- 0:08with the knowledge and information
- 0:10you need to make renovating for love and profit your reality.
- 0:14Belinda will also chat to some of her Renovation Mastery members,
- 0:18who are just everyday people doing extraordinary things,
- 0:21following their passions in the renovation and property space.
- 0:24So let's jump straight into the episode.
- 0:27Enjoy! Yeah.
- 0:28Hi everyone!
- 0:29I am Belinda Smith from Renovate and Real Estate.
- 0:32For those who don't know me already and I thought I would share
- 0:37my feelings today on new cars.
- 0:41Alright, so on the cars that we drive.
- 0:44I drive a car that is 22 years old and has done
- 0:48218,000km, and I don't care.
- 0:54So I announced that at our workshop,
- 0:58a couple of months ago, and I challenged everybody in the room to put their hand up
- 1:03if they actually drove a car that was older than mine,
- 1:07and one lady's hand went up, her name was Penny.
- 1:12God bless you, Penny.
- 1:13We live quite close to each other, and I said that one day we'll park
- 1:17next to each other in the Cronulla car park and go to the beach.
- 1:20So there you go.
- 1:21Only Penny in the room out of 150 people
- 1:25drove a car that is older than mine.
- 1:28And I said, I don't care that I drive an old car.
- 1:31And you know, she didn't care either.
- 1:33And I really love that about Penny.
- 1:34So it's just so interesting, our public perception of what
- 1:40we must have to be considered normal in today's world.
- 1:45So in short,
- 1:48this this little
- 1:49episode was really triggered by a lady called Carolyn.
- 1:53And Carolyn has been following along for a while,
- 1:56and she's always sick of, like,
- 1:59really stretching it from week to week just to make it, just to pay her mortgage.
- 2:03She owns a house but has a mortgage on it.
- 2:05So who owns the house?
- 2:07She owns some of it. The bank owns the rest.
- 2:09She has a husband and some kids.
- 2:11So Carolyn is just like most people I speak to
- 2:15and yes, she's not broke, but she's just really living from paycheck
- 2:19to paycheck and really quite frustrated about
- 2:22about that, about her living standards
- 2:25and about feeling like she's never quite got enough and that if something
- 2:29crucial or urgent came up, she wouldn't be able to meet the bills.
- 2:33And or she'd love a really nice, good quality holiday
- 2:37and can't afford to do that either.
- 2:38So she's just kind of working to keep on top of things.
- 2:42But here's what I discovered about Carolyn.
- 2:45And this is common.
- 2:47So she's sick of living paycheck to paycheck.
- 2:50She has choice.
- 2:52She's looking at doing renovating, flipping for profit.
- 2:56She has a good job. She has a house.
- 3:01So to everyone in the
- 3:02outside world, Carolyn and her kids and her hubby,
- 3:05they all look like they're doing mighty fine to everyone in the outside world.
- 3:10Looking at me driving my 22 year old car,
- 3:13they might might be thinking all wonder is Belinda got any money?
- 3:16I actually don't care what they think.
- 3:18I let that go a long time ago.
- 3:21I actually don't care what people think.
- 3:23And I find when I meet some really cool property developers
- 3:26and others that have got some money, they also don't care what people think.
- 3:30It's really interesting.
- 3:32So, I've found also some people really love to impress
- 3:37and flash their cash
- 3:38in the way of a car that they may or may not be able to afford.
- 3:42And, you know, maybe they've got a loan on that car, maybe they don't even own it.
- 3:46Maybe their business is not going so well, but they're really happy.
- 3:49So long as everybody in the world around them thinks that they are doing well.
- 3:53Whereas I actually don't care what people think about my financial position.
- 3:57And in fact, it's no one's business.
- 4:00But anyway, here's Carolyn.
- 4:01Good job. Nice kids.
- 4:03She was going to use our financial partners
- 4:07to get started on her renovation journey with Renovation Mastery.
- 4:11Our financial partners are awesome.
- 4:14They will get you started inside Renovation Mastery
- 4:17for around about $160 per month.
- 4:21She figured that she could completely change her cash problems inside 12 months
- 4:27based on doing two renovations completing two renovation flips.
- 4:31Is that possible? Yes.
- 4:33I was really confident she could do that.
- 4:35She, is very committed to the cause.
- 4:38And I see in Renovate and Real Estate people doing that
- 4:41or many more in their first year.
- 4:43So I know it's achievable from running the program
- 4:46since 2019 and watching what people are able to do.
- 4:50So I got really excited for Carolyn
- 4:53and then she said, oh, I actually can't
- 4:57go through with the finance getting the finance option.
- 5:01Because my husband
- 5:04is really committed to replacing a car that he wants
- 5:09with a car, the same brand car that he's had for 14 years.
- 5:13And so they've sold him the local car sales yard, have up
- 5:17sold him into a new car, same, same brand, you know what I mean?
- 5:21I won't, say what it is because I'll be giving this away for her.
- 5:25She's reading it.
- 5:27I don't want her husband to be offended, but typical, you know, like being drawn
- 5:31into having to spend, having to have,
- 5:35having to be,
- 5:37being proud of a car.
- 5:39And technically, I've seen some studies on how the dopamine of owning a new car,
- 5:44you know, when the excitement fades and they say it fades after a period
- 5:48of about 18 months.
- 5:49So. But her husband's very insistent on getting this new car.
- 5:53The purchase is up near $100,000.
- 5:56So he's going forward with applying for finance for the car,
- 6:00which means Carolyn said she can't afford or can't, actually see there
- 6:06being a possibility of her getting finance to go forward with Renovation Mastery.
- 6:10So let's compare the pair.
- 6:12Let's compare the results.
- 6:14If she were to complete two profitable renovations inside 12 months,
- 6:18she's likely to earn somewhere between 50
- 6:22and $250,000 per renovation times two, minus tax guys.
- 6:26Not including tax. So we just talking gross.
- 6:29We are talking after all, property expenses are paid.
- 6:32Buying and selling expenses.
- 6:33But we're definitely not talking.
- 6:35Her tax position, which can be so different
- 6:37depending upon the trust or the entity that she buys the property in
- 6:41or whether it's in her personal name.
- 6:43All of those things can have a massive impact on tax outcomes.
- 6:46So we're not talking about tax.
- 6:48But you know, let's let's look at the best case scenario
- 6:51based on what my students have been up to do in the past.
- 6:54So if she were to be able to gross
- 6:574 to $500,000 inside 12 months, how exciting would that be?
- 7:01Would that change her current position?
- 7:04Even if she was taxed heavily?
- 7:06Yes it would.
- 7:07Would it make a difference to her being able to pay a bill?
- 7:10Yes it would.
- 7:11At this point, she can't even pay for Renovation Mastery up front.
- 7:15And we are half the market price of other property education programs.
- 7:20So, I'm thinking, wow, she might look
- 7:25like she's got it all together in the outside world.
- 7:27To anyone watching her and her family,
- 7:30they think that they're living a nice life.
- 7:32And particularly when her hubby turns up in his new car in about six weeks,
- 7:37people are going to be thinking they're doing really, really well.
- 7:41But I know differently and I know differently
- 7:44because I've spoken to Carolyn and I know the cash position,
- 7:48and I'm not going to share that here on this little video.
- 7:52But I also have spoken to so many people
- 7:55just like Carolyn, and it starts to make me anxious.
- 7:59So she's putting off flipping a home which has the capacity to completely
- 8:03change her financial position to go into even more debt
- 8:08on, and I'll call it an asset.
- 8:12So accumulating a new car, more debt on a new car
- 8:16now in ten years time, what is this
- 8:19$100,000 car going to be worth?
- 8:23I don't know, maybe $20,000, maybe 15?
- 8:26I don't even know.
- 8:27It depends on what type of life that car has
- 8:30and how that particular brand of car holds its value.
- 8:34But it's not going up in value.
- 8:36If she would spend $100,000 and borrow $100,000
- 8:40to put a deposit down on a property and just hold a second mortgage
- 8:43on something and rent that out, that property
- 8:47is going to be going up every year but cars just go down.
- 8:50They just go down in value. You see it all the time.
- 8:53You buy a new car and you drive it out of that showroom
- 8:57and it drops substantially in value.
- 9:00So guys, you know, so many people choose
- 9:03having things over property, having short
- 9:08term dopamine hits over property.
- 9:14They won't delay
- 9:16feeling good to feel much better later on.
- 9:21They'll use things like new cars, new clothes, fancy handbags,
- 9:26toys, boats as a little bit of.
- 9:30I'll call it sedation.
- 9:32I'll call it numbing the feeling for now.
- 9:35So numbing the feeling of I don't know where I'm heading
- 9:38financially or I might not be able to retire financially.
- 9:42Well, in 15 years time for the feel good things right here in this moment.
- 9:48So guys, you know, I don't want you guys to struggle, but
- 9:52I do want you to be fiscally responsible.
- 9:57I want you I mean, whether you join my program
- 10:00or not, that's just completely separate to this.
- 10:02I want you to look at your budget.
- 10:04I want you to live within your budget.
- 10:07I want you to let go of what other people think of you,
- 10:10or what you feel like they're thinking of you.
- 10:14Because really, in Mel Robbins's words, it's really none of our business.
- 10:18What other people think of us.
- 10:20You don't.
- 10:20You're not inside their head. And it really doesn't matter.
- 10:23We are, and probably most people aren't thinking much at all.
- 10:27So I don't know.
- 10:29I don't even know what to say.
- 10:31But it just made me sad
- 10:33because I thought, all right, Carolyn's leading the charge for her family,
- 10:37and she's really keen to get going and to change things
- 10:40so that the bigger picture looks bigger and brighter.
- 10:44But at the same time, she's got a partner who's essentially crushing over
- 10:48hopes and dreams, and she's really hoping that she can have both.
- 10:52And I hope she can have both too. So,
- 10:55apparently hubby is going to buy this car.
- 10:56No matter what.
- 10:57So what?
- 10:58He might be listening to this video.
- 11:00Not really care what Belinda Smith has to say.
- 11:05But yeah, you know, in short,
- 11:07don't judge people by the car they drive.
- 11:10I actually had a Mercedes at one point, a little black Mercedes.
- 11:15And people did judge me differently by me,
- 11:18you know, jumping in and out of that car.
- 11:20If I saw the car, they assumed that I was really well off.
- 11:23I just let it go. It had no meaning to me.
- 11:25Driving a nice car like that absolutely didn't make a difference to me.
- 11:29My life, my own self-esteem, how I felt about me and my family,
- 11:33the health of me, my parents, like none of that mattered.
- 11:37According to what car I drove.
- 11:39So I let that car go.
- 11:40And the reason I let that car go is because I just thought, this is stupid.
- 11:45Going for services on a new car where even the most basic of tweaks
- 11:50with a little, I don't know, wrench or whatever you use or the car God tells
- 11:55the smallest repair was $1,400 or more and I just thought this is stupid.
- 12:00$1,400.
- 12:02That's I could do a lot more than, with more than more with $1,400
- 12:07and have a car serviced or repaired or tweaked
- 12:10or tinkered with or, to meet, you know, the warranty compliance.
- 12:14So I just thought it was all just a waste of time and money.
- 12:16So there you go.
- 12:17So I've got myself an old Lexus. I'm happy.
- 12:20If you looked at my car right now, it's in decent condition.
- 12:24I'm not driving around.
- 12:25Don't worry about me. I'm fine.
- 12:26I'm not driving around in an absolute s..tbox.
- 12:29It's totally fine.
- 12:31It's nice and clean.
- 12:32I put people in and out of my car.
- 12:34It's got old leather seats in good condition.
- 12:36I can open up the back.
- 12:38It's full of tiles and samples of Polytec
- 12:41benches and cupboards and all that kind of stuff.
- 12:45My car is my life, my little SUV on forever.
- 12:48Going from place to place, putting furniture
- 12:50and bits and pieces in the back, going to Bunnings and filling it up.
- 12:53So my car serves me
- 12:55and my lifestyle really well, and I think that's what matters.
- 12:58Like.
- 12:59And also if it was written off tomorrow, I think it's insured
- 13:02for more than it's worth.
- 13:03So happy days. It's it's a win all around.
- 13:07So guys don't let outside influences affect the decisions that you make.
- 13:13Be really aware that all of the choices that we make along our
- 13:16lives, along our timelines,
- 13:21where we are right now is a
- 13:22direct result of those choices of those decisions.
- 13:26So no point saying in 15 months time.
- 13:29Oh my goodness, I have to live really tight.
- 13:32I can barely, afford my mortgage or my car repayments.
- 13:36If you've actually chosen to put yourself in that position guys.
- 13:40So there you go.
- 13:42I hope that's not too negative.
- 13:44I hope it's actually positive.
- 13:45If you're driving an old car, be proud of the car you drive.
- 13:49It's only going to get us from A to B.
- 13:50Who cares? Don't let anyone get inside your head.
- 13:53Don't feel judged. None of it matters.
- 13:56The only thing that matters is that you know
- 13:58that you're acting financially responsible,
- 14:00and that whatever you're doing now, and whatever choices you're making now,
- 14:03are for the greater good of your family moving forward.
- 14:08Cheers, guys.
- 14:22I.
