- 0:08SPEAKER_00: This is gonna be your Santa Clarita real estate update.
- 0:11SPEAKER_00: I'm gonna give you the last seven-day snapshot.
- 0:13SPEAKER_00: I'm gonna talk about coming soon listings, which I know everybody wants to see.
- 0:17SPEAKER_00: If you have a real estate agent, they should be able to send you these very easily.
- 0:20SPEAKER_00: Has to come to your email, though.
- 0:22SPEAKER_00: It can't come through a syndication site or other online portal.
- 0:25SPEAKER_00: They have to be sent deliberately.
- 0:27SPEAKER_00: That's per the terms of service with the multiple listing service where almost all properties are posted for sale.
- 0:33SPEAKER_00: I say almost all because you might see an outlier or two of the for sale by owner properties, people wanting to sell things themselves, and that exists and that's a real world.
- 0:43SPEAKER_00: There are other websites dedicated to that.
- 0:45SPEAKER_00: I would just tell you be wary because those websites monetize themselves by getting you to give up your personal and private information.
- 0:53SPEAKER_00: That's just the way the system works.
- 0:55SPEAKER_00: Also, if you're seeing listings online and they're not on the MLS verified website, an actual local listing that's tied to a licensed number with a licensed agent under a licensed brokerage, you're probably looking at junk.
- 1:08SPEAKER_00: You're probably looking at stuff that isn't true.
- 1:10SPEAKER_00: There are no rules there.
- 1:12SPEAKER_00: They don't have to play by any games because they have no associations and there is no enforcement mechanism.
- 1:17SPEAKER_00: Trust me, as a longtime police officer, well, don't trust me.
- 1:22SPEAKER_00: But if there is nobody to seek out, if there is nobody that you can prove damages with, if there is no responsible party, then they're able to put a bunch of garbage out there just like we're seeing in all of our feeds now with all this AI slot that's everywhere.
- 1:37SPEAKER_00: You see these videos that yes, they're entertaining, but they pull people off the mark very quickly.
- 1:42SPEAKER_00: I'm not going to get into that today.
- 1:44SPEAKER_00: But we are going to talk about those 664 active listings.
- 1:47SPEAKER_00: In the last seven days, we have five coming soon, posted 65 brand new, 71 price changes, 17 back on the market, 33 active under contract, 47 pending, 75 closed, 15 expired, 18 canceled, and 11 put on hold, five have been withdrawn.
- 2:04SPEAKER_00: The number of properties we're selling per week, 75 versus new listings, 65.
- 2:09SPEAKER_00: We're kind of outrunning the properties that we're putting on the market.
- 2:14SPEAKER_00: So we're selling more than we're replenishing, but that's very close.
- 2:18SPEAKER_00: One week it's going to be up a little bit, one week it's going to be down.
- 2:21SPEAKER_00: But right now in the 660s, that might get down to 620 or below 600 by Christmas time.
- 2:27SPEAKER_00: So let's wait and see.
- 2:28SPEAKER_00: All right, and as far as what's happening in the coming soon realm, these five listings, I'll just give you an idea.
- 2:33SPEAKER_00: They run the gamut between$529,000 on the low end.
- 2:38SPEAKER_00: Looks like the high end$780, uh, four bedroom, two bathroom houses 1969 to 1962.
- 2:44SPEAKER_00: Uh Saugus Canyon Country ringing in New Hall as well.
- 2:48SPEAKER_00: So check those out.
