- 0:00Speaker 1: An illegal alien from Guatemala charged with raping a child
- 0:03Speaker 1: in Massachusetts. An MS thirteen gang member from Al Salvador
- 0:07Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 0:11Speaker 1: filming and selling child pornography in Michigan. These are just
- 0:15Speaker 1: some of the heinous migrant criminals caught because of President
- 0:19Speaker 1: Donald J.
- 0:20Speaker 2: Trump's leadership.
- 0:21Speaker 1: I'm Christy nom the United States Secretary of Homeland Security.
- 0:25Speaker 1: Under President Trump, attempted illegal border crossings are at the
- 0:29Speaker 1: lowest levels ever recorded, and over one hundred thousand illegal
- 0:33Speaker 1: aliens have been arrested. If you are here illegally, your
- 0:37Speaker 1: next you will be fined nearly one thousand dollars a day, imprisoned,
- 0:41Speaker 1: and deported. You will never return. But if you register
- 0:45Speaker 1: using our CBP home app and leave now, you could
- 0:48Speaker 1: be allowed to return legally. Do what's right. Leave now.
- 0:53Speaker 1: Under President Trump, America's laws, border and families will be protected.
- 0:57Speaker 3: Sponsored by the United States Department of Homeland Security.
- 1:00Speaker 4: All right, guys, welcome back to uy L. This is
- 1:03Speaker 4: gonna be a very fun conversation, something that we have
- 1:08Speaker 4: not talked about as far as on the real estate side.
- 1:11Speaker 4: International Denise Williams. You have transitioned and you moved to
- 1:18Speaker 4: the UA.
- 1:19Speaker 5: You live in Dubai now, yes, I do.
- 1:21Speaker 4: And now you have a independent brokerage, real estate brokerage
- 1:27Speaker 4: in Dubai. So you are the first black woman to
- 1:30Speaker 4: have a real estate brokerage in Dubai.
- 1:32Speaker 5: Correct.
- 1:34Speaker 4: So this is a full circle moment because we met
- 1:36Speaker 4: in Atlanta at a hookah lounge, I believe, and the
- 1:43Speaker 4: last time we met we were in Abu Dhabi. So
- 1:49Speaker 4: I'll tell that story because I think it's a good
- 1:50Speaker 4: story to tell.
- 1:51Speaker 6: So we gotta we gotta also pay homage though to
- 1:53Speaker 6: another time that we met Denise, because she was instrumental
- 1:56Speaker 6: in I send down with Master P.
- 1:57Speaker 5: Let's not forget that. So we're in.
- 1:59Speaker 6: Miami and uh, you were doing some stuff with rap
- 2:02Speaker 6: stacks and said, there's an opportunity here guys if you
- 2:05Speaker 6: come down tomorrow and we were like, we'll be there.
- 2:10Speaker 2: And that was a dope interview.
- 2:11Speaker 6: It was it was like the first time we had
- 2:13Speaker 6: like a live audience at so it was definitely dope.
- 2:16Speaker 6: And that was two years ago, which is crazy. So again,
- 2:19Speaker 6: thank you for that because that was definitely a moment.
- 2:20Speaker 4: Yeah, we interviewed Fat Joe right before that, and then
- 2:23Speaker 4: we went to interview Masterpiece, So that was dope day.
- 2:27Speaker 4: So yeah, so the Love.
- 2:30Speaker 5: Fast Forward.
- 2:32Speaker 4: The Louve is the most prestigious museum in the world
- 2:36Speaker 4: in Paris. If anybody has not been a highly suggest
- 2:39Speaker 4: that you go. It's the pyramid that you always see
- 2:43Speaker 4: and it's an underground museum in Paris. So there's only
- 2:46Speaker 4: two Loves in the world. There's one in Paris obviously,
- 2:50Speaker 4: and there's another one which people might not know. There's
- 2:52Speaker 4: another one in Abu Dhabi. Gorgeous and the architect, the
- 2:56Speaker 4: person that built the Love in France, they brought him
- 3:01Speaker 4: over to abby and he built the Louver in a day.
- 3:06Speaker 4: So the last time that we was there, vibes on
- 3:09Speaker 4: top of vibes at the black tie Steve Harvey's Galla.
- 3:14Speaker 5: I believe we were winning awards, not just any award.
- 3:21Speaker 5: I mean we got a trophy. We won the golf tournament.
- 3:26Speaker 4: Shout out to Steve serves me correctly. Shout out to
- 3:30Speaker 4: the good brother Steve Harvey Man. Shout out to the bed,
- 3:32Speaker 4: Shout out to the whole team. We definitely won that night.
- 3:35Speaker 4: That was that was amazing. So yeah, and so you
- 3:39Speaker 4: were telling us about what you was doing then, yes,
- 3:41Speaker 4: and how you know you you was moving around in
- 3:43Speaker 4: the UAE and Dubai the u A period. It's just
- 3:46Speaker 4: an amazing place. It's crazy and I feel like they've
- 3:49Speaker 4: taken the best parts of every part of the world,
- 3:52Speaker 4: like they So when you go there and I'll let
- 3:56Speaker 4: you talk about it. We went to Dubai and then
- 3:57Speaker 4: they have something that looks just like the Venetian in
- 4:00Speaker 4: Las Vegas with the waterfalls. Yes, and then they have
- 4:03Speaker 4: they have the Louver. They have you know, man made
- 4:09Speaker 4: islands where it looks like it looks like you in
- 4:12Speaker 4: Saint Thomas or something like that. Like they literally have
- 4:14Speaker 4: taken the best parts of every part of the world
- 4:17Speaker 4: and created like an all star team.
- 4:20Speaker 6: The best way to actually describe hotels Marina's largest ball
- 4:24Speaker 6: in the world, largest building in the world.
- 4:26Speaker 7: Everything is all about the biggest, bedest, best, shortest, tallest.
- 4:30Speaker 6: Like this is the biggest I like this.
- 4:36Speaker 4: So we're going to get into all of that. But
- 4:37Speaker 4: first and forell thank you for.
- 4:38Speaker 2: Joining us, appreciate it, thank you for having me.
- 4:40Speaker 4: Yes, so all right, let's get into this. How does
- 4:44Speaker 4: this even happen. You're selling real estate in Atlanta, yes, right,
- 4:49Speaker 4: how do you even transition to move to Dubai and
- 4:53Speaker 4: start selling real estate open or brokerage? Like, how does
- 4:55Speaker 4: that even happen?
- 4:56Speaker 7: You know, first of all, thank you guys for having
- 4:59Speaker 7: me Anna Denise. So I just want to say thank
- 5:04Speaker 7: you so much for this moment, right, this is so
- 5:06Speaker 7: important for us to just share our experiences and making
- 5:10Speaker 7: the decision to go to Dubai didn't start twenty twenty
- 5:14Speaker 7: one when I first visited Dubai. Making the decision to
- 5:17Speaker 7: go international actually started when I started my real estate brokerage.
- 5:20Speaker 7: So the name of my company is Williams and Code
- 5:22Speaker 7: International Realty. So I had vision before hiring my very
- 5:27Speaker 7: first agent. I always knew I wanted to have a
- 5:28Speaker 7: global brand, and so I gave myself a five year
- 5:31Speaker 7: plan that I was gonna say, Okay, in five years,
- 5:33Speaker 7: I'm gonna start my first international brokerage. But initially I
- 5:37Speaker 7: was thinking I would do something within like a four
- 5:38Speaker 7: hour flight of Atlanta, something that was same day, okay,
- 5:41Speaker 7: go in and out.
- 5:42Speaker 2: But then when I.
- 5:43Speaker 7: Visited Dubai in twenty twenty one, again attending Steve Harvey's gala.
- 5:47Speaker 7: That was the first year that they hosted it. So
- 5:49Speaker 7: shout out to Paige for the invite. I was actually
- 5:51Speaker 7: in South Africa and she was like, you need to
- 5:53Speaker 7: come to Dubai and come to this gala. I was
- 5:55Speaker 7: having my first international engagement. Then flew over absolutely loved it.
- 6:00Speaker 7: So it was cool to be able to hang out
- 6:01Speaker 7: with celebrities for the weekend. But what stood out so
- 6:04Speaker 7: me most was the cranes in the sky. I was like, whoa,
- 6:08Speaker 7: this city is an emerging market, Like what is going on?
- 6:10Speaker 7: There are so many buildings being built, and I really
- 6:13Speaker 7: evaluated what they've been able to do in the last
- 6:14Speaker 7: fifty years. As the UAE, they came together fifty years
- 6:18Speaker 7: ago and said, look, we want to create this dynamite
- 6:21Speaker 7: environment for tourists, for everything. If you think about it,
- 6:24Speaker 7: they literally built everything that you described in a desert
- 6:28Speaker 7: and so I'm just like, I need to be a
- 6:30Speaker 7: part of this growth. Where are the American realtors. What's
- 6:34Speaker 7: going on? Who's telling Americans that this is an opportunity
- 6:37Speaker 7: zone for them to invest in. You know, a lot
- 6:40Speaker 7: of times with us, because the US is so far away,
- 6:43Speaker 7: we don't really look outside of the US, and because
- 6:45Speaker 7: we've been so spoiled to be number one for so long,
- 6:48Speaker 7: we're like we're good, We're comfortable. So for me, it
- 6:51Speaker 7: was just like, this is a huge opportunity for me
- 6:53Speaker 7: to be the liaison between the US and the UAE
- 6:55Speaker 7: and the real estate sector. And so I was like,
- 6:57Speaker 7: you know what, let me put a plan in place,
- 6:59Speaker 7: let me see if this is something I want to do.
- 7:01Speaker 7: So I went out about three more times before making
- 7:03Speaker 7: the decision to officially move. The third time I flew
- 7:06Speaker 7: my mother out and I was like, Mom, I just
- 7:08Speaker 7: need you to feel the energy. I just need you
- 7:10Speaker 7: to you know me more than anybody. Do you think
- 7:12Speaker 7: this could be a good decision? And she was like,
- 7:14Speaker 7: I see the vision, go for it. And that was
- 7:17Speaker 7: the final word that I needed to say, you know what,
- 7:20Speaker 7: let's try it. And I'm like, if you're going to
- 7:22Speaker 7: go international, what better place than Dubai.
- 7:24Speaker 2: It already speaks for you. The luxury is there.
- 7:27Speaker 7: I just need to be there and position myself in
- 7:29Speaker 7: a situation where that already aligns with my brand. I
- 7:32Speaker 7: have proof of concept. It's just about doing what I've
- 7:34Speaker 7: already done in a new place.
- 7:35Speaker 5: So let's talk about that I mean foreign land.
- 7:39Speaker 6: Internationally, you're creating a business, So talk about what that
- 7:43Speaker 6: was like going through the process of creating it. Because here,
- 7:44Speaker 6: when we think about creating business, we think LLC, we
- 7:48Speaker 6: got to get attorney, we got to get things trademark.
- 7:50Speaker 5: What was that process like doing it in Dubai?
- 7:53Speaker 6: And then I guess the follow up part is that,
- 7:56Speaker 6: I mean, this is a country where the woman role
- 8:00Speaker 6: is a little bit different, So talk about that as well,
- 8:04Speaker 6: or is.
- 8:05Speaker 2: It that's a good question.
- 8:07Speaker 7: So for the first part of your question, as far
- 8:08Speaker 7: as setting up a company and being there, I didn't
- 8:10Speaker 7: want to try to figure things out.
- 8:12Speaker 2: On my own.
- 8:12Speaker 7: I'm one of those people that I'm gonna pay for information,
- 8:16Speaker 7: you know. So I partner with a company that could
- 8:18Speaker 7: help actually help me to start my business. So instead
- 8:21Speaker 7: of going on Google and trying to piece together the
- 8:23Speaker 7: situation step by step by step, I actually hired a
- 8:25Speaker 7: company that helped to put me through that process. So
- 8:28Speaker 7: I said, hey, this is my visions, this is what
- 8:30Speaker 7: I want to do. I want to start a company.
- 8:32Speaker 7: So just to give you an idea of how the
- 8:33Speaker 7: process works, you partner with the company in the local
- 8:37Speaker 7: area of Dubai, you decide if you want to be
- 8:39Speaker 7: in a free zone on the mainland area. The mainland
- 8:41Speaker 7: is obviously going to give you more rights to be
- 8:43Speaker 7: able to sell and do what you need to do
- 8:44Speaker 7: for the full city, and then free zone has certain pockets,
- 8:47Speaker 7: so they set my company up and you pay per
- 8:49Speaker 7: activity that you want to do. So because I have
- 8:52Speaker 7: a real estate company, I actually have to pay for leasing,
- 8:55Speaker 7: I have to pay for sales, I have to pay
- 8:56Speaker 7: for commercial, So you identify kind of what activities you
- 8:59Speaker 7: want to have within your licensing. The other thing that's
- 9:03Speaker 7: unique about the Dubai real estate market when it comes
- 9:05Speaker 7: to like starting a business and getting residency is that
- 9:08Speaker 7: they actually require a medical exam, so you also have
- 9:11Speaker 7: to take a medical exam to make sure that you
- 9:13Speaker 7: don't have any infectious diseases because they will decline your application.
- 9:17Speaker 2: So that to me is you know, that's different, right.
- 9:19Speaker 7: A lot of countries don't think that far ahead, but
- 9:22Speaker 7: they're trying to preserve the lifestyle of what they have developed,
- 9:26Speaker 7: so that's another part of it. And then obviously you
- 9:29Speaker 7: get your Emirates ID, which is very very important. You
- 9:31Speaker 7: can't move around without your emmirates. Ideas like your rights
- 9:34Speaker 7: of passage. Like everything that you do is side to
- 9:36Speaker 7: that emmorates ID. And it's so efficient, right because it's
- 9:38Speaker 7: your licenses side to it, your medical history is side
- 9:42Speaker 7: to it, your address, everything that you need to get to,
- 9:45Speaker 7: whatever door you need to go into is on that
- 9:47Speaker 7: Emirates ID.
- 9:48Speaker 2: So it's a really efficient system. I like the way
- 9:51Speaker 2: they do things.
- 9:51Speaker 4: We met a few people from New York when we
- 9:53Speaker 4: were there that moved from New York to Dubai, and
- 9:57Speaker 4: they were saying how much they loved it, how peaceful
- 9:59Speaker 4: it was, how yeah, you know, it was just a
- 10:01Speaker 4: change of scenery that they needed.
- 10:03Speaker 5: Yeah, they don't.
- 10:05Speaker 4: They didn't really have any plans on coming back to America,
- 10:08Speaker 4: like you know, come back to visit family stuff like that. Yes,
- 10:11Speaker 4: it was like it just doesn't make sense to go
- 10:14Speaker 4: to hassle and bassle, the hassle of living in America,
- 10:18Speaker 4: especially like you know, a city like New York City
- 10:21Speaker 4: when you can just live in the UAE with a
- 10:24Speaker 4: much better quality of life. Yes, so all right, so
- 10:29Speaker 4: you go you get all of this.
- 10:31Speaker 5: Before we go there. Yeah, yeah, because I mean what
- 10:35Speaker 5: you're saying is true, right, maybe it's not different. So
- 10:37Speaker 5: like that's even interesting.
- 10:38Speaker 4: Why did you say, why'd you say it different? Because
- 10:40Speaker 4: this is no I'm acting, Troy.
- 10:42Speaker 5: Why am I saying it's different?
- 10:43Speaker 6: Yeah, I mean stereotypically, right, when we it's a predominant
- 10:46Speaker 6: Muslim country, we know that, and the role of and
- 10:50Speaker 6: countries with Muslim populations, we see that the woman's role
- 10:53Speaker 6: is a little bit different.
- 10:53Speaker 5: Than the American society.
- 10:55Speaker 6: And so I'm thinking of it as American woman going
- 10:58Speaker 6: into a Muslim populated country. Whether there's some obstacles where
- 11:01Speaker 6: the different type of like sipulations that you had to
- 11:04Speaker 6: do to get into business.
- 11:05Speaker 4: But even that, but that's not necessarily But this is
- 11:08Speaker 4: an important stereotype. Yeah, because it's not necessarily true though, right,
- 11:12Speaker 4: because there's so many different countries. Every country has different cultures.
- 11:18Speaker 4: America has a different culture, right, So it's like, all right,
- 11:21Speaker 4: if you go to a country like Nigeria, that's going
- 11:27Speaker 4: to be different in a country like Indonesia, which is
- 11:30Speaker 4: going to be different than a country like Saudi Arabia,
- 11:33Speaker 4: or different than a country like UAE. So I think
- 11:37Speaker 4: that it's an important misconception because there's women, there's women
- 11:43Speaker 4: rights issues in America. If you think about it like
- 11:47Speaker 4: there's women disparities where we live. Absolutely, So even that
- 11:52Speaker 4: conversation might be not totally true, but I think that
- 12:00Speaker 4: it's important to address that because it's like people have
- 12:03Speaker 4: misconceptions which can lead people not to go or can
- 12:06Speaker 4: lead people to have already a barrier that's built up,
- 12:10Speaker 4: but it everywhere has different cultures. Yes, it's very important
- 12:15Speaker 4: to respect the culture that you're in, including American culture.
- 12:18Speaker 4: American culture is different, right, Like people come to America,
- 12:20Speaker 4: they respect the American culture.
- 12:21Speaker 6: So yeah, what's your experiences that stereotypically yes.
- 12:25Speaker 2: Yes, yes, no.
- 12:26Speaker 7: I think that was actually a great response to that,
- 12:29Speaker 7: because there are a lot of stereotypes and misconceptions that
- 12:32Speaker 7: we've been taught over time. And I would say this
- 12:35Speaker 7: is not necessarily just the stereotypes. It's the history, right,
- 12:38Speaker 7: So part of it is true based on history. However,
- 12:41Speaker 7: now where we are in twenty twenty three, a lot
- 12:43Speaker 7: of that has been lifted, a lot of those rules
- 12:45Speaker 7: and laws have been changed. So that's the beautiful part
- 12:47Speaker 7: about being in an emerging market. I've now been able
- 12:50Speaker 7: to enter into a market in a time where they
- 12:52Speaker 7: are willing to be more open and embrace women in business.
- 12:55Speaker 2: So it's a beautiful time for me.
- 12:57Speaker 7: And one of the things is, like, as you mentioned,
- 12:59Speaker 7: because there's disparities all across the world, oftentimes we look
- 13:02Speaker 7: at that as like, oh, I can't do it because
- 13:04Speaker 7: I'm a woman. Maybe I'll just wait, or I need
- 13:06Speaker 7: to have this male partner. I need to do this
- 13:08Speaker 7: for me. My perspective is how do I change this
- 13:10Speaker 7: complete disadvantage into a usp and by doing that, going
- 13:15Speaker 7: into a market or an area where women are still
- 13:17Speaker 7: learning their voice, they're still trying to figure things out,
- 13:20Speaker 7: whereas in America a lot more women have, like you know,
- 13:22Speaker 7: there's women empowerment and they're pushing and there are a lot
- 13:25Speaker 7: of women owned businesses here in the US, versus going
- 13:27Speaker 7: into a market where they're still trying to figure it out.
- 13:29Speaker 2: So what does that mean for me?
- 13:30Speaker 7: Now I get to have a greater opportunity to stand
- 13:33Speaker 7: out as a woman in business, to say, hey, let
- 13:35Speaker 7: me show you all, let me be a pioneer in
- 13:37Speaker 7: the space, Let me teach you guys how to conduct business,
- 13:39Speaker 7: how to do business. Because now the women in those
- 13:41Speaker 7: areas are starting to see themselves more as entrepreneurs and
- 13:44Speaker 7: more as business women. So now I've really been able
- 13:47Speaker 7: to position myself, if you will, as a thought leader,
- 13:50Speaker 7: as a business woman in a region.
- 13:53Speaker 2: I've become the authority figure, you know.
- 13:54Speaker 7: And that was another reason that I decided to relocate
- 13:57Speaker 7: from Atlanta, is because I was really starting to feel
- 13:59Speaker 7: like I.
- 14:00Speaker 2: Outruwing my environment.
- 14:01Speaker 7: You know, It's just like a shark in a tank,
- 14:03Speaker 7: right the shark is only going to grow as large
- 14:05Speaker 7: as the tank will allow. But if you put that
- 14:06Speaker 7: same shark in the ocean, it'll grow to be over
- 14:08Speaker 7: eight feet tall. And I was feeling like, you know,
- 14:11Speaker 7: we put so much emphasis on toxic relationships. We'll say, oh,
- 14:14Speaker 7: this man did this to me, this woman did this
- 14:15Speaker 7: to me, But what do we really think about how
- 14:17Speaker 7: toxic sometimes our environment is to our growth. And so
- 14:21Speaker 7: when I realized like I wasn't waking up feeling inspired.
- 14:23Speaker 7: I'm going to the events, I'm seeing everybody that I
- 14:25Speaker 7: always know, I was ready to shape things up. It's
- 14:28Speaker 7: time to see new things, meet new people, have a
- 14:30Speaker 7: more diverse clientele base, have a more diverse friend group.
- 14:33Speaker 7: You know, Dubai is in the center of the world.
- 14:36Speaker 7: I'm meeting people from every different part of you know,
- 14:39Speaker 7: walk of life, and so I think people need to
- 14:41Speaker 7: give more credence to their environment as well.
- 14:44Speaker 4: So let's talk about you talk about being a woman. Yeah,
- 14:47Speaker 4: so it hasn't been a hurdle for you.
- 14:49Speaker 7: It has not been a hurdle from the degree of
- 14:51Speaker 7: it's impossible, because I think it's been painted as if
- 14:54Speaker 7: like it can't be done. You can't wear this, you
- 14:56Speaker 7: can't do this, you can't say this. But I will
- 14:59Speaker 7: say that there's still like, you know, just some little residue,
- 15:02Speaker 7: you know, from what it is, because it's still growing.
- 15:04Speaker 2: So you still have to respect the culture.
- 15:06Speaker 7: For example, this isn't something that I would wear into
- 15:08Speaker 7: a government building for you know, you're gonna cover up,
- 15:11Speaker 7: You're gonna make sure that you are respectful. And I
- 15:13Speaker 7: don't have a problem with it. Another barrier, let's have
- 15:16Speaker 7: some transparency. Another barrier that I did experience as a
- 15:19Speaker 7: woman was that I'm a single mother. And so because
- 15:23Speaker 7: I've never been married and I've never been divorced, I
- 15:25Speaker 7: couldn't provide a birth certificate, a marriage certificate, or a
- 15:28Speaker 7: divorced certificate. And that's one of the prerequisites for your
- 15:31Speaker 7: child to get a visa. And so because I couldn't
- 15:34Speaker 7: provide those documents. I experienced some hurdles, some additional fees,
- 15:39Speaker 7: you know, in getting his visa, so it actually kind
- 15:41Speaker 7: of held him up from being able to start school.
- 15:44Speaker 2: So although it was frustrating for.
- 15:45Speaker 7: Me, it was also like Denise, you have to give
- 15:48Speaker 7: credence to the culture. That's not how things run here.
- 15:51Speaker 7: They admire families, they push families. You know, the men
- 15:55Speaker 7: have more rights to the children. In this part of
- 15:57Speaker 7: the world, for example, a lot of women won't get
- 15:59Speaker 7: it worse because they know that their husbands can get
- 16:01Speaker 7: the kids, you know. So things are different. It's just
- 16:04Speaker 7: about respect and then you take the good with the bad.
- 16:07Speaker 4: I think that it's an important conversation to have because
- 16:11Speaker 4: as Americans, we kind of have a superiority complex, yes,
- 16:16Speaker 4: where we think that how we do things is how
- 16:21Speaker 4: everybody should do things, and if somebody doesn't do things
- 16:24Speaker 4: the way that we do things, then they're uncivilized or
- 16:27Speaker 4: their savages or their backwards and it's not necessarily true.
- 16:33Speaker 4: It's just a different culture. I remember even they were
- 16:37Speaker 4: talking to the president of I believe Kenya. I don't
- 16:40Speaker 4: want to get the country wrong, but it was a
- 16:41Speaker 4: country in East Africa, I believe, and they have some
- 16:46Speaker 4: rules on gay marriage. It's not a loud earners.
- 16:49Speaker 2: What's going on?
- 16:50Speaker 8: Listen, Eylu is relaunching, revamping, retooling. That's why we're creating
- 16:55Speaker 8: a new educational experience that's more expensive, telling what we got.
- 16:59Speaker 4: Yes twenty three, he's got a lot. It's still a
- 17:02Speaker 4: lot playing for you guys. So you know that Eylu
- 17:05Speaker 4: already includes monthly financial planning calls with Me, book club
- 17:09Speaker 4: calls with Troy, real estate calls with MG the Mortgage Guy,
- 17:12Speaker 4: access to the Home Buying Blueprint Volume one and Volume two.
- 17:16Speaker 4: Part of the revamp will include twenty seven local chapters
- 17:20Speaker 4: from across the United States, live interactive teaching, hands on
- 17:24Speaker 4: not just pre recorded videos, plus fifteen brand new curriculums.
- 17:30Speaker 5: The biggest just got bigger.
- 17:32Speaker 9: Head over to eyl university dot com. That's EYL. You
- 17:37Speaker 9: n I V E R s I T Y dot com.
- 17:42Speaker 3: See it there.
- 17:43Speaker 4: So the guy from Britain, I think it might have
- 17:45Speaker 4: been Paris Morrison, one of these guys from Britain. They
- 17:47Speaker 4: were saying that, you know, it's a backwards way of
- 17:50Speaker 4: thinking and different things that nature, and he was like,
- 17:52Speaker 4: well you're trying to force your value system on us
- 17:57Speaker 4: when we're a country that's just fifty years old. Like
- 17:59Speaker 4: when you're country was fifty years old, you had all
- 18:01Speaker 4: kinds of child labor laws and all kinds of issues
- 18:04Speaker 4: that you have been still to this day fully dealt
- 18:07Speaker 4: with racism, different things in that nature. So it's like
- 18:09Speaker 4: you're trying to impose a value system on us, where
- 18:16Speaker 4: just let us get to that point if we get
- 18:18Speaker 4: to that point, right, or just respect it and don't come.
- 18:23Speaker 4: But I think that that's something that's extremely important for
- 18:26Speaker 4: Americans to understand, Like when you go to somebody else's home,
- 18:31Speaker 4: it's not like to say, like I'm going to impose
- 18:34Speaker 4: my will on your culture. Yes, and that's even something
- 18:37Speaker 4: that Swiss Beast told us. But he was like, you know,
- 18:39Speaker 4: talking about Saudi Arabia, and you know he's talking about money,
- 18:42Speaker 4: and he was like, the cheapest thing you can do
- 18:45Speaker 4: is ask for money. You know, you think you're getting
- 18:48Speaker 4: over because you're overcharging for a show, and that's not
- 18:52Speaker 4: the best way to go. He's like, if it was
- 18:53Speaker 4: up to me, I do a show for free because
- 18:55Speaker 4: I understand the long game. Like I'm trying to like
- 18:58Speaker 4: it's not about me trying to, you know, beat you
- 19:00Speaker 4: over the head and get a quick lick. He's like,
- 19:02Speaker 4: we gotta stop thinking about that, Like, it's about really
- 19:04Speaker 4: experiencing the culture, learning the culture, seeing how you can
- 19:07Speaker 4: fit in, how you can add value to the culture,
- 19:09Speaker 4: as opposed to just coming over with a that's really
- 19:13Speaker 4: like a European mindset of being a conqueror. Yes, and
- 19:16Speaker 4: that's something that I think, you know, you have to
- 19:18Speaker 4: when you go to different parts of the world. You
- 19:21Speaker 4: gotta be diplomatic. You can't come as like this is
- 19:24Speaker 4: how we are coming, yes, and we are gonna impose
- 19:27Speaker 4: our life on you. You cannot because it's not it's
- 19:30Speaker 4: not their way of life.
- 19:31Speaker 2: No, it's not. No, I couldn't agree with you.
- 19:33Speaker 7: More like going there with an open mind is the
- 19:35Speaker 7: number one thing that you have to do. You cannot
- 19:38Speaker 7: americanize every experience, you know. And that's why even at
- 19:41Speaker 7: the start of this interview, I spoke Arabic, just to
- 19:43Speaker 7: show respect to the culture, to let them know that
- 19:45Speaker 7: I want to even embrace them in on this conversation
- 19:48Speaker 7: because they too want to know about American culture.
- 19:50Speaker 2: It's a given is to take.
- 19:52Speaker 7: You know, I've learned so much more about family values
- 19:55Speaker 7: and also, you know, just many different things from the culture,
- 19:58Speaker 7: and I think everyone should have and international experience.
- 20:01Speaker 4: Howld is your y'all he's fourteen.
- 20:05Speaker 5: Let's talk about that for soon. Yeah.
- 20:06Speaker 6: So, like when you spoke to your mom and mom said,
- 20:08Speaker 6: I see your vision. What's that conversation that you're having
- 20:11Speaker 6: now with the teenager? Yes, but it's not like we're
- 20:13Speaker 6: transferring to a new school district. We'll transferred. We're going
- 20:16Speaker 6: to a whole other country, different way of I'm assuming
- 20:19Speaker 6: a different language.
- 20:20Speaker 5: So what was that conversation? How receptive was he to
- 20:23Speaker 5: your vision?
- 20:24Speaker 7: So my son is one of the most understanding children ever,
- 20:29Speaker 7: Like I absolutely love destined shout out to my baby.
- 20:32Speaker 7: So what I did was I actually put this plan
- 20:34Speaker 7: into motion for a year behind the scenes. It's not
- 20:36Speaker 7: something anyone knew about other than my mother and people
- 20:38Speaker 7: that are very close to me. Even he was not
- 20:41Speaker 7: in on that conversation. I waited until about two months
- 20:44Speaker 7: before we actually moved to let him know because I
- 20:46Speaker 7: didn't want to distract his mind. You know, you need
- 20:48Speaker 7: to focus on what's going on right now. But when
- 20:51Speaker 7: I told him, he said, Okay, you know he was
- 20:54Speaker 7: open to it. Fast forward. He is living his best life.
- 20:59Speaker 7: When I tell you, is the man over there. They
- 21:02Speaker 7: love his accent, they love his hair. While we're over
- 21:04Speaker 7: here trying to straighten our hair. They're like, he has
- 21:06Speaker 7: the coolest hair in school. We love the way he talks.
- 21:09Speaker 7: You know, it's just he's embracing it. But what I
- 21:11Speaker 7: love the most, and he even pointed this out to me.
- 21:14Speaker 7: He was like, Mom, you would have never let me
- 21:16Speaker 7: be more.
- 21:17Speaker 2: Be free.
- 21:18Speaker 7: And by what he means by that is he actually
- 21:20Speaker 7: gets to call his own taxis. When he needs to
- 21:21Speaker 7: get his haircut, he'll call a ride and he'll go.
- 21:24Speaker 7: If he needs to go to football practice, then I
- 21:25Speaker 7: can make it. He can call and he can go,
- 21:28Speaker 7: or he can have our driver take him. So we
- 21:30Speaker 7: get to move around in a different way where he
- 21:32Speaker 7: gets to actually be a teenager and walk the streets
- 21:34Speaker 7: and feel relaxed, like the.
- 21:35Speaker 2: Police don't even carry guns over there. Ts.
- 21:38Speaker 7: Yeah, teenagers get to go to the mall and hang
- 21:40Speaker 7: out with their friends and not have the fear of
- 21:42Speaker 7: like you're gonna be stereotyped, that you're gonna walk out
- 21:44Speaker 7: of here and steal something he can actually enjoy life,
- 21:47Speaker 7: and so many of our young men just don't get
- 21:50Speaker 7: to experience that freedom of mindset. He can truly focus
- 21:53Speaker 7: on your schoolwork, enjoying yourself, being safe.
- 21:57Speaker 2: That's it.
- 21:58Speaker 7: You don't have any additional pressures are fears of gangs
- 22:01Speaker 7: and this and that.
- 22:02Speaker 2: You know what I'm saying.
- 22:03Speaker 7: Every culture has its own different things and ways of living.
- 22:07Speaker 7: But I think that this is one of the most
- 22:08Speaker 7: important decisions I could have made for him, is to
- 22:10Speaker 7: pull him out of this environment, especially as a single mom.
- 22:13Speaker 2: At this stage of his life.
- 22:15Speaker 7: You know, a lot of people may say, oh, I
- 22:17Speaker 7: lived in Germany when I was three or four years old.
- 22:19Speaker 7: That's not going to change the trajectory of your life.
- 22:21Speaker 7: My best my son's best friend is Chinese. I'm like,
- 22:24Speaker 7: you need to stay close to him. Look, he might
- 22:25Speaker 7: be you know, president of China, you know, or inventing something.
- 22:30Speaker 5: You know.
- 22:30Speaker 7: Because what I love the most about this experience for
- 22:33Speaker 7: him is making him take his entrepreneurial journey more seriously
- 22:36Speaker 7: because now he's meeting kids his age that own businesses.
- 22:39Speaker 7: You know, their parents have maids and drivers, and they
- 22:42Speaker 7: living in these huge homes. So it's not just the
- 22:44Speaker 7: exposure he's getting for me now, it's like, oh my
- 22:47Speaker 7: mom is on to something.
- 22:49Speaker 2: You know.
- 22:49Speaker 7: He started his own company, tricky mess dot com where
- 22:52Speaker 7: he's selling graphic T shirts, shoes, and hats.
- 22:54Speaker 2: So I'm very excited for him.
- 22:56Speaker 4: So before I want to get into this investor conversation
- 22:59Speaker 4: before at the last social aspect of it, talks about
- 23:02Speaker 4: being a woman. Yeah, but you also are black? Yes,
- 23:06Speaker 4: black American, So how's that aspect of it as far
- 23:10Speaker 4: as being a black person in Dubai.
- 23:13Speaker 7: I love that question because I get it all the time.
- 23:17Speaker 7: So they kind of characterize and put us all in
- 23:19Speaker 7: a melting pot there. They just assume we're all African.
- 23:22Speaker 7: The reason being is because of our skin tone. Until
- 23:24Speaker 7: you start speaking, then it's like, oh okay, she may
- 23:27Speaker 7: not be African, but she's somewhere different. Sometimes I get America,
- 23:30Speaker 7: but sometimes I'll get something else. So my point is
- 23:34Speaker 7: there aren't enough Americans on the ground, and that's one
- 23:36Speaker 7: of the reasons why I'm there, is like to spread
- 23:38Speaker 7: the word, like you all, you.
- 23:39Speaker 2: Can come here, you can live here.
- 23:40Speaker 7: They do accept us, they do embrace us, like they
- 23:42Speaker 7: love our accent, they love our culture.
- 23:45Speaker 2: They watch everything that we do.
- 23:47Speaker 7: It's just that they don't have the relationships in real
- 23:49Speaker 7: time to really like say, Okay, that's what an American
- 23:52Speaker 7: looks like. That's what they you know, that's their culture
- 23:54Speaker 7: and that's what they do. So yeah, I love it.
- 23:57Speaker 2: They love us, So get rid of that mindset that
- 24:00Speaker 2: don't because.
- 24:01Speaker 4: I mean what I'm said, we Steve Harvey is probably
- 24:03Speaker 4: the biggest advocate for him.
- 24:05Speaker 6: Yeah, while you were talking, that was the first thing
- 24:07Speaker 6: I was thinking, because he had spoke to us during
- 24:10Speaker 6: his interview and he was like, imagine just waking up
- 24:13Speaker 6: and walking outside and not having any words. There's no crime,
- 24:16Speaker 6: that the feeling, there's no pollution, there's no garbage anywhere. Yes,
- 24:21Speaker 6: there's no homelessness. Everybody's at peace. Imagine what that would
- 24:25Speaker 6: be like. So as you're saying that, he's the first
- 24:27Speaker 6: thing I thought of, and I thought, like, imagine your
- 24:29Speaker 6: fourteen year old son in Atlanta, Yes, coming out of
- 24:32Speaker 6: the environment where those some of those things that happened,
- 24:34Speaker 6: and at peace. The amount of creativity, the freedness of
- 24:37Speaker 6: his thought, what he can be great?
- 24:39Speaker 5: Great?
- 24:40Speaker 6: Now, it just opens up his mind right, just like
- 24:43Speaker 6: the real exposure, This is the real social studies.
- 24:45Speaker 2: This is the real social studies class, you know.
- 24:47Speaker 4: But even our guy Oasis, I'm not pronouncing his name incorrectly,
- 24:53Speaker 4: he's you know him, so yeah, So he was yep, yep, yeah,
- 24:58Speaker 4: Steve Harvey's business partner. So during that interview that Steve
- 25:02Speaker 4: Harvey gave when he was talking about his business partner,
- 25:05Speaker 4: that is so disciplined that praise all the time. That
- 25:07Speaker 4: is like thirty years old. That's who. That's the guy
- 25:09Speaker 4: he was talking about. So when I met him, he's
- 25:11Speaker 4: actually from the Bronx. Originally I didn't know that. So
- 25:14Speaker 4: his family, he's his mom I think, is American black.
- 25:18Speaker 4: His father is from the Middle East, but you know
- 25:22Speaker 4: he looked black and he grew up and in America
- 25:26Speaker 4: and then he moved over there, and I mean he's assimilated.
- 25:31Speaker 2: He killing he is killing it. Everyone knows.
- 25:34Speaker 7: And that's the other thing too, is like all of
- 25:36Speaker 7: the Americans like we know each other or know of
- 25:38Speaker 7: one another. So it's still a very very unique community
- 25:42Speaker 7: that we're building right now. So I really love the
- 25:46Speaker 7: place and it couldn't been a better time.
- 25:48Speaker 4: He's getting to it.
- 25:49Speaker 5: That's what it.
- 25:53Speaker 6: Said that might have been under that definitely was an understatement.
- 25:56Speaker 6: But it's like even in having conversations while we were there,
- 25:59Speaker 6: yes with a black arians was like, you want to
- 26:02Speaker 6: talk about vision. Everybody has a vision, everybody has a
- 26:04Speaker 6: clear pain. We talk about generational wealth. Their parents also
- 26:08Speaker 6: had it and now they're living it. Yes, so it's
- 26:10Speaker 6: a very it's a very unique place.
- 26:13Speaker 7: And I do want to also make mention that this
- 26:15Speaker 7: is not real estate is not the only market that's open.
- 26:18Speaker 7: It is an emerging market in every industry. So whether
- 26:21Speaker 7: you want to do content creation, whether you want to
- 26:24Speaker 7: do hair, whether you want to do nails like, it.
- 26:26Speaker 2: Does not matter.
- 26:27Speaker 7: There's so many opportunities to develop and grow relationships in
- 26:31Speaker 7: this area.
- 26:32Speaker 4: So let's get to this investment conversation, all right, So
- 26:34Speaker 4: let's give us some game or how we can invest
- 26:37Speaker 4: in real estate in Dubai, Airbnb, short term, long term plays. Yeah,
- 26:43Speaker 4: let's let's let's talk about it.
- 26:44Speaker 2: Let's talk about it. Okay, Okay, let's talk about the money.
- 26:47Speaker 2: So listen.
- 26:47Speaker 7: I want to make this simple for our listeners, right,
- 26:49Speaker 7: So let's talk about three different scenarios in which you
- 26:52Speaker 7: can invest in Dubai. So let's call this one investor
- 26:54Speaker 7: a investor a might be someone who's interested in investing
- 26:57Speaker 7: in Dubai. They have no intention on necessarily located into Dubai,
- 27:00Speaker 7: but they want to eurn currency in different currencies, right,
- 27:04Speaker 7: They want to just get a piece of the pie.
- 27:07Speaker 7: This particular investor might be someone who would invest in
- 27:10Speaker 7: what's called an off plan project.
- 27:12Speaker 2: So our off plan project would be what we call
- 27:14Speaker 2: new construction.
- 27:15Speaker 7: So you invest in this project that is not built
- 27:18Speaker 7: today but will be built in the future, say two
- 27:20Speaker 7: to four years out. So what happens is you say, hey,
- 27:24Speaker 7: I want to invest in this project that you say
- 27:26Speaker 7: will be here. Let's say I'll give you guys a
- 27:28Speaker 7: live example, because I just sold two of these units
- 27:30Speaker 7: this week. There's a project in Dubai that will be
- 27:34Speaker 7: completed in the year twenty twenty five. I have investors
- 27:37Speaker 7: who have put twenty percent down on this project, and
- 27:39Speaker 7: they won't make any additional payments on this project until
- 27:42Speaker 7: the year twenty twenty four. What's different about the Dubai
- 27:45Speaker 7: real estate market is that it allows for you to
- 27:47Speaker 7: pay for your projects in cash. So whereas in the
- 27:50Speaker 7: US we're paying for a project for thirty years, they've
- 27:53Speaker 7: structured payment plans for investors to be able to pay
- 27:55Speaker 7: off their properties in seven years, ten years, or less
- 27:59Speaker 7: five years. Really you can buy a cash same day
- 28:01Speaker 7: as well, but this particular payment plan is a seven
- 28:04Speaker 7: year payment plan.
- 28:05Speaker 2: So if you think about it, this is.
- 28:07Speaker 7: Opening an opportunity for Americans to say, hey, in seven years,
- 28:11Speaker 7: I can own a property free and clear. So you
- 28:14Speaker 7: put twenty percent down and then you make payments based
- 28:17Speaker 7: on a schedule, so you have an amortization schedule. It
- 28:19Speaker 7: just doesn't go thirty years down. So what's cool about
- 28:22Speaker 7: this is it allows investors to come into the market
- 28:25Speaker 7: once the property is built in two years. Because this
- 28:27Speaker 7: particular one is built will be completed in twenty twenty five.
- 28:30Speaker 7: You now have the keys to your project, so it's
- 28:33Speaker 7: no longer like something that's to be it's here, right.
- 28:35Speaker 2: So what you can now do.
- 28:37Speaker 7: Is bring in Airbnb, you can bring in short term rental,
- 28:40Speaker 7: you can bring in long term rental into that project.
- 28:42Speaker 7: So now you own a project, but you've only paid
- 28:44Speaker 7: fifty percent of what's due. The remaining fifty percent is
- 28:48Speaker 7: still due up until twenty thirty. But now you have
- 28:50Speaker 7: a tenant in there. So guess who's paying at one
- 28:52Speaker 7: percent for now you're doing airbnb, so guess who's covering
- 28:55Speaker 7: that cost for you? So this allows you to really
- 28:58Speaker 7: pay fifty percent of one hundred percent proper need that
- 29:00Speaker 7: you own.
- 29:01Speaker 2: So that's a really really dope way.
- 29:03Speaker 4: Well, let's let's back up a little bit. Okay, what
- 29:05Speaker 4: does it take to buy a property Indai?
- 29:07Speaker 2: Document wise?
- 29:08Speaker 4: Yeah, because in America obviously you got to have your
- 29:10Speaker 4: two years at tax return.
- 29:12Speaker 5: Yeah, you have blood tied.
- 29:14Speaker 4: Yes, if you're if you're going to Dubai, you're trying
- 29:18Speaker 4: to buy a property, what is what? What do you
- 29:20Speaker 4: have to have as far as documentation?
- 29:22Speaker 7: Y'all listen, I really love that question because it's so
- 29:26Speaker 7: simple to become an investor in Dubai. You only need
- 29:29Speaker 7: a copy of your passport, your driver's license, a utility
- 29:32Speaker 7: bill to show your local address in the US or
- 29:34Speaker 7: wherever you are in the world, as well as your
- 29:37Speaker 7: email address and your phone number. You have the twenty
- 29:39Speaker 7: percent down payment, you can start to become an investor.
- 29:43Speaker 4: So they don't care about your income, they don't look
- 29:45Speaker 4: at your credit.
- 29:46Speaker 2: Credit your credit score does not matter. What you need?
- 29:50Speaker 5: What about interest rates?
- 29:51Speaker 2: So let's go. So that was scenario number one. This
- 29:53Speaker 2: is a cash play.
- 29:54Speaker 7: So this is for someone who wants to buy cash
- 29:56Speaker 7: based on the strategic payment plan that they set out
- 29:58Speaker 7: for you.
- 29:59Speaker 6: Because as your and I'm thinking if I do that
- 30:01Speaker 6: in cash and I'm paying seven years as opposed to thirty,
- 30:04Speaker 6: most people are thinking I'm gonna pay more in the
- 30:06Speaker 6: seven No.
- 30:07Speaker 7: Because yes, so it's interest free. You're literally just saying, Okay,
- 30:10Speaker 7: pay here, pay here, pay here, pay here. There is
- 30:12Speaker 7: no interest in this strategy. So that's investor number one.
- 30:16Speaker 7: Okay or A, and we said investor B. That might
- 30:19Speaker 7: be someone who wants the same type of strategy, but
- 30:21Speaker 7: say they don't have five hundred thousand dollars, for example, to.
- 30:25Speaker 2: Completely invest, but they may have two fifty.
- 30:27Speaker 7: So what they can do is they can actually pay,
- 30:29Speaker 7: take that same payment schedule, make payments, say until the
- 30:33Speaker 7: year twenty twenty four, it's gonna be doing twenty five.
- 30:36Speaker 7: But I want to actually resell my floor plan back
- 30:38Speaker 7: to the market before it's completed, so I'm never actually
- 30:41Speaker 7: paying the full cost of the property. I just have
- 30:43Speaker 7: some money right now that I want to flip. So
- 30:46Speaker 7: this is a strategy. I've coin flipping the floor plan
- 30:49Speaker 7: in the US, when you sign a dotted line for
- 30:51Speaker 7: a new construction project.
- 30:52Speaker 2: You have to see it through to the end.
- 30:54Speaker 7: You don't get to take advantage of phase two and
- 30:56Speaker 7: phase three increases in appreciation. You own that property in Dubai.
- 31:01Speaker 7: You can sign today, and you can resell after a
- 31:03Speaker 7: certain threshold. That threshold is typically thirty percent of the
- 31:06Speaker 7: purchase price. So if you put twenty percent down and
- 31:09Speaker 7: then you make another payment of ten percent, you've now
- 31:11Speaker 7: met that threshold to resell your.
- 31:13Speaker 2: Floorplan to the market. So now you get to get.
- 31:17Speaker 7: Your initial investment back and earn interest on that based
- 31:20Speaker 7: on what you want to sell it for. Because guess what,
- 31:23Speaker 7: you as the seller, get to dictate what that new
- 31:25Speaker 7: price is. And you've also hired that on site team
- 31:29Speaker 7: to work for you because guess what, that building is
- 31:31Speaker 7: sold out. So the play is to wait for that
- 31:33Speaker 7: building to sell out. You have this paper in your pocket,
- 31:36Speaker 7: is not yet built, but you're saying, hey, you're gonna
- 31:39Speaker 7: have buyers coming in here every day that want to
- 31:41Speaker 7: buy into this project. Put me on the list and
- 31:44Speaker 7: say hey, I'm an interested seller, and now you can
- 31:47Speaker 7: contact me when people are interested in this floor plan,
- 31:49Speaker 7: and now you can resell it to the market. So
- 31:51Speaker 7: now the developers and investors in Dubai are in a
- 31:54Speaker 7: collaborative relationship versus in the US, it's like seller buyer,
- 32:00Speaker 7: we're at odds. In Dubai, they price it in a
- 32:02Speaker 7: way in which they allow investors to also eat from
- 32:05Speaker 7: their development projects.
- 32:07Speaker 4: So bank financing is not really a thing that's.
- 32:11Speaker 2: Gonna be scenario number three. But was that clear?
- 32:14Speaker 5: Got you?
- 32:14Speaker 2: Isn't that cool?
- 32:16Speaker 5: Yeah?
- 32:16Speaker 2: That's an amazing way to.
- 32:18Speaker 5: Then I have another question. Yeah, yeah, that's yeah.
- 32:20Speaker 7: So yeah, so investor, See this investor might be someone
- 32:24Speaker 7: who wants something now. They want to relocate to Dubai,
- 32:26Speaker 7: they want to start a business in Dubai. They're like,
- 32:28Speaker 7: I want or even I don't want to relocate, but
- 32:30Speaker 7: I want Airbnb. I want to start making money in
- 32:32Speaker 7: Dubai right now today. So this is going to be
- 32:34Speaker 7: a resale strategy. If you want to purchase a property
- 32:37Speaker 7: in Dubai and you want to resell the property, or
- 32:39Speaker 7: you want to just purchase it to live in or invest,
- 32:42Speaker 7: you have to put down a threshold of fifty percent.
- 32:45Speaker 7: So fifty percent, there's no longer the ten or twenty
- 32:47Speaker 7: percent options. The minimum for for an investor is fifty percent,
- 32:50Speaker 7: so you can get fifty percent financing coupled with your
- 32:53Speaker 7: fifty percent at closing, So when you close, you're bringing
- 32:57Speaker 7: fifty percent and that lender is bringing fifty percent what's required.
- 33:01Speaker 2: When it comes to lending.
- 33:02Speaker 7: As a foreign investor, you do not have to move
- 33:04Speaker 7: to Do Bay to invest this way and obtain financing.
- 33:07Speaker 7: But your banks will not be your traditional Bank of
- 33:10Speaker 7: America or Chase. You will be using local banks. So
- 33:13Speaker 7: what you do is they work through brokers, so there
- 33:16Speaker 7: will be a broker that will help you find the
- 33:19Speaker 7: local bank that best meets your criteria. So you're still
- 33:21Speaker 7: going through a pre approval process. Essentially, you fill out
- 33:24Speaker 7: an application. They ask you some questions. But what's really
- 33:26Speaker 7: cool is that they're not heavily credit focused, So even
- 33:29Speaker 7: if you have credit challenges, they're less concerned about credit.
- 33:32Speaker 7: You're more concerned about capital, So if you have more
- 33:35Speaker 7: capital and shaky credit, you'll still get the deal done.
- 33:39Speaker 2: They want foreign investors in the market.
- 33:42Speaker 6: Is there a certain threshold that they're looking at or
- 33:44Speaker 6: is it based on the overall pricing of the real
- 33:47Speaker 6: estate that you're trying to buy? Right, So, if I'm
- 33:49Speaker 6: trying to get a laydella home. How much money or
- 33:52Speaker 6: how much assets to one need to have to get
- 33:54Speaker 6: that home.
- 33:55Speaker 7: It's really they're going to do a slight affordability calculation
- 33:59Speaker 7: with your debts and income to say you're approved for
- 34:01Speaker 7: a million or not. But because they're already requiring fifty percent,
- 34:04Speaker 7: you're only still getting financed on five hundred thousand versus here,
- 34:08Speaker 7: you're getting financed on ninety six point five percent in
- 34:10Speaker 7: most cases. So it's like that's way more income that
- 34:12Speaker 7: you need to provide. So Dubai is a very debt
- 34:16Speaker 7: They are debt averse.
- 34:17Speaker 4: That you know. It's interesting, So most people buy property
- 34:20Speaker 4: in cash cash, So this is something I was actually
- 34:22Speaker 4: I think it was Ghana. It was a country in Africa,
- 34:25Speaker 4: in West Africa. So there's another thing that American in
- 34:31Speaker 4: the Western world has made normalized, where, if you really
- 34:34Speaker 4: think about it, a lot of these places outside of America,
- 34:39Speaker 4: the whole home buying process is different.
- 34:41Speaker 2: It's so different.
- 34:42Speaker 4: It's like, you don't you if you have two hundred
- 34:46Speaker 4: thousand dollars then you buy a home for two hundred.
- 34:48Speaker 2: Thousands, that's it no interest.
- 34:50Speaker 4: Yes, it's really how it should be honestly right, because
- 34:55Speaker 4: it's like, we normalize buying things that we can't afford.
- 34:58Speaker 5: Absolutely, So we put ten.
- 35:00Speaker 4: Percent down or three point five percent down, one percent
- 35:04Speaker 4: down on a home that costs five million dollars, and
- 35:06Speaker 4: now we got to pay a mortgage that we can't afford.
- 35:08Speaker 4: And it's like, that's because we live beyond our means,
- 35:13Speaker 4: that's because we want things that we really can't afford.
- 35:16Speaker 4: We want bigger. So it's like, well, why don't you
- 35:21Speaker 4: just pay for something that you can afford? Yes, absolutely,
- 35:25Speaker 4: But that's never really been taught to us because the
- 35:27Speaker 4: mortgage and even the way that banks work a lot
- 35:29Speaker 4: of these countries, especially on it the Muslim countries, the
- 35:32Speaker 4: banks don't charge interest, so the whole way that the
- 35:35Speaker 4: banking system is set up is different. It's not really
- 35:38Speaker 4: incentivized for you to take a mortgage because when you're
- 35:41Speaker 4: taking a mortgage, the bank is really winning in a
- 35:43Speaker 4: situation rye. So the amount of money that you're going
- 35:46Speaker 4: to pay.
- 35:48Speaker 5: Earners what's up.
- 35:48Speaker 8: You ever walk into a small business and everything just
- 35:51Speaker 8: works like the checkout is fast, the seats are digital,

- 36:57Speaker 8: by P and C Bank. A lot of people think
- 37:00Speaker 8: podcasts about work of boring, and sure, they definitely can be,
- 37:04Speaker 8: but understanding a professionals routine shows us how they achieve
- 37:07Speaker 8: their success little by little, day after day.
- 37:11Speaker 5: It's like banking with P and C Bank.
- 37:13Speaker 8: It might seem boring to save, plan and make calculated
- 37:16Speaker 8: decisions with your bank, but keeping your money boring is
- 37:19Speaker 8: what helps you live a more happily fulfilled life. P
- 37:23Speaker 8: and C Bank Brilliantly Boring since eighteen sixty five. Brilliantly
- 37:28Speaker 8: Boring since eighteen sixty five is a service mark of
- 37:30Speaker 8: the PNC Financial Service Group, Inc. P and C Bank
- 37:34Speaker 8: National Association Member FDIC.
- 37:38Speaker 1: An illegal alien from Guatemala charged with raping a child
- 37:42Speaker 1: in Massachusetts. An MS thirteen gang member from El Salvador
- 37:46Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 37:50Speaker 1: filming and selling child pornography in Michigan. These are just
- 37:54Speaker 1: some of the heinous migrant criminals caught because of President
- 37:58Speaker 1: Donald J. Trump's leadership. I'm Christy Noman, the United States
- 38:01Speaker 1: Secretary of Homeland Security. Under President Trump, attempted illegal border
- 38:06Speaker 1: crossings are at the lowest levels ever recorded, and over
- 38:10Speaker 1: one hundred thousand illegal aliens have been arrested. If you
- 38:13Speaker 1: were here illegally, your next you will be fine nearly
- 38:17Speaker 1: one thousand dollars a day. Imprisoned and deported, you will
- 38:21Speaker 1: never return but if you register using our CBP home
- 38:25Speaker 1: app and leave now, you could be allowed to return legally.
- 38:28Speaker 1: Do what's right.
- 38:30Speaker 2: Leave now.
- 38:31Speaker 1: Under President Trump America's laws, border and families.
- 38:35Speaker 5: Will be protected.
- 38:36Speaker 3: Sponsored by the United States Department of Homeland Security.
- 38:38Speaker 4: They over a thirty year timeframe, you could avoid three
- 38:42Speaker 4: more houses for the house that you just purchased. So
- 38:45Speaker 4: it's like, even the way that we look at real
- 38:46Speaker 4: estate in America, we have a different mindset. We're trained
- 38:51Speaker 4: to put ourselves in debt for things that we traditionally
- 38:54Speaker 4: can't afford to benefit the bank.
- 38:56Speaker 7: Absolutely, that's a beautiful way to explain it. And that's
- 39:00Speaker 7: exactly what's happening, and that's why I really love that.
- 39:03Speaker 7: So having a conversation with Americans now and I'm like, well,
- 39:05Speaker 7: if you want a property now you have to put
- 39:07Speaker 7: fifty percent down, It's.
- 39:08Speaker 2: Like, oh, gut punch, Like wait, what what do I.
- 39:12Speaker 6: Do?
- 39:12Speaker 5: That?
- 39:13Speaker 2: What the world just happened?
- 39:14Speaker 7: But imagine if we were trained all our lives to
- 39:16Speaker 7: say no, you can own a property in seven years,
- 39:18Speaker 7: how many more of us would be investors? How many
- 39:20Speaker 7: more of us will own real estate free and clear
- 39:23Speaker 7: because there's no.
- 39:23Speaker 5: Anal properties and make better financial decisions.
- 39:26Speaker 2: Yes, exactly.
- 39:27Speaker 7: If I know I need it, then I'm gonna put
- 39:28Speaker 7: it towards something that's gonna actually add value. And so
- 39:32Speaker 7: I really love that when they typically go through the
- 39:34Speaker 7: financial aspect of what is necessary, they're gonna look at
- 39:37Speaker 7: your last two years bank statements.
- 39:39Speaker 2: That's the maximum that they'll ever do. Sometimes it can
- 39:42Speaker 2: be shorter three to six months.
- 39:43Speaker 7: It's really really capital focused. I can't emphasize that enough.
- 39:47Speaker 7: But in the scenario where you do get financing, there
- 39:50Speaker 7: will be some interest. But again, if you go back
- 39:53Speaker 7: to option A and you pay cash, there is no interest.
- 39:56Speaker 7: So that's the options that investors have is really really don't.
- 40:00Speaker 5: So you said something and we saw this as well.
- 40:02Speaker 5: There was a lot of creans.
- 40:04Speaker 6: So that means there's a lot of development happening, which
- 40:07Speaker 6: sometimes cold lead and we've seen this happen in Florida
- 40:09Speaker 6: when there's too much property and the market is oversaturated.
- 40:13Speaker 6: How do we know when or where we should be focusing.
- 40:17Speaker 6: Because you also brought up the mainland in the free zone,
- 40:20Speaker 6: which are two different things, and maybe explain that as well.
- 40:23Speaker 6: How do we know that you know what, this market
- 40:25Speaker 6: won't be oversaturated in the next five ten years.
- 40:27Speaker 7: Absolutely, I feel like oversaturation is kind of like just
- 40:31Speaker 7: a mindset thing, you know what I'm saying, Because imagine
- 40:34Speaker 7: if y'all didn't start a podcast because there were hundreds
- 40:36Speaker 7: of podcasts. It's just about what can you provide value for.
- 40:39Speaker 7: What makes Dubai unique to the world is a few reasons. One,
- 40:44Speaker 7: there's no capital gains tax, there's no income tax, there's
- 40:47Speaker 7: no property taxes, So there is no capital gains tax,
- 40:55Speaker 7: no income taxes or any property taxes in Dubai. That
- 41:00Speaker 7: alone allows so much cost savings for people that are
- 41:03Speaker 7: ultra high net worth individuals. M okay, yeah, you're talking
- 41:06Speaker 7: about the number three safest place to live in the world.
- 41:09Speaker 7: So if you have a Bugatti in the US and
- 41:11Speaker 7: you have to keep it in your garage but you
- 41:13Speaker 7: really wanna drive it, what good is it to have
- 41:16Speaker 7: all these things that you can enjoy. You come to
- 41:18Speaker 7: Dubai and use that same money. You can enjoy everything
- 41:21Speaker 7: that you the fruits of your labor. You can truly
- 41:23Speaker 7: relax and enjoy it. It is the number one most
- 41:25Speaker 7: profitable a destination for Airbnb, and it is the number
- 41:28Speaker 7: one most popular travel destination.
- 41:30Speaker 2: It's literally written in their airport.
- 41:33Speaker 7: So what Dubai is creating is a safe haven for
- 41:37Speaker 7: people who are entrepreneurial. I will also say when it
- 41:40Speaker 7: comes to people who have service based jobs, this is
- 41:43Speaker 7: one of the the cons that people may need to
- 41:45Speaker 7: also pay attention to. That's listening. If you are American
- 41:48Speaker 7: and you don't have a specialized skill, or you're not
- 41:50Speaker 7: an entrepreneur and know how to actually generate income for
- 41:52Speaker 7: yourself as a business owner, you're gonna struggle in that market.
- 41:55Speaker 7: It's not necessarily the place for you to come and say, oh,
- 41:58Speaker 7: I'm gonna put in all these applications. You have to
- 42:00Speaker 7: come over there and have something to give. It's really
- 42:03Speaker 7: kind of like a give and take type of society.
- 42:07Speaker 7: They allow you to do your thing, but you have
- 42:09Speaker 7: to generate income for yourself unless you're coming over there
- 42:11Speaker 7: you're like a CEO.
- 42:12Speaker 2: Of Google or something like that.
- 42:13Speaker 7: But that middle ground doesn't really exist for Americans because
- 42:17Speaker 7: the service based business there, they're able to use a
- 42:20Speaker 7: skilled labor. Yeah, they're in yeah different parts of the world,
- 42:24Speaker 7: and just the cost of labor is so much lower
- 42:27Speaker 7: than what an American would expect. So you have to
- 42:29Speaker 7: be able to generate your own income. But your question though,
- 42:33Speaker 7: as far as which areas are really popping. So on
- 42:36Speaker 7: the luxury side, you have the Palm, you have the
- 42:39Speaker 7: Dubai Marina, which is where I live. I absolutely love it,
- 42:42Speaker 7: you know, waking up every day and being able to
- 42:43Speaker 7: just see yachts at ten o'clock in the morning people
- 42:47Speaker 7: are just out living their best life is so inspiring
- 42:50Speaker 7: to me. The other areas are absolutely love like downtown
- 42:54Speaker 7: Dubai and madelan City.
- 42:56Speaker 2: And then on the lower end more.
- 42:58Speaker 7: Affordable areas, you have places like the City of Arabia
- 43:00Speaker 7: or Emr South or the mac Hills, and there are
- 43:03Speaker 7: so many different areas that you can now invest in.
- 43:06Speaker 7: The beautiful part about it is that it's a growing economy,
- 43:09Speaker 7: so everything's open.
- 43:10Speaker 4: You said something that was important to shot really quick.
- 43:13Speaker 5: So the free zone is the Palm's part of the
- 43:15Speaker 5: free zone.
- 43:16Speaker 7: How does that word that's gonna be a part of
- 43:17Speaker 7: the So free zone and mainland is just for people
- 43:20Speaker 7: who are looking to start businesses, to conduct business. It's
- 43:22Speaker 7: like it allows you territory. It's essentially to be able
- 43:25Speaker 7: to conduct business, to transact. But when it comes to
- 43:28Speaker 7: actually investing, you won't actually see a project advertised if
- 43:32Speaker 7: you can't as a foreign investor purchase it. If it's
- 43:34Speaker 7: something that's localized, that's more under wraps, that's not gonna
- 43:38Speaker 7: be listed for sale to they actually identify on the
- 43:41Speaker 7: listing if it's something that the public can purchase, or
- 43:44Speaker 7: if it's something an investor can purchase. But when it
- 43:46Speaker 7: comes to like all these new developments, those are all
- 43:49Speaker 7: for foreign investors.
- 43:50Speaker 4: You said something that was I won't get back to
- 43:53Speaker 4: there's no property tax. That's another thing in America is
- 43:56Speaker 4: like you technically never really own your property because even
- 43:59Speaker 4: if you buy it out and cash, yes, if you
- 44:03Speaker 4: fall behind your property taxes, then they can take your
- 44:05Speaker 4: property absolutely. And that's something that you know, property taxes.
- 44:09Speaker 4: Depending on where you live, that could be the mortgage
- 44:13Speaker 4: right there.
- 44:14Speaker 2: And not to mention you're not in control of it.
- 44:16Speaker 4: It goes up. Everywhere it goes up.
- 44:19Speaker 7: It goes up, and then you you know, And then
- 44:21Speaker 7: let's also think about the legacy play. We're all here too,
- 44:25Speaker 7: we all have children, well, yes, you do have sunset,
- 44:28Speaker 7: so we all want to leave things to our children.
- 44:30Speaker 7: And it's like, okay, if they get tired of the
- 44:32Speaker 7: property oftentimes we lose all of the things that we
- 44:35Speaker 7: work so hard in the next generation, you know. But
- 44:38Speaker 7: in this particular scenario, you leave this to your child
- 44:40Speaker 7: and the trust, they're going to keep it forever with
- 44:42Speaker 7: no property tax.
- 44:43Speaker 2: There's no property taxes.
- 44:45Speaker 6: So he correct me if I'm wrong, but I was reading.
- 44:47Speaker 6: So he said, no property tax, no capital gains tax.
- 44:50Speaker 6: And you brought up Google for made me think there's
- 44:53Speaker 6: no corporate tax.
- 44:54Speaker 2: There's no corporate tax.
- 44:55Speaker 5: I was reading that that might be something that they
- 44:57Speaker 5: look at change.
- 44:57Speaker 2: That is something that they are open to changing.
- 45:00Speaker 7: So within like twenty twenty four to twenty five ish,
- 45:03Speaker 7: which you know, they may have a corporate tax.
- 45:05Speaker 2: I mean, they're like listen now, y'all over here, make
- 45:07Speaker 2: it too uys.
- 45:08Speaker 6: So I think, if I'm a corporate person these enterprises
- 45:12Speaker 6: and I come to Dubai, yes, I'm not paying corporate tax,
- 45:14Speaker 6: even for that tax two years, and even when the
- 45:17Speaker 6: proposal right now is saying about nine percent yes, as
- 45:20Speaker 6: opposed to the United States which is twenty one Yes, yes, it.
- 45:24Speaker 2: Makes a huge cost saving.
- 45:25Speaker 7: So even if it's nine percent, you're still saving money
- 45:28Speaker 7: and you're living in a place that's safe and you.
- 45:30Speaker 2: Have all this labor that is a lower expense.
- 45:33Speaker 7: You know, it just makes sense on so many different
- 45:35Speaker 7: levels to at least think about it and have the
- 45:38Speaker 7: conversation about why am I not investing or conducting business
- 45:41Speaker 7: in this region.
- 45:42Speaker 2: Another thing I want to also point out.
- 45:44Speaker 7: You mentioned oversaturation and seeing all these projects and it's like, okay, well,
- 45:48Speaker 7: what are people actually doing with this real estate?
- 45:50Speaker 2: You can go to Dubai.
- 45:51Speaker 7: You might see buildings that may not seem like there
- 45:53Speaker 7: are a lot of people in them, and there's a
- 45:55Speaker 7: reason why. It's because people come to Dubai and they
- 45:58Speaker 7: don't just purchase one unit. They purchased an entire floor.
- 46:02Speaker 2: So you may see a floor in the building that
- 46:06Speaker 2: looks vacant, but the reason.
- 46:07Speaker 7: That it is is because it's just something they're either
- 46:09Speaker 7: sitting on somewhere that they're parking their money, you know,
- 46:12Speaker 7: or a legacy play where they just bought it for
- 46:14Speaker 7: them kids. They bought the floor for them their kids.
- 46:17Speaker 4: So let me ask you this, Dubai is part of
- 46:22Speaker 4: the UA United Arab Emirates, but there's other emirates. Another
- 46:28Speaker 4: emirate down the road is Abu Dhabi. That's where we met.
- 46:32Speaker 4: So the Abu Dhabi play is interesting because from my
- 46:36Speaker 4: understanding and correct me if I'm wrong, Dubai became so
- 46:40Speaker 4: popular because they had the visions for the tourism. Abu
- 46:43Speaker 4: Dhabi is the real finance capital. Abu Dhabi is the
- 46:46Speaker 4: real money. Yes, that's they have way more wealth in
- 46:49Speaker 4: Abu Dhabi than they have in Dubai. And they are
- 46:53Speaker 4: obviously you know, connected, but there's some level of competition
- 46:56Speaker 4: as well. Oh yes, and Abu Dhabi is trying to
- 47:01Speaker 4: catch up to Dubai as far as on the infrastructure
- 47:03Speaker 4: tourism side. Yes, So do you do work in Abu
- 47:07Speaker 4: Dhabi and what are opportunities for Abu Dhabi because.
- 47:11Speaker 7: It's only an hour away, It's only an hour away,
- 47:13Speaker 7: so driving out, driving an hour away.
- 47:15Speaker 2: Yeah, So I really love Abu Dhabi.
- 47:17Speaker 7: I look at them as I look at Dubai almost
- 47:19Speaker 7: as like the black Sheep of the the UAE.
- 47:23Speaker 2: It's one of those places where you can go and
- 47:26Speaker 2: you can have, like you.
- 47:27Speaker 7: Said, any part of the world at your fingertips, any
- 47:29Speaker 7: experience that you want, you can have in Dubai. When
- 47:32Speaker 7: it comes to Abu Dhabi, it is very much more conservative,
- 47:36Speaker 7: you know. So the lifestyleships. It's like as soon as
- 47:38Speaker 7: you drive into Abu Dhabi, it's almost like you feel
- 47:42Speaker 7: at peace.
- 47:42Speaker 2: You're like, where are the birds? Like where I need?
- 47:44Speaker 7: Sounds like it's too perfect, what is going on? So
- 47:47Speaker 7: it's really kind of about the vibe that you're going for.
- 47:49Speaker 7: Like I go to Abu Dhabi for relaxation. I go
- 47:52Speaker 7: there because I want to make some hoigh net worth connections,
- 47:55Speaker 7: you know. But I don't see Abu Dhabi being as
- 47:58Speaker 7: tourists friendly if you will as Dubai anytime soon, because
- 48:02Speaker 7: they still want to keep some of their culture alive.
- 48:05Speaker 7: I think when you start to just allow too much
- 48:07Speaker 7: to happen, it can kind of overthrow your overarching goal
- 48:11Speaker 7: of life, which I really do love because we all
- 48:14Speaker 7: need those pockets to be able to be compressed and
- 48:16Speaker 7: go back to, you know. And so, but they are
- 48:19Speaker 7: doing a lot of development. They are much more wealthy
- 48:22Speaker 7: than Dubai because they are all focused. Dubai is not
- 48:26Speaker 7: oil focused. They are tourism focused and supply chain focused.
- 48:30Speaker 7: So that is also a misconception about Dubaia's like they
- 48:33Speaker 7: had this oil money. No, they have tourism money. And
- 48:35Speaker 7: so that's why They're constantly building, constantly developing, and so
- 48:38Speaker 7: the reason I love living there is because I'm a resident,
- 48:40Speaker 7: but I get to take advantage of living in a
- 48:42Speaker 7: tourism focused city.
- 48:44Speaker 6: When we were driving around, I kept seeing the same
- 48:46Speaker 6: name on these buildings, hopefully Emaar.
- 48:48Speaker 5: And Demac Yeo, the MAC was everywhere everywhere, So i'mying.
- 48:52Speaker 6: Can you expect who that is? I mean, I feel
- 48:56Speaker 6: like they own every building. Yeah, told us about what
- 48:59Speaker 6: the MAC is.
- 49:00Speaker 5: Yeah, how they came to have all these properties in Dubai.
- 49:03Speaker 7: Yeah, so Emar is a local owned company by Emirates,
- 49:07Speaker 7: but they're also the MAC is actually a privately owned company,
- 49:10Speaker 7: so they're kind of competitors.
- 49:11Speaker 2: You know.
- 49:12Speaker 7: But they're pretty flamboyant when it comes to their advertising
- 49:15Speaker 7: and their marketing. I respect it, though, I'm like, look
- 49:18Speaker 7: Williams and codext y'all, you know that's the next go No.
- 49:21Speaker 7: But they are basically just really project focused, so they're
- 49:25Speaker 7: always developing and creating new projects. I think that they
- 49:28Speaker 7: were just first to adapt and help to bring that
- 49:30Speaker 7: master plan to the city. I have to send you
- 49:33Speaker 7: all this master plan offline. The King's vision is just insane.
- 49:37Speaker 7: We already have flying deliveries. You can actually order on
- 49:39Speaker 7: Uber a helicopter to come pick you up. So our
- 49:43Speaker 7: Uber app has an helicopter as an option. If you
- 49:47Speaker 7: stay at the Merge ol Arap and you have a
- 49:49Speaker 7: penthouse suite, they fly you to the hotel.
- 49:53Speaker 2: So it's a lot of different things that are happening
- 49:55Speaker 2: in this market that are so hunique.
- 49:57Speaker 4: I mean when we was out there, we were, we was.
- 50:00Speaker 4: We was in Abu Dhabi for most of the time,
- 50:02Speaker 4: but it was during f one week, so yeah, like
- 50:07Speaker 4: everybody was. It was all pop up. Our guy Don
- 50:11Speaker 4: Pu did a brooking chop house pop up and then
- 50:16Speaker 4: our guys from tape they took over. They had tape
- 50:18Speaker 4: pop up with tape of a big club in London.
- 50:21Speaker 4: They took over the night club.
- 50:22Speaker 5: So it was it was a pop was out there,
- 50:27Speaker 5: you got a show. Kendrick Lamar was out there.
- 50:29Speaker 4: Yeah, everybody was out there. But the thing, the one
- 50:31Speaker 4: thing is that the the government. I want to talk
- 50:36Speaker 4: about that because like he was introducing us to a
- 50:39Speaker 4: variety of different people like the Minister of Event Tourism
- 50:44Speaker 4: minister that is, the Minister of that and you know
- 50:47Speaker 4: how important is it to make inroads with government officials.
- 50:51Speaker 2: That's the only way anything moves. So if you that's
- 50:54Speaker 2: one of the biggest things.
- 50:55Speaker 7: So because it's such an area that has so much wealth,
- 50:58Speaker 7: obviously have frosters to go where there's well if there's
- 51:01Speaker 7: gonna be people that are not who they say they are.
- 51:03Speaker 7: So it's very important to have the right relationships in
- 51:07Speaker 7: government because culturally they move on their own time, you know,
- 51:12Speaker 7: whereas in the US it's like, okay, they have deadlines
- 51:14Speaker 7: on you can go online and say it's gonna be
- 51:16Speaker 7: due by this date, pushed by this date. It's very ambiguity,
- 51:20Speaker 7: you know, a lot of ambiguity when it comes to
- 51:22Speaker 7: Dubai because it's all relationship focused. So if I come
- 51:25Speaker 7: to you and I'm like, okay, i'll complete my application whatever, whatever,
- 51:28Speaker 7: if you have a relationship with the person behind me,
- 51:30Speaker 7: you're gonna service their application before mine, even though it
- 51:32Speaker 7: submitted first.
- 51:33Speaker 2: So it's very heavily relationship focused.
- 51:36Speaker 7: And I've made some really really cool, cool connections that
- 51:40Speaker 7: I can't talk about on a podcast, but I will
- 51:44Speaker 7: say that they are very open to doing business where
- 51:48Speaker 7: it can be a bit intimidating because they're very straight faced.
- 51:51Speaker 2: They're very serious.
- 51:52Speaker 7: So I'm still learning a lot about that and also
- 51:54Speaker 7: how to greet them, how to conduct business, what to say,
- 51:57Speaker 7: what not to say. That's another thing. Don't come over
- 51:59Speaker 7: thinking that you can just have a conversation as if
- 52:01Speaker 7: they're American, because it's not.
- 52:03Speaker 2: There are a lot of rules that you have to
- 52:04Speaker 2: be aware of and respect when it comes to doing business.
- 52:07Speaker 4: Like what what's the rules?
- 52:09Speaker 2: So I'm a hugger, I'm from the South. I'm a
- 52:11Speaker 2: country girl, y'all know me. I love people.
- 52:13Speaker 7: So if I see you and we have good energy
- 52:15Speaker 7: and we vibe well, or I might stick my hand out,
- 52:18Speaker 7: But there are certain things that you you should never touch,
- 52:20Speaker 7: you know, without their permission. So let them stick their
- 52:24Speaker 7: hand out to shake your hand, or you know, don't
- 52:26Speaker 7: touch them, don't hug them, you know what I'm saying,
- 52:28Speaker 7: or let them speak first, or it's just different little
- 52:31Speaker 7: subtleties that I'm learning. I still don't have it all
- 52:33Speaker 7: the way down packs but respect overall, So whatever is respectful,
- 52:38Speaker 7: leaning to that.
- 52:39Speaker 2: So that's the best advice I can give.
- 52:41Speaker 5: Leaning to respect like that, lean into it. Well.
- 52:45Speaker 4: So what's the average price for Like if I want
- 52:47Speaker 4: to get an art, I want to get a place
- 52:49Speaker 4: in Dubai, Right, Yeah, what's a budget range where I
- 52:52Speaker 4: can get something that's give me all right, give me decent,
- 52:56Speaker 4: give me like nice, give me like really really nice.
- 53:00Speaker 5: Got you?
- 53:00Speaker 7: So I would say on the low end we can start,
- 53:02Speaker 7: and just to put it into US dollars, we would
- 53:04Speaker 7: say around three hundred thousand US dollars for a condom
- 53:06Speaker 7: for a condo.
- 53:07Speaker 2: One bedroom.
- 53:08Speaker 7: So what people also need to realize too is that
- 53:11Speaker 7: the space is going to be totally different. So whereas
- 53:14Speaker 7: in the US we were looking for all this space
- 53:16Speaker 7: and closet space and this and that, they're very minimalist.
- 53:19Speaker 7: So it's like you're gonna buy an apartment or condo
- 53:22Speaker 7: as we would call it, for the same price as
- 53:24Speaker 7: you would a very nice home here in Atlanta, but
- 53:27Speaker 7: you're not really thinking about it from buying it based
- 53:30Speaker 7: on the size.
- 53:31Speaker 2: You're buying into the money. You know, it's a money play.
- 53:34Speaker 2: It's not a size.
- 53:35Speaker 4: So it's like New York.
- 53:36Speaker 2: It's like New York.
- 53:36Speaker 4: So three hundred thousand will get you what.
- 53:40Speaker 2: Eight hundred square feet?
- 53:41Speaker 4: That's like New York. Yea, well, that's that's cheaper than
- 53:43Speaker 4: New York.
- 53:44Speaker 2: Yeah, it's still cheaper than New York.
- 53:47Speaker 6: They had the rental incomes for I think three thousand
- 53:50Speaker 6: squaret or something like that squift foot by city. I
- 53:53Speaker 6: think on average downtown you buy average rent, let's say
- 53:58Speaker 6: three thousand dollars. Yeah, it's still.
- 54:02Speaker 7: Very much more affordable than a lot of the different
- 54:04Speaker 7: places and also the other countries around.
- 54:06Speaker 2: So Dubai competes with other countries.
- 54:08Speaker 7: You know, we're in the United States, so we're looking
- 54:10Speaker 7: like kind of city to city, so it's like comparatively
- 54:12Speaker 7: to the UK or whatever you might get in China
- 54:15Speaker 7: or et cetera. So they're always kind of charting on
- 54:17Speaker 7: that path to make sure we're still less expensive but
- 54:20Speaker 7: more square footage than our surrounding country. On the middle end,
- 54:25Speaker 7: it kind of jumps to between five to like a million.
- 54:29Speaker 7: As far as your middle grade, where you can still
- 54:31Speaker 7: be downtown, you can still get a view of the birds,
- 54:33Speaker 7: you can still get that would still be one to
- 54:37Speaker 7: two bedrooms. That's just it's a better vibe. That's just
- 54:40Speaker 7: a better area. You're paying for more solocations to be
- 54:42Speaker 7: on the first floor.
- 54:43Speaker 4: You're on the.
- 54:43Speaker 7: Correct yes, absolutely, And then when it comes to over
- 54:47Speaker 7: a million plus and you're looking at like five million
- 54:50Speaker 7: and all of that you're going to be in villains,
- 54:52Speaker 7: so you're not really looking at villains.
- 54:53Speaker 2: Under three million US your single family home and.
- 54:58Speaker 5: That's that's down that's on the I scutched downtown.
- 55:00Speaker 7: That's pretty much anywhere anyway, because it's not a villa
- 55:03Speaker 7: focused area. Everything is built up, as y'all saw, is
- 55:06Speaker 7: like so many buildings, so everyone thereby his apartments. That's
- 55:10Speaker 7: more of what the framework is architecturally. You're gonna get
- 55:13Speaker 7: an apartment over a villa. If you're buying a villa.
- 55:15Speaker 7: That's not necessarily an investment play. That's more like I
- 55:18Speaker 7: want to live here.
- 55:19Speaker 2: I'm settled. This is my primary residence or secondary home
- 55:22Speaker 2: for some people.
- 55:22Speaker 4: But how was that appreciation?
- 55:24Speaker 2: It's amazing.
- 55:25Speaker 7: I mean, so, for example, the project that I just sold,
- 55:27Speaker 7: I mentioned I sold two units this week, right, they
- 55:30Speaker 7: put down their down payment. I got a text message
- 55:32Speaker 7: from my rep and she's like, we're increasing the prices
- 55:35Speaker 7: by ten percent next week.
- 55:36Speaker 5: Yeah, I looked it up. Looked it up for so
- 55:40Speaker 5: the average for turn is eight eight percent.
- 55:43Speaker 6: Yeah, and then rental yields, yes, can you talk about
- 55:46Speaker 6: that a little bit because Dubai also ranks number one,
- 55:50Speaker 6: and they compared it to city.
- 55:51Speaker 5: So I know you said countries, but eight percent gross
- 55:54Speaker 5: rental yield.
- 55:55Speaker 6: Number two is London at three percent and number three
- 55:59Speaker 6: is Paris at two point seventy five percent. So talk
- 56:02Speaker 6: about rental yelds right, because a lot of people can
- 56:04Speaker 6: get that confused. Rate of return O return on investment
- 56:08Speaker 6: versus rental years is the difference between those two.
- 56:11Speaker 7: But definitely, I think that Dubaia is one of those
- 56:13Speaker 7: places that is constantly growing, developing.
- 56:16Speaker 2: Everything is on an upward swing.
- 56:18Speaker 7: And the beautiful part about what I'm focused on right
- 56:21Speaker 7: now being in the off plan market is that you're
- 56:22Speaker 7: going to buy something and it will never be as
- 56:24Speaker 7: low as it is right now. So that's why it's
- 56:26Speaker 7: a huge strategy. I think that buying off plan for
- 56:28Speaker 7: people that are foreign investors is the best.
- 56:30Speaker 2: Thing to do right now.
- 56:31Speaker 4: So who's Dubaia's competition because I know Saudi Arabia is
- 56:34Speaker 4: making a strong push into everything at Dobai is kind
- 56:38Speaker 4: of doing. Yes, that's what they've been told. Like they
- 56:42Speaker 4: set back and they watched what Dubai did, and now
- 56:45Speaker 4: they're positioning themselves to be bigger. Yes, they obviously nobody
- 56:50Speaker 4: has more money. They don't.
- 56:51Speaker 7: They have more money than everyone, so they're just like,
- 56:54Speaker 7: we'll just throw money at it. So Saudi has some
- 56:57Speaker 7: really incredible projects that are coming up, such as Neome,
- 57:01Speaker 7: which is the Line city. So that city is going
- 57:03Speaker 7: to be all encompassing. You never actually have to leave
- 57:05Speaker 7: the city. They have all kinds of things flying around
- 57:08Speaker 7: in that city. You don't even need your own vehicle.
- 57:10Speaker 7: It's really really crazy. They also have the Turtle City.
- 57:14Speaker 7: I forget the actual name of it, but it's like
- 57:15Speaker 7: the palm, but it's shaped like a turtle, but it's
- 57:18Speaker 7: bigger than the palm and it has more development. They
- 57:21Speaker 7: also have the water it's the middle of the water.
- 57:23Speaker 7: It is insane what they're doing. Saudi is not playing.
- 57:27Speaker 2: But what I feel the difference is they're going to
- 57:30Speaker 2: have a hard time retraining our.
- 57:32Speaker 7: Minds to feel safe there, to feel not safe from
- 57:35Speaker 7: a oh i'm going to get hurt perspective, but to
- 57:37Speaker 7: be myself. You know, with all the different communities that
- 57:40Speaker 7: we have that are developed, people don't feel comfortable partying or.
- 57:43Speaker 4: Wearing certain I think that that's why they're doing such
- 57:45Speaker 4: a strong push with culture. So like Swiss, he's becoming
- 57:49Speaker 4: like the ambassador for Saudi, that's why. And then like
- 57:51Speaker 4: they have a music festival that DJ Calicc have future,
- 57:55Speaker 4: they have fat joke and they can write the check.
- 57:57Speaker 4: So I think that that's a way to excel rate.
- 58:00Speaker 4: People have short memories.
- 58:01Speaker 5: Yeah, yeah, and it's like.
- 58:03Speaker 4: Once you start to have enough of those cultural type
- 58:06Speaker 4: of vibes, you're gonna forget everything.
- 58:09Speaker 5: Yeah, you're gonna follow the culture there.
- 58:10Speaker 7: You're gonna follow the culture there. And then especially when
- 58:12Speaker 7: they see something dangly and shining, all you have to
- 58:14Speaker 7: do is get a few Instagram influencers to show a
- 58:17Speaker 7: really dope resort and they have one that I'm actually
- 58:20Speaker 7: that's pinned in my my saved folder for travel in Saudi,
- 58:24Speaker 7: where you're in the desert but it's like caves and
- 58:27Speaker 7: everything around you.
- 58:28Speaker 2: It's so gorgeous, you know.
- 58:30Speaker 7: So they're doing a great job on their marketing push
- 58:32Speaker 7: to say it now, it's just about okay, relaxing some
- 58:34Speaker 7: of the alcohol alls and being able to be more
- 58:38Speaker 7: affectionate in public and different things like that.
- 58:40Speaker 2: So it's just retraining our minds.
- 58:41Speaker 5: And like you said, people have short they're.
- 58:42Speaker 6: The process of building the toldest landstructure in the world
- 58:46Speaker 6: as well. So they saw the birds clief and they said,
- 58:48Speaker 6: let's go higher than that.
- 58:49Speaker 2: But now Dubai has another structure hiding.
- 58:51Speaker 5: And then they came back. It's sad we saw your plans. Yeah,
- 58:55Speaker 5: let's still one bigger than that.
- 58:57Speaker 2: Bigger than that.
- 58:58Speaker 5: So I love it.
- 58:59Speaker 2: I mean it's such an I love competition.
- 59:02Speaker 7: I'm an athlete at heart, you know, I'm rre in
- 59:04Speaker 7: track all my life and so for me, I like
- 59:06Speaker 7: the competition because it's constantly forcing you to be better.
- 59:09Speaker 7: It's like, okay, you can do this all right, now,
- 59:11Speaker 7: how can I stretch you to be better? So I
- 59:14Speaker 7: enjoy watching them.
- 59:15Speaker 5: Yeah.
- 59:16Speaker 6: So when you think about yourself, now you're establishing your
- 59:20Speaker 6: footprints in Dubai and your trailblazing, but it's international, and
- 59:25Speaker 6: so are there markets inside of the UAE or maybe
- 59:28Speaker 6: somewhere else that you have your eyes on in that
- 59:31Speaker 6: ten to fifteen year vision play oh shorter than that.
- 59:35Speaker 2: Yes, So I would say South Africa would be one
- 59:39Speaker 2: of the areas.
- 59:40Speaker 7: Between South Africa and Ghana. I think that those two
- 59:43Speaker 7: areas really catch my attention quite a bit.
- 59:46Speaker 2: So what we're doing what we're talking about.
- 59:47Speaker 5: We're going to go at the end of the year
- 59:49Speaker 5: to Actually I might.
- 59:50Speaker 2: Be there because I wanted to go there for New Year's.
- 59:53Speaker 4: Anyway, everybody's gonna be there, everybody. Yeah, So we're gonna
- 59:56Speaker 4: We're gonna do Market Mondays. We got to market Monday's
- 59:58Speaker 4: tourk Okay, that's the last stop on the tour. Yes, Ghana.
- 1:00:02Speaker 2: I have some connections I can put you with in Ghana.
- 1:00:05Speaker 4: I appreciate. Yeah, yeah, I mean it's about relations about relationships,
- 1:00:09Speaker 4: So let's.
- 1:00:10Speaker 7: Speak to that, right because we really think the US
- 1:00:12Speaker 7: is all that. But Dubai is the Middle East, the
- 1:00:14Speaker 7: middle of the world. I can literally get to Greece
- 1:00:16Speaker 7: in six hours. I can be in Egypt in three hours.
- 1:00:18Speaker 4: Well, when we went there, we was talking with I Forget.
- 1:00:22Speaker 4: He was a very high ranking official in the government
- 1:00:25Speaker 4: at Steve Harvey's gala, and we was talking and we
- 1:00:28Speaker 4: was having a conversation and he was saying that all
- 1:00:33Speaker 4: of the focuses on Asia and Africa, like that's that's
- 1:00:38Speaker 4: what growth is Asia and Africa.
- 1:00:41Speaker 5: Yes, like that, that's it, that's it.
- 1:00:46Speaker 2: Yeah, it's max.
- 1:00:48Speaker 4: Focus on that. Like so I feel like even in America.
- 1:00:50Speaker 4: I felt like, of course, America's our home, so we
- 1:00:53Speaker 4: always have we always have a bias towards America, but
- 1:00:57Speaker 4: especially black people. We've always you know, fought for freedoms
- 1:01:01Speaker 4: and and justice and different things that nature. And I
- 1:01:03Speaker 4: feel like, you know, there's nothing that stops you from
- 1:01:07Speaker 4: going different places, Like you know, you don't have to
- 1:01:11Speaker 4: be confined to just one part of the world, Like
- 1:01:14Speaker 4: you can do business in different places, you can live
- 1:01:16Speaker 4: in different places, you can invest in different places, whether
- 1:01:18Speaker 4: it's Africa, whether it's in the Middle East, whether it's
- 1:01:22Speaker 4: in the Caribbean, whatever. Like when you see that, you know,
- 1:01:27Speaker 4: opportunities are limited at one place, then you go to
- 1:01:30Speaker 4: another place. This is what people have done for America
- 1:01:32Speaker 4: for one hundred years. This is why so many immigrants
- 1:01:35Speaker 4: have come to America, right because they have. They had
- 1:01:38Speaker 4: oppression where they were at, they had obstacles, they had
- 1:01:41Speaker 4: limited opportunities where they came from. So they came to America,
- 1:01:45Speaker 4: established a new life for themselves and provided opportunities and
- 1:01:50Speaker 4: then actually even provided more opportunities back home. They sent
- 1:01:53Speaker 4: money back home, they sent up so it's like there's
- 1:01:57Speaker 4: no there's nothing we can do the same thing.
- 1:01:58Speaker 7: We can do the exact same thing. That's a powerful
- 1:02:01Speaker 7: point because we don't really flip it around. We always
- 1:02:03Speaker 7: get upset about, oh, how did they get grants and
- 1:02:05Speaker 7: they're not from here, or they didn't do this. But
- 1:02:07Speaker 7: now being on the other side of it, where I'm
- 1:02:09Speaker 7: entered into a foreign land, it's like, Wow, I see
- 1:02:12Speaker 7: it so much more differently because they woke up here,
- 1:02:14Speaker 7: they grew here. But I have so much more hustle
- 1:02:16Speaker 7: and so much more hunger to like, let me take
- 1:02:18Speaker 7: advantage of this market. Like I see it, I'm eager,
- 1:02:21Speaker 7: I'm anxious, and so that creates a sense of like, Okay,
- 1:02:25Speaker 7: I gotta do this. And then it's a sinker swim mentality.
- 1:02:27Speaker 7: I'm over there by myself, like I don't have another option.
- 1:02:31Speaker 7: I put this out there to the world. I cannot
- 1:02:33Speaker 7: feel I have to make this work. I have to
- 1:02:35Speaker 7: make it happen. So it's created a different energy behind everything.
- 1:02:39Speaker 5: That work the world.
- 1:02:42Speaker 6: Yeah, and when you when you're over there, right, it's
- 1:02:46Speaker 6: not like I can drive down the street to somebody
- 1:02:48Speaker 6: that no, you got to figure these things out. It's
- 1:02:50Speaker 6: a long way back from Savannah. Yeah, So we talked
- 1:02:53Speaker 6: about a lot of the benefits. What are some of
- 1:02:55Speaker 6: the reasons that people maybe shouldn't invest in Dubai? What
- 1:03:00Speaker 6: are some of the cons So some of the.
- 1:03:01Speaker 7: Cons would be so, as Rashad mentioned, we've been trained
- 1:03:05Speaker 7: to live in debt. If you're someone that is really
- 1:03:08Speaker 7: struggles with that and things of that nature, it's not
- 1:03:11Speaker 7: the place for you because you will go to.
- 1:03:13Speaker 2: Jail if you don't pay your bills. So you're not
- 1:03:15Speaker 2: signing these payments and they go to.
- 1:03:16Speaker 4: Jail if you if you smoking weed, yes, so you
- 1:03:21Speaker 4: have that. You heard it. They are they are laxing laws.
- 1:03:26Speaker 4: They said that they are trying to make it.
- 1:03:28Speaker 2: I don't know, I haven't heard that one.
- 1:03:29Speaker 4: But yeah, if you if you plan on using drugs
- 1:03:33Speaker 4: or selling drugs, yes, that's not the that's not the
- 1:03:36Speaker 4: part of the world.
- 1:03:37Speaker 7: That's not the place that you want to be because
- 1:03:39Speaker 7: you will be underground or in the district.
- 1:03:42Speaker 4: You don't wet. We met somebody with a personal experience.
- 1:03:45Speaker 4: Their friend so is we knew somebody. We met somebody
- 1:03:48Speaker 4: from New York. Their friend was in and he's serving
- 1:03:50Speaker 4: like thirty years in jail.
- 1:03:51Speaker 2: See, they don't it's not worth it.
- 1:03:54Speaker 5: They said it's jail on the other side of the sun.
- 1:03:56Speaker 2: That's it. So I really wanted to the sun.
- 1:04:01Speaker 4: Now when they told me about the other side of
- 1:04:03Speaker 4: the sun, I kept having about the other side of
- 1:04:04Speaker 4: the son. So I asked them, I'm like, well, what
- 1:04:08Speaker 4: does that mean, Like, what's on the other side of
- 1:04:10Speaker 4: the sun? It was like, well, have you ever seen
- 1:04:11Speaker 4: the other side of the sun? I said, no, it's
- 1:04:13Speaker 4: exactly that's whatever it means, you.
- 1:04:18Speaker 7: Know, And so that's that's definitely. That was another point
- 1:04:21Speaker 7: that I was going to make. Definitely, recreational use of drugs,
- 1:04:23Speaker 7: it's not going to be the place. And also if
- 1:04:25Speaker 7: you don't have an open mind, you have to think
- 1:04:27Speaker 7: there's over two hundred nationalities in Dubai, so you have
- 1:04:30Speaker 7: to be willing to work with different people and have
- 1:04:32Speaker 7: a level of patience that they may not say things
- 1:04:35Speaker 7: that you can quickly understand, you know, without being offensive
- 1:04:38Speaker 7: and just being open to culture. You don't want to
- 1:04:40Speaker 7: be a part of conservatives because a lot of Americans
- 1:04:42Speaker 7: we don't like to be told what to do. So
- 1:04:44Speaker 7: it's like we have a natural buck in us, like, no,
- 1:04:46Speaker 7: you're not going to tell me I can't hold hands.
- 1:04:47Speaker 7: You're not going to tell me I can't where it?
- 1:04:48Speaker 2: Did you get? So if you have yeah, yeah, actually
- 1:04:52Speaker 2: going to actually going to.
- 1:04:57Speaker 4: Okay, let's do what I said. It's that simple. Actually yeah.
- 1:05:02Speaker 2: So you know, those are just some of some of
- 1:05:04Speaker 2: those reasons.
- 1:05:05Speaker 7: And one thing that I will also say, if you
- 1:05:06Speaker 7: plan to conduct business in both the US and the UAE,
- 1:05:10Speaker 7: think about the fact that there is a huge times
- 1:05:12Speaker 7: of time zone difference. I'm literally a walking zombie most
- 1:05:16Speaker 7: days because I'm working for the US and then I'm
- 1:05:18Speaker 7: working Dubai, and so some days I don't get rest because.
- 1:05:22Speaker 2: I'm working two time zones.
- 1:05:23Speaker 7: Like obviously, there's gonna have to be an adjustment where
- 1:05:25Speaker 7: I choose, but for now, it's a hustle, you know,
- 1:05:29Speaker 7: And so I'm just like, make sure you take that
- 1:05:31Speaker 7: into consideration because you might want to talk to your
- 1:05:34Speaker 7: mom every day, but that's gonna change because when she
- 1:05:36Speaker 7: wakes up, you're going to sleep, and vice versa. So
- 1:05:39Speaker 7: relationships will start to become strained because it's difficult.
- 1:05:42Speaker 2: It's difficult.
- 1:05:45Speaker 4: Let me ask you this, how do you get how
- 1:05:47Speaker 4: are you getting clients yourself? Who are you who are
- 1:05:50Speaker 4: your clients and how are you how like you started
- 1:05:53Speaker 4: a business, right, but how did you be able to
- 1:05:56Speaker 4: grow that business? And how are you able to get
- 1:05:58Speaker 4: people into your funnel?
- 1:05:59Speaker 7: So so the biggest thing is, you know, I think
- 1:06:02Speaker 7: that you all only interview people who have proof of concept, right.
- 1:06:05Speaker 7: So that is something that I have developed over the
- 1:06:08Speaker 7: last eleven years. I've been in real estate since twenty twelve,
- 1:06:11Speaker 7: and so I've built up a brand that people know,
- 1:06:13Speaker 7: like and trust. And because I've already done business, now
- 1:06:16Speaker 7: all I'm doing is doing the same thing I've been doing,
- 1:06:18Speaker 7: getting on social media, showing projects, showing people like this
- 1:06:21Speaker 7: is what I'm now doing. I have created this community
- 1:06:24Speaker 7: and following of people that are like interested in me organically.
- 1:06:28Speaker 7: So what I've done my strategy is I'm like, okay,
- 1:06:31Speaker 7: be the first. Number one that's like vom eyeopener. Number
- 1:06:34Speaker 7: two is I'm bringing my audience to this region. So
- 1:06:37Speaker 7: my focus I didn't go into their market saying I'm
- 1:06:40Speaker 7: gonna work with immortis you work with I'm working with Americans.
- 1:06:43Speaker 7: I'm like, this is my market. It's wide open because
- 1:06:46Speaker 7: we don't know about it, but we have the money,
- 1:06:48Speaker 7: we just don't know where the opportunities are. So if
- 1:06:50Speaker 7: I spread the message about hey, here are the opportunities.
- 1:06:54Speaker 7: Americans are going to listen to me because now I
- 1:06:56Speaker 7: speak their language, I can break down a contract to.
- 1:06:58Speaker 2: You in a way that you understand. We've developed trust,
- 1:07:01Speaker 2: you know how, I know how to handle the culture.
- 1:07:03Speaker 2: I know what you expect. You would much rather work with.
- 1:07:05Speaker 7: Me than someone from Pakistan that can't explain the contract
- 1:07:07Speaker 7: to you in a way that you can understand why,
- 1:07:09Speaker 7: because you're gonna feel like it's a scam. So because
- 1:07:12Speaker 7: of that, I've positioned myself to be the authority figure
- 1:07:15Speaker 7: to say, hey, come listen. It's not that people haven't
- 1:07:19Speaker 7: wanted to invest for one hundred years, it's just that
- 1:07:21Speaker 7: they don't have anyone to trust.
- 1:07:23Speaker 5: You're a brand that they can trust and you're on
- 1:07:24Speaker 5: the ground.
- 1:07:25Speaker 2: Yes, and so I'm hosting events.
- 1:07:26Speaker 7: So I just hosted an event invest Dubya twenty twenty
- 1:07:29Speaker 7: three in March, doing it again in November. I had
- 1:07:32Speaker 7: about thirty people come the first time, from the Netherlands,
- 1:07:35Speaker 7: from the US, from Africa that came and attended my
- 1:07:37Speaker 7: first event. So what I'm doing is putting it out
- 1:07:41Speaker 7: there and people are naturally interested.
- 1:07:43Speaker 2: Because it's Dubai.
- 1:07:44Speaker 4: So what's that event? What's the event?
- 1:07:45Speaker 7: So Investor by twenty twenty three is an event that
- 1:07:48Speaker 7: is focused on investors who want to learn about purchase
- 1:07:51Speaker 7: in real estate in the Middle East. So they're gonna come.
- 1:07:54Speaker 7: We're gonna have a welcome dinner, a seminar where I
- 1:07:56Speaker 7: break down how to invest. They're gonna get access to
- 1:07:59Speaker 7: my development the partners. They're going to see touch and
- 1:08:01Speaker 7: field projects. So we're going to do a property tour
- 1:08:04Speaker 7: where you're actually walking it yourself. Because people always think
- 1:08:08Speaker 7: something is up, so I think it's important that you
- 1:08:10Speaker 7: show them like, no, really come like it's not a scam.
- 1:08:14Speaker 7: It's really happening and people are literally buying up this
- 1:08:17Speaker 7: city every single day, So I.
- 1:08:18Speaker 2: Want you to see it and then just sprinkling in
- 1:08:21Speaker 2: some fun. You know, it's a great place to be.
- 1:08:23Speaker 5: You have the dates for November.
- 1:08:24Speaker 2: November twenty ninth, three December.
- 1:08:26Speaker 4: Third by Embrace me like an mmorati.
- 1:08:29Speaker 6: Yeah, yeah, I mean I'm asking Jayson because this is true.
- 1:08:34Speaker 6: But there's a few I think the Galla might be
- 1:08:38Speaker 6: happening around It happen around.
- 1:08:40Speaker 5: The same time out there.
- 1:08:41Speaker 2: Then we got a definitely gotta pull up so that
- 1:08:45Speaker 2: event is going to be amazing.
- 1:08:47Speaker 7: So my visions can you expecting I'm expecting between fifty
- 1:08:50Speaker 7: to one hundred people.
- 1:08:52Speaker 2: I had ninety eight people on my wait list.
- 1:08:54Speaker 7: Like, I don't want to give it all away, but
- 1:08:57Speaker 7: it is going to be happening during the city's anniversary,
- 1:09:00Speaker 7: so it'll be their fifty second year anniversary. So it's
- 1:09:02Speaker 7: going to be a live city. The Burge is going
- 1:09:04Speaker 7: to be lit, you know lit, everyone's in town, it's
- 1:09:06Speaker 7: perfect weather.
- 1:09:07Speaker 2: It's so much to do. I can't wait, Like, I'm
- 1:09:10Speaker 2: putting my heart and soul into this event.
- 1:09:11Speaker 6: When you have you know, some of your clients come over,
- 1:09:16Speaker 6: do you speak to them about maybe dual citizenship? Yeah,
- 1:09:19Speaker 6: how that can be a betefit from a tax protector.
- 1:09:21Speaker 2: Absolutely, So it's not citizenship, it's residency.
- 1:09:24Speaker 5: Yeah.
- 1:09:25Speaker 7: So you get to actually get residency by a couple ways.
- 1:09:28Speaker 7: You can purchase it through opening a business, or you
- 1:09:30Speaker 7: can purchase it through real estate. So if you meet
- 1:09:33Speaker 7: the threshold of a two million dollar dollar Durham purchase,
- 1:09:36Speaker 7: which is equivalent to about five hundred thousand US, you
- 1:09:38Speaker 7: can actually get a Golden visa, which will allow you
- 1:09:41Speaker 7: to have residency for ten years. So you can pay
- 1:09:44Speaker 7: for it through a company or pay for it through
- 1:09:46Speaker 7: real estate to obtain residency in the city.
- 1:09:51Speaker 4: So all right, well, there you have it, ladies, and
- 1:09:56Speaker 4: very insightful conversation. How can people follow you? How can
- 1:10:01Speaker 4: they social media? All that type of stuff?

- 1:11:13Speaker 7: the biggest, biggest, just got biggest is a fact I

- 1:11:26Speaker 5: Thank you so much, appreciated, appreciate it. Yes, the biggest.
- 1:11:31Speaker 4: I had to kind of keep that very important, very important. Well,
- 1:11:37Speaker 4: thank you. This has been a very enlightful conversation. Definitely
- 1:11:42Speaker 4: encourage everybody to travel, not just as any part of
- 1:11:45Speaker 4: the world. I think that traveling is something that expands
- 1:11:47Speaker 4: your mind, yes, and provides a lot of great value
- 1:11:51Speaker 4: to you and you know, get to see different cultures
- 1:11:54Speaker 4: and just get to experience different things. One of the
- 1:11:56Speaker 4: things that we've been blessed to do with lesure. We've
- 1:11:58Speaker 4: been able to travel a lot domestically and internationally. So
- 1:12:02Speaker 4: always been my favorite thing since I since I was
- 1:12:05Speaker 4: a kid. I love to travel. So it's encouraging what
- 1:12:09Speaker 4: you're doing. Continue to success and uh, yeah, we'll see
- 1:12:13Speaker 4: you at the at the Burgek Khalif of Yeah, to

- 1:12:28Speaker 4: next week.
- 1:12:30Speaker 1: Is an illegal alien from Guatemala charged with raping a
- 1:12:34Speaker 1: child in Massachusetts. An MS thirteen gang member from Al
- 1:12:37Speaker 1: Salvador accused of murdering a Texas man of Venezuelan charged
- 1:12:42Speaker 1: with filming and selling child pornography in Michigan. These are
- 1:12:46Speaker 1: just some of the heinous migrant criminals caught because of
- 1:12:50Speaker 1: President Donald J. Trump's leadership. I'm Christine Noman, the United
- 1:12:53Speaker 1: States Secretary of Homeland Security. Under President Trump, attempted illegal
- 1:12:58Speaker 1: border crossings are at the lowest levels ever recorded, and
- 1:13:02Speaker 1: over one hundred thousand illegal aliens have been arrested. If
- 1:13:05Speaker 1: you are here illegally. Your next you will be fine
- 1:13:09Speaker 1: nearly one thousand dollars a day, imprisoned, and deported. You
- 1:13:13Speaker 1: will never return. But if you register using our CBP
- 1:13:17Speaker 1: home app and leave now, you could be allowed to
- 1:13:20Speaker 1: return legally. Do what's right.
- 1:13:22Speaker 2: Leave now.
- 1:13:23Speaker 1: Under President Trump America's laws, border and families.
- 1:13:27Speaker 2: Will be protected.
- 1:13:28Speaker 3: Sponsored by the United States Department of Homeland Security,
