- 1:29Meena, Thank you for being part of the House Planet Playbook.
- 1:32Let's start with you. What's the name of your company?
- 1:35Where are you located? And how many?
- 1:37Rentals, do you manage? So our company is named Cabin
- 1:41Living and we are located in Norway, but we also have some
- 1:45units in Sweden and right now we have around 8090 properties.
- 1:51So tell us the story of your company.
- 1:54How did you get started? So I'm not the founder, that's
- 1:58my bosses, but they started with just, you know, one or two
- 2:03cabins up in the mountains. And then they saw the interest
- 2:07and they grew from there just by a little bit of reputation.
- 2:11And at some point it came to so many cabins that they needed to
- 2:15hire more people. And then I came in in the team.
- 2:20So tell us about the market, what are the unique challenges
- 2:25and opportunities of where you operate?
- 2:28Well, in the market, I would say that is a little bit like
- 2:33everywhere around now that you have always have to negotiate
- 2:37pricing with subcontractors. And it's like very complex to
- 2:41get like the right prices also for like the operational cost
- 2:46for us, for the partners, for guests.
- 2:48It's like everything is rising with taxes.
- 2:51But then it's like just to find a good solution for everything.
- 2:56And also some of the not maybe in the market, but also like
- 2:59sometimes with the OTA platforms with the communication with them
- 3:03and to manage everything and the connections there can be a
- 3:07little bit challenging. But the opportunity is, is that
- 3:12Norway is a small country, but we have really beautiful nature.
- 3:18And I think a lot of people recently from other countries
- 3:22want to come and visit Norway also because it's the
- 3:25temperatures are rising so much in Europe.
- 3:28I'm not sure this is not fact based, but I think a lot come
- 3:31here for more like the Caucasian stuff.
- 3:35And also I think because we see a change in the world with so
- 3:41much rising cost that a lot of cabin owners, they want to try
- 3:45to pay down some loans or something by having an extra
- 3:49income and that comes from renting out their holiday home.
- 3:55Cool occasion. I like that term.
- 3:57Yeah, we could do with one of those in the UK.
- 3:58So it's about 30° at the moment. So we're all sweating buckets,
- 4:02especially as we don't have much air conditioning around here.
- 4:06So in terms. Of your normal guests, what's
- 4:08your usual? Guest avatar is it generally
- 4:10people on holiday, skiing, that kind of thing?
- 4:14Yeah, In the winter season season, it's generally families
- 4:19or couples coming for skiing. But we see also now in the
- 4:23summer that people come to the mountains also for like hiking,
- 4:26because we have a lot of mountains here that is good for
- 4:30hiking and also a lot of mountain biking and stuff like
- 4:33this. So usually are like families or
- 4:37couples that travels here. And generally, is it people from
- 4:42Norway who are visiting your cabins or I imagine you've got
- 4:46people from all over the world? Yeah, it's, it's all over the
- 4:50world. Of course there are a lot of
- 4:52people from Norway, but we see from all over the world and also
- 4:56a lot from Europe now and the US and UK everywhere.
- 5:02So talk to us about guest experience.
- 5:05How do you deliver a great guest experience?
- 5:09We have like in our software, we have automated messages so all
- 5:14the information is provided for the guests before they arrive.
- 5:17And we also try to be like in like proactive, so seeing the
- 5:24need of the guest before they maybe see it themselves by
- 5:29offering firewood delivery or extra service like cots, travel
- 5:36stuff for children and linen and towels and things like this.
- 5:41Or also we are very personal so if things happen during their
- 5:45stay, we have super good cleaners that can go and help us
- 5:49check out stuff. And if they have problems with
- 5:53heating water, we always try to find a way so there is they will
- 5:58be as comfortable as possible. So always finding a way.
- 6:02To keep the. Guests happy How do you keep
- 6:04your owners happy at the same time?
- 6:08I think it's the same there that you need to have like close
- 6:13contact with them and we have our own like portal, our own
- 6:16website where the owners can log in and then they send us
- 6:20messages, we send them messages. We there they have like full
- 6:25overview of their payouts and they can fill out facilities and
- 6:30we sometimes call and talk with them.
- 6:32So we always try to like keep a close relation with them.
- 6:36So if there is something we call or we text and then we can
- 6:41figure it out before it becomes like even bigger problem or
- 6:45that. So what makes?
- 6:48Your brand stand out among the competition in Norway.
- 6:53I think it is that we are so personal.
- 6:57Like today one of my bosses, he is now up in one of the mountain
- 7:03areas and then there was 1 owner that needed help with something
- 7:09and then he's like I can go there, I can check, I can fix.
- 7:13He calls or he goes there himself in personal.
- 7:17I think it is that we are so personal and value the guest and
- 7:21the owner so much that we kind of go a little bit extra mile.
- 7:25Sounds great. What's been your biggest lesson
- 7:30learned since you got involved with the company in terms of
- 7:33property management? I think it is that details
- 7:37matter. You need to pay so much
- 7:40attention and be so focused. Like take the extra few seconds
- 7:44to but like double check the information, read the messages
- 7:48correctly because sometimes if you make one mistake or you
- 7:53oversee something it can be a lot of after work.
- 7:57That's what I learned. So just be take that extra 2nd
- 8:00and double check everything. And what do you love most about
- 8:05hosting? I think it is the variety
- 8:10because every like you come up in so many different situations,
- 8:14so you'll learn something new every day.
- 8:16And also here at my company is like we had to learn from each
- 8:21other. It's not that they are just
- 8:23teaching me, we are teaching each other.
- 8:25If we have a problem, it's like OK, we need to figure it out
- 8:28together or if it is a challenge.
- 8:30So I think the variety and that you're constantly learning.
- 8:35And in terms of the situation in Norway?
- 8:38We hear lots about regulation. Or certainly here in the UK and
- 8:42other parts of Europe and around the world.
- 8:43What's the situation like in Norway?
- 8:47In Norway right now, we do not have all these regulations and
- 8:51not so much I can see in some of the bigger cities I have seen
- 8:55it's become a problem because of the Airbnb's, but that's in the
- 8:59cities. We have some apartments in the
- 9:01cities, but mostly we are up in the mountain areas or the coast
- 9:06area and there it's not so much regulations yet.
- 9:10So we are lucky in that way. You're, you're very lucky in
- 9:14that way, yes. And and what does your?
- 9:16Company do in terms. Of social.
- 9:19Media and marketing and I'm really.
- 9:21Interested. To know as.
- 9:22Well, do you? Try and drive direct bookings to
- 9:25your to your site as well. Yeah, I think that's the goal
- 9:29for every property manager is like we have Instagram and
- 9:33Facebook and LinkedIn and we use them for a little bit different.
- 9:39Yeah, there are different platforms.
- 9:41You need to use them differently.
- 9:44So in terms of like Instagram is more for the guests to be
- 9:47inspiring and to show our properties or tell about things
- 9:52that are happening in the mountains to be more inspiring.
- 9:55But Facebook is more for the informational part to like,
- 9:59inform about, maybe bigger. We also use WordPress.
- 10:02We post blog posts, but that's more longer informational stuff
- 10:08that also can be helpful for attracting owners.
- 10:12And LinkedIn can be more for companies like you're going to
- 10:15show like your voice, your experience and things like that.
- 10:19And sometimes we use meta ads and to get more owners also.
- 10:24But yeah, direct booking is something I think we all strive
- 10:27for and. What kind of direct booking
- 10:31tactics have you been using and which ones have been the most
- 10:36effective? In like sometimes on Instagram
- 10:41when we post, we always put the link to our direct website.
- 10:46But also sometimes when we communicate with the guest, we
- 10:51sometimes be like, hey, if you want you can look with us direct
- 10:56if there is like some problems or something.
- 11:00But of course we also respect the platform rules.
- 11:03So you need to be, we need to be respectful of them also.
- 11:09But then I think a lot of them, the guests are becoming more
- 11:12mindful about that. If they book through an OTA and
- 11:15they like you, then they sometimes contact you direct
- 11:19after and then they book with you direct instead.
- 11:22Or they send us a message on the OTA.
- 11:25Or they find us through the OTA and then they go to our web page
- 11:28and book. You mentioned that you're
- 11:31operating in Sweden as well. Do you have any other growth
- 11:35plans for the business? The growth plant I think is to
- 11:40build like a strong foundational reputation so that we can be
- 11:45growing just by referral. I think that would be kind of
- 11:50the dream scenario that also people are re booking that we
- 11:53get repeated guests through our direct booking and that we get
- 11:57new owners and also keep the owners and the good relationship
- 12:03with them. But through referral.
- 12:05I think that's kind of the goal. And do you pay much attention?
- 12:10To what's happening in other countries to see what you can
- 12:14learn and, and pick up and, and do you speak to other operators
- 12:17in Norway? I mean, are the conferences
- 12:19there perhaps where you can network and and learn from other
- 12:22businesses in the space? Yeah, it's like there is a lot
- 12:27of webinars and podcasts. So I try to keep updated when I
- 12:31see there are stuff that can be useful for us also to learn.
- 12:35And we are also in a collaboration with one of the
- 12:39big ski destinations here, so we can go there on the workshops
- 12:43and they also like market for us.
- 12:46So I think it's important to also go to some of the live
- 12:51events and just to be connecting and talking with people.
- 12:54So we do a little bit of that. And also it's, I think it's good
- 12:58to just see about the regulation that happens in other countries
- 13:02in case it will happen with us as well.
- 13:06Be prepared. Yeah, that is for sure.
- 13:10OK then Mina. So we've got a few quick fire
- 13:12questions. Which PMS do you use?
- 13:16It's called IGMS. Which dynamic pricing tool do
- 13:21you use? We have developed our own
- 13:24pricing system which we run through an API from our platform
- 13:28to Igms and then it pushes through the OTAs.
- 13:32Very good. Which piece of tech couldn't you
- 13:35live without? I think it's all the all the
- 13:41tech that has with automated messages to do and that can like
- 13:46automate repeated tasks, ideally allowing pets.
- 13:52Yes, or. No.
- 13:54Yes, because I feel a lot of people in Norway, they go to the
- 13:59mountains and they want to bring their pets.
- 14:02Makes sense? Same question, but.
- 14:05For hot tubs, yes or no? Yes, but only if they're proper
- 14:10routines in place. Or else it can be a lot of high
- 14:16cost and damage if it's not taking good care of.
- 14:20They've got to be. Cleaned properly, ideally self
- 14:24checking or a personal welcome for us self checking because
- 14:29then I feel the the guests can just come whenever they want,
- 14:33they can go whenever they want and they can just relax
- 14:35immediately. And as we, as I said, we send
- 14:38out all the information beforehand.
- 14:40So I think people who maybe book private homes also want to maybe
- 14:44be a little bit more private. As for an hotel telephone call
- 14:51or AI response, if it's just a quick message, like what is the
- 14:57Wi-Fi password, then I think AI response.
- 14:59But if it's a bigger issue or something that needs more
- 15:02empathy, then I think a phone call is better.
- 15:07And what's your most memorable hosting moment?
- 15:11I think it's every time we manage to our team manage to
- 15:17just if it's an issue that comes just right away, we managed to
- 15:23just kind of like fix it immediately with everyone around
- 15:27us. So I think it's just how quick
- 15:29we are to respond and to fix and that we all we always solve it.
- 15:35Shout out time then, is there an individual in the short?
- 15:39Term rentals industry that's helped you that you'd like to
- 15:41give a shout out to. Yeah, I would give a shout out
- 15:44to my manager Tatiana, because she has taught me so much and
- 15:49especially in the importance of details and the value of strong
- 15:53communication. Nice shout out for Tatiana there
- 15:57and. Final question then ultimate
- 15:59goal for the business. I think it goes back to what I
- 16:03said, that we will be the be referred because of our
- 16:08reputation and grow in that way. Fantastic, Mina.
