  SPEAKER_00: The seller's buying a new house, but not really new construction.

  SPEAKER_00: So what ends up happening is the perfect scenario would be if everything closed all at the same time, right?

  SPEAKER_00: So the seller would then, of course, the money would move both cases and so on, then it would actually finish at the same time.

  SPEAKER_00: Well, it can only happen if everybody wants it to happen.

  SPEAKER_00: So we have to have the blessing of the new home builder escrow company.

  SPEAKER_00: Then we have to have the blessing of the other escrow company.

  SPEAKER_00: Then I guess the most important blessing, well, so second layer, now we have to have the blessing of the title company.

  SPEAKER_00: It's lawyer's title, Laura Langdon, so that works out perfect.

  SPEAKER_00: So L'Oreal's titles on both ends, different reps, but both ends.

  SPEAKER_00: And then, of course, finally it's going to come down to the lender.

  SPEAKER_00: Now, on one part of it, the buyer's lender of the property winnier really doesn't play into it because that's just going to close.

  SPEAKER_00: We just have to have it coordinated to close on the other end of it.

  SPEAKER_00: Now, that's where Augusta Financial comes in, and that's where they've really shown off.

  SPEAKER_00: Kind of fancy, smanchy, lemon fancy, all that stuff.

  SPEAKER_00: So you're just kind of about to reach out, and maybe you're a little premature on the trigger because, well, you understand how the game works.

  SPEAKER_00: Unless you keep a fire ignited under everybody, things just don't really seem to go your way.

  SPEAKER_00: And then when it doesn't go your way, of course it's not going your seller's way.

  SPEAKER_00: A little bit before we should have gotten anything was the parties communicating, people talking.

  SPEAKER_00: Dwayne's talking to the escrow, escrow's talking to the other escrow, the title people are all talking.

  SPEAKER_00: Everybody wants to get this deal done and not just done, but actually have it finished in the best way possible for the seller, just because I asked.

  SPEAKER_00: That's a good team, and I'm very proud of everybody involved.

  SPEAKER_00: I had to do this video because there's very little time when everybody's congratulating people for doing the good job, and a much more time when people are harping on the things they didn't do right.
