- 0:44Speaker 3: Yeah, today we have a Wes Cain from Thompson Kin
- 0:49Speaker 3: out of Middleton and he's our preferred lender and great,
- 0:53Speaker 3: great useful resource for insight into the mortgage industry, and
- 0:56Speaker 3: I thought we'd have him chatting some things today.
- 0:58Speaker 1: Awesome, welcome to the show.
- 0:59Speaker 2: We Hey, Sean, thanks for having me, and we'll.
- 1:02Speaker 1: Get into a little bit a little bit more about
- 1:04Speaker 1: what you do in your role which is a very
- 1:06Speaker 1: important role when it comes to purchasing a home. But
- 1:09Speaker 1: real quick, Wes, what's your background? What brought you to
- 1:12Speaker 1: working and working in the market.
- 1:14Speaker 4: Well, I was in the business years ago in Saint Louis, Missouri.
- 1:18Speaker 4: That's kind of where I grew up and had opportunity
- 1:22Speaker 4: years ago, almost twenty five years ago, to come up
- 1:25Speaker 4: to Madison, Wisconsin and fell in love with Madison. And
- 1:29Speaker 4: here I am twenty five years later doing the same thing,
- 1:32Speaker 4: and so it's hard to believe.
- 1:34Speaker 1: Oh, it's great to have you along at Venda City
- 1:36Speaker 1: Museum in Saint Louis.
- 1:37Speaker 2: I have it's been a long while.
- 1:39Speaker 1: Love that plasuree Lewis one of my favorite cities. We
- 1:41Speaker 1: talk off the air about that. We'll talk We'll talk
- 1:44Speaker 1: a little bit with Wes about Thompson Keenan what they
- 1:46Speaker 1: can do, and of course the importance of getting pre
- 1:49Speaker 1: approved and other important steps when it comes to getting
- 1:52Speaker 1: things secure financially for making a home purchase. But first, Matt,
- 1:55Speaker 1: we've got a featured listing this week, and this is
- 2:00Speaker 1: one of those it seems like every week, but this
- 2:01Speaker 1: week especially, we talk quite a bit about the houses
- 2:04Speaker 1: that are going to be featured before we go on
- 2:06Speaker 1: the air, and I think there's there's a lot of
- 2:09Speaker 1: times where you and I both in Wes. I don't
- 2:10Speaker 1: know if you may get in on this as well,
- 2:12Speaker 1: look at these hours and go maybe we should not
- 2:14Speaker 1: talk about this on the air, just buy it ourselves.
- 2:16Speaker 1: A great deal, great location, let's talk about this. This
- 2:20Speaker 1: house in the town's ed Edgerton.
- 2:25Speaker 3: Yeah, I've heard of that, Yeah, Edgerton slash Milton area, right. Yeah,
- 2:30Speaker 3: it's a it's an affordable house that offers a lot
- 2:32Speaker 3: for the price in my opinion. The address is sixteen
- 2:36Speaker 3: ten one six one zero East Road three in Edgerton
- 2:40Speaker 3: and it's listed for two hundred and ninety nine nine hundred.
- 2:44Speaker 3: Some of the things I like about this is that
- 2:46Speaker 3: it's got an under three hundred thousand dollars price point
- 2:48Speaker 3: at two ninety nine nine while still getting you three
- 2:52Speaker 3: bedrooms around fifteen hundred square feet. Everything's all on one floor,
- 2:57Speaker 3: so you know, good if you've got some older knees
- 2:59Speaker 3: and such. But yeah, some of the other neat things
- 3:02Speaker 3: about it is it's got deeded access over at Koshkonong there.
- 3:06Speaker 3: So also, yeah, it's been remodeled I'm just in condition
- 3:12Speaker 3: condition on the inside fencing yard. If you happen to
- 3:14Speaker 3: have some animals or kids that you want to keep
- 3:18Speaker 3: under control, and it's got a pool and a jacuzzi
- 3:23Speaker 3: as well, so a lot to offer.
- 3:25Speaker 1: Be a great great home for you or you mentioned
- 3:29Speaker 1: maybe folks looking to downsize, a great place to you know,
- 3:32Speaker 1: kids are out of the house, you want a great
- 3:34Speaker 1: place to kick back and enjoy nature. I see a
- 3:35Speaker 1: lot of woods in that I've been in that area
- 3:37Speaker 1: quite a bit. There's also really cool park right on
- 3:40Speaker 1: the water there. So grand kids looking distance, Airbnb it
- 3:44Speaker 1: or all sorts of really really cool options. Of course,
- 3:47Speaker 1: this week's featured listing. You can contact Ashley Ashley's telephone
- 3:50Speaker 1: number nine two zero five five nine thirteen thirty four.
- 3:54Speaker 1: That's nine two zero five five nine thirteen thirty four.
- 3:58Speaker 1: Talked to Ashley about this beautiful, beautiful house. Check it
- 4:01Speaker 1: out as well online at Rockwisconsin dot com. That's r
- 4:04Speaker 1: O c K Wisconsin dot com. And we talk obviously
- 4:08Speaker 1: on this program with Rock Realty. We talk real estate
- 4:11Speaker 1: a lot, and Matt let's start off talking about the
- 4:14Speaker 1: importance of financing makes the world goal go round and
- 4:18Speaker 1: I'm guessing having a good pre approval, working with a
- 4:21Speaker 1: good lender is an important part of a successful home
- 4:24Speaker 1: selling and buying process, isn't it?
- 4:26Speaker 3: Yeah, definitely. What I've learned over the years is it's
- 4:28Speaker 3: a key component. If you've got the right lending partner
- 4:32Speaker 3: that's got your back and has the most programs available
- 4:36Speaker 3: and the most flexibility and can kind of guide you,
- 4:38Speaker 3: it can make all the difference between whether or not
- 4:40Speaker 3: you get the home of your dreams or you miss
- 4:42Speaker 3: out and someone else gets that one.
- 4:44Speaker 1: And Wes there's a term out there, pre approval. What
- 4:47Speaker 1: is a pre approval? And is it absolutely vital? And
- 4:50Speaker 1: what I mean how much? How much weight does that carry?
- 4:53Speaker 4: It carries all the weight because like I said, getting
- 4:56Speaker 4: pre approved, if you don't have a preapproval, the sellers
- 5:00Speaker 4: not even to look at your offer. And can't stress
- 5:03Speaker 4: how important it is to get pre approved.
- 5:06Speaker 2: You know, be able to go through.
- 5:08Speaker 4: Payments and options of loans and all the flexibility you
- 5:12Speaker 4: need to be able to write a strong offer. And
- 5:16Speaker 4: you know the Madison, Dame County, Rock County, it's a
- 5:21Speaker 4: strong area. So the stronger lender you have lending partner
- 5:26Speaker 4: quicker closes, different programs that are available that we have.
- 5:29Speaker 4: It's all the difference in the world of getting your
- 5:31Speaker 4: offer accepted and not so. It's a competitive market out there,
- 5:35Speaker 4: and we do an awesome job on getting people pre
- 5:38Speaker 4: approved and helping them working with the realtor working as
- 5:42Speaker 4: a team, be able to write a strong offer to
- 5:45Speaker 4: get their offer accepted.
- 5:46Speaker 1: It's important to hear and important to know is having
- 5:48Speaker 1: that pre approval And Matt, I know you see this
- 5:50Speaker 1: quite often is real estate can move extremely fast. Deals
- 5:54Speaker 1: can happen like that. And having you know, if you
- 5:57Speaker 1: find that house, you step in the door, you go,
- 5:59Speaker 1: I just love this home. I want this to be mine.
- 6:02Speaker 1: Having that pre approval gets you because again, if you're
- 6:06Speaker 1: not ready, somebody else, If you have that feeling, somebody
- 6:08Speaker 1: else has that same.
- 6:09Speaker 2: Yeah.
- 6:09Speaker 3: What I don't think a lot of buyers realize is
- 6:11Speaker 3: you want to have that in hand. You want to
- 6:13Speaker 3: have that done, have that worked through, make sure that
- 6:16Speaker 3: the lenders received, you know, the documents they need to
- 6:18Speaker 3: get you that pre approval before you make the offer,
- 6:20Speaker 3: so that you can be first through the door.
- 6:22Speaker 1: Well and Wes with that pre approval, what kind of
- 6:25Speaker 1: goes into is it a fairly straightforward process.
- 6:28Speaker 2: Or it is. I mean it's simple process.
- 6:31Speaker 4: We a lot of times can text, email, take information
- 6:35Speaker 4: over the phone to get the client's info. You know,
- 6:39Speaker 4: we're looking for assets, we're looking for income, their overall
- 6:43Speaker 4: situation named social data, birth, where.
- 6:46Speaker 2: They live now.
- 6:47Speaker 4: So it's a quick process and it's vital to be
- 6:49Speaker 4: able to do that because listen, you could walk through
- 6:52Speaker 4: a house at five o'clock and say, Man, I really
- 6:55Speaker 4: want this house by tomorrow. If you're messing around tomorrow
- 6:59Speaker 4: the next day to get pre approved, the house can
- 7:01Speaker 4: be gone.
- 7:01Speaker 2: And that's the market we're in.
- 7:03Speaker 4: So being able to be preapproved when it's time to strike,
- 7:07Speaker 4: it's a difference sometimes of getting a house and not And.
- 7:10Speaker 1: Wes, what's a from your perspective working with an agency
- 7:13Speaker 1: like Rock Realty, What does that mean for you? I mean,
- 7:15Speaker 1: what's that? How does that relationship work for you?
- 7:18Speaker 4: Oh?
- 7:18Speaker 2: It works great.
- 7:18Speaker 4: I mean we've got a great Matt and Mike have
- 7:21Speaker 4: a great team over there, and we work well together.
- 7:23Speaker 4: I've got a lot of great agents that work all
- 7:25Speaker 4: the time, nights, weekends, and I'm right there with them too.
- 7:29Speaker 4: And there's a lot of times it's a difference maker
- 7:31Speaker 4: of working with somebody like Rock Realty myself, because maybe
- 7:34Speaker 4: we're putting it a deal together at seven o'clock on Wednesday,
- 7:37Speaker 4: maybe we're putting a deal together at five o'clock on
- 7:40Speaker 4: a Saturday night. That's the difference a lot of times
- 7:42Speaker 4: of clients getting accepted offers and not so the customer service.
- 7:46Speaker 4: I believe that you know, with Rock Realtea and working
- 7:49Speaker 4: with Thompson Kine is a lot of times a difference
- 7:51Speaker 4: maker on somebody getting a house and not.
- 7:53Speaker 1: You don't work bank.
- 7:54Speaker 2: Your cellar is that.
- 7:57Speaker 1: You're in the financial world, but you're not working. But
- 7:59Speaker 1: your work can the when people learn it. That is
- 8:01Speaker 1: great to hear, as we talked this morning with Wes Kine,
- 8:04Speaker 1: vice president at Thompson Kine. Of course, hanging out here
- 8:07Speaker 1: with Matt and I. This is ask the experts with
- 8:09Speaker 1: rockreal See the website Rock Wisconsin dot com. That's Rock
- 8:14Speaker 1: Wisconsin dot com. Telfhe number six oh eight six seven
- 8:16Speaker 1: three fifty four hundred. That's six o' eight six seven
- 8:19Speaker 1: three fifty four hundred. Cash offer program. What are we
- 8:22Speaker 1: talking about about there, wes.
- 8:23Speaker 2: Well Cash Offer program.
- 8:25Speaker 4: It's something I rolled out almost two and a half
- 8:27Speaker 4: years ago. It's really a game changer for the clients
- 8:30Speaker 4: on getting accepted offers on houses. This market we're in
- 8:34Speaker 4: here in the general Madison area is very competitive, and
- 8:39Speaker 4: we have rolled out a program that allows clients to
- 8:42Speaker 4: write a cash.
- 8:42Speaker 2: Offer on houses.
- 8:43Speaker 4: Wow, sellers want cash offers and they're going to take
- 8:47Speaker 4: a cash offer over a regular preapproval and something that
- 8:50Speaker 4: we put together for our client tells our clients that qualify.
- 8:54Speaker 4: It's really been a game changer on getting accepted offers.
- 8:56Speaker 4: Two things it does is it gets offers accepted and
- 8:59Speaker 4: at times we get a better price on a house,
- 9:01Speaker 4: so it could save them five to ten twenty. I've
- 9:04Speaker 4: seen one hundred thousand dollars difference on a house just
- 9:07Speaker 4: doing the cash offer.
- 9:08Speaker 2: So it's really a game changer.
- 9:10Speaker 4: And it's something that can't stress enough to you know,
- 9:13Speaker 4: reach out to me at Thompson Cane dot com. Something
- 9:16Speaker 4: that gets somebody pre approved and see if we can
- 9:18Speaker 4: get them set up. It's really a game changer on
- 9:20Speaker 4: being able to do that well.
- 9:21Speaker 1: It's fantastic. And Matt, when you work with folks they
- 9:24Speaker 1: hear cash offer, I've got a guess that that's you
- 9:27Speaker 1: know they're serious. At that point.
- 9:29Speaker 3: It's easy to lean towards that offer when you're comparing
- 9:32Speaker 3: it to another offer that has let's say, financing contingency,
- 9:35Speaker 3: appraisal contingency, inspection contingency. Yeah, the fewer contingencies you can
- 9:40Speaker 3: put into an offer, the more attractive it's going to
- 9:41Speaker 3: be for the seller.
- 9:42Speaker 1: It used to be you could you could make an
- 9:44Speaker 1: offer on a home without being pre approved. Those days
- 9:47Speaker 1: obviously are gone, probably never coming back, are they.
- 9:50Speaker 2: Well.
- 9:50Speaker 3: I would say that you know there is you know,
- 9:52Speaker 3: different contingencies can be thrown in that says after acceptance
- 9:56Speaker 3: within five days, I'm going to get you that, but
- 9:58Speaker 3: you know that's that's going on. I promise that you
- 10:01Speaker 3: think that they can get a preapproved So at this
- 10:03Speaker 3: point it's uh, yeah, I haven't seen one without a
- 10:06Speaker 3: preapproval in a while.
- 10:07Speaker 1: Really good information this morning, as always hanging out with
- 10:10Speaker 1: Matt Heyman along with Wes Caine. West comes to us
- 10:12Speaker 1: from Thompson Kine. Of course, he is the vice president there.
- 10:14Speaker 1: The website Thompson Kine dot com. That's Thompson Kane with

- 11:13Speaker 1: with a K dot com talking about our featured listening
- 11:16Speaker 1: and we'll get a little more into it again this segment.
- 11:19Speaker 1: But a great home in edge your ten East Road
- 11:22Speaker 1: three at sixteen to ten East Road three. You can
- 11:25Speaker 1: learn more online at Rockwisconsin dot com. That's our ock
- 11:29Speaker 1: Wisconsin dot Com and WES. Just before the break, we
- 11:32Speaker 1: start talking about some of the really great things you
- 11:34Speaker 1: guys offer to home buyers. When it comes to whether
- 11:37Speaker 1: it's a preapproval or that cash offer program that you have,
- 11:41Speaker 1: how does the process they'll work? Like, what goes into
- 11:44Speaker 1: into getting to that point? What do people need? What
- 11:47Speaker 1: kind of information documents? What do you need from them?
- 11:49Speaker 4: Well, a lot of times the first step would be
- 11:51Speaker 4: is get an application filled out, and that is you know,
- 11:55Speaker 4: me taking the information over the phone, sending them my
- 11:58Speaker 4: app by text or email. Well, and that's the real
- 12:01Speaker 4: component of them getting that filled out, knowing what I'm
- 12:05Speaker 4: working with to be able to get them preapproved. And
- 12:07Speaker 4: then a lot of times requesting certain documentation from W
- 12:11Speaker 4: two's or.
- 12:12Speaker 2: Taxes or pay stubs or assets.
- 12:14Speaker 4: To kind of get them preapproved, to figure out to say, hey,
- 12:17Speaker 4: what program can we can we work.
- 12:19Speaker 2: With with you?
- 12:20Speaker 4: Do you qualify for a cash offer and have the
- 12:23Speaker 4: flexibilities to put them in the best position depending on
- 12:26Speaker 4: their scenario.
- 12:27Speaker 1: I'm going to ask you too about some of those
- 12:28Speaker 1: programs because there are some really cool opportunities out there.
- 12:31Speaker 1: I don't think people that haven't looked at a home
- 12:34Speaker 1: for a while, or maybe haven't queued in on some
- 12:36Speaker 1: of these important programs. There are some great opportunities out there,
- 12:39Speaker 1: even for folks who may not have the most perfect credit,
- 12:41Speaker 1: may not have the highest income, to actually get some
- 12:44Speaker 1: really really good good rates and some other things as well.
- 12:48Speaker 1: But real quick, when it comes to that, you know,
- 12:51Speaker 1: that pre approval and working through that process. We're talking
- 12:54Speaker 1: during the break about conversations you have with folks, is
- 12:56Speaker 1: like there are certain things you don't want to do
- 12:58Speaker 1: during that process, right.
- 13:00Speaker 2: Is that is for sure?
- 13:01Speaker 4: And like I said, I'm you know, really good at
- 13:04Speaker 4: you know, telling people is to hey, you know, don't
- 13:07Speaker 4: go buy a boat, don't go buy a car, you know,
- 13:10Speaker 4: you know, don't get fired from your job, don't go
- 13:14Speaker 4: spend your down payment money. So you know, it's educating
- 13:17Speaker 4: letting people know kind of here's of the dues or don'ts.
- 13:21Speaker 4: And a lot of times too, people don't realize that,
- 13:23Speaker 4: hey it's okay to change jobs. It just let me
- 13:26Speaker 4: know what's going on. We'd get a new offer. Lever says, hey,
- 13:29Speaker 4: you're starting here, we can use that and that doesn't
- 13:32Speaker 4: slow anything down on getting your deal done and closing
- 13:35Speaker 4: in a timely manner.
- 13:36Speaker 1: What about when we talk about then putting things together
- 13:40Speaker 1: and understanding not only where people are financially and what
- 13:44Speaker 1: they're looking for, but then where they're looking I'm going
- 13:47Speaker 1: to guess that there are certain programs are things depending
- 13:49Speaker 1: on where you're looking to buy that you guys have
- 13:52Speaker 1: things to offer them, whether it's USD, Rule or VA
- 13:55Speaker 1: or let's talk about those programs.
- 13:57Speaker 2: Well, like I said, there's a lot of programs.
- 14:00Speaker 4: We have them all conventional FHA, VA, WEED to USDA
- 14:05Speaker 4: and JUMBO, and there's certain programs that like a USDA loan.
- 14:08Speaker 4: There's only certain areas in Wisconsin that qualify for a
- 14:12Speaker 4: USDA loan because it's a rule development loan, so it
- 14:15Speaker 4: really doesn't work in the cities and it has an
- 14:18Speaker 4: income limit. So these are the type of things to
- 14:20Speaker 4: be able to know and get the proper documentation. So
- 14:23Speaker 4: if somebody was wanting to qualify for a program like that,
- 14:26Speaker 4: to make sure they do. The USDA loan is a
- 14:29Speaker 4: great loan. It go all the way up to one
- 14:30Speaker 4: hundred percent, which maybe somebody buying their first house and
- 14:35Speaker 4: that's what they need. The WEIDA programs, another program goes
- 14:39Speaker 4: up to one hundred percent, so gives people a lot
- 14:41Speaker 4: of flexibility. They only catch on both programs. There's income
- 14:45Speaker 4: limits per county in Wisconsin, so you just can't make
- 14:51Speaker 4: too much money to qualify for them programs.
- 14:53Speaker 2: But they're great programs.
- 14:54Speaker 4: I've done a lot of them loans over the years
- 14:56Speaker 4: that for clients, get to break them in, get them
- 14:59Speaker 4: in to buy the house, and then they're off to
- 15:01Speaker 4: the races.
- 15:02Speaker 1: It's amazing what you're able to do and making that
- 15:04Speaker 1: first start and Matt working with agents understanding these these
- 15:07Speaker 1: different type of programs as well, making sure that the
- 15:10Speaker 1: house and the area fits what's available to the to
- 15:15Speaker 1: the potential buyer. Buyer is an important part of this too,
- 15:17Speaker 1: is it.
- 15:17Speaker 3: Yeah, that's important. And you know wes West can send out,
- 15:20Speaker 3: you know, different links and such for the agents to
- 15:23Speaker 3: take a look. Say hey it's on the map. This
- 15:25Speaker 3: one qualifies or this one doesn't qualify, so they can,
- 15:28Speaker 3: you know, make sure they're going and showing houses that
- 15:30Speaker 3: actually meet that macteria.
- 15:32Speaker 4: Yeah, and a lot of times too, Sean is I'll
- 15:34Speaker 4: let the buyers know to say, hey, guys, go to
- 15:37Speaker 4: this website and here's the map they can plug into
- 15:40Speaker 4: while they're looking at houses and things like that, which
- 15:42Speaker 4: is great.
- 15:43Speaker 1: Well, that is fantastic to hear. As we talked this
- 15:45Speaker 1: morning with Wes Kine. With Thompson Kine of course he
- 15:47Speaker 1: is joining us this morning here. I asked the experts
- 15:50Speaker 1: with Rock Realty online Rock Wisconsin dot com. That's R
- 15:53Speaker 1: O c K Wisconsin dot com. I know last week
- 15:55Speaker 1: the fat adjusted interest rates down. I know a lot
- 15:58Speaker 1: of people are cheering at that news, especially folks with
- 16:02Speaker 1: adjustable Do we still see arm adjustable rate mortgages out there?
- 16:06Speaker 2: We do? We do.
- 16:07Speaker 4: The fixed rates kind of been holding right in there
- 16:09Speaker 4: with the ARM rates recently, but with the FED dropping
- 16:13Speaker 4: the FED rate, the ARM rates could be a little
- 16:15Speaker 4: bit lower than the thirty year fixed rates. So it's
- 16:18Speaker 4: a balancing act timing from week to week and month
- 16:23Speaker 4: to month kind of what's what's the best for somebody,
- 16:25Speaker 4: But there's opportunities for both. It really just depends on
- 16:28Speaker 4: the client situation.
- 16:29Speaker 1: Well, you mentioned the term jumbo.
- 16:31Speaker 4: What is a jumbo by the loan, So a jumbo
- 16:33Speaker 4: loan is so a conventional loan the max loan limits
- 16:37Speaker 4: seven sixty six, five hundred.
- 16:39Speaker 2: What a jumbo loan is is a loan amount over
- 16:42Speaker 2: that amount.
- 16:43Speaker 4: Okay, so it's just terminology that if somebody's getting a
- 16:47Speaker 4: bigger loan, that's a terminology for that loan.
- 16:49Speaker 1: That's kind of my target, my dream. I've got to
- 16:50Speaker 1: get there, got to work to the point where I'm
- 16:53Speaker 1: in that in that ballpark. As we're talking this week
- 16:56Speaker 1: with Wes Kine, of course, he is the vice president
- 16:58Speaker 1: at Thompson Kane. You can learn more online Thompson Kine
- 17:01Speaker 1: dot com. That's Thompson Kane dot com com Kane with
- 17:05Speaker 1: a K. As we're learning about a little bit about
- 17:07Speaker 1: financing and let's talk then obviously ultimately when it comes
- 17:10Speaker 1: to stuff you're underwriting, let's talk about that process and
- 17:13Speaker 1: how that underwriting process works.
- 17:14Speaker 2: Underwriting works great.
- 17:16Speaker 4: It's UH or or a bank here west side of Madison,
- 17:21Speaker 4: UH and everything's done in house. So it's on my fingertips.
- 17:26Speaker 4: So all underwriting's done in house, and I got a
- 17:29Speaker 4: great team around me. Once we get the process started,
- 17:31Speaker 4: get an accepted offer, we'll get all the documentation we
- 17:34Speaker 4: need to get everything into underwriting. One thing is with
- 17:37Speaker 4: Thompson Kine Bank, everybody's right there. It's a quick process
- 17:40Speaker 4: and a simple process. And a lot of times is
- 17:44Speaker 4: if you have a complicated deal, I can gather information
- 17:47Speaker 4: before we even give them pre approved or go and
- 17:50Speaker 4: write offer. We'll we'll, we'll dissect the income to say, hey,
- 17:54Speaker 4: here's what you have to guarantee. You to say, hey,
- 17:57Speaker 4: here's what you're qualified up to, so you're not going
- 18:00Speaker 4: to get mud in your face later on when some
- 18:02Speaker 4: where somebody else might say, well you don't qualify for this,
- 18:05Speaker 4: and the deal goes away, maybe you lose your honest money.
- 18:07Speaker 4: So you know, it's people self employed, people work you know,
- 18:12Speaker 4: over times things like that to you know, dissect everything
- 18:15Speaker 4: to make sure, hey, you qualify for this, so when
- 18:18Speaker 4: they go in, it's a guarantee they're going to get
- 18:20Speaker 4: the house.
- 18:20Speaker 2: You know.
- 18:20Speaker 1: Oftentimes we talk and I talk with Matt about this
- 18:23Speaker 1: on the show. Is something that sometimes I don't know
- 18:26Speaker 1: if it's frustrates me or what the exact term is.
- 18:29Speaker 1: People here in the media these stories of whether it's
- 18:32Speaker 1: interest rates or or the cost of buying a home
- 18:35Speaker 1: and what property values have gone up to. And what's
- 18:39Speaker 1: troubling to me is we've been hearing about these things
- 18:41Speaker 1: for years and for folks that have been kind of
- 18:42Speaker 1: sitting on their hands not taking action. They've lost some
- 18:45Speaker 1: huge opportunities there, I think, and you could probably speak
- 18:50Speaker 1: to this. Working with a good agent, working with a
- 18:53Speaker 1: good lender, you don't know what's possible until you kind
- 18:56Speaker 1: of take that first step to actually start the conversation.
- 18:59Speaker 2: And I think a.
- 19:00Speaker 1: Lot of people would be very surprised at what what
- 19:03Speaker 1: is available to them and how affordable it ultimately can
- 19:06Speaker 1: be when they actually break down the numbers and see
- 19:08Speaker 1: it on paper.
- 19:10Speaker 4: There's no doubt there, Sean. And like I said, we're
- 19:12Speaker 4: we're fortunate. We are in a market. You know, Dane County,
- 19:17Speaker 4: Rock County never see anything like it. I mean, it
- 19:20Speaker 4: just you know, it always appreciates or maybe it's just flat.
- 19:24Speaker 2: You know.
- 19:24Speaker 4: I've been in this business almost twenty five years, and
- 19:27Speaker 4: you know I was in the business in two thousand
- 19:29Speaker 4: and eight when the collapse happened, and Dane County, Rock County,
- 19:33Speaker 4: these areas were in really didn't take a beating. And markets, yeah,
- 19:36Speaker 4: maybe went down a little bit, but we're in a
- 19:39Speaker 4: market that's so good. And you know, I don't know
- 19:41Speaker 4: how many times I've had clients say to me, thank
- 19:44Speaker 4: you for pushing me to buy now instead of waiting
- 19:47Speaker 4: because of the equity they built in the one or
- 19:50Speaker 4: two years. And sometimes people think, oh my gosh, I
- 19:52Speaker 4: need to save up twenty percent or fifteen percent or
- 19:55Speaker 4: ten percent, and they wait the extra years and they're
- 19:58Speaker 4: losing that equity. Where we got program from zero percent
- 20:01Speaker 4: to three percent to five percent to jump in, get
- 20:03Speaker 4: your feet wet, and start gaining now and move forward.
- 20:06Speaker 1: Start building the equity. And that's and speaking of opportunity
- 20:09Speaker 1: to build some equity, I'm gonna talk. I want to
- 20:12Speaker 1: ask Matt about this house one more time the Future
- 20:14Speaker 1: listening this week, because that just screams an opportunity right there.
- 20:17Speaker 1: It's it's it's a great house, ready to move and now.
- 20:19Speaker 1: But you think of the opportunities with that as whether
- 20:22Speaker 1: you want to live there yourself or again airbnb it
- 20:25Speaker 1: or rented. I mean, that is an amazing property.
- 20:27Speaker 3: Yeah, sixteen ten East Road three and Edgure ten. I mean,
- 20:30Speaker 3: I wish this had come up on my radar when
- 20:32Speaker 3: I was first looking for our house. You know, you've
- 20:34Speaker 3: got your three bedrooms that most everybody's looking for, all
- 20:37Speaker 3: on one floor, and you can walk to the beach
- 20:40Speaker 3: with deeded access. I mean, what a great first time
- 20:42Speaker 3: home buyer house.
- 20:43Speaker 1: And it's got a fantastic vamp bend to the beach.
- 20:45Speaker 1: It's got a park and everything. It's a really really
- 20:47Speaker 1: cool thing. Pick up the phone, give Ashley a call
- 20:48Speaker 1: this morning. Nine two zero five five nine thirteen thirty four.
- 20:52Speaker 1: That's nine two zero five to five nine thirteen thirty four.
