- 2:33Speaker 1: you brought friends along this week or a friend in particular.
- 2:36Speaker 1: Voice that's familiar to folks on this station, Charles Bush.
- 2:40Speaker 4: Charles Bush, Evolve Insurance Solutions been on one other time,
- 2:44Speaker 4: but we got them in studio today.
- 2:46Speaker 1: Charles, welcome back to the program.
- 2:48Speaker 2: Thanks for having me back on.
- 2:50Speaker 1: It's really good to see you. And we've got we're
- 2:52Speaker 1: going to talk about homeowner's insurance, what it is, why
- 2:56Speaker 1: it's needed, other aspects of it, add things you can add.
- 3:00Speaker 1: I'm like flood insurance, a lot of things. But before
- 3:02Speaker 1: we get to that, just kind of an overall view
- 3:04Speaker 1: of Evolve the insurance agency and what you guys do
- 3:07Speaker 1: at Evolve Insurance Solutions, and for folks that may not
- 3:10Speaker 1: be familiar with you, let's talk a little bit about
- 3:12Speaker 1: your background and a little bit about the business.
- 3:14Speaker 2: Sure. Yeah.
- 3:15Speaker 3: Evolve Insurance Solutions is one hundred percent veteran owned independent
- 3:19Speaker 3: insurance agency. We partner with several different highly rated insurance
- 3:24Speaker 3: companies to basically shop through and find you the best option.
- 3:28Speaker 2: So we found just having a.
- 3:30Speaker 3: Variety of carriers to fit the different needs definitely is helpful,
- 3:34Speaker 3: especially in this hard insurance market that we've been in
- 3:36Speaker 3: for quite some time now.
- 3:37Speaker 1: Is that would that be like a broker? Is that
- 3:39Speaker 1: the term that am?
- 3:39Speaker 2: I think it's on the different phone brokers?
- 3:41Speaker 1: Ok?
- 3:41Speaker 2: Yeah, that would be an accurate description.
- 3:43Speaker 3: And like we basically work with seventeen direct companies for
- 3:47Speaker 3: personal lines and then over forty.
- 3:49Speaker 2: For commercial lines.
- 3:50Speaker 3: So very helpful, especially when you're trying to find a
- 3:52Speaker 3: good program for you know, the different clients or you
- 3:57Speaker 3: know whatever it ends up being.
- 4:00Speaker 1: So and folks can for example, you know, you think
- 4:03Speaker 1: of like an insurance agent, they work for an insurance
- 4:06Speaker 1: company and they're going to sell that particular company's product.
- 4:09Speaker 1: Working with you at Evolve Insurance Solutions, Charles, you're able
- 4:14Speaker 1: to kind of shop around and look for am I
- 4:17Speaker 1: Am I understanding that correctly? Yeah?
- 4:18Speaker 3: And that's you know, that's super important right now in
- 4:21Speaker 3: this hard market because there's some carriers that are.
- 4:23Speaker 2: Really increasing premiums.
- 4:26Speaker 3: I just ran into one the other day with a
- 4:28Speaker 3: captive company that just sells kind of like what you're
- 4:30Speaker 3: talking about. And I won't say the company, but they
- 4:33Speaker 3: just sell that company, and the home home policy was
- 4:36Speaker 3: like forty three hundred dollars a year for you know,
- 4:39Speaker 3: five six.
- 4:39Speaker 2: Hundred thousand covered. So that is, you know, that's insane.
- 4:43Speaker 3: And what we can do is we can shop that
- 4:45Speaker 3: out see if there's anybody else out there that's more competitive.
- 4:49Speaker 3: We're also seeing a lot with wind hail deductibles being
- 4:51Speaker 3: kind of high, and so finding you know, ones that
- 4:54Speaker 3: you know can be a good fit. Not having an
- 4:57Speaker 3: eight nine, ten thousand dollars whin hail deductible can also
- 5:00Speaker 3: be helpful fuying something a little bit lower, like a
- 5:03Speaker 3: thousand or twenty five hundred.
- 5:04Speaker 1: I'm down in Edgerton and the song of the summer's
- 5:06Speaker 1: been contractor hammers putting new roofs on on homes. And
- 5:12Speaker 1: I can't imagine the insurance companies right now the types
- 5:15Speaker 1: of checks that they're writing, but I do know that
- 5:16Speaker 1: that's substantial and we'll talk to about as we have
- 5:20Speaker 1: Charles Bush and studio with us this morning, talk a
- 5:22Speaker 1: little bit about for homeowners and people prospective homeowners what
- 5:27Speaker 1: they need to know and Matt I talk about and
- 5:29Speaker 1: one of the great things but getting a chance to
- 5:31Speaker 1: talk with you each and every week, is you've got
- 5:33Speaker 1: a network of people that you work closely with, obviously
- 5:37Speaker 1: other agents at Rock Realty internally, but also outside. We've
- 5:40Speaker 1: had some really great folks that you brought in that
- 5:42Speaker 1: you partner with quite a bit at Rock Realty, and
- 5:45Speaker 1: that says a lot is having a relationship with for example,
- 5:48Speaker 1: as we're talking this morning with Charles, having a relationship
- 5:50Speaker 1: with somebody in the insurance side of things can really
- 5:53Speaker 1: help especially I think it like first time home buyers
- 5:55Speaker 1: can really help them build a relationship that it was
- 5:58Speaker 1: someone that they trust a little bit of background.
- 6:01Speaker 4: Yeah, definitely. I mean when you've been in real estate
- 6:04Speaker 4: for twenty plus years and you know you've tried out
- 6:08Speaker 4: many other people in any companies, you know you find
- 6:10Speaker 4: the best ones. And we're really happy to be partnered
- 6:13Speaker 4: with Charles. We've you know, all of our clients tend
- 6:17Speaker 4: to get the better coverage and actually pay less for it.
- 6:20Speaker 4: So whenever you can, you know, find that combination and
- 6:23Speaker 4: have the flexibility. Even myself, you know, we've we've switched
- 6:27Speaker 4: carriers ourselves through Charles, right because he's always finding you know,
- 6:31Speaker 4: who's offering the best rates and the best coverage at
- 6:33Speaker 4: the current time. And with the insurance market changing so
- 6:36Speaker 4: much recently, it's really important that you have someone that's
- 6:38Speaker 4: actively looking for you.
- 6:40Speaker 1: With with with if you're buying a home, do you
- 6:42Speaker 1: need and I'll start with you, Matt, and then we'll
- 6:45Speaker 1: go over to Charles. Do you absolutely need insurance on
- 6:47Speaker 1: a new home? I know obviously you should, but do
- 6:49Speaker 1: you have.
- 6:51Speaker 4: If if you're buying in cash, you do not have
- 6:54Speaker 4: to have an insurance policy. However, if you have any
- 6:57Speaker 4: sort of financing involved, the lender is going to want
- 6:59Speaker 4: to make sure that they have that multiple hundreds of
- 7:03Speaker 4: thousands of dollars insured. Yeah, so that it just doesn't
- 7:06Speaker 4: get wiped off the map on them. Yes.
- 7:08Speaker 1: And Charles, do you work with a lot of first
- 7:10Speaker 1: time home buyers, other folks that have questions? You know,
- 7:12Speaker 1: folks that that may not I know most purchases involved
- 7:16Speaker 1: some type of mortgage. I'm guessing you work with a
- 7:18Speaker 1: lot of those folks and helping them find those things.
- 7:21Speaker 1: What's that like? That experience like for especially for a
- 7:23Speaker 1: first time home buyer, kind of walking them through that
- 7:25Speaker 1: how insurance and homeowner insurance works. It's got to be
- 7:28Speaker 1: a great experience for you.
- 7:30Speaker 2: Oh yeah, we love it. You know.
- 7:31Speaker 3: We get to go through a lot of you know,
- 7:34Speaker 3: new home buyers. They don't know what they don't know,
- 7:36Speaker 3: so we get to go through and set them up
- 7:38Speaker 3: the right way, go through what's important to them, what
- 7:41Speaker 3: they want for coverage. Not everybody's the same when it
- 7:44Speaker 3: comes to coverage, some you know, and not every home
- 7:48Speaker 3: is the same, you know, so we can set up
- 7:51Speaker 3: a time to go through, customize and really find, you know,
- 7:54Speaker 3: a fantastic fit for the new home buyer. The nice
- 7:56Speaker 3: thing too, is we can really explain what everything covers, so,
- 8:00Speaker 3: you know, should there be a loss, so they kind
- 8:02Speaker 3: of have that piece of mind knowing, hey, I remember
- 8:04Speaker 3: buying this writer for this coverage and I'm protected. So
- 8:08Speaker 3: that's you know, when the rubber meets the road, do
- 8:10Speaker 3: you have the coverage you need?
- 8:12Speaker 1: Is that something that people should maybe spend a little
- 8:14Speaker 1: more time on. I feel like a lot of times,
- 8:16Speaker 1: and the reality is that we're all looking to save
- 8:19Speaker 1: a little bit of money. But it seems like people
- 8:21Speaker 1: are just like my, my, the bank that has my mortgage,
- 8:25Speaker 1: this is what they require for for my insurance, and
- 8:28Speaker 1: they just kind of stop. There is this something that
- 8:30Speaker 1: that there's a great value to maybe looking at other
- 8:34Speaker 1: additional coverages or fully understanding what that coverage is that
- 8:38Speaker 1: that you're that you're paying for, oh one.
- 8:40Speaker 3: Hundred percent and and you know a lot of folks
- 8:42Speaker 3: in the Edgutate and Evantil area, yea kid probably attests
- 8:46Speaker 3: to this with all the hail and the massive hailstorm
- 8:48Speaker 3: that we had. Not every insurance policy is built the
- 8:51Speaker 3: same way. Some you know, have ACV endorsements on the
- 8:55Speaker 3: roof coverage. Some have one percent wind hail deductibles.
- 8:58Speaker 1: Uh.
- 8:59Speaker 3: Some you know, I really paid for the good coverage,
- 9:01Speaker 3: still have a matching endorsement that actually covers the undamaged
- 9:05Speaker 3: part of the roof or siding.
- 9:06Speaker 2: So you know, it can.
- 9:08Speaker 3: Really make a claim goal a lot easier when you
- 9:10Speaker 3: have better coverage built in and you're not fighting back
- 9:13Speaker 3: and forth with the insurance company.
- 9:16Speaker 4: I will say that, Yeah, Charles Charles has certain terms
- 9:18Speaker 4: that he'll mention yes, thank you. So the neat thing
- 9:23Speaker 4: is Charles can explain kind of, you know, the layman's
- 9:26Speaker 4: terms as well. And you know, especially in the hail thing,
- 9:29Speaker 4: he had just described these different things to me as like,
- 9:31Speaker 4: you know, what what does it mean when it's percentage?
- 9:33Speaker 4: What does it mean when it's ACV. So what's the
- 9:35Speaker 4: difference between those two again.
- 9:36Speaker 2: Charles sure?
- 9:37Speaker 3: So what actual ACV or actual cash value stands for.
- 9:41Speaker 3: Is it going to give you a depreciated payout. So
- 9:44Speaker 3: if you have a fifteen or twenty year old roof,
- 9:46Speaker 3: you're probably not going to get much of a payout.
- 9:48Speaker 2: Now, if you had replacement costs on.
- 9:50Speaker 3: That roof, they would pay to replace the roof, so
- 9:53Speaker 3: you got to watch out for that. A lot of
- 9:55Speaker 3: companies are just going flat out actual cash value or ACV.
- 10:00Speaker 3: Some are going to some sort of what's called a
- 10:02Speaker 3: payment schedule, which is similar to actual catch value, but
- 10:06Speaker 3: they do look at the age of the roof and
- 10:08Speaker 3: they decide, hey, at this age, this is.
- 10:10Speaker 2: The percentage payout that we will do for this, you know.
- 10:14Speaker 3: So it's important to know what you have in that
- 10:16Speaker 3: way too, you can plan for the future. If you
- 10:18Speaker 3: know you can't get replacement cost coverage, maybe you should
- 10:22Speaker 3: start budgeting roof replacement in the next five.
- 10:24Speaker 2: Or ten years.
- 10:25Speaker 1: A friend of mine down the road, they are I
- 10:28Speaker 1: think it's about twenty thousand dollars out of pocket that
- 10:31Speaker 1: they're paying to replace their roof is a fifteen twelve
- 10:34Speaker 1: years old and it's the insurance isn't isn't covering And
- 10:38Speaker 1: one of those, as you point out, Charles, one of
- 10:40Speaker 1: those questions you should probably be aware of before you've
- 10:42Speaker 1: got to write that check, save yourself that frustration. Another
- 10:45Speaker 1: term you used endorsements. What is an endorsement in the
- 10:49Speaker 1: insurance industry?
- 10:50Speaker 3: So typically an endorsement is going to add or take
- 10:52Speaker 3: away coverage. Most of the time it adds coverage. Most
- 10:56Speaker 3: policies come kind of basic, and then you endorse on
- 10:59Speaker 3: the different types of coverages that you want to have.
- 11:02Speaker 3: There's a lot of really cool endorsements out there these days.
- 11:05Speaker 3: So I would say you should review your insurance if
- 11:07Speaker 3: you haven't done it in the last four or five years,
- 11:09Speaker 3: you'd be kind of surprised some of the coverages that
- 11:11Speaker 3: are out there, and maybe even some of the changes
- 11:15Speaker 3: that have happened to your policy, whether it's wind, hail, deductibles,
- 11:19Speaker 3: ACV endorsements, actual cash value endorsements where you're getting it,
- 11:23Speaker 3: to appreciate it, payout should there be a claim for
- 11:26Speaker 3: wind or hail on your roof super important, just to
- 11:29Speaker 3: know what you have should it claim it?
- 11:30Speaker 1: Curve talking this morning with Charles Buysch and of course
- 11:33Speaker 1: Matt Heiman. Of course, Matt comes to us from Rockrealty
- 11:36Speaker 1: Online Rock Wisconsin dot com. That's roz k Wisconsin dot com.
- 11:40Speaker 1: Charles comes to us from Evolve Insurance Solutions. There tel
- 11:43Speaker 1: for number six So eight two zero three six four
- 11:48Speaker 1: six four five four is is their number? Is that
- 11:51Speaker 1: the best number to reach you? Gett't that look there?
- 11:53Speaker 2: That's actually my cell but that is for you as well.
- 11:57Speaker 1: That's the perfect numbers. What's the best for folks that
- 12:00Speaker 1: are looking to reach the office. What's the best way
- 12:02Speaker 1: to reach you? Charles?
- 12:03Speaker 3: That number is six eight six eight eight eight six
- 12:07Speaker 3: six seven and then just hit option one and we
- 12:10Speaker 3: get the first available agent.
- 12:12Speaker 1: Oh beautiful website too. I haven't had a chance to
- 12:14Speaker 1: ask you. Of course, everybody's online these days.
- 12:17Speaker 3: Oh absolutely, so that's sometimes a better way and more
- 12:21Speaker 3: streamlined way to requests a quote. It's www dot EI
- 12:26Speaker 3: s WI dot com again www dot EI s WI
- 12:32Speaker 3: dot com and then you can just click on requests
- 12:34Speaker 3: to quote. We streamline it. We try to turn around them,
- 12:38Speaker 3: you know, as quick as we can.
- 12:39Speaker 1: What as you were mentioning earlier, actual cash value talked
- 12:43Speaker 1: about replacement cost value. I did see a note here
- 12:46Speaker 1: all about guaranteed or extended replacement cost. What are we
- 12:50Speaker 1: talking there? Where's that world come into play?
- 12:53Speaker 3: Sure, so every policy should also have some kind of
- 12:57Speaker 3: extended replacement cost in it, meaning you should elect for
- 13:01Speaker 3: it because you never know what's going to happen. What
- 13:03Speaker 3: that does is a build a buffer in with inflation,
- 13:06Speaker 3: which we've all kind of seen hit across the economy,
- 13:11Speaker 3: increased costs of things coming in, whether it's imported from
- 13:15Speaker 3: different countries, and maybe tariffs are on causing the prices
- 13:18Speaker 3: to go up. Whatever the climate is, you want to
- 13:21Speaker 3: have that buffer. Whole area gets hit, that's going to
- 13:24Speaker 3: increase the labor costs, it's going to increase material costs,
- 13:27Speaker 3: all of that. So it gives you, I would say,
- 13:30Speaker 3: what guarantee replacement cost is? They are guaranteeing to replace
- 13:34Speaker 3: that home should a loss happen, so it could be
- 13:36Speaker 3: double the value and they're still going to replace it.
- 13:39Speaker 3: What's more common is like an expanded replacement costs or
- 13:42Speaker 3: extended replacement costs, where you build in a buffer of
- 13:44Speaker 3: say twenty five additional percentage or fifty percent above that
- 13:49Speaker 3: dwelling limit you set and it just gives you that
- 13:52Speaker 3: little buffer. Should it cost a little bit more than
- 13:55Speaker 3: you anticipated, or things change, you know, prices go up
- 13:58Speaker 3: a little bit, and may you hadn't adjusted your policy
- 14:02Speaker 3: up yet to meet with those new costs.
- 14:04Speaker 1: Talking this morning, of course with Matt Heytman of Rockreels
- 14:07Speaker 1: realt and of course we've gos got Charles Bush along
- 14:09Speaker 1: this this week. He is the owner of Evolve Insurance Solutions.
- 14:12Speaker 1: You can learn more online EI s Wi dot com.
- 14:16Speaker 1: That's EI s Wi dot com. First, you can learn
- 14:20Speaker 1: more about Rockrealty on their website, Rock Wisconsin dot com.

- 14:52Speaker 1: eight six seven three fifty four hundred, talk about this
- 14:55Speaker 1: week's featured listing and just a moment of course, Ashley
- 14:57Speaker 1: is the featured agent on that telphone number nine two
- 15:00Speaker 1: zero five five nine thirteen thirty four. That's nine two
- 15:03Speaker 1: zero y five nine thirteen thirty four. We'll get into
- 15:06Speaker 1: the featured listing and get a little review a little
- 15:09Speaker 1: bit later on in this segment. Joined in studio this morning,
- 15:11Speaker 1: of course by Matt Heytman of Rock Realty, as well
- 15:13Speaker 1: as Charles boysch is, the owner of Evolve Insurance Solutions
- 15:17Speaker 1: online Eiswi dot com. That's eis Wi dot com. I'm
- 15:23Speaker 1: learning a little bit about homeowner's insurance and you use
- 15:27Speaker 1: that term endorsements. Does flood insurance count as an endorsement
- 15:30Speaker 1: or is that something that's totally separate.
- 15:32Speaker 3: Charles, So that is something that's totally separate. The only
- 15:36Speaker 3: really you know, well, there's a couple endorsements that you
- 15:39Speaker 3: could put on that could cover water. Water backup is
- 15:42Speaker 3: a common one where it'll cover if the some pump
- 15:45Speaker 3: can't keep up and water comes in through the sum.
- 15:47Speaker 3: We saw a lot of them in Milwaukee recently fortunately,
- 15:51Speaker 3: and then also sewer backup if that comes in unfortunately,
- 15:55Speaker 3: also saw that in Milwaukee.
- 15:56Speaker 2: Bat'll cover kind of those specific things.
- 15:59Speaker 3: Now, if it's a flood, then you need an actual
- 16:02Speaker 3: flood policy, okay, and that's something we can definitely help
- 16:05Speaker 3: with as well.
- 16:06Speaker 1: But those are different. So, like a flood, standing water
- 16:09Speaker 1: outside my home is different from water coming into my correct.
- 16:12Speaker 3: So just think if the water comes over the top
- 16:15Speaker 3: of the foundation, that's kind of considered a flood. Also,
- 16:18Speaker 3: if they usually will define it or declare whether it's
- 16:22Speaker 3: a flood or not with FEMA or you know, you
- 16:26Speaker 3: know whatever department does that, I think it's like FEMA
- 16:28Speaker 3: that will say, hey, we've had you know over I
- 16:30Speaker 3: think an inch of water in a three square mile
- 16:34Speaker 3: or three square acres or something like that, it's considered
- 16:37Speaker 3: a flood. So by the terminology, if it's considered a flood,
- 16:41Speaker 3: it comes over the top of the foundation. You definitely
- 16:43Speaker 3: want to have that flood policy if you want coverage
- 16:45Speaker 3: for that, or if you're in an area that could
- 16:47Speaker 3: be prone to that.
- 16:48Speaker 1: And I hear the term floodplain a lot. Does that
- 16:50Speaker 1: mean like, if I've got a mortgage and I'm in
- 16:51Speaker 1: a quote unquote flood plane, does that mean that I
- 16:54Speaker 1: my mortgage company or my lender is probably going to
- 16:56Speaker 1: require some type of coverage for that Or am I
- 16:59Speaker 1: miss understanding what that may or how that may matter?
- 17:03Speaker 2: That's correct.
- 17:03Speaker 3: I mean there's all sorts of flood planes, but if
- 17:06Speaker 3: you're in a high risk flood plane and you're getting
- 17:09Speaker 3: a mortgage, you will need to get flood insurance. So
- 17:12Speaker 3: nice thing is we work with both FEMA back and
- 17:15Speaker 3: private flood insurance companies that are Fanny and Freddie may
- 17:19Speaker 3: you know compliant. It's good to have both because then
- 17:22Speaker 3: you can see who's going to be, you know, with
- 17:24Speaker 3: something that is required the most competitive.
- 17:26Speaker 1: It looks like you want to get on that.
- 17:27Speaker 4: Yeah, So you know a lot of our agents will
- 17:30Speaker 4: actually ask, you know, well, how how do I find
- 17:33Speaker 4: out if this isn't a flood plane?
- 17:35Speaker 2: Right?
- 17:35Speaker 4: Just to be sure, right, because sometimes it'll mention it
- 17:38Speaker 4: in the listing. Sometimes I won't. So a lot of
- 17:39Speaker 4: times it's it's best if we can check on the
- 17:41Speaker 4: back and so we're actually able to call Charles, give
- 17:43Speaker 4: them an address, and he'll tell me, oh, this is
- 17:45Speaker 4: this is the degree of risk you're at if you're
- 17:48Speaker 4: going to make an offer on this property. And so
- 17:50Speaker 4: it kind of gives yourself an eyes wide open moment
- 17:53Speaker 4: with your buyers.
- 17:54Speaker 1: Is that unique, Charles you get obviously with the folks
- 17:57Speaker 1: that Rock Realty? Is that unique that that folks would
- 17:59Speaker 1: call you on something like that? I mean real estate agents. Y.
- 18:03Speaker 3: I like to do it because it's an extra value
- 18:06Speaker 3: added thing I can do for them. And then and
- 18:08Speaker 3: then their buyers, No, they know whether or not they're
- 18:10Speaker 3: in a flood zone. It's important because with the online
- 18:14Speaker 3: and the searching and the googling and the chatchyet you know, t.
- 18:17Speaker 2: Being and all of that.
- 18:18Speaker 3: Yeah, you know there there's sometimes a disconnect there. And
- 18:21Speaker 3: I've seen I've seen buyers like, hey, this is this
- 18:25Speaker 3: isn't in a seventy or eighty percent flood zone in it?
- 18:28Speaker 2: You know? Or this is my flood score?
- 18:30Speaker 3: Like no, you need to get a flood zone determination
- 18:33Speaker 3: that'll tell you whether or not, you know, if you've
- 18:35Speaker 3: got a mortgage you need to have flood insurance or not.
- 18:37Speaker 3: And I've seen a lot of times where it says, oh,
- 18:39Speaker 3: this isn't a high risk area. No, it's only an X,
- 18:41Speaker 3: it's not in something that would require that you know,
- 18:44Speaker 3: mortgage back flood insurance.
- 18:45Speaker 1: Are there, Charles, Are there some insurance companies that that
- 18:48Speaker 1: and I obviously they all treat things their own separate way,
- 18:51Speaker 1: but are there some that for example, if I am
- 18:53Speaker 1: in one of these areas where there is a higher
- 18:56Speaker 1: flood risk, that there may be a company out there
- 18:58Speaker 1: that that you may able to work with that might
- 19:01Speaker 1: handle something like that a little bit better than another one.
- 19:04Speaker 1: Like you understand what some of them may specially not
- 19:06Speaker 1: necessarily specialize, but maybe more forgiving in some of these areas.
- 19:10Speaker 1: As far as pricing and other things.
- 19:12Speaker 3: There's definitely some differences in pricing in appetite when it
- 19:18Speaker 3: comes to areas. Sometimes if you're in the middle of nowhere,
- 19:21Speaker 3: like a protection Class ten is what they call it,
- 19:23Speaker 3: it can be challenging to get covered. So everybody will
- 19:26Speaker 3: rate you up. But there may be like two or
- 19:28Speaker 3: three carriers. They're like, oh no, we're we're fine with
- 19:30Speaker 3: protection Class ten and here's your rate. It's twelve or
- 19:33Speaker 3: fourteen hundred dollars for your policy. Same thing would go
- 19:37Speaker 3: with you know, water areas. You know, some are I've
- 19:40Speaker 3: found that some private flood insurance, depending on the makeup
- 19:45Speaker 3: and how it's set up, you know, if it's on
- 19:47Speaker 3: a river or something like that, but it's farther back,
- 19:49Speaker 3: they sometimes can look fantastic on the rate, whereas if
- 19:52Speaker 3: the you know, the foundation backs right up to the water,
- 19:55Speaker 3: it's a little bit different story. So yeah, every case
- 19:58Speaker 3: is a little bit different and can kind of y
- 20:00Speaker 3: depending on appetite when it comes to underwriting and the
- 20:03Speaker 3: insurance company.
- 20:04Speaker 4: Might be talking about my situation. We had a we
- 20:06Speaker 4: had an old building in Stoughton that was off of
- 20:11Speaker 4: a river, but it wasn't touching the river. So yeah,
- 20:13Speaker 4: we were actually to find a fairly reasonable policy due
- 20:16Speaker 4: to that, but took looking and shopping a few different carriers.
- 20:19Speaker 4: And that's what's so nice about working with Charles and
- 20:21Speaker 4: Evolve insurance solutions. You can find that you know, cheaper
- 20:25Speaker 4: but great coverage option.
- 20:26Speaker 1: So I'm just thinking about cast Cast the line from
- 20:29Speaker 1: your back window. You might be a little too close.
- 20:31Speaker 4: Well, the backyard was only like three foot to the river.
- 20:36Speaker 1: I see a term here, a special form or h
- 20:40Speaker 1: O three. Does that mean anything to you, Charles? Is
- 20:42Speaker 1: that is that something in your industry that that matters?
- 20:45Speaker 1: Or is that something on a on a on a
- 20:47Speaker 1: AM I talking about a different area here.
- 20:49Speaker 2: No.
- 20:50Speaker 3: H O three is a special open perils coverage, which
- 20:53Speaker 3: basically means your policy is covered for everything minus what
- 20:56Speaker 3: specifically excluded on it.
- 20:59Speaker 2: I would say that's becoming.
- 21:00Speaker 3: More and more standard, or maybe you know the standard
- 21:03Speaker 3: in the industry. You can find some older policies that
- 21:06Speaker 3: are like eight you know, that don't cover all perils.
- 21:11Speaker 3: You want to have special apparels covered because what it
- 21:13Speaker 3: also does is put the burden of proof on the
- 21:15Speaker 3: insurance company, meaning, hey, they have to prove it wasn't covered,
- 21:19Speaker 3: versus the burden of proof is on the insured. They
- 21:22Speaker 3: got to prove it was covered, and they can get
- 21:24Speaker 3: a little challenging, and you know, especially if.
- 21:26Speaker 2: You've got to hire lawyers and all that stuff.
- 21:28Speaker 3: I'd say the most important thing is kind of what
- 21:30Speaker 3: we talked about earlier, the expanded replacement costs or the
- 21:33Speaker 3: H five that just gives you a better product. It
- 21:35Speaker 3: gives you a little peace of mind, a little buffer
- 21:37Speaker 3: if something should happen and you need a little.
- 21:40Speaker 2: Bit extra coverage to bring you home.
