- Ben: Good morning and welcome to your Short-Term Mental Bulletin on the 28th of September. So today we're in the small Alpine nation of Slovenia, where Coppola's council sits tomorrow on a 270-day short-let cap, the most Slovenia's new law allows. By the municipality's own reckoning, that is still a cut. A company that could previously let for 365 days a year. The Hospitality Act has applied since January and in May 2, Ministers listed 14 municipalities where for 2027 and 2028 the default drops to 60 days per year per dwelling. Louisiana, Copla, Isola, Piran, Bled and Bohinge are all on it. A listed council can substitute anything from 30 to 270 days. and for that to apply from the 1st of January it has to be adopted by the 31st of October. So, Coppola's papers process a flat 270 days is what they propose across the whole municipality. The analysis behind them map three zones, 90 days in the town, 120 in the urban belt and 270 in the countryside. while also floating a single 120 to 270 day figure for the whole area. The proposer accepts the result, says he doubts that the act will free up housing and ask for 270 everywhere. Tomorrow is the first reading and he asks to finish it in one sitting if nobody objects. So Izola's counsel took the same 270 figure on Thursday the 17th of September. Also at first reading with a new text and a public consultation still to come. Izola's own paper shows why both landed on the ceiling. On 2025 data, 270 days would directly reach two of the 432 established as examined. So 180 days would reach 26 and the 60 day default would reach 280. So the question for those councils is not how tight to go, but whether the default bites at 280 businesses or two. The relief operators are counting on is not the law. Parliament Pass an Act on New Lump for May touching these restrictions. It has never been published and it is in force and the referendum needs 40,000 signatures. Petitions against the letting rules sit undecided and the Constitutional Court and nothing has been suspended. So the cap matters and it is the one that your council does not replace. If you are in those 14 find out what your council's October agenda is. Thank you for watching and I'll see you tomorrow.
