hampers are a good idea.
- 10:39So as part of your meeting and greeting, you would leave a a
- 10:44welcome pack for somebody. But it can be a fairly basic
- 10:47welcome pack. So my welcome packs don't
- 10:48actually cost me any more than 3 lbs, believe it or not.
- 10:51So some owners go to town, they're leaving bread, bacon,
- 10:55eggs, all of that. You've got to think about the
- 10:57fact that everyone is staying there.
- 10:59So you have some people that are vegetarian.
- 11:02You have some people that have religious beliefs and don't eat
- 11:06certain foods you So what you're trying to do is you're trying to
- 11:11leave something to welcome them, but not not necessarily a full
- 11:17hamper with a mealing. So something that says welcome
- 11:20to my cottage. I've made you feel welcome.
- 11:23You can have something to drink, a bite to eat and then you're
- 11:27settling in. So it's all about first
- 11:29impressions. So the welcome pack is part of
- 11:32those first impressions, but then also meeting and greeting
- 11:35if you can. If you can't meet and greet, I
- 11:38just call it greeting. So some of my cottages are not
- 11:41near my house. So I then drop that customer a
- 11:45message. It might be a text, it might be
- 11:47an e-mail, it may be a phone call.
- 11:49But just to introduce myself as the owner, to let them know that
- 11:54I'm here for them if they need anything and to let them know
- 11:57that I hope they have a nice holiday and that small
- 12:00interaction which may only take 5 minutes goes a long way.
- 12:04Then to that customer leaving you a nice review for example.
- 12:09And in most of my reviews I get owner was lovely and very
- 12:13accommodating which is really nice.
- 12:15But that's all only come from a 5 minute interaction and a
- 12:19little welcome pack when they arrive so.
- 12:21But it's worth doing. I think that's a really good
- 12:23tip. Yeah.
- 12:24I mean, the personal connection is so important and you'll
- 12:28you'll notice a big difference if you have the personal
- 12:30connection. And then maybe you run a more
- 12:33hands off rental, which is all automated and it's all done like
- 12:37via messaging apps and all this kind of thing.
- 12:39So yeah, actually seeing the person or just like talking to
- 12:42the person can make a huge difference.
- 12:44And it it makes. The guest feel looked.
- 12:46After right and that that you care about their their
- 12:48experience. Yeah.
- 12:50And I think that the properties that do best as holiday cottages
- 12:54are the ones where owners really care about their property.
- 12:57So even if you're not physically cleaning that property yourself,
- 13:02the best ones are where the owner has got a massive input
- 13:06into that property. So they're constantly checking,
- 13:09they're doing quality checks, they're making sure that
- 13:12everything looks fresh for that customer to come.
- 13:15And the ones that really understand that it's about
- 13:18providing a service to that person and if that person's had
- 13:22a really good experience, although they might not come
- 13:25again, somebody else is going to book again from them saying I
- 13:30stayed in a wonderful holiday cottage, the owner was lovely,
- 13:33we had a really great experience.
- 13:35So that's important. It is hospitality, that's for
- 13:38sure. OK then, Natalie.
- 13:41Tip #5. South tip #5 A lot of people
- 13:45don't know, but obviously when you've got a holiday cottage
- 13:48that is a business rather than a residential property.
- 13:52So in order for it to qualify as a business, once you've opened
- 13:56your property up for 140 nights and you've got at least 70 days
- 14:00booking, that then turns into a holiday.
- 14:03Let's so you're paying council tax whilst it's a normal
- 14:06residential property. Once it hits that holiday like
- 14:09criteria, it then goes on to business rates, which is cheaper
- 14:14and in some cases it's free. So it's well worth doing and
- 14:19obviously you're saving yourself some money as well there.
- 14:23So that's a little a little tip when it gets up and and running.
- 14:27Yeah, 100%. You know, if you're, if you're
- 14:29setting up a holiday let, I would advise you get in touch
- 14:32with the local council ASAP because sometimes these things
- 14:36take a bit of time to get switched over.
- 14:38I've had experience of that. So you tell them that you're
- 14:40running it as a holiday let, they will ask for proof.
- 14:43So you might send booking details, maybe like an Airbnb
- 14:47screen Grab or something from a direct booking website if you
- 14:49have that. And then of course you'll have
- 14:51to prove the amount of days that that it's available.
- 14:53But yes, as soon as you're set up, get on to the local council
- 14:57and yeah, yeah, don't, don't be paying council tax all the time
- 15:00because it'll be a lot more expensive.
- 15:03All right, then I think we've done 5.
- 15:05So we're on to tip #6 Natalie. Yeah.
- 15:08So tip number six is learn to trust.
- 15:11So I think the most difficult thing I found as a holiday like
- 15:16owner was I've done this beautiful property, I've spent a
- 15:20lot of money, a lot of time, a lot of effort.
- 15:22It looks gorgeous and my first guest is coming in and you're
- 15:25thinking this is my baby and I've got a stranger coming in to
- 15:30sustain my property. But I think you need to learn to
- 15:33trust. So each time you take a booking
- 15:35from somebody, you're actually trusting that person to come in.
- 15:40But in my experience, a lot of the reviews I get are thanking
- 15:44me for allowing them to stay in my home.
- 15:47And people do treat it with respect.
- 15:49And I think it's a two way thing.
- 15:51If you trust a two way trust relationship between the person
- 15:56coming into your cottage and you as an owner, I think is the best
- 16:00way to to deal with things. Sometimes when owners put too
- 16:03many rules in place or this is what you cannot do, I prefer to
- 16:09tell people what they can do and how they should enjoy the space.
- 16:13And I find that that people are really respectful if you allow
- 16:17them to come in on with that in mind.
- 16:20Very much so. I mean, in this game, you.
- 16:23Are going to get. The odd bad guest, it does
- 16:25happen of course, people have got nightmares to share, but I
- 16:29would say 99% of the time people are lovely and they treat
- 16:33everything with respect and and a brilliant guest.
- 16:36So, so yeah, most of the time it's it's going to be a really
- 16:39good and positive experience. I think we're on to tip #7 now,
- 16:44Natalie. OK, so something I, I have
- 16:49benefited from during my time with Sykes is they, they partner
- 16:55up with a company called Zeal. And I think one of the, the
- 17:01things even if you're good at at running business, if you've
- 17:03never done holiday letting before, even if you have an
- 17:06accountant, they're often not specialist accountants.
- 17:09So I I dealt with Zeal and Rodri Taylor who was amazing and he
- 17:16made the process really simple. So I'd actually been overpaying
- 17:22tax in a number of areas and fortunately by going through the
- 17:27process, they found me quite a substantial amount actually that
- 17:31was able to then contribute to future tax savings.
- 17:35So I would recommend going with a specialist company like that
- 17:39and particularly if you've been up and running for a while,
- 17:42because there is money that you can get back.
- 17:44And obviously we spend a lot of time paying out money and taxes
- 17:49and all sorts of things. It's nice to actually be able to
- 17:52get some of that back. So that was a, a, a big thing
- 17:55I'd recommend to people. And often people don't don't
- 17:58know that's even something that that you can do.
- 18:00So next tip. Yeah, 100% says yeah, Zeal tax
- 18:06our capital allowances specialist, the rules on
- 18:10furnished holiday let's have obviously changed very recently.
- 18:14But if you've been up and running for a while, like
- 18:16Natalie says, it's really important to get in touch with
- 18:18Zeal because they might be able to save you a lot of money in
- 18:21tax. And we'll put a link to them in
- 18:23the show notes for this. Zeal also partners of ours as
- 18:26well, very valued partners and we've done done lots of work
- 18:29with them, including including e-books and all sorts of other
- 18:31things. All right then, so 7 tips down.
- 18:34What's #8 Natalie. Celebrate is advertised with a
- 18:38good agency, so like sites, my cottages are listed with sites.
- 18:42Ultimately, you can be as experienced as you like as an
- 18:45owner, but you are never going to get the exposure for your
- 18:50cottage, whatever, whatever platform you try and use to
- 18:53advertise yourself. And I think you've got to be
- 18:56realistic that these days there's a lot of competition out
- 18:59there and it's really important that your cottage gets that
- 19:02exposure. You can have the nicest cottage
- 19:05in the world, but if no one's seeing it, you simply won't get
- 19:08the booking levels. So that would be my biggest tip,
- 19:12no matter how competent you are, no matter how good you are.
- 19:15I like to think I'm fairly competent, but at the end of the
- 19:18day, I'm not going to throw any marketing spend towards my
- 19:22cottages. I can't compete with the
- 19:25marketing spend that that can be spent by a company like Sykes.
- 19:30So for me, you want the volume of bookings, you want the annual
- 19:35return and you want the bookings when things become more
- 19:38challenging. So in the second week of
- 19:40January, nobody's really thinking of going away to a
- 19:43holiday cottage. It's a little bit easier in the
- 19:46summer, but you want the all year round bookings in order to
- 19:50generate that annual income. And obviously as costs go up,
- 19:54you know, mortgage interest rates are going up, heating
- 19:58costs are going up, water's going up, just about
- 20:01everything's going up. You need to make sure that.
- 20:03You've got a backing of a of a really good agency behind you.
- 20:07And that's the big advantage of working with a big property
- 20:10management company like Sykes. It's that exposure, isn't it?
- 20:14They're going to get you on so many different platforms.
- 20:17And the more eyeballs that see your rental, the more
- 20:20opportunities that you've got to get booked.
- 20:22So yeah, very, very simple and and great tip.
- 20:25OK, then I think that's number nine.
- 20:27We've got on to Natalie, so. My other tip is managed
- 20:31services, so whether you are going to clean your holiday
- 20:35cottage yourself, whether you intend to do part of it and then
- 20:40get help with the other part, you need a really good process
- 20:43in place. So get yourself a really good
- 20:47cleaner. That's my tip.
- 20:49And think about how you're going to do things like laundry.
- 20:53A lot of owners embark on on their holiday cottage thinking
- 20:57they're going to do everything. But you have to be realistic.
- 21:00So if you work full time and you need to change your cottage
- 21:04over, that's not going to happen whilst you're sat at work.
- 21:08So you have to be realistic about what you can take on, what
- 21:12you can't take on. And then you want somebody
- 21:14competent, competent that you trust to be able to get your
- 21:18holiday cottage ready for you. That's one of the hardest things
- 21:21I've found to get a really good cleaner in place and to get the
- 21:25processors in place. For me personally, I have a
- 21:27cleaner on all of my cottages now because I think that my time
- 21:33is better spent on the finishing touches.
- 21:35So I like to do things like my hamper.
- 21:40I like the towels to look a certain way.
- 21:42I even like the toilet roll to look a certain way.
- 21:45But I think if you, if you are shipping the whole process out,
- 21:50just take pictures of how you'd like everything to look.
- 21:53Leave that in a guide book for the cleaner.
- 21:55And then if you are getting different cleaners each time, at
- 21:58least they can refer to that and don't be frightened to tell the
- 22:01cleaner if they haven't done something right.
- 22:04You know, a lot of my owners tell me they go so behind the
- 22:07cleaner once they've left and they start cleaning.
- 22:10But if you don't tell the person that you wanted it a different
- 22:14way, they're never going to know.
- 22:15So that's a really important relationship to have a really
- 22:19direct and honest relationship with your cleaner.
- 22:23The two main things that the customers complain about in my
- 22:27experience is the cottage was not clean or I'm cold.
- 22:31So if you can get those two things right, you will be a
- 22:34successful holiday cottage owner.
- 22:38Good cleaners. Are like gold dust what you said
- 22:41there about kind of the training you clean.
- 22:44I think it's really important to set expectations from the start,
- 22:47especially if you're working with a cleaner who maybe might
- 22:50be used to domestic cleans rather than holiday rental
- 22:53cleans, because it is completely different and it's just how
- 22:57important is. It to kind of.
- 22:58Like set the foundations from the start so that the cleaner
- 23:01like really understands this is hospitality.
- 23:04It's not just like cleaning somebody's house where a few
- 23:06things you kind of. Can let them.
- 23:08Slide a bit, yeah. I I always say to my cleaners,
- 23:10particularly if they're used to cleaning residential properties
- 23:13like you say, I always say to them, this needs to look like
- 23:16nobody has ever lived in it. So if they're cleaning your
- 23:20house and they leave their dusting cloth on the side when
- 23:23they leave, that's no big deal. Whereas if that happens in a
- 23:26holiday letter, that is enough to generate a complaint.
- 23:29So I always say to them, you need to be able to eat your
- 23:33dinner off the floor once you've left.
- 23:36Everything needs to be just so. And if it isn't, I honestly, I
- 23:40just say to them from the beginning, I'm very direct.
- 23:43I'd rather tell you than be unhappy with the service and
- 23:46then suddenly I'm asking you not to clean for me anymore.
- 23:49I'd really rather get that relationship established from
- 23:52the start. And I think they appreciate
- 23:54that. And there's nothing wrong with
- 23:57saying, you know, you fold your towels this way, but I'd
- 24:01actually rather have them like this because they're offering
- 24:04you a service. You know, more often than not I,
- 24:08I get owners who say to me, well, my cleaner can't clean on
- 24:12a Thursday. And I say to them, but it's your
- 24:15business and they're offering you a service.
- 24:18So you need to get a cleaner that is giving you the service
- 24:22that you need in order to maximize your income.
- 24:26And in this day and age, if that means being available seven days
- 24:29a week, then you need a company or a cleaner that is able to
- 24:33offer you that service. Yeah, flexibility is, is so
- 24:37important and and it is a business and that's that's the
- 24:40key. And I think especially with
- 24:41cleaners, they need to understand that it's a business
- 24:44and be committed and definitely understand that that hospitality
- 24:48viewpoint as well. OK then.
- 24:51So we've raced through 9, What's the 10th?
- 24:53And final tip, Natalie? So final tip actually.
- 24:56You just touched on it is that it is a business.
- 25:00So a lot of owners they've, you know, they've got their holiday
- 25:03courses, they've fallen in love with their, it's lovely.
- 25:06They've spent a lot of money decorating it, getting it ready.
- 25:09And then they talk to me about, I'm going to do this, I'm going
- 25:13to put this in, I'm going to buy this.
- 25:15So think about what adds value to your holiday cottage.
- 25:19So at the end of the day, you can provide somebody with a
- 25:24hamper with 50 lbs in that hamper, or you can be savvy and
- 25:30spend 3 to 5 lbs and actually produce the same effect.
- 25:35So ultimately, everything you spend on that cottage is coming
- 25:40off your profits. And people do holiday cottages
- 25:43for different reasons, but at the end of the day, you're doing
- 25:46it to produce some form of income.
- 25:49Even if you're using the cottage yourself sometimes if you're
- 25:52bothering to put it on as a holiday layer, it is to produce
- 25:56an income at the end of the day. So think about where you spend
- 26:00the money, spending it in the right places for the right
- 26:03reasons and being consistent with what you do.
- 26:08So if you leave a gift for somebody and they then come back
- 26:14in 12 months time, you need to remember that you've left that
- 26:18gift for that person. So I think just being really
- 26:22careful about where you spend the money, you're not being
- 26:26tight because obviously you're there to provide a service and
- 26:31you're offering something enjoyable to that person.
- 26:33And more often than not, this is their main holiday.
- 26:36It's a very considered purchase. People that that are booking
- 26:39with sites, it's a considered purchase, often their main
- 26:41holiday. They've saved a lot of money to
- 26:44come on this holiday and you want to make the experience
- 26:46good, but not forgetting that the reason you're doing it is
- 26:51because you're running a business and a successful
- 26:54business means making good profits.
- 26:58It's, it's one of the easiest ways to, to make money in my
- 27:01opinion, running a holiday cottage.
- 27:03But the key thing, if you take anything away from this, it's
- 27:06setting up your holiday cottage right in the 1st place.
- 27:10And if you've got that right, with the right processes in
- 27:13place, it will run fairly smoothly for you 100.
- 27:17Percent, Yeah, Getting it right from Day 1 is really, really
- 27:20important. Natalie, thank.
