Speaker 5: announcement made last week about some much needed housing coming

Speaker 5: to Putnam County, and I actually drove by the proposed

Speaker 5: property in Hurricane yesterday. Already some clearing of the land
• 2:29
Speaker 5: is going on. I'm talking about four hundred or so

Speaker 5: Good morning, Thank you for having me, and doctor Andrew
• 2:54
Speaker 5: Blackwood is here as well.
• 2:55
  Speaker 8: Yeah, good morning.
• 2:56
Speaker 5: One of you is really loud, one of the is
• 2:57
Speaker 5: really soft, so I'm going to have to adjust it.
• 3:00
Speaker 5: That's all right, It's all good. It's all good. Tell
• 3:04
Speaker 5: us what's going on overall. You brought me some information
• 3:06
Speaker 5: here about this Master Homeowner program you got going on.
• 3:09
Speaker 5: We'll get in that a little bit later on, but overall,
• 3:10
Speaker 5: what's going on with habits after you mana just kind
• 3:12
Speaker 5: of give us an overview since the last time you
• 3:14
  Speaker 5: were here.
• 3:14
Speaker 8: Yeah, absolutely so, And believe it or not, we're actually
• 3:18
Speaker 8: digging a footer this morning over on Grant Street on
• 3:21
Speaker 8: the west side of Charleston, adjacent to a house that
• 3:24
Speaker 8: we've finished up earlier this year. Okay, we have that
• 3:28
Speaker 8: new construction going on, and we have a recycle house
• 3:31
Speaker 8: project that's going on in North Charleston up off of
• 3:33
Speaker 8: Judith Drive, a house that had seen some water damage
• 3:38
Speaker 8: from a broken water line but had good bones and
• 3:42
Speaker 8: we're still going to make that basically good as new.
• 3:46
Speaker 8: And through this kind of cycle of new home construction.
• 3:50
Speaker 8: We have our home ownership program and our education program
• 3:55
Speaker 8: that's starting again this fall, and that's why Janey's here.
• 3:59
  Speaker 5: Oh right, Chane.
• 4:01
Speaker 9: Well, we offer this program to the public, but we
• 4:07
Speaker 9: have it specifically for our home buyers. Our home buyers
• 4:10
Speaker 9: are required to take all nine classes of the Master
• 4:14
Speaker 9: Homeowner Program and get a seventy percent accuracy on their
• 4:19
Speaker 9: post tests as part of their sweat equity towards owning
• 4:25
  Speaker 9: their home.
• 4:25
Speaker 5: What kind of things are on those tests or what
• 4:29
Speaker 5: else covered in the class, then we'll talk about the test.
• 4:31
Speaker 5: It tell us what's covered in the class.
• 4:33
Speaker 9: Okay, Well, each class is designed to introduce different concepts
• 4:39
Speaker 9: about how to be prepared to take care of your home,
• 4:44
Speaker 9: maintain it, and know the signs when something really expensive
• 4:49
Speaker 9: is getting ready to happen, which many people without any
• 4:52
Speaker 9: experience with home ownership have had. So for example, we
• 5:00
Speaker 9: do a pre and post test. The pretest is to
• 5:03
Speaker 9: see what they know when they walk in the door,
• 5:06
Speaker 9: and then we present the material, and then the post
• 5:09
Speaker 9: test is basically asking what did you get out of
• 5:14
Speaker 9: the class, And it's all focused on the learning objectives
• 5:18
Speaker 9: of that particular class. And that way we take those
• 5:22
Speaker 9: metrics and it tells us how well we're doing. Is
• 5:26
Speaker 9: the material adequate? Is it? Is it, you know, presented
• 5:30
Speaker 9: well enough by whoever's presenting it? You know? And it
• 5:34
Speaker 9: shows that post test will show the efficacy of the material.
• 5:39
Speaker 9: So that way, when I see things that don't that
• 5:42
Speaker 9: aren't adding up, I might inform the presenter or if
• 5:46
Speaker 9: it's myself, tweak the way that the materials presented, and
• 5:51
Speaker 9: then also I reword some of the materials so that
• 5:55
Speaker 9: it's easier to understand, you know, what the question is.
• 5:59
Speaker 9: But but we also keep the classes all updated to
• 6:04
Speaker 9: you know, current practices in plumbing and electric bull et cetera.
• 6:11
Speaker 9: So that gives us a good overview of the efficacy
• 6:17
Speaker 9: of the classes. And we have a lot of I
• 6:20
Speaker 9: keep all those metrics, and we have a lot of
• 6:23
Speaker 9: evaluations from all the participants, and those have been very
• 6:29
Speaker 9: positive over the years we've been doing this now almost
• 6:33
Speaker 9: ten years or about ten years.
• 6:36
Speaker 5: I like that that you use the term and when
• 6:38
Speaker 5: you talk about this with Habitat for Humanity here or wherever,
• 6:41
Speaker 5: Sweat Equity that they actually have something in it, talk
• 6:45
Speaker 5: about how important that is.
• 6:47
Speaker 9: Well, from my perspective, and I've been in nonprofit pretty
• 6:51
Speaker 9: much all my career, h Habitat this is this is
• 6:56
Speaker 9: really an andy question, Okay, I would like to say
• 6:59
Speaker 9: before he says it, if, as from an outsider, any
• 7:03
Speaker 9: time I want to spend donations or support a nonprofit,
• 7:10
Speaker 9: I want to know what they're doing with the money
• 7:14
Speaker 9: and to me to give somebody a house, which we
• 7:17
Speaker 9: do not give them a house.
• 7:19
Speaker 5: One of the biggest misconceptions. It is, and we will
• 7:22
Speaker 5: talk about that, go ahead.
• 7:23
Speaker 9: But if a person's never lived in their own home
• 7:27
Speaker 9: and then we provide that opportunity for them to have it,
• 7:32
Speaker 9: we've missed the boat by not teaching them how to
• 7:34
  Speaker 9: take care.
• 7:35
Speaker 5: Yeah, and I think that's a very good point, and
• 7:37
Speaker 5: I'll get to you in the second Andrew, But I
• 7:39
Speaker 5: think that's a good point too, because a lot of
• 7:41
Speaker 5: times with these homes, you're dealing and I'm not saying
• 7:43
Speaker 5: this in a derogatory matter, it's factual. You're dealing with
• 7:46
Speaker 5: people that maybe if they were renting or whatever. You know,
• 7:49
  Speaker 5: there's a big difference between I can remember when I
• 7:51
Speaker 5: was when I was renting as opposed to being a
• 7:53
Speaker 5: homeowner when you just call the landlord and say, hey,
• 7:56
Speaker 5: this is the hot water tanks out or the hvac's
• 7:58
Speaker 5: out or whatever. Difference when it's your home.
• 8:01
Speaker 8: It sure is. And that you hit on a key
• 8:05
Speaker 8: point there. It's the kind of the responsibility for the property.
• 8:09
Speaker 8: And as Jandi said, we do not give houses away.
• 8:14
Speaker 8: The home buyers purchased the house from habitat for humanity.
• 8:18
Speaker 8: The good deal here is that we finance it at
• 8:22
Speaker 8: zero percent interest, which is huge savings in today's market.
• 8:28
Speaker 8: But nearly every one of our homeowners comes to us
• 8:32
Speaker 8: from a rental experience. Generationally, their parents were renters their
• 8:39
Speaker 8: entire lives, and so this will be the first time
• 8:42
Speaker 8: that they've had experience with home ownership, and that's a
• 8:45
Speaker 8: different level of responsibility.
• 8:48
Speaker 5: And it's preventative maintenance.
• 8:50
  Speaker 2: True.
• 8:50
Speaker 5: You know a lot of times it's not just when
• 8:52
Speaker 5: something breaks, like your car. You know, when something breaks,
• 8:55
Speaker 5: I mean there are things that have to have.
• 8:56
Speaker 8: To be You change your furnace filters every three months,
• 9:00
Speaker 8: and you have to do that to maintain your HVAC system.
• 9:05
Speaker 8: And so we mentioned the sweat equity requirement as well.
• 9:09
Speaker 8: When somebody enters the program, they each adult who's going
• 9:13
Speaker 8: to be living in the house is required to accumulate
• 9:16
Speaker 8: two hundred and fifty hours of sweat equity helping build
• 9:20
Speaker 8: their own house or the house of somebody else in
• 9:22
Speaker 8: the program. And during that process they actually learn about
• 9:26
Speaker 8: how their house is built, and so kind of seeing
• 9:30
Speaker 8: under the skin gives you a completely different appreciation for
• 9:34
Speaker 8: how to maintain the house. The master Homeowner program is
• 9:37
Speaker 8: modeled after the Master Gardener style of programs things that
• 9:43
Speaker 8: homeowners need to know but often don't know, and in
• 9:48
Speaker 8: addition to a nine week financial literacy program that's conducted
• 9:54
Speaker 8: separately from the Master Homeowner program.

• 10:23
Speaker 5: And it can't afford it to fully pay for them themselves.
• 10:26
Speaker 5: That's something you folks are in.
• 10:27
Speaker 8: We are currently not doing a home repair program. We
• 10:30
Speaker 8: just don't have the capacity.
• 10:32
  Speaker 10: You know.
• 10:32
Speaker 8: We have one paid construction person, a construction supervisor. Everybody
• 10:37
Speaker 8: else is a volunteer and we just got to focus
• 10:41
Speaker 8: their efforts on the new construction at this point. Some

• 10:49

• 10:53
Speaker 5: Right, I want to talk about what you mentioned at
• 10:55
Speaker 5: the beginning of the interview about some things that you're
• 10:59
Speaker 5: going to be doing today, digging and things of that nature.
• 11:01
Speaker 8: That's right, get back to that for saying, yeah, so
• 11:03
Speaker 8: that we are very fortunate to have a great relationship
• 11:06
Speaker 8: with the Charleston Land Reuse Agency. If you are in
• 11:09
Speaker 8: the Charleston area, you have seen dilapidated properties, and thankfully
• 11:14
Speaker 8: they've made some progress in addressing them. We completed a
• 11:17
Speaker 8: house on Grant Street about a year ago, and the
• 11:21
Speaker 8: house next door was just completely overgrown, falling in. Thankfully
• 11:26
Speaker 8: it's gone. It's an empty lot now. We were able
• 11:29
Speaker 8: to get that lot through the land Reuse Agency and
• 11:32
Speaker 8: we're building a new house there starting today.
• 11:35
Speaker 5: Good stuff. Where can people learn more about your organization?
• 11:38
Speaker 5: They're listening to us right now, they're thinking this is
• 11:39
Speaker 5: something I would like to I would like to pursue,
• 11:42
Speaker 5: or because I know you always need volunteers and donations.
• 11:45

Speaker 4: having this housing shortage and we knew that we needed
• 16:25
Speaker 4: more housing, but we just didn't know how to quantify it.
• 16:28
Speaker 4: And then when new corep announced, we started realizing that
• 16:31
Speaker 4: some of the Newcore folks that were moving into West
• 16:34
Speaker 4: Virginia were bidding on the same house. So we realized
• 16:38
Speaker 4: we probably need to quantify this. We decided to do
• 16:41
Speaker 4: a housing study. But at the same time, Huntington needed one,
• 16:44
Speaker 4: in Charleston new one, and Mason County need one. So
• 16:47
Speaker 4: we actually all pitched in together with Advantage Valley and
• 16:50
Speaker 4: we did a ten county housing study to show us
• 16:54
Speaker 4: how many houses do we anticipate meeting in this region
• 16:58
Speaker 4: by twenty twenty eighth, and we found that the numbers
• 17:02
Speaker 4: were staggering. In Putnam County alone, we realized that we
• 17:07
Speaker 4: needed four thousand new units by twenty twenty eight to
• 17:10
Speaker 4: meet up with the demand.
• 17:11
Speaker 5: Now that's let me let me back up a second.
• 17:13
Speaker 5: Four thousand new units are needed in Puttnham County and
• 17:17
Speaker 5: Putnam County four thousand.
• 17:20
Speaker 4: So this massive announcement of four hundred homes. It is
• 17:24
Speaker 4: ten percent. It's like, okay, yay, that's awesome, But at
• 17:29
Speaker 4: the same time, it's a drop in the bucket to
• 17:31
Speaker 4: what the need is and Davey knew we realized was
• 17:35
Speaker 4: that big of a number. It's an economic development issue,
• 17:39
Speaker 4: which is why Putnam County Development Authority decided to do
• 17:42
Speaker 4: something about it and be proactive in attracting new homes
• 17:47
Speaker 4: to our county. In addition to new business, talk.
• 17:51
Speaker 5: About the property that you mentioned during the press event
• 17:55
Speaker 5: last week, specifically talk about the property where these are
• 17:58
  Speaker 5: going to go.
• 18:00
Speaker 4: So the property is Woodworth Farm. It was an old
• 18:04
Speaker 4: dairy farm back in the day. It has been for
• 18:08
Speaker 4: sales by a private owner and we helped connect it
• 18:12
Speaker 4: off there. What's really exciting is that the development is
• 18:17
Speaker 4: actually going to be named Woodworth Farms, which I just
• 18:20
Speaker 4: absolutely love. So they're tying back to that historic use.
• 18:25
Speaker 4: It hasn't been used as a farm for many, many years,
• 18:29
Speaker 4: but it's exciting and the Woodworth family is actually excited
• 18:32
Speaker 4: to see how their family farm is actually going to
• 18:36
Speaker 4: be able to impact hundreds of families.
• 18:39
Speaker 5: And what kind of homes are we talking about here,
• 18:41
Speaker 5: because that's a big question a lot of people ask,
• 18:43
Speaker 5: are we talking about, you know, town homes, we're talking
• 18:46
Speaker 5: about full on hold? What exactly are we're talking about here?
• 18:49
Speaker 4: Great questions. So we are looking at a mixture of
• 18:53
Speaker 4: three different unit types. When we started down this venture,
• 18:57
Speaker 4: we realized what we needed the most of is a
• 19:00
Speaker 4: single family home, but they're the most extensive thing to build.
• 19:04
Speaker 4: Labor is expensive, costs of building supplies are expensive, and
• 19:11
Speaker 4: single family homes are just not easy for a developer
• 19:14
Speaker 4: to build. But that was one of the things that
• 19:16
Speaker 4: we asked when we started reaching out to local builders
• 19:20
Speaker 4: and then eventually national builders, can you build single family
• 19:24
Speaker 4: homes in a large quantity quickly? And so this about
• 19:29
Speaker 4: four hundred units, right or more, depending on how this goes,
• 19:34
Speaker 4: three different product types. Half are going to be single
• 19:37
Speaker 4: family homes. The other half are going to be town
• 19:40
Speaker 4: homes as well as what we're calling single story living villas.
• 19:45
Speaker 4: So they may only be one story or they may
• 19:47
Speaker 4: be two stories, but all of the main level is living,
• 19:52
Speaker 4: so owners suite on the main floor, and that's to
• 19:54
Speaker 4: accommodate empty nesters. We've realized that a lot of folks
• 19:58
Speaker 4: are in a home bigger than what's they need. Their
• 20:01
Speaker 4: kids are out of the house, but they don't have
• 20:03
Speaker 4: anywhere to go, and that's kind of putting a stop
• 20:07
Speaker 4: on the housing market right now.
• 20:09
Speaker 5: Talking to morgantenting against the executive director of the Putnam
• 20:12
Speaker 5: County Development Authority of the Dave Island Show on five
• 20:14
Speaker 5: eighty Live is brought to you in part by your
• 20:16
Speaker 5: hometown baseball team, the Charleston Dirty Birds. Birds are off tonight.
• 20:19
Speaker 5: They begin a road series against High Point tomorrow night.
• 20:21
Speaker 5: Back at Go Ballpark Friday night for a Labor Day
• 20:24
Speaker 5: weekend series against Castonia. For tickets, schedules, promotions, dirty Birds merchandise,
• 20:28
Speaker 5: and more, visit Dirtybirds baseball dot com. And again you
• 20:32
Speaker 5: talk about because there's so many different stories out there, Morgan,
• 20:35
Speaker 5: as you know, you get the same you know the
• 20:37
Speaker 5: news releases, you're in the know, you're involved in the
• 20:39
Speaker 5: stuff that I get. We keep talking about around the
• 20:41
Speaker 5: state of West Virginia about the population drain, but Putnam
• 20:47
Speaker 5: County is an area that we are simply not seeing.
• 20:52
Speaker 4: That that's true. We're one of the few growing counties
• 20:57
Speaker 4: in West Virginia, primarily in relation to the Northern Panhandle
• 21:02
Speaker 4: and Eastern Panhandle, but Putnam County has continued to see growth,
• 21:07
Speaker 4: and you know, there's a lot of an industry that
• 21:10
Speaker 4: is expanding around us than even in Putnam County. And
• 21:15
Speaker 4: we need more people. We need more people to stay
• 21:17
Speaker 4: in West Virginia. But that's not going to do it either, Dave.
• 21:20
Speaker 4: We need more people to move into West Virginia as
• 21:23
Speaker 4: well in order to fill these gaps. And one thing
• 21:26
Speaker 4: I don't think me and you have talked about on
• 21:28
Speaker 4: the air before is our labor participation rate in West Virginia.
• 21:32
Speaker 4: Not only do we not have enough people, but we
• 21:34
Speaker 4: don't have enough people that are working. So having things
• 21:38
Speaker 4: like Toyota's announcement with a childcare center is huge for
• 21:41
Speaker 4: our area and hopes that that will allow more people
• 21:45
Speaker 4: to work. And then it's kind of holistic. You know,
• 21:48
Speaker 4: you have more people that can work, more companies expand
• 21:52
Speaker 4: they need more people. Those people need housing, so it's
• 21:55
Speaker 4: kind of full circle.
• 21:56
Speaker 5: Yeah, And when you talk about the labor participation rate,
• 22:00
Speaker 5: what you're talking about primarily is people that are able
• 22:03
Speaker 5: bodied and of the of the of the quote unquote
• 22:07
Speaker 5: working age. So we don't want people to think, well,
• 22:09
Speaker 5: West Virginia is the oldest state in the nation obviously
• 22:11
Speaker 5: we're going to have a lower workforce participation. That goes
• 22:14
Speaker 5: without saying, but we're talking about people in many cases
• 22:17
Speaker 5: that are able to work. They are of the correct
• 22:19
Speaker 5: age to work. I mean, they're still within in those
• 22:23
Speaker 5: that timeframe. That's that's what we're talking about here. We
• 22:27
Speaker 5: got I know you and I can't solve it, okay,
• 22:29
Speaker 5: but we have an issue there, Morgan. We really do.
• 22:33
Speaker 4: Yeah, we do, I mean year right, and we're talking
• 22:35
Speaker 4: about people that are sixteen years in older. We're discounting
• 22:39
Speaker 4: children and elderly. But we don't have enough people working,
• 22:43
Speaker 4: and that's that's one of the problems. But in Putnam County,
• 22:47
Speaker 4: we certainly haven't seen an issue with population growth, and
• 22:50
Speaker 4: a large reason for that is our school system. We
• 22:53
Speaker 4: have consistently ranked one of the top school systems in
• 22:57
Speaker 4: the state of West Virginia, top English scores, top masts.
• 23:01
Speaker 4: And what we also learned from this housing study, Dave,
• 23:04
Speaker 4: is that more than seventy percent of Putnam County residents
• 23:07
Speaker 4: don't work in Putnam County. So we know that people
• 23:11
Speaker 4: want to live here even if they don't work here.
• 23:15
Speaker 4: And so just to tell everyone, we've also been working
• 23:19
Speaker 4: extremely closely with the Putnam County Board of Education. Before
• 23:23
Speaker 4: we even started down this road of more housing, met
• 23:26
Speaker 4: with Superintendent Hudson instead, mister Hudband, can we handle more
• 23:30
Speaker 4: students because the last thing I want to do is
• 23:33
Speaker 4: put in a whole bunch more housing or encourage more
• 23:36
Speaker 4: housing in our school system. Can't handle it. And they've
• 23:38
Speaker 4: been a partner with this on this project for the
• 23:41
Speaker 4: last year and a half to ensure that we can
• 23:44
  Speaker 4: grow thoughtfully.
• 23:46
Speaker 5: Indeed, talking to Morgan Tenty again, the executive director of
• 23:49
Speaker 5: the Putnam County Development Authority more, we had a text
• 23:51
Speaker 5: to the show somebody asking about property being taken by
• 23:54
Speaker 5: emminent domain. That is not the case, right, Oh, absolutely not.
• 23:58
  Speaker 9: No.
• 23:59
Speaker 4: So this was the private owner who is selling directly
• 24:03
Speaker 4: to a developer Stonewall Capital. And you know a lot
• 24:08
Speaker 4: of times folks think that the county is coming in
• 24:11
Speaker 4: and buying property. That's not the case. We are more
• 24:15
Speaker 4: often the link between a private property owner and a
• 24:19
Speaker 4: private business or developer. Sometimes we do own property, but
• 24:24
Speaker 4: that is not the situation at all with this piece
• 24:27
  Speaker 4: of property.
• 24:29
Speaker 5: What's our time frame here, Morgan, approximately, I know you're
• 24:31
Speaker 5: not actually out there with a hard hat and so
• 24:33
  Speaker 5: maybe you are, but I wouldn't. I wouldn't put it
• 24:37
Speaker 5: past you. I wouldn't put it past you. But but
• 24:40
Speaker 5: what what is our time frame like here just a ballpark?
• 24:43
Speaker 5: When these houses may be, when we may be you know,
• 24:46
Speaker 5: I mentioned earlier my wife and I actually drove by
• 24:49
Speaker 5: the property yesterday and there was some work going on
• 24:51
Speaker 5: at some people doing some you know, brush work and
• 24:54
Speaker 5: things of that nature. But when can we start seeing
• 24:57
Speaker 5: actual development going on and when can we expect that
• 25:01
Speaker 5: these homes will be ready for the first residents to
• 25:03
  Speaker 5: move in.
• 25:04
Speaker 4: We are going to start development this ball. So the
• 25:08
Speaker 4: horizontal development is taking place with Stonewall Capital that's who
• 25:11
Speaker 4: we announced with earlier this year, and then as soon
• 25:14
Speaker 4: as they get infrastructure laid, and they'll do it in phases.
• 25:20
Speaker 4: Ward Communities is a vertical builder, and they'll come in
• 25:23
Speaker 4: and they'll start building. Now. They plan to put up
• 25:26
Speaker 4: a model home first and they will have a sales
• 25:29
Speaker 4: office in it so folks will actually be able to
• 25:31
Speaker 4: walk in and see all of their options. And then
• 25:34
Speaker 4: We're Communities is just going to hit the ball rolling,
• 25:37
Speaker 4: so we will definitely have homes available in twenty twenty six,
• 25:42
Speaker 4: weather depending on development through all of that. But I
• 25:46
Speaker 4: do want to mention, Dave, folks can actually go ahead
• 25:49
Speaker 4: on Ward Communities website and see rendering schematics. They have
• 25:54
Speaker 4: over ten floor plans they're bringing to West Virginia, and
• 25:57
Speaker 4: you can go ahead and sign up on a VIP list,
• 26:00
Speaker 4: find out when they're going to start pre sales, or
• 26:05
Speaker 4: any of the information you want to know about the development.
• 26:09
Speaker 5: All right, we had another text here You're pretty popular
• 26:12
Speaker 5: day about the traffic situation Hurricane. How are the roads
• 26:14
Speaker 5: going to be able to handle all this? I mean,
• 26:16
Speaker 5: and people hear me say this all the time. You'll
• 26:18
Speaker 5: never I mean, I get frustrated being in traffic to you,
• 26:21
Speaker 5: but there's areas of West Virginia, Morgan that would kill
• 26:24
Speaker 5: to have a traffic problem. Okay, so the question was
• 26:27
Speaker 5: about how a hurricanes roads be able to handle all this.
• 26:31
Speaker 4: We made it thirteen minutes talking together, Dave, without the
• 26:34
Speaker 4: word traffic. So I'm really impressed. So I will share
• 26:38
Speaker 4: that Stonewall Capital right out of the gate, actually implemented
• 26:42
Speaker 4: a traffic study, spent tens of thousands of dollars on it,
• 26:46
Speaker 4: and immediately engaged with the Department of Highways because that
• 26:49
Speaker 4: is a public road through there, so we're already looking
• 26:53
Speaker 4: at that and what traffic modifications might need to happen,
• 26:58
Speaker 4: such as an additional turning lane traffic signal. Nothing's been
• 27:03
Speaker 4: completely decided yet. But also keep in mind that this
• 27:06
Speaker 4: is going to be built in phases, so the traffic
• 27:10
Speaker 4: modifications may be taking place over the next year or two. Additionally,
• 27:15
Speaker 4: we do have the Kalidon Interchange opening up soon fall
• 27:19
Speaker 4: of twenty twenty six, so we're hoping that that will
• 27:21
Speaker 4: alleviate some of it as well.
• 27:22
Speaker 5: All Right, before we let you go, I got to
• 27:24
Speaker 5: ask you this because there's been a some online chatter
• 27:27
Speaker 5: about I want to give you a chance to address
• 27:30
Speaker 5: that those magical two words that are being thrown about
• 27:33
Speaker 5: in West Virginia a lot, and that's data centers. Is
• 27:38
Speaker 5: there is there any talk of anything like that in
• 27:40
Speaker 5: Putnam County that you can speak to speak.
• 27:42
Speaker 4: Of data centers are looking all over the state of
• 27:46
Speaker 4: West Virginia. I'm sure every county development authority in West
• 27:50
Speaker 4: Virginia could probably say that they've received some type of correspondence,
• 27:54
Speaker 4: especially with the Governor's microgrid bill opening us up for
• 27:58
Speaker 4: data centers, but nothing to report at this time.
• 28:02
Speaker 5: All right, Morgan, I appreciate you as always for taking
• 28:04

Speaker 5: That does sound like fascism. I'm gonna go ahead and
• 32:19
Speaker 5: say it. It does. Texas. The problem I've heard with
• 32:22
Speaker 5: empty nesters saying in the house too big for them
• 32:24
Speaker 5: is that they either own the house, or have a
• 32:26
Speaker 5: ridiculously low interest rate, or just don't want to move.
• 32:28
Speaker 5: How do you convince a person to leave no payment
• 32:31
Speaker 5: or low interest payment and take on a high interest
• 32:33
Speaker 5: mortgage or move where they don't want to A very
• 32:36
  Speaker 5: good point.
• 32:37
Speaker 7: The whole talk about revocational it's just bluster. Yeah, it
• 32:41
Speaker 7: doesn't mean anything. It's not fascism, it's nothing. It's just Trump.
• 32:45
Speaker 5: It's just Trump being Trump, and it's not gonna happen.
• 32:47
Speaker 7: It's not gonna happen.
• 32:48
Speaker 5: Hey, Danny, how you doing.
• 32:49
Speaker 7: I'm fine, Thank you, well, thank you.
• 32:50
Speaker 5: For being here. What's the latest with the restaurant?
• 32:52
  Speaker 3: Man?
• 32:52
Speaker 5: You got us all excited last week?
• 32:55
Speaker 7: Well, I'm going to open the fourth of September. I'm leaving.
• 33:03
Speaker 7: You're not gonna be here on Monday, are you?
• 33:05
  Speaker 2: No?
• 33:06
Speaker 7: I'm leaving on Friday, going out west for my last weekend.
• 33:12
Speaker 7: I'll be back on Monday and then we'll open on Thursday.
• 33:15
Speaker 5: And this is one week for this Thursday, a.
• 33:19
Speaker 7: Week from this Thursday, we'll open back up, okay, and
• 33:22
Speaker 7: then what are your hours going to be? Right now?
• 33:25
Speaker 7: And BJA and I are still talking about this right now,
• 33:31
Speaker 7: eleven to six thirty Monday through Friday. I don't know
• 33:35
Speaker 7: about Sunday. Sunday people usually want to eat breakfast. Yeah,
• 33:40
Speaker 7: you know, so do you ever dabble? And I know
• 33:42
Speaker 7: you've cooked everything and your but you ever ever done
• 33:45
  Speaker 7: much better? Started?
• 33:46
  Speaker 5: Right?
• 33:46
Speaker 7: I was a line cook. I mean back in the
• 33:49
Speaker 7: back in the bootleg days in the sixties. People come
• 33:54
Speaker 7: in at three four o'clock in the morning and they
• 33:58
Speaker 7: get edge steak and garlic toast and home fries.
• 34:04
Speaker 5: And that sounds good. Staking eggs is one of my all.
• 34:06
Speaker 7: Time favorite means yeah, and now I was I got
• 34:10
Speaker 7: that three things on. It's on my Facebook page and
• 34:14
Speaker 7: where I gave that speech, right, and a guy showed
• 34:21
Speaker 7: some confidence in me. And I was a salad boy
• 34:24
Speaker 7: and he said, you move over here, you're going to
• 34:27
Speaker 7: be the main line cook. He took the salads and
• 34:30
Speaker 7: you had a browler man. So I was the main guy.
• 34:33
Speaker 7: And I was seventeen years old. And at seventeen this
• 34:37
Speaker 7: this is going to come out in the book. I mean,
• 34:39
Speaker 7: it was, you know, Saturday night, we get off at
• 34:44
Speaker 7: six three, four o'clock in the morning, we start drinking
• 34:48
Speaker 7: and we have drink a bottle of whiskey before we leave,
• 34:50
Speaker 7: and then we'd go down the course street and buy
• 34:52
Speaker 7: another bottle. And that was my lifestyle. Right now, I
• 34:56
Speaker 7: go on to sleep all day.
• 34:57
Speaker 5: Yeah, and now you just sleep all day. I'm kidding.
• 35:03
Speaker 5: I'm kidding. I'm kidding. So I know you keep up
• 35:06
Speaker 5: with what's going on the news. Would you think when
• 35:08
Speaker 5: you saw this raid on John Bolton's house on Friday.
• 35:12
Speaker 7: I think that I hope he's done something wrong for
• 35:16
Speaker 7: that to be violated like that.
• 35:21
Speaker 5: It just seems to me if if what they're looking into,
• 35:24
Speaker 5: which seems to be his handling or mishandling of documents,
• 35:28
Speaker 5: I mean, at what point do people in Washington realize
• 35:31
Speaker 5: you can't put you can't have classified documents in your home.
• 35:34
Speaker 5: I mean, at what point?
• 35:35
Speaker 7: What if he didn't John? I mean, what if?
• 35:38
Speaker 5: What if? I know, But I'm just saying. I'm just
• 35:40
Speaker 5: saying this. And look, nobody's ever going to say that
• 35:42
Speaker 5: Trump is not mean he is running on retribution. He
• 35:46
Speaker 5: said that on the numerous cases.
• 35:47
Speaker 7: I'm your retribution. But I'm not even talking about that.
• 35:50
Speaker 7: I'm talking about John Bolton. Maybe may if he didn't
• 35:56
Speaker 7: do anything wrong, he's had his rights violated. First thing,
• 36:01
Speaker 7: you know, what he did for this country is they
• 36:06
Speaker 7: took his security away, and he did that in the
• 36:10
Speaker 7: name of this country, in the name of this president.
• 36:13
Speaker 7: And uh, I think it's sad, but I hope, I mean,
• 36:17
Speaker 7: I don't know what to think about it. I was
• 36:19
Speaker 7: just watching Bernie Sanders on TV here. You know, he
• 36:22
Speaker 7: is totally fearless. He is fearless. He's not afraid of
• 36:28
Speaker 7: anything or anybody. He'll say anything, and it doesn't mean
• 36:36
Speaker 7: he's right, but he's He certainly is one of the
• 36:42
Speaker 7: most recognized people on the planet.
• 36:45
Speaker 5: And he packed him in and wheeling Charleston and a
• 36:50
Speaker 5: couple of weeks ago.
• 36:51
Speaker 7: I kind of admire somebody like that.
• 36:53
Speaker 5: I mean, look, you can you cannot be any more
• 36:57
Speaker 5: different than I am politically, as are you with Bernie Sanders. Sure,
• 37:01
Speaker 5: but but I respect the guy. I respect the guy
• 37:04
Speaker 5: for being for coming out and speaking like and going
• 37:07
Speaker 5: into an area, especially southern West Virginia, where he is
• 37:09
Speaker 5: not popular. And although he did, you know, he did
• 37:12
Speaker 5: win West Virginia. But I mean, I'll give him respect.
• 37:16
Speaker 7: And he's he's also has not he is is. He's
• 37:22
Speaker 7: not afraid to He's not afraid to go on Fox.
• 37:28
Speaker 7: He's been on with Brett Bear, and Brett Bear keeps
• 37:31
Speaker 7: him over, keeps him longer, and he keeps other people.
• 37:35
Speaker 7: He's to had two town halls on Fox, and he
• 37:39
Speaker 7: handles him perfectly. And all the next morning Fox and
• 37:43
Speaker 7: Fox and Fiends they they they talk about him in
• 37:48
Speaker 7: the nicest, the kindest way, and because he has guts.
• 37:53
Speaker 5: All right, I got a couple of things say. Also,
• 37:55
Speaker 5: I want to get to new and as normally you're
• 37:58
Speaker 5: eliciting some text. Here The Day Island showing five eighty
• 38:00

• 38:11
Speaker 5: news broke last week Dandy about Man and Meal here
• 38:14
Speaker 5: in Charleston. Of course, they were directly across the street
• 38:16
Speaker 5: from US. For a while they had a distribution center
• 38:18
Speaker 5: across the street, and there were some issues with the
• 38:20
Speaker 5: with the school and uh and they eventually moved out
• 38:25
Speaker 5: and they're struggling right now. For one, I understand what's
• 38:28
Speaker 5: your take on Man and Meal.
• 38:30
Speaker 7: I happen to know because I'm in the game, that
• 38:34
Speaker 7: they have reduced of this one vendor I deal with,
• 38:38
Speaker 7: they have reduced their purchasing by eighty eighty percent eighty
• 38:45
Speaker 7: five percent. Now I don't know if they've done that
• 38:48
Speaker 7: with all vendors, the switch vendors, but they're not buying
• 38:52
Speaker 7: as much as they used to have. That's all I
• 38:54
Speaker 7: know about Man and mel.
• 38:55
Speaker 5: Okay, what about your experience when you were mayor and
• 38:57
Speaker 5: dealing with the folks at Man.
• 38:58
Speaker 7: And mel Man and Meal. Well, see, I don't want
• 39:02
Speaker 7: to sound cruel, but our problem with homeless started with
• 39:06
Speaker 7: the minimal nineteen seventy four. That's when it really that's
• 39:11
Speaker 7: when it really got bad. And uh way way, when
• 39:14
Speaker 7: you feed people, they will come and they were. And
• 39:21
Speaker 7: plus back then, you had you had places for poor
• 39:27
Speaker 7: people to stay. Now you don't, I mean you had people.
• 39:33
Speaker 7: I mean I lived in the Holly for four years.
• 39:36
Speaker 7: Four years I lived in that place, a lot of people.
• 39:40
Speaker 7: Frankie had one person that he paid eight dollars a month,
• 39:43
Speaker 7: you know, because he would help people. You don't have
• 39:47
  Speaker 7: any of that.
• 39:47
Speaker 5: But I mean, I understand what you were saying. But
• 39:49
Speaker 5: the humanitarian thing would would would be if people need help,
• 39:53
Speaker 5: that you help them. Sure, but also know, because of
• 39:57
Speaker 5: where we are located, I know what we dealt with
• 39:59
Speaker 5: on the regular basis when they were across the street.
• 40:01
Speaker 5: I'm not trying to be mean, but I know here
• 40:02
Speaker 5: at eleven eleven what we dealt with when they were
• 40:05
Speaker 5: across the street from my well.
• 40:06
Speaker 7: When Larry Rose mother died and I watched they were
• 40:11
Speaker 7: chasing that house and the Catholic Church stepped in and
• 40:14
Speaker 7: bought it. Yeah, And it's what happens to us and
• 40:22
Speaker 7: Charleston is people send from other counties, We'll just send
• 40:26
Speaker 7: them to Charleston. Just send them to Charleston. That's what
• 40:31
  Speaker 7: we dealt with.
• 40:33
Speaker 5: Knock out some text here, Texas. You know how you
• 40:37
Speaker 5: get lazy, able bodied, self entitled people off their butts
• 40:40
Speaker 5: and forced to fund themselves, end welfare and EBT, bring
• 40:43
Speaker 5: back commodities. Funny how that worked for decades before stamps
• 40:46
  Speaker 5: came along.
• 40:47
Speaker 7: Huh, I don't know what that means.
• 40:49
Speaker 5: Well, we were talking earlier when I was talking to
• 40:51
Speaker 5: Morgan Tiny about West Virginia's workforce participation and of able
• 40:55
Speaker 5: bodied people. We have the lowest workforce participation in America.
• 40:59
Speaker 5: We're talking about folks sixteen to early sixties or whatever,
• 41:03
Speaker 5: people that can work but choose not to. We have
• 41:05
Speaker 5: the lowest in the nation. That's what we were talking about.
• 41:07
Speaker 7: Okay. And there's a lot of mental illness out there,
• 41:11
Speaker 7: and that's what I deal with.
• 41:12
  Speaker 5: One.
• 41:13
Speaker 7: I'm and there if you when you go out, I
• 41:17
Speaker 7: get up in the middle of the night, I go
• 41:19
Speaker 7: to my restaurant and I go to work, and because
• 41:23
Speaker 7: I can't sleep, this town lights up at two thirty
• 41:27
Speaker 7: in the morning. You got these guys riding these little
• 41:31
Speaker 7: tiny bicycles and uh, they're checking all the doors.
• 41:35
  Speaker 2: You know.
• 41:35
Speaker 7: They got in my plot. They broke in my place.
• 41:37
Speaker 7: In your restaurant, stole five thousand dollars worth of caught
• 41:40
Speaker 7: car parks for that nomad I had to go.
• 41:43
Speaker 5: Was this recent mm year ago? Okay, and this was
• 41:48
  Speaker 5: in your restaurant.
• 41:49
Speaker 7: Yeah, they got in. I kept the stuff in my restaurant.
• 41:52
Speaker 5: Okay, you may not want to do that going forward.
• 41:55
  Speaker 7: Yeah, I think you're right.
• 41:58
Speaker 5: Uh, Okay, A fearless socialist talking about Bernie that took
• 42:05
Speaker 5: his honeymoon in the Soviet Union and said that the
• 42:07
Speaker 5: breadlines are a good thing. That's a good thing. Oh yeah, burnout.
• 42:10
  Speaker 5: It's a real patriot.
• 42:13
Speaker 7: I think I'm not gonna call a person unpatriotic because
• 42:17
Speaker 7: I don't agree with these views. My main objection to
• 42:22
Speaker 7: Bernie is I don't think he's pro Israel enough. But
• 42:25
Speaker 7: that's another disagreement that reasonable people can have. Well, and
• 42:31
Speaker 7: you said he's never hidden who he was or who
• 42:34
Speaker 7: he is. He's always been a socialist. He was elected
• 42:37
Speaker 7: as a socialist mayor of Burlington, Vermont.
• 42:41
Speaker 5: And again, whether I agree with people or not, I'm
• 42:44
Speaker 5: like you. I have respect for people who are who
• 42:47
Speaker 5: they are, and he's fearless that I have respect for that,
• 42:51
Speaker 5: Tex says Dave. Thanks for having Mayor Danny on the
• 42:53

Speaker 7: A book that I was one of the top five
• 46:46
Speaker 7: books I've ever read my life is a book called
• 46:48
Speaker 7: in Broad Daylight. And for those who used to listen
• 46:53
Speaker 7: to my show, I had Harry MacLean on. I got
• 46:57
Speaker 7: overwhelmed with Skidmore, Missouri and the killing out there that
• 47:01
Speaker 7: happened in nineteen eighty one, and I went out there
• 47:05
Speaker 7: for the forty three union, and.
• 47:07
Speaker 5: I remember listening, you know, to you talking about it crazy?
• 47:11
Speaker 5: What what give us the synopsis of the story for
• 47:14
Speaker 5: those that may may not have been listening.
• 47:15
Speaker 7: The whole town saw it, and no one saw a thing.
• 47:18
Speaker 7: And what he bullied the town for twenty years?
• 47:21
  Speaker 5: Who's he?
• 47:22
Speaker 7: Uh? Ken Rex McElroy Okay, and he was he was,
• 47:29
Speaker 7: he was nuts And finally they killed him, they shot him.
• 47:33
Speaker 7: And what as you dig in and you listen, you listen,
• 47:38
Speaker 7: everybody said, you know, the FBI, everybody investigated, all the
• 47:42
Speaker 7: people that would that helped him, wouldn't help the town
• 47:45
Speaker 7: when he was bullying the town. The sheriff was afraid
• 47:48
Speaker 7: of him. So they went in and no one saw
• 47:53
Speaker 7: a thing. Oh I was on the ground. I was.
• 47:55
Speaker 7: They all saw it. They egged him on kill the
• 47:59
Speaker 7: mL for that's what. That's what.

Speaker 5: What was it, Danny about this story that got you

Speaker 7: About sixty minutes sixty minutes piece? Yeah, back back in
• 48:12
Speaker 7: eighty two, and just went crazy over it. And then
• 48:17
Speaker 7: I got the following Harry, and read the book and
• 48:19
Speaker 7: read it again. And then they have a series on
• 48:23
Speaker 7: called No One Saw a Thing, which is a farce
• 48:26
Speaker 7: or a series. But then Harry and I got to
• 48:29
Speaker 7: be friends, and he called me last night.
• 48:31
Speaker 5: You were telling me about that. He just randomly picked
• 48:33
Speaker 5: up the phone and called you.
• 48:34
Speaker 7: He called me and he says, and he's read my book.
• 48:38
Speaker 7: I sent him a copy of it, and then I'm uncle,
• 48:42
Speaker 7: say what he said?
• 48:42
  Speaker 5: Okay, but.
• 48:46
Speaker 7: He offered to, you know, to say something in the book.
• 48:50
Speaker 7: You know, but it's already gone to it's already gone
• 48:53
  Speaker 7: to the printer.
• 48:53
Speaker 5: Okay, so when is this book going to be out?
• 48:55
Speaker 5: Because I'd like to have a copy of it too.
• 48:57
Speaker 5: I like to see it.
• 48:58
Speaker 7: I think November first, but it might be earlier. Okay,
• 49:01
  Speaker 7: you know it's it's a Charleston book. I mean, it's
• 49:06
Speaker 7: not something somebody and my friends in California might like it.
• 49:10
Speaker 7: You know, but I talk about a lot of stuff.
• 49:17
Speaker 7: I mean a lot of stuff.
• 49:20
Speaker 5: He said, you can't see this on the radio. He says,
• 49:22
Speaker 5: with a smirk on his face. I talk about a
• 49:24
  Speaker 5: lot of stuff.
• 49:24
Speaker 7: I mean, you just can't. There was trying to think
• 49:31
Speaker 7: of a story I could tell.
• 49:32
Speaker 5: Don't get me fired.
• 49:34
  Speaker 7: No, I wouldn't. There was a there was a guy
• 49:41
Speaker 7: that in August is seventy four. I was at the Danuboon.
• 49:49
Speaker 7: I knew the guy. I drank with him. He was
• 49:51
Speaker 7: there at a convention and we I thought we were friendly,
• 49:56
Speaker 7: and he took the phone he was answering and Messa Rensi.
• 50:00
Speaker 7: I called me when I took the phone away, then
• 50:04
Speaker 7: he came and he jumped on me about the phone.
• 50:08
Speaker 7: Now my strategy there was to get him outside, calm
• 50:12
Speaker 7: him down. Well I've made one big mistake. I turned
• 50:15
Speaker 7: my back on him and he jumped me from behind
• 50:19
Speaker 7: and I got on top of him and I held
• 50:23
Speaker 7: him in. But I couldn't do anything because my left
• 50:26
Speaker 7: shoulder has given me trouble ever since. I've had three
• 50:30
Speaker 7: operations on it, and I've got I've got a reverse
• 50:38
Speaker 7: shoulder replacement, which is now it's pretty it's pretty normal.
• 50:44
Speaker 7: But that's some of the stuff. Well that introduced me
• 50:48
Speaker 7: to violence in the game. But there was a guy
• 50:51
Speaker 7: then that said, you know, and people that would know this.
• 50:59
Speaker 7: Up and Wheeling, there was a guy and they said,
• 51:03
Speaker 7: I can get this guy to come down here and
• 51:05
Speaker 7: he won't kill him, but he'll break his arm. Make
• 51:07
Speaker 7: sure he can't use his arm. Now, there's some older
• 51:10
Speaker 7: people out there that know exactly who I'm talking about.
• 51:14
Speaker 7: And Frankie Velstry told me, he said, listen to me,
• 51:18
Speaker 7: you're going to go places. Don't buy into that, now,
• 51:23
Speaker 7: I said, Frankie has said they do it for nothing.
• 51:25
Speaker 7: That's because if they want to own you, you don't.
• 51:28
Speaker 7: You don't. You don't engage in activity like that.
• 51:31
Speaker 5: So all right, Danny, we got to wrap it up now.
• 51:35
