- 0:00SPEAKER_00: Definitely appropriate with the head covering.
- 0:02SPEAKER_00: It is cold in Santa Clarita.
- 0:04SPEAKER_00: I know it's not East Coast cold, but it's cold.
- 0:08SPEAKER_00: Anyway, let's get into the open house update for today.
- 0:11SPEAKER_00: Of course, over the weekend is when a majority of open houses are being held.
- 0:15SPEAKER_00: That was my idea back in the day because I figured with all the changes in the market that open houses are really going to be one of the best ways that people start to look at residential real estate.
- 0:26SPEAKER_00: That's why I built Santa Clarita Open Houses.com.
- 0:29SPEAKER_00: So right now, as of this morning, and we are at the 18th of January, 143 open houses are scheduled throughout this weekend.
- 0:40SPEAKER_00: Now when you go to Santa Clarita Openhouses.com, on there, under each listing, you'll be able to see various terms.
- 0:47SPEAKER_00: You'll be able to see the Homeowners Association bedroom bathroom count.
- 0:52SPEAKER_00: Also how the particular real estate is zoned, which for some people means a lot.
- 0:58SPEAKER_00: Typically it's going to be a majority residential, of course.
- 1:01SPEAKER_00: And then from there you're going to be able to see the different fees, the homeowners association fee.
- 1:05SPEAKER_00: If there happens to be Melaruz and you're good at math, you can figure that out as well.
- 1:09SPEAKER_00: When you look at the financial portion about what type of loan program you're going to be using to purchase the residential real estate, it'll have a form in there that's pre-filled with some tax information.
- 1:21SPEAKER_00: In addition, there's also a preset, about 7% for the interest rate.
- 1:25SPEAKER_00: That's actually a little high.
- 1:27SPEAKER_00: You can change that as well.
- 1:28SPEAKER_00: It's probably six and a quarter to six and a half, but again, that's going to depend on your credit worthiness and a lot of other factors.
- 1:36SPEAKER_00: Definitely something worth talking to a lender about.
- 1:39SPEAKER_00: Now, when you do a Google search about Santa Clarita open houses, you'll also run into a bunch of long, long and short videos I put together to help buyers and sellers make better decisions.
- 1:50SPEAKER_00: Yesterday I put together a video talking about purchasing new housing.
- 1:54SPEAKER_00: You can find that at my YouTube channel, First Responder Realtor, and you'll be able to watch that.
- 2:00SPEAKER_00: I did talk about those HOA fees, and while most of the resale market that you're going to see if you happen to go out to open houses, they're 100, 200, maybe some less, some a little bit more.
- 2:13SPEAKER_00: But in some of these new residential listings, the new construction homes, they're pushing$1,000 or better per month.
- 2:21SPEAKER_00: So that's definitely something you're going to have to factor in and then find out what is it that these fees pay for?
- 2:28SPEAKER_00: What do they cover?
- 2:29SPEAKER_00: I mean, if they're utilities, we might be getting close to something, but I don't believe that's the case.
- 2:34SPEAKER_00: In fact, I know that's not the case.
- 2:36SPEAKER_00: But these are good questions to ask when you go out to new housing.
- 2:39SPEAKER_00: That's why when you go to new housing, they allow you to have your own agent, as long as you haven't been there before nor registered before, to represent you at no cost to you, so they can watch over the process and ask those good questions.
- 2:51SPEAKER_00: I'm Connor.
- 2:52SPEAKER_00: We'll see you in the next one.
- 2:53SPEAKER_00: Be well.
