- Nick & Jeremy: Live on Twitch. We're gonna have a big day. We're gonna have a big day live on Twitch Our parents are gonna be so proud of us that we are live on Twitch. ⁓ yeah Jeremy good morning. Good freakin morning Nick beverage. How are you doing? Great. Welcome to the investor shed podcast where we now talk about Using AI in your real estate investing. We still talk about real estate investing like that is still the core but ⁓ Nick's definitely got a Little chub on for some AI going This is not new information by the way if you've been listening to the show like every week Jeremy like I get in the office like instead of doing like a cost segregation breakdown Let's talk about AI and I'm like, let's do it. I love it. It sounds great. Yeah, I love it Yeah, Joe Turner. She she says that I've been captured like from that the show fallout. Mm-hmm She thinks I got the little chip on the back of my okay. Yeah, I'm the back of my neck. Yeah, I'm just like ⁓ Yeah, whatever. That's the way we love it. It's important. It is. It's so important. And it's so important today. We're going to teach you some great tips. We as a Nick, I don't know what Nick's talking about when we talked about this before the episode started recording. I'm like, I don't do it like this. And apparently I've been doing it wrong. So I'm excited to learn along with you. Well, we all want to get more efficient. We all want to be better at this. OK, so here's here's a little. So a lot of people that use AI. ⁓ ChatGBT or Grok or Claude or ⁓ Kimmy or whatever you're using. Most people, most that are actually embracing AI, they will just start new chats and then they'll give kind of some context of what they want and then they'll get an output and they'll be happy and they'll run off. And then they'll come back later in the day or the next day, might start a new chat, give us some context. They get their output, they run off. Thanks. A lot of people... don't even realize that in almost all of these ⁓ LLMs, all these companies like ChatGBT and GROK, Claude especially, the biggest feature that you should be using instead of just click the new chat is projects. Have you noticed that there's a section on the sidebar for projects? So I'm gonna be fully, fully transparent here. I just noticed it today when I opened it because I was looking for it because we talked about it but other than that way Yeah, no, I've never like looked at that in my life. I opened a new chat and I am guilty of exactly what you said I open a new chat I vomit into it for a little bit cuz I'm like I got this idea and then like it's like yeah You can implement these ten things and then I run off I'm like, okay. I gotta go run my business and take care of my family. Bye and ⁓ Quite honestly, I was doing the same thing for like the first year. Okay ⁓ And then I decided about a year ago or so. I'm like I should really look at I switched to ⁓ Grok and I noticed that they they had a little section there called projects and I'm like, Let me just click on that and then it's just it looks like just another chat window But you got to give it some more instructions and you can upload files Okay to just kind of have sitting there as like a reference point reference point and And I'm like what if you know, cuz I'm always asking for ⁓ on our like help with the descriptions for YouTube and stuff like that. And I have to constantly, I go to another screen and I copy and paste my context, you know, from ⁓ Google Docs. And I'll have like, here's about the podcast, here is our links, blah, blah, blah, blah. Here's kind of what we're looking for. And I would take that and I would always kind of send that into, because most ⁓ the AIs when you're chatting with them, they really... I have no idea who you are unless you set that up in advance. picture having a brand new employee every day that you have to kind of train every day who you are, what your business is. That's what AI is. Until you start projects, then it's like you just hired an employee and then you give them all that context. You show up the next day and they're like, yeah, you don't have to reteach me things that you already told me. I've got that. So this is the whole Point of it, but it goes real deep. Okay, so when you start a new project on whatever you're working on ⁓ You can give it that context up front one time and then it will always have that in its memory banks Nice now, I know you mentioned well, I just I just have different chats. Yeah on different topics ⁓ The danger of that is that these chat windows as they grow and grow and grow they have to It scans back Everything Every time you interact with it, it has to go back and consider everything you said in that chat. In that one chat? Yes. Okay. And that's why eventually you're gonna wind up with hallucinations because it can't fit all that context into its brain. So it has to go and summarize quick things. can't handle everything. Sure. So I was running into this issue when three years ago I wanted to create a board game and I just had a chat window, not a project. Yeah. And then over time, I kept like it was like a 30 day thing. I kept going back to it. And then I started realizing this thing has no idea what I'm talking about anymore. Right. And I would give it some test questions like, who am I again? And it's and said, I'm somebody else. Like, what market do I work in? Spokane. And I was just like, ⁓ my God, this is yeah. Well, this is not good. It's completely hallucinating. I lost track of who I am. Yeah. And I didn't realize what was happening until just a month ago. course. And you said, I drag, is that what it's called or? Context bloat. Context bloat. And then who will hallucinate because you've given this chat window so much more than what it's capable of to digest over time. Right. So that's why you can't just start new chats. You've got to really ⁓ start a new project. then even those projects too, the way you go about having sessions with that, you want to start new sessions but update your context as you go through work. So I'm going to give you an example. Well, I give you the example of the podcast. Yeah. We started a project just for the podcast with Grok a while ago. started about a year, a year and a half ago, two years ago. And instead of like going from one doc to another, I just simply uploaded that into the instructions and just like, Hey, I'm going to be regularly asking for YouTube and YouTube descriptions and titles and stuff. Here's about my show, here are all the links. ⁓ I'm just going to be pasting the transcripts and then you give me everything from there. And that was like a baby step into the world of projects, but it worked. It's a very simple project, it had very simple instructions. It was like a one pager of like, here's an example of what we had before. was incredibly dynamic. But I didn't have to feed it new info over time. Now, when I just go to that, I just copy the... ⁓ Transcript from one website and then I go into grok and I click on that project and I just pace the transcripts don't have to say here comes a transcript or anything. Sure just pace the transcript and it just spits out what I need Yeah, and that was a huge time saver over time. Sure. Sure cuz I didn't have to constantly refeed it Yeah, yeah new content saving like a minute, but like over time it does like grow and grow obviously The things I've been using, like, you know, open AI and chat GBT for have been like little tiny projects. So I haven't actually experienced any of this content bloat yet. Yeah. Most of the things I don't know about that I don't know about. I'm asking it like two or three questions in chat. Like I'm keeping it pretty brief and I'm keeping it pretty hyper focused. Like, hey, this is what I'm looking for. Can you help me with this? And it's like, yeah, here you go. And I'm like, thanks. And then I leave. Yeah. But that makes sense for all these people who are going to have bigger projects like. Yes, this makes sense for a podcast, but I really want to know how is this going to be implemented in a real estate investing itself? Like, what can you do with that? tons of things marketing campaigns. So a particular project. So I have ⁓ we'll dive into that. We will dive into it. OK, but let's start with the big one first. ⁓ So here's what I decided I wanted to do about a month and a half ago when I. was really obsessed over the open claw, you know, the agentic models that AI can like do stuff for you. But I was very sloppy. I didn't really kind of know how it worked. I just started, I spent like 200 bucks in a day with context blown on accident ⁓ and stumbled all the way through it and then decided, well, instead of just having an assistant, how about I just have ⁓ these bots trading stocks? Yeah, and I kind of got into that and I was waiting for a ⁓ computer to come to do the research every two minutes and blah blah blah blah and then eventually I was just like what am I doing starting a new thing? I'm like just go back to my real estate sales business. I just need to implement AI where I can there sure and I think that's a call. Yeah, I already have this business. I've been working on for 15 years I've heard you like in the last like two months basically going super wide like I'm gonna hit everything and I'm like Follow it in dude, like you're really good at what you do. So honestly, I knew that there are so many ways that we can ⁓ make our business more automated. ⁓ But I needed a little bit of help. So what I did was I started a new, I started Claude, just wanted a new perspective because I heard that's really good for like walking you through agentic models and setting up ⁓ like doing actual work with Co work and cloud having it actually work and code for you and all those things. It's just an overall better enterprise kind of AI package that you can customize. Okay. So what I did was I went to Claude and I said, Hey, I want to just, I want to actually figure out this open class stuff and implement it in my business. And ⁓ here's a little bit about me. And then And then I said, in here, I'm going to upload my operating manual that Sam made before she left. before Sam left our company, I'm like, before you leave, make an operating manual. That way we can have, you know, in the future, an employee handbook for how we run our company. What do we do? What do we do during transactions? What do we do during listings? What do we do with buyers? All that stuff. So I had this She took a lot of time making that and then I just uploaded it to that and I said I want I want to open clause two bots one mace one mostly doing the back-end work and one kind of the front end like calls and Marketing and yeah kind of keep track this and one one more for transactions and let's just figure it out and then and then it built out this whole master plan of You know how we can go about this and recommend I start a project. Mm-hmm ⁓ So I started a project and now this this I started about five weeks ago, I would say mm-hmm And it's it's REI Realty AI transformation and it's it's big. It's ⁓ it's six versions deep now We've so we're on multiple versions. What does multiple versions mean? We're slightly tweaking how we're okay over time as we learn like is it learns more more about my business and more and more about the goals and stuff sure every time it's gonna like we're gonna switch models or we're gonna switch something to make this easier, it kind of switches to a new version. Other than that, every time I update it, it just goes from like version 3.1, version 3.2, version 3.7, whatever, as I'm working on it for a day or so. But the whole point is like, this is a massive project that it has full context of what I'm doing. So it's got, like I said, six versions deep. It's got 5,000 words ⁓ where everything, like all the system stands, 5,000 words already preloaded of where everything is in my business currently and what the goals are. So it knows about Kyle, the AI phone agent, it knows about Raven, the AI back agent, it knows about ⁓ our go high level CRM, ⁓ it knows heavily about the 8200 contacts now. because it's gone through them individually. And pieced together everything. ⁓ And then every time I want to continue working on this transformation, I just go into it and I start a new window and I say, I'm ready. And then it tells me, next step is do this. Open your terminal and put this code in here and then let it run for a half hour and come back. As it does something. ⁓ But that way I mean it's an it's like an ongoing employee that knows what's going on Yeah, and the next you don't have to retrain it every day and it's and it's been it's it's done a mountain of work an insane amount of work Yeah Just on that particular, know, we're about 60 % through It was the latest guess over the weekend sure about 60 % through all the setup. Okay, but it's been hours and hours and hours and hours and hours of Building out this entire business. Yeah with you know automation as the foundation sure But it's been really cool, but would not have been able to do this now near in five weeks not all ⁓ If I had if I had to hire somebody to come help me do all this stuff like it I'm sure it would have been a $50,000 project. I'm sure you're Yeah for some reason to go in your business and figure out the intricacies and the ins and out of it little tiny thing to automate and set up systems for. ⁓ And then I have other projects too. So I've got another, ⁓ not just in Grok, but now I have an Investor Shed podcast production project in Clot as well, to where it will help automate all the clips and everything. So like this morning, like right now, as this podcast is running, ⁓ it is going through, you can see it, and it's scheduling. ⁓ About 164 clips for a week ⁓ on different platforms and put it in the right dates and it's going without being interrupted. It's just running in the background and you can kind of go look at it. it's ⁓ doing it without interruption because we as humans, I could do this and I would do five clips. We've tried before yeah, it's just remember how much work it was to do who's so much work like ten clips I'll be it I will say the clips were better like like they were a little bit more polished But like we're looking for done not perfect kind of thing like get them out there get people looking at our stuff But the clips did not generate, you know 200,000 views a month. Yeah, I agree ⁓ It was more like 4,000 right? Yes this this is just Maybe the quality is not there like you're saying, but it is getting better. I feel like. agree. It's pretty decent. Okay. So I've got that. then, what that project has is just, already knows about the podcast and it already knows about the clipping process. ⁓ All it kind of needs from me is to just go in like this morning. I'm going to show you here. Okay. ⁓ I went to my production. And this is what I said my next batch of clips are open and on the screen ready for Claude Chrome Start scheduling them starting April 30th in the morning Ready for the prompt. Okay, that's it. Then it gives me this prompt to put into Claude Chrome Uh-huh, and I hit go and that's it cool ⁓ Pretty simple nice and I can always come back to that and it doesn't forget what to do what steps and it doesn't get convoluted with other stuff. Pretty simple. ⁓ Here's another one that I've got. ⁓ Let's see, the voice corpus. Okay, so here's another project that is all about writing content for my courses. ⁓ And what it has, as you can see in the files, it's got about 12 % of capacity used. There are one, two, three, four, five, six, seven, eight, nine, 10, 11, 12, 13, 14. ⁓ So there's 14 plus some context. Episodes of podcasts that we've done in the past that I felt like were the best, where we taught the most stuff. There's one about partnerships, there's two about creative financing, there's a couple about fixing flips, understanding hard money, ⁓ cross-collateralization with hard money. ⁓ a third creative financing thing. ⁓ There was that year that I sold 19 properties. Yeah. There were, let's see, the story of, you know, me losing $1.5 million. The entire breakdown of that podcast is there. ⁓ So it's got all these transcripts of those podcasts. Yeah. So that it can train new courses based off my stories. my style of teaching, using inflation all the time. So it's actually my stuff and then it kind of polishes better courses based off my style of like talking and my stories so that it is kind of a legitimate me. But then the ⁓ course scripts are then going to be... Uploaded into AI and there's going to be an automated me sure talking ⁓ So it's it's going to be a complete avatar of me in these courses teaching correctly without all the ums and ⁓ you know, Right, right without it without all the dead air and just getting right to the meat of the topic. Yeah based off What I've already kind of talked about in in past episodes. Yeah, I think make sense. It makes sense ⁓ It'll be interesting to see how that works out. It's pretty good. I it's good I know like this will be good But I think what people are craving right now when they are learning is human connection interaction Sure, know what? I mean, so this is generic. ⁓ This is This is going to eventually replace just the podcast because currently in our school page On a certain topic that we're teaching about it's not a real course. Sure. It's just here's the topic of that podcast We're talking about it, right? with a lot of ums and lot of dead air. There's probably 30 % meat and a lot of it's just chit chatting. That's okay. Yeah. And it could be condensed, but still with my stories and like just better. Sure. And the AI avatar is pretty scary. Good. Yeah, it is very good. It looks just like me, but the sound was off. So what I did was I went back to 11 Labs and got my premium voice. which sounds exactly like me with all my tones, because that one was trained on hours of just my voice from podcasts. That's crazy. That's crazy what you can do. No, but like I said, like I think like, I don't know, just from my perspective on that whole piece. Yeah. I think you're doing a lot of really cool things, but again, people do want that human interaction. So what if you, I don't know if you could test this somehow, like have a test A test B group to see what people like more. Like have your have your AI bot do one and then have you take that refined content that's been spit out and then just do a course directly off that because like you are you are charismatic. You know what I mean? Oh, I wouldn't say that, but thank you. No, but like you have an aura. You have presence. Yeah. Your AI bot is going to be a little bit more flat than you. Yeah. Well, you got to see it. Sure. It's different. I know. I know. got to see it. But like some of the best. I think that you can do is like when you screw up something and you're just completely awkward about it Like I love it and I think that really resonates with a lot of people right and then we take breaks to do smelling salts The AI bot is probably not gonna do that. Yeah. Yeah, I don't know But like I just like I said like people want people want human interaction and they want connection Right, but it would be interested to see how that all looks because it is it is very fascinating. Of course. Well, thank you. Okay, so here's another one. I'm building a cabin. Mm-hmm ⁓ This one's just finishing 513 Patches Lane and this is a whole description and context of what's currently left ⁓ on that ⁓ house to fix. It's project manager basically. It's basically a management for that particular project. Yeah. And how I got all that context was with the Grok app. I was just walking around the property. I was just talking constantly with the little camera open the app and I just said hey grok I'm gonna walk around a Project I need to finish. It's a build in st. Mary's. Yeah, I just need you to just take notes. Don't interrupt. Can you do that? Yes, absolutely I'll start taking notes. Yeah. Yeah. Okay first you'll see the wells done, but we don't have any We don't have any actual like conduit running or water or sure to the property We need to take that here. We also don't have the pump We need to get the road fixed first before we can do anything. That's Steven Doty. He's going to do that and then blah, blah, blah, blah. And as you can see, the roof still needs to be finished and half the stuff blew off. So we need to get a roofers here as soon as the roads like we can't do anything till the roads done. And then it just, you know, for the next half hour, I just walked through the whole property and it got all the notes in order of what I should do. And then I was able to just take that and bring it over to Claude just to kind of refine the project a little bit better. And then there is another one. This one is Rosewater Place. It's the 25 lot subdivision that we are selling to a builder. And this one has all of our joint venture agreements. It has all contracts with the builder. It has the contracts with our excavator. It has the contracts with our surveyor. It has contracts with our engineers. It has our settlement statement when we purchase the property, it's got all the context about what this is. And I can go in here and kind of grab what I need, but also just ask for recommendations. Sure. You know, of how, okay, I ran into this issue. What do you think? Yeah. Based off this or what is it going to cost? So with your projects, what's cool about it is I'm looking at it right now on the screen. Like it looks almost like a Google Drive where you can upload files. You got all your files in one place. Yeah, and then I don't know if it's actually trained on those files or not But obviously like before yeah as soon as I started a chat. Mm-hmm. It reads everything. Okay Yeah, reads all the PDFs reads it all before it gives me an answer. Okay, so it can kind of bring everything together Yeah, and and it knows, know, it's just like a project manager that's sitting there pretty much that knows everything in its head When I can ask it questions. Yeah, and if you ask it questions like hey, can you remind me the purchase price of this or whatever? Will it will it give you the accurate purchase price or will it have content? bloat inside these projects as well. ⁓ well we can test it out. What do we buy this for? I think you need a more What price did we buy this for not like what reason did we buy this for I don't know why you bought this ⁓ what did we buy this for? What did we buy this for? Stop ⁓ That could be like Open interpretation is a bad, you know, and honestly that The the actual projects itself. I don't know how useful it's gonna be for me But ⁓ for for the actual plan where I can go through and it's working day to day The first two were the better examples. Here's another one that I think is going to be really helpful too. And this was going to take some time to build out. But I've got bookkeeping and finance. ⁓ So I've got all the contacts and my organization chart, all my properties, debts and income. I have to go through over time. I'm going to give it all my debts. I'm going to give it all my ⁓ info about my properties and everything. That way it can kind of be like a financial advisor. Sure for me and not and have like actual context Yeah, so to me sitting down with a financial advisor who may not know half the stuff I've got going on right This one will have eventually full context and be able to give me better advice on how should I spend my money? know or how should I spend my time or money? Yeah, what should what can I go and clean up like skin scan my you know, the last year transaction because you could just upload transactions to sure What kind of budget cuts would you recommend? Yeah based off new technology that's out there that maybe we don't need anymore. Stuff like that. So I'd like to just kind of have that for emergencies when I need to go there and get some financial advice from somebody who has full context on me, because nobody else does. Does that make sense? It makes sense, but I think we get into tricky territory again with it being like a machine that doesn't actually give a shit about you. Well, you can tell it to give a shit about you, right? You can trick this machine like you can trick this machine and be like should I day trade like should I do like I really want to day trade and this machine is gonna be like fuck Yeah, man, you should day trade but like you should go talk to a financial advisor that says like that's probably not the best idea You know what mean? Like yeah, you will get to yes on here where you may not get to yes with a human element Here's my thought with this once it finally has all my contacts. Once it knows about all my properties. Yeah all my business arrangements Once it knows about all the debts I have, all the cash I have sitting somewhere else, all the Robinhood accounts, the stocks, once it has full context, the only other person that has that much context would be me. Yeah, you're not wrong. And I can just say, hey, these are my goals. Tell me, what do I really need to fix here? Like if I want that. You know, if I'm, because I've been confused a lot, I'm going to get paid quite a bit. ⁓ Towards the end of this year and I'm still kind of confused on what I want to do with that money sure But it'd nice to just kind of bounce some ideas off of I don't have to take its advice. don't have to yeah Yeah, but if I give it the right ⁓ If I give it the right prompt where hey the this is where I want to be five years from now, right? What kind of decisions should I start making it might it might be like hey You need to sell these two properties right here that have been losing money for the last two years It's not the tax benefits aren't worth it in your case because yeah, you already have all these or something like that. Yeah, I'm sure That those are the kind of recommendations I wanted to share Good because I don't know anybody else that will have that full context unless you tell them right, but nobody's going to it's just with my situation I just have so much I mean there's like 60 different things to kind of consider sure with my situation that no person or coach or CPA is really gonna have the full context in their head at that moment and have that superpower brain to be like, here's where I see some red flags that maybe you're just avoiding or blah, blah, blah. Does that make sense? It makes sense. And again, I think the human connection piece, if we just do what the AI tells us all the time, it's not always good. It has been in my experience. Everything a has been puts out for you is good. Better than humans. Better than humans. OK, it would just be in the context I give it. It does. Yeah. And like it depends on the context you would give a human financial planner. Right. Right. Like it would be interesting. Like you don't have to do this, but like take what they say and then like go see a financial advisor and just be like, what do think about this idea? Yeah. And if they're like, that's a bad idea, like one of them is clearly wrong. I don't know who. But yeah, like computers, they're they're not thinking of. They think of logic and code basically, right? Versus like a human, what does a human actually really want is a completely different thing. Emotion versus logic, you know what I mean? Well, I think they think very similar. Okay. I mean, it's pattern recognition. And then with humans, learning is all about also sure, just trying to connect patterns. Again, like for my experience. And when it comes to the memory too. ⁓ These machines and people think very similar to because like every moment you actually don't know who you are or what you're doing here until you have to think about it for just a flight like just a quick second and go back in your memory banks. Yeah, like wait, who am I again? Sure. Maybe it's just me. like this is the way they have to have some context to sure. I get that to know about like what so as long as it's as long as you feed it the right context. I think I think you're safe. I just think and the right the right goals like what? What do I really want? Right. But it can't get misconstrued is what I'm saying because like I start my open chatbots and I'm like, I could start like, hey, I want to start a skyscraper company where I'm building skyscrapers. And you know, it would tell me that's a really great idea, Jeremy. You should absolutely do that. Here's the steps to do that. I don't want to do that. You know what? Then you don't have. So you haven't set your instructions. Sure. I have my instructions on both Grok and Claude. OK. in the normal instructions, like in your custom field where you go to customize, don't ever tell me that's a great idea or absolutely or anything like that. Push back. want you to better me, not just flatter me. Sure. That makes sense. Because it's biggest guess, man. Well, you got to just get day one. You have to go give it your instructions on how you want it to communicate with you. Sure. because by default, they do just try to please you to get you to use it again and again like an addiction thing, because it's just like constantly flattering you with your ideas are amazing. It's like the biggest cheerleader I have in my life. Like, wow, I didn't think anybody would ever think of that idea. And I'm like, I do feel pretty good about it. And I got to tell you, before I went and switched those custom instructions, though, I did just kind of have it to the default on both like Grog and ChatGBT where any idea I had, thought, Amazing idea. Let's do it. Let's figure it out. Who are you? I also tweaked it on Grok too and Claude. Most ideas that I give it, I would say 60%. It's like, probably not a good idea. Yeah. And it tells me why. I love that. And it's very helpful. I need to do that. of pushback. So yeah, can share some customer instructions on how you can get that pushback. Based off like I said, people like me, I need that. Sure. need a lot. And I need that too, because like I don't I don't need the fluff. I don't need it to lie to me. Like I want real information when I'm doing this. Like I told you a couple of weeks ago when we did the podcast, I was looking for a new CRM. So I went on the chat to be team. I'm like, hey, I want to cheaper CRM that does all this. This it's like, yeah, you should go check out these things. They're cheaper. They're this or nine dollars a month. I finally jumped through all the hoops. It's like three hundred and seventy nine dollars a month. I'm like, yeah, you're not right on price. It's like, oh, sorry. Oh, sorry. What are you going to do? I'm like, I'm like, I'm just going to keep the thing I have. That's way cheaper than this. Anyway, it was that exactly. I can't remember which I was or which CRM it was, but I'm still on high level. I was looking for an alternative to high level that wasn't a thousand dollars a year, basically. ⁓ Anyway, like it was just like, yeah, you should check out this. And I'm like, you were you getting this info? You were not right. No, I don't know. Well. Whatever. Good luck. Yeah. So like I want to go back to your real estate business and your yeah, your your SOPs real quick, right? Sure. What exactly are you having it do that's helping build things in the future for you? Like how is the automation going to be integrated into this business? Well, let's let's do this. I will show you. Do you need to share my contacts? Actually, we should. We should. OK, probably not. Don't do that. Well, I'll start reading some of it. Legal Department. Amedial is like, don't do that. So here's what I've got. I'm going to go back to the REI Realty Agent Mastermind version 6.5. So this is the big project that I have. And you'll see that there's multiple context windows here. These couple of addendums to the context, but if I go to this one right here, ⁓ pull this up. So. This lives and sits on just a markdown file. ⁓ And a markdown file is just ⁓ like a doc. All it is is just a text file. It's like a simpler though. ⁓ But this is what this says. You're not sharing by the way, and that's okay. That's okay. Well, we didn't want to. Because there is a lot of private info on here too. But this is the main context for this project that it sees before anything else really. ⁓ And it says, okay, who am I? ⁓ Nick Beverage, 39, co-owner of REI Realty, formerly North Idaho REI team. Brokerage is the experience Northwest based in Coeur d'Alene, Idaho. Tech savvy, I can follow instructions and work in terminal, but not a coder. I'm building a complete AI operating system for my real estate business. ⁓ Started in real estate in January of 2011 in Florida for the first two years, then moved back to hometown Coeur d'Alene in late 2012. 15 years as a licensed agent. He also flip houses with his brother, Sean, starting in 2014. Sean's a contractor. did everything else, acquisitions, financing, overseeing operations. So it's just kind of given the background of who I am real briefly. then big picture. 15 years as an agent, netting more money on flips, rentals and developments than commissions. Only interested in listing houses these days, simple work, Sabre does 90 % of it. once we get the listing agreement. Not interested in working with buyers as much. Long-term vision is automated referral machine. Deferring leads at scale with referring them out at a 25 % referral. Starting locally in North Idaho and eventually expanding nationwide. now, need to fully implement the AI in our day-to-day operations. So my team, and then it gives a breakdown of who's, there's a paragraph here of who's on the team. Me, co-owner, listing, investments visionary, Joe, co-owner, coaching systems, financial insurance, and then it gives everybody on my team, the business. Well, we currently do at least 50 transactions a year. REI is a DBA for North Idaho REI team, 50-50 with Joe, blah, blah, blah, blah, and it gives more details and details on the business. And then the big vision, automated referral machine that comes later. But the strategy. What needs building? So and A, with my conversations back and forth, Claude built all this. It built this context for me as we went through it. But as you can see, we're barely scratching the surface on this. It's very long. Yeah, Please don't go into anymore. Yeah, so we hit on like 7 % of this. But it goes in detail and deep of like, okay, let's just at least hit the contract. It goes over what the business is. ⁓ Big vision and then ⁓ Revenue math ⁓ What needs building and it's got six things there The two AI staff currently we've got Cal Reese, he's the AI chief of staff semi in sales front end ⁓ and I You know, I communicate through these channels here and the reason why it's got all these contexts is because as it gives me instructions It's not gonna ask for it already knows sure sure things but like Okay, just type this in the terminal just copy and paste this copy and paste this copy and paste this Okay as it continues workflow cool how delegation works ⁓ My clod stack my other tech stack sure, okay ⁓ other projects that are kind of related to this ⁓ So if we're working on something that should really be on another project it might recommend Hey, you should probably bring this over to the other project. Okay, cool Your session work and then it gives a deep dive of you know from April 16th 17th. We did this ⁓ Here's our current what and this has been Here's the important thing to this large big document. Mm-hmm. It gets replaced. Yeah Almost every couple days. Okay as I work in a session sure a chat session or you'll add an addendum to it If it doesn't change much from the actual context. Yeah It'll just say, OK, here's your addendum for the day. Upload this. Cool. That way it keeps track the next day. It knows what to do in a new chat. Gotcha. OK. So to kind of give you an idea of. And this is all one project. Yeah. OK, wow. This is all one project. ⁓ But as you can see, I'll go through and it will give me things to copy and paste in the terminal and stuff like that. ⁓ but there's all these sessions that I've had. One, two, four, yeah. And many more before that. 20, 30, 40, yeah. You've been talking with it for a while, trying to get this thing going. Yeah, it's almost every day. And then there's also in these files, not just context addendums, but also guidelines for configuration of our database. There's also the Raven Wolf sole doc. Raven Wolf. So this is all about just this bot's personality and her task and descriptions. Yeah, and how to communicate and what what her job is. Okay. Same thing with Kyle over here. This is who he is, what he has access to, what what something that the scripts should be. Yeah, so there's there's a lot obviously. Yeah, yeah. It's like and and we're adding to it on regular basis, but ⁓ For me to have to try to figure that out some other way is just impossible. Sure. Yeah. I would just we just wouldn't do it. So if you're if you're trying to work on a big project, use projects, okay? Yeah with AI that that's all I gotta say. ⁓ most people don't use them but they're it's it's how ⁓ Again, you just got to go back and think about if you hired a new employee That is amazing at getting shit done. But every day it was a brand new employee. That's what most people's AI experience is. They have to give them all the new, tell them all about what they want before they give you outputs. A lot of the inputs are already there with projects. You just have to simply ask, what's the next step? What's the next step? Let's keep working. Does that make sense? ⁓ I like if it gives you a continuous thing to work on, you know what I mean? Because I think what I see in a lot of my AI work is it just kind of fizzles out. And that's due to me being scatterbrained. Oh, same here. Yeah, yeah. Yeah. This is only I've only been recently getting organized with AI over the last couple of months. OK. Now I started, you know, with Grok a little over a year and a half ago with that first project. Yeah. And that was such a time saver because I didn't have to re-explain anything. Right. And then I can just go in, click that project, do that. It didn't expand in my brain. I should really do this for every part of my life. Or every part of my life that matters, that's worth doing something that's where I have to do repetitive tasks. And ask you just kind of a general question about AI going kind of zooming out a little bit. ⁓ You still use chat GPT? ⁓ No. No? Is it mostly Grok and Claude? Is that where most of your workflow is? Yeah, that's why I spend money on. So I spend 30 bucks a month on Grok and then I also spend money on the tokens and then for running my OpenClaw agents through Grok 4.2 because the 4.2 model actually has good reasoning with the agentic models. ⁓ If you're using anything before that on Grok, it's kind of a waste of time. If you're using OpenClaw out there. ⁓ But the advantage of using Grok 4.2 for your Gentic models is that it's going to save you ⁓ probably three times the money as if you were to use a cheaper version of like Claude Sonnet or something like that. It's much cheaper. And it all depends on what you're trying to do at the same time, correct? Like you're trying to get like automations built into your systems that do things without you being part of it, correct? Yeah, I'm just trying to set the ground floor for here's how the business runs. When this happens, everything responds naturally. Sure. So just to give you an example, this may seem trivial, ⁓ but it's actually very helpful. Imagine being a real estate agent and your database is just sloppy. It should be good, but you're just busy. Sure. You get a new lead, you should put it in your CRM and make notes, but that just doesn't always get done. ⁓ Now, when I get a new lead, I can simply just screenshot the details, send it to Calendar, put this in the CRM, tag it as this, and immediately it just takes that, it has access to our CRM, it puts that contact in there, tags it correctly, it sets a follow-up, and then put it on the Calendar, and make some notes of where it came from. And I can do all this by voice. And it's like an assist. Before, I would have to ask Sam or Sabra, hey, there's this new contact put in the database, if I even remember. They have to input it in if they remember, right? Yeah, there's a lot of... But now, even though we're not fully set up, at least that part's set up, where I can just text one of my bots, just send them info, just, hey, here's a new contact for the database. It's a seller, set up a call for tomorrow, too, or a reminder. And everything's there, and it's perfect. No mistakes. It doesn't misspell stuff. Even if a screenshot, has to take, you know, it just looks at the image and has to input all that. And it's done perfectly, which is just nuts. Yeah, it's really cool. And it sounds trivial that I put so many hours into it and pretty much that's all it does so far. But it's actually done way better than It's taken our database from a junk of 4,000 people to now we have a very, like a Pretty solid 8200 people that it grabbed from everywhere over the last 15 years of my life from different devices, built context and much better notes. eventually it will attack those contacts automatically for follow up and stuff and sound like humans. Sure. The question I'm trying to ask at the root of it is I still use chat GPT. Yeah. Which one should I like if I had one AI tool that I could play? It's fine. Yeah. Yeah, but like that's great. If I had one tool that I could use for a majority of what I need on a day to day basis, which is not coding, which is not that it's more of like organization and asking questions and then possible implementation in the future, ⁓ even with maybe content or content. AI chat. It is wonderful. Okay, great. So to keep I mean, like I don't use it as much as you. So it's. Yeah, it's it will do everything. So the reason why I use grok is just because i'm an elon mask fan Sure, and i'd rather have my money going to him versus sam altman sure. That's it. Okay Sam alton has better tools. Yeah, but groks are good enough. Yeah Um, but I also to use claude because it's just better for business. Yeah, so it depends I use a bunch of different tools. Yeah Um elon, thanks you for that extra 30 dollars a month, by the way, it doesn't make a difference to him. Well Yeah, I mean it just I don't like but but there are great parts of yeah X AI that a lot of people just don't even realize like it the context windows are massive. It's like say I grok. Is that the same thing? okay X AI is know X.com or and I know that you know, it has its It has its perks and it has its downfalls But the downfalls are like pretty minimal the reason I would want to get on grok is because my car has grok in it Yeah, do they sync up? I think so. Okay They don't necessarily need to okay. I would just like like like I would like if I'm chatting with my car Yeah on my in ⁓ you want it to save on your day Yeah, and then I want to get back home and like continue that work. Does that do that? ⁓ let's just double-check. Well grok Well, like I would like a seamless workflow like cuz a lot of times I am driving and I have ideas and I basically have to email it You should see my email. It's just it's ideas to myself. That is my unread emails Yes, so grok can sync with your vehicle on. So yes, it will. You can you can log in. You don't necessarily need it. OK. But then it will show up as your past history. Cool. That you can go back. That would be honestly like that way I can self drive when I'm driving and like continue working on the things that I'm working on. I think Rock's fantastic. Yeah, I don't have a problem with it. That's why I was like apparently chat to BT though has a better image generator now that they just came out with a couple of days ago. Well, ⁓ everything Google has banana whatever it's called. Yeah, so it's better than Nana banana Okay, great, but they're they're all gonna be like grok grok also gets better every couple right like they're so Like you may not have the best of the best but whatever you're using I would just stick with it sure because they're all so good sure I Don't know if that makes sense. That absolutely makes sense. And again, like I'm asking this for not just me I'm sure for everyone out there who is overwhelmed by the AI tools Yeah, you know what I mean? Cuz it is changing every day and it is getting better and better every they're all trying to compete with each other So they have the same same features very much Some are better than others. Yeah, Grock is really good for Current accurate news. Yeah and reasoning I had like yeah reasoning pretty good reason. Yeah, yeah, depending on the model you pick sure. ⁓ And it's and it's lightning fast. Yeah, that's the great thing about Grock because their infrastructure is amazing If you you start using Claude, it's great for business and stuff, but it can be a little slow. Sure ⁓ If the context windows are like 200,000 200,000 characters or whatever sure sure contacts versus grocks like a million or two is grock a monthly subscription or is it a token based subscription? It could be both. Okay. Well, so what you're using on chat GBT, are you paid 20 bucks month? Yeah, like the plus or whatever it is. Yeah, so grock is like 30 a month. Okay, great It's a little bit more but I like it. It's a business right off. Yeah The fact that I can stick up with your car to yeah, that's actually a pretty cool feature and this is a new car, right? That's why I'm like, how do I like how do I really like get the juice out of this thing? And I know like someday I'll sync up with my optimus robot. Yeah, so I want it. I know I'm gonna keep the grok Subscription but the the cloud is pretty good too. Does your Tesla have a Tron mode? It does Tron Aries. I never use it though. Okay, cool. It's kind of cool. Okay, is it just light up? Yeah, so do you have interior lights in your car? Do they sync up? You may I don't think I have okay you do so basically I do have some ambient light I've some I've got like I think you have do you have the colored ones? Yeah, okay I don't have the color multicolored in my car. It's it's kind of cool It's so stupid, but my dad's like what's this because I took him for a drive yesterday And I'm like I don't know I haven't played with it yet. Let's try it It turns your car into the Tron motorcycle and all the lights in the inside the car Tron Aries is a red movie instead of blue like legacy, but it turns everything red And it starts playing the Tron soundtrack instantly and you're like, this is fucking cool. This is fucking cool. There's a lot of cool little features. And then when you when you get out of your car and you lock it, it's like it sounds like it's powering down. It's kind of fun. That's awesome. I was like, I think I'm to be in the future mode for a while instead of the normal mode. Anyway, I think I'm gonna do grog that makes sense because I can I can utilize this in multiple places. Yeah Yeah, yeah. Okay. It's X AI gets a bad rep here and there but also like Alex from Rosie. Yeah, I'll use it too Yeah, but he uses all of them. Yeah, but he's great for AI to ⁓ It's it's great for like unfiltered outputs. Yeah If that makes sense, yeah, I just want a casual conversation with things and like hey man Where should I go from here? remember to set up your custom how you wanted to talk to you. Yeah, because by default it will you will be that generic, you know, absolutely. Oh, yeah. Absolutely. Fantastic. a idea. I told I asked if I should eat three pounds of mac and cheese. You really should, man. That's great. and cheese. There's protein. There's protein. Look at the box. Yeah. Yeah. No. OK, cool. It's it's good to know. And I think for anyone that like, you know, is confused like me, try to just do a little bit of research on kind of what you want. And as far as projects go, like you can ask. I'm sure you can ask your bot. You say like, hey, help me set up some projects. ⁓ and it'll just do the work and have it prompt you to like set up really good projects on what you need in order for it to be maximally beneficial. Here's here's another reason why I use cloud. I don't even think I talked about this, but it's one of the biggest reasons I use cloud. Yeah. And have a max subscription. You don't need this, but you can use the regular twenty dollar a month one. but it has the ability to code for you. You install the code app and it'll do all the coding for you on your computer. And also on your Chrome extension, it will do tasks for you right on Chrome. Pretty cool. So it's just, it's... It's kind of got a quasi, there's a lot of like agentic models that come standard with Claude. Sure. Where it's reaching out and doing things for you instead of just giving you a plan and giving you outputs on a text, if that makes sense. Yeah. So it can move, you know, it could do tasks for you like it's doing right now. Claude is working on scheduling all these. And it's still working. It's done four hundred and twenty three steps. so far while we've been on this. Hashtag tech tips, saw that. And it's done. So it set up a whole week of us, yeah, 21 posts a day for a whole week from this one video of all the clips and it's already done. Grog can't do that yet. Yet. Yet. And then when it came to like doing a lot of like And when I say coding, was like coding instructions and building Python scripts and all this stuff for cleaning up our database. And then it can do a lot in the terminal for you instead of you just copying and vibe coding, copying and pasting the outputs that it wants you to do. It'll just do it all for you with text instructions. I really gotta pee, we gotta get out of here. Okay, let's get out of here. Thank you for sticking around. If you did, we love you and we will see you next week on the Investor Shed podcast. Love you guys. Bye. Thank you.
