- Ben: Morning and welcome to your short term rental bulletin on the 2nd of October. So, roundup for the week. We got Spain Statistics Office published two surveys this morning, and the demand line is the strongest in months. So, non-resident tourists whose main accommodation in August was a rented home is 1,570,585, which is up 13.7%. Hotels manage 6.6%, more than double the rate. A tourist dwelling advertised on a platform lands in that rented home line only if it does not only if it is not on a regional tourism register. Registered ones are counted as tourist departments instead. And the tourist department survey out on Thursday had nights down to 1.7%. An average day down 8.4% with prices up 5.8%. The growth is not where the register is. So Spain is also taxing it. So a Royal Decree law 26/2026 takes furnished lets out of the AT exemption from the 1st of December and puts them on at 10% of either two independent triggers: supplier hotel service, like cleaning laundry, at any length of stay. Or let for 30 nights or less. It is some th or let for 30 nights or less in something that is not the home you live in. The Congress of Deputies sits at eleven this morning to vote at keeping it or striking it down. So this is a live story. A repeal takes the VAT rise with it. Booking.com stop putting guest phone numbers in the reservations feed on Monday for every property worldwide. On OTA, the whole telephone elephant goes. On on XML files, it stays and the value is empty. The number is still the extranet and pulse. Messaging works, but images and attachments allowed. So no PDF, no QR code. or anything like that works basically. Wales switched its register on yesterday. Registration is free and the registration penalties sections 7, 10, 13, and 15 do not start till the 1st of April 2027. The guidance tells you the register by the 31st of March 2027, but the Act does not actually say that. The 31st of March is just the last day before the fine starts. So, demand for the whole homeless is growing and it is growing fast. And Spain's own numbers put growth outside that register and it is about to tax it. If you do let in Wales register and get your unit counts right first, because the service cannot do the corrections yet. If you let in Spain check the vote before you price in December. Thank you for watching, and I'll see you next week.
