- 0:01Speaker 1: You're listening to Bill Handle on demand from KFI AM
- 0:04Speaker 1: six forty.
- 0:09Speaker 2: Am, six forty bill handle a year. It is a
- 0:12Speaker 2: Thursday morning, June twenty five. The Big Big Story. Actually
- 0:16Speaker 2: have a couple of big stories politics as well as
- 0:19Speaker 2: what just happened in Venezuela. A couple of massive earthquakes
- 0:24Speaker 2: hit Venezuela. Unusually that the first one was less powerful
- 0:31Speaker 2: than the after shock. Seven point two to seven point five.
- 0:37Speaker 2: One hundred and sixty four people reported dead, thousands injured.
- 0:41Speaker 2: And we've just started to get these numbers because it's
- 0:45Speaker 2: not easy to get to areas that are rubble and
- 0:49Speaker 2: starting to pull people out of the rubble. Okay, some politics, Now,
- 0:54Speaker 2: strange stuff happened yesterday. Democrats and Republicans have together there
- 1:00Speaker 2: bipartisan Lee created a bill and this has been going
- 1:04Speaker 2: on for months, and that has to do with housing.
- 1:08Speaker 2: It's the nation's housing crisis and it addresses it because
- 1:14Speaker 2: the crisis is more than three decades in coming. And
- 1:18Speaker 2: so the President was going to sign it yesterday and
- 1:22Speaker 2: he all of a sudden said nah, I'm not going
- 1:24Speaker 2: to sign it and pulled the signing ceremony. I mean,
- 1:29Speaker 2: they dragged the table where he signs off of the podium,
- 1:34Speaker 2: got rid of the speakers, the loud speakers that were
- 1:38Speaker 2: in the room, and the President said no, not going
- 1:42Speaker 2: to do it. Hours after his own aides praised the
- 1:46Speaker 2: bill and said the President was going to sign it,
- 1:51Speaker 2: he opted to turn the bill into political leverage, forcing
- 1:55Speaker 2: Congress and members of his own party to bow to
- 1:59Speaker 2: his unrelated to this bill over voting restrictions and the
- 2:03Speaker 2: war with Iran.
- 2:05Speaker 3: The war with Iran is the.
- 2:06Speaker 2: War Powers Act, doesn't have much power but is symbolic.
- 2:11Speaker 2: And the voting restriction he is involved in, and he's
- 2:15Speaker 2: pushed the Save America Act, which has to do with
- 2:19Speaker 2: restricting the vote, saying that registration and ID has to
- 2:26Speaker 2: be shown at voting booths and then when mail in
- 2:31Speaker 2: ballots can be counted, California being the worst one as
- 2:35Speaker 2: far as he's concerned, because you've got how much time
- 2:39Speaker 2: does California have I think a week after the voting deadline?
- 2:44Speaker 2: And he is against that. Now a word or two
- 2:48Speaker 2: about that. I have no problem with forcing ID, none
- 2:53Speaker 2: at all, to show your ide that you are legitimate.
- 2:57Speaker 2: The problem is the argument is disinfranch chiseman. And that's
- 3:01Speaker 2: what the Democrats are saying, how do you prove that
- 3:04Speaker 2: you are an American citizen? Well, you either have a
- 3:07Speaker 2: passport or you show a birth certificate. Now, how many
- 3:12Speaker 2: people have their birth certificate with them?
- 3:16Speaker 3: Nobody?
- 3:17Speaker 2: And how many people have passports plenty? But to get
- 3:21Speaker 2: a passport is not inexpensive. I mean, you certainly haven't
- 3:25Speaker 2: have an address, and you certainly have to prove that
- 3:30Speaker 2: you were a citizen. So you need your birth certificates
- 3:32Speaker 2: first time out getting a passport, and it's somewhat.
- 3:36Speaker 3: Of a hassle.
- 3:38Speaker 2: Now I have a passport, Amy, you certainly have a passport. Kno,
- 3:42Speaker 2: do you know what a passport is?
- 3:44Speaker 3: I've heard of it.
- 3:45Speaker 2: Okay, and you have a passport. I mean, why do
- 3:51Speaker 2: we have passports? Because we do? Do poor people, really
- 3:55Speaker 2: poor people have passports?
- 3:56Speaker 3: No, they don't.
- 3:57Speaker 2: And that's the argument that the Democrats are making. And
- 4:01Speaker 2: so is there disenfranchisement? Yeah, but the argument is and
- 4:07Speaker 2: that I don't buy it that there is because without
- 4:11Speaker 2: proving your citizenship, widespread spread fraud where the President and
- 4:18Speaker 2: his allies have said there are tens of millions of
- 4:21Speaker 2: undocumented non citizen voting in elections around the country, and
- 4:25Speaker 2: they all vote for Democrats. By the way, none of
- 4:27Speaker 2: them vote for Republican There's not one Republican vote. So
- 4:32Speaker 2: in principle, I agree with what the President is saying.
- 4:36Speaker 2: Practically speaking, prove to me that there is that there
- 4:40Speaker 2: is widespread fraud. I don't think there is evidence. Now,
- 4:44Speaker 2: what the President said, and I'm going to get into
- 4:46Speaker 2: this in the next segment. What the President said is
- 4:49Speaker 2: that the housing bill making it easier for people in
- 4:55Speaker 2: this country to buy housing or to rent, is less
- 5:00Speaker 2: important than the issue of proving your citizenship when voting.
- 5:05Speaker 2: He said that outright, He said that the housing bill
- 5:10Speaker 2: is of minor importance. Whoa you think so? And Save
- 5:16Speaker 2: America Act? How does Save America Act affect you?
- 5:19Speaker 3: Literally? How does it affect you?
- 5:23Speaker 2: Doesn't to me? But and if you're poor, you can't
- 5:27Speaker 2: buy anyways. But what do you think is more important
- 5:31Speaker 2: affordability of housing, especially since the affordability is a huge issue
- 5:36Speaker 2: interest rates, mortgage rates have climbed. It's a question of importance. So,
- 5:43Speaker 2: by the way, of course, the Republicans all caved because
- 5:46Speaker 2: rule number one in Republican politics today is absolute fealty
- 5:50Speaker 2: to the president, period.
- 5:51Speaker 3: Doesn't matter what doesn't matter.
- 5:54Speaker 2: What a topic that I want to share with you,
- 5:57Speaker 2: and that is to do with passive income. Income is
- 6:01Speaker 2: income that you don't physically work for. And why is
- 6:05Speaker 2: passive income going crazy? Well, because people are pretty unsatisfied
- 6:10Speaker 2: with their work environment. They are afraid either they have
- 6:15Speaker 2: lost their jobs or afraid of losing their jobs because
- 6:17Speaker 2: of AI. And there's not enough money because the cost
- 6:22Speaker 2: of living is outstripping any kind of wage increase. So
- 6:27Speaker 2: let's get money somewhere else. Let's figure it out. Over
- 6:32Speaker 2: half of Americans, sixty percent of gen Z say a
- 6:35Speaker 2: conventional full time job will not allow them to hit
- 6:39Speaker 2: their financial goals. So there's a couple ways of doing
- 6:43Speaker 2: that to hit your goals. Theoretically, when and forced say
- 6:47Speaker 2: they have a side hustle, part of the gig economy.
- 6:51Speaker 2: Others they go to work and then they drive for
- 6:53Speaker 2: door dash or uber or lift or go to Walmart
- 6:59Speaker 2: and say, well to Walmart at the front door. That's
- 7:03Speaker 2: one in four Americans. So what's going on. Well, we're
- 7:07Speaker 2: being told, hey, you can make money on the side
- 7:12Speaker 2: through passive investments, and here's how with real estate and businesses,
- 7:19Speaker 2: and we are going to help you do that. Just
- 7:23Speaker 2: by this book, this CD this, well, just sign up
- 7:30Speaker 2: for this subscription, and that is going on, and it's
- 7:35Speaker 2: just exploding for those reasons. A lot of them, I'll say,
- 7:40Speaker 2: most of them are scammed. Some of them are good,
- 7:43Speaker 2: but how do you know, I don't. I don't know
- 7:46Speaker 2: which ones are good. I mean the ones that say
- 7:49Speaker 2: I'm going to teach you how to make a lot
- 7:51Speaker 2: of money. I think those are the people that make
- 7:55Speaker 2: their money not with the underlying premise, not with the
- 7:59Speaker 2: underlying program, but in selling you the program. It's almost
- 8:04Speaker 2: like a multime marketing level program where I'm not making
- 8:09Speaker 2: my money and selling the product. I'm making my money
- 8:11Speaker 2: and getting you to sell the product. And you're seeing
- 8:15Speaker 2: these ads exploding, and I look at them with a
- 8:19Speaker 2: grain of salt.
- 8:20Speaker 3: I really do.
- 8:21Speaker 2: For example, finding real estate that one has always bugged me.
- 8:25Speaker 2: We're going to help you find those houses and flip
- 8:28Speaker 2: those houses. I know, house flippers, and let me tell
- 8:32Speaker 2: you the expertise that it takes, and let me tell
- 8:35Speaker 2: you how many pros are out there looking at the
- 8:38Speaker 2: same property and for you to learn how to flip houses.
- 8:43Speaker 2: I have my doubts, my serious doubts. I'm not going
- 8:48Speaker 2: to do it, even if I could afford to put
- 8:50Speaker 2: down payments and.
- 8:52Speaker 3: Qualify for the mortgage.
- 8:54Speaker 2: Why because I don't have that level of expertise, and
- 8:56Speaker 2: you're not going to learn that level of expertise reading
- 8:59Speaker 2: a book. And that's just one of many, many programs
- 9:04Speaker 2: that are out there. So the FEDS are finding out
- 9:08Speaker 2: that there is a big problem with that. And like
- 9:14Speaker 2: anything else, what the Internet does is it's full of scammers,
- 9:19Speaker 2: and this is just a different way of getting people
- 9:22Speaker 2: pushing pushing the scam if it is a scam. Now,
- 9:26Speaker 2: some of them are pretty good. Here are a lot
- 9:28Speaker 2: of financial ones. We're going to teach you how to
- 9:31Speaker 2: work the market. We're going to teach you how that
- 9:35Speaker 2: you can make money with the market buying and selling stocks. Man,
- 9:41Speaker 2: I don't know how to do it. I know money
- 9:44Speaker 2: managers who try, people who are absolute experts in the
- 9:50Speaker 2: field and look at stocks every single day, twelve hours
- 9:55Speaker 2: a day, and they have a very rough time. So
- 10:00Speaker 2: you are going to see a lot of this. And
- 10:02Speaker 2: there are even programs out there that license people's voices
- 10:08Speaker 2: that tell you how you can make money. So I
- 10:11Speaker 2: think the bottom line on this one is, you know
- 10:14Speaker 2: what I have to ask Rich tomorrow and would you
- 10:17Speaker 2: make a note of that next time we talk to Rich.
- 10:19Speaker 2: How you can determine what is a good program that
- 10:23Speaker 2: you hear on radio or television or through the internet,
- 10:27Speaker 2: What is a good program in making money? And how
- 10:29Speaker 2: you determine what a scam is? All right, HOA land.
- 10:34Speaker 2: Probably you live in an HOA if you own a home. Nationwide,
- 10:40Speaker 2: sixty seven percent of all new single family homes in
- 10:44Speaker 2: twenty twenty four were an hoa's, and that's up dramatically.
- 10:48Speaker 2: More than a third of California residents live in one.
- 10:53Speaker 2: Sixty five percent of all California homeowners live in one.
- 10:56Speaker 2: I certainly live in one, and I have for a
- 10:59Speaker 2: very long time. We also pay the highest minion monthly
- 11:04Speaker 2: fees in the country, nearly three hundred dollars per month.
- 11:08Speaker 2: San Francisco and Southern California they face even higher dues,
- 11:13Speaker 2: even several thousand dollars a month. Now, I got out
- 11:17Speaker 2: of my home, the Persian Palace, first of all, empty
- 11:23Speaker 2: nester in all that business. But you would be stunned
- 11:26Speaker 2: at how much I was paying in HOA fees. Now,
- 11:29Speaker 2: keep in mind we had a twenty four hour security
- 11:32Speaker 2: gated community. It was pretty small community. But you're ready
- 11:35Speaker 2: for this thirteen hundred dollars a month I was paying
- 11:38Speaker 2: in HOA fees.
- 11:40Speaker 3: Thank you, I'm out of there. I'm done now.
- 11:44Speaker 2: That was a little aberrational because most people, well, in
- 11:48Speaker 2: my new place here, I think I pay three hundred
- 11:51Speaker 2: and forty five or three hundred and fifty five dollars
- 11:54Speaker 2: a month. We are in a gated community, we do
- 11:58Speaker 2: not have twenty four hour security, we don't have anybody
- 12:00Speaker 2: at the gates. So it's down to three hundred and
- 12:03Speaker 2: forty five dollars. And that is over two hundred and
- 12:06Speaker 2: something units homes in this area. So it has gotten
- 12:10Speaker 2: really expensive. So a bill was passed saying that when
- 12:16Speaker 2: the HOA nails a homeowner for a violation, and they
- 12:20Speaker 2: used to be able to have a lot of power
- 12:22Speaker 2: in finding, now it's one hundred dollars per violation. And
- 12:25Speaker 2: we had a friend of mine on who represents HOA folks,
- 12:32Speaker 2: and he said, and he was explaining how you have
- 12:36Speaker 2: homeowners that just completely violate it knowing they're going to
- 12:39Speaker 2: just be hit with a one hundred dollars fine. I'm
- 12:42Speaker 2: replacing my garage doors. I have a pretty strict HOA
- 12:45Speaker 2: here where I live. My garage doors are I'm just
- 12:49Speaker 2: replacing them. I'm absolutely matching what my old garage doors were.
- 12:53Speaker 2: They they're just really faded because of the sun. And
- 12:58Speaker 2: so I have to apply to the HOA to do it.
- 13:03Speaker 2: And my application simply or did read I'm just matching it.
- 13:07Speaker 2: Oh no, we want to know the color. It's the
- 13:10Speaker 2: same color. We want a sample. Take a look at
- 13:14Speaker 2: my door. We want to know what it looks like.
- 13:17Speaker 2: It's the same garage door, and it is. They're making
- 13:21Speaker 2: me jump through the hoops. Now, I kind of like
- 13:24Speaker 2: it in many ways. We have a president of our
- 13:27Speaker 2: HOA who is she's a stickler for the minutia, the
- 13:33Speaker 2: fine points, and we love it because she runs a
- 13:37Speaker 2: great HOA. She's been a president for years. Hoa's homeowners Association.
- 13:45Speaker 3: Generally are well, I'm going to.
- 13:48Speaker 2: Say they're in a fight with homeowners and I'll tell
- 13:52Speaker 2: you why. Because we get assessed with homeowners who are
- 13:56Speaker 2: part of the HOAS. We get assessed on a regular basis.
- 14:00Speaker 2: The fees are basically at the call of the HOA,
- 14:06Speaker 2: the board. And what's wrong with it is you've got
- 14:10Speaker 2: hoas that have let's say hundreds of units, and it's
- 14:14Speaker 2: big money that's involved. And you know who runs them,
- 14:18Speaker 2: an elected board, no requirement, any financial requirement, nothing. People
- 14:25Speaker 2: just run and no one wants to be on the board,
- 14:27Speaker 2: by the way, nobody. Because it's a lot of work.
- 14:29Speaker 2: You don't get paid, it's all volunteer, and so you
- 14:32Speaker 2: get fees, you get assessments, and right now, under current law,
- 14:38Speaker 2: dues can't increase by more than twenty percent each year.
- 14:41Speaker 2: By the way, twenty percent a year is astronomical when
- 14:45Speaker 2: you're looking at how much HOA fees are. On top
- 14:49Speaker 2: of that, there are special assessments because the boards, the
- 14:53Speaker 2: boards to have the ability to, well, we need more money,
- 14:58Speaker 2: we have an emergency situation came up. Now they have
- 15:01Speaker 2: to have reserves, but most hoas don't have enough reserves,
- 15:05Speaker 2: and so you get hit with assessments like crazy. I
- 15:10Speaker 2: just talked about how much money I was paying in
- 15:12Speaker 2: my previous home and we needed additional money because there
- 15:18Speaker 2: was a dispute with a security company, so we were
- 15:21Speaker 2: assessed to finalize that dispute. It was insane how much
- 15:29Speaker 2: money they wanted and they're allowed to do that now.
- 15:32Speaker 2: A bill just passed that said violations when hit by
- 15:37Speaker 2: the HOA are only there's limited to one hundred dollars.
- 15:42Speaker 2: And now what Well, here's the other side of it.
- 15:45Speaker 2: You have people who own homes who okay, I'll pay
- 15:50Speaker 2: the one hundred dollars.
- 15:51Speaker 3: That's it. So there's a limit to what I can pay.
- 15:54Speaker 3: I can paint my house.
- 15:56Speaker 2: It has to meet the standards because it has to
- 15:59Speaker 2: sort of look like all the other houses. What if
- 16:01Speaker 2: my neighbor wants to pay a neon purple his or
- 16:04Speaker 2: her house, it's one hundred dollars fine, Okay, I'll pay
- 16:09Speaker 2: the money. I like a purple house. Now does that
- 16:13Speaker 2: mean that it's one hundred dollars fine every month or
- 16:18Speaker 2: is it a one time fee. As of right now,
- 16:22Speaker 2: it's a one time fee. You pay the money. So
- 16:26Speaker 2: there is a mess going on with the hoa's And
- 16:31Speaker 2: the problem is the fees are increasing so dramatically that well,
- 16:36Speaker 2: the US Housing Department and most financial planners say that
- 16:40Speaker 2: Americans shouldn't pay more than thirty percent of their monthly
- 16:43Speaker 2: income on housing. So what is going on with the
- 16:47Speaker 2: cost of housing? Well, certainly you have utilities going up,
- 16:53Speaker 2: not hugely, but utility is going up. Insurance going up
- 16:56Speaker 2: like crazy because of the fire issues here in the state.
- 17:01Speaker 2: You also have a maintenance going up because you are
- 17:04Speaker 2: paying more money for the gardener, the guy who comes
- 17:08Speaker 2: out and does inspections every year, the pest control people paid,
- 17:13Speaker 2: they get paid more money. But the big hit is
- 17:17Speaker 2: HOA fees. So you shouldn't pay more than thirty percent
- 17:20Speaker 2: of your monthly income on housing. I don't know the
- 17:24Speaker 2: last time anybody paid only thirty percent. It is far
- 17:28Speaker 2: higher than that. And on top of that, these HOA
- 17:34Speaker 2: fees are going to the point where people well, it's
- 17:37Speaker 2: more money for HOA fees than their mortgages in many cases.
- 17:42Speaker 2: And keep in mind these are run by boards who
- 17:47Speaker 2: can You don't have to be transparent. You can make
- 17:51Speaker 2: the decision or they can make the decision. They are
- 17:54Speaker 2: immune because there are insurance policies that protect the members
- 17:59Speaker 2: of the board. There is no requirement that they show
- 18:05Speaker 2: exactly what's going on or show bids.
- 18:07Speaker 3: You can have no bid construction costs or no bid repairs.
- 18:14Speaker 3: It is a mess.
- 18:15Speaker 2: The HOA world is for the most part unregulated, and
- 18:20Speaker 2: I don't know how to control that. What do you
- 18:22Speaker 2: do because according to California law. It's the homeowners have
- 18:26Speaker 2: to be part of the HOA board. And if no
- 18:28Speaker 2: one has experienced, how many people have experienced running organizations
- 18:32Speaker 2: that bring in millions of dollars? I mean, I'm not
- 18:36Speaker 2: an administrator my entire life. I'm not the administrator in
- 18:40Speaker 2: my companies at all. I don't have that skill set.
- 18:44Speaker 2: My skill set with the companies that iolve I'm involved with,
- 18:47Speaker 2: as I tell the jokes, that's it. I come in,
- 18:51Speaker 2: we have a meeting, I tell a joke er too,
- 18:52Speaker 2: and then I leave because no one's going to touch
- 18:54Speaker 2: the allow me to touch the financial part because I
- 18:57Speaker 2: just don't have that skill set. And so if you
- 19:01Speaker 2: belong to an HOA, look at the board, see what
- 19:05Speaker 2: experience they have those members of the board. Now occasionally
- 19:08Speaker 2: you'll go in and they'll bring in a retired management
- 19:13Speaker 2: person who has run companies and has run businesses, but
- 19:16Speaker 2: those are pretty rare. For the most part is volunteers,
- 19:22Speaker 2: and as I said in the previous segment, no one volunteers.
- 19:25Speaker 3: It's too much work.
- 19:28Speaker 2: And not only the board, but then you have the
- 19:32Speaker 2: various committees, for example, the architecture committee. I had to
- 19:38Speaker 2: go through that to change my garage door. I had
- 19:42Speaker 2: to get permission, and it makes sense. Do I want
- 19:47Speaker 2: a purple house next door? No? Do I want my
- 19:51Speaker 2: garage door to look the same, Well yeah, but do
- 19:54Speaker 2: I have to have permission for it?
- 19:56Speaker 3: Yes? I do, depends on the board.
- 19:58Speaker 2: So basically, if you have an HOA, then get out
- 20:01Speaker 2: of it and go to a place that doesn't have
- 20:02Speaker 2: an HOA. And by the way, you can't because virtually
- 20:05Speaker 2: every home, certainly every new home in the state is
- 20:09Speaker 2: part of an HOA.
- 20:10Speaker 3: We're just part of hoa's that's all. Amy. Is your
- 20:15Speaker 3: condo up north part of an HOA?
- 20:19Speaker 1: I have an apartment so here, it's not. My house
- 20:21Speaker 1: in Portland is part of an HOA.
- 20:23Speaker 3: Yeah, as a homeowner, it's you're an HOA.
- 20:27Speaker 1: Land And they absolutely nothing for them.
- 20:31Speaker 3: Well, there's of course not.
- 20:32Speaker 2: You just pay your dues, your monthly HOA fees and
- 20:36Speaker 2: at least my HOA. They do a great job of
- 20:40Speaker 2: making my life miserable.
- 20:42Speaker 1: Yeah, mine did. But I wasn't doing garage door, so
- 20:45Speaker 1: I was just doing my front door, and I painted
- 20:48Speaker 1: this beautiful light robin egg kind of blue color, and
- 20:51Speaker 1: they made me repainted the same thing that they were
- 20:54Speaker 1: doing with you with the well what color? And then
- 20:56Speaker 1: I'd give them a color and they'd go, well that
- 20:58Speaker 1: doesn't work. And I'm like, what color can I use?
- 21:00Speaker 1: And they go, just bring us what color you want
- 21:01Speaker 1: to use. I'm like, tell me what I can do?
- 21:05Speaker 3: Do that afternoon. So yeah, it is, it is.
- 21:07Speaker 2: But that's hoa land all right. Coming up the fight
- 21:10Speaker 2: between the cities that have gaming that you can gamble
- 21:15Speaker 2: and the tribes. Oh man, is there a fight. And
