- 0:56You're already taking the first step. just by
- 1:00joining us here today. Alternatives. Now, the
- 1:05next question that might be interesting for you,
- 1:07it's interesting for me, is how are my alternatives
- 1:10divided? I have this information. From the alternative
- 1:15slides, I am currently mainly in real estate
- 1:20syndications, so 72 percent. I have some real
- 1:24estate rentals that are left over from before.
- 1:27I started doubling a little bit in oil last year
- 1:31after I moved to Texas and I learned about the
- 1:33benefits that are for investing in oil specifically
- 1:37in the W -2 situation. I encourage you to go
- 1:42and do some more research around it. I invested
- 1:47some in oil. I have some crypto like, I don't
- 1:50know, everyone, but you can see it's only 2 %
- 1:52of my alternatives. And I have one angel investment,
- 1:56which is also just 2 % of my portfolio. Now,
- 2:01let me tell you a little bit about why real estate
- 2:04for me. I'm not saying this is for you, but it's
- 2:07something that I really liked for me. First,
- 2:11I said I tried the stock market thing. I was
- 2:17not successful in choosing stocks. So for me,
- 2:21especially after I started investing in real
- 2:23estate, seeing some of the returns, I mean, seeing
- 2:26is believing, right? I was definitely nervous
- 2:29in the beginning, but after I started seeing
- 2:31some of the returns, I really... made some calculations
- 2:35like, oh my God, this is much better than the
- 2:37stock market. And for me, it was something I
- 2:40was passionate about, something I was interested
- 2:42in. So it was the process of selecting the investments
- 2:48was very interesting. And it spoke to me. But
- 2:51then, I kind of started getting distributions
- 2:54and I realized that all of my cash flow that
- 2:57I was getting from distributions was tax free.
- 3:00And this is mainly because you do get depreciation
- 3:04from your investments. And most of the time,
- 3:06that depreciation offsets all of your cash flow
- 3:09in the first two years. So if you can postpone
- 3:12paying taxes, why not? I mean, the dollar today
- 3:16is worth more than the dollar tomorrow, right?
- 3:18So that was the second part. The third part.
- 3:22was the tax advantage return on sale. And this
- 3:26is where the real estate is treated better from
- 3:30tax perspective. You're talking about long -term
- 3:33capital gains, not standard income tax bracket.
- 3:38But the other really, really amazing thing about
- 3:40syndications is that when you sell, if you have
- 3:44continued investing, depreciation from other
- 3:48investments can actually be used to kind of defer
- 3:52your profits from the investment that's all.
- 3:57Now, as always, consult your CPA, talk with your
- 4:01CPA. Hopefully, you have a CPA that actually
- 4:03is familiar with real estate and alternative
- 4:06investments because otherwise, they probably
- 4:08will give you wrong information. But that was
- 4:12an amazing thing to see. Then when I learned,
- 4:16that syndications are truly, truly passive is
- 4:21when I was really completely sold. I was sold
- 4:23from before that, but seeing things in action
- 4:26helped a lot. Now, I guess the fifth item right
- 4:32now on real estate syndication is the ability
- 4:35to very easily diversify. You have multiple ways
- 4:41to diversify. You can diversify by sponsor or
- 4:44project, by location, by asset type, and that
- 4:49gives you a lot more freedom. If we take an example
- 4:51of $100 ,000 invested and that you want to go
- 4:54and buy a house or two, you put that money into
- 4:58basically one type of asset in a single location
- 5:01in quite likely in one single place. versus taking
- 5:07that 100 ,000, splitting it into 50 ,000 chunks
- 5:11and investing in like, I don't know, Texas or
- 5:14South Carolina or Florida, I don't know, wherever
- 5:16you see investments or splitting it between a
- 5:20multifamily and storage or industrial or splitting
- 5:25it between two different sponsors, mainly so
- 5:28you can kind of hedge your bets on the sponsor
- 5:32or also kind of ensure that you're not only giving
- 5:36money to one person. It's really great for diversification.
- 5:42From that perspective, now let's take a look
- 5:44at what my diversification currently is. My real
- 5:50estate syndications are currently split in those
- 5:55six asset types. Most of it is in multifamily,
- 6:0260 percent, then I have 19 industrial, 6 and
- 6:066 retail and RV, 4 and 4 medical and hospitality.
- 6:12I would like to have more storage. I used to
- 6:14have storage, but that went full cycle. So now
- 6:16I no longer have storage. And frankly, for me,
- 6:20I feel that right now my multifamily allocation
- 6:23is probably a little high. And I would want to
- 6:26bring it a little bit lower in the future as
- 6:28I continue my diversification efforts. I am currently
- 6:35in 16 projects that are currently active for
- 6:37real estate syndications with seven different
- 6:40sponsors. So you can see I'm diversifying through
- 6:44all things, asset types, sponsors, locations.
- 6:51This is all great in theory, right? And you have
- 6:54cord, you're getting from your sponsors, hey,
- 6:57this is what we will deliver. So let me tell
- 7:00you what I have gotten for the seven deals that
- 7:03I have had gone full cycle. And full cycle means
- 7:07they have sold and I have gotten my money back
- 7:10and hopefully you're getting your money back
- 7:14and more profits. So in my seven full cycle deals
- 7:21overall, I have managed to get a 1 .95, so almost
- 7:26twice multiple. And that was over an average
- 7:31of 2 .8 years. Now it's an average, I don't necessarily
- 7:36like averages, but kind of gives you a good view,
- 7:40but it's a maximum of four years and a minimum
- 7:43of 1 .2 years. And I don't want you to think
- 7:48that this is what you're going to need to see,
- 7:49because first of all, I feel very fortunate to
- 7:52have started investing when deals were great.
- 7:55A lot of property sold when it was great to sell
- 7:58before the interest rate started going really
- 8:02high. So it was really, really good timing. So
- 8:05when I think about investing in the future, I
- 8:08do not take this as my, what should I expect?
- 8:12I think of what I should expect is roughly 2X
- 8:16in five years. And that I feel is what you will
- 8:19see in majority of the deals, especially if they're
- 8:22valued deals. Now, How does that translate to
- 8:27other metrics? That translates to 28 % overall
- 8:31IRR. So this is all of deals with all of ins
- 8:36and outs, total 28 % IRR, 24 % AAR. But this
- 8:42is also where I decided to put my maximum and
- 8:44minimum. So you can see it's like it's not always
- 8:47roses, right? My maximum was 48 % AAR, which
- 8:51was. amazing and phenomenal, and it was an outlier.
- 8:57But my minimum was 1 % and on that yield, I am
- 9:00just happy they didn't lose any money. And I
- 9:03count myself lucky that they didn't lose any
- 9:06money. So just be conscious of that. Finally,
- 9:12my year one cash flow once the asset was stabilized.
- 9:15So for value add, that would be usually about
- 9:17six. to nine months after the property was acquired
- 9:20was five percent more as a guideline. Just so
- 9:23you can see what I experienced. OK, so great.
- 9:29This is what my results were. But what about
- 9:33you? What if you are trying to calculate? What
- 9:35does this mean for you when you are investing?
- 9:39So as part of something I'm working on as my
- 9:43passion project on wealth, Cindy, I created this
- 9:46calculator. which is really trying to showcase
- 9:50what it's like to invest in syndications over
- 9:52a longer time frame. So to demonstrate that,
- 9:56you can go and play with it. But I have done
- 9:58something more conservative, annual distributions
- 10:01of 5%, standard five years, length of project,
- 10:052x multiple. And you might be familiar by now,
- 10:10but the difference between syndications and the
- 10:13market is that with the market, you can kind
- 10:15of roll your money a little bit at a time and
- 10:18invest, which helps a lot in the compounding.
- 10:21But with real estate syndications, you usually
- 10:23have minimums of investment. So I put 25 ,000
- 10:26as a minimum. So this calculation assumes that
- 10:29you have to get distributions enough to have
- 10:3325 ,000 to reinvest and to be also optimistic.
- 10:37If you're still working, I edit. the edit, hey,
- 10:41add another $10 ,000 a year. Okay, let's look
- 10:44at results. Drum roll. Okay, so initially when
- 10:49I created it and when I created those calculations
- 10:51for me, I was honestly, I was like, oh my God,
- 10:53that can't be true. But it's true. So if you
- 10:57have invested $100 ,000 and you add $10 ,000
- 11:01a year, that's it. Re -invest your distributions
- 11:05because right now you're in the... well -building
- 11:07stage, you're not yet in a stage where you are
- 11:09taking money out. In 15 years, you would have
- 11:14almost $950 ,000 invested. You would have $275
- 11:21,000 coming at the end of that quarter as proceeds
- 11:25of sale, because honestly, you get most of your
- 11:28proceeds on sale. You get 60 % to 70 % of your
- 11:31return. on the sale, not through your distribution.
- 11:34Distributions are great if you want to live off,
- 11:36but most of the returns are at the end. At that
- 11:40point, you would have about 47, almost 48 ,000
- 11:44of annualized distributions that will be delivered
- 11:48to you. Again, remember, those are tax -free
- 11:50because you would have depreciation. And in this
- 11:55whole time, In those 15 years, you will have
- 11:57only contributed $240 ,000. So that's your initial
- 12:01$100 ,000 plus $10 ,000 each year. It's amazing.
- 12:06I put in the IRR and AARs just so you can see
- 12:10that those are the typical IRRs and AARs that
- 12:14you will see in the deals that are offered to
- 12:16you. In the meantime, if you get invested in
- 12:19the S &P 500, it will be only about $825 ,000.
- 12:23That's with the average return of S &P 500 of
- 12:2711%, which was the average in the last 30 years.
- 12:33So amazing, right? It's like crazy. That is insane.
- 12:37Yeah. So I encourage you to go and play with
- 12:39it. And in a moment, we'll take a look at another
- 12:41example. But first, for me, how this thinking
- 12:46changed, I think is how it can change for you.
- 12:48So for me, my fire path or my financial independence
- 12:53but really changed because I can look at a higher
- 12:57draw without reducing my principal. So this is
- 12:59like, I get distribution, like the S &P 500 dividend
- 13:03is 1 .6 percent, I believe on average. So I can
- 13:08actually have a higher distribution in the meantime,
- 13:13and frankly, less volatility. I mean, yeah, we're
- 13:16going to talk about risks in a moment, but volatility
- 13:20in the market is crazy. If the market falls by
- 13:2330%, the market needs to rise by 43 % in order
- 13:30to get to the same level that was before it started
- 13:33falling to 30 % of 30%. So even though people
- 13:37say, oh, it fell 30%, it doesn't mean that they
- 13:40need to just raise 30%. You need to raise 43
- 13:43% in order to get on the same level before. With
- 13:46real estate, usually you do not have such a volatility,
- 13:50especially when you're talking about commercial
- 13:52real estate, where the evaluation is based on
- 13:54NOI.
