- 0:42Speaker 1: Yeah, it's amazing, although and I thank goodness we didn't

- 0:48Speaker 1: twenty four hours. You just never know what.
- 0:50Speaker 2: I made sure my phone was charged last night just
- 0:52Speaker 2: in case the power went out.
- 0:53Speaker 1: Yes, it is. That is an important thing to do.
- 0:56Speaker 1: And uh, you know, also if you've got your phone
- 0:59Speaker 1: other cool thing you can do with it. I don't
- 1:01Speaker 1: know if you know this map, but if you head
- 1:02Speaker 1: on over to MLS dot Rock Slash app while your

- 1:17Speaker 2: turn Zilo too.
- 1:18Speaker 3: Yes, word on the street, word on the street.
- 1:20Speaker 1: And the word on the street is very very much
- 1:22Speaker 1: the right word. And as a matter of fact, not
- 1:25Speaker 1: only can you get the app, but you can also
- 1:26Speaker 1: head on over to Rock Wisconsin dot com as well
- 1:29Speaker 1: and check out all the great stuff going on in

- 1:34Speaker 1: beautiful property not too far from the radio station. This
- 1:37Speaker 1: week's featured listing is right here in Fitchburg, right at
- 1:41Speaker 1: fifty six fifty five Silver Oak Drive, and Matt, this
- 1:45Speaker 1: is a this is a gorgeous home.
- 1:48Speaker 3: Yeah, no, I love this house.
- 1:50Speaker 2: You know, it's got a lot of space. It's over
- 1:53Speaker 2: twenty seven hundred square foot, which is awesome. Really grand
- 1:59Speaker 2: curb appeal, I call it right, yes, just it stands
- 2:02Speaker 2: out and it's got you know, three bedrooms, you know,
- 2:05Speaker 2: two and a half baths. Some of the other things
- 2:08Speaker 2: that really jump out at me.
- 2:09Speaker 3: Or the screen ports for sure.
- 2:12Speaker 2: Yeah, I'm a big fan of screen porches, and this
- 2:14Speaker 2: one looks like a really nice one.
- 2:15Speaker 1: Yeah.
- 2:16Speaker 2: Yeah, yeah, I think it's got a fire pit outside too.
- 2:19Speaker 1: Oh very I didn't see the fire pit. I did
- 2:21Speaker 1: see the screen port. Really jumped out at me, and
- 2:23Speaker 1: it's it's a great looking home. One of the things too,
- 2:26Speaker 1: is obviously the home is fantastic. I didn't notice on
- 2:29Speaker 1: on Rock Wisconsin dot com one of the tabs is
- 2:33Speaker 1: schools and and obviously here in the Fitchburg area, West
- 2:39Speaker 1: High School is the nearest one, and uh five out
- 2:42Speaker 1: of five as far as ratings, I'm not surprised that that.
- 2:47Speaker 1: Obviously that's a priority for folks looking to looking to
- 2:50Speaker 1: buy a home. But I didn't realize it was such
- 2:52Speaker 1: a high priority that there's even a special tab just
- 2:55Speaker 1: for area schools. People with kiddos are definitely looking in
- 2:58Speaker 1: on that stuff, aren't they.
- 2:59Speaker 2: Oh yeah, it's sourced, you know, from an outside sourced
- 3:02Speaker 2: rating system, which is great. So it's kind of an
- 3:05Speaker 2: independent rating system. Yeah, you look at you know certain
- 3:11Speaker 2: you know suburbs, let's call them like like McFarland, right,
- 3:16Speaker 2: How well did the housing market do in McFarland.
- 3:18Speaker 3: Do you a lot to the school system out there, right?
- 3:21Speaker 3: And so yeah, it's a very important factor.
- 3:23Speaker 1: That's fascinating. And again, of course you can check out
- 3:25Speaker 1: the website Rockwisconsin dot com. This week's feature listing is
- 3:29Speaker 1: shown by Chad Bowers set up on a point with
- 3:31Speaker 1: Chad six. So wait two seven fifty nine eighty five.
- 3:34Speaker 1: That's two seven nine fifty nine eighty five for Chad
- 3:37Speaker 1: and I. We'll talk a little bit more about this
- 3:39Speaker 1: home a little bit later on the program. But as
- 3:41Speaker 1: you mentioned, a significant curb appeal. It's also and I
- 3:45Speaker 1: hope folks get a chance to check out some of
- 3:46Speaker 1: the pictures because inside is is just as as as
- 3:51Speaker 1: eye catching as as the outside. It's a really really
- 3:54Speaker 1: nice look. Yeah, it's got a very very well stated,
- 3:57Speaker 1: very classy look to it. So we'll talk a little
- 4:01Speaker 1: bit more about that home little later in the program. Again,
- 4:02Speaker 1: had on over to Rock Wisconsin dot com. You can
- 4:05Speaker 1: see it for yourself. And looking to make that appointment, Chadd,
- 4:07Speaker 1: love to talk with you is telephone number six oh eight,
- 4:10Speaker 1: two seven nine fifty nine eighty five. It's two seventy
- 4:13Speaker 1: nine fifty nine eighty five. This week we're going to
- 4:16Speaker 1: be talking about an important topic, which is why buy
- 4:21Speaker 1: a home? And I think there's probably a number of factors.
- 4:24Speaker 1: We're going to break some of those down, but home
- 4:27Speaker 1: ownership just overall, Matt has always been kind of like
- 4:31Speaker 1: that American dream. Is that that you know, you work hard,
- 4:34Speaker 1: how do you know you've achieved? You got you got
- 4:36Speaker 1: that home that you always dreamed of, isn't it? Yeah?
- 4:38Speaker 2: I agree, And I mean, yat today, we'll just kind
- 4:40Speaker 2: of go back to the basics, right, and you know,
- 4:43Speaker 2: I would say that the start of the American dream
- 4:46Speaker 2: is definitely home ownership. It just feels like it's a
- 4:49Speaker 2: foundation for kind of long term success.
- 4:52Speaker 1: And let's talk about kind of some of those you
- 4:54Speaker 1: mentioned that foundation, and and you think about about some
- 4:58Speaker 1: of the benefits of home ownership, one of which is equity,
- 5:01Speaker 1: which is which is a nice word of saying you
- 5:04Speaker 1: got something, isn't it. Yeah?
- 5:06Speaker 2: I would say that, you know, let's be honest, that's
- 5:09Speaker 2: that's the main reason. Yeah, Right, the number one reason
- 5:12Speaker 2: is building equity. Right when you're out there renting, you're
- 5:16Speaker 2: helping to pay off your landlord's mortgage versus paying off
- 5:19Speaker 2: your own mortgage. Right, and that's the big difference. But
- 5:22Speaker 2: when you buy a home, portion of every single payment
- 5:25Speaker 2: is going to go towards the balance towards what you
- 5:28Speaker 2: owe and slowly you build up equity.
- 5:31Speaker 3: And that it's paying down debt to build equity.
- 5:34Speaker 2: But also more often than not you have a rising market,
- 5:38Speaker 2: so you're gaining equity on the upside too.
- 5:40Speaker 1: We think about I know we talked in the past
- 5:42Speaker 1: about folks looking to buy homes right now, and one
- 5:45Speaker 1: of the one of the best ways to buy a
- 5:47Speaker 1: home is to currently own a home. Is one of
- 5:48Speaker 1: the best ways to get into the market is if
- 5:50Speaker 1: you've got a house to sell. It's a good it's
- 5:53Speaker 1: a good opportunity there, and it's been this way for
- 5:56Speaker 1: a number of years. And I know folks oftentimes wonder
- 5:58Speaker 1: about like the over housing market and the equity and
- 6:01Speaker 1: the growth of property values. What a great opportunity for
- 6:06Speaker 1: folks is whether it's something you're going to be living
- 6:08Speaker 1: in in the equity there or if you're looking for
- 6:10Speaker 1: you mentioned earlier rental, you're paying somebody else's mortgage. How
- 6:15Speaker 1: better than to have that that property be your own
- 6:17Speaker 1: and somebody's paying you for your mortgage. Also, there's also
- 6:19Speaker 1: obviously investment opportunities in this world as well, aren't.
- 6:22Speaker 3: Yeah, yeah, definitely.
- 6:23Speaker 2: You know, it's important on the equity point to kind
- 6:26Speaker 2: of say that it's the money that's in your home
- 6:29Speaker 2: isn't necessarily locked, You're not locked out of it. Yeah,
- 6:32Speaker 2: you know, there is home equity lines of credit, so
- 6:35Speaker 2: as you you know, get you know, further and further
- 6:39Speaker 2: away from how much you owe to how much it's worth,
- 6:42Speaker 2: and you keep building that equity. You know, from thirty
- 6:44Speaker 2: to fifty to maybe seventy thousand, you can actually pull
- 6:46Speaker 2: out a home equity line of credit.
- 6:48Speaker 3: You can keep there.
- 6:48Speaker 2: You don't have to use it, but it's a it's
- 6:50Speaker 2: a way of tapping into that equity, which is pretty nice.
- 6:52Speaker 1: So, and lending institutions give you really good rates.
- 6:56Speaker 3: They do, they do.
- 6:57Speaker 2: And what most people don't realize is in this the
- 7:00Speaker 2: helock is the industry term is if you have a helock,
- 7:03Speaker 2: the interest on there is actually deductible on your taxes
- 7:06Speaker 2: if you itemize.
- 7:07Speaker 1: Oh, there's something to look into. That's for sure. As
- 7:09Speaker 1: we talked this morning with Matt Hetman of Rockrealty Online
- 7:12Speaker 1: Rock Wisconsin dot com that's our oc K Wisconsin dot com.
- 7:16Speaker 1: So not only could you potentially buy other houses, you
- 7:19Speaker 1: could also buy like a duplex or a four plex
- 7:22Speaker 1: and maybe live in one yourself and rent these rent
- 7:26Speaker 1: the others out. That's also another great way to make
- 7:29Speaker 1: some money and build equity. Yeah.
- 7:31Speaker 2: I mean, that's actually what I did on my first
- 7:33Speaker 2: home purchase, and I recommend it for anybody that's willing
- 7:37Speaker 2: to take that on.
- 7:38Speaker 1: Right.
- 7:38Speaker 2: A lot of people are a little scared of having
- 7:40Speaker 2: tenants and the headaches that come with that. But if
- 7:44Speaker 2: you're able to find a good tenant, you know, if
- 7:45Speaker 2: they pay on time, they're actually then paying for your mortgage, right,
- 7:50Speaker 2: and so you can between two and four units, you
- 7:53Speaker 2: can actually get a thirty year fixed owner occupied And
- 7:57Speaker 2: what's really neat about that is even up to a
- 7:59Speaker 2: four unit, you can get as low as like a
- 8:03Speaker 2: three and a half percent down payment, and then you
- 8:05Speaker 2: have four units in a thirty year fixed mortgage.
- 8:07Speaker 3: It's pretty impressive.
- 8:08Speaker 1: That is pretty amazing. And you think about too, with
- 8:11Speaker 1: the way that rental market is right now, you can
- 8:13Speaker 1: be picky, you can when it comes to choosing that
- 8:16Speaker 1: perfect tenant and those the right fit in that property.
- 8:20Speaker 1: There's there's a lot of folks out there that'll be
- 8:22Speaker 1: lining up submitting applications if you're in a situation too
- 8:26Speaker 1: to have a rental property available, definitely worth exploring as well.
- 8:30Speaker 1: As we talked this morning with Matt Heitman of Rock Realty,
- 8:32Speaker 1: I mentioned the website Rock Wisconsin dot com telp number
- 8:35Speaker 1: six eight six seven three fifty four hundred. That's six
- 8:37Speaker 1: oh eight six seven three fifty four hundred. I've never
- 8:40Speaker 1: heard of rent payments going down. Now. I'm gonna guess
- 8:43Speaker 1: that maybe in certain areas they may have gone down.
- 8:46Speaker 1: That's a really bad sign. By the way, if your
- 8:47Speaker 1: rent ever goes down, something catastrophic has happened in the neighborhood.
- 8:53Speaker 1: And I don't think it happens at all. As a
- 8:55Speaker 1: matter of fact, it always seems to go up. And
- 8:57Speaker 1: one of the nice things about a mortgage is if
- 8:59Speaker 1: you've got to fix rate, can lock that right in,
- 9:01Speaker 1: can't you? Yeah?
- 9:01Speaker 3: Exactly?
- 9:02Speaker 2: You know, when you're renting there, there's always that if
- 9:06Speaker 2: right is the rent going to go up A lot
- 9:08Speaker 2: A little am I gonna get kicked out. You know,
- 9:11Speaker 2: having a stable monthly payment and having that fixed rate
- 9:14Speaker 2: mortgage is just such an important thing, especially when it
- 9:17Speaker 2: comes to budgeting and just you know, setting yourself up
- 9:20Speaker 2: for success long term. You know what those fixed amounts
- 9:23Speaker 2: are now. Granted, Texas also don't go down, but it's
- 9:27Speaker 2: gonna it's gonna be a little less dangerous than how
- 9:31Speaker 2: much your rent can go up.
- 9:32Speaker 1: So it's funny. I've a number of politicians over the
- 9:35Speaker 1: years have always talked about tax has gone Yeah, someday, someday, Matt,
- 9:40Speaker 1: we probably, yeah, we'll see it. Yes, it is a
- 9:45Speaker 1: great benefit those those fixed rates. By the way, just
- 9:47Speaker 1: real quick on on rates. Do we still see adjustable
- 9:49Speaker 1: for folks that may be in a situation where where
- 9:52Speaker 1: that may make sense. That is an option still out
- 9:54Speaker 1: there though, folks, isn't it.
- 9:55Speaker 3: Yeah?
- 9:56Speaker 2: I tell you it's actually a really good option. You know,
- 9:58Speaker 2: if it's right for the situation. You can get arms.
- 10:02Speaker 2: They're called adjustable rate mortgages from local like credit unions
- 10:06Speaker 2: or banks. Typically they're fixed for three, five, or even
- 10:09Speaker 2: ten years. I know some has like a ten year ARM,
- 10:13Speaker 2: and you know, the short of the timeframe you fix
- 10:16Speaker 2: that rate. The better the rate you get because it's
- 10:18Speaker 2: less risk for the institution. The nice thing about that
- 10:21Speaker 2: is you know in the future, whether it be a
- 10:23Speaker 2: couple months or a couple of years, you can refinance
- 10:25Speaker 2: that at a lower rate, you know, if and when
- 10:27Speaker 2: rates drop. So it is it is an option for
- 10:30Speaker 2: people that you know can sometimes get you in at
- 10:33Speaker 2: a lower down payment as well.
- 10:34Speaker 1: It's a really nice option for people. As you mentioned
- 10:36Speaker 1: to talk about some of the different programs, I know
- 10:38Speaker 1: we've talked lending on previous shows as well. You can
- 10:41Speaker 1: always listen back to the previous shows podcast. Just head
- 10:44Speaker 1: on over to WIBA dot com that podcast section you
- 10:47Speaker 1: will find you'll find Rock Realty right there. And as
- 10:50Speaker 1: we're talking this week with Matt about some of the
- 10:52Speaker 1: benefits of home ownership and why buy a home Matt,
- 10:56Speaker 1: you mentioned and kind of touched on it a bit earlier,
- 10:58Speaker 1: there are and this is this was amazing to me.
- 11:01Speaker 1: Is tax benefits to home ownership, aren't there? Yeah?
- 11:05Speaker 2: Yeah, And now I'm not an accountant, however, for as
- 11:10Speaker 2: long as I've been in real estate, as far right,
- 11:12Speaker 2: the taxes that you pay on your house, if you're
- 11:16Speaker 2: itemizing your your taxes every year, those can be written off, right,
- 11:21Speaker 2: and that's a big advantage, right, so you know, it's
- 11:24Speaker 2: about the only part that may hurt a little less
- 11:27Speaker 2: when your taxes go up on your house because you
- 11:29Speaker 2: can at least deduct that.
- 11:31Speaker 1: And there are sometimes depending on the on the year
- 11:34Speaker 1: and what's out there, but sometimes there's also tax credits
- 11:36Speaker 1: and other incentives for folks that that purchased a home
- 11:40Speaker 1: to really help them out with those kind of that
- 11:42Speaker 1: initial startup, isn't there.
- 11:43Speaker 2: Yeah, yeah, I mean sometimes it's a local credit. Sometimes
- 11:46Speaker 2: it's the lottery credit that everybody will receive. So yeah,
- 11:51Speaker 2: there's you know, it's it's a slight.
- 11:53Speaker 3: Help you know.
- 11:55Speaker 1: Everything else, but it's something exactly yes, time is running
- 11:59Speaker 1: with that. I even owner of Rock Realty Online Rock
- 12:01Speaker 1: Wisconsin dot com. That's Rock r O c K Wisconsin
- 12:05Speaker 1: dot com. Speaking of checking out beautiful homes first sale.
- 12:08Speaker 1: If you haven't checked out rocklistings dot Com recently, head
- 12:11Speaker 1: on over there as well. It's rocklistings dot Com. Talk
- 12:15Speaker 1: speaking of listing, it's got a beautiful featured listing right
- 12:17Speaker 1: here in the neighborhood. We're going to get to talk
- 12:19Speaker 1: a little bit more about a house here in Fitchburg.
- 12:21Speaker 1: The details on that in just a moment, but right
- 12:24Speaker 1: now we're talking about why buy a home? What are
- 12:27Speaker 1: some of the incentives and what are some of the
- 12:29Speaker 1: motivating factors for folks. You think of a lot of investments.
- 12:33Speaker 1: Most of the time it's something you you you briefly hold,
- 12:37Speaker 1: or maybe you know just keeping a portfolio somewhere. Homes
- 12:40Speaker 1: can be a great investment. And it's also when it
- 12:43Speaker 1: comes to kind of looking at the history, a pretty
- 12:45Speaker 1: solid investment also, can't it be.
- 12:48Speaker 2: Yeah, yeah, I mean if you look at the uh,
- 12:50Speaker 2: the longer term charts, you know, obviously there's there's some
- 12:53Speaker 2: wiggles in the market, right the longer term charts are
- 12:55Speaker 2: always up. For real estate, you know it it's a
- 12:59Speaker 2: fixed asset, and usually you know, fixed assets.
- 13:03Speaker 3: Will go up with inflation.
- 13:06Speaker 2: We'll go up with the kind of the devaluing of
- 13:08Speaker 2: the dollar, if you will, right, So as the dollar
- 13:11Speaker 2: buys less, homes are worth more. So it's a it's
- 13:14Speaker 2: a great way to counteract that.
- 13:16Speaker 1: I know a lot of folks that have done quite
- 13:18Speaker 1: well in real estate, not just home ownership, but getting
- 13:22Speaker 1: into rental properties and other things. And that's really, you know,
- 13:25Speaker 1: you talk about it's not it hasn't just been stable,
- 13:28Speaker 1: it's been quite lucrative to be in that area. And
- 13:31Speaker 1: you talk about an opportunity on building equity and of
- 13:34Speaker 1: course benefiting from property values and overall, as you mentioned
- 13:38Speaker 1: some of the net worth stuff as well, what a
- 13:39Speaker 1: great what a great way to look at look at
- 13:42Speaker 1: real estate and of course as an investment tool and device.
- 13:45Speaker 1: We talked this morning with Matt Heyman. I mentioned the
- 13:47Speaker 1: website earlier, Rock Wisconsin dot Com telf number six o
- 13:49Speaker 1: eight six seven three fifty four hundred. That's six o'
- 13:52Speaker 1: eight six seven three fifty four hundred. We're going to
- 13:55Speaker 1: talk about kind of making your house yours. That's one
- 13:58Speaker 1: of the cool things too. When you own it, you
- 13:59Speaker 1: can do whatever heck you on with it. We'll get
- 14:00Speaker 1: the details from Matt on that so much more as
- 14:03Speaker 1: Ask the Experts with Rock Realty continues right here on
- 14:06Speaker 1: thirteen ten to do WUIB eight eight forty seven thirteen
- 14:10Speaker 1: ten WI b A and Ask the Experts, brought to
- 14:13Speaker 1: you by Rockrealty Online, Rock Wisconsin dot com. That's Rock
- 14:19Speaker 1: r Ock Wisconsin dot com. Talking this week with Matt
- 14:23Speaker 1: Heiman about some of the benefits of home ownership and
- 14:26Speaker 1: why folks buy a home in the first place. We
- 14:28Speaker 1: were talking earlier about kind of getting that conversation started.
- 14:32Speaker 1: Of course, you can peruse listings at Rocklistings dot com.
- 14:35Speaker 1: You better pick a phone gam a call six O
- 14:37Speaker 1: eight six seven three fifty four hundred. That's six h
- 14:39Speaker 1: eight six seven three fifty four hundred. And I know
- 14:42Speaker 1: you've got that great website as well, Wisconsin Buyer Agent.
- 14:45Speaker 1: Before we get to some of the other great benefits
- 14:47Speaker 1: of buying a home, working with a with a good agent,
- 14:49Speaker 1: and it's somebody that's a good fit for you. That's
- 14:52Speaker 1: that's a really important part of this, isn't it.
- 14:54Speaker 2: Yeah, yeah, I definitely need to make sure that you've
- 14:56Speaker 2: got someone that's experienced, but also that's a good fit
- 14:59Speaker 2: for you, right, and different agents are a better fit
- 15:02Speaker 2: for different people, and we want to make sure that
- 15:05Speaker 2: the experience is something that's enjoyable that people can look
- 15:09Speaker 2: back on fondly. And so yeah, we created a Wisconsin
- 15:13Speaker 2: buyer Agent dot com so instead of perusing properties, you
- 15:18Speaker 2: can peruse available buyer agents at Rock Real Team.
- 15:20Speaker 3: There's over over thirty of them.
- 15:22Speaker 1: Oh wow, it's a fun website too, to check out
- 15:24Speaker 1: and get to know some of the folks at Rock
- 15:27Speaker 1: Real Team. We were talking in that last segment about
- 15:29Speaker 1: long term investment. I know a lot of folks will
- 15:31Speaker 1: work with an agent to buy their primary home and
- 15:33Speaker 1: then say, you know what, we do want to get
- 15:35Speaker 1: into that, into that investment opportunity and call that same
- 15:39Speaker 1: agent back and say, listen, he did such a great
- 15:41Speaker 1: job with helping us find this perfect home. Let's see
- 15:43Speaker 1: if we can recreate that with some rental property as well.
- 15:47Speaker 1: Speaking of rental, I remember when I was a renter.
- 15:50Speaker 1: I follow the rules to a tea and one of
- 15:52Speaker 1: my apartments, they are very strict about you know, you
- 15:54Speaker 1: couldn't hang anything up. But a friend of mine, she says,
- 15:58Speaker 1: she's like, your apartment looks like you're a serial killer.
- 16:00Speaker 1: There's nothing on the walls. Well, they told me not
- 16:04Speaker 1: to do it. The great thing about owning a home
- 16:08Speaker 1: is not only can you hang whatever you want, and
- 16:11Speaker 1: if you if you don't like where that wall is,
- 16:13Speaker 1: you got some free time. You can move it or
- 16:15Speaker 1: have it moved, can't you.
- 16:16Speaker 3: Well yeah, I mean that's one of the fun parts.
- 16:19Speaker 2: Right when you purchase home, you can remodel it, paint.
- 16:23Speaker 3: It, landscape, whatever you want to do.
- 16:25Speaker 2: And especially these days, they've really got some creative things
- 16:28Speaker 2: you can do, whether it's mounting kind of you know,
- 16:30Speaker 2: wood pieces on the behind your TV there to make
- 16:35Speaker 2: it more decorative, or I've seen just recently, I saw
- 16:38Speaker 2: people putting ceramic tile.
- 16:40Speaker 1: On the wall.
- 16:40Speaker 2: Oh yeah, so there's some neat things you can do
- 16:43Speaker 2: that you really can't do with an apartment.
- 16:45Speaker 1: And you mentioned landscaping too. That's that's another fun part
- 16:47Speaker 1: of home ownership is kind of creating that that visual
- 16:51Speaker 1: from the street or even maybe in the backyard you
- 16:53Speaker 1: want to do a little little walking garden or something.
- 16:56Speaker 1: You get to do that as a home owner.
- 16:57Speaker 2: I mean in the moment when you're behind you know,
- 17:00Speaker 2: the wheelbarrow, it's not quite it's enjoyable. However, the end
- 17:03Speaker 2: results amazing, right, so you get to appreciate it.
- 17:06Speaker 3: Every time you open your garage.
- 17:07Speaker 1: You started digging a home, there's a surprise boulder about
- 17:11Speaker 1: foot down. Yes, that is a fun one, but again
- 17:15Speaker 1: it is you talk about the you know, the finished
- 17:18Speaker 1: product and that satisfaction of having that stuff done. The
- 17:21Speaker 1: other thing too, is if you're somebody that doesn't like
- 17:23Speaker 1: the wheelbarrow. There are plenty of folks out there. You
- 17:25Speaker 1: give a couple of yea, yeah, that'll come on out
- 17:29Speaker 1: and they will do that just for you. And again
- 17:31Speaker 1: easy things like painting and those kind of things too.
- 17:35Speaker 1: It's just a really cool thing about home ownership being
- 17:37Speaker 1: able to do. And as we talk with Matt this morning,
- 17:40Speaker 1: Matt Heypmen of Rock Realty talk about all the benefits
- 17:42Speaker 1: of home ownership and obviously, I know studies have been
- 17:46Speaker 1: done on this. Kids that come from homes where parents
- 17:51Speaker 1: owned by their parents tend to do better on test
- 17:54Speaker 1: scores and other things. There's also just an overall pride
- 17:57Speaker 1: of ownership having you know, we started this conversation this
- 17:59Speaker 1: week Matt talking about kind of that American dream, having
- 18:03Speaker 1: that that place to call your own. There's a level
- 18:05Speaker 1: of pride to that, isn't that.
- 18:06Speaker 3: Yeah?
- 18:07Speaker 2: Yeah, I agree, And you know, not only that, it
- 18:09Speaker 2: gives a kind of a permanence, right, and something that's steady.
- 18:15Speaker 2: Even the neighbors. You're going to be much more likely
- 18:17Speaker 2: to have the same neighbors for a long time, to
- 18:19Speaker 2: know them, start hanging out with them. The kids could
- 18:21Speaker 2: be friends for years, right, So I think that all
- 18:24Speaker 2: lends to just an overall good family experience.
- 18:28Speaker 1: It's interesting when you mentioned getting to know your neighbors
- 18:31Speaker 1: and something you don't always think about but kind of outsiders.
- 18:34Speaker 1: And my street is so we're I'm on Blaine and
- 18:36Speaker 1: Edgerton and people refer to us as the Blain Street people.
- 18:39Speaker 1: Oh yeah, we're all you know, like we do the
- 18:42Speaker 1: same lot of parties. We do what we do, Oh yeah,
- 18:45Speaker 1: we do. Like so for the long time, although one
- 18:47Speaker 1: of our neighbors did put up a fence, but for
- 18:49Speaker 1: the longest time, it was like and they moved out
- 18:52Speaker 1: after they put up the fence, and I told the
- 18:54Speaker 1: new owners and you guys, take that thing out. Anyway,
- 18:56Speaker 1: for the longest time, everybody, because like all of our
- 18:58Speaker 1: backyards touch each other, would all walk out and you know,
- 19:01Speaker 1: we do drinks and all that fun stuff. But yeah,
- 19:03Speaker 1: that's a and that's a cool sense of community that
- 19:06Speaker 1: develops from home ownership. That Now, again, if you're if
- 19:09Speaker 1: you're a private person, there's plenty of great places out
- 19:11Speaker 1: in the middle of nowhere, or if you just but
- 19:14Speaker 1: at the same time, if you do want that sense
- 19:16Speaker 1: of you know, great neighborly and getting to know your neighbors,
- 19:18Speaker 1: they're going to be there for a while. What a
- 19:20Speaker 1: cool opportunity.
- 19:21Speaker 2: Yeah, you can like build a small little community.
- 19:23Speaker 3: It's really neat.
- 19:23Speaker 1: Yeah, that is really really cool. It's a great day
- 19:26Speaker 1: to start that journey, start that conversation. Well, you're looking
- 19:28Speaker 1: to buy your first home, looking to buy a move
- 19:30Speaker 1: up home. Maybe you're looking to list and then looking
- 19:33Speaker 1: to buy, or mentioned earlier, maybe you want that place
- 19:35Speaker 1: in the middle of nowhere for those weekends where you say,
- 19:37Speaker 1: you know what, I love my neighbors. I love my family,
- 19:39Speaker 1: but I'd rather love them back at home and I'll
- 19:42Speaker 1: be up at the cabin for the weekend. I'm ott in.
- 19:44Speaker 1: The team at Rock Realty can help you out. I'll
- 19:45Speaker 1: get just pick a phone, gamacall six o' eight six
- 19:47Speaker 1: seven three fifty four hundred. That's six 's' eight six
- 19:50Speaker 1: seven three fifty four hundred. The website rocklistings dot com.
- 19:53Speaker 1: That's rocklistings dot com. Before we get to this week's
- 19:56Speaker 1: featured listening, I do want to ask a friend of mine,
- 19:58Speaker 1: and I should ask him this question, but I'm gonna
- 20:00Speaker 1: ask you since your go to when it comes to
- 20:02Speaker 1: real date real estate. A couple of years ago, they
- 20:04Speaker 1: bought some land. They put put a camper on that land.
- 20:07Speaker 1: Now they are because of the kids getting older, it
- 20:09Speaker 1: just doesn't work well for them to get up there
- 20:11Speaker 1: on the weekends. They're saying, do you guys ever sell
- 20:13Speaker 1: like lots with like campers and things on them? Does
- 20:16Speaker 1: that stuff go on in Wisconsin typically?
- 20:18Speaker 3: Yeah, yeah, definitely we do that.
- 20:19Speaker 2: And then actually we have currently we have a listing
- 20:23Speaker 2: for a trailer at the moment, and you know a
- 20:27Speaker 2: lot of times that's considered a kind of a personal
- 20:30Speaker 2: property if it doesn't have a permanent foundation, so there's
- 20:33Speaker 2: there's some caveats to it.
- 20:34Speaker 3: But yeah, definitely.
- 20:35Speaker 1: Funding their financing is a little bit different. But obviously
- 20:37Speaker 1: with everything, I know, you guys work with folks. When
- 20:40Speaker 1: it comes to all sorts of different scenarios, it's if
- 20:43Speaker 1: it's come up, you've seen it before and know exactly
- 20:45Speaker 1: how to navigate it, so it is a great day.
- 20:47Speaker 1: Maybe you are looking to buy that little piece of
- 20:49Speaker 1: land a couple ten fifteen twenty thirty hundred acres northern
- 20:52Speaker 1: Wisconsin somewhere, or you're looking just.
- 20:54Speaker 3: At your tiny house on it.
- 20:55Speaker 1: Yeah, it's like everybody stream of like, hey, it's right
- 21:00Speaker 1: on the lake or near the lake. That is so cool,
- 21:02Speaker 1: speaking of us, so cool and really great opportunities. What
- 21:05Speaker 1: a beautiful house listing right here in Fitchburg as we
- 21:09Speaker 1: sit here by the radio station, right at fifty six
- 21:11Speaker 1: fifty five Silver Oak Drive. And of course Chad Chad

- 21:22Speaker 1: footage Matt is impressive on this place is almost what
- 21:24Speaker 1: twenty seven hundred square feet? Yeah?
- 21:26Speaker 3: Yeah, it has as a finished basement too.
- 21:29Speaker 2: Yeah, and then yeah, a couple of things I didn't
- 21:31Speaker 2: mention was you've got a tray ceiling and the master
- 21:34Speaker 2: which really gives a lot of character, and also a
- 21:36Speaker 2: huge walking closet which I like. So it's a lot
- 21:38Speaker 2: to offer here right here in Fitchburgh.
- 21:40Speaker 1: Did you ever run into this where you'll see a
- 21:41Speaker 1: house you go, eh, maybe I should. Wasn't thinking about buying,
- 21:44Speaker 1: but maybe I maybe I should.
- 21:46Speaker 3: I mean, maybe I've heared the week.
- 21:49Speaker 1: Yeah. Is that what it's like for real estate agency?
- 21:52Speaker 1: You go into these houses, You're like, gosh.
- 21:54Speaker 2: Especially when you're going showings, you know you're going through
