- 0:04Welcome back to the Remodel Report. I'm Chris,
- 0:07and today Jessica and I are going to talk about
- 0:09something almost every renter deals with at some
- 0:12point. The bathroom vanity from 2003 that you
- 0:15cannot rip out, you probably cannot paint without
- 0:18a fight. But you still have to look at every
- 0:20single morning. And the funny thing is, more
- 0:23than 42 million U .S. households are renting
- 0:25right now. So a lot of people are sharing this
- 0:28exact problem. The good news, there is actually
- 0:31a long list of fixes that cost under $300 and
- 0:34leave no permanent damage. Right, so we are going
- 0:37to talk through seven of the highest impact ones
- 0:39today, in the order our designers would actually
- 0:41do them. And we have an article on the USA cabinet
- 0:44store site that walks through all 22, but seven
- 0:48is plenty for one weekend project. Perfect. Let's
- 0:51get into it. Okay, number one, and this is the
- 0:54cheapest visible upgrade in any rental bathroom.
- 0:57Swap the cabinet pulls. This is the one I tell
- 0:59everyone to start with. A set of six matching
- 1:02poles from World Market or Anthropologie or even
- 1:05Amazon runs you $20 to $70. And the install is
- 1:0930 minutes with a screwdriver. The original holes
- 1:13work for most modern replacements. The thing
- 1:15to check before you order, just measure the center
- 1:18to center distance on the existing poles. Three
- 1:21inches and three and three quarter inches are
- 1:23the most common in builder cabinets. Pick brushed
- 1:26brass or matte black. Those are the two finishes
- 1:29that look intentional in 2026. And save the original
- 1:32hardware in a labeled bag in your closet. When
- 1:35you move out, swap it back. Your deposit stays
- 1:38yours, and the new pulls travel to the next place.
- 1:41Number two, vanity lighting. This is the single
- 1:44biggest visual change you can make in a rental
- 1:46bathroom. That Hollywood -style bar with the
- 1:49exposed round bulbs across the top of the mirror?
- 1:52It is the single most aging element in any rental
- 1:54bathroom built before 2010. And there are three
- 1:58ways to fix it depending on how comfortable you
- 2:00are with wiring. Walk us through them. Okay.
- 2:03Path 1 is the hardwired swap. Turn off the breaker.
- 2:07Unscrew the existing fixture. Three wires, black
- 2:11to black, white to white, ground to ground. 20
- 2:15to 60 minutes depending on how cooperative the
- 2:17wiring is. And a new fixture is about $80. Path
- 2:212 is plug -in sconces from Lutron or Casper.
- 2:24which use the GFCI outlet most bathrooms already
- 2:27have above the counter. And Path 3 is the no
- 2:30-wiring option. Rechargeable mirror light bars
- 2:33from $25 to $80, USB -C charged, magnetic or
- 2:37no -drill mounting. That last one is interesting.
- 2:40So the rechargeable bar just sits on the mirror
- 2:42with no wiring at all? Yes. The charge lasts
- 2:46about two weeks of daily use, and it is fully
- 2:49reversible at move -out. Just take it with you.
- 2:51Pro tip on bulbs. If you are not swapping the
- 2:55fixture, just change the bulbs. Aim for 3 ,000
- 2:59to 3 ,500 Kelvin. Warm enough to be flattering
- 3:02in the mirror, cool enough to read makeup labels.
- 3:06Many people find 4 ,000 Kelvin and higher feels
- 3:09too clinical for a bathroom. Number three, replace
- 3:12the faucet. This is the single best return on
- 3:14$100 you can make in a rental bathroom. And it
- 3:17is so much easier than people think. Most faucets
- 3:20use standard mountings. Single hole, 4 -inch
- 3:23center set, or 8 -inch widespread. Look under
- 3:27your sink, count the supply lines, measure the
- 3:30distance between the outer hole centers, and
- 3:33you know what you are buying. Delta Faucet, Moen,
- 3:36and Kohler all make solid mid -range options
- 3:40in the $90 to $150 range. 45 minutes with a basin
- 3:45wrench and an adjustable wrench. Photograph every
- 3:50connection before you start. Save the original
- 3:53faucet and supply lines in a box. And you can
- 3:56swap it back at move out in another 45 minutes.
- 3:59And here is a $5 upgrade if you cannot replace
- 4:01the whole faucet. Swap just the aerator. A water
- 4:06sense labeled aerator from Neopurl or Niagara
- 4:08screws onto your existing spout and can reduce
- 4:11sink water flow by 30 % or more compared with
- 4:14standard 2 .2 gallon per minute fixtures. It
- 4:17is a five minute job. Number four, frame the
- 4:20mirror. This one is so underrated. Builder grade
- 4:23bathrooms almost always come with a plate glass
- 4:25mirror screwed flat to the wall. You cannot remove
- 4:28it without risking damage, but MirrorMate sells
- 4:31custom cut frames that adhere to the front face
- 4:33of the existing mirror. How does the install
- 4:35work? Pre -installed tape on the back of the
- 4:38frame fits over the mirror clips, takes under
- 4:4030 minutes. Frames run $99 to $220 depending
- 4:45on size and profile. And the removal at move
- 4:47out? The official method is to use dental floss
- 4:50or fishing line to split the foam tape, then
- 4:52scrape any residue off the mirror. The manufacturer
- 4:55notes the frame may not be reusable without new
- 4:58tape, so treat it as a fixture for the duration
- 5:00of your lease rather than something you bring
- 5:02to the next rental. 5. Peel and Stick Backsplash
- 5:06Behind the Vanity Modern peel and stick tile
- 5:08from SmartTiles or Art3D has improved a lot.
- 5:12The good ones use a gel -coated surface for depth
- 5:14and they look surprisingly real from across the
- 5:17room. About $7 to $12 per square foot. A four
- 5:21-foot backsplash behind your vanity is around
- 5:23$45 to $75 in materials and an hour or two of
- 5:27work. One important thing to know. Smart Tile's
- 5:30own product pages say the adhesive becomes permanently
- 5:33affixed after about 48 hours once pressure is
- 5:36applied. They can still be removed with little
- 5:38to no damage, but treat the install as partially
- 5:41reversible rather than peel clean. which means
- 5:44do a 3 -inch patch test in a hidden corner first,
- 5:48especially if the wall paint underneath looks
- 5:50chalky or flaky. If the patch test pulls paint
- 5:53when you remove it, the full install will pull
- 5:55more paint. Number 6. Fix the storage situation
- 5:58under the sink. Because rental vanities are almost
- 6:01always 30 inches wide with one set of doors and
- 6:04zero internal organization. There are three free
- 6:07-standing fixes that change everything. Expandable
- 6:10under sink shelf from M -Design or simple houseware
- 6:13that adjusts around the plumbing trap, $40 to
- 6:15$80. Free standing pull -out drawers for $26
- 6:19to $90. And a command bath rated door organizer
- 6:22for $20 to $55 that mounts to the inside of the
- 6:26cabinet door with adhesive strips. And on that
- 6:29command organizer, the removal protocol matters.
- 6:32Pull the adhesive strip tab straight down slowly,
- 6:34not outward. That is the manufacturer's official
- 6:36method. And it is the difference between clean
- 6:39removal and pulled paint. And if you have a pedestal
- 6:41sink or an open vanity with no cabinet, get a
- 6:44sink skirt. Ready -made ones are about $25. Attach
- 6:49with hook and loop tape, hides the plumbing,
- 6:52gives you hidden storage. One of the most renter
- 6:54-sensible upgrades on the list. Last one, number
- 6:57seven, accessorize. Once the hardware and the
- 6:59light in the mirror look intentional, the soft
- 7:02layer carries the rest. Under $50 buys most of
- 7:06what you need. A tray for the counter. A matching
- 7:09soap dispenser and lotion bottle. One real plant.
- 7:13Pothos. Snake plant or ZZ plant. All three tolerate
- 7:17humid bathrooms. And a fresh hand towel in a
- 7:20color that relates to something else in the room.
- 7:22Three styling rules. Group accessories in odd
- 7:25numbers. One, three, or five. Even numbers look
- 7:30accidental. Match metal finishes across hardware.
- 7:33Faucet. Light fixture. Pick one and stick with
- 7:37it. And keep daily -use items off the counter
- 7:40unless they are attractive. Okay, before we wrap,
- 7:43three rules that save your deposit no matter
- 7:45which of these projects you do. Rule 1, save
- 7:48originals. Original cabinet hardware, original
- 7:51light fixture, original faucet, original aerator.
- 7:54Every part in a single labeled bin in your closet.
- 7:58Without them, you cannot restore the bathroom
- 8:00at move -out and the landlord can charge replacement
- 8:02cost. Rule 2. Patch test first. Three -inch corner
- 8:06of any adhesive product, always, before you commit
- 8:09to the full surface. Rule three. Heat before
- 8:12removal. Hair dryer on low warms the adhesive,
- 8:16so peel and stick lifts clean, not the paint.
- 8:20Work slowly from one corner. Pull at a 45 -degree
- 8:23angle. Five extra minutes saves the wall. That
- 8:27is seven updates, well under $300 each, all renter
- 8:31safe. We have the full 22 in the article. at
