- 0:27Speaker 1: a golfer. When when does when does golfing start?
- 0:30Speaker 2: Well, typically at sometime you know, I would say in April, okay,
- 0:34Speaker 2: But some courses on the warmer days like to have
- 0:37Speaker 2: fun and open up randomly and get everybody excited before
- 0:40Speaker 2: we go back into hibernation.
- 0:41Speaker 1: Not about time to get out to the driving range. Yes,
- 0:44Speaker 1: I still love doing that. I got to do that
- 0:46Speaker 1: again because I can't golf, but man, I love smacking
- 0:49Speaker 1: a ball a couple double yards, like one or two.
- 0:51Speaker 2: I've been sticking to the indoor simulators. There's a bunch
- 0:53Speaker 2: around here now. It really has gotten a lot that
- 0:56Speaker 2: have popped up.
- 0:57Speaker 1: Have you sold the house with an indoor simulator? Yeah,
- 1:02Speaker 1: was that one where the agent you had to kind
- 1:04Speaker 1: of look around.
- 1:05Speaker 2: Was down in Stoton And uh, yeah, I'm built built
- 1:08Speaker 2: with a an indoor simulator kind of like a single bay,
- 1:12Speaker 2: smaller thing in the basement. You really have to prep
- 1:16Speaker 2: for that on the build.
- 1:17Speaker 3: Oh.
- 1:17Speaker 2: I looked into doing that in my basement and of course,
- 1:21Speaker 2: and it would have involved digging down about two feet
- 1:24Speaker 2: and adding concrete and you know, make sure that you
- 1:28Speaker 2: know you don't get water seepage under there. But so yeah,
- 1:31Speaker 2: decided against it.
- 1:32Speaker 3: Unfortunately.
- 1:34Speaker 1: Well, there's there's I know a guy that if you
- 1:36Speaker 1: are ever looking for a house and the ever lists,
- 1:38Speaker 1: I know a guy you can call that if they
- 1:40Speaker 1: see another one, he'll definitely there.
- 1:41Speaker 3: His name's Matt. Yeah, Matt, He'll call you Llah And.
- 1:44Speaker 2: If you have one in your house, reach out to me.
- 1:46Speaker 2: Who knows, maybe I'll move you.
- 1:48Speaker 3: Look in the list.
- 1:49Speaker 1: Yeah, I got that top number six eight sixty seven
- 1:53Speaker 1: three fifty four hundred. That's six O eight six seven
- 1:55Speaker 1: three fifty four hundred.
- 1:56Speaker 3: Kind of joke.
- 1:56Speaker 1: But at the same time, and like you know what,
- 1:58Speaker 1: there may very well be somebody this morning that's going, well,
- 2:01Speaker 1: we are looking to listen our home with the golf simulators.
- 2:03Speaker 1: So we've got a fantastic featured listing this week of
- 2:07Speaker 1: house in sun Prayer. We're also going to look at
- 2:09Speaker 1: the market stats from from January as we kick off
- 2:13Speaker 1: a new year. Get some details from Matt on that.
- 2:14Speaker 1: In just a moment I mentioned the website Rock Wisconsin
- 2:17Speaker 1: dot com. I haven't mentioned Wisconsin Buyeragent dot com. It's
- 2:21Speaker 1: a fantastic website if you are looking to buy, to
- 2:24Speaker 1: get to know the agents at Rockrealty. You can also
- 2:26Speaker 1: schedule an appointment, a little phone call and get to know
- 2:28Speaker 1: you conversation not again available at Wisconsin Buyer Agent dot com.
- 2:32Speaker 1: All singular Wisconsin Buyeragent dot com. Before get to this
- 2:36Speaker 1: week's featured listening. While we were talking about golf and simulators,
- 2:40Speaker 1: I know a number of houses I see on the website.
- 2:44Speaker 1: You guys oftentimes have houses right on golf courses and
- 2:47Speaker 1: those type of things too, don't you.
- 2:48Speaker 2: That's that's always an option for listings, and they're ideal.
- 2:52Speaker 2: You know a lot of people are looking for that.
- 2:54Speaker 2: There's a bit of a premium, of course, when you
- 2:56Speaker 2: get to sit in the morning with your coffee and
- 2:59Speaker 2: watch people tea off and you realize that, you know,
- 3:02Speaker 2: your game probably isn't good as good as the one
- 3:05Speaker 2: the people you're watching. But yeah, one of.
- 3:06Speaker 1: The things I've always envied about about folks that live
- 3:09Speaker 1: on golf course as well is at night it's completely
- 3:12Speaker 1: peaceful and quiet, like it is. It is just that
- 3:15Speaker 1: I've had friends over the years that I've had great
- 3:17Speaker 1: and it's like what a just yeah you mentioned starting
- 3:19Speaker 1: your day off and having.
- 3:21Speaker 3: A cup of coffee looking over the course. Oh my godness.
- 3:23Speaker 2: It's similar to having a house that backs up to,
- 3:27Speaker 2: you know, a park or something, because somebody else is
- 3:29Speaker 2: mowing that whole space and keeping it. You know, they're
- 3:31Speaker 2: never they're never letting it get too long.
- 3:33Speaker 1: Oh yeah, that's fantastic, Matt. Let's talk about this week's
- 3:37Speaker 1: featured listing. Chad is listing this home in sun Prairie
- 3:40Speaker 1: and it is.
- 3:42Speaker 3: It is a.
- 3:43Speaker 1: Gorgeous, gorgeous home, brand new, built in twenty twenty four.
- 3:47Speaker 1: This is a this is a nice one. Let's talk
- 3:50Speaker 1: about this house right in sun Prairie, looks right on
- 3:53Speaker 1: Lonnie Lane and Sunbrarie.
- 3:55Speaker 2: Yeah, it's a very large home. Yeah, anybody looking to
- 3:59Speaker 2: fill a number of bedrooms, This could be the home
- 4:01Speaker 2: for you. It's at two two six zero Lanni Yelo
- 4:05Speaker 2: and n I E. Lani Lane and Sun Prairie. It's
- 4:08Speaker 2: listed for one point one ninety nine million and it's
- 4:12Speaker 2: got six bedrooms, five and a half bathrooms and five thousand,
- 4:18Speaker 2: seven hundred and ten square feet, so huge house. And
- 4:23Speaker 2: it was, you know, just built in twenty twenty four.
- 4:26Speaker 2: It's got some nice exposure in the back, just a
- 4:29Speaker 2: good location up there in sun Prairie.
- 4:31Speaker 1: And I'm looking at the different photos and some of
- 4:34Speaker 1: the fee I mean, it is not only is it
- 4:36Speaker 1: is it large. It is a like the when they
- 4:39Speaker 1: designed this, they put in a lot of thought, different finishes,
- 4:43Speaker 1: and I'm just looking at them like this is a
- 4:45Speaker 1: it is an absolutely beautiful Did you get folks, I
- 4:48Speaker 1: would assume quite a bit folks that are looking for
- 4:50Speaker 1: something a little a little larger.
- 4:52Speaker 3: I know, you got kids.
- 4:54Speaker 1: I know a lot of folks also parents are moving
- 4:56Speaker 1: and those type of things kind of extending the family.
- 4:59Speaker 1: I'm guessing ite a few people that are looking for
- 5:02Speaker 1: something just like this.
- 5:02Speaker 2: Yeah, this one's perfect for you know. And I've had
- 5:05Speaker 2: buyers just recently that we're looking for a home with
- 5:08Speaker 2: multiple on suites, right, so that you could have family
- 5:11Speaker 2: members live with you if need be. And yeah, in
- 5:14Speaker 2: that particular case it was it was parents. And this
- 5:17Speaker 2: one has three three on suite, so three different primary
- 5:21Speaker 2: bedrooms if you will, that have their own bathroom attached,
- 5:24Speaker 2: and just it's nice, nice for convenience and stuff. I mean, heck,
- 5:28Speaker 2: this this might even be great for like an airbnb
- 5:31Speaker 2: kind of.
- 5:31Speaker 3: But yeah, that's a great location.
- 5:34Speaker 2: Yeah, having three on suites really opens up the options
- 5:37Speaker 2: for any number of living situations.
- 5:39Speaker 1: What about two is I look, this looks like it's
- 5:41Speaker 1: got a very very nice home office with glass French
- 5:44Speaker 1: doors I'm seeing.
- 5:45Speaker 3: Do you see a lot of folks doing that now?
- 5:47Speaker 1: I know obviously that we've kind of gone back and
- 5:49Speaker 1: forth about working from home for folks that have that option,
- 5:52Speaker 1: who have that luxury, you want a nice, nice space
- 5:55Speaker 1: at home, and this this house really does have a
- 5:58Speaker 1: great space for if you do get the opportunity to
- 6:01Speaker 1: work from the home office to do just that.
- 6:03Speaker 2: Yeah, I'd say since twenty twenty or twenty twenty one,
- 6:07Speaker 2: that fourth and or a fifth bedroom has become that
- 6:10Speaker 2: much more important. So having little a little bedroom that
- 6:14Speaker 2: maybe has a small closet, so it could easily be
- 6:16Speaker 2: used as a as an office. As a big deal.
- 6:19Speaker 2: A lot of people are looking for that, and you know,
- 6:21Speaker 2: in many cases you've got you know, two people working
- 6:25Speaker 2: from home now, so.
- 6:26Speaker 1: That is that is definitely somebody you want to check
- 6:29Speaker 1: this house out at twenty two sixty Lonnie Lane in
- 6:32Speaker 1: Sun Prairie. You can call Chad if you're looking to
- 6:34Speaker 1: take a peek. Chad Bowers is tell for what number
- 6:36Speaker 1: six oh eight two seven nine fifty nine eighty five.
- 6:40Speaker 1: That's six oh eight two seven nine fifty nine eighty five.
- 6:43Speaker 1: Chad Bowers say, I want to see that six bedroom,
- 6:46Speaker 1: five and a half bath home in Sun Prairie.
- 6:48Speaker 3: That is beautiful.
- 6:49Speaker 1: We'll talk a little bit more about that. You can
- 6:50Speaker 1: also see it head on over to the website Rockwisconsin
- 6:54Speaker 1: dot com. That's r O c K Wisconsin dot com
- 6:58Speaker 1: and Matt. We get the numbers towards the end of
- 7:00Speaker 1: each month for the previous month and we're going to
- 7:03Speaker 1: break those down. And I know it's something that in
- 7:05Speaker 1: your industry you keep, for good reason, very close eye
- 7:08Speaker 1: on on this stuff. What's kind of the overall takeaway
- 7:11Speaker 1: as we get into the new year, into twenty twenty five.
- 7:13Speaker 1: Is there kind of like a big kind of headline,
- 7:15Speaker 1: like a big bullet point that you're seeing in the markets.
- 7:18Speaker 3: Yeah.
- 7:18Speaker 2: I would say over the last you know, year or so,
- 7:21Speaker 2: I've been talking about how the market feels like it's
- 7:24Speaker 2: starting to level out, and the stats from last month
- 7:28Speaker 2: are kind of the first month that has really consistent
- 7:32Speaker 2: data towards that. Right, We've obviously had increased home prices
- 7:37Speaker 2: for years and years and years, and you've had a
- 7:40Speaker 2: thinning number of listings and at this point we've finally
- 7:45Speaker 2: gotten some balancing, right, So we've finally had the you know,
- 7:50Speaker 2: the pendulum swing slightly back towards the buyer side, just
- 7:54Speaker 2: slightly right, Just yeah, yeah, let's try to get that
- 7:57Speaker 2: teeter totter a little more balanced because it's been early
- 8:00Speaker 2: Steller side for a long time.
- 8:02Speaker 1: So with that, as we talked morning with Matt Heytman
- 8:03Speaker 1: of Rockrealty Online Rock Wisconsin dot com, that's Rock R
- 8:06Speaker 1: O C K Wisconsin at dot com ATWELP number six
- 8:09Speaker 1: O eight six seven three fifty four hundred. That's six
- 8:11Speaker 1: oh eight six seven three fifty four hundred. With this,
- 8:15Speaker 1: you know, we kind of look a look at some
- 8:17Speaker 1: of the stats and some of the I like, looking
- 8:20Speaker 1: at the graphs quite a bit kind of pops for me.
- 8:24Speaker 1: With the with the number of new listings folks are
- 8:27Speaker 1: and as you mentioned, I mean, folks are definitely listing
- 8:30Speaker 1: their houses, aren't they.
- 8:31Speaker 2: Yeah. Yeah, we saw a pretty significant increase in the
- 8:35Speaker 2: number of new listings that hit the market in January.
- 8:38Speaker 2: And this is January over January, so you know, it's
- 8:42Speaker 2: never a great month for new listings, right, but you know,
- 8:46Speaker 2: we had a significant increase, Like, for instance, in Dane County,
- 8:49Speaker 2: we went from around four hundred new listings in January
- 8:52Speaker 2: of twenty twenty four to four hundred and sixty in
- 8:55Speaker 2: twenty twenty five, so a lot more listings finally hitting
- 8:58Speaker 2: the market. Rock County was an increase of twenty one percent,
- 9:02Speaker 2: Jefferson County was an increase of seventeen percent. So you know,
- 9:06Speaker 2: all in all, we're probably looking at you know, i'd
- 9:09Speaker 2: say eighteen percent increase in general between the three counties
- 9:14Speaker 2: that we track personally.
- 9:16Speaker 1: With that, and I think it highlights what you were
- 9:18Speaker 1: saying there earlier as well, is that with the with
- 9:21Speaker 1: the number of listings going out there, if you are
- 9:24Speaker 1: a buyer.
- 9:25Speaker 3: It gives you options.
- 9:26Speaker 1: It gives you obviously there's there's more options which makes
- 9:30Speaker 1: things a little more competitive, which can help with the prices.
- 9:32Speaker 1: But just having more options is such a such a
- 9:35Speaker 1: great thing. But I know a lot of that can
- 9:37Speaker 1: be can be you know, even if the numbers, let's
- 9:39Speaker 1: say that that we're flatter, even fewer homes down year
- 9:43Speaker 1: after year. It does, even even at these numbers, it
- 9:45Speaker 1: highlights the importance of working with We talked about the
- 9:48Speaker 1: website Wisconsin buyer agent dot com. Working with a good
- 9:51Speaker 1: agent to really give you the best options and see
- 9:55Speaker 1: the best homes for what you're looking for.
- 9:57Speaker 2: Yeah, yeah, Not only that, it also just leads to
- 10:02Speaker 2: how important it is to price your house rights right now.
- 10:06Speaker 2: It used to be you could kind of do a
- 10:07Speaker 2: shot in the dark over the last few years and
- 10:10Speaker 2: the buyers would kind of bid it up to where
- 10:11Speaker 2: it needed to share. In this current market, you know,
- 10:15Speaker 2: with actually fewer accepted offers than last year and then
- 10:20Speaker 2: more listings, it's just that much more important to price
- 10:24Speaker 2: it right to make sure you get those buyers through
- 10:25Speaker 2: your house since they have options now and they might
- 10:28Speaker 2: be might be seeing the neighbor's house first and not
- 10:30Speaker 2: even making it over to years because your priced heres,
- 10:32Speaker 2: you know, ten thousand dollars higher than it should have been.
- 10:34Speaker 1: So where does that when it comes to pricing, then
- 10:36Speaker 1: what do we see as far as kind of that
- 10:37Speaker 1: median price for single family homes in the area.
- 10:40Speaker 2: Yeah, this was one of the more surprising metrics because
- 10:45Speaker 2: regardless of you know, more listings coming on the market,
- 10:48Speaker 2: regardless of the interest rates being higher, it just it
- 10:50Speaker 2: felt like the prices continued to rise regardless. And this
- 10:55Speaker 2: is the one, the one of the first months that
- 10:57Speaker 2: we saw a decrease in some of the app forge
- 11:00Speaker 2: sale prices. Right, So in Dane County last year, the
- 11:04Speaker 2: average sale price was four hundred and fifty five thousand,
- 11:08Speaker 2: let's call it. And this year in January we were
- 11:11Speaker 2: at four thirty eight to five hundred, so an actual
- 11:13Speaker 2: decrease of three percent, and prices year over year. Rock
- 11:18Speaker 2: County still rose a little bit, Jefferson down a little bit,
- 11:21Speaker 2: So it really is showing a leveling of the prices
- 11:25Speaker 2: maybe as well, which is great news for buyers because
- 11:28Speaker 2: it's been a long time since we've seen that.
- 11:30Speaker 1: And that's an important takeaway for folks that are hearing this.
- 11:33Speaker 1: I think one of the things that kind of troubles
- 11:37Speaker 1: me is when people don't and we're I don't want
- 11:41Speaker 1: to wag my finger at folks, because I'm just as
- 11:43Speaker 1: guilty as Sometimes you'll hear headlines and it'll cause you
- 11:46Speaker 1: not to take action or not to at least start
- 11:49Speaker 1: that conversation. When you start seeing things like this, with
- 11:52Speaker 1: some of these numbers and some of this information, it's
- 11:56Speaker 1: to me, it's good to get that word out that
- 11:59Speaker 1: housing value US and prices are kind of are leveling
- 12:02Speaker 1: off because it's it's for people that may have been
- 12:04Speaker 1: on the sideline. It's a good time to start that
- 12:07Speaker 1: conversation is really find that stuff out.
- 12:09Speaker 3: Is you don't know what? I always like say, don't
- 12:11Speaker 3: know what? You don't know?
- 12:12Speaker 1: Match right, And so until you start that conversation, and
- 12:15Speaker 1: if it's something like like they're saying, I don't know
- 12:17Speaker 1: it's house prices, there's so much, so expensive, so alsome,
- 12:21Speaker 1: you don't know until you and I know when we
- 12:23Speaker 1: talk with West the other week, same thing. You don't
- 12:24Speaker 1: know what you don't know and start that. It's always
- 12:26Speaker 1: a good time to start that conversation, even if today's
- 12:29Speaker 1: not the day to be buying a house for you.
- 12:31Speaker 3: You don't know until you pick up a phone make
- 12:33Speaker 3: a call. Yeah.
- 12:33Speaker 2: Absolutely, And I would say specifically right now. I mean
- 12:36Speaker 2: with all these new listings that have come on the
- 12:38Speaker 2: market to try to beat out buyers, they're going to
- 12:41Speaker 2: hit They're going to hit the market come April, market
- 12:43Speaker 2: into March and April. If you can get out there now,
- 12:45Speaker 2: you might have some fantastic selections for houses to see.
- 12:49Speaker 2: And uh, I mean there's a chance that you're the
- 12:51Speaker 2: only buyer interest. Yeah, and you get it below this price.
- 12:53Speaker 2: This is this is the opportunity now before the spring.
- 12:56Speaker 1: Let me ask you about seasonality is it's it's funny
- 12:59Speaker 1: about that is and I get it. If you've got
- 13:02Speaker 1: like kiddos for example, in school or something like that,
- 13:04Speaker 1: it may that may dictate just for the logistics of
- 13:08Speaker 1: it all, when you're looking to buy or or when
- 13:10Speaker 1: it may be quote unquote an ideal time to list.
- 13:13Speaker 1: But the reality is, if you are somebody that's in
- 13:15Speaker 1: a position to you know, maybe the kiddos are old,
- 13:18Speaker 1: or maybe you know you live, you can drop the
- 13:21Speaker 1: kids off on your way to work. You've got that flexibility.
- 13:24Speaker 1: What a great, powerful time it is to to be
- 13:26Speaker 1: looking at homes because of because of you know, it's
- 13:29Speaker 1: like when you're scheduling a vacation, it's always best to
- 13:32Speaker 1: do a turn to school.
- 13:33Speaker 3: It's just prices are better and competition is lower. Yeah.
- 13:37Speaker 2: Absolutely, And you know every year, you know you'll see
- 13:41Speaker 2: come come August that the buying frenzy does you know,
- 13:47Speaker 2: take come down a few notches, right, because everybody's preparing
- 13:50Speaker 2: together to send the school the kids back to school.
- 13:51Speaker 2: And it's always interesting, how you know. I call it
- 13:54Speaker 2: the kind of two to three weeks summer duldrum where
- 13:57Speaker 2: people decide that they're no longer the house hunting is
- 14:00Speaker 2: no longer the priority. It's time to go shopping for
- 14:03Speaker 2: school supply. Yeah.
- 14:04Speaker 1: Yeah, so it is a really really good time to
- 14:06Speaker 1: be looking to buy. Also a fantastic time to list
- 14:09Speaker 1: as well. By the way, if you're looking to buy
- 14:11Speaker 1: a cool thing that they've got at Rockrealty is a

- 14:34Speaker 1: as if you are ready to listener to this program,
- 14:36Speaker 1: you know, personality and really compatibility is so important to

- 15:36Speaker 1: for the number of bedrooms, prices, all that. I mean,
- 15:40Speaker 1: how much when it comes to like, I know you've
- 15:42Speaker 1: got you've got a hand, you like websites for good
- 15:46Speaker 1: reason putting that together, and I know it's it's you
- 15:49Speaker 1: guys have had Rock your Rock Realty website Rock Wisconsin
- 15:53Speaker 1: for a while.
- 15:54Speaker 3: Now.
- 15:54Speaker 1: How much work goes into setting that thing up initially?
- 15:57Speaker 1: I mean for us consumers, we appreciate the ease inconvenience,
- 16:01Speaker 1: but I guess on the other side, there's probably some
- 16:03Speaker 1: work that went into.
- 16:04Speaker 2: Yeah, I would I would say websites in general are
- 16:05Speaker 2: a lot of front end work and then there's small
- 16:07Speaker 2: tweaks after the fact, right, Yeah, I will mention that. Yeah,
- 16:11Speaker 2: like you had brought up off air, is you know
- 16:14Speaker 2: we you know all listings on the on the mls
- 16:16Speaker 2: are available at the site, right and any of our
- 16:19Speaker 2: agents can show any of those homes, right, And I
- 16:22Speaker 2: think sometimes buyers forget that that they think that they
- 16:25Speaker 2: can only see the home that we we've listed, but no,
- 16:28Speaker 2: you know, we can. We can go out and be
- 16:30Speaker 2: a buyer agent and uh and show you any listing
- 16:32Speaker 2: that's available on the MLS and uh, you know, three
- 16:35Speaker 2: four in a day and get it all taken care of.
- 16:38Speaker 1: And it's it's so much fun too to peruse the
- 16:41Speaker 1: listings on the website Rock Wisconsin dot com. That's Rock
- 16:44Speaker 1: R O c K Wisconsin dot com. It's kind of
- 16:47Speaker 1: a nice little escape. I also like just to kind
- 16:49Speaker 1: of see what different styles of homes are out there
- 16:52Speaker 1: and when what what they looked like on the inside.
- 16:54Speaker 1: I don't know, it's just a fascination. I don't think
- 16:56Speaker 1: I'm alone in that. I think a lot of folks
- 16:58Speaker 1: do that.
- 16:59Speaker 2: So definitely a closet real estate process exactly.
- 17:03Speaker 1: And that's funny, like oh I would I would so
- 17:07Speaker 1: paint that room a different color.
- 17:08Speaker 3: Oh I'd move that.
- 17:09Speaker 1: Like yeah, So it is fun check it out even
- 17:11Speaker 1: if you're just looking Rock Wisconsin dot com. That's our
- 17:14Speaker 1: O c K Wisconsin dot com and UH and Matt
- 17:17Speaker 1: as we kind of break down some of the numbers
- 17:19Speaker 1: as we get into that as we're into the new year. Now, affordability,
- 17:23Speaker 1: let's let's touch on that. That's that's a fantastic word,
- 17:26Speaker 1: and uh, it's even more fantastic when you look at
- 17:29Speaker 1: where where homes are when it comes to affordability.
- 17:32Speaker 2: Yeah, I mean, in general, it feels like it is,
- 17:36Speaker 2: you know, topping out a bit. For a while there,
- 17:39Speaker 2: the the affordability was you know, kind of in a
- 17:43Speaker 2: decline to where interest rates were continuing to rise at
- 17:46Speaker 2: the same time house prices were rising. But now now
- 17:50Speaker 2: that we're seeing you know, a slate drop in not
- 17:54Speaker 2: only house prices but a number of listings, it does
- 17:57Speaker 2: feel like buyers have a better opportunity now, a little
- 18:01Speaker 2: more balanced market. I think that in general, we're seeing
- 18:05Speaker 2: a lot of accepted offers. I mean, it's been a
- 18:08Speaker 2: very busy December and January and February for us, and
- 18:11Speaker 2: we're seeing a lot of activity, a lot of accepted
- 18:14Speaker 2: offers personally through our firm that are coming in at
- 18:18Speaker 2: a below list price and things like that. So you know,
- 18:20Speaker 2: there's there's definitely an opportunity for buyers to get a
- 18:24Speaker 2: get a decent deal right now. And I think that
- 18:27Speaker 2: in general, it's it's still a great time for sellers
- 18:31Speaker 2: to realize the equity that they've built up over the
- 18:34Speaker 2: last you know, twelve years.
- 18:36Speaker 1: Yeah, it's with that too, you mentioned, you know, kind
- 18:39Speaker 1: of a good time to good time to be looking
- 18:41Speaker 1: at and looking at equity and other things out there.
- 18:43Speaker 1: What about like as we as we review some of
- 18:45Speaker 1: the the other the other data is days on the market.
- 18:48Speaker 1: What are we what are we seeing there as far
- 18:50Speaker 1: as how long our homes out there?
- 18:52Speaker 3: How long are they available for folks?
- 18:54Speaker 2: Yeah, with you know, when you have an increase in
- 18:56Speaker 2: the number of listings hitting the market year every year,
- 18:59Speaker 2: there's more choices, you know, and with that comes sometimes
- 19:03Speaker 2: a longer time frame for a home to you know,
- 19:06Speaker 2: sit on the market, right And you know, we're seeing
- 19:09Speaker 2: an increase in that. We're seeing that. If you're in
- 19:14Speaker 2: Dane County in twenty twenty four, the average you know,
- 19:18Speaker 2: days on the market is around forty four days on
- 19:21Speaker 2: the market, and right now in January twenty twenty five,
- 19:23Speaker 2: it was at fifty three, so nearly a week longer
- 19:26Speaker 2: that homes are sitting on the market, right. Wow, And
- 19:29Speaker 2: you know that's actually a pretty good time frame for
- 19:32Speaker 2: a balanced market, right, But we've just been so used
- 19:35Speaker 2: to you know, it's sitting on the market a week
- 19:37Speaker 2: and getting over asking that. We got accustomed to that.
- 19:39Speaker 2: But now now we've got a lot more balance.
- 19:41Speaker 1: Is like a lot of what agents are doing is
- 19:44Speaker 1: kind of helping people understand because how the markets change,
- 19:50Speaker 1: like helping people kind understand where things fit. Like I
- 19:54Speaker 1: you know, when we talk about some of these numbers
- 19:56Speaker 1: we talk about, you know, time days on market, those
- 19:59Speaker 1: type of things, understanding expectations and helping people understand what
- 20:05Speaker 1: that means. I've got to guess agents spend a lot
- 20:07Speaker 1: of time with folks, whether they're listening or buying, helping
- 20:11Speaker 1: them understand that.
- 20:12Speaker 2: Yeah, I mean, we get accustomed to what we've been
- 20:15Speaker 2: hearing from news articles. We get accustomed to just assuming
- 20:20Speaker 2: that the market is still the same, right. So you know,
- 20:23Speaker 2: one of the an agent's a realtor's top priority is
- 20:27Speaker 2: letting people know whether to buyer or sell, or what
- 20:29Speaker 2: the current market looks like. Right. Hey, here's here's some
- 20:32Speaker 2: examples of what's recently happened in the market. Here's a
- 20:35Speaker 2: home that's sold just last week for this price. And
- 20:39Speaker 2: this is why I think we should come in and
- 20:41Speaker 2: at offer price at this level as a buyer and
- 20:44Speaker 2: then as a seller, Hey, you know, we need to
- 20:46Speaker 2: be careful not to list, you know, over this price,
- 20:49Speaker 2: because it's going to sit on the market maybe another
- 20:51Speaker 2: two three weeks and you might end up being the
- 20:54Speaker 2: stale listing. Right, So it's important to set those expectations
- 20:57Speaker 2: up front.
- 20:58Speaker 1: Of course, we talked with Matt Heytman of Rock. If
- 21:00Speaker 1: you are looking to buy or looking to sell, good
