Transcript
- 0:00SPEAKER_00: And good day, everybody.
- 0:01SPEAKER_00: Welcome to the 12th of March 2025.
- 0:03SPEAKER_00: I am Connor with Honor.
- 0:05SPEAKER_00: Let's talk about what's happening in real estate.
- 0:07SPEAKER_00: The famed Sable Ranch real estate listing is up for sale.
- 0:11SPEAKER_00: $35 million located in the prestigious area of San Canyon.
- 0:17SPEAKER_00: Actually, in Canyon Country, the problem is, is whenever an agent from the outside of this local MLS lists, it actually shows up in Santa Clarita.
- 0:27SPEAKER_00: So if you're trying to find it, you can't.
- 0:29SPEAKER_00: I get that.
- 0:30SPEAKER_00: If it would have been of somebody local, then that address would have referred into Santa Clarita as Canyon Country.
- 0:37SPEAKER_00: But for whatever reason, it doesn't show up.
- 0:39SPEAKER_00: So if you want to find it, you're going to have to run Santa Clarita, which actually, as far as the multiple listing service goes, is not a city.
- 0:46SPEAKER_00: But if you want to find it, just look for a property in all of the valley at$35 million.
- 0:53SPEAKER_00: That's what it's listed for sale.
- 0:55SPEAKER_00: It's fantastic.
- 0:56SPEAKER_00: I remember seeing it in some of the episodes of the 18 back in the day.
- 0:59SPEAKER_00: A cat with Christie's estates has the listing, and he's not a member of our local board, but it is being syndicated, so look online if you're interested in buying it.
- 1:08SPEAKER_00: The way we're going here in Santa Crita Valley, right now at 9.26 hours on the 12th Wednesday, we have 24 properties coming soon.
- 1:17SPEAKER_00: 77 properties are new on the market for sale in this last seven days.
- 1:21SPEAKER_00: We do have 76 properties that have had their prices changed.
- 1:24SPEAKER_00: 86 properties at escrow.
- 1:26SPEAKER_00: Bigger numbers are the 35 properties that have either been canceled or expired in the last seven days.
- 1:33SPEAKER_00: That's a lot of inventory not selling, as the sellers had hoped.
- 1:37SPEAKER_00: So doing further research into these listings, there are some things that happen to be maybe at a detriment.
- 1:44SPEAKER_00: So definitely you want to talk to your agent about staging the residents.
- 1:48SPEAKER_00: You want to talk to them about virtual staging, which is a lot less expensive.
- 1:52SPEAKER_00: They should have access to these types of portals whenever they're putting your property on the market for sale.
- 1:57SPEAKER_00: Don't let it go to the wayside.
- 1:59SPEAKER_00: When people are looking at real estate, especially in the online channels, we get a lot more views, a lot more attraction, a lot more interest when properties are outfitted in that particular way that look like they've been staged and prepared on purpose, not misleading.
- 2:15SPEAKER_00: So you don't want to go in there and have it painted or show it with a different kitchen than actually exists, or show it with larger than average rooms, or do that warp filming technology that would allow the rooms to be short, more longer, larger, more expansive.
- 2:30SPEAKER_00: You don't want to do that.
- 2:31SPEAKER_00: You just want to make it factually based in the way that the house was constructed, but you can add in furniture and have those things in place, at least for the virtual shots.
- 2:41SPEAKER_00: And then in the real life showings, you can have properties or staging companies come in like I do for the particular sellers in my market that want that type of attraction.
- 2:51SPEAKER_00: This has been your daily realistic update.
