- 0:59Subject is Lizzie Grayson, an accounts executive from Beyond.
- 1:03How's it going, Lizzie? Yeah, good.
- 1:05Thanks, James, How are you doing?
- 1:06Hi, I'm really well. Thank you.
- 1:07Looking forward to this episode. So first of all, then, let's get
- 1:11straight into it. What makes?
- 1:13Revenue management challenging in rural locations, of course.
- 1:19Yeah, well, I think, you know, with every listing, every
- 1:22property, there's going to be differences, right, that are
- 1:25unique and there's nuance always.
- 1:27I think when we're focusing more so on rural, what we often see
- 1:32is that the demand is fluctuating differently than
- 1:36what we can maybe expect in cities.
- 1:39With rural areas, we're often seeing that the season is the
- 1:43main driver of where we have like higher demand and higher
- 1:46occupancy, but it can also be tied to things like the the
- 1:50weather, unfortunately in the UK, but also with like local
- 1:55events that are going on in the market.
- 1:59And So what we need to do is being sure that we can reflect
- 2:03that within our pricing strategy in rural markets, but making
- 2:07sure it's done at the right time so that we're getting the right
- 2:09price for the listing as well. And often we're seeing with
- 2:14rural property managers that they have a really great and
- 2:17deep understanding of their local market, but often they're
- 2:22not maybe using tools to help automate or or streamline those
- 2:27processes. And so it can be quite time
- 2:30consuming for them to stay up to date with those changes and
- 2:33those fluctuations in their market in order to to optimize
- 2:37the prices there as well. Yeah.
- 2:40Do you find that the? Rural prices.
- 2:43Are different to the urban prices in the urban prices are
- 2:46kind of maybe more consistent and the rural changes you might
- 2:50have a big difference between summer season and low season,
- 2:54for example. Yeah, I definitely think the
- 2:57strategy that's implemented and you know the the priorities even
- 3:02right that what's driving the owners or the property managers
- 3:05in the different areas can can impact the way that the rates
- 3:08are, are are reflected. But I also think part of it is
- 3:13the demand, right. We're seeing the in urban
- 3:16locations, we can have pretty big jumps and spikes in the
- 3:20demand that we're seeing day-to-day.
- 3:23And then what we often see, like you say is that in rural
- 3:26locations, we don't necessarily have flat pricing, but often it
- 3:30we're not reflecting the daily changes in demand.
- 3:34We're almost set to sometimes just 12 seasons across the year,
- 3:38which could, you know, potentially be further optimised
- 3:41to reflect those daily changes in demand we're seeing in the
- 3:44markets. I guess with the consistency
- 3:46that might be a good thing for the rural locations because it's
- 3:49showing that they are year round destinations.
- 3:52And whether it's winter, you're going to get people walking
- 3:55there taking their dogs and stuff.
- 3:57And if it's summer, they might be going, if it's the Lake
- 3:59districts for example, they're going on boat trips or, or that
- 4:01kind of thing. So you you have that level of
- 4:03consistency because you've got people who are happy to go for a
- 4:06weekend away to a rural location whenever it doesn't really
- 4:09matter about what the weather is like.
- 4:11Or I guess sometimes, sometimes it's going to matter what the
- 4:13weather's like. But but yeah, you kind of have
- 4:15that consistency, right? I think it depends.
- 4:18Yes, I think definitely if we're, you know, demonstrating
- 4:22the desirability of markets in the winter season, then there's
- 4:26ways that we can really optimize and maintain that demand and
- 4:30that occupancy. But I do think some markets
- 4:33struggle in the sense that maybe people aren't as likely to go on
- 4:38holiday, for example, like families, maybe they're in
- 4:41school and obviously they're getting more stringent with the
- 4:44rules around coming out of school, right.
- 4:46And so we're seeing a lot of property managers having to
- 4:49adapt in order to maintain the occupancy outside of the the
- 4:53high seasons. It's a challenge, but it doesn't
- 4:57mean that it's not possible. Now, you mentioned this a little
- 5:00bit before in terms of the property managers knowing their
- 5:03rentals and their location kind of better than anybody else.
- 5:07So how important is local knowledge in rural locations?
- 5:11Especially those places. Where there's hardly any
- 5:14competition. Yeah, I think, you know, one
- 5:17thing we're seeing is that that experienced guests are wanting
- 5:21to achieve with their stays, right.
- 5:23And I think if the property managers are able to reflect
- 5:26their local knowledge and the experience that guests can have,
- 5:30that can be a really great way of getting people in the door.
- 5:33But I also think understanding what is driving the demand in
- 5:37the local market is super, super valuable, right?
- 5:40And the more you know your local market and the, the unique
- 5:44drivers of it, the better you can respond in terms of your
- 5:48pricing strategy or your marketing strategy in order to,
- 5:51to get those guests right and to get people to come and, and find
- 5:55your stay. But I think, yeah, more so now
- 5:59like than ever. It's important to to be that
- 6:03local expert as it were. I had a property manager say to
- 6:07me recently, he said there's hardly any competition where I
- 6:10am. I know what rates I should be
- 6:13charging. I don't need a dynamic pricing
- 6:15tool. Why might that guy be wrong?
- 6:20I think, yeah, I hear this as well.
- 6:24I think it's a great question. I think it's never to say that a
- 6:28dynamic pricing tool is going to know your market better than you
- 6:32and know the the nuance. But what it will allow you to
- 6:36view is you know how trends are evolving year over year and also
- 6:42spot trends that maybe you're not even aware of taking place.
- 6:46You know, often it can be maybe a a music event or, you know, a
- 6:51festival that you're not aware of that actually has an impact
- 6:54on the demand in the local market and it creates great
- 6:57opportunity for a property manager.
- 7:00But if that's something that maybe we miss the, the timing
- 7:03on, then it's an opportunity lost, right?
- 7:05And so dynamic pricing is almost being that, that second set of
- 7:09eyes or that tool that's supporting you and having, you
- 7:12know, not only informed decisions, but picking up on
- 7:15things that sometimes we're not even aware that we're we're
- 7:18missing, right. And so it's like working as a a
- 7:22tool to support you as opposed to, I say, I think some people
- 7:25think it's to replace them. It's it's not it's to to broaden
- 7:28that tool step stack that you have available to you.
- 7:31Yeah, definitely. I remember when I was starting
- 7:32out I must have left a lot of money on the table because my
- 7:36properties are between Leeds and York and the UK.
- 7:40And I didn't realize that Leeds festival was going on and that
- 7:43we had a lot of a lot of interest in the property.
- 7:45And I'm charging a crazily low rate.
- 7:48Yeah. It was only after using dynamic
- 7:50pricing that I realized how much money I'd been leaving on the
- 7:54table, so in. Terms of we've.
- 7:57Kind of touched a little bit. So how should rural hosts
- 8:00balance seasonality and special events when setting prices?
- 8:06Because those special events you mentioned, like, because in my
- 8:08experience, it's not necessarily like the big music festival.
- 8:11It might just be a wedding that's taking place in the next
- 8:13village. And suddenly you've got a lot of
- 8:15people who are interested because they don't have many
- 8:16hotels nearby. So, so how do they get the
- 8:18balance right there? Yeah, definitely.
- 8:22So I think one thing is always to keep as up to date as you can
- 8:25with with both seasonality and with the events, right.
- 8:29But I think that example of like a wedding that's in the local
- 8:32area is a perfect example of something that if you don't have
- 8:35a a tool or if you're not looking at the market data, it's
- 8:38easily missed because you might not know that family that's
- 8:41having the wedding, right? So I think it's always about
- 8:44keeping us formed as informed as possible, but also understanding
- 8:49how, for example, seasonality changes and there's pacing to
- 8:52it, right? Is that evolving year over year?
- 8:55And then with events, understanding the relevance of
- 8:59those events, right? Do they help you justify higher
- 9:04rates? Because if you've got a local
- 9:07event that's like a wedding, it's maybe not going to help you
- 9:10justify rates in the same way that a festival is, right?
- 9:13Where there's a higher number of people coming to the local area
- 9:18or even like the duration of the the event as well have an impact
- 9:22on how you evaluate its relevance and the impact that
- 9:26that directly will have on your rates and how you set them.
- 9:30But yeah, I have to say I hope you went to Leeds Fest after you
- 9:34realised it was there. No.
- 9:35Did you, did you go see it? I was, I was living in Qatar at
- 9:39the time, so I, I didn't have a chance to go to, to Leeds Fest,
- 9:42but I, yeah. Obviously I knew.
- 9:44It was happening maybe in the back of my mind years ago, but
- 9:48yeah, I'd absolutely, absolutely forgotten about it and not, not
- 9:52put my rates up, which was was a bit silly, but there you go.
- 9:55You. Live and learn, maximise your
- 9:57holiday, let revenue with beyond.

- 10:33revenue soar? Visit beyondpricing.com to get
- 10:38started. OK, so how?
- 10:39Can, I mean, again, we mentioned this a bit, but how can a
- 10:42dynamic pricing tool like Beyond really help property managers in
- 10:47rural locations to make sure that they're getting the right
- 10:51rates all the time? Of course, yeah.
- 10:55And I think that comes back to what we kind of started on,
- 10:58right? It's supporting the application
- 11:01of like those property managers that have great local knowledge,
- 11:05right, helping them apply that knowledge, but also with the the
- 11:09data. So sort of support that we're
- 11:11making informed decisions. So it would help them in having
- 11:16up to date market trends and visibility on those and how
- 11:20that's changing on a daily basis so that it's automatically
- 11:25reflected in the rates. That will ultimately save them
- 11:28time and build the assurance that they have there.
- 11:32And that time then can be spent either investigating other areas
- 11:36such as like marketing or how do we create more of an experience
- 11:39for the guests. But it can also be so that we
- 11:43can understand how to further develop the portfolio and
- 11:47identify areas of opportunity of growth, for example.
- 11:52And I think by having the data there, it's going to help, you
- 11:55know, make informed decisions and, and to to support that
- 11:58growth there. Now there will be managers in
- 12:02rural locations who have pretty defined seasons, you know,
- 12:05places, months where they're really, really busy and then
- 12:08months where it's a bit quieter. So what are the best strategies
- 12:11to ensure that you're getting the bookings coming in during
- 12:14those lower seasons? Yes, yes, exactly.
- 12:18I think with low seasons, it's can be a challenge for for many
- 12:23property managers I think as well when you know, maybe
- 12:26there's a reluctancy to be flexible with rates, for
- 12:30example, in like the winter months where maybe the overheads
- 12:32are a little bit higher with like the cost of heating a
- 12:36property, for example, right? I think the first thing is being
- 12:42prepared and understanding how the season fluctuates, right?
- 12:47And understanding the impact that will have on the the
- 12:50demand, right. So I think we need to make sure
- 12:54that we're conscious of kind of utilising our last minute offers
- 13:00or longer stay discounts in order to sort of entice guests
- 13:05to come in these periods of time and make it sort of a good
- 13:08financial decision. But also, you know, speaking to
- 13:12the audience and showing the understanding of the local
- 13:15market and, and how we can attract them.
- 13:19I think I, I can't remember who told me this recently, but
- 13:23somebody was given the example of even just changing the images
- 13:27for a listing to have like cozy environments and that something
- 13:32that's ticing you to come and visit in like the the colder
- 13:35periods, for example. And then maybe in the summer
- 13:37periods, you reflect it by making it look open in an airy
- 13:40and, and, and lovely, right? So it can just help make the
- 13:44guests feel more, I don't know, like more relating to the stay
- 13:49and seeing it as sort of idyllic throughout all high and low
- 13:52seasons. But of course, the price point
- 13:55has to be right. And I think the dynamic pricing
- 13:57tool will help understand where the the pacing is changing and
- 14:03what kind of rates we can justify in order to make it
- 14:06worthwhile for those days to take place as well.
- 14:09Yeah, seasonal photos is, is a great tip.
- 14:11And another one there might be just changing the content in
- 14:15your listing a little bit to reflect what's going on in the
- 14:18different seasons. And maybe even like mention if
- 14:20there's any events going on nearby to your listing, put them
- 14:23in the listing because people who are searching, the good
- 14:25chance that they'll show up. What, where do you stand on kind
- 14:29of minimum stays when it comes to low season?
- 14:31Is that something to perhaps change in, in different times of
- 14:35the year? I think what we're seeing is
- 14:38like the flexibility that you are able to achieve and offer is
- 14:44beneficial, right. If if you can offer that
- 14:47flexibility and it's OK with yourselves or with the owners,
- 14:51then brilliant. But of course it's going to be
- 14:55case by case basis. I think it's almost the opposite
- 14:58of like summer. If we know that we've got
- 15:00sustained demand for a long period of time, maybe we can
- 15:03strive for for longer minimum stays.
- 15:07And then of course where the demand is lower, often in
- 15:09shoulder seasons we see really strong weekend demand for
- 15:12example, but maybe not weekday. Then by having that flexibility,
- 15:17we're looking to achieve higher occupancy for those those dates
- 15:21that are relevant, right. And where there is that demand
- 15:23drive in them. Yeah, I think being flexible is,
- 15:26is is so important in in this business.
- 15:29Just finally then, if you could give us.
- 15:32Three, key pricing. Tips to implement today for
- 15:36rural short term rental hosts. What would they be?
- 15:403 key tips. So I think ultimately it's
- 15:43staying as up to date as you can with the the things that are
- 15:48driving demand. And I think ultimately, you
- 15:51know, one of the ways of doing that is by having a dynamic
- 15:54pricing tool, it's going to allow you to have the ability to
- 15:57view the data throughout the year and assess how that's
- 16:01evolving so that you can ultimately stay on top of that
- 16:03and then adapt accordingly. I think the second thing, and it
- 16:07kind of ties back to everything we've mentioned about being like
- 16:10an expert in your local market. The more you know about what's
- 16:13going on in the local market, the more that you're able to 1,
- 16:16capitalise on those local events.
- 16:19But it can also then tie back to the experience that you're
- 16:22offering for your guests and how you attract them when it comes
- 16:25to things like marketing. And as you said, maybe highlight
- 16:28in those local events and those those, you know, attractive
- 16:31things within the marketing of each listing.
- 16:35And I think then the third thing is, you know, plan for that
- 16:38seasonality, whether that's about changing how flexible you
- 16:41are with your your minimum stays, as we've said, whether
- 16:44it's about offering, you know, length of stay discounts.
- 16:48But understanding that the performance in those those key
- 16:52high seasons versus those low seasons can be different and
- 16:55there can be challenges there, But it doesn't mean that there's
- 16:58no opportunity to be to be achieved and to be experienced
- 17:02in those periods as well. Superb, brilliant tips.
- 17:06And Lizzie, if people are interested in utilising Beyond
- 17:09for their dynamic pricing and revenue management, where should
- 17:12they go for more info? Of course, yes.
- 17:15So we obviously have our wonderful website that has like
- 17:19a lot of information around Beyond.
- 17:22So that's beyondpricing.com. But also feel free to to reach
