Transcript
- 0:00Speaker 1: The house renovations are basically keeping builders busy at the moment.
- 0:03Speaker 1: In the year to February, construction jobs went backwards two
- 0:05Speaker 1: point one percent. Manufacturing was down one point six These
- 0:08Speaker 1: are the numbers out yesterday. That's nearly eight thousand jobs
- 0:11Speaker 1: gone in a year. Malcolm Fleming, New Zealand certified builders
- 0:14Speaker 1: SEEO with us this morning. Hey Malcolm, good morning. Right,
- 0:18Speaker 1: jobs going well? Where are the workers going?
- 0:20Speaker 2: Was he? For the last two years has been pretty
- 0:24Speaker 2: tough for the construction industry, with some reporting talking about
- 0:28Speaker 2: fifteen thousand plus jobs depart of the sector of people
- 0:32Speaker 2: who have other left the industry to other industries here
- 0:35Speaker 2: in New Zealand or it departed overseas and as you say,
- 0:38Speaker 2: to destroy has been a key destination.
- 0:40Speaker 1: What proportion of the work here now is renolds versus
- 0:44Speaker 1: new builds versus state housing stuff like that.
- 0:49Speaker 2: If I look at our membership and what they're telling me,
- 0:52Speaker 2: over half of their workload going forward is in the
- 0:55Speaker 2: renovation area. That's one area of the market that has
- 0:59Speaker 2: stole up. Looking at Stax in New Zealand's the statistics
- 1:04Speaker 2: over the last twelve months or so. Most other things
- 1:06Speaker 2: have fallen away.
- 1:07Speaker 1: What would it normally be.
- 1:11Speaker 2: It would be renovations would be low below fifty percent.
- 1:16Speaker 2: New builds the area that has sort of fallen away
- 1:19Speaker 2: quite a lot, and so well qualified builders with the
- 1:25Speaker 2: ability to do so move across and can do things
- 1:28Speaker 2: like renovations and small commercial works and other parts of
- 1:32Speaker 2: the market.
- 1:33Speaker 1: Malcolm, if you were pricing a job today, I was
- 1:36Speaker 1: thinking about this this morning. Pricing a job today versus
- 1:38Speaker 1: say February before the war began, back in the golden times,
- 1:43Speaker 1: how much extra would you be building into a job.
- 1:48Speaker 2: Well, talking to merchants over the last couple of weeks,
- 1:53Speaker 2: we're starting the irregular increases to materials starting to flow
- 1:58Speaker 2: on through. It's always reminiscent of COVID times across twenty
- 2:01Speaker 2: twenty twenty twenty two when there is almost fort mine
- 2:04Speaker 2: the updates to the merchantists. So they range really sort
- 2:10Speaker 2: of fuel prices that are being added on, and they're
- 2:14Speaker 2: addings of four percent eight percent. This is an indication
- 2:18Speaker 2: across the board. But these are fuel costs that have
- 2:21Speaker 2: been put onto the delivery of products and added to
- 2:24Speaker 2: the delivery cost.
- 2:26Speaker 1: And therefore would the price of a build go up
- 2:29Speaker 1: four to eight percent potentially right.
- 2:33Speaker 2: At the moment, in the middle of all this, the
- 2:35Speaker 2: cost of build is going up.
- 2:37Speaker 1: Appreciate your time this morning, Malcolm, Thanks for being with me.
