- 1:00joining us here today. Hey guys it's Angel and
- 1:06you are here with us at the Academy Presents
- 1:08Real Estate Investing Rock Spring Summit and
- 1:11it has been amazing. We've had a pretty chilly
- 1:14spring here in Wichita Falls. I got my sweater
- 1:16on and I'm inside. I got my socks on because
- 1:19it's it's just chilly. It's like you know we're
- 1:23pre -recording here so you know we're at the
- 1:24beginning of February and it's 28 degrees here.
- 1:27And I'm looking at my friend Kevin over there,
- 1:29and he's like in the islands. It's probably,
- 1:33what temperature is it over there? It's been
- 1:36cooler these days, but that is like around 78,
- 1:4180 degrees. Oh, so chilly. But you know, beyond
- 1:49the weather. Kevin has got some amazing experiences
- 1:52to share with us because he invests in the U
- 1:55.S. and the cool thing that comes from that is
- 1:58I have friends right here where I live that are
- 2:01afraid to invest and so we're going to weave
- 2:04some of that in there but we're also going to
- 2:05talk about some of his other investments he's
- 2:07got going on and just how it works to really
- 2:10invest internationally and what it takes. So
- 2:12Kevin I'm going to let you take over tell us
- 2:14a little bit about your background and then we'll
- 2:16get going. Yeah, absolutely. Thanks for having
- 2:18me first off, you know, absolutely Yeah, so myself.
- 2:24Well, I have been in Trinidad and Tobago all
- 2:27my life living in Travel a few but not lived
- 2:31anywhere else pussy. I Am an accountant by profession.
- 2:36So I've been involved in accountancy primarily
- 2:40on a gas accountant for the better part of two
- 2:44decades more than two decades actually, and some
- 2:48financial services. So that's where a lot of
- 2:52my analytical skills come from. I still do it
- 2:54today, also on a consultancy basis. I have a
- 2:58few clients that I do that with, but I'm delving
- 3:03more into real estate hoping to get that going
- 3:06on a full -time basis. Cool. Yeah, so I know
- 3:11like when we first started talking about this
- 3:13like, When I think about international investors,
- 3:15I think, oh, you just have to have a US -based
- 3:18LLC. And then it works easy because that's what
- 3:22I always heard. And when I took foreign exchange
- 3:24markets, it was like, oh, you just trade your
- 3:27currency for whatever currency you need. And
- 3:30there's a spread. There's a bid ask spread. And
- 3:33I say it like that because I had an econ professor
- 3:35one time that did not call it a bid ask spread.
- 3:38He called it the very close other two words.
- 3:41which was hilarious. But I mean, sometimes there
- 3:46might be a water spread, but I was always taught
- 3:48that you could, you could exchange any currency
- 3:52and that's not quite the way it is, right? Yeah,
- 3:56that's well, okay. So in theory is depending
- 3:59on where you're from, where you're located. So
- 4:01for me, I'm in the Caribbean and for probably
- 4:06the past more than 12, probably 15 years, what's
- 4:13been happening is that our island, we are more
- 4:17a net imports country. So we import most of our
- 4:21stuff. We are oil and gas based. So a lot of
- 4:25the income that we generate is US dollars because
- 4:29of oil and gas. However, when the prices change
- 4:32with oil and gas, it does affect us. And when
- 4:36that happened, I can't even remember when, sometime
- 4:39in the early 2000s. That was or created a shortage,
- 4:45a so -called shortage. It's more so a controlled,
- 4:49you know, delivery of U .S. currency. So the
- 4:53government decided to control it because we are
- 4:55net imports, so we needed to have import cover.
- 4:58So we need to have something like six to eight
- 5:00months import cover. So they decided to control
- 5:03how much U .S. currency the citizens spent. So
- 5:07that limited us as to how much we could get in
- 5:11terms of just going to the bank and purchase.
- 5:14And as a result, all foreign currencies became
- 5:19difficult for us because it's pegged on the US
- 5:22dollar. So you're one to one on the US dollar,
- 5:30like, pegged straight to the dollar? No. It's
- 5:33like, yeah, we're a managed float. Not just a
- 5:38float, a managed float. So they control what
- 5:39it is most of the time. High and low. Yeah. Yeah.
- 5:43So we are six, let's say around $7, $70 to $1
- 5:47US dollar. And to get any other foreign currency,
- 5:53I think mostly banks, they use the US to purchase
- 5:57those other currencies. So that's how this US
- 6:00thing impacts us. with respect to all foreign
- 6:04currencies. Wow. Yeah. So that's. Wow. Yeah.
- 6:11So, you know, investing in the U .S. is a challenge.
- 6:16There are obstacles. There are many things to
- 6:19overcome, not just the distance. It's more so
- 6:22with financing. And I mean, one of the the good
- 6:26things about it is, for example, you know, Marvelous
- 6:30Monday, which is the Yeah. Which is the meat
- 6:35of that Rachel and Jason Force. You know, it's
- 6:40it is beneficial because it created a lot of
- 6:43relationships and building those relationships
- 6:46over time, it helped me in some of those challenges
- 6:50a little easier, a little bit, you know, better
- 6:54to or help it to help you to overcome it a little
- 6:58better. So, you know, that's good with respect
- 7:01to that. Well, and I would say like just the,
- 7:03the whole creation of the virtual landscape over
- 7:05the last three years. Like I'm never, I'm never
- 7:08going to say COVID was a good thing, but at the
- 7:11same time, it created this virtual landscape
- 7:15and these virtual interactions that sorta took
- 7:19place before then. But now we've got, like you've
- 7:23got three, four meetups a day that are virtual.
- 7:26And I find it really beneficial too because we're
- 7:28two hours from any real major town. Oklahoma
- 7:32City is two hours from us going straight up.
- 7:35DFW is two hours from us going to the right.
- 7:37We've got Lawton, we've got Decatur, we've got
- 7:39some other little stuff. But the big cities are
- 7:43at least two hours away. And while I'll go to
- 7:46DFW for some face -to -face meetups, I'll go
- 7:49maybe once, twice, three times a month. I really
- 7:53feel like these virtual meetups and these virtual
- 7:55events have really they've made those face -to
- 8:00-face meetups just a little bit less important.
- 8:04It's not like they're ever gonna go away because
- 8:07they're still, meeting somebody face -to -face
- 8:09is pretty awesome. And it gives you the ability
- 8:13to really kind of recheck what you were thinking
- 8:16with your internal compass. But the virtual stuff,
- 8:20I mean, like there's a member on our GP team.
- 8:24like Frank Padalano, he and I met virtually before
- 8:28we met face to face. So we had been chit chatting
- 8:31on Facebook because he used to be a teacher.
- 8:33I was a teacher. I would whine, moan and complain
- 8:36about being a teacher and he would listen to
- 8:38me and he would even type back at two in the
- 8:40morning, which is like three a .m. his time.
- 8:42Blew my mind. But that was how we became friends
- 8:45was through Facebook. And so there are plenty
- 8:48of people that I've met and become friends with
- 8:51because of that virtual environment. So while
- 8:54The pandemic itself isn't a great thing. The
- 8:57virtual landscape that was created due to it
- 9:00has been amazing. Yep. And it also made everyone
- 9:05else a little more comfortable with investing
- 9:08from a distance as well because they know you
- 9:10can see things, you know, virtually. You don't
- 9:13have to touch it because let's be honest, right?
- 9:17Some people create this myth that, you know,
- 9:19you have to see it. You have to be there. But
- 9:22when you see the property, What next? That's
- 9:25it. You just jump on a plane, touch the property,
- 9:27and you leave. You know, how much can you do,
- 9:30you know? Because you're not doing the construction,
- 9:32you're not doing the rehab, you know, that type
- 9:34of thing. So, I mean, I'm trying to be as practical
- 9:38as possible, but, you know, that may not be the
- 9:41best, you know, example, but still. But you've
- 9:44got a totally different perspective on it. Yeah.
- 9:47Because you've got investments in the U .S. Yeah,
- 9:50I do. I do have those investments. Like, the
- 9:55very first property that I purchased, I partnered
- 9:58up with someone, a single -family home in Florida.
- 10:03And it's been sold. I sold my share in it. And
- 10:06to this day, I still haven't even seen it, you
- 10:09know? I got it, held it for like five years,
- 10:15and then sold it, and I still haven't seen it.
- 10:17However, I was partnered up with someone on that
- 10:20deal, so I... placed a lot of trust in him and
- 10:24then when I saw my share I went and purchased
- 10:26some duplexes in Georgia. I did go to see those
- 10:32because I had to be there to sign when we were
- 10:37closing so I just decided to drive and then I
- 10:41realized okay I drove by the properties and that
- 10:45was it. And what is all of this? I spent all
- 10:50this money, spent all this time, and I just drove
- 10:52on the street, made a U -turn, and left. That
- 10:57is so funny. So I think when we first started
- 11:00investing passively, we were in four different
- 11:02deals. And I think we only drove by one. And
- 11:09it was because we just happened to be in Houston.
- 11:12I was like, we should drive by the property.
- 11:14And so we literally got in the car, put it in
- 11:18the GPS and drove by it and kind of waved. But
- 11:22what were we going to do? Get out, talk to somebody
- 11:24in the office? What were we going to say? We
- 11:26passively invest in this property. Nobody cares.
- 11:30Yeah. And the thing is, like, you realize that
- 11:34it depends on the specific type of investor.
- 11:39So if it is that you are a fix and flip investor
- 11:42and you you know or DIY investor well you know
- 11:45that's totally different yeah you will have to
- 11:48see go and check out your property see what type
- 11:51of work you have to do and all of that jazz so
- 11:54it all depends on the type of investors so it
- 11:57will vary yeah i want to like um we're planning
- 12:01on at this year in this year at some point um
- 12:04inviting our investors to Wichita Falls and getting
- 12:08a bus and letting people see what we have here
- 12:12and letting them see their property and walking
- 12:14them around if we happen to have some empty units,
- 12:17letting them go through some units. And then
- 12:19there's a winery in Iowa Park that our friend
- 12:21owns and ending the day there with like a catered
- 12:25meal and some wine. And so we got, cause I think
- 12:29people, once they see the property, they get
- 12:33a different feel for it. Especially if if the
- 12:37owner is talking to you about or someone from
- 12:39your operating team is talking to you about it.
- 12:41And I got the idea from Clive Davis because I
- 12:44saw that he had done a bus tour and I asked him
- 12:46about it. We were recording for the for our podcast.
- 12:49I was like, yeah, tell me about this thing because
- 12:51I've only seen a couple of other people do bus
- 12:53tours. Tell me about what you did. And he said
- 12:57basically they. The MFIN, the one that Kenny
- 13:01Wolf has with Kenny and John Monteer on that
- 13:03group, and Disrupt Equity, they were doing theirs
- 13:06in Atlanta. And so he, like the day after it
- 13:10was over, so like on that Sunday, they did a
- 13:12bus tour. And I think he said at that point,
- 13:14they had three properties. And so they toured
- 13:16two, and the last one was a development. And
- 13:19they have like fire pits set up and apple cider
- 13:22and little snacks. And that was how they ended.
- 13:25And that's what gave me the idea of adding in
- 13:27the winery. sophisticated and now Clive is on
- 13:33my tail about he's like when's your best tour
- 13:352023 when's your best tour yeah but actually
- 13:43that property that we close on we also do an
- 13:46uh investor tool in me yeah and that one's in
- 13:52Dayton yeah in Dayton Texas Yeah, very nice.
- 13:56Yeah, I really like being in Texas. I'm not real
- 13:59happy with the tax situation right now because
- 14:02even though it's nondisclosure, it's still taxes
- 14:04are going up and I think they're just going up
- 14:06everywhere. But that used to kind of be a cool
- 14:09thing about Texas that we didn't have taxes that
- 14:12were that bad and they're still not bad. It's
- 14:14just that we've been used to underwriting for
- 14:16a different amount. Yeah, so Jason has to change
- 14:20up his model. But one of the things that like
- 14:27we were mentioning earlier, investing from a
- 14:31distance, I don't want to say long distance,
- 14:33from a distance, because it could be closer.
- 14:36You just need to definitely build those relationships.
- 14:39You need to have relationships, really, really
- 14:41good relationships with your property manager,
- 14:43really good relationships with lenders, brokers
- 14:48as well. And people need to know who you are
- 14:51because The more you get out there, the more
- 14:54comfortable people will feel with you. You will
- 14:57feel with people and you will be able to kind
- 15:01of put a lot more trust in what you are about
- 15:04to do. And I also think that there's like what
- 15:12you were saying, you know, people have become
- 15:14way more comfortable in this in this landscape.
- 15:18Like if I'm going to talk to somebody, I would
- 15:20rather talk to him over Zoom. or I'll text them
- 15:23because at least texting, there's like, there's
- 15:26a paper trail because I need, I need, I need
- 15:29to be able to look at the conversation because
- 15:31that's how I'm going to remember it and remember
- 15:33the pieces that go into it. But like I've talked
- 15:36to plenty of people that have invested from overseas
- 15:39or invested from other countries and they are
- 15:42so much more comfortable investing. And when
- 15:44you actually look at the distances for some people,
- 15:47it'd be like if you lived in New York and you
- 15:49invested in you know if you invested in the Carolinas
- 15:52or you invested in Texas sometimes for some people
- 15:56in different countries that distance is further
- 15:58than where they are to Texas or from where from
- 16:02wherever they are to the investment it's like
- 16:04wow.
