- 0:56You're already taking the first step. just by
- 1:00joining us here today. Yeah I know and that's
- 1:04awesome and I know one of the things that we've
- 1:06looked at too is adding in like vending in the
- 1:09laundry area and not like sodas and snacks. We're
- 1:11talking like the laundry detergent, dryer sheets,
- 1:15bleach. We even thought about adding cleaning
- 1:17supplies and doing a vending machine like that
- 1:19and having our 15 year old run the company for
- 1:22the vending machines. So it'd be experience for
- 1:25her. because we're the ones that are on site.
- 1:28We are the boots in the ground of our team and
- 1:30so it'd be a way to give our our child experience
- 1:33in a business setting with something that could
- 1:36potentially be another income driver for the
- 1:38property because we're we're not of that mindset
- 1:41of the only way you make money is to bump rents
- 1:44because I don't think that's the only way to
- 1:47increase value of your property. I think there's
- 1:49lots of other methodologies and if you're you're
- 1:52focusing mainly on bumping rents you're you can
- 1:55be hurting some of your residents, which is,
- 1:58I think of my residents as my past students,
- 2:03which is, I probably shouldn't think of them
- 2:05that way, but I think of the apartments as housing
- 2:08some of my past students, and I wouldn't want
- 2:10to hurt those families by just. blanket rent
- 2:13mumping. Well, you're absolutely right. If you
- 2:16think about it here, what is the tenant's first
- 2:18worry when a new new buyer comes on? Oh, they're
- 2:20going to increase my rents, right? But if you
- 2:21can create value in the property, which has worked
- 2:23very well for us and make it a better place to
- 2:25live, then when you do that rental increase,
- 2:28it is something that can be justified because
- 2:30listen, like, this was not the ideal place for
- 2:32you to live before. Now, you're creating value
- 2:35for you for the property. So for us to raise
- 2:37rents, it's because there's been a cost for us
- 2:39to do so. And so it's going to be more costly,
- 2:41right? And so It's not just a, hey, we're here,
- 2:43same thing, same old nature, give you more money.
- 2:46Yeah. Now, and we've got a, the first property
- 2:49was really a class B, practically turnkey. Second
- 2:52property, definitely class C, 62 build, so older
- 2:55vintage, and it has a lot of room for growth.
- 2:58But we're looking at adding in security cameras,
- 3:02making sure that the laundry facility is up to
- 3:04par. Because we already think there's people
- 3:08coming in and using the facility that are offsite.
- 3:11So we want to make sure that number one, they
- 3:14have a reason to not trash trash that area. Number
- 3:19two, like you said, to make sure we're covered
- 3:21because the umbrella covers that you're going
- 3:23to get for your property covers like what happens
- 3:26in your property to your residence. But I don't
- 3:29know if it covers the outside outside usage.
- 3:32So that's definitely one of those things you
- 3:34have to consider. I was also thinking when you
- 3:37said like. is there anything else that could
- 3:39be turned into rentable space? So I know that
- 3:42in in our first property we've got a big clubhouse
- 3:45area and I'm wondering if it wouldn't be smarter
- 3:49to have what do they call those movable offices
- 3:54where they like the office moves to whatever
- 3:57unit happens to be empty at that point in time
- 3:59and so the office will move and creating another
- 4:03unit out of what's considered the office right
- 4:05now. because there's like a front area that could
- 4:08probably be like the living area and then the
- 4:11big area that could be like a studio kind of
- 4:13setup because there's a kitchen in that area
- 4:16and then there's like a big room right off of
- 4:19the pool. Interesting. I don't know if if it
- 4:21would make sense to make that a rentable area.
- 4:24You may want to, the only hard thing here is
- 4:26for the mailman and for your tenants, the unpredictability
- 4:30of where the unit is may cause disruption. And
- 4:33so I would see if you could just reshape the,
- 4:37we'll say the common area where you can make
- 4:39a smaller office and get an extra unit. Cause
- 4:41then at least it stays in one location. Okay.
- 4:45So we could potentially move or make the first
- 4:49smaller piece, like put in like a solid wall.
- 4:52and make that smaller piece the office and then
- 4:56turn the back piece that has the studio and it
- 4:58has a rest hold on hey Jason on the common club
- 5:02area at thousand mary is there a restroom in
- 5:04that area so we might have to figure out a way
- 5:11to add in a restroom into that but i think it
- 5:13could be made into a studio apartment Yeah well
- 5:16if you're gonna have the office you'll need two
- 5:17restrooms so as long as you can get to the point
- 5:19here just so you have one for the office as well
- 5:21then you'll be in a really awesome spot. Yeah
- 5:24so we were lucky my husband came in here. That's
- 5:26good. And then at our other property like the
- 5:31office area it has like a small area but it has
- 5:34like a lot of windows that go out to the pool.
- 5:37It would be harder to turn into a usable space
- 5:40because just the square footage is so much smaller.
- 5:43yeah cool it could potentially be moved in also
- 5:46as additional rental space you get out there
- 5:48with a contractor because you think about it
- 5:50like i don't know what it would it cost you for
- 5:52a unit when you brought it I'm so thousand Mary
- 5:56was like 70 ,000 500 and got it. So you think
- 6:00about that just just easy enough. Like if you
- 6:03can come somewhere in that Delta there, like
- 6:04say it's $30 ,000, right? Well, if you just picked
- 6:07up and it's not easy clean math, but you picked
- 6:09up about 40 K in additional upside potential,
- 6:12not not even including the revenue, right? Because
- 6:15you've added an additional additional unit there,
- 6:17which is amazing. Yeah, we've also looked at.
- 6:23Excuse me. We've looked at building another building.
- 6:27The second property doesn't have the space, but
- 6:29the first property over 1000 Mary has a lot of
- 6:32green space in front. And we've talked about
- 6:35potentially putting in just a commercial building
- 6:39like a triple net lease building, maybe storage.
- 6:42And then we talked about putting a whole nother
- 6:44building in that front area, maybe eight units.
- 6:48And doing a secondary construction loan. and
- 6:51adding in up in front of that there's thousand
- 6:55mary has a lot of options as far as what we could
- 6:58do construction wise yeah you want to be careful
- 7:01what you're looking at your conditions you're
- 7:02alone to see what's allowed and you make sure
- 7:04it doesn't take out the valuation for your loan
- 7:06to value of what's included in that land also
- 7:09your cost to build At times, right? So the one
- 7:12where we showed you the land here with the pergola
- 7:15and the pool, right? We have two additional acres
- 7:17here that we can build on. But the cost to build
- 7:20does not make it where it makes sense for us
- 7:23to do that. in a nature where getting getting
- 7:26those units back online are going to benefit
- 7:29the property in a way that the the just the sale
- 7:32or the profit that we can make in the building
- 7:33now it's not going to create enough value for
- 7:36us to do so so make sure right so if it's you're
- 7:38going to get 72 ,000 a unit and ideally it's
- 7:40going to cost you you know 130k a unit are you
- 7:44going to be brought down for those units because
- 7:47where you may be able to sell those units at
- 7:49170, but because they're next to the 72K unit,
- 7:53the delta is, is it going to bring down your
- 7:54overall property valuation and squeeze your margins?
- 7:58Oh, wow. Yeah, I hadn't thought about it that
- 8:01way. We were just thinking about the income potential.
- 8:03Yeah, it depends. If it's long -term hold, then
- 8:06it doesn't matter on the future sale. But if
- 8:08it's a shorter -term hold there, it might not
- 8:10have the impact that you want. Yeah. When I think
- 8:13part of that too is, I mean, we come from the
- 8:15residential world. We're, we're buy and hold
- 8:17people. Um, so it's, and, and for those of you
- 8:21out there that are residential moving into commercial
- 8:24is a totally different way of thinking about
- 8:27things. Like you just heard me, I was like, well,
- 8:29we come from the buy and hold world. So when
- 8:31I was considering what can we build on that square
- 8:35of property, I was only considering the income.
- 8:37I wasn't really considering income to cost. Yeah.
- 8:42But if you look forward here, if you're going
- 8:43to hold it for forever, then it's just a cash
- 8:47and cash play. So it's our return on our capital.
- 8:50And how long does it take us to get our capital
- 8:51expended out? And what's our yearly gross? So
- 8:55it really comes down to business plan. If the
- 8:59business plan is one way, then you can treat
- 9:00it one way. If it's another way, then you have
- 9:02to look at it proactively the other way. Yeah,
- 9:04well, that's how we thought about when we put
- 9:06in the covered parking. It was, how many years
- 9:09does it take to pay it off? Um, so listening
- 9:13to our GP team, I understood that we were, while
- 9:15we were doing it that way, but I hadn't thought
- 9:17about the full new build in the front being that
- 9:21we should be considering it and thinking about
- 9:23it the same way. Yeah. Wow. You know, Jason,
- 9:27thank you for being here and just talking to
- 9:31us about your experiences and your knowledge.
- 9:33And you definitely got my mind thinking, cause
- 9:36I wouldn't even, I wouldn't even considering
- 9:38it that way before I wasn't. thinking, hey, well,
- 9:42how many years is it gonna take to pay that off?
- 9:44What's it gonna do to the value of our other
- 9:46units? Correct. And some of that science and
- 9:52some of that's art, right? Because in that fact,
- 9:54it's not gonna give it like a true read, but
- 9:55it's gonna be nature and perception. and to make
- 9:58sure the nature of perception. So if you put
- 10:00in brand new buildings up there, you're going
- 10:01to get that kind of tenant because right behind
- 10:03them is a different kind of tenant. So you have
- 10:05to think of all sides of it. Does it fit the
- 10:07neighborhood? Does a brand new building fit the
- 10:09neighborhood? So a lot of those things can give
- 10:11you a true indication of what's going to be best
- 10:13for your project, where sometimes there's lots
- 10:17of things that could sound good, but ideally,
- 10:19is it the best use of our time too? Yeah. Well,
- 10:21I mean, it's definitely what I would consider
- 10:24a class B neighborhood for that area. but putting
- 10:29in brand new stuff is theoretically class A,
- 10:32but it would only be garnering class B prices.
- 10:36Yeah. Well, that's, you know what it is. It's
- 10:38like you can, yeah, you know, you could have
- 10:40a class D neighborhood and put a class A building,
- 10:42right? And so ideally it's not going to have
- 10:45the value of the impact until the rest of the
- 10:46area comes around it and has the support of it.
- 10:50Gosh, absolutely. Man, thank you so much. You
- 10:54gave me a perspective on it. Maybe not the perspective
- 10:57I wanted, but definitely perspective that was
- 10:59necessary. Well, hopefully it will save you time
- 11:01and get you the value you want one way or the
- 11:03other. Well, and it will. And that's the beauty
- 11:06of experience. You know, Jason and I have been
- 11:08in residential for 20 years, but we've been in
- 11:11multifamily for like four or five. And we were
- 11:14passive investors before we ever went active.
- 11:17So even just going passive to active is totally
- 11:20different. because, I mean, you learn as a passive
- 11:23investor, but when you're active, holy night,
- 11:27you know, it's like, hold onto your pants because
- 11:30it's wild. Um, and, and we, we had the benefit
- 11:33of, we were the lead sponsors in our first deal.
- 11:36Um, so we have been, what we learned was insane.
- 11:43But if you have any questions, you want to talk
- 11:46to Jason about asset management. I am not your
- 11:49asset management person. I have a hard time with
- 11:52those hard conversations. So you probably don't
- 11:55want to talk to me about asset management. But
- 11:58Jason gave us his contact info. So if you want
- 12:00to reach out to him, I'm sure he's open to that.
- 12:03And he's got other employees that could help
- 12:05out too. So again, Jason, thank you so much.
- 12:08I'm so glad you and Peely are part of our circle.
- 12:12We're excited to be here too. So you guys are
- 12:14doing something awesome here. So congrats. Can't
- 12:16wait to see the results of this one around. Awesome.
- 12:19Thank you so much. And guys, hang around because
- 12:22there is more to come. So until next time.
