- 0:00SPEAKER_00: Good day, everybody.
- 0:00SPEAKER_00: Let's break into this daily real estate update.
- 0:02SPEAKER_00: We're at Saturday.
- 0:04SPEAKER_00: Today's the 19th of April.
- 0:06SPEAKER_00: Exactly.
- 0:07SPEAKER_00: 633 total active units on the market for sale, 12 coming soon listings.
- 0:12SPEAKER_00: That number has decreased over the last few days.
- 0:14SPEAKER_00: That means those properties that are posted as coming soon are now popping onto the market.
- 0:19SPEAKER_00: So that was absorbed about 12.
- 0:21SPEAKER_00: We had 22.
- 0:22SPEAKER_00: So now we're down to around 12.
- 0:23SPEAKER_00: So that being the case, you really need to see these coming soon listings because they get activated and placed into the normal on-market inventory.
- 0:31SPEAKER_00: As far as open houses go, you can see behind me over my right shoulder that we have 132 total active open houses scheduled for this weekend here in Santa Clarita Valley.
- 0:42SPEAKER_00: You can see all those very simply.
- 0:44SPEAKER_00: Just go to Santa Clarita Openhouses.com.
- 0:46SPEAKER_00: You'll be able to see all of the open houses that are posted for sale.
- 0:49SPEAKER_00: In addition to that, people think it's just for open houses.
- 0:52SPEAKER_00: All the active inventory lives at santaclarita openhouses.com.
- 0:57SPEAKER_00: You'll see that there is no registration required.
- 0:59SPEAKER_00: Yes, you will get the irritating pop-up, but hey, you know what?
- 1:03SPEAKER_00: If I'm not trying to get out there and obtain leads and work with people, then I wouldn't be in business.
- 1:08SPEAKER_00: So that's what that's all about.
- 1:10SPEAKER_00: If you choose to work with me, great.
- 1:11SPEAKER_00: If you have your own agents, stay loyal, especially if they're doing a good job and giving you information about the local market, what to watch out for, what to prepare yourself for, and also walk you through those steps necessary to buying real estate.
- 1:24SPEAKER_00: And it's just not going out there, finding something, and writing an offer.
- 1:28SPEAKER_00: There is certain preparation that has to take place.
- 1:31SPEAKER_00: You need to know you're getting the best deal on the loan.
- 1:33SPEAKER_00: You need to make sure that you have the home inspectors and everybody else lined up to be able to make you go through the process in the most fluid manner possible.
- 1:42SPEAKER_00: In addition, whenever you get those reports back, then you need to know your agent strategy.
- 1:47SPEAKER_00: And I would want this addressed beforehand.
- 1:49SPEAKER_00: What is your particular position on things that I might be asking for repairs versus credits versus not asking at all?
- 1:57SPEAKER_00: What's your position, Mr.
- 1:58SPEAKER_00: and Mr.
- 1:59SPEAKER_00: or Mrs.
- 1:59SPEAKER_00: Agent?
- 2:00SPEAKER_00: And the reason why that's important is if they say, well, you know, it's really not the market to ask for anything.
- 2:04SPEAKER_00: We shouldn't go in.
- 2:05SPEAKER_00: We don't want to upset the seller.
- 2:07SPEAKER_00: That kind of paints a bleak picture when you get into it as into the process, especially what if the home inspector discovers something big like mold or some kind of a leak that's been persistent over months and hasn't been taken care of by the seller, or some kind of a foundational issue, some kind of settling issue.
- 2:24SPEAKER_00: Maybe the entire electrical system was based based back on the aluminum wiring, and that whole thing has to be redone from a safety standpoint.
- 2:34SPEAKER_00: You need to know your agent is going to be on your side throughout that process.
- 2:37SPEAKER_00: So those are good questions to ask before you get too deep in the real estate scenario with the agent that you're thinking about choosing to represent you as a buyer or seller.
- 2:47SPEAKER_00: I'm Connor with honor.
- 2:48SPEAKER_00: We'll see you in the next one.
- 2:49SPEAKER_00: Thanks for watching.
- 2:50SPEAKER_00: Be well.
