- Ben: Good morning and welcome to your Short-Term Rental Bulletin. 22 days. That is how long Poland has to build a national short-term rental registration system before the EU regulation kicks in on the 20th of May. The draft Act was submitted to Polish Parliament on the 29th of December. The first reading happened on the 17th of April and 11 days later today there's still no clarity on who will keep the register. what the verification process looks like or what documents landlords need to provide. And the fines? Up to 50,000 is worth it. That's around 12,000 euros for failing to register a property that can't yet be legally registered. Compare that to Spain. The unique rental registration number went live on the 1st of July last year. And by the end of June, 2025, it had been over 215,000 applications already processed. So this is the real story I think of the 20th of May. This isn't one deadline, it's 27 enforcement curves landing on the same day. And Spain is operational. Portugal has already cut its short-term rental market by a third and Greece is digitising its property register. And Poland, still drafting the law. If you operate across borders in Europe, The same regulation is going to feel very different depending on where your properties are. Thank you for watching. I'm at Scale España all of today and tomorrow. Please come and find me if you're there and I will see you tomorrow. Thank you for watching. Goodbye.
