- 1:43SPEAKER_03: Little cuties.
- 1:44SPEAKER_03: They're just always so beautiful.
- 1:45SPEAKER_07: Hey, here on this podcast, we're not just talking about construction.
- 1:48SPEAKER_07: We're talking about the people, business, homes, and communities that make the Midwest such a great place to live, work, and raise your family.
- 1:55SPEAKER_07: We bring the real conversations with local experts, business owners, community leaders, and people who are helping build a better Midwest, one community at a time, like our friends at First Choice Realty Pros.
- 2:06SPEAKER_07: And today we're talking about something a lot of homeowners have probably thought about at some point, but maybe haven't taken that first step.
- 2:14SPEAKER_07: Is it time to sell?
- 2:15SPEAKER_07: Don't know.
- 2:16SPEAKER_07: Maybe your family has changed, maybe your kids have moved out, or maybe you're thinking about downsizing.
- 2:22SPEAKER_07: Maybe you're just realizing that house you've loved for years doesn't quite fit your life anymore.
- 2:27SPEAKER_07: So today we're going to talk about the signs that your home might not fit your life anymore and what you can do if you're considering making a move, right?
- 2:36SPEAKER_07: Love it.
- 2:37SPEAKER_07: Love it.
- 2:38SPEAKER_07: So the goal of this episode is speaking directly to homeowners who have considered selling, downsizing, or making a move, but haven't taken that first step yet.
- 2:46SPEAKER_07: If you've outgrown your home, what do we want to talk about?
- 2:49SPEAKER_07: What's a sign that you've outgrown your home?
- 2:51SPEAKER_06: Not enough bedrooms for your family anymore.
- 2:54SPEAKER_02: Yep.
- 2:55SPEAKER_07: Okay.
- 2:55SPEAKER_07: Number of bedrooms?
- 2:57SPEAKER_02: Number of bedrooms.
- 2:58SPEAKER_02: And um, I need to work from home, so I need a home office.
- 3:02SPEAKER_07: COVID really kind of shifted that, didn't it?
- 3:04SPEAKER_02: Oh, yeah.
- 3:04SPEAKER_03: That's a really good point, Chris.
- 3:05SPEAKER_03: It really did.
- 3:06SPEAKER_07: Kind of made it, you know, before it was a luxury if you were able to you had a you had a home office to do your bills and budgeting and stuff like that.
- 3:14SPEAKER_07: Send the mail together.
- 3:14SPEAKER_07: Yeah, the mail in there.
- 3:15SPEAKER_07: But now it's a necessity, right?
- 3:17SPEAKER_07: Right.
- 3:18SPEAKER_07: For a lot of people.
- 3:18SPEAKER_02: Right.
- 3:19SPEAKER_07: Okay.
- 3:19SPEAKER_02: And then your first starter home that you bought.
- 3:22SPEAKER_07: Yes.
- 3:22SPEAKER_02: It just isn't big enough anymore.
- 3:25SPEAKER_02: You know, it's not exactly your dream home.
- 3:28SPEAKER_02: It was called the starter home.
- 3:30SPEAKER_02: The starter home.
- 3:31SPEAKER_02: Yeah.
- 3:31SPEAKER_07: That's right.
- 3:31SPEAKER_07: Well, we talked about starter homes before.
- 3:33SPEAKER_02: Yeah.
- 3:34SPEAKER_07: No.
- 3:34SPEAKER_02: Yeah.
- 3:34SPEAKER_02: So if you're working from home, then you know, it's what area do I need to be in?
- 3:39SPEAKER_02: How close can I get, you know, good internet, what's available, all of those things.
- 3:45SPEAKER_02: Yeah.
- 3:46SPEAKER_07: Yeah.
- 3:46SPEAKER_07: No.
- 3:47SPEAKER_07: Would another thing be too, like aging parents need to move in?
- 3:51SPEAKER_02: Oh, I've had that.
- 3:52SPEAKER_07: So the the en suite for the in-laws, whether it be the brother-in-law, sister-in-law, the monster-in-laws.
- 3:59SPEAKER_02: I mean the mother-the mother-in-law suite.
- 4:01SPEAKER_02: Yeah.
- 4:01SPEAKER_02: Mother-in-law suite.
- 4:02SPEAKER_02: I've had clients say, Hey, Lisa, this is what we're looking for.
- 4:06SPEAKER_02: We need to have, you know, mom move in with us.
- 4:08SPEAKER_02: It needs to be where she doesn't have to go downstairs.
- 4:11SPEAKER_02: But, you know, not not that they want to put her in the basement, but maybe that's their only extra space that they have.
- 4:22SPEAKER_02: Yeah.
- 4:22SPEAKER_03: You know, and another thing I want to talk about as far as like bedrooms is, you know, I have my girls sharing a room, but they're little right now.
- 4:30SPEAKER_03: When as they get older, and we know how girls are, do we know how to eat?
- 4:35SPEAKER_03: H E double hockey six, two teenage girls are gonna be able to share a room.
- 4:41SPEAKER_03: But think of all their stuff.
- 4:43SPEAKER_03: That's what I'm saying.
- 4:44SPEAKER_02: Girls have a lot of stuff.
- 4:45SPEAKER_03: Yeah, they're not gonna want to share.
- 4:47SPEAKER_03: I'm talking about the stuff.
- 4:48SPEAKER_03: I'm not talking about like getting along or anything like that.
- 4:50SPEAKER_03: Yeah, the stuff, the makeup, the coach.
- 4:52SPEAKER_07: Oh, you're talking I'm talking about getting along in one bedroom.
- 4:55SPEAKER_03: Well, I mean, hey, that's already going on.
- 4:57SPEAKER_03: You know what I'm saying?
- 4:58SPEAKER_03: They're not getting along sometimes.
- 4:59SPEAKER_07: Yeah, squish that now.
- 5:00SPEAKER_03: So I think you need that extra bedroom.
- 5:02SPEAKER_03: You yeah.
- 5:03SPEAKER_03: And we were just talking about this last week about flexible um spaces in your room.
- 5:08SPEAKER_03: And just like that mother-in-law suite, like she didn't want to go downstairs.
- 5:11SPEAKER_03: So what would you use that?
- 5:12SPEAKER_03: Or maybe you don't use it at all.
- 5:14SPEAKER_07: Right, right.
- 5:15SPEAKER_07: Exactly.
- 5:15SPEAKER_02: And see there's a lot of things to think about.
- 5:18SPEAKER_07: Yeah, outgrown that home.
- 5:19SPEAKER_07: And those are the type things that would make that happen, right?
- 5:21SPEAKER_07: So on the flip side of that, if you have empty nesters, what does an empty nester term mean?
- 5:27SPEAKER_07: Right?
- 5:27SPEAKER_07: People hear about it.
- 5:28SPEAKER_07: We're empty nesters.
- 5:29SPEAKER_07: Well, no, it's a house, it's not a nest.
- 5:32SPEAKER_02: They're looking now, they don't have their kids there to mow the grass.
- 5:36SPEAKER_02: Okay, so now I'm gonna have to mow the grass.
- 5:39SPEAKER_02: And maybe you have a couple of acres, maybe you got five acres.
- 5:43SPEAKER_05: Right.
- 5:44SPEAKER_02: Four extra bedrooms they don't need now.
- 5:45SPEAKER_02: They have four extra bedrooms that they have.
- 5:47SPEAKER_02: All the extra cleaning that they're gonna have to be doing in the house.
- 5:49SPEAKER_07: You can't have four extra offices, right?
- 5:51SPEAKER_07: Right.
- 5:52SPEAKER_02: But you start looking at that as the empty nesters, and you go, what can I start getting rid of now?
- 6:00SPEAKER_02: Before you ever start to think about selling, what do I need?
- 6:04SPEAKER_02: What don't I need?
- 6:06SPEAKER_02: I know for me, my kids have been gone for a long time, and um, I still have some of their stuff.
- 6:11SPEAKER_07: Did you kick them out at 12?
- 6:13SPEAKER_02: Yeah.
- 6:14SPEAKER_02: That's because I'm so young.
- 6:16SPEAKER_02: But no, I have their stuff, and I'm always saying, hey, would you like to come get this?
- 6:20SPEAKER_02: Well, they don't have a place for it.
- 6:22SPEAKER_07: But that's my parents want their starter home.
- 6:24SPEAKER_02: They do, yeah.
- 6:25SPEAKER_02: Yeah, because they're in their starter, but they don't have a place for it, and they don't want me to throw it away either.
- 6:30SPEAKER_02: And so little bits at a time.
- 6:33SPEAKER_03: Yeah.
- 6:33SPEAKER_03: I also think about empty nesters.
- 6:35SPEAKER_03: If they have like a huge house, you know, maybe they're retired, they're not getting as much money in their pension as what they had while they were working.
- 6:43SPEAKER_03: You know me, I always talk about the energy bills.
- 6:45SPEAKER_03: Maybe they don't want to pay that big energy bill anymore because they don't need it.
- 6:49SPEAKER_03: You know, there's a lot of things as far as that.
- 6:51SPEAKER_02: Yeah.
- 6:51SPEAKER_07: Well, would empty nesters also want to be able to just fly the nest whenever they wanted and travel?
- 6:57SPEAKER_02: And travel and not have to worry about it about that big house and yeah.
- 7:01SPEAKER_02: Yeah.
- 7:02SPEAKER_02: So all of those things to take into consideration of is it time for us to look right to a realtor and find out, is it time?
- 7:11SPEAKER_02: Does it have to be, are we gonna be pushy?
- 7:13SPEAKER_02: We are not gonna be pushy.
- 7:15SPEAKER_02: I don't like pushy salesmen, right?
- 7:17SPEAKER_02: Women or women, salespeople.
- 7:20SPEAKER_02: Yes.
- 7:20SPEAKER_02: There you go.
- 7:21SPEAKER_02: And and so I'm not gonna do that.
- 7:23SPEAKER_02: Right.
- 7:23SPEAKER_02: But if you just want to call us and ask questions, we're gonna say, here's where to start.
- 7:29SPEAKER_02: Thinking.
- 7:29SPEAKER_03: So I just feel like you're very helpful.
- 7:32SPEAKER_03: I mean, I know we're here to promote you, but like I've never thought of either of you two as pushy.
- 7:38SPEAKER_03: Like you would truly you could be laying on a beach somewhere and somebody's calling you to simply ask you a question for hell.
- 7:44SPEAKER_07: Yeah.
- 7:45SPEAKER_07: Laying in a hospital bed giving birth.
- 7:46SPEAKER_03: Or laying, thank you, Chris.
- 7:48SPEAKER_03: Or laying in a hospital, just to simply answer a question.
- 7:52SPEAKER_03: Just like you're not you you like people.
- 7:54SPEAKER_03: That's why you're doing what you're doing.
- 7:56SPEAKER_03: That's why I do it.
- 8:01SPEAKER_02: Because it just wasn't right for them.
- 8:04SPEAKER_02: And we talked about different options for them in their home, and they ended up staying, and that's okay.
- 8:11SPEAKER_07: That's exactly like what we were talking about.
- 8:14unknown: Yeah.
- 8:15SPEAKER_07: But she because that's what you guys do at First Church Really Pros.
- 8:18SPEAKER_07: Build trust.
- 8:19SPEAKER_07: You're building trust.
- 8:20SPEAKER_07: And it's kind of like a big dog construction.
- 8:22SPEAKER_07: We're not looking for a client for a one-time, we look for a client for a lifetime.
- 8:25SPEAKER_07: Lifetime.
- 8:25SPEAKER_07: And that's what you're building also there.
- 8:27SPEAKER_02: Yeah, relationships for life.
- 8:29SPEAKER_07: Yeah.
- 8:29SPEAKER_07: So, and I want clarification on this too, because we talked about when your house is too small for you because you know you're growing family, but the empty nesters doesn't necessarily mean that they're senior citizens either.
- 8:41SPEAKER_07: Right.
- 8:41SPEAKER_02: Well, downsizing doesn't mean downgrading.
- 8:44SPEAKER_02: Right.
- 8:44SPEAKER_02: So I know that's a hard concept for me.
- 8:47SPEAKER_07: But older homeowners, though, is different than empty nesters.
- 8:50SPEAKER_07: Sure.
- 8:51SPEAKER_07: Right.
- 8:51SPEAKER_07: Sure.
- 8:52SPEAKER_07: And so what would older homeowners be looking at at changing?
- 8:56SPEAKER_07: You know, they're going to be wanting to downsize, right?
- 8:59SPEAKER_06: When you said wanting everything on one level, not having stairs anymore, going up or down.
- 9:03SPEAKER_02: A lot of times the younger want to be away from everybody and kind of out in the country where when you get to a certain age, you want to be in a community.
- 9:13SPEAKER_02: You want to be where somebody's social interaction too.
- 9:16SPEAKER_02: Yes, social interaction.
- 9:17SPEAKER_02: And someone looking out for your old man Joe come out of his house for a couple of days.
- 9:23SPEAKER_02: You better do a wellness check.
- 9:24SPEAKER_02: Yeah, wellness check.
- 9:25SPEAKER_05: Yeah.
- 9:26SPEAKER_02: You know, you need that.
- 9:27SPEAKER_02: Right.
- 9:27SPEAKER_02: Um, how close am I to the hospital?
- 9:30SPEAKER_02: How close am I to the storage?
- 9:32SPEAKER_07: Ambulance response to it.
- 9:33SPEAKER_03: Yes, yes.
- 9:34SPEAKER_03: I mean, but honestly, my elderly neighbor, if I don't see her garage door open at the same time every day, I'm really looking to make sure.
- 9:42SPEAKER_07: Well, another thing living here in the Midwest that we need to think about is if you're living out on that five acres or a hundred acres way down a half mile lane, yeah, and you're elderly, snow is not going to get plowed on that.
- 9:55SPEAKER_07: Right.
- 9:55SPEAKER_07: Right.
- 9:55SPEAKER_07: But if you're in a community in town or in a in a neighborhood subdivision, then that's getting plowed.
- 10:01SPEAKER_07: You got easier access.
- 10:03SPEAKER_07: You're being able to never even thought about that.
- 10:04SPEAKER_07: You have access in and out.
- 10:06SPEAKER_07: That's why we educate it.
- 10:07SPEAKER_07: I know.
- 10:07SPEAKER_07: I'm educated.
- 10:09SPEAKER_02: Because of our age, their age.
- 10:13SPEAKER_02: What's this?
- 10:14SPEAKER_02: And she's on her own.
- 10:15SPEAKER_02: She's a gin Z.
- 10:16SPEAKER_02: I'm yeah.
- 10:17SPEAKER_02: I'm just saying there's different ages in here.
- 10:20SPEAKER_02: The things they're thinking about and the things that I'm thinking about.
- 10:23SPEAKER_02: I wouldn't even put you in my category here.
- 10:25SPEAKER_07: Decades here, four different decades.
- 10:27SPEAKER_02: I'm going, these are the things that I'm going to need.
- 10:30SPEAKER_07: Yes.
- 10:31SPEAKER_02: I look at things a little bit differently.
- 10:33SPEAKER_02: They're looking at, I've got kids still, and I've got all of these things.
- 10:37SPEAKER_02: Now I'm an empty nester, have been for quite some time, and getting ready to go into retirement with my husband, you know, I'm not retiring, but he is.
- 10:46SPEAKER_07: Right.
- 10:46SPEAKER_07: And we want to be able to leave and go and do but but not to take this to a morbid side of things, right?
- 10:52SPEAKER_02: No.
- 10:53SPEAKER_07: But the older homeowners ready to downsize.
- 10:55SPEAKER_07: Yeah.
- 10:56SPEAKER_07: God forbid when that day happens when the spouse is disaster.
- 10:59SPEAKER_03: Passes.
- 10:59SPEAKER_03: Yeah.
- 11:00SPEAKER_07: Passes.
- 11:00SPEAKER_07: You know, if the couple is really planning towards a future, knowing, hey, death and taxes.
- 11:05SPEAKER_07: They're the two things we can do.
- 11:06SPEAKER_03: But honestly, when they get to a certain point, that is a big concern for the spouse.
- 11:11SPEAKER_07: I'll cite my me instead of someone else.
- 11:14SPEAKER_07: My grandparents, God rest both are souls now, but you know, they lived on a farm in Headache, and they knew that they were getting to an age where they needed to get out of the country, get into town.
- 11:24SPEAKER_07: Grandma always wanted to get into a house in town.
- 11:26SPEAKER_07: They bought a house on Loomis that at that time was relatively new.
- 11:30SPEAKER_07: I think they were the first homeowners in that house, right?
- 11:33SPEAKER_07: And he passed away two years later.
- 11:35SPEAKER_07: So that they're like, hey, we need to plan for the future when I'm gone.
- 11:39SPEAKER_07: Because that time, you know, the men, the farm, they were dying before the wives.
- 11:42SPEAKER_07: Well, it just a lot of it primarily that's what happened.
- 11:44SPEAKER_02: And a conversation is what usually happens still.
- 11:47SPEAKER_07: Yeah.
- 11:47SPEAKER_02: Conversation I just had with clients.
- 11:50SPEAKER_02: He loves to mow.
- 11:51SPEAKER_02: So he didn't want to go real downsize.
- 11:54SPEAKER_02: He just loves to get out there on the street.
- 11:56SPEAKER_02: And she said, Honey, if you die before me, I'm not going to be able to do this.
- 12:02SPEAKER_05: Right.
- 12:02SPEAKER_02: So he says, I'm not going to die before you.
- 12:06SPEAKER_07: You know, I mean, it was a banter back and forth, yeah.
- 12:09SPEAKER_02: Banter back and forth.
- 12:11SPEAKER_02: But they ended up buying something that was smaller so that she could take care of in case something was to happen.
- 12:18SPEAKER_07: Right.
- 12:18SPEAKER_07: And the and that's where, again, you two being professionals at First Church Reality Pros is that you're taking the time and not rushing those discussions.
- 12:26SPEAKER_07: Yeah.
- 12:26SPEAKER_07: But you're maybe planting the seeds about, hey, is it time when people reach out to you and say, hey, is it time for selling?
- 12:32SPEAKER_07: Yeah.
- 12:32SPEAKER_07: Right.
- 12:32SPEAKER_07: And you have those conversations with them.
- 12:34SPEAKER_07: Again, building trust with them, starting those conversations.
- 12:36SPEAKER_07: So that's why I want to make sure I didn't want to again didn't want to go down the morbid side, but it's that future.
- 12:41SPEAKER_02: That's a realistic thing though, Chris.
- 12:42SPEAKER_02: It really is.
- 12:43SPEAKER_02: For that age group.
- 12:44SPEAKER_02: And so many people will think, I'm not ready right now, and I don't want to bother a realtor right now.
- 12:50SPEAKER_02: We say bother us.
- 12:52SPEAKER_02: Bother us right now.
- 12:53SPEAKER_02: Let's start talking so that when the time does come, you are ready.
- 12:58SPEAKER_02: Then you call us and we can get this going right away.
- 13:02SPEAKER_02: But if you don't know, we procrastinate what we don't know.
- 13:05SPEAKER_02: Right.
- 13:06SPEAKER_03: I also want to say you never know if when you call, if when a client calls you to ask you a question, well, their dream home might just be coming up the next day.
- 13:16SPEAKER_02: Yeah.
- 13:16SPEAKER_03: And then they're like, oh my gosh.
- 13:18SPEAKER_03: So you gotta you gotta follow your gut listeners.
- 13:21SPEAKER_03: Like if you have a question, they're literally telling you, call on.
- 13:24SPEAKER_03: They'll get you the answer.
- 13:25SPEAKER_03: If they don't know it, they'll find out exactly.
- 13:27SPEAKER_07: Well, and like we talk about in the coaching world, you know, because I'm coach and construction and all this stuff, is you don't know what you don't know.
- 13:33SPEAKER_04: Right.
- 13:34SPEAKER_07: And this segment is great for that because, you know, is it time to sell if you don't know what your home is worth?
- 13:40SPEAKER_07: What what do you how do you help potential clients through that on what your home is worth?
- 13:44SPEAKER_02: On what the well, we do a CMA.
- 13:46SPEAKER_02: So we're always going to let them know here's what your house is worth today.
- 13:52SPEAKER_02: Right.
- 13:52SPEAKER_02: But if you're not ready for six months, we're gonna do it again in six months.
- 13:57SPEAKER_02: So so you can get them a baseline though.
- 13:59SPEAKER_02: You always have them an idea what the market is doing right now.
- 14:04SPEAKER_02: Now, if they're going out to buy, they're saying, Oh my gosh, these prices.
- 14:08SPEAKER_07: I haven't bought a house for 30 years.
- 14:09SPEAKER_07: Holy cow.
- 14:10SPEAKER_02: I bought my house for$20,000, you know, and you know, back in the day.
- 14:15SPEAKER_02: Yes, but today is not then.
- 14:17SPEAKER_02: Yeah, today is different.
- 14:19SPEAKER_02: And here's the prices.
- 14:20SPEAKER_02: But let me tell you the good news.
- 14:22SPEAKER_02: Your house is worth more.
- 14:24SPEAKER_02: I was just gonna say that.
- 14:26SPEAKER_07: Because most likely they've maintained their home, they've kept it up, they've made it nice, they've made improvements to it.
- 14:31SPEAKER_07: New windows, additions, bathroom model, kitchen, whatever.
- 14:34SPEAKER_07: Yeah, it's boom, boom, boom.
- 14:36SPEAKER_07: It's it's a bit taken care of.
- 14:37SPEAKER_07: Yeah.
- 14:38SPEAKER_07: Yeah.
- 14:38SPEAKER_03: And that could be the deciding factor for somebody because they're like, oh shoot, like, hey, I'm gonna be making more money.
- 14:43SPEAKER_03: I can buy a less house, and then maybe I save this money and go vacation.
- 14:48SPEAKER_03: I mean, if I realized that my house was worth here she goes, she's dreaming.
- 14:52SPEAKER_03: I know again.
- 14:53SPEAKER_03: Let's just say if it was worth$500,000.
- 14:55SPEAKER_03: I mean, would I save half of it for a vacation?
- 14:57SPEAKER_03: I don't really know.
- 14:58SPEAKER_03: I'd probably just buy a mansion.
- 14:59SPEAKER_03: Remember my dream home at the time yard?
- 15:01SPEAKER_07: A mansion in town.
- 15:02SPEAKER_03: Because the kids, you know, that don't matter.
- 15:04SPEAKER_03: We don't care.
- 15:04SPEAKER_03: The kids don't go to your friend's house.
- 15:06SPEAKER_07: They're out.
- 15:06SPEAKER_07: They're out.
- 15:07SPEAKER_07: Yeah.
- 15:07SPEAKER_07: Well, here's the thing too.
- 15:08SPEAKER_07: A part of part of that knowing what your home is worth is most likely if someone's had their home 20, 30 years, they probably may not have a mortgage payment or very little mortgage payment left, and they have equity in their property.
- 15:20SPEAKER_07: Yep.
- 15:20SPEAKER_07: Then the equity becomes very good in leveraging, right?
- 15:23SPEAKER_07: Oh, yeah.
- 15:24SPEAKER_07: A new purchase.
- 15:25SPEAKER_07: Oh, absolutely.
- 15:26SPEAKER_07: Very good point.
- 15:26SPEAKER_07: Yes.
- 15:27SPEAKER_02: Start talking to your lender.
- 15:29SPEAKER_07: Yeah.
- 15:29SPEAKER_02: Talk about all the options that are out there for you to use that equity to get that next home so that possibly you don't even have to use a contingency.
- 15:39SPEAKER_02: Because contingencies will slow roll.
- 15:41SPEAKER_02: Yeah.
- 15:42SPEAKER_02: You know, the the seller says, you don't have the money right now and I need to wait for you.
- 15:48SPEAKER_02: Hmm.
- 15:49SPEAKER_02: Probably not.
- 15:50SPEAKER_07: Right.
- 15:50SPEAKER_02: You know?
- 15:50SPEAKER_07: Well, point point in in case today is that we had uh an appointment with a client set up for today for a home that they were they're buying.
- 15:59SPEAKER_07: And they called in about 30 minutes before we were recording this podcast, said we need to cancel our appointment because the closing has been delayed until mid-October.
- 16:07SPEAKER_03: That's that's a long time delayed.
- 16:09SPEAKER_07: It's not four weeks or four or five weeks.
- 16:10SPEAKER_07: Yeah.
- 16:11SPEAKER_07: So they're like, we can't have you in the home we're buying to price new windows because we don't have possession of it now.
- 16:15SPEAKER_02: Right, right, right.
- 16:16SPEAKER_02: Right.
- 16:16SPEAKER_07: So just point in case on that.
- 16:18SPEAKER_07: It might have been intensity.
- 16:19SPEAKER_07: You never know.
- 16:19SPEAKER_02: It could have been an inspection gone bad and they're getting ready to do that.
- 16:23SPEAKER_07: Or something at the title company and all that, you know, and Sam's on top of it, right?
- 16:28SPEAKER_07: Love her to death.
- 16:28SPEAKER_07: Yeah.
- 16:29SPEAKER_02: I mean, love her.
- 16:30SPEAKER_07: So again, is it time to sell?
- 16:32SPEAKER_07: Someone pops up and says, We've got too much stuff, right?
- 16:36SPEAKER_07: They've a longtime homeowner.
- 16:37SPEAKER_02: I hear that all the time.
- 16:39SPEAKER_02: How do you handle that?
- 16:40SPEAKER_02: It's amazing how much stuff we accumulate over 40 years of.
- 16:45SPEAKER_02: Yeah.
- 16:45SPEAKER_02: Just kidding.
- 16:46SPEAKER_02: I know my husband's always like, we need to get rid of that.
- 16:48SPEAKER_02: And I'm always like, well, what if the kids need it?
- 16:50SPEAKER_02: He says, those kids can get it their self.
- 16:52SPEAKER_02: So Randy! That's Randy.
- 16:54SPEAKER_07: Gotta love Randy.
- 16:55SPEAKER_02: So we say start going through it now.
- 16:59SPEAKER_02: Get a dumpster.
- 17:00SPEAKER_07: But wait, I've I've got to back up and ask this.
- 17:02SPEAKER_02: Uh-oh.
- 17:03SPEAKER_07: They can get themselves.
- 17:04SPEAKER_07: Do you go, Randy?
- 17:05SPEAKER_03: Yes.
- 17:06SPEAKER_07: We'll keep it through.
- 17:07SPEAKER_07: Absolutely.
- 17:07SPEAKER_07: I just want to make sure.
- 17:08SPEAKER_07: Because I haven't gotten Chris yet.
- 17:10SPEAKER_07: Yeah, you're being good today, Chris.
- 17:11SPEAKER_02: Yeah.
- 17:12SPEAKER_07: I'd be I'm a good boy.
- 17:14SPEAKER_02: Yeah.
- 17:15SPEAKER_02: So but Randy does get a Randy when he says those kids can buy it on their own.
- 17:20SPEAKER_03: Oh my God.
- 17:20SPEAKER_03: That's so funny.
- 17:21SPEAKER_03: I'm the mama bear, remember?
- 17:22SPEAKER_03: Oh, yes, you are.
- 17:24SPEAKER_02: So huge stuff.
- 17:25SPEAKER_02: They got all kinds of, you know, their kids' stuff, their stuff.
- 17:29SPEAKER_02: And they haven't looked at the stuff that's in the boxes back in the back side of the basement.
- 17:35SPEAKER_02: In the basement.
- 17:36SPEAKER_02: If you haven't looked at it in three years, you don't need it.
- 17:41SPEAKER_02: You don't need it.
- 17:41SPEAKER_02: And don't start going through it.
- 17:43SPEAKER_02: Don't even open it.
- 17:44SPEAKER_02: Because when you open it, you'd be like, oh, I remember that.
- 17:48SPEAKER_07: Don't open it.
- 17:49SPEAKER_07: Yeah.
- 17:50SPEAKER_02: Start dumping.
- 17:50SPEAKER_02: Start start dumping.
- 17:52SPEAKER_07: But what if there's valuables in there?
- 17:54SPEAKER_07: Lisa, there's valuables in there.
- 17:55SPEAKER_03: Have your husband stand there with you.
- 17:58SPEAKER_07: I would like to give a little or your wife stand there with you.
- 18:02SPEAKER_07: Not just women think about values.
- 18:03SPEAKER_07: It could be guys like there's valuables in here.
- 18:06SPEAKER_03: Yeah.
- 18:06SPEAKER_07: There's several things.
- 18:11SPEAKER_03: Two dollars.
- 18:11SPEAKER_03: Yeah.
- 18:12SPEAKER_03: I gotta give a little plug for um Acres scrapping services literally hauls off literally everything.
- 18:19SPEAKER_03: Okay.
- 18:19SPEAKER_03: So his acronym is a bad word, Lisa.
- 18:22SPEAKER_03: I know you don't like it.
- 18:22SPEAKER_03: So put it together.
- 18:23SPEAKER_03: Okay.
- 18:24SPEAKER_07: Jesus wrote or Mary wrote on one.
- 18:25SPEAKER_07: It's okay.
- 18:26SPEAKER_03: Scrapping services.
- 18:28SPEAKER_03: Oh, I've seen that.
- 18:28SPEAKER_03: ASC.
- 18:29SPEAKER_03: Okay.
- 18:29SPEAKER_03: He's awesome.
- 18:30SPEAKER_03: It's it's him and his wife.
- 18:32SPEAKER_03: But this is what I'm saying.
- 18:33SPEAKER_03: If you feel like you have too much and you don't even know where to start, hire him.
- 18:36SPEAKER_03: He'll come take it all out, haul it off for you.
- 18:38SPEAKER_07: Shameless plugging, send us one if you'd like it.
- 18:40SPEAKER_03: Yeah.
- 18:41SPEAKER_03: Great guy, but I never knew that existed, and that helped me because I don't like I don't even want to walk it to the dumpster.
- 18:47SPEAKER_02: And they will do that.
- 18:48SPEAKER_02: Yes.
- 18:49SPEAKER_02: Yeah.
- 18:49SPEAKER_02: They will take it out.
- 18:50SPEAKER_02: But yes, go through your stuff, start getting rid of it now.
- 18:54SPEAKER_02: Because you know it's it's hard to downsize.
- 18:59SPEAKER_02: It's like just like taking a part of you.
- 19:01SPEAKER_07: And it's not necessarily downsizing either, though.
- 19:03SPEAKER_07: I mean, it could be a younger family, right?
- 19:05SPEAKER_07: With three, four kids or seven blended family, right?
- 19:09SPEAKER_07: That you're you're needing to move because of job change or something like that, right?
- 19:13SPEAKER_07: Military.
- 19:13SPEAKER_07: Yeah, military.
- 19:14SPEAKER_02: I've sold houses to people that live there for five years and that I've sold it, and they said, This is our last move.
- 19:21SPEAKER_02: We are never moving again.
- 19:23SPEAKER_02: And five years later, they call and they say, Hey, Lisa, we're getting ready to move.
- 19:26SPEAKER_02: And so will you sell?
- 19:27SPEAKER_02: And I said, They do the routine though, right?
- 19:30SPEAKER_02: Same thing they said five years ago.
- 19:32SPEAKER_02: How in the world do we get all this stuff?
- 19:34SPEAKER_02: Well, they thought they threw it out five years ago.
- 19:36SPEAKER_02: Well, guess what?
- 19:37SPEAKER_02: Five years down the road, they still got stuck.
- 19:40SPEAKER_02: Right, right.
- 19:40SPEAKER_02: And now they're, you know, what in the world?
- 19:43SPEAKER_02: Yeah.
- 19:44SPEAKER_07: Well, you know, from going from having too much stuff to I need to fix everything.
- 19:49SPEAKER_07: Everything's got to be perfect and pristine.
- 19:51SPEAKER_06: What do you say to that?
- 19:52SPEAKER_07: What do you say to those people, Lydio?
- 19:54SPEAKER_06: They don't need to fix anything until they talk to us as realtors because they're going to fix things that don't necessarily need to be fixed.
- 20:02SPEAKER_06: Because if you go and you put all new flooring in your kitchen or living room or whatever, people that are buying it, they're going to put different flooring in it because they're not going to have the same taste that you have.
- 20:11SPEAKER_06: When we go and we're getting ready to put a house on the market or just talk to them about it, we have lists that we give them that shows what they need to actually get ready for their house.
- 20:21SPEAKER_06: Fixing light bulbs.
- 20:23SPEAKER_02: Those are the things we have done this light bulb thing before.
- 20:26SPEAKER_07: Yes.
- 20:27SPEAKER_02: The light bulbs that when you live in a home, you don't realize a lot of things.
- 20:32SPEAKER_02: The dripping faucet.
- 20:33SPEAKER_02: You know it's dripping, but you just want to.
- 20:35SPEAKER_07: That's your rhythmic sound that you fall asleep for.
- 20:39SPEAKER_02: It's that drip, drip, drip.
- 20:40SPEAKER_07: That's our sound machine playing.
- 20:42SPEAKER_02: Yeah.
- 20:43SPEAKER_02: So the fan in the bathroom, you turn it on, it sounds like a lawnmower.
- 20:46SPEAKER_02: Like that.
- 20:48SPEAKER_02: Yeah.
- 20:49SPEAKER_02: You just know that that is, and you just deal with it.
- 20:52SPEAKER_02: Right.
- 20:52SPEAKER_02: Okay, a new buyer walking in.
- 20:54SPEAKER_02: No, they're paying money.
- 20:55SPEAKER_02: They don't want that.
- 20:56SPEAKER_02: They don't want that.
- 20:57SPEAKER_02: So we're going to go in.
- 20:59SPEAKER_02: The things you have gotten used to, we're going to say, okay, you might want to think about this.
- 21:05SPEAKER_02: These are suggestions.
- 21:06SPEAKER_02: Again, we're not going to say you have to, and we're not, I don't take a whip.
- 21:11SPEAKER_02: Do you take a whip?
- 21:12SPEAKER_02: No.
- 21:12SPEAKER_02: Okay.
- 21:13SPEAKER_02: So do not.
- 21:14SPEAKER_02: Yeah.
- 21:15SPEAKER_02: We're not going to say you have to do this, but just a list of suggestions for them.
- 21:20SPEAKER_02: If they have to sell with ease, please listen.
- 21:24SPEAKER_07: So the point of this is talk to your realtor before you do any major changes or fixations or anything.
- 21:30SPEAKER_07: Oh, yeah.
- 21:31SPEAKER_07: So give you guys a call at 217-825-39399.
- 21:36SPEAKER_07: That's$399.
- 21:37SPEAKER_03: So awesome.
- 21:38SPEAKER_03: Yeah, don't be starting to DIY little fixer ups.
- 21:41SPEAKER_03: I wish my owners before my house wouldn't have.
- 21:43SPEAKER_03: Right.
- 21:44SPEAKER_03: They screwed up.
- 21:44SPEAKER_03: You know, I'd would rather have done it myself.
- 21:46SPEAKER_06: Yes.
- 21:46SPEAKER_06: And that's how a lot of buyers are as well.
- 21:48SPEAKER_06: They would rather do it theirself if it's something that they're like, oh, you know what?
- 21:52SPEAKER_06: I want this room painted a different color.
- 21:54SPEAKER_06: We don't they don't want the sellers to paint it what they want it before they sell.
- 21:57SPEAKER_07: Right.
- 21:58SPEAKER_07: Right.
- 21:58SPEAKER_07: Right.
- 21:58SPEAKER_07: Right.
- 21:58SPEAKER_07: So is there such thing?
- 22:00SPEAKER_07: As waiting for the perfect time.
- 22:02SPEAKER_02: Nope.
- 22:03SPEAKER_07: And for the listeners, I air quoted perfect time.
- 22:05SPEAKER_07: Perfect.
- 22:07SPEAKER_02: When they feel it, when they're emotionally ready.
- 22:10SPEAKER_02: And even when because it is, it's all emotional.
- 22:13SPEAKER_02: We've talked about this.
- 22:14SPEAKER_05: Emotional sellers.
- 22:15SPEAKER_02: It is, it is emotional time.
- 22:17SPEAKER_02: And it is for us to help them through that emotional time.
- 22:21SPEAKER_02: To remind them why did you call us in the first place?
- 22:25SPEAKER_02: Why were we getting this ready so that we can stay on track?
- 22:28SPEAKER_06: And just because you do contact us to sell your home, you don't have to do it right then.
- 22:33SPEAKER_06: We can meet, we can meet three months later.
- 22:35SPEAKER_06: Once you're ready, is when it's the right time.
- 22:37SPEAKER_02: We don't shove a contract in your face and say, you gotta sign this to even talk to us.
- 22:41SPEAKER_02: No, that is.
- 22:44SPEAKER_07: No, no, right?
- 22:45SPEAKER_07: No.
- 22:45SPEAKER_07: Yeah.
- 22:46SPEAKER_02: Because sometimes I just I saw on Facebook it said, somebody direct me to a realtor.
- 22:52SPEAKER_02: I have some questions.
- 22:53SPEAKER_02: And I came to me because somebody said, Lisa Miller, she's the best.
- 22:57SPEAKER_02: Okay.
- 22:58SPEAKER_02: And so I went back, you know, said, Thank you so much.
- 23:01SPEAKER_02: I would love to answer her questions.
- 23:03SPEAKER_07: So give us a call at 217-825-3999.
- 23:06SPEAKER_02: Lisa, that's cool.
- 23:07SPEAKER_02: Yeah.
- 23:08SPEAKER_02: So I see that quite often, you know, that people will have my name in the list.
- 23:12SPEAKER_02: There's other agents on there as well, but I always love to see somebody say, please call her, because I'm not pushy.
- 23:19SPEAKER_02: And I will answer those questions because so many sellers, they think about it, they procrastinate, they don't make that call because, oh, I don't want to bother Lydia.
- 23:29SPEAKER_02: I don't want to bother Lisa.
- 23:30SPEAKER_02: These questions are dumb.
- 23:32SPEAKER_02: I always say a dumb question is one that's not asked.
- 23:35SPEAKER_02: So please, please ask.
- 23:38SPEAKER_02: I always say it dumb questions, you know, stupid questions, whatever.
- 23:41SPEAKER_02: Ask them and I'll answer them.
- 23:43SPEAKER_07: Right.
- 23:44SPEAKER_02: If you don't know, you don't know.
- 23:45SPEAKER_07: And again, you know, there could be a waiting for the perfect time is if your house doesn't fit your life anymore.
- 23:52SPEAKER_02: Oh, yeah.
- 23:53SPEAKER_07: Right.
- 23:53SPEAKER_07: Let's talk about that, about how a house doesn't fit your life anymore.
- 23:56SPEAKER_02: The stairs.
- 23:57SPEAKER_02: There's too many stairs in the home.
- 24:00SPEAKER_02: And maybe you've had a hip replacement, you've had a knee replacement, and now you're trying to get up and down those stairs, and it's just it's not feasible anymore.
- 24:10SPEAKER_03: I mean, a bad thing, you know, we don't wish this upon anybody, but I mean, I I've been divorced.
- 24:16SPEAKER_03: I mean, a divorce can be a big thing.
- 24:18SPEAKER_03: It can be a big thing.
- 24:18SPEAKER_03: For multiple reasons.
- 24:20SPEAKER_03: One, maybe the person who gets the house doesn't want to stay in the house anymore because it reminds them of bad things.
- 24:27SPEAKER_03: Two, maybe they are having a fight or conflict.
- 24:31SPEAKER_05: Yeah, of assets.
- 24:32SPEAKER_03: Yes, maybe financial changes.
- 24:33SPEAKER_03: Yeah.
- 24:34SPEAKER_03: Yeah.
- 24:34SPEAKER_03: You know, like I think divorce is probably really Yeah.
- 24:38SPEAKER_02: And I have done the divorce scene of real estate.
- 24:41SPEAKER_02: And you know, right up front, I always say, look, I'm not your counselor.
- 24:45SPEAKER_04: Right.
- 24:45SPEAKER_02: I'm your realtor.
- 24:47SPEAKER_02: And so anything that you guys want to talk about real estate-wise, I will do it and I will answer.
- 24:53SPEAKER_02: But I won't go.
- 24:54SPEAKER_02: He said, she said, because this is a business and we're gonna stick to the contract.
- 24:58SPEAKER_02: So and it it works.
- 25:00SPEAKER_02: You know, I love on both of them.
- 25:02SPEAKER_02: Yeah.
- 25:03SPEAKER_02: Um, I don't get in the middle.
- 25:04SPEAKER_02: No, yeah, you know, and I just keep it business.
- 25:07SPEAKER_02: Yeah.
- 25:07SPEAKER_02: So that is that is another one of those times.
- 25:10SPEAKER_07: It doesn't fit the life anymore.
- 25:11SPEAKER_07: It doesn't fit the life.
- 25:12SPEAKER_07: And we did kind of touch the subject earlier.
- 25:15SPEAKER_07: A death, a spouse deceased, or a baby.
- 25:18SPEAKER_07: God forbid, a baby death.
- 25:19SPEAKER_02: Yeah.
- 25:20SPEAKER_02: The child.
- 25:21SPEAKER_07: I mean, you're like, I got I'm not sure.
- 25:22SPEAKER_02: Dude, you can't live in this house and I live in this house.
- 25:24SPEAKER_02: Yeah, right.
- 25:25SPEAKER_02: Because it all reminds me of maybe you've always lived with a uh detached garage, and now in your older years, you would like to have an attached garage.
- 25:34SPEAKER_07: Or your youthful years with a new board.
- 25:37SPEAKER_07: You don't want to take them in and out of the house, out of the weather.
- 25:39SPEAKER_07: You can just go straight from the garage car into the house.
- 25:41SPEAKER_03: Yes, yes, yes, yeah.
- 25:42SPEAKER_07: No, and that's good that you guys at first choice reality pros know to be able to help them when their house doesn't fit their life anymore.
- 25:50SPEAKER_07: Yeah.
- 25:50SPEAKER_02: Yeah.
- 25:50SPEAKER_07: To walk them through that.
- 25:52SPEAKER_02: You mentioned financial changes, you know.
- 25:54SPEAKER_02: Uh the spouse has lost a job.
- 25:56SPEAKER_02: And we try, even at the the very get-go, to go through a budget with with the client.
- 26:02SPEAKER_02: Can you still afford this if something was to happen to one or the other?
- 26:06SPEAKER_05: Right.
- 26:06SPEAKER_02: And sometimes they go, Nope.
- 26:08SPEAKER_02: And I said, Well, let's look at this again, you know.
- 26:10SPEAKER_03: Well, I feel like, like we said, if the spouse just dies, like if the their young couple, like that just happened, you know, it just it's out of nowhere, you don't expect it.
- 26:19SPEAKER_03: Or your spouse gets sick, can't work anymore.
- 26:22SPEAKER_03: Yeah.
- 26:22SPEAKER_03: Yeah.
- 26:23SPEAKER_03: It's just there's a lot of things.
- 26:24SPEAKER_03: Yeah.
- 26:24SPEAKER_03: So retirement.
- 26:25SPEAKER_03: So many.
- 26:26SPEAKER_07: Changing of job, military deployment, or whatever that is, out re relocation, all of that stuff.
- 26:32SPEAKER_07: Military relocation, the family and stuff.
- 26:34SPEAKER_03: It just doesn't fit the chapter of your life anymore.
- 26:36SPEAKER_03: Yeah.
- 26:37SPEAKER_03: Just like you said in here, you might still love your house.
- 26:39SPEAKER_03: Oh, yeah.
- 26:39SPEAKER_03: You might love it so dang much.
- 26:41SPEAKER_07: Right.
- 26:41SPEAKER_03: But not working.
- 26:43SPEAKER_03: Yeah.
- 26:43SPEAKER_07: So again, the segment is is it time to sell, right?
- 26:46SPEAKER_07: So what happens when someone calls you?
- 26:48SPEAKER_07: Walk us through those those few steps when someone calls you.
- 26:52SPEAKER_06: Well, we go, we view their home, we do a walkthrough, we put together a CMA, compare it to other properties around, kind of get them a price.
- 26:59SPEAKER_06: Yep.
- 27:00SPEAKER_06: Give them a comparable market analysis.
- 27:04SPEAKER_02: I was going to guess I was wrong.
- 27:06SPEAKER_07: For our listeners and followers, we want to make sure that they understand what that CMA is.
- 27:09SPEAKER_06: Yes, yes, yes.
- 27:10SPEAKER_06: And we discuss the listing price with them, what they were kind of looking at, what we think what they can get out of it, and then we give them the list of what they really need to do to get their house ready for the market, get a picture ready, what they need to do to declutter, just anything that's on our list.
- 27:24SPEAKER_06: Create a realistic timeline for them.
- 27:27SPEAKER_06: Right.
- 27:27SPEAKER_07: You know, it's not value.
- 27:28SPEAKER_07: They may have a timeline that, hey, I'm I'm being deployed, or my new job starts in the next state this time.
- 27:35SPEAKER_05: Yes.
- 27:35SPEAKER_07: I've got to be ready to go.
- 27:37SPEAKER_07: Which how do you handle that added pressure?
- 27:40SPEAKER_07: I mean, you can't do anything to expedite anything.
- 27:43SPEAKER_07: You got to wait and find the buyer.
- 27:45SPEAKER_07: We do.
- 27:45SPEAKER_07: You know, for that.
- 27:46SPEAKER_02: I always let them know.
- 27:47SPEAKER_02: Remember, we can always dot loop, we can always docu-sign.
- 27:50SPEAKER_02: So wherever you are, I can get a document to you so that you can sign it.
- 27:54SPEAKER_02: Love technology today.
- 27:55SPEAKER_02: Yes.
- 27:56SPEAKER_02: I'm glad you I'm glad you're reassuring.
- 27:57SPEAKER_07: And you're still hip and groovy into that, right?
- 28:00SPEAKER_02: Oh, yeah.
- 28:00SPEAKER_03: Lisa is all hip over.
- 28:03SPEAKER_07: I remember the hip us with their fly shoes and we did a little video.
- 28:06SPEAKER_02: I mean, look at her outfit now.
- 28:08SPEAKER_02: Oh, yes.
- 28:09SPEAKER_02: Yes.
- 28:10SPEAKER_02: But we try to make it as easy as possible because sometimes they've already moved, they've already gone to a different state, and they're like, Lisa, do I have to come all the way back for closing?
- 28:19SPEAKER_02: No, we will make that easy too.
- 28:22SPEAKER_03: You know, we will make that easy to do.
- 28:24SPEAKER_03: She's like a guide.
- 28:25SPEAKER_03: You're not I I don't I know you guys sell houses, but I feel like you're guiding people to the next chapter of their lives.
- 28:32SPEAKER_02: Yeah.
- 28:32SPEAKER_02: Yeah.
- 28:33SPEAKER_02: And we want to do that.
- 28:34SPEAKER_07: So if sellings ever cross someone's mind, right?
- 28:36SPEAKER_07: Even if it's six to twelve months away, yes, what should they do?
- 28:40SPEAKER_02: Call us 217-825-302-3999.
- 28:45SPEAKER_03: Well, my friend Megan, same thing.
- 28:47SPEAKER_03: She wasn't able to move into her house until like that she bought like till three months later.
- 28:53SPEAKER_03: But she still made that call first thing.
- 28:55SPEAKER_03: Yeah.
- 28:55SPEAKER_03: Yeah.
- 28:56SPEAKER_03: So good job, Megan.
- 28:57SPEAKER_07: So main main takeaway.
- 28:58SPEAKER_07: Main takeaways from our segment today, right?
- 29:00SPEAKER_07: You don't have to be ready to sell to talk to a realtor.
- 29:03SPEAKER_07: Nope.
- 29:04SPEAKER_07: You don't need the house perfectly cleaned.
- 29:06SPEAKER_07: You don't need every repair finished.
- 29:08SPEAKER_07: You don't even need to know where you're moving yet, right?
- 29:11SPEAKER_07: Start by learning what your home could be worth and what your options are.
- 29:15SPEAKER_02: Yeah.
- 29:16SPEAKER_07: So that's that's the key thing on that.
- 29:19SPEAKER_07: So any any closing words?
- 29:21SPEAKER_02: Just call us.
- 29:22SPEAKER_02: We want to talk.
- 29:23SPEAKER_02: We're talking talkie.
- 29:24SPEAKER_02: Yeah, they're fun to talk to.
- 29:25SPEAKER_07: They're walkie-talkie talkie.
- 29:27SPEAKER_02: Yeah.
- 29:27SPEAKER_07: Oh yeah.
- 29:28SPEAKER_07: And I don't mean the little toy thing you talk on the walkie-talkie.
- 29:31SPEAKER_07: They're walking and talking in their home.
- 29:32SPEAKER_03: They're walking and talking trying to get the job.
- 29:34SPEAKER_03: Walking and talking all over town.
- 29:36SPEAKER_07: That's right.
- 29:36SPEAKER_07: Hey, so if you've been sitting there thinking, maybe it's time to sell, but you haven't made that first move, hopefully today's conversation helped you realize something important.
- 29:45SPEAKER_07: You don't have to have it all figured out before you pick up that phone, right?
- 29:50SPEAKER_07: You don't have to have the house perfectly cleaned.
- 29:52SPEAKER_07: You don't have to have every repair finished.
- 29:54SPEAKER_07: You don't even know exactly when or where you're going next, right?
- 29:58SPEAKER_07: Sometimes the first step is simply finding out what your home is worth and understanding what your options are.
- 30:04SPEAKER_07: And remember, sometimes a house doesn't become a bad house.
- 30:07SPEAKER_07: It just becomes the wrong house for the chapter of your life you're in.
- 30:10SPEAKER_07: Absolutely.
- 30:11SPEAKER_07: Right.
- 30:11SPEAKER_07: That's key.
